When my husband and I were looking to purchase a home, one of my favourite activities was to visit open houses. Not only was I able to see a lot of amazing layouts and home designs, but I was also privy to so many cool decor ideas. Buying pre-construction has a lot of benefits, but the one thing it does not typically give a potential homeowner is the ability to see fully finished and decorated units and homes. Yes, there is often a show suite or model home, but ití s not the same as being able to see a number of finished new homes of different styles at the same time and be able to ë oohí and ë ahhí and compare. Thatí s why the HAVAN Parade of Homes, which is happening on June 9 between 10 a.m. and 4 p.m. is such a great idea and an event not to be missed for anyone looking for a new home. What an amazing opportunity. Families can tour 20-plus award-winning homes across Metro Vancouver and while doing so, see the newest design trends, interact directly with professional builders, renovators and designers, and learn about the science behind the home. There are many reasons why this can be one of the most important metrics to consider when choosing your next neighbourhood in the Lower Mainland. According to Walk Score, individuals who live in a neighbourhood with a high score weigh six-10 pounds less than someone living in the suburbs. Additionally, the higher the walk score, the less likely you are to burn fossil fuels running errands in your vehicle. This can also translate into using less money to maintain a vehicle, which contributes to one point of Walk Score being worth up to $3,000 of value for your property. With multiple neighbourhoods maintaining walk scores of 90 and above including Downtown, West End, Kitsilano, Strathcona, and Fairview, itís r ecommended to take a deeper look at what these communities have to offer when thinking about buying and moving. Start by understanding how that neighbourhood aligns with the lifestyle youír e after. Is the neighbourhood well established or in transition and therefore might offer a higher return down the road? When looking at a new neighbourhood, I always suggest looking at the official community plan, which you can typically find online through any municipal website. Here you will get great information on the future of that neighbourhood. Are infrastructure projects being considered such as libraries, parks, community centres, hospitals or schools? Is the density format of that neighbourhood drastically changing? Is the neighbourhood even on the cityí s radar in terms of changes? The OCP will give you a strong sense of what changes may or may not come in that neighbourhood. Another recommendation I always make is to spend some time in that neighbourhood. Nothing replaces actually being there. Visit during the day and do something you would typically do such as jog or run errands. Revisit the neighbourhood at night and perhaps visit some restaurants. Get a feel for the vibe, the people in the neighbourhood, and the activity level. You may be surprised with what you find. Finally, talk to people who live in that neighbourhood. Find out what they love about it, what they have learned about it, their favourite places to visit,
experience, use, etc. A local perspective is always valuable and can uncover hidden gems easily missed at a first glance. As the saying goes, location is fairly important, so finding the right neighbourhood that suits your needs and lifestyle is worth the time and energy. Sometimes when you walk into a living space, you immediately feel comfortable, and yet, impressed. Nicole Duval, a senior interior designer at BYU Design, took her design cues from the industrial history of 50 Electronic Avenue in Port Moody to evoke an inviting ambiance, fit for a discerning, worldly bachelor. New Home + Condo Guide: What were your overall inspirations and constraints when working with this particular show suite for 50 Electronic Avenue? Nicole Duval: The design from each project we
collaborate on is inspired partially by the developer, and entirely by the community. The history of 50 Electronic Avenue was something we really honed into during this process; youí ll notice industrial 36

accents to represent the factory that occupied this space in the community for many decades. NHCG: This ambiance has an almost ë 70í s theme to it, with the dark brown wood, the map on the wall and the leather furniture. It seems very masculine. Was this the intention? ND: For the one-bedroom show suite, the overall
intent of the design was suited for a young, professional bachelor, yes. We felt the essentialist, yet chromatic elements effectively captured the contemporary look we were going for and we built it using this demographic in mind. NHCG: How do you keep show suites fresh and surprising for different projects?
ND: It is easy for us to stay creative when weí re
constantly teamed up with creative people. When these minds come together, the sky is the limit and we like working in that range. Each developer has their own unique factor; Panatch Group really emphasized the importance of local craftsmanship, so we got to design this particular space using items, furniture and accessories that people can buy just blocks away. NHCG: What are some things you can do to make a very small bedroom seem more relaxing and spacious? ND: Optimizing the spacing inside your home is one
of the most important things you can do. First and foremost, itís wo rth noting the unique positioning of area carpeting and plush materials inside our show
suites to make your home seem maximized in space and comfortable by touch. NHCG: The pops of green from the plants really stand out. How do you choose what plants to use, and where to put them? ND: The right plant is so important when selecting
for your condo space ñ regardless of the size. In our show suites, youí ll notice neon green accent plants in areas where the room exposes natural brick and/or darker colour shades. Often in areas such as this, weí ll use larger plants to elongate the appearance of the walls. Typically, against the lighter, white patterns we opt for darker wholesome plants to embody a healthy product in areas where residents will derive the most energy from their space. nexthome.ca 37

