Located in the city of Burnaby, Metrotown is bounded on the west by Boundary Road (including Central Park, Metro Vancouver’s second largest park), on the south by Imperial Street, on the east by Royal Oak Avenue and on the north by several local streets (Thurston, Bond, Grange and Dover streets). This neighbourhood is home to the Metro’s largest, and Canada’s second largest, shopping mall, the Metropolis at Metrotown, as well as Crystal Mall, Orchard Park and Station Square. LIFESTYLE

With winter just around the corner, now is a good time to check the exterior of your home in preparation for the colder weather. Some points to consider include: GUTTER CLEANING

Shut off the valve to your exterior faucets and drain the excess water in the line to keep pipes from freezing, expanding and breaking. Be sure to turn the water off at the shutoff valve. GARDENS
Survey the exterior living areas and take note of any tree limbs that are close to your home and patios as they are prone to detaching during high winds or under the weight from snow and ice. Check with your local arbourist or landscape company for pruning tips or bring it to the attention of your strata.

It has been an incredibly hyperactive housing market in the past decade in the Lower Mainland. Taking a look back at last year’s housing activity, last October, we saw more than 1,800 homes across 22 projects released, while this year saw more than 2,400 units released across 21 projects. Despite market pushback, October proved to be one of the most active months of 2018, with a noticeable increase in demand for developments throughout the Fraser Valley. CENTRAL SURREY SEES FLURRY OF SUPPLY COME TO MARKET, SALES ACTIVITY VERY STRONG
Contributing to October’s high launch activity was the release of three concrete highrise projects that brought more 1,200 units to market. Most notable of these launches were University District by BlueSky Properties and Park George by Concord Pacific, both located in Surrey. With strong population increases and growing transit infrastructure, Surrey remains the most attractive price point for concrete tower homes along rapid transit. A BUSY NOVEMBER

October remained a busy month for Greater Vancouver’s pre-sale housing market. Although the market has cooled off in comparison to last year’s hot housing market, we saw a 41 per cent sold rate of 2,400 homes released in October, indicating there is still a demand for homes in the Lower Mainland.

Even with housing prices at record highs in many cities across Canada, the desire for homeownership is still strong. According to a recent survey by Ratehub.ca, 71 per cent of Canadians who don’t currently own would like to become a homeowner. And that stat is highest among Millennials, with 81 per cent (those who don’t currently own a home) desiring to become first-time buyers. Canadians are itching to buy soon, too. Twenty-nine per cent who want to purchase a home would like to do so within one year. But before you put your magazine down and start hitting open houses, Maili Wong, a certified financial planner and first vice-president with CIBC Wood Gundy would like you to fully understand the gravity of your decision. “Buying your first home can be one of the most significant financial decisions of your life,” says Wong. “Like any financial decision, you need to consider the pros and cons before you buy. Assess the upfront costs of buying a home: Property transfer taxes, real estate commissions, insurance, moving expenses and legal fees. Review the ongoing costs of maintaining the home: Mortgage payments, strata fees, utility and maintenance costs.” The homebuying process can be 40

challenging to navigate, especially for first-time homebuyers. James Laird, co-founder of Ratehub Inc. and president of CanWise Financial, wants you to know about the various closing costs that first-time buyers must factor into their purchase process. “Closing costs range from one to four per cent of the home price, depending on where the home is located. Land Transfer Tax is the most significant closing cost. For luxury homebuyers, this amounts to more than $100,000 in major Canadian cities.” Don’t forget the legal fees either. Laird warns: “Buyers can also expect to incur a minimum of $1,500 in legal fees. A lawyer can also help buyers secure Title Insurance, which is usually a lender requirement. Title Insurance protects against losses in the event of a property ownership dispute

It is up 44 per cent compared to last quarter and up 147 per cent compared to the same quarter last year. This trend has resulted in a slight slowing of a traditionally ‘hot’ market. At this time, buyers can enjoy attractive purchaser incentives and truly take their time with their decisions. This creates a favourable environment for both investors and end-users alike – with particular interest in investment being focused in the Fraser Valley.

