Remember when the stress test came into effect earlier this year? The Office of the Superintendent of Financial Institutions proposed these rules in 2017 to help guide prospective homebuyers towards homes that align well with their budget. Is it working? The answer is yes, judging by real estate market observations throughout the year. According to Royal LePage, home price appreciation slowed across Canada in the second quarter of this year – likely in part because of the OSFI regulations – but Royal LePage forecasts that the aggregate price of a home will pick up by the end of this quarter (page 16). Edmonton, in fact, has one of the steadiest real estate markets in the country! Speaking of rising numbers, mortgage rates have gone up, too. Is it still a good time to buy? Kelley Keehn shares her tips for today’s prospective homebuyers on page 22. And in preparation for mortgage time, Alyssa Furtado offers some suggestions for making a mortgage more affordable (page 28). If you’re self-employed and thinking about buying a home, here’s some good news – this October, Canada Mortgage and Housing Corp. is introducing new rules to help make it easier for self-employed buyers to obtain a mortgage (page 20). Considering Canada’s “gig economy” is growing, this comes at a good time! There’s a lot to think about when it comes to buying a new home. So, consider taking things one step at a time, until eventually these steps lead you to your new home.

ADVICE | BILD ALBERTA REPORT
REALTORS
TO WORK WITH ONE OR NOT?
CARMEN WYTON
A question homebuyers often ask when considering a newly built home is whether they need a realtor to help them through the process. While this decision may come down to personal preference, understanding the relationship between realtors and home builders as well as the process of purchasing a new home is a step in the right direction. RESEARCH AND OPTIONS
Many homebuyers start their search online to decide if a new build or resale will best suit their needs. If you’re still unsure, having a realtor show you some homes could be helpful. If a brand-new home has been in your sights from the start, you may not need to use a realtor for the sale. Instead, get to know the sales staff of your home builder of choice, build a relationship, and make sure you will feel comfortable and supported throughout the process. REALTORS AND BUILDERS
Realtors have access to a comprehensive database of home listings, new and resale. They will show you properties based on what they feel will best suit your needs, and you can ask them to include new homes in their search. If they find a new home that ticks off boxes on your must-have list, they shouldn’t hesitate to share it with you. 12 NextHome.ca
From here, the builder’s listing agent will likely take over and help you the rest of the way through the process. They will have the most knowledge on the details of the home and be able to make sure you’re kept in the loop throughout the process. This agent will also be a valuable resource for learning about your new community and the specifics of your new home. If you feel confident in your negotiating ability, and have researched the process of purchasing a newly built home, you likely don’t need to worry about bringing a realtor past this point. Realtors can also be helpful with overseeing the home inspection process, recommending financing options and negotiating extras. The builder’s listing agent can also help you with this.
COLLABORATION AND SUPPORT
Remember, if there is ever a time in the homebuying process where you aren’t certain about something, don’t be afraid to ask for clarification. Realtors and builders have a longstanding unwritten agreement to work collaboratively. In both professions, the main goal should always be ensuring that you understand the process and are happy with your new home. Carmen Wyton is CEO, Building Industry and Land Development Alberta Association (BILD Alberta), the unified voice for the land development, home building and renovation industry in Alberta. bildalberta.ca

Allard’s Edgemont Ravines offers beautiful natural setting Nestled in a beautiful natural setting yet just minutes from a wide range of amenities Edgemont Ravines at the end of a busy day. close to the Anthony Henday, Allard Developments is creating Edgemont Ravines – a small enclave of just 122 homes on 20 acres in a quiet corner of Edgemont. “Edgemont is one of the hottest areas in west Edmonton because of Wedgewood Ravine, its close proximity to Anthony Henday and its overall matured feel,” says vice-president Paul Allard. “Edgemont Ravines is a rare find for buyers because it has the ravine on three sides – really surrounding the neighbourhood – with lots of trees and natural green space creating a mature feel that you really don’t get in newer communities.” Allard will be creating a pathway around the community with connectors to residential sidewalks allowing residents the chance to explore, and this pathway will also link up to those already in place in Edgemont. There will also be two parks in the community including one at the entrance. “We’ve already had quite a bit of interest from buyers and with just 122 lots we expect it will sell fast because it really is unique and the proximity to the Henday is second to none.” Allard’s design for the neighbourhood allows for “around 40 lots to back onto the ravine and another 15 lots that will look onto it, so about half the lots are amenity lots, and we’ll have around 22 to 24 walkout lots,” Allard notes. Lots will range in size from 34 to 40 ft. The architectural theme throughout the community will be diverse and relaxed styling, Allard says. “We wanted a lot of choice in design and we selected some of our best sellers from our other communities.” This approach ensures an eclectic blend of contemporary and classic looks defined by five architectural styles – Heritage, Contemporary, Modern Farmhouse, Prairie and Modern – creating an esthetically pleasing streetscape.
14 NextHome.ca
Allard has selected four exceptional builders – Akash Homes, Marcson Homes, Parkwood Master Builder and StreetSide Developments – which are crafting frontattached garage homes with mostly two-storey designs, although StreetSide will introduce a bungalow style, and homes will range from 1,600 to 2,400-plus sq. ft. There are four showhomes underway with a grand opening scheduled for Sept. 22 that is sure to draw hundreds of visitors not just to view the stylish new homes, but to join in a special celebration. Lifestyle blogger and media personality Kari Skelton is hosting a Dream House Warming Party in celebration of the showhomes’ grand opening that will include some of her favourite local caterers, brands, chocolate companies, etc., who will be featured throughout the showhomes. “It will be an afternoon (noon to 5 p.m.) full of fun, drinks, appetizers and entertainment,” Skelton says. “Everyone is welcome to come out and join in and the first 50 people will receive a house warming gift.” with the Anthony Henday close by, so residents are minutes from neighbouring schools, shops, services and restaurants and enjoy a quick connection to the rest of the city. It’s also home to parks, a future school neighbourhood conveniences. For more information on Edgemont Ravines, visit edgemont-ravines.com.

