Housing Overview

Steady as she goes by Susan M Boyce

01

Stable and steady is the general consensus when industry insiders and analysts discuss the Metro Vancouver and Lower Mainland housing market. Ongoing historic low interest rates, increasingly savvy homebuyers who aren’t afraid to speak up about what they want, plus Canada’s financial stability and positive growth appear to be successfully edging out concerns about global economic turmoil, especially here in BC where some 18,000 housing starts are anticipated by the end of the year. New Home Sales Rebounding

With HST transition rules and a $10,000 government incentive for first time homebuyers now a reality, new home sales are gaining strength. “Housing projects we’re involved with are selling at a strong pace, and we anticipate finishing out this first quarter with exceptional sales performance,” says Mark Belling, president of Fifth Avenue Real Estate Marketing, adding that many of his competitors report the same type of activity. According to the mid-march RE/MAX Market Trends Release & Report, a total of 4,142 homes changed hands in the Greater Vancouver area during the first two months of 2012, down approximately 16 per cent from last year’s levels. “While the vast majority of communities saw homebuying activity taper, affordable neighbourhoods such as Coquitlam, New Westminster, and North Vancouver bucked the trend, reporting a year-over-year increase. Housing values have shown remarkable stability, given the substantial influx of new listings, and the year-todate average price hovers at $786,695, just slightly above the 2011 figure of $786,233 for the same period.” At a recent Urban Development Institute presentation, panelists agreed Canada’s prudent banking laws and reduced exposure to the “hurt sectors” such 8

as auto, finance, and biotech have significantly help insulate the country overall from the impact of faltering global economics. And as Metro Vancouver continues its reign as one of the most desirable places to live anywhere in the world, property has retained its value better than many other areas. Eric Carlson, president of Anthem Properties, also took this concept one step further. “There are plenty of cool things about Vancouver, but it’s important to remember Vancouver is still part of Canada. We talk about Canada, the true north strong and free. That’s exactly what Canada is — it’s true, it’s north, it’s strong, and it’s free. We have a relatively stable economy, a strong central government, abundant natural resources, oil, good public education, free health care, beautiful cities, strong public safety, moderate taxes, and unlike the US and Europe, there’s no massive day of fiscal reckoning on our immediate horizon.”

Who’s Buying

According to Michael Ferreira, president of Urban Analytics, today’s buyers can be divided into four primary groups: first time buyers, downsizers, investors, and Mainland Chinese. Once again bringing a strong presence in the market, the first time buyer demographic is no longer predominantly young couples who’ve now adjusted to the new mortgage rates and tighter lending regulations. The mature, single female with a good job, money saved up for a down payment, and very likely an older child or two in tow now making up a large percentage of this important demographic — a demographic he believes developers can’t underestimate. Downsizers, too, are making their presence felt. Often well-heeled and well-travelled, this discriminating market is looking for luxury and space. “We’ve seen a very strong demand from local residents who have been searching for a high end, condominium residence with room for their single-family furnishings,” says Ryan Bosa, president of Embassy Development. Vantage, Embassy’s current Brentwood highrise, is, Bosa says, “a conscious decision to build homes that satisfy this unmet demand.”

02

03 Positive Government Moves

After a protracted waiting period, a waiting period often fraught with bitterness and anger, Friday, February 17th, 2012, saw the unveiling of the long awaited HST transitioning rules. In a dramatic response to industry pressure and the dictates of logic, on April 1, 2012, the HST rebate threshold will be increased by a factor of over 60 per cent from $525,000 — an amount long acknowledged as completely incompatible with the reality of today’s Vancouver housing market — to $850,000. This new threshold means approximately 90 per cent of the new homes built in BC will now be eligible for tax relief and that the maximum rebate will follow suit, rising from its previous level of $26,250 to $42,500. In an unexpected bonus move, the new regulations also provide HST rebates on recreational properties and second homes located outside the GVRD and CRD — taking this previously excluded segment of the new housing market from a threshold of $0 to $850,000 in a single, bold step. “Including the second home market will create a huge boom, creating jobs and pushing the industry forward in very innovative ways,” says Doug Wittal, president of CHBA-BC.

04

Bottom Line

Despite the ups and downs of the last few year, if you’re looking for a new home, 2012 should continue the trends seen over 2011. Great mortgage rates, innovative homes often ready for immediate occupancy, and housing prices anticipated to rise only modestly. It’s a good time to become a homeowner.

ParkLane Homes BUILDING COMMUNITIES by Susan M Boyce

Award Winning Communities Recipient of more than 300 provincial and national awards, ParkLane has won more Georgie Awards than any other builder in BC — 36 in total. In 2009, they were also the first company ever to be awarded a Platinum Georgie for excellence, an honour only three other builders have achieved. In March, they snagged 13 finalist positions for the 2012 Ovation Awards by the Greater Vancouver Homebuilder’s Association — making them finalists more times than any other builder. Other accolades include being named Best Builder in Canada at the 2010 National SAM Awards as well as Best Home and Townhouse Builder in Metro Vancouver in an independent customer survey conducted by Leger Marketing.

Y

ou’ll see their homes, more than 6,000 of them ranging from apartments and townhomes to elegant waterfront estate homes, in over 100 communities. Yet after more than three decades in the residential building industry and with hundreds of awards to their name, ParkLane Homes has never once lost sight of their guiding philosophy: it’s all about community. It starts with choosing only prime locations — neighbourhoods with convenient access to amenities such as schools, parks, shopping, and restaurants as well as alternative modes of transportation and, most often, intriguing views to enhance connectivity with the great outdoors. Now add a diverse range of housing types and architectural styles to accommodate people from all different walks of life. Next, include thoughtfully planned parks, green spaces, and pedestrian walkways that create animated streetscapes. And finally, visualize homes designed with open floor plans to effortlessly marry functionality with beauty, kitchens that encourage conversation as well as culinary adventures, and spa-inspired ensuites — after all, indulgence should be part of every day. The result are homes that simply feel right — whether it’s a condo, townhome, or single-family.

Current Communities Winchester is located in the heart of Murrayville, one of Langley’s most picturesque and sought-after neighbourhoods. Rich in heritage yet with a distinctly 21st Century outlook and design savvy, these three- and four-bedroom townhomes feature Craftsman-style architecture in a rare location. This, plus the ParkLane name, means Winchester is designed to provide enduring value for the homeowners who buy here. “Winchester is part of an already well established neighbourhood and well located close to top schools, every-day modern amenities for convenience, and small, locally owned cafés and shops for that feeling of community,” says Ben Taddei, ParkLane’s COO. The result is an outstanding walkability that’s one of the most remarkable things about living at Winchester. “In five minutes, you can be shopping, sitting at a restaurant, or working out at the WC Blair Rec Centre.

Being able to walk to just about everything is very unusual in most new Langley townhouse developments,” he says, adding the highly regarded Langley Fundamental School is only a minute walk away — a feature that delights many young, growing families.

OUR PHILOSOPHY IS THAT EVERY DETAIL MATTERS WHEN YOU’RE BUYING A HOME. Ben Taddei, Chief Operating Officer In Fort Langley, ParkLane is celebrating the grand finale of one of their most dynamic, flagship communities, Bedford Landing. Realizing how rare the community’s location is, buyers’ response to new homes located on the waterfront, yet just steps from the rich amenities of downtown Fort Langley has been unprecedented. After receiving numerous awards, Bedford Landing’s single-family homes are sold out. Sales of The Village apartments have been brisk since their debut a year ago, and barely a dozen remain. More recently, the Flatiron townhomes, Bedford’s innovative and only live/work homes, sold out in less than two weeks after going on the market in March. Looking Ahead This year ParkLane celebrates its 32nd anniversary, and Taddei notes the principles that have guided this veteran builder will remain corporate cornerstones. “Our philosophy is that every detail matters when you’re buying a home,” he says. “As a homebuyer, you should expect — and get — it all: a quality home, a strong community, proximity to lifestyle amenities, and ultimately, a great quality of life.” ParkLane is found on the web at www.parklane.com. 13

Where should we live?

Choosing a location Location is a critical factor when shopping for a new home. After all, a home with everything you need – but in the wrong location – is still not likely going to be the right home for you. Here are some things to consider about location: » Do you want to live in a city, a town or in the countryside? » How easy will it be to get to where you work? What are the commuting costs? » Where will your children go to school? How will they get there? » Do you need a safe walking area, or recreational facility, such as a park, nearby? » How close would you like to be to family and friends? Sustainable neighbourhood You also may want a “sustainable neighbourhood” that meets your needs, while protecting the environment. Homes in a sustainable neighbourhood are located near shops, schools, recreation, work and other daily destinations. This helps reduce driving costs and lets residents enjoy the health benefits of walking and cycling. Land and services, such as roads, are used efficiently. Sustainable neighbourhoods also feature a choice of homes that are affordable. In your search for a sustainable neighbourhood, here are some key questions to ask: Easy transportation » Are stores, schools, recreation facilities, restaurants and health services within walking or cycling distance? Will your children need to take a bus to school? Can they walk to the park? Can you do most of your shopping without a car? » Are there nearby bus stops and cycling lanes? How long is the bus ride to work, or school? Can you safely bike? House size and features » Are the homes compact with shared walls to reduce heating costs? » Are homes reasonably sized with lots requiring less upkeep? » Are there different dwelling types (such as single-detached, semi-detached, townhouse and apartments) in the neighbourhood? » Are the lots modestly sized? Roadways narrow? Driveways/parking areas small?

14

2012 Builder & Developer Annual

Do natural drain ways lead to streams and storm water ponds or parklands? Is there native vegetation and streams with woodland edges? “Look and feel” »D o the buildings have a friendly face to the street? Are the community centres, shops and meeting places welcoming? »A re there trees lining the street? Do you find the homes interesting to look at? Do the building sizes feel comfortable to you? Are the roads easy to walk along or cross? Safety » Do the homes have “eyes on the street”? (In other words, are there people around who might watch out for you? Is there somewhere to go in an emergency?) » Is there adequate street lighting? » Are there safe places for children to play? » Are the streets safe for cyclists and pedestrians? » Is traffic slow moving and light? Bluetree Homes YOUR FRIENDLY NEIGHBOURHOOD BUILDER by Susan M Boyce

“Great locations mean neighbourhoods with convenient access to amenities such as schools, parks, shopping, and restaurants, as well as alternative modes of transportation. Bluetree Homes has five communities in various stages of development, and all of them offer something special in terms of location and proximity to what our buyers want most.” Intrigued? Well, here’s a sneak peak at them all.

