A GOOD START

Last issue, we wrote about initiatives the federal government could undertake to help with the ongoing housing supply issue, as Prime Minister Justin Trudeau met with his cabinet in Charlottetown, PEI to discuss exactly that.

Indeed, the provincial government and municipal counterparts throughout Ontario now have housing as a permanent high level agenda item, as they all try to find ways to address supply and affordability.

Trusting that Trudeau and company would come up with helpful measures, we then counted on the Bank of Canada to hold its target for the overnight rate at its latest announcement on Sept. 6. Thankfully, it did, keeping the influential rate at five per cent – a symbol of hope for prospective homebuyers, if not an actual financial incentive for some to take action sooner than later.

Sure enough, on Sept. 14 Trudeau announced Ottawa would remove the GST from new rental construction, including apartment buildings, student housing and seniors’ residences. This would apply to projects that begin construction on or after Sept. 14, 2023, and on or before Dec. 31, 2030, and are completed by Dec. 31, 2035. He also urged the provinces to similarly remove sales taxes from new rental construction – which Ontario has already said it would “as soon as possible.”

“The stark and deeply troubling fact is that we are in a housing crisis and face an acute shortage of supply, so it is critical that government leaders come up with steps to spur construction of more housing and purposebuilt rentals,” says Richard Lyall, president of the Residential Construction Council of Ontario (RESCON). “We need millions more units and must pull out all the stops to make that happen. The moves proposed (on Sept. 14) are a good start.”

RESCON is also advocating for tax incentive programs that eliminate the collection of taxes on profits emanating from residential construction projects where the funds are reinvested into advancing similar projects. Similar programs resulted in tens of thousands of housing units in the 1960s and 1970s.

These initiatives are a good start, yes, with more to come from all levels of government.

GTA NEW HOME MARKET QUIET IN AUGUST

The GTA new home market was slow in August, the Building Industry and Land Development Association (BILD) reports.

There were 711 new home sales in August, up 52 per cent from August 2022 and 63 per cent below the 10-year average, according to Altus Group, BILD’s official source for new home market intelligence. It was the second lowest August for new home sales since Altus Group began tracking in 2000.

“While August is typically a slower buying month, the return of the

interest rate hikes further dampened GTA new homes sales,” says Edward Jegg, research manager at Altus Group.

Condominium units, including in low-, medium- and highrise buildings, stacked townhouses and loft units, accounted for 443 units sold in August, up 15 per cent from August 2022 and 66 per cent below the 10-year average.

There were 268 single-family home sales in August, up 227 per cent from August 2022 and 56 per cent below the 10-year average. Single-family homes include detached, linked, and semi-detached houses and townhouses (excluding stacked townhouses).

Total new home remaining inventory decreased compared to the previous month, to 16,139 units. It included 14,242 condominium apartment units and 1,897 single family lots, representing 13.7 months and 4.5 months of inventory, respectively, based on average sales for the last 12 months. A balanced market has nine to 12 months of

inventory. Remaining inventory includes units in preconstruction projects, in projects currently under construction, and in completed buildings.

“Interest rates remain a barrier for prospective new-home buyers in the GTA,” says Justin Sherwood, senior vice-president of communications and stakeholder relations at BILD. “However, the relatively strong sales of single-family homes in August demonstrate that municipalities need to enable the building of a mix of housing types to make sure families can find the homes they need when more typical market conditions return.”

Benchmark prices increased slightly in August compared to the previous month. The benchmark price for new condominium apartments was $1.08 million, which was down 8.5 per cent over the last 12 months. The benchmark price for new single-family homes was $1.72 million, down 7.3 per cent over the last 12 months.

HIGHER BORROWING COSTS CONTINUE TO IMPACT HOUSING MARKET IN AUGUST

Higher borrowing costs, continued uncertainty about the economy and Bank of Canada decision-making, and the constrained supply of listings resulted in fewer home sales in August 2023 compared to August 2022, according to the Toronto Regional Real Estate Board (TRREB).