ONE OF THE STEADIEST MARKETS IN CANADA Edmonton home prices may have declined slightly in the second quarter of 2018, but they’re expected to pick up by the end of this quarter, according to Royal LePage. In the latest Royal LePage House Price Survey and Market Survey Forecast, the aggregate price of a home in Edmonton declined modestly in the second quarter of 2018, decreasing 1.4 per cent yearover-year to $377,218. When broken out by housing type, the aggregate price of a twostorey home inched downwards 0.7 per cent year-over-year to $436,722. The aggregate price of a bungalow also decreased 1.5 per cent year-over-year to $369,100, while the price of a condominium decreased 5.3 per cent year-overyear to $223,787. However, Royal LePage forecasts that the aggregate property value in Edmonton will rise by the end of the third quarter.
now, there is enough demand present in the market that, when priced correctly, a home will sell relatively quickly.” Looking forward to the end of the next quarter, Royal LePage forecasts that the aggregate property value in Edmonton will rise 1.0 per cent quarter-overquarter to $381,177.
EDMONTON MARKET ONE OF THE STEADIEST IN CANADA
PRICE APPRECIATION
During the second quarter of 2018, supply in the Edmonton region reached new heights, rising to levels not seen since the global financial crisis in 2008. While this gave purchasers more selection and bargaining power when looking for a home, prices remained relatively stable due in part to sales activity, which hovered near the five-year average. “Edmonton continues to be one of the steadiest real estate markets in Canada,” says Tom Shearer, broker and owner, Royal LePage Noralta Real Estate. “Even with all of the selection available right
SLOWED ACROSS CANADA
16 NextHome.ca
Nationally, home price appreciation slowed across Canada in the second quarter of 2018, marked primarily by softness in the Greater Toronto Area (GTA), where many regions have witnessed year-over-year price declines. “It was a spring market that never blossomed,” says Phil Soper, president and CEO, Royal LePage. “As anticipated in our original 2018 forecast, the new federal mortgage stress-test measures slowed the market to a standstill in much of the country, as some
families adjusted their expectations in a world with lower borrowing capacity, and others not impacted by the OSFI regulations moved to the sidelines, adopting a ‘wait and see what happens to home prices’ approach.” FORECAST: INCREASING SALES AND PRICES IN SECOND HALF
Looking ahead, Royal LePage is projecting an uptick in home price appreciation in the third quarter and forecasts that the aggregate price of a home in Canada will increase 1.9 per cent over the next three months. “The economy is strong and unemployment is very low,” Soper continues. “We face shortages in our major cities, with many more people looking for homes than the market has available for purchase or rent. Upward pressure on prices will likely return to most markets during the third quarter.” For more information, visit royallepage.ca