T

here’s something new in the Vancouver homebuilding industry. You might first notice it as a whimsical picture in a print ad or on their subtly animated website: an almost Dr. Seuss-like summer park scene with a child flying her kite, a couple relaxing on a bench, and a boy on a classic rope swing supported by a big, blue tree. Introducing Bluetree Homes. And clearly this company isn’t kidding when they say they’re serious about homebuilding and seriously friendly.

New Generation of Innovation The name may be fresh and different, but make no mistake, as “your friendly neighbourhood builder,” this company’s roots extend back more than 30 years. Bluetree Homes comes from ParkLane Homes with its three-decade history of providing award-winning, visionary communities. The Bluetree management team, led by owner and president, Ben Taddei, is one of the most experienced and professional in the business. “We’ve always built on our reputation of exceptional customer service, attention to detail, and quality,” he says. “After all, buying a home should be more than just making a good financial investment. You’re investing in your family’s everyday quality of life and peace of mind. At Bluetree, our aim is to create an extraordinary customer experience.” Looking Ahead “Buying a home in a great location is one of the cornerstones of creating this quality of life and enduring value in your investment,” Ben says. 16

2012 Builder & Developer Annual

Maple Ridge Bluetree Homes at Kanaka Creek is the inaugural townhome community designed and built by Bluetree Homes. Located directly next to Kanaka Creek Elementary School in Maple Ridge’s desirable, family-oriented Kanaka Creek neighbourhood, many of these three- and four-bedroom homes also have incredible, panoramic views of Mount Baker as well as the surrounding parkland and trails. It’s here that the company rolled out their new sales centre look — The Bluetree Store as it’s affectionately known. And no matter how many sales centres you’ve visited on your quest for a new home, I’m betting these will be unlike any you’ve seen before. Think the warm familiarity of an old-time general store meets fresh, contemporary design, then add a touch of breezy coastal airiness and you’ll get the first hint. It’s all part of the Bluetree commitment to providing a friendly buying experience. Priced from the low $300,000s, sales have begun and construction is well underway. Surrey Bluetree Homes at Bishop Creek features two- and three-bedroom townhomes with classic Craftsman architecture and brick accents priced from the mid $300,000s. Located on 104th Ave. right

Home options

Which home type might be best for you? IF YOU’RE ABOUT TO GO THROUGH THE HOME-BUYING EXPERIENCE,

particularly as a first-time buyer, no doubt you have a lot of questions in terms of what type of home to buy. What type of homes will you be visiting with the idea of buying? Do you see yourself living in a detached single-family home, or perhaps a townhouse? You may have a number of options to consider, depending on your area and your budget. HERE ARE SOME BASIC SCENARIOS TO EXPLORE: » Single-family detached A single-family detached home is one-dwelling unit. It stands alone, and sits on its own lot. This often gives the family a greater degree of privacy. » Single-family semi-detached A semi-detached home is a singlefamily home that is joined on one side to another home. It can offer many of the advantages of a singlefamily detached home. It is often less expensive to buy and maintain. » Duplex A duplex is a building containing two single-family homes, located one above the other. Sometimes, the owner lives in one unit and rents the other.

18

2012 Builder & Developer Annual

» Townhouse Also sometimes called row houses, these homes are several similar single-family homes, side-by-side, joined by common walls. They can be freehold or condominiums. They offer less privacy than a single-family detached home, although each has a separate outdoor space. These homes can cost less to buy and maintain, even though some are large, luxury units. » Stacked townhouse Stacked townhouses are usually two-storey homes. Two two-story homes are stacked one on top of the other. The buildings are usually attached in groups of four or more. Each unit has direct access from the outside. » Link or carriage home A link, or carriage home, is joined by a garage or carport. The garage or carport gives access to the front and back yards. Builders sometimes join basement walls so that link houses appear to be single-family homes on small lots. These houses can be less expensive than single-family detached homes. FORMS OF OWNERSHIP: » Freehold This means that one person (or two, such as joint ownership by spouses) owns the land and house outright. There is no space co-owned or co-managed with owners of other units. Freehold owners can do what they want with their property – up to a point. They must obey municipal bylaws, subdivision agreements, building codes and federal and provincial laws, such as those protecting the environment. Detached and semi-detached homes, duplexes and townhouses are usually owned freehold. » Condominium Condominium ownership means you own the unit you live in and share ownership rights for the common space of the building. Common space includes areas such as corridors, the grounds around the building and facilities such as a swimming pool and recreation rooms. Condo owners together control the common areas through an owners’ association. The association makes decisions about using and maintaining the common space. Condominium ownership is ownership of a unit, usually in a highrise but can also be a townhouse or in a lowrise. Source: Canada Mortgage and Housing Corp.

32 years building homes in BC Polygon is among the most wellestablished and highly respected home builders in BC having build homes now for 32 years. Despite the global economic crisis throughout the world, Polygon reported its third busiest year on record in 2011, with more than 1,400 families making the decision to purchase a Polygon home. This past year many highly anticipated communities were launched by Polygon and were well received by homebuyers. Chancellor, a 37-storey 245 suite tower in the Metrotown area, sold out in 24 hours. They launched their new landmark master-planned community of Westerleigh in Abbotsford, which is on par with other lifestyle communities they’ve designed, with an impressive clubhouse complete with fireside lounge, outdoor pool and hockey room as an exclusive amenity for townhome buyers. Polygon launched New Water, the first apartment residences in Vancouver’s newest shoreline neighbourhood, the River District, as well as Celadon, their first high-rise at Windsor Gate in Coquitlam Town Centre. While we saw global economic turbulence this year, the Polygon team is confident in saying that an investment in Vancouver real estate is a wise decision. “While the TSX index experienced a negative return of 11% in 2011, many neighbourhoods in Metro Vancouver enjoyed double digit rates of appreciation, as evidenced by the significant increase in 2012 property assessments,” said Chrystal. “We are lucky to live in Vancouver, one of the most naturally beautiful places on earth. People from all over the world – particularly the Pacific Rim – continue to flock to our province.”

Confidence in the Future With the Bank of Canada suggesting they will maintain this strategy for the near term, Chrystal feels encouraged that home buyers will continue to benefit from extremely low mortgage rates, creating affordable buying opportunities well into 2012. As we move into spring 2012, Polygon is optimistic on the prospects for the future. Of note, this year, they will be the starting a new master-planned community in the South Surrey/White Rock area. In addition, River Walk, a collection of executive townhomes at the River District will come to market in late spring. Anticipated high-rise communities in Richmond and Burnaby will also be launched. “On the strength of a tested and proven foundation combined with sound market conditions, it’s a great time to

secure your spot in the world’s greatest place to live,” said Chrystal. PRIORITY: Customer Satisfaction As one of the only residential home builders in British Columbia to have its own sales, development, construiction, and customer service departments all under one roof, Polygon is truly committed to serving its buyers every step of the way. From innovation in floor plans and interior design to leading the industry in New Generation and Green building practices, Polygon is committed to being a leader in all areas of real estate development today and in the years to come. MOSAIC Homes BUILDING ON EXPERTISE by Susan M Boyce

I

t’s impossible to miss a MOSAIC home. There’s a distinctive look, a meticulous attention to proportion and details. And although this Vancouver-based builder is best known for their Georgian-inspired rowhomes, new properties in the pipeline for 2012 will rapidly shift this perspective. “Over the past few years, we’ve been rolling out new home types and architectural diversity that include the contemporary apartments we introduced for NEST at SFU,” says MOSAIC’s Geoff Duyker. “We’re no longer exclusively townhomes. Now we’re active in almost every housing type throughout the Lower Mainland. But what we have done is taken all the skills and expertise we gained from over a decade of building townhomes and applied the key principles to apartments and single-family homes.”

New Style and Vision Hot on the heels of 2011’s sell out successes at NEST, GEORGIA, FOSTER, and UNION, EMERSON is poised to become MOSAIC’s next apartment residence in West Coquitlam. “Now we know the Evergreen Line has been approved and will begin construction soon, it will create a whole new dynamic here,” Duyker says. “We’re excited to be part this neighbourhood.” EMERSON, he adds, will be located directly adjacent to GEORGIA and will have a complementary 22

architecture thus becoming a significant contributor to the changing face of West Coquitlam. Buyers who missed out two years ago on Iron&Whyte, MOSAIC’s mixed-use property in Point Grey, will be delighted by the news MOSAIC is coming to Kitsilano’s West Broadway neighbourhood. Expecting to officially break ground later this year, this new mixed-use residence will be located at Broadway and Bayswater on the historic Mark James site. “There are so few new apartment homes in this area that interest is very high,” Duyker says. Known as BAYSWATER, this new property will be comprised of 31 white brick apartment homes above ground level commercial/ retail and is expected to sell out rapidly. “This spring, we will also introduce DAVID and ROXTON, two collections of detached Tudor and semi-detached

WE’RE NO LONGER EXCLUSIVELY TOWNHOMES. NOW WE’RE ACTIVE IN ALMOST EVERY HOUSING TYPE THROUGHOUT THE LOWER MAINLAND. Geoff Duyker Arts and Crafts homes located in the Foothills on Burke Mountain neighbourhood,” Duyker says, adding these homes will be built by the company’s SOLO Homes division. Looking Ahead Looking further ahead, there’s plenty more coming for this dynamic company. Plans are already underway for the May launch of DOMINION, a collection of two-bedroom rowhomes adjacent to MOSAIC’s successful LINKS property in Port Coquitlam, as well as rowhomes in Metrotown, and a boutique apartment on Cambie just opposite Queen Elizabeth

Park. And here’s a tease: Duyker says approvals are in place for a brand new master planned community with 650-plus homes in Port Coquitlam’s Dominion neighbourhood — making this the largest single project MOSAIC has built to date. And whether it’s a red brick rowhome, a dramatically contemporary apartment, or an elegant single-family house, every one will continue the MOSAIC tradition of attention to even the smallest detail. “Everything you see is the result of meticulous planning and a culmination of many important decisions,” Duyker says. “For example, we don’t look at a wall niche as just a shelf. We carefully consider all its possible uses – which impacts how deep or wide it should be, where it should be placed for maximum efficiency, and visual balance. In the end, we must be satisfied it’s exactly how we feel our buyers would want it.” For more information about MOSAIC Homes and to be sure your name is on the priority list for upcoming developments, visit online at mosaichomes.com. 2012 Builder & Developer Annual

Portrait Homes DRIVEN BY PASSION: POWERED BY EXPERTISE by Susan M Boyce

Dramatic, soaring living room in Stoneleigh’s Garibaldi floor plan.

