Add personality: I always recommend you include a little individualized charm. This will set you apart and let your guests get a sense of who you are. It doesn’t need to be overly extravagant but something to bring out your personality and make potential guests feel at home. Try including your favourite scented candle or a cozy throw and little notes/ instructions around the home are also a great way to connect with your guest and create memorable moments.

Create an inviting space: With short-term rentals, most people look for the comforts of a real home and not a sterile hotel room. Think about creating an inviting space with accent pillows, styled shelves and artwork. All of this can be done on a budget and with nonbreakable items. Make sure things are easily washable so you can keep things feeling fresh between guests. I have developed an entire line of washable Canadian made pillows (alcornhome.com) that are perfect for rentals – you can toss the entire pillow right into the washer and dryer, too.

Minimal look, maximum return: As much as you want to make the space feel homey, you want to keep it simple and Marie Kondo approved! This way your home always looks put together and people don’t feel like they are intruding

Keepin’ it fresh: Make your home stand out from the rest by keeping things fresh. Little touches like flowers or small plants that require minimal maintenance, fresh white linens and towels give that hotel clean feeling but with the comfort of home. It also looks great on camera when you’re staging the space.

Lights, camera, action: A picture is worth a thousand words, when it comes to short-term rentals. Since it’s the first thing a potential customer looks at, the quality of the photo is as important as the staging. Photos that showcase natural lighting, your design personality and cleanliness, along with ensuring they are high enough resolution, are keys to coming out on top.

Hook people with words: The description you create is as important as the photos. Not only does the description allow you to show off your personality, but it allows you to bring your space to life in a way photos cannot. And make sure your photos match your description; don’t talk about the spacious bedroom on the second floor if you don’t have accompanying imagery.

POPULATION GROWTH PRESSURIZES BC HOUSING MARKET

According to Statistics Canada, in October 2018, British Columbia’s population exceeded five million, the first time the province topped that number. That’s a 0.49 per cent increase in one quarter. The 2019 MLA Intel Report forecasts the province’s population will continue to grow steadily with almost 50,000 new residents arriving this year and calling it home. In addition, a large number of international students will continue to attend universities in BC. Canada experienced a 45 per cent increase in student permits issued between 2015 to 2017, with many students staying once they complete their degrees. With job opportunities remaining high compared to other provinces, inter-provincial migration will likely remain constant over the next three years as well. Despite the real estate market slowing down over the past months, Vancouver’s population growth clearly hasn’t. What impact will community growth have on housing options in the coming years? Within this framework, it is critical to mention that housing starts are expected to decline in Metro Vancouver over the next two years. Increasing approval timelines adds pressure to the housing market. Increased government 44

regulation and taxation, elongated development timelines, and municipal bureaucracy makes it challenging to produce housing in our cities. Even with the stricter federal mortgage qualifications, rising interest rates, and government interventions to slow the housing market, BC’s forecasted GDP growth continues to lead all other provinces and territories. Supply and affordability issues are at the forefront of the housing conversation in British Columbia. This means both buyers, sellers and their agents must be creative. As some investors take the sidelines to observe market changes, new residents require somewhere to live, and we’re seeing end users once again, the main demographic of homebuyers. While 2019 will remain competitive, we expect over the coming months that purchasers will benefit from an

overall balanced market with nominal price escalation. Choice, selection and value will be on their side. We expect BC’s fundamentals to remain stronger than elsewhere in the country. This ensures pressures on our housing market will continue. We must be progressive in our solutions to provide housing – the long-term viability of our cities depends on it.

Today, new developments are most often planned communities that range from large-scale developments with hundreds of homes to private enclaves of less than 50 homes and downtown condo towers. The ideal “community” is a very personal thing that varies from person to person. It is important to have realistic expectations and to know what 52

you’re looking for before you buy. As you visit builders’ sales offices and model homes or suites, be sure to ask about the community at the same time.

If the development is already partially built and lived in, stop to chat with people on the street, or try knocking on somebody’s door to ask a few questions.

WHO IS THE TARGET MARKET?

WHAT COMMON FACILITIES AND COMMUNITY AMENITIES ARE PLANNED?

