But similar to the interior, where upgrades and personal touches may involve professional guidance and an extra budget, figuring out what kind of landscaping to do, never mind how much of a budget to allocate to get it done, can be a mystery for most homeowners. Townhomes come in different shapes and sizes. Visualize life in your new home and choose the floorplan that’s right for you. Greatrooms on the main are the norm, however the layout of the floorplan can make a significant difference to your lifestyle. Consider site lines, access points and the functional use of space. Walk from the garage to the fridge and imagine yourself carrying some groceries, with some children under foot, too. How many steps and how far do you have to walk to complete what is a simple everyday task? Is there room for the stroller, bikes and golf clubs? What about the dog? Open the front door and look for a logical place to store shoes and coats. Consider prepping food in the kitchen for a gathering with friends or family. Where is the kitchen in relation to the backyard BBQ? Is there a site line from the kitchen to the outdoor area to easily keep an eye on the children? Are you able to socialize with people in the living room? Take a moment and sit on the sofa. Look to see what rooms connect to the living area. Do you see the kitchen, possibly a bathroom or bedroom, too? A room off the living area can be great for an office or guest bedroom but may be a challenge if you are looking to put a young child to sleep while entertaining. Think about bedrooms in relation to sleeping patterns, bed configurations, access to closet space, laundry and bathrooms. Young families will have very different needs compared to young urban or downsizing couples. The Fairways is an excellent example of a well laid-out floorplan. THE COST OF LANDSCAPING CARSON ARTHUR

The cost of landscaping always seems to shock homeowners. Somehow people relate it to the cost of gardening and are surprised to find out that decks and wood cost more than plants… not to mention the labour involved to install them. In speaking to several industry professionals, the average back yard renovation starts at around $20,000, with some projects crossing the million-dollar mark. With such a huge range, how do you know how much your outdoor landscaping should cost 24

and how much should you really be investing in your home? One of the biggest mistakes that a client makes is to envision what they want in the yard BEFORE they really set the budget. When I meet with a client, I start by asking what the approximate value of the home is. If you set your budgets based on percentages of your total home’s worth, then you know that your plans will stay in-line with property values in your neighbourhood. Front yards have been getting more attention by realtors and housing experts because of first-impression numbers. Several online sources place the value of curb appeal and a home’s first impression between five and eight per cent of the home’s worth. Items like shade trees and front

walkways contribute to higher returns, as do front porches and sitting areas. While plants and gardens are important to the overall appeal, too many flowers in the front yard intimidate buyers looking for low-maintenance homes. As my general rule, I try to keep the front yard landscaping at seven per cent of a homeowner’s budget. That number does not include the driveway, even though it may be at the front of your home. Back yards tend to be more about function than a front yard space. Good design can offset the shortfalls from the inside of the home with outdoor elements that meet the same need. For example, if a home has a small kitchen, adding an outdoor version with a barbecue or a smoker is


a smart investment because it partially addresses buyers’ concern when they see the inside space. Having a good deck or patio in your back yard that provides lots of living space can increase your home’s value by up to 12 per cent, according to Century21, Canada. You also need to consider the return-on-investment for your outdoor space. According to Remodeling Magazine’s 2019 Costvs-Value Report, a simple wood deck has an expected return of 75 per cent for the life of the deck, which averages eight to 10 years in Canada. This number climbs when you invest in products like MicroPro Sienna; the brown-treated wood available at a majority of big box and lumber stores. This wood uses a new treatment process of micronized preservative, which is able to penetrate the wood, providing more protection from the elements. If properly cared for, using sealers and cleaning products, a MicroPro Sienna deck can last significantly longer, allowing the homeowner to see a return of 75 per cent of the initial cost for a much longer period. Unfortunately, the size of the deck matters when calculating the return on your investment. So how big should the deck or patio be? It comes down to what you want to use it for. I always tell homeowners to start with the patio furniture. At the store, large patio furniture is shown as compact as possible so that they can get more sets on the showroom floor. Don’t be deceived by this. Too often, homeowners plan their outdoor space and can’t find the furniture to fit it. The

easiest way to answer this question is to go to the furniture store and pick out want you really want for your space and then measure it. Bring some friends and make sure to measure your potential set with people sitting in it. Also, consider how much room you need to walk around the furniture if it’s being occupied. HERE ARE MY GENERAL RULES…