BABY BOOMERS PASSING DOWN ASSETS TO FINANCE THEIR CHILDREN’S HOMES by MICHELLE HOPKINS
Baby Boomers, arguably the wealthiest generation in decades, are aging and passing down some of their assets to their grown children in record numbers. Financial advisors like Don Campbell, a senior analyst with Real Estate Investment Network (REIN), calls this significant passing of assets between Baby Boomers and Millennials, “wealth transfer.” The reasons for this growing phenomenon are many. In addition to the country’s high real estate prices in major key cities, such as Vancouver, Calgary, Edmonton and Toronto, wealth transfer can be attributed to the federal and provincial governments’ stricter lending rules and interest rate hikes. 46

“The new mortgage stress testing introduced in January squeezed the budgets of first-time buyers, paving the way for even more Baby Boomers having to assist their children to get into the housing market,” notes Campbell. According to Statistics Canada, there are 9.6 million Baby Boomers (or 30 per cent of the population), born between 1946 and 1965, many of whom are anxious to see their cash-strapped Millennials break into the housing market. That wealth transfer, says Campbell, “is changing the dynamic of the Canadian real estate market.” One notable difference is the rise in multi-

generational housing, bringing generations together under the same roof. Over the last few years, architects and developers have responded to this ongoing shift by creating flexible units and newer solutions, such as laneway homes. “This trend is normal for many immigrant families, but is now catching on with Baby Boomers in larger centres,” explains Campbell. “We are seeing a rise in Baby Boomers building spectacular suites in their homes and giving up the main home to their children or constructing laneway housing on their property for them or their adult children.” It’s no wonder. The 2016 Statistics Canada Census highlights the fact that the number of young adults living in their parents’ home continues to rise. Today’s young adults are also
more likely to be at home for an extended stay compared with previous generations, according to the report. “In 1981, seven per cent of children between the ages of 25 to 29, and 32 per cent of 20 to 24 were still living at home. Today, those numbers have risen to 27 and 58 per cent respectively,” notes Campbell, adding this growth can also be blamed on the lack of affordable rental builds. In addition, the 2016 Census added a new age category; 11 per cent of young adults between the ages of 30 to 39 are living at home. “Baby Boomers are giving their children their inheritances early as a way to gift or loan their children the money in order to motivate them to get out of the family home,” adds Campbell. “This transfer of wealth is opening doors to homes and borrowing options otherwise unavailable to many Millennials.” Another smart wealth transfer strategy is to purchase real
estate for your university-bound children. “When kids head off to university, parents should consider buying properties in university towns,” says Campbell. “These should be large enough so that their kids can have roommates to help defray the costs.” Then, when they finish their university degrees, parents can take the equity out of the property and pay off their children’s postsecondary expenses. However, Campbell cautions parents to think about their retirement plans before gifting their children money from the equity in their homes. “The current remortgaging rules and higher interest rates are devaluing homes and affecting Boomers’ ability to help their children,” Campbell adds. “The federal and provincial governments’ attempt to push down home values is putting the middle class behind the financial eight-ball.” nexthome.ca

I find staying with the same colour in an open concept (like my home) gives the space a cohesive and continual look. When it came to the design of my kitchen, I chose my appliances first. I knew I wanted something completely different and when I saw the new fingerprintresistant Sunset Bronze collection from Whirlpool (whirlpool.ca), I made this my jumping-off point for the entire space. With a brushed, satin finish and rose gold undertones, this suite really is the crème-de-la-crème of my kitchen. To complement the walls in my kitchen, I decided to stay true to my one real paint love – Jojo whitewash PF17 from Para (para. com). I find staying with the same colour in an open concept (like my home) gives the space a cohesive and continual look. Next, I worked with DV Kitchen and Bath (dvkitchens.ca) to find the right cabinets for a clean, streamlined look. I decided on a flat panel front but in trendy, gloss white; the gloss helps to bounce light and creates the illusion of a larger space. Plus, these cabinets are super easy to wipe down, keeping that new look and feel longer. I added Caesarstone’s Calacatta Nuvo (caesarstone.ca) for the island, counters and backsplash. This countertop is stunning and durable. Selecting a primarily white countertop with white cabinets makes the area feel open and spacious.
If I’ve said it once I’ve said it a hundred times: The faucet is the gem in the kitchen! I went with Delta’s Trinsic faucet in champagne bronze (deltafaucet.ca). The design is simple, smart and elegant with an integrated pull down wand. Plus, the colour is a modern take on gold that pairs well with my stainless steel sink and warm-toned appliances. I love how the herringbonestyle floor turned out. I used a classic and timeless marble tile to balance the trendiness of the look. The result is amazing, and ties the cupboards, countertops, closet and paint all together. This tile came from Creek Side Tile (creeksidetile. com) where they have a vast selection to choose from.
Onto the finishing touches! The dishware and stools were found on Wayfair Canada (wayfair.ca). They have an extensive collection of affordable options and offer free shipping. The blinds are TriLight that offer a unique combination of a sheer pleated shade on the top and a honeycomb shade on the bottom. It’s like having three looks in one – all sheer, all privacy or half and half. This design is exclusive to Budget Blinds (blinds.ca). To polish off my dream kitchen, I chose to go with lights from Artcraft (artcraftlighting.com) that have lovely brass details. It brings the entire space together for a serene yet stunning look. I could not be happier with my kitchen refresh.

