Thanks to major advances in building science and product innovation, today’s newhome owner can expect to use only half of the energy required for a similar home built in 1950, and at the same time enjoy a far more comfortable living environment. Does this mean that as a new-home owner you do not need to be concerned with the operation of your home or energy consumption? No, far from it. As a homeowner, there are still many opportunities, large and small, to increase the energy performance and comfort of your home. Your builder or developer will provide you with a homeowner’s manual, which will include operational guides, troubleshooting tips and advice on how to keep your home functioning at its optimal level. More than just understanding how to operate your new appliances, today’s high-performance homes are built as a whole system and require regular maintenance, just like you would service your car. In addition to regular maintenance, we can all make a difference in our energy consumption. 30

The recent Enbridge-owned natural gas transmission pipeline rupture near Prince George has brought light to the importance of energy consumption. Although the pipeline has been repaired and returned to service, its transmission system is operating at a reduced capacity for the next few months, starting at about 55 per cent capacity and gradually ramping up to 80 per cent. At these production rates, there will not be enough natural gas to support the typical consumption during the winter. Simple solutions can help reduce energy consumption and bonus, your energy bill, too! Tips sited by GVHBA member FortisBC include: • SHORTEN YOUR SHOWER TIME: If each member of a
four-person household shortens their daily shower time by two minutes, almost five gigajoules of natural gas will be saved annually. If a community of 100,000 households does the same, it could save enough natural gas to provide space heating for almost 5,000 homes for a year. • TURN DOWN THE HEAT AND PUT ON A SWEATER! If just 11
homes set their thermostat 3°C lower for when they need heat, it could save enough natural gas to provide heat and hot water for one home for a year. As we like to say here at the association: Together we are
better. And as these examples show, if we all reduce our use, everyone can have comfortable, warm homes this winter. CANADA’S WINTER RECREATIONAL REGIONS ARE HOT MARKETS A recent Royal LePage report says prices in many key Canadian winter recreational real estate markets are experiencing healthy price gains as retirees, investors and buyers looking for winter getaways continue to spur demand. In Western Canada, the median price of apartmentstyle condominiums in winter recreational regions rose at a faster pace compared to detached properties, while the median price for the latter dipped. In particular, condominium apartment prices in Whistler increased 26.5 per cent and Canmore also saw significant appreciation when compared to last year, alongside a considerable increase in sales activity. “Canada boasts the world’s most spectacular winter 36

tax do not apply to Whistler, and as such, there has been no drop in interest from international buyers. “That being said, recreational properties in the area are primarily bought and sold by individuals who are local to the province, while international buyers only represent a small proportion of sales in Whistler. In 2019, we expect further price appreciation, albeit at a slower pace than in previous years.” Kelly says that growth in the tourism sector over the last five years has fueled an increased demand for condominium properties, as many buyers are searching for short-term income rental and investment properties. Meanwhile, in Invermere, sales activity has remained relatively stable while the median price of a detached home has decreased year-over-year to $401,250, increasing affordability in the region. “Recreational properties in Invermere remain affordable and we are seeing an increase of sales in lower-priced properties, which affect the median home value,” says Barry Benson, broker and owner, Royal LePage Rockies West. “Given the proximity of our market to Alberta, if we see economic gains on the other side of our provincial border, it will likely spur consumer confidence among prospective buyers and

MAYOR KENNEDY STEWART COMMITTED TO THAT GOAL by MICHELLE HOPKINS In less than a decade, Vancouver has seen its real estate prices go over the roof, including single-family homes, townhomes and condominiums. Much has been written about the reasons why Canada’s most expensive real estate has been in the midst of a worsening housing crisis — a truth that has been apparent for quite some time now. During Vancouver’s recent mayoral race, the city’s newly minted mayor, Kennedy Stewart, ran on a pledge to build 85,000 new homes over the next decade, including 50,000 rental units, of which 25,000 will be affordable rentals run by non-profits targeting households with incomes at or below $80,000 a year. Stewart is still committed to that goal. 54

“In the early ‘90s we had a good track record of investing in affordable housing, but after the federal money dried up, investing in affordable rentals and co-ops stopped,” says Stewart. “If Vancouver doesn’t invest in affordable housing, the city will lose some really good young talent. We do not want to live in the kind of city that lacks diversity … A healthy city is a well-balanced one.” Stewart comes to his new job with a wealth of experience. As a tenured professor at Simon Fraser University (SFU) School of Public Policy, he wrote, taught, and provided advice to governments and the United Nations about cities and housing, and he holds a PhD from the London School of Economics.