The average selling price remained largely unchanged over the same period. On a seasonally adjusted monthly basis, sales and average price edged lower.

“Looking forward, we know there will be solid demand for housing – both ownership and rental – in the Greater Toronto Area (GTA) and broader Greater Golden Horseshoe,” says TRREB President Paul Baron. “Record immigration levels alone will assure this. In the short term, we will likely continue to see some volatility in terms of sales and home prices, as buyers and sellers wait for more certainty on the direction of borrowing costs and the overall economy.”

GTA realtors reported 5,294 sales in August 2023 – down by 5.2 per cent compared to August 2022. New listings were up by 16.2 per cent year-over-over, providing some relief on the supply front, but year-to-date listings are still down substantially compared to the same period last year. Seasonally adjusted sales were down slightly by one per cent monthover-month compared to July 2023,

while new listings were up slightly by 1.3 per cent compared to July.

“More balanced market conditions this summer compared to the tighter spring market resulted in selling prices hovering at last year’s levels and dipping slightly compared to July,” says TRREB Chief Market Analyst Jason Mercer. “As interest rates continued to increase in May, after a pause in the winter and early spring, many buyers have had to adjust their offers in order to qualify for higher monthly payments. Not all sellers have chosen to take lower than expected selling prices, resulting in fewer sales.”

The MLS Home Price Index Composite benchmark for August 2023 was up by 2.5 per cent yearover-year. The average selling price was also up, but by less than one per cent to $1.08 million over the same timeframe. On a month-over-month seasonally adjusted basis, the MLS HPI Composite benchmark was virtually unchanged and the average price edged lower by 1.6 per cent.

“While higher interest rates have certainly impacted affordability, the prospect of higher taxes will also hit households’ balance sheets, especially younger buyers with limited savings,” says TRREB CEO John DiMichele. “With the City of Toronto moving to raise the municipal land transfer tax (MLTT) rate on properties over $3 million as a revenue tool, it

must also consider helping first-time homebuyers struggling to enter the market by adjusting their tax rebate threshold to reflect today’s higher home prices.

“All three levels of government need to be focused on the key issue impacting affordability in the GTA: Lack of supply,” he adds. “Right now, there continues to be a policy mismatch between population growth through immigration and temporary migration and bringing online enough housing to accommodate this population growth. If we can’t house newcomers, they will look elsewhere, and Canada and the GTA will lose its competitive edge on the global stage.”

LUXURY MARKET IN TORONTO REMAINS HEALTHY AMID GENERAL MARKET CHALLENGES: REMAX

The luxury market in Toronto remains a bright spot among headwinds that challenge the condominium market across Canada, according to the ReMax 2023 National Condominium Report.

Recent economic indicators suggest that any further interest rate hikes in the near term could dampen a short-lived bounce in condominium activity in major markets across the country, the report says.

After four consecutive months of sales surpassing year-ago levels, renewed concerns over higher interest rates could slow homebuying activity in the GTA condo market in the coming months. Overall sales of condominium units and townhomes in the GTA yearto-date (January to August) are off last year’s pace by 12.8 per cent at 18,263, compared to the 20,948 units sold during the same period in 2022. The average price of condominium apartments and townhomes combined has softened as well, with values hovering at slightly less than $750,000, down six per cent from year-ago levels.

Affordability continues to be a factor in the market, with high interest rates and the government stress test acting as roadblocks to homeownership, ReMax says, as fewer first-time buyers can qualify for a mortgage, despite lower overall condominium values. Those who are committed to buying, including

first-time buyers, investors and downsizers, are willing to travel further afield to realize value, as evidenced by the uptick in condo sales in the 905 where buyers realize more bang for the buck and are not subject to the municipal land transfer tax applied in the 416 area.

According to the Toronto Regional Real Estate Board’s (TRREB) MarketWatch, 70 per cent of yearto-date condo sales were between $500,000 and $799,999, while 65 per cent of condo townhomes moved between $600,000 and $899,999.

