A WITNESS TO

CALGARY’S GROWTH I’ve been around the Calgary new home market long enough to witness the beginnings of many of the city’s new residential communities. You could say I’m a firsthand witness to Calgary’s growth. And these are exciting times again to see that growth continue in a big way with the recent spate of launches and groundbreakings for new communities in and around the city. One of the biggest surprises is Vermilion Hill by Qualico Communities that graces our front cover this issue. Not a lot in the industry goes by without getting my attention, but even I was surprised at the announcement that Qualico was opening this new community in the southwest. I guess I should have known, seeing that many of their older communities (and by that, I mean at the most 10-year-old communities) like Redstone and Evanston are built out. So, it makes sense that they refill the pantry with more, like Painted Sky in Chestermere, and Ambleton in the northwest among others. Vermilion Hill and the rest stands testament to Qualico’s confidence in Calgary’s continued growth. This growth is further borne out in our feature on Southeast Calgary, which has been the epicentre of residential growth in the past decade. See how many newer communtiies are adding to its boom in this month’s Explore series. We also have features on the continued popularity of the bungalow home and the many innovative models now available. And since we’re getting into the Holidays, we thought it would be nice to offer up some DIY Christmas décor tips from Christina Dennis. Check them all out inside. Happy househunting!

THE STORY BEGINS AT

VERMILION HILL A story has to start somewhere, and for many new homebuyers their once-upon-a-time can start in Calgary’s newest southwest community of Vermilion Hill. The Big Bang of Southeast Calgary’s growth started more than a decade ago, but the reverberations can still be felt, and the blast radius continues to expand. No doubt that growth will continue throughout the southeast, but why do people love living here so much? The rich amount of amenities that are readily available would be a big part of that, and so would the easy accessibility to any part of town now that the ring road is almost finished. The natural wonders of Fish Creek Provincial Park can be easily accessed from these southeast neighbourhoods, as well. Fish Creek Park covers much of the southern breadth of the city, encompassing 1,348 hectares stretching some 20 kilometres from the T’suu Tina Reserve at 37th Street to the Bow River’s banks in the east and dividing established and newer suburbs that have sprung up beside it. The bungalow has been a prominent part of Prominent Homes’ line-up since day one, and with Calgary’s aging population they see demand start rising. “The demand for bungalows is increasing as people want the single floor living with developed space in the basement for when the grandkids come over, everything on the main floor is allowing them to live and entertain on the same floor space,” says Pal Shergill, Prominent Homes’ President. They are finding that their market wants the bungalow with all the

Trico Homes’ bungalows have evolved with the times and tastes of customers, and they remain a staple in some of the best communities they build in. “Bungalows have been reinvented with the narrow lots we have in Calgary and area,” says Area Sales Manager for D’Arcy, Clint Pilon. “They are appealing to couples whose kids have moved out, or families with bigger kids who can be in the basement.” Trico has laned and attached garage bungalows and their new Westwood model will be a showhome in D’Arcy in Okotoks. It will have a master bedroom on the main floor and an upper loft above

the garage perfect for kids, he adds. “With the kids’ bedrooms above the garage, the Westwood is a new, hybrid bungalow that appeals to all types of families.” It’s best-seller, however, is the Wynwood which comes in a variety of designs widths depending on lot size. “Since 2017, we have sold 17 of these models,” says Gwenn Utigard, Area Sales Manager for Precedence in Cochrane. “Trico buyers of bungalows do get their basements developed. While they buyer is looking for a smaller one level living home, they are still entertaining, having family gatherings and have family visiting from out of town. Developing the basement allows them to be able to still do the things they love when it comes to family and friends,” she says. Bungalow buyers are also typically unaffected by the rising interest rates. “Typically, with the demographic that is buying the bungalow interest rates are not of a concern to them, they are mortgage free and, in most cases, will not be carrying a mortgage on the home,” Utigard says.

The scent of pine, hot chocolate, twinkle lights... are you ready for it? The Holidays are coming soon as so is all the festive & cozy home decor that comes with it. If you’re looking to save money this holiday season, there are plenty of ways to do so without skimping on the festive fun. Here are some great tips from Edmonton’s own By The DIY Mommy, Christina Dennis, for budget-friendly holiday decorating: 1. Use what you have. Take a look around your home and see what seasonal items you already have on hand that can be repurposed for holiday decor. Candles, vases, and even everyday items like mason jars can be transformed with a little bit of creativity. DIY Idea: Have an old sweater with holes in it? You can repurpose it into an upcycled sweater Christmas star ornament. First, trace a star cookie cutter onto a sweater with a permanent marker. Cut two layers of sweater in the star shape, and then stitch around the star with a contrasting coloured yarn with a blanket stitch. Leave an opening at the end to stuff a little bit of polyester fiberfill inside, and then finish stitching the ornament shut. To finish the ornament, stitch a 9 inch length of yarn through one of the star points and tied it to create a hanger for the ornament. 2. Shop second hand. Second-hand stores are a great place to find unique holiday decorations at a fraction of the cost. You can also keep an eye out for garage sales and estate sales in your area for even more savings. Don’t forget that a simple coat of paint can completely transform a thrifted item into something that looks more current! Decor Idea: Coloured glassware is a huge trend this year, and the thrift store is the perfect place to find it! Use one colour of thrifted glassware on your Holiday table (green is the perfect colour), or use a rainbow of colours for an eclectic look. 3. Make your own decorations. Get crafty and make your

