For several years now, the walkscore has been a prominent part of many real estate listings. Connection to amenities, schools and parks are assets. What we’re starting to see more of now is a transit score. This calculates the distance to the nearest transit stop and route as well as the frequency and type of route. Christopher Leinberger, land-use strategist, developer and researcher says, “Within walking distance of public transit we’re seeing a 40 to 200 per cent price premium.” Vancouver is home to an accessible and convenient public network of buses, SkyTrains, the SeaBus, and the West Coast Express commuter train service. According to Walk Score’s latest City & Neighbourhood Ranking, Vancouver’s city-wide Transit Score is 74, the second best in Canada, behind Toronto. Proximity to transit has long been a desirable feature of the purchase of a new home or investment property, but this has heightened with a changing buyer demographic. Well, it may not be the perfect ideal world for everyone, but the masterplanned communities popping up all over Greater Vancouver come pretty close. For the residents who live there, it creates the healthy social and active lifestyle of a small town, with easy and quick transit access to all the economic opportunity and culture the “big city” has to offer. But as with everything in real estate, timing is important. “I think master-planned communities offer a good opportunity to first movers, although sometimes at the [upward] end of the [real estate] cycle, the market can overprice these developing areas, which when buying pre-sales, brings on added exposure when prices correct.” With two immense master-planned communities being currently built in Brentwood and Lougheed Town Centres, Wilson says, “The greatest benefit of getting in right at the beginning of a master plan is that it presents the greatest opportunity for long-term appreciation. Shape is including many flagship features in the early phases of our masterplanned projects to create value from the beginning.” Another benefit is choice. River District by Wesgroup is a large master-planned community on the Fraser River in South Vancouver and has many different home options, from midrise to townhome. Says Wesgroup’s Brad Jones: “At the beginning, more options are available in terms of home choice. This would be the greatest opportunity to choose

where you would like to be situated in which building, whether that looks like waterfront views or a street entry. THE 2019 GEORGIE AWARDS CELEBRATING THE BEST OF BC by SUSAN M BOYCE

When it comes to the Canadian Home Builders’ Association’s provincial Georgie Awards, there’s never any shortage of drama and suspense. And this year is no exception. With yet another record-breaking number of entries and a sell-out crowd of more than 650 industry professionals, the 27th Georgie Awards on March 10 was a showcase of the innovation and excellence that has long made BC’s residential building industry truly world-class and trendsetting. Competition was fierce as entrants from across the province vied for top honours in 46 categories covering new builds, renovations and marketing. But it was Metro Vancouver that owned the podium, winning in 38 categories with 12 of those going to South Surrey/White Rock companies. This year’s list of finalists was compromised of a solid mix of new entrants plus award winners from previous years. And with one exception, no single 30

company dominated, with most entrants striking gold in one or two categories. The evening’s runaway leader was My House Design/Build/Team, whose table practically groaned under the weight of eight awards starting with Custom Home Valued Between $1.9 million and $3 million and culminating with a Grand Georgie as Residential Renovator of the Year. Foxridge Homes and Zentarra Developments, two South Surrey builders, got the nod as Single-Family Production Home Builder and Multi-Family Home Builder of the year, respectively. “This win would not have been possible without the hard work and dedication of our entire team, from plan designers and our construction teams to our sales and marketing team and in-house warrantee department,” says Diane Zarola, Foxridge’s director of sales and marketing.

Of note was that Foxridge had multiple projects across different municipalities in the running while Zenterra chose to concentrate on only one, SOHO 2. Also in South Surrey, Miracon Development snagged Best Single-Family Detached Home Under $750,000. The Grand Georgie for Marketing Campaign of the Year was one of three golds that went to White Rock-based Forge Properties for its upcoming midrise, FANTOM. Art Decoinspired graphics plus a cheeky, compelling storyline focused on the adventures of a debonair, top-hatted fox and his vixen clearly wowed the judges for sheer originality. “The level of competition represented in these awards is so outstanding, winning a Grand Georgie was an amazing honour and one we never expected,” says Cory Saran, principal.