The top end of the condominium market has remained relatively strong, with sales over the $2 million price point climbing 5.7 per cent, up from 173 units between January and August 2022 to 183 during the same period in 2023. Slightly lower values were one factor contributing to the increase in homebuying activity at luxury price points. The average price of sales of more than $2 million was $2.92 million, compared to $2.96 million during the same period in the previous year. The uber-luxe segment of more than $5 million also experienced a bump, with 11 properties moving in 2023, compared to nine in 2022.

Despite the softer sales and average pricing, GTA condominiums were able to grow their market share by almost a percentage point year-overyear, rising from 36.3 per cent to 37.2 per cent of all TRREB sales. The townhouse segment maintained 7.8 per cent of the market in both 2022 and 2023.

With the posted interest rates for a five-year, fixed-rate mortgage hovering at close to six per cent at each of Canada’s five major banks and possible increases expected, a one-per-cent downward adjustment to the stress test would go a long way in helping younger buyers gain a foothold in today’s market, ReMax says.

“It’s really a mixed bag of results in markets across the country when it comes to condominiums this year,” says Christopher Alexander, president of ReMax Canada. “While there was some momentum in the market early in September that dovetailed with the Bank of Canada’s announcement to pause interest rate hikes, the most recent inflation numbers extinguished the flame. Lifecyle sales will continue to contribute to steady activity, but a comeback similar to that of the second quarter is likely out of the question.

“The cost of living is out of control in larger centres and even the most affordable housing now carries a pretty substantial sticker price,” adds Alexander. “Earnings have not kept pace with housing costs and inflation continues to stretch household budgets thin. Taxation is also an issue, with the City of Toronto gearing up to introduce an even more punitive Municipal Land Transfer Tax in January of 2024.”

UNDERSTANDING THE IMPACT OF DEMOGRAPHICS ON CANADA’S

HOUSING MARKET

in the GTA between condominium and rental tenured buildings.

Between 2000 and 2022, metro area developers have been building about 17,000 condo unit per year, compared to less than 2,500 rental apartments.

Predicting changes in the housing market is a formidable challenge, and one of the factors influencing housing that had previously been ignored is demographics. In Canada, a prolonged trend of an aging population coupled with a declining birth rate has compelled the federal government to respond by targeting more immigration. However, the considerable increase in the population has amplified the need to expand housing options, particularly an urgent demand for new purposebuilt rental accommodations.

The economics of building purpose-built rentals have been challenging due to multiple factors: Rising land costs, higher government charges, soaring construction costs and, more recently, higher borrowing costs due to the increase in interest rates. The present economic realities, coupled with the huge decline in rents that occurred during the pandemic, have made the development industry and their capital partners reluctant to make the necessary financial investment in rental apartments, even as the need has been growing.

In the GTA, developers are much more likely to build condominium apartments due to the lower upfront equity requirements, the revenue certainty that comes with selling the product upfront, and the greater availability of construction financing dollars. Since 2000, these realities have resulted in a significant disparity

While it is true that many of these condos have been purchased by investors who rent the units out, providing much-needed supply to tenants, there is concern about the long-term viability of relying on individual investors to create housing and the problem of tenant security when that suite can be sold at any time. Developers have been advocating for a change in the way new buildings are taxed to allow them to build more dedicated rental buildings, and create a better tenant experience.

Recently, both the Liberal and Conservative federal parties have announced incentives to help motivate developers to build more purpose-built rentals. Most significantly, both parties will remove the GST and/or HST from these developments, making them immediately more financially viable. At the same time, the Conservatives plan to offer, in the words of their leader Peter Poilievre, a “carrot-andstick approach.” If municipalities increase housing stock by 15 per cent, they will receive government funding bonuses, and if they don’t, they will have funding clawed back.