Ŕ A four-person square table needs a deck that is 12’x12’. This might seem large but it is important to allow for flow around the table as well as enough space for guests to sit comfortably. Including the barbecue as you plan your space is also very important. Ŕ A barbecue needs to be away from a burnable surface by 36” when it is in use, so make sure to plan for an area to roll it out before you turn it on. Ŕ Four club chairs around a table or propane fireplace needs at least 15’x15’ because people tend to cross their legs or sit in

a reclined position and take up more room on the deck. With the size of today’s furniture, aim to install a 750 to 1,000-sq.ft.-deck to include a six-person table, a decent sized barbecue, and an area for conversational seating. It might seem like a large investment, but all the experts (including this one) agree that creating usable space in the back yard is the key to seeing the big returns when it is time to sell. As you plan your spring projects this year, budget your dollars accordingly. I always tell homeowners to set aside about 20 per cent of their budget for the outdoors. This may seem like a lot, but with all of the housing market numbers showing solid returns in landscaping, you can take comfort in knowing that your money is being spent wisely.

After their marriage in 2016, Mathew Hopkins and his wife Sarah knew they wanted to buy a home as soon as possible. “We kept a close eye on the real estate market to get an idea of what we could afford,” says Mathew, a 36-year-old entrepreneur. “Then, we worked with a realtor and mortgage broker, who really walked us through the process and explained in detail what costs we would incur.” In 2017, the couple purchased a three-bedroomplus-den South Surrey townhome under construction for $635,000. “We really did our homework, so we knew what 36

Hopkins realized before he talked to mortgage lenders the importance of setting a budget. First-time homebuyers have to budget for their day-to day-expenses,” says Nicole Wells, vice-president at Home Equity Financing RBC. “It can be a real shock to some when they start to realize how much they need to live on. You don’t want to be house poor, unable to enjoy a dinner out once in awhile … Really look at your budget beyond how big a mortgage you can afford.” A GOOD TEAM NOW SAVES HEADACHES LATER

Wells gives kudos to the Hopkins for “doing their homework and choosing the right people to assist them.” Homebuyers should consider the people they will be working with as their team and hire the best people that they can afford. The team will include many members – a realtor, lender or mortgage broker, inspector and a real estate lawyer. They should

all be experienced enough to deal with any issues that arise. “The importance of picking the right people cannot be overemphasized,” says Wells. Buyers should Interview a few to make sure they are comfortable with her or him. Wells cautions prospective homebuyers to not pick a realtor because “They have a kid on the same team as yours, or you went to high school with them.” You can certainly interview that realtor, but choose one that has done deals in your area, and has some experience. The more knowledge, the more likely they have seen the good, the bad and the ugly in the neighbourhood you are interested in. The same applies for the lawyer or notary that you choose to close the transaction for you. Make sure they have the know-how to handle your file. Phone around and ask for detailed quotes, but also ask about their experience and expertise,

then make your decision. One of the biggest mistakes first-time homebuyers make is not preparing for life’s inevitable “surprises.” “What if one or another loses their job or falls ill, or the water heater needs to be replaced a few months later,” says Wells. “It is always smart to have money saved for these or other surprises.” Then, add in the recent qualifying rules by the federal government, and the process can seem even more daunting. overall inspirations and constraints when working with this particular show suite for the Pacific by Grosvenor? SQUARE ONE: The inspiration for the Pacific is definitely the location – in Vancouver’s urban centre with expansive views of the mountains and water. The interiors are warm and contemporary with simple yet sophisticated details, and careful 42

colour selections creating a sense of place and home. The only constraints were getting this airy ambiance to fit into the Yaletown Sales Centre. NHCG: The colour of the dark-themed cabinetry is a really interesting shade of gray. Is this a new colour from Snaidero? SO: The three-colour schemes were selected

carefully to provide a warm, clean and sophisticated interior. The gray veneer that is featured in the dark colour scheme is a very special finish – Smoked Eucalyptus with a low sheen. This veneer has a very unique colouration that adds a dramatic element to the space. It was selected for all the suite front doors, establishing a unique sense of entry.