S

pring 2012 has been a spectacular season for Portrait Homes. It’s been a season fi lled with milestones and accolades, with unanticipated acknowledgments and reaffirmations that after more than 22 years, the passion and expertise behind this Richmond-based development company remains a winning combination for all concerned.

Silver Ridge Excellence It began in February when Silver Ridge, Portrait’s dazzling 105-acre master planned community in Maple Ridge, was awarded a total of four Georgie Awards including the elite Platinum Georgie for achieving a lifetime total of more than 25 Gold Georgie Awards something only three other companies have ever achieved. The win brought Silver Ridge’s total to 103 major industry awards — more than any other single community in BC — although more were about to come. Once again, Portrait was named Large Volume Home Builder of the Year making this the seventh time in eight years to have been so honoured at the Georgies. But, as always, it’s the recognition of Portrait’s outstanding customer service Robert Grimm, principal, is most proud of. And this year the company struck gold twice by taking home the prestigious Customer Choice Production Builder in both the single-family and multi-family categories. 28

2012 Builder & Developer Annual

The Customer Choice winners are decided from the results of an extensive survey process conducted by AVID, an independent research company with a long history of refining data collection. Feedback comes directly from consumers and is compared against results from companies throughout Canada and North America. So when AVID made the announcement Portrait had received the AVID Diamond Award for Best Customer Experience in Canada on March 16th, it propelled Portrait into the best of the best in North America. “Our goal and greatest reward is always to give our customers the best home buying experience possible — no matter what it takes,” Rob says, clearly elated. “I believe awards like these give homebuyers the confidence to go ahead with the biggest investment of their lives knowing we stand firmly behind everything we do. It’s an acknowledgement the long hours and all the late nights have been worth every second of it.” Then, just when everyone at Portrait felt like they were on top of the world, the following day, March 17th, Silver Ridge received its 105th industry award — a national SAM for Community Development. Looking Ahead “An incredible, secluded location,” is how Troy Steine, vice president of sales and marketing, describes Silver Ridge’s newest phase, Hampstead. “We’ll continue the West Coast Whistler architectural theme — exposed timbers, aggregate, but there will be even more green spaces than previous phases.” Really? More green space? In case you’re having a hard time imagining that — density is already 25 per cent lower than municipal guidelines allow, he explains. “Almost every one of these homes either

Solterra INDIVIDUAL, DIVERSE, COMMITTED by Susan M Boyce

T

here’s nothing quite like individuality, especially when it comes to the place you choose to call home. Which is precisely why the Solterra Group of Companies has built their reputation on delivering quality homes that celebrate your sense of individuality and unique flair. With roots in construction that extend back more than 35 years, Solterra has done it all. “We are truly a multi-facetted builder,” says Mike Bosa, vice president of development and acquisitions. “Our past successes include industrial/business parks, commercial/retail, mixed-use, pure residential, and even a hotel. We’ve built in downtown Vancouver, Squamish, Mission, Surrey, Delta, and Langley. Not a lot of builders have such sheer diversity in terms of product and geographical location.” “A key point differentiating Solterra from other development companies is the sheer variety of multi-family communities we have successfully built,” Mike says. “Over the years, we’ve become ‘fluent’ in everything from lowrise apartments and townhouses to steel and concrete midrises and 30-storey towers. And although we constantly build on the success of our past projects, each one is site specific so it’s different by design — you’ll never see two Solterra communities that look exactly the same.”

30

2012 Builder & Developer Annual

Award Winning Design Of the 50-plus awards Solterra has received, it’s the ones acknowledging their superior architectural design that Mike says the company is most proud of. And at this year’s Georgie Awards on February 25, 2011, Dolce at Symphony Place followed in the steps of its sister tower, Vita, by garnering three new additions to that list of awards. As well as a gold for the Best Multi-Family Display Suite, Dolce was named Best Multi-Family High Rise Development and High Rise Development of the Year. Located directly opposite the Orpheum Theatre in the heart of Vancouver’s arts and entertainment district, Symphony Place is an iconic pair of mixed-use highrise towers with majestic two-storey porte-cochère entry and one of the city’s largest works of public art — Cadenza. Hundreds of glass pieces set on edge, this undulating sculpture measures 102 by 28 feet across the west wall of the project’s public parkade and creates a moving lightshow as vehicles pass along the four levels. “Mix-use residential is now becoming an accepted, almost anticipated, norm,” Mike says. “But when we first began planning for Symphony Place, it was only the second mixed-use project ever in downtown Vancouver.” The logistics of keeping the retail, office, residential, and public parking areas separate were staggering. Ten different concepts were analyzed and discussed before a solution allowing each to coexist within the overall footprint but without overlap was arrived at. A multiple-award winner from last year, Sun at 72 is yet another of Solterra’s outside the box thinking. Located in Surrey’s Clayton neighbourhood, Sun at 72 is a bold departure from the surrounding traditional townhouse design. “We decided to create a very

Kitsilano look — modern, angular, definitely not like anything else in the neighbourhood,” Mike says. Just south of Sun at 72, Sunset Grove is a collection of townhomes and lowrise condos clustered around a central courtyard. Its lush, green landscaping and focus on sustainable design were two of the reason Sunset Grove was nominated for Best Multi-Family Landscaping at the prestigious Georgie Awards and was a finalist for the national SAM award honouring Community Development of the Year. Best of all, remaining condos are now on sale at close-out prices. Looking Ahead For the future, Solterra already has some ambitious plans underway. “We are just preparing for the spring launch of an 11-storey boutique tower in South Granville,” Mike says. “It’s going to have a very modernistic architectural style, and each façade will be designed to maximize the unique attributes of that side.” There will also be two-storey penthouses with private, rooftop decks and all kitchens will feature cutting edge Italian design. Capturing the distinct vibe that is Chinatown will be nine-storey, heritage-inspired tower anticipated to bring 90 apartment residences to the corner of Keefer and Main. “Chinatown is a very up and coming area and great for first time buyers,” Mike says. “And this project will be just steps from the Sun Yat Sen Chinese Gardens, amazing shopping, and the Keefer Hotel & Lounge, one of the newest hotspots for young urban professionals. Plus we’re going to have some great amenities including a rooftop amenity space with a cinema wall so in the warm weather you can sit outside and watch movies.”

ALTHOUGH WE CONSTANTLY BUILD ON THE SUCCESS OF OUR PAST PROJECTS, EACH ONE IS SITE SPECIFIC — YOU’LL NEVER SEE TWO SOLTERRA COMMUNITIES THAT LOOK EXACTLY THE SAME. Mike Bosa Solterra will also stay active in the industrial sector with a campus-style business park on 20 acres the company recently acquired in Squamish. Plans are also underway in the same municipality for future phases of the Eaglewind master planned community which includes a national SAM for Community Development of the Year among its many awards. “Solterra continues to be driven by the vision and inspiration of their President, the man who founded this company and still runs it,” Mike says. “And whether it’s our president or our receptionist, it’s this passion for building and construction that motivates each of us. It’s why we will continue to strive to create quality housing that is even better and more innovative.” Solterra is found online at solterradev.com. 2012 Builder & Developer Annual

Vesta Properties SMART DESIGN EQUALS SUPERIOR VALUE by Susan M Boyce

Williamstown master planned community in Alberta

I

t’s the largest, most important investment most families ever make. But buying a home isn’t just about four walls and a roof. It’s far more. It’s about finding a personal sanctuary, building memories, and enjoying your life. Vesta Properties understands. For more than 22 years, this Langley-based company has focused squarely on building new homes and neighbourhoods that give their buyers the best lifestyle and investment value, homes that go a step beyond in quality, innovation, and design. Now, with over 2,500 homes in 40 award-winning British Columbia and Alberta neighbourhoods to their credit, Vesta has developed a proven methodology to deliver on this promise.

Formula for Success “We call it Vesta Value,” explains Kent Sillars, president. “A great neighbourhood starts with the very best location — which is why we spend a significant amount of time searching for and then securing only locations that will meet our high standards. Then we build smartly planned, quality homes and neighbourhoods designed specifically to meet needs of our target buyers at a very compelling price. Ultimately this creates superior value in the market and a very smart investment choice for our homeowners. It’s what we do best and what homebuyers gravitate towards in any real estate market.” 32

2012 Builder & Developer Annual

Standout Neighbourhoods Although all Vesta communities are family-oriented and close to schools, recreation, transportation, and shopping, they’re also communities that are proudly No Cookie Cutter Zones. All it takes is a look at the three communities now selling to realize every Vesta neighbourhood has its own, distinctive character and charm. Recently named BC’s Best Residential Community at the 2011 Georgie Awards, Milner Heights is a 37-acre master planned community that backs onto an environmental preserve and is Langley’s first officially designated GreenStreet Community. A charming blend of Georgian Colonial homes enhanced by natural and cultured landscaping, Milner Heights offers a diverse selection of housing types ranging from innovative four-plex manor homes and traditional townhomes to fee simple rowhomes and executive single-family houses — truly a multi-generational community. And although each neighbourhood is distinct, there’s an underlying sense of cohesiveness thanks to extensive use of common details like wrought iron gates, red tumbled brick façades, and shuttered windows. In Surrey, Vantage has been turning heads as a rare opportunity to live on a golf course at surprisingly affordable prices. Perched at the top of a gentle hillside in Fleetwood, these upscale residences offer exceptional value and spectacular views — views that extend across the manicured greens and as far as Mount Baker. Making the company interprovincial in scope, Vesta’s is also building Williamstown, a master planned community located in Airdire, Alberta. Aimed squarely at the growing demographic of middle-income families who commute to Calgary, Williamstown offers an unprecedented five, distinct housing types — including master-onmain bungalows that are new to the

Golfside living with views across the fairways at Vantage Vantage homes in Surrey.