The lack of supply is already evident in today’s market. Since the recovery from the pandemic started, rental and condo apartment rental rates in many GTA municipalities have increased by almost 50 per cent – a staggering figure. Economics 101 would tell you that this

massive increase in revenue should encourage more developers to build apartments, but government fees that are absurdly high, unnecessary planning obstacles, and NIMBY (Not in My Backyard) resistance to tall buildings have made many of these projects “no longer pencil out,” as they say. Removing GST may greenlight more of these projects, but more creative financing is needed, as well as the removal of municipal and provincial red tape.

As our government continues to tackle housing affordability, it is clear how difficult that task is due to inflation, higher rates, environmental concerns, lack of land availability, lack of skilled trades and many more risk factors. To be completely honest, there are a lot of people who do not want house prices or rents to decline, and they will vote down politicians who want to make substantial changes to the housing landscape.

If I were a betting person (which I am not), I’d wager on decreasing affordability and higher house prices in five years. Don’t take my word for it; do your homework and conduct your own research. Consider hiring a reputable realtor and mortgage broker, and good luck.

On a recent to trip to Germany, I was impressed with the medical attention and the assistance we received. I also witnessed a lifestyle that appeared to be more in keeping with a dignified appreciation for all of their citizens. They, too, are struggling with inflationary housing prices, and many factors are contributing to this, including an influx of refugees arriving in Germany from the Ukraine. Planned subsidies are being introduced to help promote homeownership. One such program is restricted to the sale of new-build housing, and offers loans at preferential interest rates.

Canada is also an attractive destination for refugees seeking safety and a better quality of life. So many factors are contributing to the housing crisis. There are delays at every level of government when it comes to getting building permits and planning permission. New homebuilders can’t even get started on projects in a timely manner, further exasperating the housing situation. More has to be done to expedite the process so the problems can actually be fixed. And more has to be done to assist Canadian citizens with homeownership.

We have the first-time homebuyer incentive. This program offers five to 10 per cent of the home’s purchase price to put towards a down payment. This assistance is supposed to lower the mortgage carrying costs. Still, with rising interest rates this initial injection does little to soften the monthly expenses, and you have to pay it back. And, what’s available for someone

who finds themselves all alone, or raising kids on their own, during their 30s, 40s and 50s following a death or divorce? How are they supposed to manage? And what about our aging population? Someone who was self-employed, or relied on a spouse, won’t have a pension to help support themselves or their household.

For the first time in our living history, homeownership may not be a credible dream for some Canadians. Many people struggle with this reality, and are constantly weighing the pros and cons of owning or renting. Homeownership has always been a secure investment that increased in value over the years, and provided equity for the advancement of a family. If seniors don’t have a house to sell later in life, then we’ve come full circle as it relates to how people will support themselves in their golden years. It’s getting more and more difficult.

With these concerns in mind, there are many building projects that are offering amazing incentives to attract homebuyers during these times of uncertainty – ones that are tailored to all types of purchasers.

Flex. Boutique Condos in Waterloo is offering fully furnished units with a lease guarantee, free property management fees for two years, parking discounts and capped development fees, as well as the right to lease during occupancy.

Located east of the GTA in Pickering is the Grand Condos, by Chestnut Hill Developments. This project is offering a cash flow-positive incentive program, with the intention of lowering the carrying costs for up to two years. This type of assistance is more in keeping with pre-pandemic levels, and offers the investor peace of mind knowing that their rent will cover the monthly expenses. These

types of programs haven’t been seen in years, and are a perfect opportunity for savvy investors and prospective homebuyers – but the time to act, is now.

We sometimes have to look at a counterintuitive approach when fulfilling a dream that is not in keeping with outdated formulas. For those who are new to the housing market, they might have to look for a property that has an auxiliary income. Perhaps a larger home could be reconfigured into a duplex or a triplex to assist with carrying costs? There are many possibilities when you stretch your creative ingenuity. The world of housing is changing, but we all deserve a roof over our heads – one that offers us comfort, security and a sustainable way of life.

HOW TO CHOOSE A REAL ESTATE AGENT

So, you have decided to sell your home. While there is no legal requirement that a real estate agent be involved in an agreement of purchase and sale – or in a real estate transaction, for that matter –most agreements and transactions involving the purchase and sale of real property do involve real estate agents.