Project Mint once again garnered top honours in one of the Georgie’s newest categories, Best Multi-Family Infill (six units or less). “We focus on creating infill properties with all the same quality and features you’d typically find in a custom home,” explains Nick Bray. “Just because a project is small doesn’t mean homeowners should expect anything less.” Adera added Best Multi-Family Mid/High Rise Development to its already impressive list of awards for innovation and environmental savvy for Virtuoso at UBC. “Cross-laminate timber construction (CLT) is the way of the future,” says Eric Andreasen, vice-president of sales and marketing. “It’s easier on the environment because it’s produced from sustainably managed forest rather than old growth. It doesn’t warp or shrink, and since the panels are pre-fabricated by computer, there’s virtually no on-site waste.” Plus it’s quieter than concrete — making it a win for everyone. And here’s something not everyone who was at the gala knows. About halfway through the presentation, a marriage proposal took place on the garden swing beside the evening’s fantasy flower wall… and she said ‘yes’! Smallworks founder Jake Fry can’t say enough about why he loves using sustainable flooring in his home builds. Going green with your floors, he says, creates benefits beyond making you feel good about your selection. Health and durability are the positive by-products of environmentally friendly floors. “It’s simple … from the early days of going green, the idea of choosing products that don’t deplete the world’s resources and are healthier for homeowners just made sense,” says Fry. “There is always so much talk about recycle, reuse and reduce. Products like marmoleum, which is inherently green, is an extremely durable style of flooring that is manufactured 46

with a 100 per cent mix of preconsumer recycled content.” Some of its content comes from recycled components like wood flour and tall oil, while some marmoleum floors can also include rapidly renewable materials like pine rosin, jute and linseed oil. “As an eco-conscious consumer, people can feel good about installing this product in their homes. It mimics linoleum and comes in great colours, patterns and is so easy to install and care for,” adds Fry. “I can’t emphasize enough the benefit of better air quality. Today, many homeowners are asking that their homes perform healthy. We, as builders, need to choose materials

that aren’t working against the wellbeing of homeowners.” When it comes to wood - a natural and renewable source of flooring – which ones are best? First off, Fry says, look for certified sustainable timber. Having said that, Fry prefers using engineered hardwood over hardwood because “it uses less wood” or utilizes recycled timber. “We also use cork flooring, which is again another product that is extremely renewable,” Fry says. “It is soft, so we recommend it in children’s rooms.” Clayton Mickey, owner/general manager of the family-owned The Eco Floor Store (BC), agrees with Fry’s assessment of cork flooring. “Cork is antimicrobial, anti-

allergenic and is a natural noise insulator with quality acoustic value,” Mickey says. “The warmth and comfort of cork under foot also makes it a great selection.” Today, there is a dizzying number of good environmentally friendly flooring materials, but what should consumers look for? “Look for floors that are Forest Stewardship Council (FSC), FloorScore and Carb2 certified, offer good indoor air quality, and ones that have low VOC and formaldehyde levels,” Mickey says. “When we talk about environmentally friendly floors, we are speaking about floors that are made of sustainably harvested, eco-friendly and recycled products. It is using products that have the least impact on the planet.” When speaking about low VOC’s, Mickey is referring to off-gassing, the gaseous release of chemicals, which can be emitted throughout the life of the material, whether that be furniture, paint, new cars or carpeting, to name a few. “Off-gassing materials emit volatile organic compounds (VOCs) and small particulate substances throughout the life of the material,” Mickey says. “The wool carpets we sell are not only a rapidly renewable resource, they are constructed from materials with no added chemicals and stable low-VOC dies.” As for wool carpets, consumers should look for those that are certified low-VOC emissions and LEED certified.

For a client suffering from multiple chemical sensitivities, BuiltGreen builder, Clay Construction, went with a solid white oak flooring in the living areas, study and bedrooms. “White oak is durable, strong, and naturally water resistant,” says Clay Construction founder Larry Clay. “It is one of the most popular choices for eco-friendly hardwood floors.” In the end, if you are concerned about the environmental footprint of the surfaces you walk on, the obvious choice is eco-friendly floors. “The challenge for people is choosing which qualities are most important to them and how they reflect aesthetically,” adds Clay. nexthome.ca 47