A GREAT NEIGHBOURHOOD STARTS WITH THE VERY BEST LOCATION. Kent Sillars Calgary area. “This is a multi-generational neighbourhood where owners can age-in-place by simply choosing different home types through each life phase,” says Curt Woodhall, senior marketing manager. “Sales are booming.” Superior Value You Can Depend On “We often outsell our competitors because of the value we offer compared to other developments,” Woodhall says. “It’s the compelling combination of quality, location, smart neighbourhood design, attractive architectural style and features all at a very competitive price.” Clearly customers agree. Last year, the company had its most successful year to date and by the end of February 2012 had already sold 64 new homes throughout BC and Alberta. He’s also quick to point out another strength — Vesta’s

network of trusted local trades people and suppliers. “Our partners have years of proven quality and many have been working with the company for years — some since the very beginning. That kind of loyalty is extremely rare. It allows us to give excellent pricing and maintain only levels of workmanship that meet our high standards.” In February, Vesta received yet another public acknowledgment of their commitment to quality. “In addition to numerous other industry awards, we were recognized with eight silver and one gold at the 2011 Georgie Awards,” Sillars explains. “The Georgies are Canada’s premier housing awards for excellence in home building, so we were particularly honoured when Milner Heights received the gold award for Residential Community of the Year.” As for the future, Sillars says it’s full steam ahead with plans for expansive growth throughout British Columbia and Alberta. Finances

A checklist is helpful when shopping for a mortgage

Most homebuyers need a mortgage and it’s

therefore important to comparison shop. Terms and conditions differ from lender to lender, so do shop around, compare, and select the mortgage that best suits your needs. The Financial Services Commission of Ontario (FSCO) – the government agency responsible for overseeing the mortgage brokering industry in the province – suggests taking as much time as needed to understand all of your options. When talking to a potential mortgage provider, broker or agent, for example, you may wish to use this checklist to get answers to the most important questions. What type of mortgage is best for my needs?

» a fixed-, variable- or adjustable-rate mortgage » an open, closed or convertible mortgage What mortgage features and options are best for me?

» a short- or long-term mortgage » a short or long amortization period

34

» frequent or less-frequent mortgage payments » the ability to make prepayments or lump-sum payments » the option to transfer your mortgage to another home H ow will different factors influence the total cost of my mortgage?

» How can I save on interest charges? » How can I change the amount of my mortgage payments? » What fees are involved in setting up, discharging or renewing my mortgage, and how are they calculated? » What are my options if I cannot make a payment? » Is there a fee if a payment is late? » What penalty charges apply if I want to break or renegotiate my mortgage contract? Your individual needs and preferences will likely raise other questions too. For more helpful information, visit fsco.gov.on.ca. NC

Adera’s new outlook on kitchens was another immediate hit with buyers. Appropriately named the Ultra Gourmet Kitchen, these culinary delights are designed to complement a lifestyle where socializing during meal preparation is as important as the actual cooking. Seven35 also introduced a triple first in sustainability. “This is the first multi-family building certified LEED for Homes Platinum,” Eric explains. “Because it’s also Built Green Gold, it’s the first residential building in Canada to have dual certification. And it’s the first multi-family residence in North America to incorporate a waste water heat recovery system to preheat domestic hot water — a feature that we estimate will save owners as much as 75 per cent on their hot water costs.” The innovative heat recovery system also garnered Adera a Gold Georgie Award for innovation in addition to seven35 being named Best Townhome Development in this year’s prestigious, provincial competition.

Our homes have a high urban design, they’re affordable, and we put a very high emphasis on sustainability.” Innovative by Design With the change came an even tighter focus on responding to feedback from previous homebuyers. “For example, people tell us they love their outdoor spaces,” Eric says. “So at seven35, our most recent North Vancouver townhome project and the first developed entirely under this new West Coast Modern architectural style, we responded. Over a third of the homes have our signature rooftop lanais, and you should see the views many of them have of Grouse Mountain.”

New Communities Adera’s two newest communities are already capturing the hearts of buyers. “Sail is going to introduce a new generation of homes to UBC and will be our first six-storey wood frame residence, so it’s a very exciting project,” Eric says. And as a response to overwhelming customer demand, the proportion of three-bedroom homes has been increased for this project. “Three-bedroom apartment homes are something the UBC market has been asking for, so we’re providing them.” He adds that Sail will be designed around lavish water features and open green spaces. “This setting is rare because of its location adjacent to Pacific Spirit Park. We wanted to create a sense of connection with all the natural beauty surrounding these homes.

Making Connections In an ever-more wired world, Adera is adding an important element to the way they communicate with both their existing homebuyers and an upcoming generation of Farther south in South Surrey, the initial phase at homebuyers. “Our customers tend to be very heavy social Breeze sold out in less than two months and the second is media users, so we’ve just launched our Web 2.0,” Eric says. well on its way to following suit. Award Overview

Going for gold Honouring the Best of the Best by Susan M Boyce Perhaps it was when “Vancouverism” achieved status as an official word. Maybe it was when planners and developers began putting Vancouver at the top of their “must see for new ideas” list. However it came about, there’s simply no denying that British Columbia in general and Metro Vancouver in particular are now acknowledged as world-class innovators and leaders in the residential building industry. And nowhere are the results of this tradition of cutting edge design more evident than our province’s award competitions. From über-urban to classic, from compact condos to multi-million dollar mansions, this is where builders and renovators truly get to strut their stuff. This issue, we give you an overview of BC’s building awards.

Ovation Awards

Greater Vancouver Home Builders’ Association gvhba.org/ovationawards Originally the RenOVATION Awards, finalist for this newcomer to the Vancouver awards scene are announced in March with the grand reveal of winners taking place on April 28th, 2012, in downtown Vancouver. The Ovation Awards originated to fill the void for a competition showcasing exclusively Vancouver/Lower Mainland renovation projects. In just three short years, it’s grown to 41 categories covering both new homes and renovation projects, and Peter Simpson, president and CEO of GVHBA says there will be more categories added for next year’s competition.

Georgie Awards

Canadian Home Builders’ Association – BC georgieawards.ca Arguably the awards best known among consumers, the Georgie Awards turned 20 in 2011. As always, the mood was festive on February 25, 2012, when more than 700 people gathered to celebrate the best of the best in almost 50 categories of residential construction, renovation, and marketing. This year saw the surprise addition of a new category at the judging stage: Best Single-Family Detached Home valued over $10 Million by Kelowna-based Homescape Building & Design Inc. for their dazzling Holler Residence custom-built home. Two companies, Portrait Homes and MAC Marketing Solutions, were also acknowledged as the elite of the elite when they both took home Platinum Georgie Awards — only the third and fourth companies to ever achieve this milestone.

Built Green Awards

Canadian Home Builders’ Association – BC chbabc.org Now in its third year, the Built Green Awards lives up to its name as a showcase of all things eco-friendly in the world of BC building. Still one of the more low-key competitions, but definitely one to keep an eye on every fall. National SAM Awards

Canadian Home Builders’ Association chba.ca/SAMS Held every year in conjunction with CHBA’s national conference, the SAM Awards are often considered somewhat an east against west contest in which BC inevitably makes its presence felt strongly. This is where new homebuilders, renovators and residential developers from across the country vie for recognition in building 01

The social aspects of our member’s developments, and particularly those recognized by the UDI Awards, are equally important in the creation of sustainable communities. CARE Awards of Vancouver Island

Canadian Home Builders’ Association – Victoria Yet another competition celebrating two decades of excellence, Vancouver Island’s 2011 CARE Awards drew a crowd of almost 300 people. A spontaneous murmur of approval rapidly changed to a standing ovation when first-time entrant Michael Knight, owner of M Knight Construction Ltd., took the stage for the eighth time to accept the evening’s final gold award — Single-Family Project of the Year for Windward Oaks. The spectacular, 7,000-plus-sq.-ft. custom home in Oak Bay later went on to win a Gold Georgie award in Vancouver. UDI Awards for Excellence

With only four categories — private, public, and non-profit sectors as well as the Land Champion for outstanding personal contribution — this is the most diverse, most difficult to judge competition. It’s a night honouring integrity — doing what’s right not necessarily what’s easy in the fight to develop new, more sustainable methods to ensure a better, greener world for future generations. Winners were ParkLane Homes for their 130-acre master planned community of River District, Metro Vancouver’s recently adopted Regional Growth Strategy, and the Nature Conservancy of Canada’s Darkwoods Forest Carbon Project. Mark Angelo, internationally renowned river conservationist and founder of both World and BC River Days, was named 2011 Land Champion. Housing Trends and Outlooks

Vancouver’s housing market

still hot by Susan M Boyce

Dynamic, vibrant, and ever more diverse, Metro Vancouver’s housing market is unlike any other in the country. Join us for a look at some of the most exciting trends and innovation found throughout this world-class city. Transit: The New Face of Convenience In early March 2012, one condominium development proved what industry watchers have long known to be true: proximity to rapid transit is a deal maker. In a launch that could lay claim to being even more dramatic than last decade’s Woodwards sellout, Marine Gateway sold out its entire offering of 415 units in just over four hours. What makes this accomplishment in presales truly one-of-a-kind is the fact there were no multi-suite grabs — only one home per buyer was allowed.