How do you pick a realtor? Let’s see… Uncle Bob’s cousin’s sister’s aunt’s brother-in-law Bill, says that Sadie is a great agent and you should use her. That’s good enough for Bill and should be enough for you. Wrong. When you want to pick your realtor, be careful, be challenging, be prudent, be investigative and be picky. Your realtor is one of the most important and expensive steps in selling your home. A good realtor can sell your home quickly and at the right price. A bad realtor can leave you sitting with your house going stale on the market, and frankly could even cause you damage if you bought somewhere else.

Firstly, interview a number of agents. Let them sell you first. If they can’t sell you, how can they sell your home to someone else? Ask for references and follow up with them. Call people who they claim they did a great job for and speak to them. Check with your lawyer (you have a lawyer of course… get the lawyer first) and ask the agents to tell you how many houses they have listed and how many sold in the last six months. Ask for a written proposal as to how they will proceed, where

and how often they will advertise, conduct open houses, handle signage – all of those kinds of things. You want a plan, not a promise.

When you decide on a real estate agent, you will be asked to sign a listing agreement. This contract sets out the terms on which you are willing to sell your property. Contrary to popular belief, the listing agreement is not a legal requirement that you accept any offer, even if it is on the same terms you said you wanted in the listing agreement.

The listing agreement contains how much you will pay your realtor and/or the selling agent as well as the terms. It is valid and binding. This is really important – be careful and negotiate the commission rate and the term. Use these items to enforce performance by the realtor.

Be aware of the fact that the term is deemed to be extended for 90 days in the case of a purchaser who was introduced to the property – or

to the vendor – during the original term by the agent. Therefore, the realtor would be entitled to the commission stated in the listing agreement in the event of a sale to such a party during this 90-day extended period. This is to stop you from working around the agent, and it is effective. In Royal LePage Real Estate Services Ltd. V. McArter (2000), 94 A.C.W.S. (3d) 612 (Ont. S.C.J.), the client tried to work around the agent, but the Court supported the agent and the client had to pay.

ECO-EFFICIENT UPGRADES

However, the responsibility of prioritizing sustainability does not fall to developers alone. Homeowners also play a key role and must make choices and changes to protect and conserve resources while optimizing energy in their homes. Reducing consumption in all aspects of our lives is the most effective way to live Green and realize its many benefits. The City of Toronto offers grants and incentives to improve homes and reduce greenhouse gas emissions. These programs can assist homeowners with many upgrades to greatly increase energy efficiency. This includes replacing their furnace with a heat pump, upgrading their windows and insulation or installing a rooftop solar system.

To address the climate crisis head on, an immediate collaborative effort is needed from governments,

developers and homeowners. The road ahead is long, it is worthwhile prioritizing affordable sustainability goals in real estate and is a step in the right direction. Together it is possible to create lasting change and begin to set the trend towards a greener tomorrow for future generations. GOVERNMENTS PLAY A MAJOR ROLE IN NEW HOMES BOTTLENECK

the Ontario Growth Plan calling for intensification. We need new homes and condominiums to be built faster, especially with the increased demand we are seeing from immigration.

No wonder the hottest topic on everyone’s mind today when it comes to new home real estate is the fact that our supply is greatly lagging demand. According to a 2021 Scotiabank study, Canada had fewer housing units per capita that year than any other G7 country. In 2022, Scotiabank also announced that Ontario, Manitoba and Alberta had the lowest number of homes per capita when compared with the other provinces. This got me to thinking about the role our municipal and provincial governments play when it comes to residential development. Recently, our federal government announced removing GST on purpose-built rental housing, but how much will that help in the long run?