NHCG: Where is the chandelier sourced, and why do you think this piece works for this space? SO: The chandelier was sourced from Inform

Interiors. It has a sculptural quality and is interesting because the shape changes when viewed from varying angles. The hand-blown smoked glass shades and brass details have an understated sparkle and elegance.

Pacific show suite because the wood floor installed throughout the units has a lovely warm colouration, with visual interest created by the subtle white oak grain. Our approach to design is to add the required elements for a successful interior and no more. Adding multiple area rugs to a space can create visual clutter.

NHCG: The modern, low profile sofa, stools and occasional chair seem like they are floating above the floor. Where are these pieces from, and why did you choose this style, and these particular jewel colours? SO: The furniture selected is contemporary and light-

scaled. This style was chosen to complement and enhance the suite finishes, which are a rich selection of textural neutrals that are interesting and timeless. Jewel tones and dark neutral finishes on the furniture were selected to add colour interest. Most of the furniture was sourced from Inform Interiors. NHCG: When you have a large expanse of floor, how do you use rugs to delineate particular living areas? How many rugs are too many? SO: Area rugs can be used to delineate a space or function and add warmth, texture, colour or pattern to a space. Rugs were used sparingly at the nexthome.ca 43

Freehold means permanent and absolute tenure of land or property with freedom of full use and control of the land and buildings on it, subject to any rights of the Crown, local land-use bylaws and any other restrictions in place at the time of purchase.

Adjustable-rate and fixed rate mortgages There are generally two types of conventional mortgages – a fixed-rate and an adjustablerate mortgage. An adjustablerate mortgage means the interest rate can change over the term of the loan. A fixedrated mortgage simply means that the interest rate stays the same through the entire term of the mortgage and is “locked in”.

Whether walking, cycling, pushing a stroller, catching a bus, or using a mobility device, people of all ages and abilities should be able to access and enjoy a comfortable, safe, delightful, and inviting public realm.

Second only to our fervent belief that yoga clothes are appropriate for all daily activities, being smug about our city’s status as one of the most beautiful, and livable cities in the world is probably the most annoying trait of Vancouverites. But who cares? Yoga can happen anywhere at any time! Also, it’s true, Vancouver is beautiful and livable. We can’t take credit for the ocean and the mountains, but a lot about what makes Vancouver livable is an urban planning strategy that is necessitated by a limited supply of buildable land, and an ever-increasing population. Two innovations have been the hallmarks of Vancouver urban planning: The mixed-use, tower and podium building approach that has kept downtown vibrant and busy, and also the TransitOriented Community (TOC) planning in the city and out to the surrounding Metro areas. Metro Vancouver’s commitment to a transit-oriented land use approach goes back to the 1975 Livable Region Plan that envisioned a transit-oriented regional community of compact urban centres linked by frequenttransit corridors. This approach was reaffirmed in the 1996 Livable Region Strategic Plan, and continues to be a key direction in the new Regional Growth Strategy being formulated to go forward into the 2050s. Transit-oriented communities create walkable neighbourhoods with access to transit, services

and businesses, the goal being that people drive less, walk and cycle more, use more transit and less energy. This promotes a more healthy, active population that uses fewer resources, creates less pollution and less urban sprawl through increased density around transit nodes. To this end, a partnership between Metro Vancouver, Translink, municipalities, the province of BC and other stakeholders has created an action plan based upon The Six D’s: Destinations, Distance, Design, Density, Diversity, and Demand Management. More than 20 years after the leaky condo crisis of the early 1990s, building envelope and rainscreen products and procedures have come a long way. NextHome New Home + Condo Guide sat down with Alexander Huckriede, building envelope specialist, SEL Engineering to find out more about leaky homes. New Home + Condo Guide: What rescued Vancouver from the leaky condo crisis? Alexander Huckriede: Before the ‘80s, buildings were not built to be airtight. While this wasn’t very efficient, it allowed any moisture that came in to evaporate before it caused too much damage. After the condo boom in the ‘90s and all the problems that occurred, building science improved wall assembly construction for this climate, so buildings can now be efficient, as well as airtight. If they are built properly, of course. NHCG: So, I’m thinking about buying a pre-sale townhome from a developer. How do I know if they do quality work? NHCG: What are the building types that are most AH: I would look at their past projects, definitely.

