And certified financial planner, Eric Yeung, provided information on how to plan for retirement with real estate properties, and understanding the long-term tax liability of owning a rental property. Now that the federal government’s First-Time Home Buyer Incentive Program has launched as of Sept. 2, we can expect more homebuyers applying to qualify to reduce their monthly mortgage costs. However, even with the five per cent or 10 per cent shared equity mortgage incentive, there will be a struggle with affordability issues with some Millennial homebuyers. So, how can future development support what Millennials want, when they are ready to buy a home? What are the important factors that the Millennial buyer values when making a purchasing decision? Resonance’s report on B.C. Millennials, the largest buying demographic, is that 76 per cent of Millennial renters state that it’s important on a personal level to become a homeowner. Millennials consider the cost of housing as the most important factor when seeking a new home (83 per cent), with proximity to work (63 per cent) and access to public transit (55 per cent) next in line. MLA Canada’s own familiarity with Millennials tells us that experiences and quality of life are also top-of-mind for this segment. A freehold townhome or A townhome condo WhAt is the difference? by Michelle hopkins

For many Vancouverites, the three-bedroom house with the white picket fence has become nothing more than a pipe dream. Between the soaring prices the city has experienced over the last several years and the new, tougher federal mortgage rules, many buyers are choosing a more affordable route – townhomes. What these prospective homebuyers might not realize is that townhomes come in two forms – freehold and condominium. While both types are attached on one or both sides to townhomes that are part of their development (although, in some cases, townhomes 38  New Home + Condo Guide  |   Sept. 7–21, 2019

can be completely detached), and are often narrower than single-family homes, that’s where the similarities typically end. “The principal difference between the two forms is a question of ownership,” says Ron Rapp, interim CEO of the Homebuilders Association of Vancouver (HAVAN). “Freehold indicates the amount of freedom and responsibility that you have as a townhome owner, which is just the same as you would if you purchased a conventional home. That means you own the residence, both inside and out. That encompasses any front and backyard space that falls within the property line.”

This form of ownership means you aren’t under the auspices of a strata corporation. So, if you want to paint your front door pink with black polka dots, no one will stop you. However, like a detached home, you will be responsible for covering the costs of any upgrades, repairs and the overall upkeep of your home both inside and outside. A condo townhome, on the other hand, means that you own the interior, while the exterior of the building and the land that it sits on are collectively owned by you and the other owners of the townhouses in the complex that become part of a condominium corporation. Therefore, costs are shared between the owners through monthly strata fees. “In a condo townhome scenario, everything beyond a quarter-inch

of the drywall is maintained, insured and controlled by the strata,” explains Rapp. “Owners share the costs of snow plowing, road maintenance, walkways – the whole nine yards.” The collective of condo townhome owners form a council (also called a board), and together with a property management group, work to collect strata fees from owners and then use those fees to maintain the property, conducting general maintenance, inspections, repairs and improvements. Although the strata fees cover monthly expenses, a portion goes into a contingency fund to cover future expenses such as the maintenance or repair of a roof. The board can also choose to charge owners a special levy in case of emergencies or if there isn’t enough money in the contingency fund. “Although the strata has the right to set rental restrictions, noise control, or even age restrictions, they still must adhere to the Strata Property Act, which provides the legal rules and bylaws these corporations and owners must abide by in British Columbia,” adds Rapp. The argumenTs for freehold and condo properTies

“For those who don’t like to take direction from a board, a freehold townhome is the way to go,” says Rapp. “In addition, freehold homes are typically more expensive, but they also tend to appreciate more than a condo townhome.” Completed last year, South Surrey’s Hycroft 2 is a collection of 30 freehold, four-bedroom townhomes with finished basements and detached garages. This is Streetside Developments second freehold townhome project, with plans in the future for more, if the right location comes up. However, for those who like the lock-and-go lifestyle, a condo townhome is probably their best bet. The George is a new condo townhome project in Port Moody which will be move-in-ready this fall. ConsistenCy is key for Creating ambianCe at Luxia at yorkson by stephanie MacDonalD

Luxia’s marketing team brought in Luke O’Hare from Urban Barn to create a rustic country interior in these contemporary spaces, reflecting the pastoral beauty of Langley, while appealing to today’s modern homebuyer. We asked O’Hare how we can bring this aesthetic into our own spaces. New HOme + CONdO Guide: What are the main

challenges of creating a country ambiance in a clean modern space like Luxia? Luke O’Hare: I wouldn’t say we chose a ‘country

ambiance’ in the modern space, however, we chose contemporary pieces with clean lines that could work with the modern design space of Luxia. Design can be about blending the right amount of diversity within each product category if there is something consistent throughout the design that ties it all 50  New Home + Condo Guide  |   Sept. 7–21, 2019

together. In this case, the clean lines brought the two styles together. NHCG: What were your main inspirations for creating this home? LO: We chose furniture pieces that are on trend and were the right size and scale for the space. From there, we chose a colour palette that would complement both the furniture selected and the design concept of the Luxia finishes. Because there were two different spaces to work with, we chose two different colour palettes that appeal to different groups of people. We understood there would be different homebuyers and not everyone would have the same style aesthetic, so we decided to go in two very different directions – firstly, bold and bright with teal and gold accents and hints


of glamour, and then, neutral and monochromatic with whites and creams for a soft, inviting space. NHCG: Were you thinking about the surrounding neighbourhood and the people you envisioned living there? LO: Absolutely! But more importantly, we wanted to

create a functional space for the people moving in, whether it was a couple, family or single person. We wanted to show how they could use each room and choose the right scale and size of furniture to really make the most of the square footage.

LO: It’s all about consistency. We choose a look, theme or story and carry it through the home. This doesn’t mean you have to overdo it. Small elements strategically placed throughout can create a balanced, curated look. Sometimes less really is more. NHCG: How can you use plants in a country-modern design to freshen things up? LO: Plants are modern! Using greenery in a space brings organic warmth to a modern design.

NHCG: When buying wood furniture, how do you make sure it complements, but does not clash with, the floors and the cabinetry? LO: From a design aesthetic standpoint, it’s important that wood furniture features the same tones and hues as the floors and cabinetry. Contrasting pieces add more interest. Wood elements don’t need to perfectly match, just share a common tone. NHCG: How do you choose accessories and

accents that work with the feel of the room without becoming kitschy? nexthome.ca  51