For many years, developers and our homebuilders’ associations have been urging the municipal governments across the GTA to reduce a lot of the red tape that lengthens the time periods – and money – it costs to develop new communities. COVID exacerbated the problem, but even before it arrived on the scene, it was difficult and time-consuming to wade through layers of government red tape. Minimum lot sizes, zoning regulations, Greenbelt land protection, giving into NIMBYism, approval after approval… this makes no sense, especially with

And let’s talk rising prices. We have to understand that governments partially determine home prices, especially where development charges are concerned. These charges are the fees developers must pay when they want a building permit. The money goes to installing infrastructure needed when new developments go in, such as water and sewer, roads, fire and police. These fees are set by our municipal governments under Ontario’s Development Charges Act. The cost eventually becomes part of the purchase price.

Last year in Toronto, City Council voted to raise development charges by 46 per cent, adding tens of thousands onto the price of building a new home. The increase is being phased in through May of next year. Under this bylaw, development charges for singles and semis will rise to $137,040 as of May 1, 2024 – up from $12,366 in 2009. This is unfathomable, considering Toronto has $2.26 billion in development charge reserves, $1.89 billion of which is slated to be spent by 2025. Municipalities in the GTA also have billions in development charges and other fees – yet only a limited amount is being spent on infrastructure. The cost of infrastructure should not be placed totally on the shoulders of developers and ultimately on homebuyers and renters, but on a broader tax base.

And all of that is in addition to taxes, including the Land Transfer Tax – and Toronto is the only Ontario municipality that charges this tax. Torontonians pay Land Transfer Tax twice, first to the province and then to the city. How is this fair in an increasingly challenging residential market?

Our federal government’s recent move to remove GST on purposebuilt rental housing is a positive step. Let’s hope we see more government support coming soon.

There aren’t many homebuilders in Canada that have been around for more than 130 years, let alone a family operation that has continued for six generations.

But Pratt Homes of Barrie is one such company, started in 1890 and still going strong today – not just building housing, but homes of all shapes and sizes, for homebuyers in various stages of the family life cycle.

We spoke with Cynthia Grassing, vice-president of sales and marketing, to get a sense of how Pratt has excelled over its history, to become “Barrie’s largest and most trusted builder.”

Let’s start with a general topic… how do you view the market these days?

The rise in interest rates has made qualifying for mortgage and owning a home a challenge for many. The recent pandemic created a housing market unlike anything we’ve ever

seen before. There was uncertainty but also a shift in where people wanted to live, which resulted in a sellers’ market. This created inflated housing prices as people scrambled out of big cities and homeowners looked to make a profit. There was a “fear of missing out.”

The current state of the market is quite different. The past was a very intense sellers’ market, with high demand and limited supply, but now we have the reverse. Now we have a buyers’ market, with homes taking longer to sell than before. There’s a new “fear of buying too high.” The combination of higher interest rates and higher prices results in the housing market we are currently experiencing.

On a positive note, mortgage rates have risen but they will come down. Once inflation cools, mortgage rates will come down as a result. Today’s buyers have more time and less pressure to consider their options… and there are some good, affordable options to be found.

You recently launched Elements Condominiums in Barrie. How are things coming along there?

We launched Elements Condominiums in early spring of 2022, and it was well received. The demand for carefree condo living with a connection to natures elements resulted in a quick sell-out of our first building, Luna. This six-storey building is home to 96 units with a few select suites reserved for future models. Larger suites at a lower price point

encouraged many from the GTA to consider a move to Barrie.

Construction of Luna is well underway, with homeowners expected to take possession at the end of 2024.

A combination of nature focused design features, architecturally designed suites for healthy living and a location that puts these units a short walk to Barrie’s South GO Station, encourage the continued sales of our newest release and the largest building, SOL.

HOW TO FIND THE RIGHT MORTGAGE WHEN INTEREST

RATES ARE HIGH

Buying a home is no doubt an exciting and memorable experience. However, it also comes with a ton of emotion and key decision-making, including finding the right mortgage. In this high inflation, high-interest rate environment we’re living in, it can feel like our financial decisions have more weight than usual. The good news is that there are a handful of key tips you can consider in your search to make an informed decision with confidence.