Ask the builder or salesperson to describe the community and the homeowners it is designed for. Inquire about the mixture of homes in terms of size, styles and price range, and ask for a profile of people who have bought to date; who lives there? Some communities, notably those aimed at mature adults and seniors, may also set criteria for who can buy in that building.

Builders and developers put a great deal of effort into planning a community that will work well for the intended residents. In a neighbourhood development, common facilities like parks and community centres might be part of the plan. In condominiums, a wide range of common amenities can be included, from health clubs


and pools, to party rooms. Ask what is planned for the community or condominium development. The example pictured here is HAVAN developer Tien Sher’s multi-family project, Venue, located in Surrey. The 3,600-sq.ft. ‘roof park’ includes barbecues and two lounge areas, plus ample space for a round of bocce, or some yoga on the astro turf. The building’s U-shaped footprint also allows for a public yet private-feeling courtyard with meandering paths and plenty of seating. Buffered from the city noise and seamlessly integrating with previous phases, this quiet retreat encourages a more social, engaged style of living. WHAT ON-GOING SERVICES WILL BE OFFERED?

Services provided to individual homeowners by communities vary greatly, so be sure to ask for detailed information,

including costs. In condominium developments, security and most maintenance of areas outside of your living unit will be professionally managed. In some neighbourhood developments, services like gardening and snow removal are sometimes mandatory to keep the community attractive and safe. Seniors’ developments may include health and recreational services. MOVEMENT WITHIN THE COMMUNITY PLAN

The layout and design of a new community will affect how residents interact, which will impact your daily routine. Look for narrow or curved streets to slow down traffic, and sidewalks and pathways for pedestrians and bicycles for getting around easily and safely. Check if shops and services are within walking distance, and note the location of schools, hospitals, and other amenities, plus access to

transportation and connections to other parts of the city. COMMUTING TO YOUR WORKPLACE

Options for getting to and from work should be taken into consideration. If you plan to go by car, drive your commute route at rush hour to get a sense of the time involved. If you plan on using transit, find out about schedules and routes that will work for you. If you’re sick of that leaky faucet, your loud neighbours and dated kitchen, you may have decided that the appeal of a shiny new home is hard to resist. So, you’ve made the decision to buy a preconstruction condo, or maybe you’re moving from a condo into a new townhome. You’ve seen dozens of presentation centres, talked to eager realtors and scouted neighbourhoods until you found the home for you – that will be ready in a year or two. 60

This is an exciting time, but to make sure your experience matches your expectations, take some time to do your research. You may need to do a bit of old-fashioned detective work: Knock on doors, call the municipality and walk around existing buildings by the same developer. Here are five questions to ask to help you in your search.


WHAT’S THE DEVELOPER’S TRACK RECORD?

Most large buildings are completed by well-known developers, who have a long and proven track record. But smaller boutique developers may not have the same experience, so ask for previous projects and talk to other residents about how it went for them. “Take a look at their Better Business Bureau rating, the awards they have won, their references, and how long they have been in business. This will give you a good idea of the quality of their customer service,” advises Bob de Wit, CEO of The Homebuilders Association Vancouver (HAVAN). YOU LOVE THE SHOWHOME. NOW FIND OUT WHAT COMES STANDARD, WHAT IS EXTRA, OR AFTER-MARKET

For buildings that are pre-sale or still under construction, the presentation centres feature sample bathrooms, kitchens and other rooms to give you a sense of the finishes, appliances and bathroom fixtures that will be in the finished product. Many have whole sample suites set up by interior decorators. Make sure you know what is included in the price of each home, and what has been added by the designer as an upgrade or aesthetic. You may be on the hook for closet organizers, shelving and other items that might not seem obvious. Find out if the developer has leeway in the contract to change details like reducing the ceiling height anywhere in the unit. Also check how the units will be heated, cooled and ventilated and the location of heating and air-conditioning equipment, ventilators and hot water heaters. WHAT KIND OF RETAIL WILL THE BUILDING HAVE?

In a mixed-use building it may be nice to have a grocery store or a gym downstairs and it may feel like another amenity. Not so much for a nightclub or a 24-hour pizza joint (but hey, maybe that’s your lifestyle. No judgment here!)

