A BUSY START TO FALL
September just flew by. One minute we were getting ready for kids to go back to school and the next we’re getting costumes and candy ready for Halloween. The flurry of showhome openings and community launches around Calgary certainly helped in the seeming rush, and we were there to witness a lot of them.
Gracing our cover this month is Carrington South, a vibrant young community in the New North developed jointly by Apex Developments and H3 Developments. The community recently launched its latest phase as demand continues to surge and the new amenities that are now available in the community itself and around it has made it even more irresistible to new homebuyers.
We were also privileged to attend the BILD Alberta gala awards in Jasper last month, and a hearty congratulations to all the winners and finalists. We have the full list inside too.

Breath-taking views of the Rocky Mountains, a close to nature lifestyle enhanced by natural reserves and winding trails by the Sheep River, and a prevailing small-town culture that persists in spite of the town’s continued growth. And growth is definitely in the cards.
Okotoks has grown substantially to more than 31,000 residents, which is almost a six per cent increase over the last five years. It is intent on holding on to its small-town identity and Council set its priorities in the 2022-25 Strategic Plan that aims to guide it through the challenges.
The plan, based on the 2021 Municipal Development Plan, went through an extensive engagement process. It is aimed to effectively nurture sustainable, continued growth by achieving a supplemental water
supply, and improving diverse housing options for individuals and families, among other targets.
Colin Gainer, Senior Planner, Community Growth & Investment at the Town of Okotoks, says that the plan holds the key in guiding Okotoks’ approach to growth over the near future.
GROWTH IN THE HORIZON
“The 2022-2025 Strategic Plan encompasses Council’s priorities developed in consultation with residents and reflects Council’s commitment to deliver services that are in the best interest of Okotoks’ citizens today and citizens of tomorrow,” he tells Calgary New Home + Condo Guide.
Part of the plan is developing new land for new housing opportunities, including in the town’s southwest
where Tillotson by Tristar is coming up; Anthem Properties has plans to further expand north in the D’Arcy area; and Trilogy Plains in the northeast is in the review process.
The proposed new communities will go a long way in addressing the housing inventory challenges in town, he adds.
Water supply concerns that had long held back the town’s growth potentials, may soon be at an end after $15.9 million in provincial funding was approved recently for Okotoks and the Foothills County.
FAMILY-FRIENDLY DESIGN
Growth is indeed in the horizon, but what makes this small town just 20 minutes south of Calgary a special place to call home?
“You get all the big town amenities in a small-town lifestyle,” says Josh
Welz, Economic Development Specialist, also of the Community Growth & Investment department at the Town of Okotoks. “Our retail sector has just boomed, but unlike the big city, you can drive from one side of town to the other in just 10 minutes.”
Jenny Cawthorn, Junior Manager, Marketing, with Anthem, says Okotoks’ considerable charms makes it an irresistible community for new homebuyers to settle in.
“Lifestyle is friendly and down to earth. Being only 15 minutes from the Calgary, you’re removed from the noise, yet Okotoks still has all the benefits. Including Costco and other big box stores.”
Anthem is the developer of Okotoks’ two youngest communities – D’Arcy and Wedderburn – that have been instrumental in improving the new home options in town.
RECREATION MINDED
The town is indeed blessed with majestic mountain sceneries and a rare connection to nature.
It’s closeness to nature is underlined by the rolling grasslands of southern Alberta stretching out in all its splendour, the white-capped peaks of the majestic Rockies that look close enough to touch, and the cool waters of the gently flowing Sheep River runs right through the heart of it all. Okotoks is home to more than 179 hectares of public parks and open spaces, in addition to 326 hectares of natural areas including the river valley. Gainer says accessibility has been improved along the banks of the Sheep River giving everyone a much more enjoyable experience.

Big Sky BBQ just outside D’Arcy’s gates offer an authentic taste of a Texas barbecue. They smoke only the freshest meat every single day, as they claim to sell out every single day.
The British Chippy is an institution in town serving the best fish and chips this side of the UK. But Mr. Spud next door might give it a run for its money with its own brand of fish and chips. There is also Heartland Café is at the very heart of Okotoks’ historic and charming Old Towne on Main Street. The Saskatoon Berry Farm is another highlight.
New is the Yooneek Bookstore, the town’s first bookstore in a long while on McRae Street. It is a family-run business that hopes to bring a local and independent bookstore back in the Foothills.
The Hidden Gems market is the place to find local artisan crafts and unique gift items along Fisher Crescent. It has around 3,500 squarefeet of space with over 100 vendors and is still growing. It has its very own record store – another Okotoks first – selling collectible vinyl records.
Similar is Main Street Market –which houses over 100 local/regional vendors, as well as the town’s quaint business community in Elma Street.
The Sheep River Provincial Park is there for quiet walks that are sure to rejuvenate the soul with its natural beauty. The Big Rock erratic glacier is of course the place to bring visitors to and is where the town gets its name.
Catching an Okotoks Dawgs baseball game is one of the biggest attractions in town in the summer. The team just won their sixth Western Canadian Baseball League title this year. Not to be outdone are the Okotoks Oilers ice hockey team, which is looking strong as the Alberta Junior Hockey League start its season.