FIXED- VERSUS VARIABLERATE MORTGAGES

Choosing between a fixed- and a variable-rate mortgage is foundational. Fixed rates are often a popular choice as buyers benefit from a consistent interest rate and monthly mortgage payment during the mortgage term. For example, if you opt in for a five-year fixed-rate mortgage with an interest rate of 5.2 per cent, this rate and your monthly mortgage payment will remain the same for the entire term. This predictability is not only essential for your financial planning and budgeting, but it provides a level of stability that is extremely helpful in an environment where interest rates and cost of living are at an all-time high. Conversely, variable rate mortgages have interest rates that fluctuate based on market conditions. While your payments remain constant, the amount of interest paid can increase or decrease over time. It’s also important to note that variable rates carry smaller

penalties for early terminations. While many are concerned with variable right now, some may choose a variable rate mortgage in a higher rate environment, as they believe rates will come down (potentially substantially) during their term. So, they are willing to take the risk for the potential savings.

PREPAYMENT PRIVILEGES AND PENALTIES

When searching for a mortgage, the idea of paying it off early might not cross your mind. Yet, before making any decisions, it is worthwhile to consider the potential savings that could come from making extra monthly or yearly lump sum payments. However, the only catch is that your mortgage terms and conditions need to allow for these additional payments, otherwise known as prepayment privileges. These privileges are outlined in your mortgage contract and specify the number of additional payments you can make, how often you can make them, and how much you’re allowed to pay off in advance without penalty. Understanding these terms can help you determine if it makes financial sense to make additional payments.

After reviewing the prepayment privileges, familiarize yourself with potential penalties in your contract, especially if breaking your mortgage is a possibility. Different mortgage options and lenders have varied penalties, some costing as much as tens of thousands of dollars.

LOOK BEYOND THE INTEREST RATE

In a high interest rate environment, it can feel almost impossible to think of anything else. Although your mortgage rate is certainly important,

it is not the only factor to consider. If you solely focus on rates when shopping for a mortgage, you might miss out on valuable features that could actually save you money over the long term. While a lower rate may save you a few hundred dollars, the length of your mortgage and prepayment privileges have the potential to save you thousands.

Pro-Tip: Even though a five-year fixed-rate mortgage might offer lower rates now compared to shorter terms, it could cost more in the long run if interest rates drop as expected.

EXPAND YOUR SEARCH AND SHOP AROUND

In addition to the big banks, credit unions and monoline lenders are gaining popularity due to their competitive products, lower rates and more lenient penalties. The OHBA annual awards program recognizes the creativity, innovation and excellence of builders, renovators, developers and service professionals within Ontario’s residential construction industry at large. There are multiple categories OHBA members can be recognized for, including architectural design, marketing and advertising, renovation, sales presentation, prestige awards and more.

From simple accessories, to lighting, beautiful contemporary bathroom faucets, wall and ceiling cladding, furniture, kitchen accents and much more, incorporating wood in your home, outside of flooring, is limited only by your creativity.

As a designer, I love the versatile nature of wood, how its nearly endless array of colours and grain options can complement and sometimes even dictate the style within a space. Whether you feel more comfortable with a light, airy and modern vibe or love the rich,

dark more formal woods, I’m sure you can agree that the addition of wood accents to your home can create a depth in your design. However, working with wood is not just about simply incorporating it in your decor or using it creatively, it’s also about mixing wood types and tones to create a more stylish and elevate space.

When looking to mix and match your woods, the approach is no different than when you blend anything else, such as colour, textures or styles; it’s all about creating continuity, or a story of sorts. You need to pay attention to key details, such as grain, undertones and finish

to successfully blend your woods, as well as the overall style of the space and how the placement, usage and proportion of your wood accents balance within the room.

Another great way of mixing multiple wood tones can be by introducing contrasting colours. For example, a room with several shades of warm-toned woods can be pulled together and punctuated with a high-contrasting wood stained in a dark, almost black finish. This can complete the space by adding more depth to the design, while adding visual interest. Once you put together the palette that works for you, then all you really need to do is ensure you repeat the shades, at least two times, throughout to maintain continuity and structure within your space; this will make your room look well “pulled-together” without a lot of effort.