WHAT ABOUT NOISE- AND ODOURREDUCTION MEASURES, AS WELL AS THE RAIN SCREEN TECHNOLOGY?

Ask about the energy efficiency of the homes to ascertain what your monthly bills will look like. Finally, soundproofing of the homes in a multi-family strata is crucial to your well-being. Noise is the number one annoyance in co-ownerships. Find out the meaning of wording such as “superior soundproofing” used by developers in some marketing materials. What kind of window technology is being used? Windows can shield street noise. WHAT ARE THE STRATA FEES? ARE THEY WORTH IT?

If the development has a full-time concierge and a pool and a gym, make sure you will realistically be taking advantage of these things, as they can be expensive. Make sure your monthly condo fees are manageable, what they include, and when they’re likely to increase. It’s also good to investigate whether there are any “hidden” costs, such as longterm leases on building fixtures, which will be passed along to owners. nexthome.ca

Bounded north and west by the Fraser River, east by Oak St. and St. Edmonds Dr., and south by Cambie Rd., this area is at the heart of Richmond in all its consumer-crazy nature. From car tires to congee, if you’re looking to buy it, Bridgeport is looking to sell it. This is a humming commercial zone.

THE VIBE

Spread out but highly developed, the neighbourhood has room for quiet, tree-lined side streets and massive malls. It’s near YVR Airport, so you can see and hear jets land, although the noise is not intrusive. Bus and rapid transit service is excellent, especially for travelling to and from Vancouver, as so many Richmond residents do. The area is not too friendly to bicyclists or walkers, with many roads lacking proper sidewalks or space for cycles. Car use is quite heavy, but so is use of public transit.

There are several small parks in the neighbourhood, including Odlin Park, but not much else besides YVR Airport in the way of civic amenities. The Canada Line has two stops, Bridgeport and Aberdeen, providing easy access to Vancouver. One thing the area doesn’t want for is lodging accommodations: There is a plethora of hotels available to visitors.

JUMPING INTO REAL ESTATE INVESTMENT

It takes nerve to jump into the real estate investment pool. To be successful, you’ll need money skills, good advice and smarts to follow it. So when, to my utter astonishment, my mortgage was paid off, I’m single, self-employed and decades from retirement, I shouted ‘Woohoo’ and did a happy dance! While I was happy dancing, of course, I thought about the ‘what ifs.’ What would I do with all of that extra cash? Travel! Woohoo – more happy dancing! But my practical streak screamed, ‘What? Are you crazy?’ I considered the stock market. I pondered socking it away in a savings account of some sort. But, as various friends and clients pointed out, the smartest thing I could do was to use my house to buy another house! Leveraging the equity I’d built up made sense, but I hated the idea. After all, I had just paid off my mortgage. Why on earth would I (single and self-employed with a moderate, highly unpredictable income) immediately burden myself with another one? Apparently, I should buy a rental property and let my new tenants pay it off for me. Brilliant! But my extremely practical, financially cautious self nearly had a heart attack. The potential hassles and costs scared me, because at first glance, they appeared beyond my control.

One of my clients, Steve, who had also positioned himself as my business coach, said, “Yes, you can certainly look at being self-employed, single and your unpredictable and moderate income as roadblocks!â€? But then pointed out, I’d already successfully managed home ownership. He asked, “What is it about you and your situation that made that possible?â€? That got me thinking. When I stepped back and really looked at myself, I could see that the person I’d always been could become a successful, albeit small, real estate investor. I liked pondering the equity sitting in my house, but I didn’t much like the fact that it wasn’t

actually doing as much for my future as it could be. Now, I was finally ready to use some of that equity as a down payment on my very first rental property! I was going to do my research, learn more about real estate investment (maybe even take some courses), crunch the numbers and start small with a place that I could afford and where every single cost would be covered by the rent from my new, carefully vetted tenant, with room to spare: Mortgage payments, utilities, property tax, property insurance, repairs, upkeep. I was scared, but I took a step back, objectively assessed myself and my situation to see if it was viable and decided: “I can do this!� Can you?