SELF-EMPLOYED?
NEW RULES HELP PROSPECTIVE HOMEOWNERS
Beginning October, Canada’s self-employed may find it easier to secure a mortgage, thanks to changes from Canada Mortgage and Housing Corp. (CMHC) aimed at giving lenders more guidance and flexibility to help this important homebuying demographic. Self-employed Canadians are key contributors to strong and vibrant communities and make up about 15 per cent of Canada’s population. However, they may have had difficulty qualifying for a mortgage as their incomes may vary or be less predictable. In line with the National Housing Strategy’s mission to address the housing needs of all Canadians, the changes include: • Providing examples of factors that can be used to support the lender’s decision to lend to selfemployed borrowers who have been operating their business for less than 24 months, or in the same line of work for less than 24 months. These factors could include acquiring an established business, sufficient cash reserves, predictable earnings, and previous training and education. • Providing a broader range of documentation 20 NextHome.ca
options to increase flexibility for satisfying income and employment requirements when qualifying self-employed borrowers to support an “add back” approach for grossing up income for sole proprietorship and partnerships. This documentation could include the Notice of Assessment (NOA) accompanied by the T1 General, the CRA Proof of Income Statement and the Statement of Business or Professional Activities (T2125). “Self-employed Canadians represent a significant part of the Canadian workforce,” says Romy Bowers, chief commercial officer, CMHC. “These policy changes respond to that reality by making it easier for selfemployed borrowers to obtain CMHC mortgage loan insurance and benefit from competitive interest rates.” These enhancements, which apply to both transactional and portfolio insurance, will take effect Oct. 1, 2018. ADVICE | KEEHN ON MONEY
PLANNING
FOR YOUR FIRST HOME AS RATES RISE
KELLEY KEEHN
We love when things rise in the summer. Temperatures, tides and the voices of kids playing. But one rise Canadians may be feeling stressed about is that of interest rates – especially Canadians who are considering buying a home for the first time. Jason Heath, fee-only certified financial planner with Objective Financial Partners Inc., says getting into the market as rates are increasing is a “double-edged sword.” In January, new mortgage rules were introduced and interest rates went up, meaning lower mortgage approval amounts. “That’s the bad news,” Heath says. “The good news is, for better or for worse, this helps protect borrowers from themselves. Buyers are less likely to get in over their heads. I think it’s important for potential buyers to get pre-approved so they know how much money lenders are willing to lend them. But then they should take it a step further and figure out what they can reasonably afford based on their existing spending and their future goals.” IS HOMEOWNERSHIP RIGHT FOR YOU?
Sean Cooper, mortgage broker and best-selling author of Burn Your Mortgage, wants you to know that “buying a home can be a good long-term investment as long as 22 NextHome.ca
you’re financially and emotionally ready.”
SHOULD YOU FORGET HOMEOWNERSHIP, AND RENT INSTEAD?
Before buying a home, Cooper suggests you ask yourself the following questions:
According to Heath, “Personal finance is personal and you should avoid rules of thumb. Blanket advice like ‘renting is throwing away money’ isn’t always true. There really is something to be said about a home sweet home that is all yours. But buy within your means and buy when it’s a better choice than renting, not just because someone told you renting is a bad idea or that real estate made them rich – maybe they just got lucky.”
• Is my job stable? • Am I ready to stay put for the next five years? • Can I afford the ongoing expenses (home insurance, property taxes, repairs and maintenance) that come with homeownership? If you answered yes to those questions, then Cooper says purchasing a home may make sense – even if rates continue to increase. “Homeownership comes with many benefits, including forced savings, turning your home into an income source by becoming a landlord, and greater freedom and privacy,” he says. “By making sure you’re ready before taking the plunge, you’re more likely to reap the rewards homeownership has to offer.”
Kelley Keehn is a financial literacy advocate who has been on a mission to “make Canadians feel good about money.” She is the author of eight published books and is also a speaker, media personality and consumer advocate for the Financial Planning Standards Council. ADVICE | MORTGAGE INTEL
OVERCOMING
MORTGAGE AFFORDABILITY HURDLES
ALYSSA FURTADO
Over the last several years, it’s become harder and harder to afford a mortgage in Canada. Housing prices have gone up substantially in major markets. And even in places where real estate has begun to cool off, prices are still more than double what they were 10 years ago. To address the massive run-up in prices, governments took steps to protect against a crash. Among the measures were several waves of new rules that made it harder to qualify for a mortgage. The theory is that those who do qualify will have wiggle room in their budgets for when interest rates go up. These protective measures may be for the greater good, but for homebuyers in Canada, it’s never been harder to afford a mortgage. Fortunately, it’s not an impossible task and there are ways to overcome some of the biggest hurdles to affording a mortgage. MORTGAGE AFFORDABILITY: THE MAGIC FORMULA
To determine whether you can afford or qualify for a mortgage, lenders use a simple formula called your debt service ratio. Your debt service ratio is your income divided by all of your housing costs. The total cost of your mortgage (principal and interest), property tax, heating and 50 per cent of condo fees can be no more than 39 per cent of your 28 NextHome.ca
pre-tax income. This is known as your gross debt service ratio. A separate calculation, your total debt service ratio, adds your other debts, such as credit cards and car loans, to the equation. Your housing costs plus all other debt can be no more than 44 per cent of your income. These formulae contain the biggest hurdles Canadians have when it comes to affording a mortgage. Let’s look at a key one: INCOME
Your mortgage affordability is a percentage of your income, so making more money should equal approval for a bigger mortgage. But if making more money were easy, we all would have done it by now. Assuming you can’t go to your boss and demand a massive raise, there are two ways to increase your income: Taking on a side hustle or becoming a landlord. A side hustle is a part-time gig you do in addition to your normal job. You could work retail on weekends, start freelancing or
start a business. Self-employment income is harder to get credit for on a mortgage application than full-time work, but it may help your case. The other option is to look for a property with a second unit you can rent out. If the second unit is already tenanted when you buy the home, you can usually count half the rent as income for your mortgage application. There are lots of extra rules when you’re using rental income to qualify for a mortgage, so make sure your realtor and mortgage broker are on the same page about your expectations. Alyssa Furtado is founder and CEO of RateHub.ca, a website that compares mortgage rates, credit cards, highinterest savings accounts, chequing accounts, and insurance with the goal to empower Canadians to search smarter and save money.