Mixing wood tones and decorating with wood in general is not as difficult as you may think, and it can create results that are truly stunning, edgy and stylish. Whether you decide to keep it simple by incorporating a few wood accessories or barstools, or are a little more adventurous and looking to create more drama in your space with a beautiful walnut grain wall panelling or a wood inlay wallpaper, the addition of wood elements will undoubtedly create a totally chic space in your home.

TIPS TO KEEP IN MIND

• If you can, keep your tones consistent when mixing woods, work in all warm, cool or neutral tones

• Select one principal wood tone and one or two secondary wood

tones when blending. The principal wood tone is usually the one that will occupy the most space, for example, flooring, wall feature or dining table.

• If there is a drastic difference between your floor colour and other furniture tones the introduction of a patterned rug can help blend them together better.

• Don’t place similar tones of wood close together, it’s all about balance, consistency and harmony. Placement and moderation are key.

• Remember, ultimately decorating with wood and mixing different types or tones of wood is great and encouraged, but ultimately, it’s only a part of the overall design of the space. Colour, texture, pattern all still play an important part.

Your bathroom or powder room layout can significantly impact the space’s aesthetics and functionality. It’s crucial that before you start

You want the room to be as functional as possible – aesthetics can come after. Depending on your space’s size, use potted plants on counters and floors or hang plants from the ceiling. Aloe Vera, begonia, ivy and spider plants work well in this environment, but even a tiny potted vase with fresh flowers will completely transform the room.

Swap out your fabric bathmat (which can get damp) for a slatted wooden mat that ups the spa feel in your space, and as you take a minute in your tub, hang up some artwork you love. People often don’t think about the bathroom walls as a smart

I love this new idea of hanging a bunch of eucalyptus over my showerhead. The shower’s steam releases the eucalyptus plant’s essential oils, which can work to clear congestion and inflammation. Plus, the scent is divine. All you have to do is tie the stems together with a rubber band and tie them to your shower head. It can last up to two months until it dries out. Otherwise, many other essential oils work to reduce stress and amp relaxation, and they can give that sensory experience of being at a spa. Vanilla, tea tree oil and Neroli are all lovely. Also, consider scented soaps, lotions and candles to set a restful mood.

AVOID RENOVATION

HEADACHES BY PROCURING ALL NECESSARY PERMITS

Wondering whether you need a permit for the home renovation you are planning? Chances are, the answer is yes. Permits are considered formal permission from your municipality for the construction, demolition or alteration of a home. You need one for most major renovations, including changing structural walls, modifying plumbing systems, installing new windows or altering electrical systems.

Each municipality in the GTA has its own set of regulations. A professional renovation contractor can advise you whether you need permits for your specific renovation in your municipality and can also help you obtain them. Your renovator’s help will speed up a process that can take up to several months in some municipalities for large or complex renovations and can be confusing to navigate if you are not familiar with it.

Permits can cost hundreds, even thousands, of dollars, depending on the complexity of the project. In most GTA municipalities, the building permit for a small renovation project will cost about $200 to $300. Permits for changes like HVAC alterations cost between $200 and $350, and permits for fences, porches and carports cost close to $200. While permit fees may seem expensive, imagine the cost of having to redo the work if it isn’t done according to the building code.

All building permits must be obtained before you begin renovating. Be wary of renovators

who encourage you to forgo permits. They may cite the additional costs or time delays involved in obtaining permits as reasons to avoid them, but their real motivation may be to avoid scrutiny as they cut corners or bypass work required by the building code.

All RenoMark renovators commit to a code of conduct that requires that they offer a minimum oneyear warranty on all work, carry a minimum of $2 million in liability insurance and provide a detailed written contract that oulines the scope of work, timelines, payment schedules and whether permits are required. If building permits are
