Polygon goes all out to conquer cancer This year, Polygon outdid itself using teamwork to reach its ambitious charitable goals. Polygon’s Ride to Conquer Cancer team had 43 riders, many of whom were first-timers to the event, participating in riding over 200 kilometres in two days. In addition to group training and weekly team rides, the whole Polygon team was involved in fundraising, with a host of activities including a spin-a-thon, raffles, hockey pools, bake sales and more. In total, they raised more than $250,000 for a cause that has directly touched many members of the Polygon family.

Saying goodbye to summer at River District Kids had a wonderful time on Saturday, Sept. 7, at the last Savour the Summer event at River District in South Vancouver/Burnaby. Kids were entertained by Yeerie the Magician and bopped along with musical guest The Katherines. Other activities included a bouncy castle, mini golf, face painting, a prize wheel, a cupcake

decorating tent, and lots of food truck options. The day was sunny and warm down by the river, highlighting the beautiful spot, and giving visitors an idea of what this new urban enclave will one day be. Armando Cuccione, a mortgage specialist with ApproveU.com, sheds some light on the new government homebuying incentive program and shares some mortgage tips New Home + Condo Guide: Can you explain the government’s new first-time homebuyers’ incentive? Armando Cuccione: The First-Time Homebuyer Incentive [Program] lowers a buyer’s mortgage carrying costs. As long as an individual is able to come up with the minimum down payment required to purchase a home, the government will provide them five per cent (for re-sale homes) or up to 10 per cent (for new homes) as an extra down payment. This lowers a buyer’s (1) mortgage payment; (2) mortgage interest cost; and (3) default insurance premium (the “CMHC fee”) paid. There is no interest or carrying costs on the five or 10 per cent loan. However, the government registers a mortgage on a buyer’s home and shares in the equity earned in the property. So, if your home goes up in value when the loan is paid out, the government benefits from taking a piece of that price appreciation. Buyers should crunch the numbers and see if this program is right for their particular situation. It’s important to note: A borrower’s combined household income cannot exceed $120,000 per year; loan amounts are five or 10 percent; the loan must be paid in full if the property sells or in 25 years. Captus celebrates 10-year anniversary by Marlene eisner

Established in 2009, Captus Advertising is an award-winning, full-service, multi-cultural ad agency located in Vancouver. For the last decade, the small company has gained an enviable reputation as a leader in facilitating communications in many areas of Vancouver life, from real estate to credit unions, health professionals, airlines and even the BC government. “We bridge inter-cultural communication gaps and act as cultural ambassadors and consultants,” says Jackie Quiring, assistant marketing manager at Captus. “We are a small, tight-knit and very hard-working team that treats each other like family. Our specialty is Chinese marketing, but we also handle South Asian and Korean marketing, too. As immigration from Asia continues to increase, it is vital for many brands to begin or to continue using culturally relevant marketing communications.” George Kan founded the company along with an investor/ partner. With many years of ad agency experience under his belt, it made sense for Kan to head out on his own after the large agency he worked for closed down. “George was wondering what to do next,” explains Quiring, “and his friend and investor said, ‘You can do this on your own because you have enough experience. Why not give it a go?’ And that’s

what George did.” And the rest, as they say, is history. Right from the get-go Kan wanted to enter the multi-cultural scene. Back then, digital was not prevalent and many people were seeking options to create marketing in other languages other than English, be it in radio or print. While 90 per cent of its work is Chinese marketing, if a client requests it, Captus can translate into other languages as well, such as Punjabi, Korean, Japanese, and Farsi. “Our work is a good niche and

really important,” says Quiring. “We are the only agency that handles multi-cultural ads for the BC government. I feel our work has impacted and changed beliefs in the ethnic community. I know lots of the older Chinese generation don’t know English that well, and if the message is only in English and not delivered in a culturally relevant way, they won’t understand. “One of the things we pride ourselves in is that we are cultural ambassadors; our clients trust and respect our artwork and strategy, even if it differs from their beliefs.” nexthome.ca  47

ELECTRIC VEHICLE CHARGING STATIONS NOW MANDATORY IN NEW VANCOUVER CONDOS by MICHELLE HOPKINS

It seems that when it comes to electric cars, Vancouverites are embracing zero-emission vehicles more than in any other province in the country. “Per capita, B.C. has the highest number of electric cars than anywhere else in the country,” says Ian Neville, climate policy analyst with the city of Vancouver’s Sustainability Group. “Vancouverites are really ahead of the curve.” They aren’t the only ones. Since the province first introduced mandatory requirements in 2009, stating that developers of new builds equip at least 20 per cent of its parking stalls with electric vehicle (EV) charging capability, developers have been on board in a big way. 54  New Home + Condo Guide  |   Sept. 21–Oct. 5, 2019