own holiday decorations! There are plenty of easy DIY projects that even the most inexperienced crafter can handle. Browse Pinterest for simple Christmas craft ideas, or search YouTube for detailed step-by-step videos to create your own unique Christmas decor. DIY Idea: Create a beautiful, rustic wreath for your front door this Holiday season by starting with a large grapevine wreath base. Using a hot glue gun, attach pom-poms, faux greenery and bells of various sizes to the bottom half of the wreath. Finish the wreath by attach a large bow to the bottom, and enjoy your handiwork! 4. Use recycled paper to wrap gifts. You can easily find recycled paper at your local dollar store, or you can get even more creative and use old maps, magazines, or even newspapers to wrap your gifts. Saving brown packing paper from your mail and using it to wrap gifts can look beautiful if you add a topper like dried oranges or sprigs of greenery.

DIY Idea: Make dried orange slices to use as gift toppers or in a Holiday garland. Take an orange and slice it into ¼” thick slices. Place the slices in a single layer on a parchment lined baking sheet. For even faster-drying slices, blot the orange slices with paper towels before placing them on the cookie sheet. Optional: sprinkle the slices with cinnamon or cloves to create more fragrant orange slices. Place the sheet on a middle rack of your oven at 175 F and bake the orange slices for 2-3 hours. Tip: Flip the orange slices every 30 minutes for the best results! 5. Use natural elements. Incorporate nature into your holiday decor for a unique and budget-friendly touch. Pinecones, branches, and leaves can all be used to create beautiful holiday displays. Not only do natural elements add texture and life to your home, but you can often find them for free! Decor Idea: Use pine or spruce clippings from your local greenhouse (or your backyard!) in vases around your home. Not only will they make your home smell incredible, but they’ll look festive and beautiful. You can also create a simple DIY wreath from evergreen branches by gently bending an evergreen branch into a circular shape. Tie it together with jute twine and leave a long tail. Then, grab a handful of 4-6” long evergreen branches and tie them to the wreath base with the jute twine. Continue tying handfuls of trimmed branches to the wreath base, in the same direction, until you’ve filled the full wreath base. This Holiday season, get thrifty and use some of these tips to create a beautiful home on a budget. From using what you have to shopping secondhand, there are many ways to save money and still make your home look fabulous. So get crafty, think outside the box, and enjoy creating your own unique holiday decorations. Your wallet (and the planet) will thank you!

These simple steps will help protect your yard and plants from being damaged by snow:

re you looking for the best insulation there is for your plants? One that is free? We have the answer for you – snow. That’s right. Snow acts as an insulator and protects your garden from the cold and hard frost. However, it is important to remember that a heavy snowfall can also cause branches to break and damage delicate plants. Salt is very toxic and can be a gardener’s nightmare. It can cause winter injury and dieback. Salt spray can desiccate foliage and runoff saturated in road salt can injure roots. We use Alaskan Ice Melter to clear ice and prevent salt damage to garden plants. Clearing snow and ice from your driveway and walkways can be a lot of work. Many municipalities have by-laws that state snow must be cleared within 24 hours following a snowfall. Invest in a great snow shovel that is designed for pushing snow rather than lifting.

SHAKE EXCESS SNOW [especially heavy, wet snow] from the branches of trees, shrubs and hedges. This will ensure your plants keep their desired shape. WRAP CONIFERS [evergreens] WITH STRING to support the branches. Once a branch has been stretched out of shape under the weight of snow, it will not return to its original form. AVOID WALKING ON YOUR LAWN when it is covered with snow. This can damage the grass and leave impressions of your boots, which become visible in the spring. Driving across the lawn during the winter can also cause damage. WRAP BURLAP around cedars and evergreens that are exposed to wind, especially westerly winds. Two layers of inexpensive burlap around all evergreens will help to prevent damage from the weight of snow and sun scald in late winter, when the sun reflects off a clean, white layer of snow onto evergreen foliage. WRAP UPRIGHT EVERGREENS, especially cedars, on the east side of a busy road with two layers of burlap to avoid the inevitable salt drift that occurs when traffic kicks the salt solution or brine up off the road. The prevailing winds push it in the direction of your prized evergreens. The two layers of natural burlap will insulate them from the damage that will surely occur from the burning effects of the salt. APPLY WILT-PRUF, an ‘anti-desiccant’, to all broad-leaved evergreens like boxwood and holly to prevent winter desiccation. Apply when temperatures are above freezing. This ready-to-use liquid is magic on boxwood, yews and cedars that are exposed to wind and road-salt spray, and rhododendrons. The humidity in our winter air drops to less than 10 per cent some days, causing the moisture in the foliage of tender evergreens to evaporate. The result is browning in the extreme.
