HOW SMART WOULD YOU LIKE YOUR HOME TO BE? According to Statistics Canada, in November 2017, 76 per cent of Canadians owned a smart phone. A more recent survey conducted in August 2018 by the Consumer Technology Association, polled 1,000 adult Canadians. Of those surveyed, 86 per cent said they owned a smart phone. With 35.1 million of us subscribing to a wireless device, the number is probably higher. If you own a smart phone, it could help you manage your home from the inside ñ and from the outside. Whether you want to control your homeí s heat from your office at work, or turn on the outside lights before you arrive home after a late-night out, new smart-home technology is achieving some amazing results to help make our daily lives easier. But not all new technology is attached to a smart phone app. In this issue of NextHome, Michelle Hopkins writes about whatí s currently on the market, and what tech experts predict will be coming down the pipeline in the very near future. AWARD-WINNING HOUSING OFFERS CHOICES IN GENTLE DENSIFICATION by RON RAPP

A thriving community is one that offers a complete mix of housing to provide for a variety of families and their housing needs. Neighbourhoods that embrace gentle densification versus ë keeping the status quoí contribute to an increase in a municipalityí s economic base from which local schools, businesses, amenities and services can thrive, and help keep communities alive. The Ludgate Residence, registered Heritage-B and a HAVAN Ovation award-winner for Best Small In-fill Development, is an excellent example of gentle densification that contributes to the housing mix, all while preserving the integrity of the existing neighbourhood. Built in 1912, the original craftsman single-family residence was converted into a duplex and an infill house was added in the rear. The house was raised and set on a new foundation with precision as to not disturb the existing brick chimney and stone columns that were retained and refurbished to elegantly maintain the tree-lined streetí s heritage appeal. Private outdoor spaces were provided to all three units: A lower patio with landscaped screening from the street; a patio to the southeast corner of the principal building; and a lower patio directly between the principal building and the infill. Cleverly placed walkways connect the three units with greenery, preserving privacy. The duplex residences, both inside and out, feature retained, refurbished and/or added-to heritage facets, remaining consistent and uniform with its neighbourhood and surroundings. The infill building shares the same exterior and is seen as an extension to the other residences. The interiors of the three units are uniquely and independently designed, with the infill and garden units being more modern and the upper duplex unit focusing on heritage incorporation. Both the upper duplex unit and infill house have quiet upper floor sleeping quarters and main floor living, dining, and entertaining spaces. The duplexí s garden unit creates this separation by placing the bedrooms near the back of the home and keeping the front open space for daytime activities. oriented development is a key plan for our region going forward. How do you see Surrey, and Langley in particular, evolving as a result of this? Scott Brown: Given the current

and projected growth in the region, and particularly south of the Fraser River, transit expansion is absolutely vital. I would like to see a light rail connection between Guildford and Surrey City Centre and connections to Newton and King George and 64th and Delta. I have changed my original opinion, and I now support Skytrain along the Fraser Highway corridor. I think Surrey City Centre and Guildford will densify smartly, akin to Brentwood and Metrotown, but with a seat of government and commerce at its core. NHCG: The market has definitely changed in 2019, and many people say ití s just a correction to a more ì normalî kind of environment. What do you think? SB: The market in the last half of 2017 and most of 2018 became like a stove, so hot you could boil water practically by walking by it. Now, the stove clearly has short44

term cool spots and hot spots. It also requires a re-setting of expectations with respect to pricing and absorption and extra diligence on the part of consumers and developers alike. That being said, I never underestimate the resilient underlying fundamentals driving this market, and I can see a day in the not-too-distant future where price escalation and accelerated absorptions will be once again the tale. My report on the new multifamily market in Metro Vancouver is called Fifth Dimension and is available at Fifthave.ca. NHCG: What kind of buyer can take advantage of these new kinds of conditions we currently are experiencing? SB: For starters, end-user buyers. The market was so active on the investment front, and investors were so comfortable making quick decisions, that first-time buyers and downsizers simply did not have the time to get comfortable and make a decision. They will now have a little more time to buy and seek good value for the next while. Of course, the investor will remain active, seek value, and see future capital appreciation, but they may be a tad more selective.

NHCG: Do you find there is a difference in buyer activity inside the City of Vancouver and the outlying areas? SB: Yes. Simply put, buyers who are challenged by the new financing rules are looking for condominiums in the $300,000 to $500,000 price range and townhomes in the $550,000 to $650,000 range. Developers in the suburban markets are practically the only ones able to offer this product and price point in an economically viable manner. In addition, these areas have matured in terms of amenities, services and experiences over the last decade to the point that buyers do not have to be as concerned with sacrificing lifestyle to own a home.

For example, if you are in your kitchen and wanted the system to turn


off the chandelier in the dining room, it wouldní t execute that command because it doesní t recognize it.î When it comes to intelligent security cameras, many now offer facial recognition. ì When someone from your list of friends and family members comes to your front door, you will get notification on your smart watch or phone,î adds Zerbe. ì For security reasons, these cameras are very hot right now.î The Nest thermostat is the easiest and one of the most useful products for those who want to find ways to save money on hydro bills. With a Wi-Fi smart thermostat, you can remotely change the temperature, set schedules and save energy. Better yet, the Nest thermostat can communicate with the Nest Protect smoke alarm to alert homeowners to issues like heating failures, cooling lapses, or indoor pollutants. ì A Nest Protect can detect smoke and carbon monoxide and relay that information to your Nest thermostat, which will automatically shut off your system to stop the spread of dangerous fumes,î Zerbe notes. ì This is a life saver.î Another fairly recent innovation is the smart water main shut-off valve. ì The Dome Z-Wave Plus Smart Water Main Shut-Off Valve can be controlled wirelessly and detect

a water leak,î adds Zerbe. ì It will automatically shut off the water and send a message to your phone, mitigating water damage before it has a chance to really cause costly destruction to your home.î A LIGHT ON WELLNESS

Anyone who remembers fluorescent lighting of the past knows the health implications, like migraines, eye strain, and dizziness. Todayí s intelligent lighting system is creating healthier homes. ì Using voice control, Philips Hue can change the colour of your lighting, like a blue white for alertness,î says Zerbe. ì Right now, lighting companies are working on non-white lights and colourchanging illumination to help with sleep, moods and more.î As more of us age in our homes, Zerbe predicts wellness will be the next hot frontier. ì We need to make our homes safer Ö technology will help us achieve that,î Zerbe notes. Even though these voicecontrolled smart speakers are capable of doing a lot, they arení t quite ready to accomplish all our commands just yet.