“This is the first time in my career I’ve seen this kind of response,” says a clearly elated Tracie McTavish, president of Rennie Marketing Systems. “And it certainly bodes well for Vancouver real estate.” “Locations with close proximity to rapid transit hubs continue to increase in popularity, a trend that’s likely to continue as population growth and further road congestion make it more challenging for Metro Vancouver residents to travel,” adds Jon Bennest, Urban Analytics. “End users appreciate the convenience and cost savings associated with fewer required car trips. Investor purchasers prefer transit hubs because of their appeal to potential renters. Marine Gateway and the entire Cambie corridor is a good example of this — the Canada Line offers quick access to UBC, Langara

College, downtown Vancouver, the Broadway Office Corridor, and YVR so there is a large pool of potential renter groups to choose from.” Innovative, Affordable Lifestyles There’s no denying the fact that today’s urban homes are getting smaller. But small certainly no longer excludes style, luxury or comfort — especially in the city that spawned the term Vancouverism as a design concept to be emulated. “Magnificent smaller spaces are part of what happens in any world-class city — including Vancouver,” says Maureen Enser, the Urban Development Institute. “In order to keep costs down, spaces have to get smaller. But what’s important to recognize is that many of today’s 750-sq.-ft. condos are just as functional, sometimes even more so, than a boxy, 1,000-sq.-ft. apartment built 30 years ago. It could be higher ceilings, views, efficient layouts but it’s all about making smaller spaces live large.” Today’s condos, she adds, have also taken a whole new direction structurally. “Originally condos copied single-family home design. Now, with so many people wanting the condo lifestyle, many single-family developments are taking their design cues from condos.” Ben Taddei of ParkLane Homes/Bluetree Homes is also a fan of smaller, more efficient housing. “The future is all about density — even in the single-family market,” he says naming smaller lots, more compact houses, coach homes, and legal basement suites among the many possible alternatives to address Vancouver’s high priced real estate. Michael Geller, longtime and often outspoken advocate of innovative new forms of housing, believes one of the things

missing on the Vancouver housing scene is “in between housing” — a design form that’s not quite conventional single-family houses nor is it apartment living. “Within the City of Vancouver there is a pent up demand for options such as townhouses, stacked townhouses, and garden flats — options that provide housing for young singles and couples who don’t want an apartment but have been priced out of the single-family market. This option also appeals to empty nesters who are looking for something other than their large, singlefamily home,” he says. Geller predicts the next two decades will see increased growth of a new style of neighbourhood development especially along the arterial roads of transit-oriented areas including Oak, Cambie, Main, and Fraser. “Instead of large, single-family homes, I expect we will see high density development along the major routes with transitional housing like duplexes or townhomes immediately behind. This is a gentler form of densification and one we’re already seeing in some municipalities like Richmond and Burnaby.” Semi-detached housing, where two homes share a single party wall but are two legally independent lots, is yet another possible solution Geller would like to see implemented. “Semidetached is common in England and Ontario, but it’s rarely seen in Vancouver. You get the feel of a single-family house, but it uses less land and is lower cost.” Eric Carlson, president of Anthem Properties, points out a further positive to our acknowledged high real estate costs — the increasing quality and innovation in neighbourhood design. “We’re developing so many cool spaces located near cool places to go. For example, if you live in a little apartment in Yaletown or other municipal hub, you can hang out in a neat 2012 Builder & Developer Annual

new coffee shop and that becomes an extension of your living room.” In many ways, it’s a return to the traditional, European village center. Mix It Up “Mixed use buildings with residential suites above retail and services are already a trend that’s gaining strength,” Enser says. “But I believe we’ll see more innovations like condos built right over transit stations so you won’t even have to go outside to get on a bus or the SkyTrain. And as some of our shorter, older condos reach a point where they need to be redeveloped, we must consider replacing them with more energy-efficient, higher-density structures that will be sustainable over the long run.” On the horizon Enser also hopes to see more creative, blended forms of ownership — perhaps market ownership, subsidized ownership, market rental, and subsidized rental all in one structure.

The Move In Ready Edge A trend expected to continue gaining momentum in the coming year is move in ready product — just note how many advertisements now emphasize when a development has finished homes simply waiting for buyers to unpack their belongings. “With a lack of available supply of new, move-in ready homes, buyers will flock to communities that are well established and built by reputable developers,” predicts Yosh Kasahara, sales and marketing general manager with ParkLane Homes, adding he’s seen it happen repeatedly at ParkLane’s Winchester community in Murrayville. Sometimes this move in today status is even created by design — in Burnaby, Firma by Boffo didn’t even open a presentation centre or display suite until the entire building was completely 44

finished and ready for buyers to experience. Trust Me on That As buyers become increasingly sophisticated and knowledgeable, credibility is clearly a watchword when it comes to buying a home in 2012. “Today, more than ever, developer credibility is at the top of the criteria list for purchaser decision making,” says Mark Belling, president of Fifth Avenue Real Estate Marketing. “Buyers demand to know more than just who the developer is. They want to know how long they’ve been in business, what their track record and reputation are like, and whether there’s a customer service division. The internet has helped make this kind of transparency a reality. Combined with BC consumer protection systems — one of the best in Canada — this creates a win/ win situation for the consumer.” Belling also stresses luxury is no longer an enticement, it’s a necessity — and successful developers can’t simply pay lip service to providing the extras. “Details like brand name stainless steel appliances, granite/quartz countertops, and hardwood flooring are no longer an option, they’re the standard consumers expect,” he says. “Spectacular interior design is the new winning edge and a must have feature.” A return to the basic values of customer service will be yet another factor in the market of 2012. “Sales are going to be far more about information and far less about fluff next year,” says Bill Szeto, regional director of residential and project marketing for Colliers International. “Sure people are getting their facts from the internet, but it’s like buying a car — I can know the size, the cost, the colour, and the horsepower, but I still have to test drive it to know whether it feels comfortable.”

12

Gaining Certainty: Meeting Challenges “There are a lot of things on the checklist of challenges that our industry has now resolved,” Belling stresses. “HST transitional rules are established, the $10,000 government incentive for first time buyers is a great incentive, Europe seems to be more stable, the USA appears to be on the road to recovery which helps us here in BC and Canada, and our relationship with Asia continues strong. Translation: a Lower Mainland real estate market that remains vibrant.” His advice? Buy now. “The bottom line is that the average price gains, year over year, for the last decade have been 11 per cent per year according to a cross Canada study by RE/MAX. While, it’s unrealistic to expect this high price growth to sustain itself forever, it does reflect the strength of this very localized and buoyant marketplace we are privileged to call home.”

With a rich history of residential construction behind them, Legendary’s newest collection of townhomes, the Encore at Maple on 164th will make it a trio (Maple on 84th and Lotus Townhomes) in Surrey’s Fleetwood neighbourhood in just the last four years. “Legendary only develops the right product in the right locations,” says sales manager Sat Dhaliwal. “Our Maple on 84th development was so well received that we jumped at the opportunity to acquire the property directly behind it. Family Tradition of Quality When Bob Dhaliwal founded Legendary his only goal was to build homes that he would be proud to live in himself with his growing family. This basic principal was instilled into his two sons, Gordie and Kevin, who now lead Legendary into the future by following this same foundation. “Building in an ever increasingly competitive environment, Legendary prides itself on its undeniable reputation for delivering exceptional homes with exceptional value,” says Gordie. “It’s not just about what looks good,” he explains. “It’s about the things you can’t necessarily see — like the 2x6 framing, the HardiPlank siding that won’t fade or deteriorate in the

Designed for Living Like all their previous homes, the Clayton Heights community and the Encore at Maple on 164th townhomes are a showcase of intelligent, thoughtful design. It’s also an intriguing combination of traditional and modern styling with just a hint of retro funk thrown in for fun. Kitchens are sunny and open, creating an ideal gourmet hub where families can cook or simply hang together. And with the arrival of warm, spring days, indoor and outdoor cooking will likely merge thanks to the spacious, adjoining decks. “As a younger generation developer we understand the financial hardships placed upon homebuyers in the lower mainland,” Kevin says. “Therefore, we strive to provide quality homes at affordable prices.” He adds this is especially apparent at the Clayton Heights subdivision where features like hardwood laminate floors, maple shaker cabinetry, stunning quartz countertops, and stainless steel appliances are the standard, not the exception. Part of the Community “It isn’t all about building and selling homes, giving back is a priority,” Gordie explains. Since its inception, Legendary has

Sat Dhaliwal believed in giving back to the community through various avenues like sponsoring sporting events and donating to reputable charities like the BC Children’s Hospital. Looking Ahead With Encore expected to sell out quickly after the grand opening on March 31st, 2012, Legendary’s next community, Clayton Heights, is already selling: a mix of coach homes, townhomes, and duplex homes. Legendary will continue their commitment to building family-oriented homes in areas that offer proximity to great schools, park, and amenities. “Its what we do best, and its how we do the best for our customers,” Kevin says in closing. Woodbridge Homes Ltd. CREATING HOMES THAT STAND OUT FROM THE REST IN FORM AND FUNCTION by Janine Mackie

ith each new community they develop, design and build, Woodbridge Homes strives to offer homebuyers the best value imaginable. “Whether it is more liveable space, more high quality finishes, a better location or a lower price, whatever ‘value’ means to our buyers in a specific area, our goal is to be the ‘value play’ in the market,” says Jamie Howard, president of Woodbridge Homes.

BUILDING A LEGACY: New Homes with Value-added Features Together with his father Dave Howard, and CEO Jim Billingsley, the three principals of Woodbridge have given thousands of homebuyers in Metro Vancouver, Alberta, California and Washington more than just a new home, but better value over the last four decades. Having all grown up in the Lower Mainland, they can identify with the West Coast mantra to, “Stress less and enjoy life more,” and carry this forward in their choice of vibrant and desirable locations, attractive architecture and modern features’ list. “We build homes for real people and include the things everyone is asking for like computer niches, larger linen closets, kitchen pantries, green spaces to enjoy the outdoors and more flexibility in floor plans,” says Howard. 48

2012 Builder & Developer Annual

INNOVATIVE THINKING: Experts at Architectural and Space Planning Woodbridge is also a market leader in conceptualizing and marketing new projects. For Abbey Road in Grandview Heights, Woodbridge didn’t want to settle for anything less than brilliant. A spark of magic was ignited when one team player suggested taking the initial Georgian-inspired architectural drawings and improving them with hints of Britishinspired design reminiscent of the London townhome where the Beatles made their early recordings. With this project they also meet market demand for master-on-the-main townhomes. With its coastal inspirations, the collection of townhomes at their South Surrey Pier 16 project has resonated with local homebuyers who love the seaside shutters, shingles and designated outdoor spaces for kids to play.