COMMUNITY PROFILE
TAMANI
LAUNCHES CUSTOM-BUILT ESTATE NEIGHBOURHOOD IN LEDUC Discerning homebuyers who desire luxury and custom craftsmanship will be thrilled to discover a new private estate neighbourhood is underway, offering a premier address in Leduc. Located in Southfork, Tamani Communities is crafting Edgewater, an amenity-rich exclusive neighbourhood that will be home to just 61 custom-built estates. “We’re excited about launching Edgewater – a gated community with its own private entry – in Southfork, which, for the past eight years, has been the number one community in Leduc in terms of growth and activity,” says Cam Hart, vice-president of Tamani. “This is the first cohesively planned neighbourhood of custom-built homes and I believe it will be the pre-eminent neighbourhood in Leduc.” 30 NextHome.ca
“Edgewater also opens another product market for Southfork; a lot of residents love the community and want to stay as the family grows, so having this estate neighbourhood allows people to move up into a larger, custom home,” he says. “When developing Edgewater, we made a deliberate effort to build all the amenities up front so there is a private park that is

beautifully landscaped with a gazebo and sitting area already developed, as well as a landscaped pond and pathways,” Hart notes. “In Southfork there is an interlinking system of pathways and this links to a landscaped pathway around Edgewater.” As well, a pathway in Edgewater connects the park in the south to the pond in the north, allowing residents ease of access to both amenities. And a gated entry, which includes a gorgeous lighted
rundle stone signage entry feature, has also been completed. “It’s all part of the value statement we wanted for Edgewater and it will have a homeowners’ association to ensure the neighbourhood keeps looking great,” Hart says. Tamani has put together an outstanding builders’ group for Edgewater, which includes Jayman BUILT, Bengel Custom Homes, Jacob’s Construction and McLean & McLean Custom Homes. “The
latter three builders have a wealth of expertise in the community and have built in and around Leduc for many years,” Hart says. “They are the preferred builders for custom homes in the area so we’re very pleased to have them involved.” The builders are currently preselling and Jayman already has a showhome open, while three other showhomes are expected to open by mid-September. “We have ensured a lot of flexibility in the architecture style for Edgewater to allow for customization and unique design,” he adds. “This is an upper-end neighbourhood so we want to give buyers the opportunity to let their own preferences shine.” The lots range from 36-ft. up to 63-ft. (about a quarter acre), allowing for larger homes and triple-car garages. All the lots back onto an amenity – the park, pathway, pond or the school field of the new K-8 school. Residents can also enjoy the amenities in Southfork such as its parks, neighbourhood retail area, a community garden, and the Multiway Trail System, a citywide pathway system allowing ease of walking to shops, services and eateries within Leduc.
For more information on Edgewater, visit southforkleduc.com/edgewater or visit Jayman’s showhome, open Monday to Thursday from 3 to 8 p.m. and on weekends from noon to 5 p.m., or call 780.986.7354. AUG 10 - SEPT 7, 2018 31

