EDITOR’S NOTE

APPLIANCES FASHION OR FUNCTIONALITY? “The oven’s not preheating,” I call out to my partner, who is in another room. “What do you mean?” he asks, reappearing moments later. “I preheated it 10 minutes ago, and it’s stuck at 100 degrees,” I say as I open the door and touch the racks with a brazen fervour. “See?” He mimics my movements and frowns, agreeing with my assessment. Thirty minutes of painful elevator music later, and he’s scheduled a call with our oven’s service department. We both are flummoxed by the suddenly dysfunctional appliance, given we’d only used it a handful of times since its delivery three months ago when we took possession of our new home. When repair day comes, I observe the technician from my spot at the breakfast bar. I apologize for my inundation of questions that are goaded on by my naturally inquisitive nature as he lays various parts of our oven onto the kitchen floor. He sighs, frustrated, before finally speaking. “It’s your igniter.” He seems amused by my expression. “Really? Already?” “They just don’t make ‘em like they used to,” he says. So I ask: “Is there any brand that’s less impervious to these kinds of issues?” He shakes his head, “Nope.” He jimmies another panel free, mumbling a curse to himself. “I tell my clients all the time, save your money, forgo the glitz and glam and focus on functionality. These things go too quickly to justify the price of repairing ‘em.” Gone are the days of appliances outliving fashion and music periods. My grandmother still cooks holiday meals on the stove she’s had since the late ‘70’s. Meanwhile, we’re cashing in on our one-year warranty, three months in. I mull over what the service guy says and with a sigh, I realize he’s probably right. Functionality should always win the war over fashion in your home.

VANCOUVER LUXURY HOUSE MARKET DECLINES, CALGARY TO SEE

MODEST PRICE GAINS Across Canada’s five largest cities, Greater Vancouver was the only city to post a decline in median luxury home prices. The number of luxury houses trading hands declined over the past two years, a trend that initially began with the introduction of measures to cool the city’s real estate market in 2016. By comparison, the median price of a luxury house in Calgary increased 3.2 per cent to $2.01 million year-over-year during the 12 months ending Jan. 31, 2019. Meanwhile, the median price of a luxury condominium remained relatively flat, rising 0.5 per cent year-over-year to $903,106 during the same period. “While Calgary’s luxury condo market is still showing some softness, our luxury house market has stabilized after years of sustained low prices,” says John Hripko, associate broker, Royal LePage Benchmark. “However, some of the median price appreciation gains can be attributed to a relatively healthier upper-end luxury property market while price reductions to lowerpriced luxury properties have pushed some listings out of the

luxury category.” During the 12-month period ending Jan. 31, 2019, sales of luxury houses increased 10.3 per cent from the year before, while condominium sales decreased 18.6 per cent. “Overall, Calgary’s luxury home market today is very different from the days when the price of oil was near its peak, however, there is still good demand for luxury houses in central communities on the south-side such as Elbow Park, Mount Royal and Brittania, among others,”

says Hripko. “It’s been years since Calgary’s luxury home prices first corrected and listing prices typically reflect current market value.” When looking to the next 12 months, the median price of a luxury home in Calgary is forecast to increase 1.3 per cent yearover-year to $2.03 million, while the median price of a luxury condominium is forecast to modestly decrease 0.6 per cent to $898,047. Sales for both luxury houses and condos are forecast to be flat.

BROOKFIELD RESIDENTIAL LAUNCHING IN APRIL: LIVINGSTON NORTHWEST Building on its vision of making connections, Brookfield Residential is connecting the two sides of Livingston together with the launch in April of Livingston Northwest. Livingston, a 1,284-acre masterplanned community located north of Stoney Trail, straddles both sides of Centre Street N. and will eventually be home to 30,000 people. Brookfield Residential started developing the first phases 10  NextHome+CondoGuide  |  Mar. 8–Apr. 5, 2019

on the east side of Centre Street, but focus shifts to the west this spring, bringing the community together with the grand opening on April 17 of Livingston Northwest. “With Livingston we have developed a unique culture based on togetherness,” says Tannis Anstey, marketing manager, Calgary communities. “We designed Livingston so even the first residents felt connected

and part of the community tapestry. People love the feeling of togetherness and we have multi-generations moving into Livingston, with parents and grandparents wanting to be in the same community.” In launching Livingston Northwest, Brookfield Residential will provide even more lifestyle opportunities with the addition of estate homes by Morrison Homes.

“It’s a product line found in few northwest communities so we’re really excited about adding it,” Anstey says. “Residents will find Livingston Northwest will have a more enclave, tranquil feel, yet they’re still able to connect to all the amenities in Livingston.” Livingston Northwest features a variety of housing choices including condos, townhomes and rear-drive homes by Daytona Homes; singlefamily laned homes by Brookfield Residential; and single-family front-drive homes by Excel Homes, Homes by Avi and Trico Homes. Other housing types and builders in Livingston include: apartment-style condos by Avi Urban; townhomes and duplexes by Brookfield Residential; street towns by Homes by Avi; singlefamily laned homes by Brookfield Residential and Morrison; and

single-family front-drive homes by Cedarglen Homes, Jayman BUILT and Morrison. All of the builders have showhomes/sales centres open. Pricing starts from the upper $100,000s for condos to the mid-$400,000s and above for front-drive homes. A unique feature to all homes in Livingston is sprinkler systems – the first community in Calgary to provide this level of safety. At the heart of Livingston and a key feature in helping residents get and stay connected will be a signature Homeowners’ Association (HOA) facility. The approximate 35,000-sq.-ft. facility will have something for everyone including a commercial kitchen, banquet and program space, a gymnasium and more. Outdoor plans include both pleasure skating and hockey rink, splash