“ULTIMATELY IF WE CAN MAKE A HOME MORE LIVEABLE FOR A HOMEOWNER, THEN THEY ARE GETTING BETTER VALUE.” Jamie Howard / President, Woodbridge Homes Ltd. “When we get it right, then everyone from the city planners to the design professionals to the developer gets excited that we have created a really special project and we can’t wait for it to be built,” says Howard. Before committing to a home, Howard encourages buyers to feel confident that it will meet their needs today, but also for years to come. And it’s important to feel confident in the construction quality and after sales customer service. Woodbridge prides itself on exacting craftsmanship and strives to deliver “deficiency-free” homes while also providing homebuyers with support well beyond the completion date. “We’ve found that maintaining a clear line of communication with the purchasers is in many ways the biggest part of keeping them satisfied,” says Howard. “We

have a dedicated deficiency coordinator who ensures that each warranty call is addressed to the purchaser’s satisfaction.” Expect to see an even greater presence of Woodbridge Homes over the next few years, including a much anticipated new neighbourhood of townhomes on Chilliwack Mountain, aimed towards the move-down buyer looking for a luxurious high-end home with beautiful views, as well as a new condominium project in East Clayton which will have something for everyone from 500 sq.ft. junior one-bedrooms to young people into the market, all the way up to 1400 sq.ft. homes. Choosing a Builder

Finding a new-condo builder you trust

Essential advice from Canada Mortgage and Housing Corp. WHEN YOU DECIDE TO BUY A BRAND-NEW CONDO, choosing the right builder is as important as choosing your home. When you purchase a condo, you also “buy” the company that will build it. Your satisfaction will depend on their experience, their skills and their commitment to customer service. An important part of the home-buying process lies in determining that you are dealing with a builder who has these qualifications and is able to meet your needs and expectations – for the quality of the home and for the buying experience. WHAT YOU WANT TO KNOW

There are thousands of builders in Canada, ranging from small boutique companies to large builder-developers constructing thousands of homes annually. Whether you live in a large urban area or a smaller community, you will have a number of builders to choose from. Each company may offer a different selection of homes. Some may focus on specific market segments or neighbourhoods. Others may specialize in particular types of homes or have certain distinctive expertise, such as energy efficiency. And every company does business in its own unique way. As you tour prospective condos and communities, also think about the company behind them. Before choosing which one to buy from, take a close look at each builder you are considering and ask these questions:

» Who are they? » Do they build a quality condominium? » What are they like to buy from? » What is their after-sales service like? » What’s their reputation? START YOUR SEARCH 01 Check local magazines and newspapers to find out which

companies are building in your area, the types of homes they offer and the prices you can expect to pay. 02 Ask friends, family and coworkers for names of reputable builders they have dealt with. 03 Call or check the website of the Building Industry and Land Development Association and the Canadian Home Builders’ Association for the names of builders in your area. 04 Contact Tarion for a list of registered builders. 05 Visit the websites of builders in your community. 06 Call builders to find out where they are building, or where you can see some of their existing condominium developments. 07 Check the Yellow Pages. 08 Go to home shows to meet builders and explore the latest in features and finishes. 09 Visit builders’ sales centres and tour the model suites. As you go through your home search, collect as much information as you can – pamphlets, brochures, builder’s packages, product literature, warranty information and so on. Read through it all and create a file of everything that interests you. 10 Always carry a notebook with you and write down information about the builders and their product, what you liked and what you didn’t. If you don’t, it can be difficult later to remember the details of a particular condo suite or discussion, or to recall which builder said what. You may also want to bring a camera along. When you keep track, it is easier to remember to collect the right information from every builder you visit. It also makes it much easier to compare the companies, their products, their selling process and their reputation, when you are ready to make a decision.

50

WHO’S WHO IN HOME BUILDING? The type of builder you will be looking for depends on the area you live in, and the type of home you want. Here is a general overview of different types of home building companies. DEVELOPERS are responsible for getting large tracts of land ready for building. This can involve infrastructure and services (utilities, roads and sewers), community layout and design, including recreational spaces – whatever it takes to turn the land into a neighbourhood. Developers may also handle the condo building construction. PREVIOUS BUYERS

Builders should be able to give you a list of references – past customers who have bought from them within the last couple of years. Do check the references – too often, homebuyers neglect this step. Don’t worry about disturbing people; they have agreed to let the builder give out their names and will not mind being contacted. Before you call, make a list of questions you would like to ask, such as: » In general, what was the builder like to buy from? Was it a good experience? » What particularly did they appreciate about the company? What did they not like about it? » Did they run into any problems, and if so, were the problems solved to their satisfaction? » Was the home completed on time and on budget? If not, what were the circumstances? » Were there missing or incomplete items at the time of possession, or items that had to be fixed? » Were all of their colour selections, upgrades and extras done as requested? » How was the company’s after-sales service? » Are they happy with their purchase? If not, why? » Would they buy from this builder again? » Would they recommend the builder? Do a random check of past customers. Visit condo communities and talk to people in the front lobby. “I’m considering buying a home from this builder. Can I ask you a few questions about your home and the community?” Most people are happy to talk about their experiences and offer their opinion and advice.

LARGE BUILDING COMPANIES specialize in building homes in larger developments. These companies generally offer a selection of homes designed specifically for the development. Minor customization by homebuyers is often permitted, but there are usually limits to the amount of change possible. Most will also have a set process for all aspects of the purchase, from the contract signing to the pre-delivery inspection. MEDIUM-SIZED COMPANIES can be quite diverse, building as part of a larger development as well as on individual lots; constructing single-family dwellings as well as townhouses and lowrise condominium buildings. SMALL-SIZED COMPANIES build under 10, and often less than five homes a year. CUSTOM BUILDERS build one-of-a-kind homes, each one usually designed and built for a particular customer who may or may not already own the lot. The custom building process allows for complete flexibility, within the limits of municipal regulations and what’s possible technically. CONSTRUCTION CONTRACTOR is another term for builder. Most commonly, the term is used for companies who are contracted by purchasers to build a home on land they already own. MANUFACTURED HOUSING BUILDERS construct homes in a factory and bring them to the building site as panels, modules or fully completed units, which are referred to as “pre-fabricated” homes. The amount of work required on-site to complete the home depends on the type and size of the building, the type of foundation and the customization required.

Appia A TRADITION OF EXCELLENCE by Susan M Boyce

SOLO District

Y

ou’ll see their buildings throughout the Lower Mainland and even up the Sea to Sky as far as Whistler. In total, more than 25 residential communities are proud to carry the Appia legacy. Now this second generation, family owned and operated company is turning its primary focus back to North Burnaby, the community where president Jim Bosa was born and raised. Here, Jim Bosa is again following the pioneering spirit of his father, the visionary Nat Bosa. With four towers already completed in Brentwood — Madison Centre’s two sister highrises, Motif at Citi, and Commerce at Citi — Appia is about to embark on SOLO District. An ambitious, four-tower master planned community, this self-contained, urban village will rise on the southwest corner of Lougheed and Willingdon. Ultimately it will include some 1,400 new residences, a major grocery store as anchor tenant for the retail component, plus inviting pedestrian walkways and open green spaces. The second residential tower will also lay claim to being the tallest building in Burnaby — a gleaming, glass and concrete highrise soaring 55-storeys skyward.

Respect for the Environment SOLO District is designed as a showcase of Appia’s commitment to sustainable, eco-friendly building practices: a state-of-the-art heating/air conditioning system will significantly reduce overall energy consumption, decks are meticulously planned to maximize views and natural light, plus plans include a green roof area made of sedum mats — an innovative, colourful, and virtually maintenance free alternative to grass. Even more integral to SOLO District’s green outlook is the community’s proximity to both transit and a diverse array of nearby urban amenities including the revitalized Brentwood Town Centre. And when you

do need to head to Vancouver, the Brentwood SkyTrain station is just half a block away on the other side of Lougheed. Jim says he regularly takes advantage of this easy connectivity when he has downtown meetings. “Why would I take my car when it’s 15 minutes to Vancouver on the SkyTrain and I don’t have to worry about the cost or hassle of finding parking?”

Motif

Committed to More Than Building Like Nat his father, Jim Bosa is committed to creating more than beautiful structures. “The most important principle I learned from my father is that you don’t just build a development — you build a reputation. We want our reputation to speak for itself. We want our greatest advocates to be the families who live in our homes and the communities we help to create.” For more information on all Appia’s developments, visit online at www.appiadev.com. Mortgage Tips

How to save large on a real estate purchase THE FIRST CONSIDERATION IN PURCHASING REAL ESTATE

3 | MOST MORTGAGES OFFER A PREPAYMENT PRIVILEGE

in Ontario is to make sure you do not overpay. To prevent overpayment utilize the services of a realtor who will determine by comparison a fair price to be paid. A second significant way of saving large is through choosing the best financing terms. Of course we all realize that we need to find the best interest rate available but most people don’t realize the amount of savings that are realized just by doing one of or as many as the following:

where you can put a lump sum of money down on your mortgage, usually once a year on the anniversary date, without penalty. If you are able to do this, you will realize a large savings.

1 | CHOOSING NO MORE THAN A 25 YEAR AMORTIZATION

and find out what the payments would be if you reduced the amortization term further, even if by one year, easier to do when the interest rates are as low as they are today. Every year of interest that you can save is substantial. I have noticed that some banks & mortgage brokers are trying to push a 30 and 35 year amortization, while this may help some people keep their mortgage payments lower right now, in the long run they are paying more in interest and the true benefits of these longer amortization terms are realized by the lender not the borrower. 2 | CHOOSE WEEKLY OR BI-WEEKLY, NEVER MONTHLY

payments as this will help to accelerate the amount of time that would be required to pay off your mortgage as you will be lowering the principle at a quicker rate.

54

2012 Builder & Developer Annual

4 | IF YOU CAN’T MANAGE TO DO A LUMP SUM PREPAYMENT

than doing something as simple as adding a few dollars to your weekly or bi-weekly mortgage payment would help significantly also. You would be surprised how much time and paying of interest you can save by even making your mortgage payment $10.00 more than what the lender has calculated your weekly or bi-weekly payment to be. Keep in mind the above considerations also apply to commercial mortgages. If the commercial lender tells you that they don’t allow weekly or bi-weekly payments fo to a commercial lender that does.

CHOOSE WEEKLY OR BI-WEEKLY, NEVER MONTHLY PAYMENTS AS THIS WILL HELP TO ACCELERATE THE AMOUNT OF TIME THAT WOULD BE REQUIRED TO PAY OFF YOUR MORTGAGE AS YOU WILL BE LOWERING THE PRINCIPLE AT A QUICKER RATE

Embassy BUILDING ON THE BOSA LEGACY

B U I L D I N G ON THE BOSA LEGACY

by Susan M Boyce

C

ombining a long legacy of excellence, a driving spirit of entrepreneurism, and a passion for architectural beauty, Embassy is proud to be a second generation, family owned and operated builder with deep historical roots in North Burnaby. It was 2004 when Ryan Bosa, youngest son of well-known developer Nat Bosa, took the helm of this dynamic company after running the family’s California operation for over five years. And like his father, Ryan Bosa soon proved to be a visionary in residential development.