CANADIAN HOME SALES ACTIVITY EASES IN OCTOBER
The Canadian Real Estate Association (CREA) last week released its home activity report for the period between September and October, 2018, with some good news for homebuyers in some regions. The report showed national home sales fell 1.6 per cent and actual (not seasonally adjusted) activity was down by 3.7 per cent from the same time last year. The number of newly listed homes eased 1.1 per cent during this twomonth period. As well, the MLS home price index (HPI) was up 2.3 per cent year-over-year, while the national average sales price slipped by 1.5 per cent in the same period. While home sale activity is still stronger than in the first half of 2018, it remains below monthly levels recorded from early 2014 through 2017. Sales were down year-overyear in slightly more than half of all local markets in October, but lower sales in Greater Vancouver and the Fraser Valley more than offset the rise in sales in the Greater Toronto Area (GTA) and Montreal by a wide margin. “This year’s new mortgage stress-test has lowered how much mortgage homebuyers can qualify for across Canada, but its effect on sales has varied somewhat depending on location, housing type and price range,” says CREA president, Barb Sukkau. “National sales activity lost momentum in October,” says Gregory Klump, CREA’s chief economist. “In part, this reflects ... 58

the absence of an offsetting rise in sales in the Lower Mainland of British Columbia. Even so, the balance between sales and listings in these regions points to stable prices or modest gains. By contrast, the balance between sales and listings for housing markets in Alberta, Saskatchewan and Newfoundland indicates a weak pricing environment for homeowners who are looking to sell.” Trends continue to vary widely among the 17 housing markets tracked by the MLS HPI. In British Columbia, home price gains have been diminishing on a year-over-year basis, with Greater Vancouver at +1 per cent; Fraser Valley, +6.8 per cent; Victoria, +8.5 per cent; and elsewhere on
Vancouver Island, +11.8 per cent. Across the Prairies, benchmark home prices remained below year-ago levels in Calgary at -2.6 per cent, Edmonton, -2.4 per cent, Regina, -3.6 per cent and Saskatoon at -0.9 per cent. The actual (not seasonally adjusted) national average price for homes sold in October 2018 was just under $496,800, down 1.5 per cent year-over-year. However, the national average price is heavily skewed by sales in Greater Vancouver and the GTA, two of Canada’s most active and expensive markets. Excluding these two markets from calculations cuts almost $114,000 from the national average price, trimming it to just under $383,000.

VANCOUVER HOUSE PRICES CONTINUE TO TOP NATION
A nationwide study recently conducted by CENTURY 21 Canada revealed that the priceper-sq. ft. (PPSF) of singledetached homes on Vancouver’s West Side continue to be the highest in Canada despite decreases over the last year, while housing prices in other parts of the province have been softer. CENTURY 21 Canada’s annual survey of PPSF across the country found condos in downtown Vancouver are the most expensive properties in Canada at $1,345 per sq. ft. For detached houses, Vancouver’s West Side continues to have the highest-priced properties nationally at $1,147 PPSF, down 5.19 per cent from $1,210 last year. Overall, Vancouver houses came in at $856 PPSF, down from $890 last year, due to lower prices on the East Side. The data used includes prices between Jan. 1 and June 30, 2018, to ensure an accurate
comparison to last year’s survey, so price changes since then are not reflected. Just outside the city, Burnaby was substantially lower than average at $599 PPS, up 1.91 per cent from $588 last year, while prices in Richmond and West Vancouver jumped more than 10 per cent to $677 and $898.50, respectively. White Rock/South Surrey houses fell more than 8.5 per cent to $506 PPSF. Out in the Fraser Valley, Chilliwack houses rose in price 14 per cent to $297 PPSF while townhouses and condos surged even more to $261 PPSF and $283 PPSF, respectively. “It is no surprise that Vancouver’s downtown and West Side once again topped the list of Canada’s most expensive properties per sq. ft., even with a small decline over the last year,” says Brian Rushton, executive vicepresident of CENTURY 21 Canada. “Looking across B.C., the price
variation is remarkable. Going out just one or two suburbs cuts your price in half, while prices in more rural areas are closer to a quarter or less of those in Vancouver. “We are hearing anecdotally from agents in the Fraser Valley and in communities like Victoria that they are seeing an increase in the number of Vancouver residents moving to take advantage of lower house pricing, which the surge in prices in Chilliwack and elsewhere would seem to support.” Going back 20 years, most Metro Vancouver prices have tripled or quadrupled – to $681 PPSF this year from $192 in 1998 in North Vancouver, for example. Victoria saw strong price increases since last year, with detached houses going up more than 11 per cent to $509 PPSF. In Fort St. John, prices for a house dropped more than 27 per cent to $171 PPSF, while Vernon prices shot up 10 per cent to $366 PPSF. nexthome.ca