Go and take a look at a previous project they have completed, that is similar in scope. Check the resale values compared to similar properties in the area. See how they have aged comparatively. A lot of water damage issues are eventually clearly visible from the outside, for example, as mould on stucco, sagging gutters and evidence of ponding water on flat surfaces. NHCG: What about the buildings themselves? How can you tell quality construction from something that might have problems?

rooftop gardens have had a lot of problems in the past. However, remediation may have taken care of these issues in specific buildings. Built-in gutters often have problems. Also, buildings with lots of floor-line projections, such as balconies over living spaces. The building codes have evolved recently, and are considered effective at preventing problems, but it never hurts to do your research, because you don’t want to end up living with an energy-inefficient, leaky home.

AH: Definitely look for water staining in the corners

of the balcony edges and in the building corners, stains at the roof edge; this indicates bad flashing detailing and water might be getting in. People do learn from their mistakes over time. You don’t want to buy one of those mistakes. 52

Looking specifically at the Millennial front, in 2016, some 58 percent of Millennials were still living with Mom and Dad.

Speaking to a sold-out crowd of almost 700 industry leaders, on April 18 Andrew Ramlo, vice-president of Rennie Intelligence, took an in-depth look at the hype and the reality of Vancouver’s much reported housing affordability crisis – starting with three myths he busted open. MYTH ONE: MILLENNIALS ARE FLEEING VANCOUVER BUSTED: The number of Millennials (age 20-24) in the

Lower Mainland increased by approximately 52 per cent from 2011 to 2016. More significantly, many who had been living with Mom and Dad in the ‘burbs are now moving to… you, guessed it, Vancouver. We are swimming in Millennials. MYTH TWO: #DON’THAVE1MILLION BUSTED: Despite on-going media hype that it’s

impossible to purchase a new home in Vancouver for less than $1 million, Ramlo’s research presented a different take on the market. In 2018, 74 per cent of sales in the Lower Mainland fell below the million-dollar mark as were 61 per cent of sales in the City of Vancouver. Even more telling, the median price of a Vancouver home in 2018 was $685,000: Remove the top 20 percent of ultra-luxury, crazy priced homes and that number drops to $629,000. #Don’tNeed1Million MYTH THREE: WE HAVE MORE THAN ENOUGH SUPPLY TO ACCOMMODATE DEMAND BUSTED: Based on immigration numbers and

increasing first-time buyers entering the market, the next decade would see an average of almost 23,000 homes needed annually to accommodate our growing and changing population: Starts need to be in the range of 25,000+ units annually, well below levels that currently characterize the market. Add in

the fact that one-in-seven housing starts is associated with a demolition, and Ramlo predicts a shortfall of just under 70,000 homes. Looking specifically at the Millennial front, in 2016, some 58 per cent of Millennials were still living with Mom and Dad. During the next decade, more than 3.8 million of them plus another 531,000 Gen-Xers will fly the coup as they move into homes of their own. And let’s not forget the ever-advancing silver tsunami. As our population ages, the ratio of working individuals compared to seniors/retirees is plunging dangerously. In 1971, for every senior, there were 6.6 people actively employed. By 2018, that number dropped to 3.6. And if this trend continues, 2036 will see only 2.3 employed people for every senior. In closing, Ramlo offered this final insight: “If we continue to squeeze household formation for newhome entrants, the region would need to add roughly 100,000 net new homes to accommodate demand from those entering the market over the next decade. So, in order to extend the same housing opportunities to the generation entering the housing market that was enjoyed by the previous generation, we would have to add another 50,000 units to the region (a 50 per cent increase) over the same period.