Changing the North Burnaby Skyline Embassy’s inaugural project, Renaissance, was completed within an astonishing two years to great acclaim. Located just steps from Brentwood Town Centre and two SkyTrain stations, the two iconic highrise towers introduced more than 350 homes and became a harbinger of change in what had long been a predominantly singlefamily neighbourhood. The community sold out in approximately two years as buyers discovered it was, indeed, possible to blend sophisticated finishings, elegant architecture, and convenience. When Ryan Bosa’s next project, a two-tower condominium community named Legacy, hit the market, buyers who’d missed out at Renaissance were ready. Legacy brought large, open suites with upscale finishing and took convenience one step further by situating this development directly adjacent to a SkyTrain station. Following a company-wide commitment to be mindful of creating beautiful public areas, this community was also designed with signifi cant green 55 NEW HOME BUYERS GUIDE | OCTOBER 9 - 23, 2009

spaces and over 10,000 sq. ft. of lavishly landscaped, outdoor amenities. Looking Ahead Now well under construction, Embassy’s newest project, Vantage, is expected to welcome its first residents in spring of 2013. Like its predecessors, this highrise tower is located in North Burnaby’s Brentwood neighbourhood — the neighbourhood where Nat Bosa raised both Ryan and his older brother Jim who now heads up Appia Development. Sophisticated and distinctly modern yet filled with the classic elegance of tradition, Vantage is aimed squarely at sophisticated downsizers looking for larger, more luxurious suites. An iconic glass and concrete residence soaring 30 storeys above the horizon, Vantage offers an exceptional level of finishings and attention to detail. It also offers space — lots and lots of space. and balconies are massive — perfect for savouring the panoramic views that are also part of life here at the new Brentwood. “We’ve seen a very strong demand from local residents who love living in this established, residential neighbourhood and have been searching for a high end, condominium residence with room for their single-family furnishings,” Ryan says. “We made a conscious decision to build homes that satisfy this unmet demand.” It’s also the reason this building is designed with a hotel-inspired, two-storey grand foyer that makes a bold statement of modern aesthetics — custom wood paneling, marble accents, and glittering chandelier. Here’s where homeowners can connect with the resident’s concierge who’s always ready to take the hassle out of daily considerations like ordering a taxi, receiving packages, or ensuring guests feel instantly at home. Amenities too are world-class — social lounge with fully

Check out the whirlpool or take some time to yourself as you contemplate the beauty of Vantage’s lush terrace gardens with fire pit. Why Bosa? Ryan Bosa sums up the family legacy this way. “Other than my last name, what does the name Bosa mean to our buyers? I think it means an assurance of the quality of what they are purchasing. I think it’s taken on its own value with purchasers, it’s become a philosophy that sums up what Embassy Development, Appia Development, and Bosa Development really stand for: integrity, quality, and putting our purchasers first to ensure they receive top value from the home they buy.” Embassy is found online at embassydev.com. Why brands

are good for homebuyers. by IAIN FERGUSON, creative director, braun/allison

REGARDLESS OF WHAT IS GOING ON IN THE ECONOMY,

some people will always want a new home. The arrival of a new baby necessitates an extra bedroom. Kids leave home for school, so ‘empty nesters’ will want to downsize and move closer to downtown. Students move to a new area to be close to a university. Retired couples move to a beach home they’ve always wanted. Employers transfer employees to new jobs in new cities. These people need to make a buying decision and they often need to make it pretty quickly. Looking for a new home or condo in a market like Vancouver, where we have world class builders and a myriad of choices, the decision can be tough to make when comparing new home developments. New home developers recognize this and go to great lengths to ensure that their brand is top of mind when when it comes time to the buying decision. GOOD BRANDING VERSUS BAD BRANDING

From a homebuyer’s perspective, looking at well-known brands can be an excellent way to start with their new home search. But not all branding is equal. There is good and bad. Bad branding attempts to hide the facts. Good branding revels in them. Good branders – no matter what product they’re dealing with – go to great lengths to ensure that the consumers who come to their websites, mobile sites, information centres, etc. are fully aware of what that item or service can do for them. And in new home buying that adds

up to lots and lots of information about not just the building, but about the neighbourhood and the developer too. Behind every good brand, there is someone who walks the streets and talks to locals. Someone who discovers the festivals and celebrations that take place nearby. Someone who learns about the history of the neighbourhood, and of the site. Someone who collects and collates as much information as possible about the project—so you don’t have to. A brand also lets you know about the reputation of a new development and the builder. How well – known they are, how long they’ve been developing communities and what level of consumer satisfaction they provide are all important factors to consider when looking at a place to purchase that will become your home. Brands began over a century ago as “makers of quality”. You wanted to know that your whisky wasn’t actually cold tea—so you came to trust a brand that delivered consistent quality. Today’s more sophisticated audience is now asking more from a brand. They’re looking for brands that help them make smart and informed decisions. The best real estate brands deliver quality. But they also assist in informed decision making. How would you feel if you were advertised a 24/7 party room only to turn up and find that the space was actually part of a retirement villa complex? You’d be angry. And rightfully so. Moreover, you’d categorize that brand as a bad brand. Next time you see it, you’ll remember not to waste your time—you know it won’t meet your expectations. Markets work because of competition—and branding is a highly efficient way for consumers to make decisions about what products are worthy of their precious time. Role of Marketing

Catch my attention!

Out of the box creative marketing results in dynamic new neighbourhoods by Janine Mackie

What do you call four walls in the heart of Vancouver? If your answer is “just another condo,” then you may want to consider a lesson in creativity from one of Vancouver’s leading real estate marketing firms. In boardrooms and creative think tanks, their imaginations are working overtime to assist real estate developers in positioning their new condominiums in a different light from their competition and get the attention of today’s savvy homebuyers with hip names and enticing addresses like Fusion, Ocean Walk, Meccanica or Maddox. “Every new community has its own narrative, its own history, its own vibe and every developer has their own vision,” says Cameron McNeill, Principal, MAC Marketing Solutions. “We get excited about all of the details that make each community unique.” Work with developer to include features potential homebuyers will love

The role of Vancouver’s leading real estate marketing companies is to assist developers in all of the million-andone details it takes to bring a new community to the market. Their expertise includes everything from project feasibility and market research to product positioning, creative branding, website development and both sales and advertising. “Most people don’t quite appreciate just how difficult, risky and complicated the process can be,” says McNeill, whose company has received numerous Georgie Awards for

60

its creative marketing campaigns, presentation centres and outgoing sales staff. “We work side-by-side with our clients to assist in any way we can to help them in the process. Most importantly, it is our job to understand what buyers want in their home with regard to location, value and amenities.” For their current projects like 15 West in North Vancouver, James, Maddox, Northbank in New Westminster, The Austin in Coquitlam, Summerfield in South Surrey and Yu in Wesbrook Village at UBC, MAC not only came up with the projects’ names but also helped determine the features, finishes and floor plans that would make the projects appealing and affordable to a discerning market. Four walls inspired by four wheels

MAC’s current partnership with Cressey Development has been especially exciting as they begin marketing of a new tower at First Ave. and Quebec St. in Vancouver called Meccanica. What’s in a name? Well for over 30 years on that very site, a company named Intermeccanica gained recognition on the world stage for creating replica Porsche roaders and speedsters. This was just the launching pad needed for McNeill and his creative team. The name “Meccanica,” was born and the tagline, “Long live great design.” The mechanical bent has further inspired the interior finishes with cool polished concrete floors and liberal use of stainless steel, plus a funky colour palette inspired by classic Porsche colours.

“To me this is the role of marketing: Honest, genuine and fact-based,”

Magnum Projects’ George Wong is another leading marketing force in British Columbia. From waterfront luxury to first time buyers, Magnum Projects sets a high standard for project marketing success. George’s performance is nothing short of stellar: Ocean Walk community sold 200 homes in one week; Coal Harbour’s Two Harbour Green with market value of $185-million was snapped up in weeks, including BC’s then most expensive condominium for $7.75 million; Coal Harbour’s West Pender Place sold out completely in 2008 totaling $210 million. “My company holds a leading role in project marketing because we are hands-on, accessible to deliver quality thinking, market-tailored plans that captivates target buyers and generates high velocity absorption,” says Wong. Speak directly to an identified target audience

Whether marketing million-dollar resort property in Whistler or family-oriented townhomes in the Fraser Valley, Magnum Projects is skilled at speaking directly to its target audience. West Pender Place, an architectural masterpiece in Coal Harbour is positioned among luxury accommodations with its stunning panoramic views and refined contemporary interiors with kitchens by Dada of Italy and Gagganeau appliances. Bloom on the other hand appeals to first-time buyers in Coquitlam and positions itself as a safe community for families on a quiet cul-de-sac location. In today’s economic climate where buyers are out gathering as much information as possible to ensure they are making good investments, Fifth Ave real estate marketing sees a responsibility in providing new home buyers with as much information as possible on their product and make sure it’s accessible.

“To me this is the role of marketing: Honest, genuine and fact-based,” says Says Ameet Johal, Fifth Ave’s director of marketing. Fifth Ave gained news attention in the late 90s when they gave away a condo on the radio, and ran bold tongueand-cheek advertisements for their client’s 501 hi-rises aimed at Vancouver’s single crowd and featuring beach volleyball court and martini lounge. Fifth Ave is currently marketing over a dozen projects across the Lower Mainland including Elements in Langley, Edgewater in South Surrey and the new Collection 45 in Vancouver. “The developer awarded creative license to the entire team starting at architecture through to graphic design,” explains Johal. “There was a lot of thought and attention to detail put into every single home, ensuring each space was designed to its optimal use.” The presentation gallery is treated like an art gallery, rather than a sales office with the focus on the unique qualities of each plan. “Identifying opportunities to cater to a specific buyer demographic is the foundation of what we do and drives the design of our clients’ projects,” says Johal. It’s an industry based on vision. Every developer has a unique perspective for their project, and the goal of marketers is to make that vision come to life and have a genuine connection with a home buyer. Just another four walls? Think again. Thanks to today’s big thinkers, new condos are delivering freedom and all the features buyers are dreaming of in a new home and features they have been dreaming of.