ELUSIVE BLACK… Written by C. MARIE HEBSON
YOU HAVE TO BE CONFIDENT to use black, and
you need to know how much to use and where. Whether in bits and pieces or in a bold stroke turn to classic black to get you the drama you want in your home’s interior design.
A well designed black room needs two things: a| courage to incorporate it, and b| a well-thought out lighting plan. To help with this, I’ve compiled a quick list of questions to help you make your black room amazing. 1| BRING ON THE LIGHT. Assess your room(s) light. Do you have a lot of natural sunlight? If not, increase your incandescent lighting to compensate, or ensure you have that high-light colour to balance it out. 2| HIGH — LOW. Do you have high ceilings (minimum 9’ or up) paralled with sun light ? Having both will help your end result. If you don’t have either, then make sure you add more light with lamps, and whiter more glossy accessories. 3| HOW MUCH IS TOO MUCH. Choose the amount of black you are going to incorporate. Go big with black on all the walls or just one wall – will you use paint, or use elegant wallpaper? Balance carefully with other large items to ensure balance. 4| ACCESSORIES ONLY. Can’t commit to a wall or ceiling? Add black in your accessories and artwork. Chairs, picture frames, lamp shades, toss cushions or drapery. Better yet – paint that old side table high gloss black! 5| VIVID POPS OF COLOUR. Add a hit of saturated colour to soften your black – let your imagination soar. Keep the accent colour vivid (saturated), so it compliments the black and won’t get lost in it. Small spaces can look modern and elegant when paired with bursts of colour. 36 NextHome.ca
6| KEEP IT ELEGANT. By simply adding whites, creams, crystals and gold, you’ll keep your black looking classic and timeless. 7| CONTINUITY AND FLOW. The last thing you want is to have your black room feel like it doesn’t belong. Be thoughtful in your choices, ensure they relate back to other rooms in your home. Start by painting your front door Black and work in from there! The risks are high, but a well executed design using black has the most amazing feeling, it’s like wearing Chanel or Cartier – it makes you feel special just being there.
Always use a matte finish for painted walls. You can use a high gloss finish for doors, trim, accessories or furniture, but rarely will gloss go on a wall, it will show all the imperfections. Check out my preferred black paints: • Benjamin Moore: Black Satin 2131-10 softened just enough so that the beauty comes through. • Benjamin Moore: Phelps Black DC-22 excellent black for that formal high gloss entry door. • Benjamin Moore: Universal Black 2118-10 thought provoking and universal • Sherwin Williams: E31-SW7020 Black Fox – warm brown undertones • Sherwin Wiliams: E94-SW7083 Darkroom – for the purist • General Paint: CL3127N Black Russian – sexy! • SICO: (Rona) 6209-83 Penguin’s Back – has a gorgeous blue undertone. • SICO: (Rona) 6208-73 Ancient Lava – sophisticated

Designer Jo Alcorn shares tips to make the inside of your cottage as desirable as the outside LOVING THE LIVING ROOM
When the rain is pouring, or the bugs are buzzing, you want to escape to an indoor retreat. When it comes to creating a cosy cottage living room, remember that seating is a priority. Make sure there is enough room for everyone to sit comfortably, and look for durable, easy-to-clean options. You also need storage, so in this space I included a shelf behind the sofa. It’s ideal for cottage living: It offers easy storage for throws, board games or great cottage reads, and it also doubles as extra counter space when entertaining.
a great durable sofa from Urban Barn (urbanbarn. com), which fit the space perfectly, and side chairs that could be moved around. Again, we selected a raw-edge table to really enhance the cottage feel. Accessories were added from Bouclair (bouclair.com) to really top off the woodsy feel. OUTSIDE ENTERTAINING
COTTAGE-CAVE
This is where the magic happens at a cottage. This cottage had a small concrete slab that was considered a patio. I used EON Deck and Patio Tiles from The Home Depot (homedepot.ca) that the homeowners simply clicked into place. To have a great dinner party, you need a great table; this table from The Home Depot seats six, has a sleek and stunning design, is comfortable for long conversations and fits the space perfectly. The chairs even stack for easy winter storage and have removable bottom cushions. No outdoor party would be complete without a barbecue. The homeowners love to cook so I chose this stunning gas grill from Weber (weber.com), which is ideal for entertaining; it has a multitude of features and a fuel gauge so you never run out middinner party.
This cottage has access to a walkout basement, a wonderful under-used space that was naturally cool because the cottage is built into the Canadian Shield. Instead of covering up the natural rock, I kept it exposed and it became part of the decor. I added

BREAKFAST NOOK
Even in this five-by-eight-ft. space, I created a huge impact. The secret was to use every square inch, including the vertical space. I used amazing artwork from an online store called Posterjack (posterjack. ca) and I enhanced the feature wall with cottageinspired decor such as stag heads from HomeSense (homesense.ca). The most important piece is the table – it’s where you gather and make lasting memories. I chose a gorgeous five-ft.-long wood-topped raw table, a perfect fit for cottage decor, plus it’s long-lasting.