Stewart says the city’s housing affordability crisis will greatly impact Vancouver’s future progress if the talent needed to fuel the economy can no longer afford to comfortably live there. The housing squeeze, says Stewart, is affecting a lot of residents, but more so people on fixed incomes and those entering the workforce. “Both governments are more willing partners in the effort to increase the stock of cooperative and non-profit housing in Vancouver,” Stewart says. “This issue did not happen overnight, and it won’t be resolved overnight. The middle class and those with moderate incomes are facing the crisis month-to-month.” There are many ways available to government to improve the lives of people in Vancouver and improve the city at the same time. Stewart’s plan is to prioritize non-
profit housing solutions for those low-to-medium income earners, while at the same time encourage the for-profit housing industry to provide homes within reach of first-time, local homebuyers. Stewart admits that over the last decade, developers have been building high-end condos for the rich. “That era of the icing on the cake is pretty well over. I’m seeing a real willingness from developers to build more affordable housing,” says Stewart, referring to conversations he had with developers and builders during his campaign and since getting elected. To accomplish his housing goals, Stewart has been working on several policies to speed up the pace of development. They include: Clearing the backlog of building permits for purpose-built rentals; hiring a renters’ advocate to offer information, advocacy, and legal assistance during tenancy disputes and reno-evictions; provide homeowners more opportunities to develop their own properties (i.e. laneway homes and
suites), while allowing for more duplexes and triplexes to be built in single-family neighbourhoods. The city also needs to continue to build denser neighbourhoods, especially around transit. “The previous council identified increasing density in both the Cambie Street and West End corridors,” says Stewart. “We are now moving ahead with a new rail line to UBC which will allow for more mixed neighbourhood densification in this area.” To deliver on his promise, Stewart says he has the support of federal and provincial governments. “It is very encouraging that both levels of government are willing to work together to create long-term housing funding and bring back tax rules to encourage the construction of rental buildings,” he says. “For the city to grow and prosper and for our residents to share in that prosperity, all must have access to quality, affordable housing. I have a lot of confidence that we can deliver affordable housing to the city of Vancouver.” nexthome.ca

A small bathroom doesn’t have to fall short on style or storage. The right vanity can go a long way to meeting both demands. Here are three considerations when shopping for that perfect vanity that satisfies those big ‘small-space’ cravings.

SIZE MATTERS. It’s not the size of the bathroom that counts, it’s how you use it, right? Consider the vanity’s height and depth in relation to the room, and how you use the space. Particularly in compact bathrooms, you’ll want to pay close attention to factors such as door swing, location of the toilet and tub, and the general flow of traffic. Along with vanity dimensions come some other technical considerations. Where is the plumbing located? Do you require a single or double sink? How will the faucet be mounted? It’s always best to consult with a professional contractor who can advise you on what’s possible in your space, the scope of work and timeline for completion, and the cost.
OUT OF SIGHT, OUT OF MIND. The type of bathroom you have will dictate which storage system will best meet your needs. A powder room has minimal storage requirements, while an ensuite or a busy family bathroom calls for greater storage, organization and efficiency. For small bathrooms that see a lot of action, consider installing a vanity cabinet which is perfect for tucking away towels, toilet paper, tissue boxes, and perhaps a drawer (or an under-counter caddy) for each family member to store personal items.
STYLES FOR MILES. Some see a small bathroom as a design challenge. I view it as the perfect opportunity to make a statement. Since the space is limited, the few fixtures you have (including the vanity) need to be high-impact. Select a vanity style that stands out to you, either for its materials, shape, style, or another unique detail that sets it apart.