by PEPPER RODRIGUEZWith all the popular cooking shows on TV today, it’s easy to imagine why homebuyers have high expectations when it comes to the design of their kitchen. But achieving that chef’s dream kitchen can take a little bit of planning.
The kitchen is the heart of the home but coming up with the design doesn’t have to be like preparing for major heart surgery. And even if you don’t plan on using the kitchen to cook, it is still a centrepiece for your entertainment and everyday needs.
The kitchen can easily the most expensive part of the home. It is where most of the appliances are located, cabinets and counters take a big chunk of the budget, and if you have a centre island that can add to the cost – especially if you opt for stone countertops.
There’s a lot of moving parts so coming up with a cohesive design can take an awful lot of concentration. Think of it as a Rubik’s Cube, each move will affect the next. Getting some expert opinion might help, so
we spoke to a couple of home design vets who can help.
KITCHEN CONNECTION
Lauren Friesen is the Showhome
Design Consultant at Cedarglen Homes, and she thinks the kitchen goes beyond its utilitarian purpose.
“The kitchen is the heart of the home as it serves many purposes beyond just cooking. It is where friends and families come together for dining, socializing, working, assisting kids with homework and more.”
She also believes that the design of the home centres on the kitchen. “It is the starting point for all other design decisions to grow from as it is often the main selling feature for future.”
Danielle Paul is one of the most renowned names in interior design in Calgary. She is the President of Designers’ Edge Interior Design, and her firm’s work can be seen in showhomes for Broadview Homes and Fish Creek Exchange among others. She also collaborates with Ateliers Jacob in creating some of the freshest kitchen designs in town.
Paul says for the kitchen, the flow is just as important as the function. “If your kitchen isn’t functional from a working perspective then it doesn’t matter how nice it looks. And this is a broad statement, so there are many things to consider when it comes to this. It ranges from appliance location to actual appliances…. Traffic flow …. Island Size…. Cabinet Accessories, Walkway space, the list goes on and on.”
For Friesen, a well-designed kitchen should be “both beautiful and functional, with an efficient layout that provides ample storage and plenty of good seating.” She adds that there should always be enough space for more than one person to work at one time without bumping into each other.
TRENDY CHEF
The homeowner’s vision for the kitchen is paramount, but some trends are inescapable. Paul says warm whites mixed with wood finishes and a modern door style, such as the Micro Shaker are quite trendy. “White Oak is still trending for kitchen cabinets and will continue to do so into 2023 and beyond.”
She adds that as far as countertops go, quartz is still number 1, however, granite is making a comeback. “We are seeing homeowners select granite because it is a natural stone and has unique patterns and colors to the slab, which can act as a statement piece in your kitchen.”

Friesen says two of the most popular materials that are being selected right now by Cedarglen homeowners for their new kitchens are lacquered MDF and textured melamine. “In terms of countertops, dark coloured honed granites are rising in popularity, while lighter coloured engineered stone/quartz remains a fan favourite.”
She says another common selection for kitchens currently would be edge pulls on flat profile cabinets as it provides a clean, seamless appearance. “Two-tone kitchens are still a very popular option that homeowners are selecting, and stainless-steel appliances still remains the bestselling option for appliances.”
TREAT FOR THE EYES
Showhomes are the best bet to get inspiration for your kitchen vision. Friesen recommends checking out Cedarglen Homes’ Elbow SSY 24 showhome in Glacier Ridge in northwest Calgary.

Two-tone cabinetry combining a crisp white with warmer wood tones is further complemented by flat profile cabinets and built in open niches to showcase ones best dishes and accessories. “This kitchen is bright and inviting, with easy sightlines to the great room and dining area making it the perfect space to entertain in as well.”
Paul is partial to the recently completed show home for Broadview Homes in Harmony, Abbot III, which has a kitchen she says is an inspiring blend of old meets new. “We wanted to compliment the clean modern lines of the millwork, with the artisanal feeling of the backsplash tile and the warm tones of the antique brass finishes.”
Designers’ Edge created an impact with a fully tiled backsplash in a saturated jewel-like green, that contrast perfectly with the modern look of the black and white cabinetry. “Everything thing about this kitchen is stunning and worth checking out!”
EMERGING KITCHEN DESIGN TRENDS
Cedarglen Homes’ Lauren Friesen says among the kitchen design trends she is seeing are:
a. Hood fans that are made out of the same material as cabinets
b. Unique uses of niches and open shelving to help open up the design
c. Flat profile cabinets in two tone colour schemes, mixed with warmer wood tones
d. Edge pulls/handle-less kitchen cabinets to provide a streamlined overall look
Designers’ Edge is seeing:
• Panelled appliances are always in trend and will continue to be so
• We’ve seen a movement away from the standard uppers in a kitchen, over the years and continuing into 2023, people are looking for more interesting elements in their kitchen, such as adding windows on the perimeter wall, shelves mixed with wall sconces or having more open space to the ceiling where you can showcase tile or other elements.
• Light tones, naturals and white oak are also here to stay. They would be on my top trend list and aren’t going anywhere. Start with a neutral palette and then you can build with color if you want. This palette evokes a very calm inviting space.