Home Smarts

New home walk-through

BEFORE YOU TAKE POSSESSION OF YOUR NEW HOME,

you and your builder will “walk through” the house to conduct a final inspection. According to the Greater Vancouver Builders’ Association, walk-through provides an opportunity for you to spot items that may need to be corrected or adjusted. It also allows you to learn how your new home works. A PROFESSIONAL BUILDER WILL USE THE WALKTHROUGH TO EDUCATE BUYERS ABOUT: » The operation of the house’s components » The buyer’s responsibilities for maintenance and upkeep » Warranty coverage and procedures » The larger community in which the home is located When you buy a new appliance or piece of equipment, such as a PVR, you usually have to read the instructions before you can understand how to use all of the features. With a new home, you will be receiving a stack of instruction booklets all at once. It helps if someone can take the time to show you how to operate all of the kitchen appliances, the heating and cooling systems, the water heater, and other features in the home. Such an orientation is particularly useful considering that when moving into a new home, people often are so busy that they have trouble finding time to carefully read instruction booklets. When for example was the last time you looked at the owner’s manual for your car? Learning about your maintenance and upkeep responsibilities is very important. All new homes in B.C. come with a comprehensive warranty on workmanship and materials. However, such warranties do not cover problems that may develop because of the owner’s failure 62

2012 Builder & Developer Annual

to perform required maintenance. Many builders give new homeowners a booklet explaining common upkeep responsibilities and how to perform them. Should a warranted problem arise after you move in, the builder is likely to have specific warranty service procedures to follow. Except in emergencies, requests for service should be in writing. This is not because the builder is trying to be bureaucratic. Rather, it is to ensure that everyone clearly understands the service to be performed. The person receiving a service request is not likely to be the person performing the work, and you don’t want to rely on word of mouth for transmission of your service order. You should not expect a builder to rush out immediately. Such problems occur because of the natural settling of the house and are best addressed in one visit near the end of the first year. If you have moved to a new home from a nearby area, you probably will not spend much time at the walk-through talking about the larger community in which the home is located. However, if you are moving to a new community, a builder can often provide a packet of material to help you become acclimate. An effective way to handle the inspection of the house is the checklist. The list should include everything that needs attention, and you and your builder should agree to a timetable for repairs. Builders prefer to remedy problems before you move in, because it is easier for them to work in an empty house. Some items may have to be corrected after move-in. For instance, if your walk-through is in the winter, your builder may have to delay landscaping adjustments until spring. It is important that you be very thorough and observant during the walk-through. Carefully examine all surfaces of counter, fixtures, floors and walls for possible damage. Sometimes, disputes arise because a buyer may discover a gouge in a countertop after move-in, and there is no way to prove whether it was caused by the builder’s workers or the buyer’s movers. Many builders ask their buyers to sign a form at the walk-through stating that all surfaces have been inspected and that there was no damage other than what was noted on the walk-through checklist. Ask a lot of questions during the walk-through, and take notes on the answers. Never be afraid to appear stupid by asking too many questions. That is how you learn. It is important to view the walk-through as a positive learning experience that will enhance your enjoyment of your home. For more information on home buying, visit www.gvhba.org

Beedie Living SETTING NEW STANDARDS OF EXCELLENCE by Susan M Boyce

Station Square will create a vibrant, pedestrian-oriented district in Burnaby.

I

t was 1945 when a 19-year-old Keith Beedie and his partner bought their first 33-ft. lot in Marpole. They paid the City of Vancouver $190, drew up plans for their new construction workshop over the weekend, and by Monday morning, all the necessary permits and approvals from City Hall were in place. The deal was sealed with a handshake and a new business venture begun. By 1954, the fledgling company had developed a reputation for excellence and quality, and Beedie Construction was born. Today, with over six decades of expertise behind them, this second generation, family owned and operated company is undergoing yet another metamorphosis.

Exciting New Vistas After specializing in the design, construction, and management of industrial buildings throughout Metro Vancouver and Calgary, while also quietly participating behind the scenes on some of Vancouver’s most prestigious multi-family developments, the company’s newest division, Beedie Living, will focus on innovative, large-scale residential and mixed-use projects. And they’re already attracting plenty of attention. 64

2012 Builder & Developer Annual

The first new residential tower for many years, The Austin is selling rapidly in Coquitlam’s Austin Heights neighbourhood.

Beedie Living’s debut highrise, The Austin, was greeted with critical acclaim and was 60 per cent sold within days of opening. “There’s been virtually no new development in this part of Coquitlam for decades, so pent up demand was huge,” says Houtan Rafii, Beedie Living’s Vice President of Residential Development. But he adds it’s Beedie’s reputation that was a deciding factor for many purchasers. And there’s more excitement coming. In what Rafii describes as “an urban response to a suburban mall,” Beedie Living has partnered with Anthem Properties to reinvent the aging Station Square Mall in Metrotown. Ultimately, the 12-acre site will be transformed into a pedestrian-oriented urban village with five, elegant towers adding more than 1.6

in urhood.

Fraser Mills is about to be transformed into a 89-acre, waterfront community in Coquitlam.

million sq. ft. of residential living plus 330,000 sq. ft. of retail space and 150,000 of office space. Still, Rafii says, it’s Fraser Mills that will be the company’s most ambitious project to date. Located adjacent to the Fraser River on the corner of Coquitlam that touches Burnaby and New Westminster, during the 1800s this property was the location of the largest working mill in the entire British Empire. “This site is steeped in history, and our plans will honor that unique heritage while introducing forward thinking planning and architectural design in a sustainable mixed-use community,” Rafii says. Plans include four million sq. ft. of residential including many highrise towers, 275,000 sq. ft. of commercial/retail, and over 75,000 sq. ft. of public amenities. “The first phase will be a 21-storey residential tower, two midrise buildings, a community plaza, a stand alone restaurant, and a public pier that will be truly iconic,” Rafii says as he reveals a rendering of a circular, floating structure unlike anything seen in the Lower Mainland to date.

A Family Tradition of Excellence Although Keith Beedie remains hands-on and still comes into the office every day, his son Ryan Beedie is now president after being appointed to the position in 2001. Both father and son proudly carry on the company’s commitment to under promise and over deliver. “My father had two deep-rooted principles when he founded Beedie Development Group,” Ryan explains. “Build exceptional, thoughtfully designed projects and develop lasting relationships with our customers.” “As a company, we’ve always been motivated to be a leader,” Rafii adds. “It’s not enough to be good, we want to be exceptional. We know what it takes to be successful, and we are measured about taking the appropriate steps at the appropriate time.” He smiles. “And we still believe in the value of a handshake.” Beedie Living is found online at beedieliving.ca. 2012 Builder & Developer Annual

BOGNER BUILDING INNOVATIVE COMMUNITIES FOR OVER 40 YEARS by Janine Mackie

A

mong Vancouver real estate developers, one company consistently stands out for its forwardlooking creative vision and sheer design expertise – the Bogner Group, founded by Leon Bogner back in 1970. Born and raised in Vancouver, Developer Leon Bogner reminisces how he has always been fascinated by architectural design – scouring the pages of his mom’s Better Homes and Gardens for floor plans as a kid and taking drafting courses in high school. While he began studying to be an architect, his focus changed to a degree in economics from which he launched a career as an upscale home builder.

CREATIVE ARCHITECTURE: Dramatically Avante-Garde to Cosily Traditional Over the years his company has diversified to build numerous multi-family developments from townhome communities to concrete high-rises. Bogner was an early developer in Yaletown, transforming a warehouse into the city’s first loft development called the New Yorker, and later spurred the revival of the Mount Pleasant area with his SoMa project – a seven-storey loft development that took the design world by storm with its funky menu of finishes from barn-style doors and polished concrete floors to movable islands and fireplaces. “I’m not afraid to take a risk and create something a little different than the competition,” says Bogner. “I love the business of developing and creating something that people are proud to be living in.” He attributes his company’s success to his team of experts – creative architects, flamboyant interior designers and skilled trades people who he directs “like a conductor would a symphony” to create something truly brilliant. He further collaborates with CFO Wolfgang Wittenburg, Vice President CAO Twylia Kuss, and Manager, Construction Operations Larry Schneider, to ensure every element of a development is completed to the group’s exacting standards. All members of the management team have been working together closely for more than 25 years, resulting in a rare combination of commitment and expertise that is evident 66

2012 Builder & Developer Annual

in each of the remarkable homes they’ve built. From this boutique-style developer comes a new boutique-style development. Now pre-selling in the popular Burke Mountain area of Coquitlam is Bogners’ newest community – Wynwood. These spacious townhomes are designed for family living inside and out, yet styled with carefully considered finishes that Bogner likens to his stamp or signature. Ensuites are especially eye catching with their modern floating vanities, quartz countertops and “zen collection” of rectangular over-mount basin sinks. “I’m always on the look-out for something new, something hip and something different as it’s the little

things that really set up a home to be special,” said Bogner. As long as there are opportunities to be innovative, to forge new ground in design and provide great additions to neighbourhoods, Bogner says he will keep to the course as being Vancouver’s innovator in real estate development. New Residential Co n s t r u c t i o n G u i d e Benefits Homeowners and Builders For most consumers,

buying a new home is one of the largest financial

investments they will make.

Homeowners have a new tool at their fingertips to help them better understand how warranty providers evaluate claims for possible design, labour or material defects in new homes. The Residential Construction Performance Guide is the newest online resource available on the provincial Homeowner Protection Office website at www.hpo.bc.ca. It explains how homes covered by home warranty insurance should perform. Every new home built for sale by a licensed residential builder in B.C. is protected by mandatory third-party home warranty insurance. It’s the strongest system of construction defect insurance in Canada. “For most consumers, buying a new home is one of the largest financial investments they will make. So it’s essential that homebuyers can make that investment with confidence, knowing that they will not be faced with additional expenses to repair defects after they move in,” said Tony Gioventu, executive director of the Condominium Home Owners’ Association and an advocate for consumer protection. This simple, practical guide is easy to use. It outlines more than 200 possible defects that are searchable online. This includes the most common defect claims that might be submitted under a home warranty insurance policy – from windows that malfunction, to driveway or interior concrete floors that have cracked, to siding that has buckled. Designed primarily for conventional low-rise, wood-frame homes, the guide also provides some helpful guidelines for the common property of multi-unit buildings. Builders can also use the guide to help ensure that they deliver high performance homes.