Oscar Miklos is a Vancouver lawyer specializing in strata law with Haddock & Company. NextHome New Home + Condo Guide sat down with Miklos to ask him about the role of a strata lawyer. New Home + Condo Guide: What does a strata lawyer do? What are your most common disputes?
NHCG: When buying into an existing strata, what are some red flags to watch out for? OM: The general question that a buyer should ask
themselves is, ì How well is this strata corporation managed?î Most often, this question can be answered through a review of past council meeting minutes, the minutes of past general meetings, the financial documents, the bylaws and the depreciation report. Among key indicators, a proactive strata corporation will hold regular council meetings, have a healthy contingency reserve fund and have updated their bylaws at least once in the past five years. On the other hand, a poorly managed strata corporation may have a dysfunctional council, may resort to numerous special levies to raise funds for foreseeable expenses, and may have an entirely outdated set of bylaws. The Form B (Information Certificate) provides a quick snapshot of relevant information regarding the strata lot that you may be looking to purchase. 40

NHCG: What should one consider when buying a pre-
sale unit? OM: Pre-sales are tricky because, as a buyer, you are
putting a lot of faith in the developer for a product you cannot actually see or touch at the time of purchase. Before being able to market a pre-sale unit, developers must file a disclosure statement. This disclosure statement contains certain representations by the developer which serve to set the expectations of the buyer with respect to the new development. One important thing to keep in mind is that the disclosure statement can (and often is) amended prior to the completion of the development. The initial disclosure statement will lay the groundwork for the future strata corporation, such as the proposed set of bylaws that will be filed by the developer and the anticipated budget setting out the strata fees payable by future owners of each unit.

Oscar Miklos: Most of the strata lawyers in British Columbia engage both in litigation (going to court), and solicitor work (bylaw drafting). In a broader sense though, I view my role as a problem solver rather than purely as a litigator. Going to court (or before a tribunal) is one of the many tools in our tool belt to solve issues faced by our clients. A lack of communication and bad tempers are often at the root of the issues I deal with. Sometimes these issues can be resolved simply by getting parties back on talking terms. When I started out as strata lawyer, a property manager told me that the strata world comes down to three ì Písî ñ p eople, pets and parking. Thatí s probably the easiest way to summarize the most common types of disputes I deal with.

These can really add to your health and quality of life, but they also add to your monthly strata fees, so ití s important to balance what you will use with what you can afford. When it comes to designing your home’s outdoor living space, all too often it becomes a second thought, if considered at all. Big mistake! By applying the right focus and some tried-and-true design principles, it’s possible to add fabulous and functional living space to your home. As the owner and designer behind this sun-soaked space, I will say that the result didn’t come by chance. I approached the design with my eye on three key points: The view, the style and the function. Here’s how my vision came to life.

My home is fortunate enough to have stunning natural views, so maximizing vistas of the mountains and water was a must. I did this by doubling my outdoor living area with a two-level design. The lower level captures the mountains, while the upper level overlooks the shimmering water. The upper deck features comfortable lounge seating and a fire pit, encircled in a barely there, frameless glass railing that offers unobstructed views and a clean, modern aesthetic.

Continuity is key in achieving a fluid aesthetic. I opted for a fabulous Palm Springs-inspired palette. Characterized by an uninterrupted scheme of cream, coral and royal blue, complemented with soft fabrics and finishes. Through the kitchen and family room, past the stacking glass doors and out onto the mainfloor patio, you get a distinct sense that the spaces were designed in sync. The uninterrupted indooroutdoor experience draws some traditional ì interiorî elements outside, such as a rug underfoot, beautiful quality furnishings, accessories and art to complete the space. The result is a fun and modern extension of my indoors. 56

A well-designed, well-planned alfresco entertaining area shouldnĂ t be limited to those fleeting summer months. I kept this idea in mind throughout the design process. So, how did I create that elusive eternal summer on my patio? I incorporated wood soffits and pavers layered with rugs to visually heat up this otherwise contemporary exterior. But a warm look can only go so far. To tackle the cool temperatures, integrated heaters mounted overhead allow for year-round use of this covered dining lounging area, complete with an oversized barbecue. To top it off, the hot tub just outside the master bedroom serves its purpose during the coldest months.