“We ran a study between 2014 and 2016, and it shows that a significant number of developers were well over our compliance, to the tune of 50 per cent more EV than required,” says Neville, adding that by 2050, the city’s goal is that all vehicles in Vancouver will have to be zero emissions. “Builders are seeing a real value-added benefit for prospective buyers.” In January 2019, the province implemented even more stringent new rules, calling for every parking stall to be equipped with EV infrastructure. “All parking stalls for residents at new condo developments in Vancouver, which have been approved since January, will have to have the


capability to charge electric vehicles,” adds Neville. According to Manuela Mirecki, senior vicepresident of marketing at Ledingham McAllister Properties Ltd., the real estate developer has been increasing its number of EV charging stations in each of its new builds “as the consumer adoption of electric cars increases.” “Our newest condominium project, Escala, has more stalls with EV plugs available than any other of our builds,” says Mirecki. “We’ve been planning for EV stalls for all projects prior to the mandate, going back as far as projects that were developed six to seven years ago. It’s a natural progression that

LedMac happily supports.” Although Anne McMullin, president and CEO of the Urban Development Institute (UDI), supports the mandate set out by the city of Vancouver that all new buildings mount EV stalls, she does have concerns regarding the cost impact to some residents living in older buildings. “While UDI has generally been supportive of making new buildings more energy efficient to meet climate change goals and the national net-zero standard by 2032, such as the provision of electric vehicle charging infrastructure, in some cases, retrofitting older, low-rise public or private apartment buildings and single-family homes that are past their useful life or have seismic challenges, may not be the most cost-effective improvements, even with some partial rebates,” McMullin explains. “The prohibitive cost may also unduly impact homeowners who are already struggling with high mortgages.” UDI has had ongoing discussions with the city of Vancouver since the new electric vehicle charging requirements in multi-family buildings – geared to be more sustainable and to reduce car emissions – went into effect. “While the technology is still emerging, we do expect the initial estimated implementation costs of $300 per stall could come down,” McMullin adds. “Effectively, the increase in EV requirements is going from the existing 20 per cent up to 100 per cent of the stalls because of energy sharing. The fall market first-time buyer hoT spoTs abound

With the arrival of autumn, signs of seasonal change abound, including new-home opportunities for first-time homebuyers in Metro Vancouver. One of the two primary buying windows in Metro Vancouver is mid-September to mid-November. Last year, the fall market for new multi-family homes was active despite a noticeable decline in the re-sale market. For two months in a row, year-over-year sales totals have increased, and depending on the neighbourhood, by 12 to 25 percent. The largest was across North Delta, Surrey, and Langley. Throughout the Metro Vancouver area, all property types are selling and we’re seeing a resurgence in the single-family detached market. A key word to describe what to expect in the coming fall market is “stability”. Brendon Edmundson, deputy chief economist with the BC Real Estate Association (BCREA), agrees, saying, “… markets are showing signs of recovery after nearly a yearand-a-half of policy-induced declines.” He adds: “We expect that recovery to continue into next year, with home sales normalizing around long-term averages.” In other words, sales are projected to increase this fall and prices increase at some point after that. will be buoyed by a new government initiative aimed at helping first-time buyers purchase their first home. This incentive reduces monthly mortgage payments without increasing the amount needed to save for a down payment. In other areas of Canada, this program can help buyers acquire single-family homes. Here on the West Coast, due to affordability challenges, it will primarily assist with condominium purchases. At the start of 2019, we expected a market decline followed by a stabilization, and we identified a number of “hot spots”. These hot spots were in areas that can attract both first-time new homebuyers and pre-sales investors with affordable/attractive condominium products priced between $300,000 and $500,000. Despite recent price reductions, it is improbable that re-sale or new highrise or low-rise products in Vancouver West or downtown will be offered for less than $1,000 per sq. ft. That being said, there are new-home opportunities

priced between $300,000 and $500,000 in other areas. Thus, the first-time buyer this fall is best to focus on concrete apartments and new or re-sale wood frame condominiums. Desirable, accessible, affordable, and government programeligible areas include: a) concrete offerings in New Westminster, Coquitlam or Surrey City Centre near Skytrain such as Avani Centre or Georgetown or b) wood-frame offerings in Port Moody, Burnaby, Surrey, North Delta, Langley and Abbotsford such as Electronic Avenue, Astoria, Parker, Scott & Nicholson, Alexander Square and Ventura.