park, tennis courts, fire pit, sliding hill and amphitheatre. A groundbreaking ceremony is schedule for this summer. Other amenities in Livingston include extensive pathways and bike lanes connecting residents to the future urban district and town centre, parks including unique hilltop parks and a future dog park, 200 acres of open space and 20 acres of environmental reserve. Livingston will eventually be more than million sq. ft. of commercial and retail space throughout the town centre and urban corridor. And, residents are minutes from a variety of shops, services, groceries, restaurants and more in neighbouring communities, and have easy access to Centre Street N., Stoney Trail and Deerfoot Trail and the future north terminus of the LRT line. For more information, visit the showhomes/sales centres, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit experiencelivingston.com. nexthome.ca  11

is a hidden gem that provides homeowners an inner-city lifestyle 15 minutes to downtown, but also the tranquility of living outside the downtown core and only 60 minutes to the mountains. Crafted by Bri-mor Developments, The Rise forms the last two phases of West Grove Estates and provides discerning buyers great value with semi-estate homes starting in the mid-$700,000s and a premier southwest Calgary address, says Aleem Dhanani, Bri-mor’s managing director. “We are living in a new economic reality in the city and consumers are now simply looking for ‘real value’ – that means great quality, lifestyle, curb appeal, amenities, greenspaces and all of this at an affordable price,” he says. “The Rise brings real value to active families, young professionals and empty nesters without trading off the most important lifestyle choices.” The first phase was so successful that Bri-mor launched the second phase ahead of schedule “and even in today’s economic climate,

we now only have 25 per cent of lots remaining,” Dhanani says. “However, new homeowners can still move in today or design the home of their dreams and live in a fully built out community.” With grocery stores, restaurants, services, a rec centre, daycares and schools all minutes away, and ready-to-use amenities right in the community including tot lots, a junior soccer field and three major parks all within seven acres of greenspace, “families never have

to leave the Calgary’s West End oasis,” Dhanani says. Residents Axinya and Maxim say: “We love everything about the west side. It’s the perfect location between downtown and the mountains and has all the amenities only minutes away.” For more information, visit the showhomes Mon. to Thurs., 2-8 p.m., and weekends and holidays, noon-5 p.m., or risewestgroveestates.com. nexthome.ca  13

FAMILIES GRAVITATING TO APEX & H3’S

CARRINGTON SOUTH Offering convenient access to major arteries, an abundance of surrounding amenities, and ample opportunity to stay active outdoors, Carrington South in northwest Calgary is a place families are gravitating to. Created by APEX and H3 Developments on 115 acres of land just west of Centre Street N., south of 144th Avenue and north of Stoney Trail, Carrington South will 14  NextHome+CondoGuide  |  Mar. 8–Apr. 5, 2019

be home to 800 residential units upon completion. The community offers landscaped ponds, parks, playgrounds, local and regional pathways with seating areas. Plus, throughout the greater Carrington community, residents can enjoy access to a basketball court, skate park, public artwork and the Greenway Park playground. However, the biggest draw

for buyers is the location, says APEX Sales and Marketing Coordinator Morgan Gowland. “It’s awesome; it’s so easy to hop onto major routes to get to the airport, downtown or out to the mountains and there is so much shopping within a few minutes’ drive away, as well as the Vivo (recreation) Centre and Landmark cinema nearby.” And, as part of the city’s Keystone Hills area structure

plan, residents will enjoy future connections to countless commercial areas, employment opportunities and an LRT station. “Carrington South also offers buyers a chance to live in the northwest at a great price,” Gowland says, noting prices start from the $320,000s for street towns (no condo fees), $340,000s for laned duplexes, and $460,000s for front-drive homes. “And, Carrington South has pond lots, offering buyers plenty of lifestyle options.” Trico Homes, which is building front-drive homes, is thrilled to have “all the walkout lots that are available on the pond in this phase,” says Area Manager Jordan Fretz. “These are traditional wide lots that are hard to come by

in the northwest, so it is a great opportunity in Carrington South, especially having a view of the pond in your backyard – it has been the most sought after feature in the community.” Excel Homes is building frontdrive homes along with laned duplexes in Carrington South. Leon Kang, area manager for front-drive homes, says the homes “feature all new designs, with the latest finishes and materials, having just updated all our selections with the latest trends and products.” He notes that buyers are attracted to Carrington South because it’s a “very exclusive, small and beautifully designed area.” Homes in the community are of Prairie Modern, Urban Modern, and Carriage House architectural

BUCCI’S RADIUS Condo buyers can enjoy more than a dozen fabulous on-site amenities, a stellar location and immediate possession at Radius, Bucci Developments’ fourth condo offering in the highly sought after area of Bridgeland. “We’re excited that the building is now complete; people are moving in and loving the amenities that include four fitness centres, a pet wash, a car wash, a ski/snowboard/bike workshop and aconcierge,” says Director of Sales, Marketing and Leasing Chelsey Marshall, adding there is also an 8,000-sq.-ft. rooftop terrace featuring garden plots and a barbecue station. “For people looking to purchase, having the building finished means they can now tour the amenities and unsold units so they can get a first-hand feel for the lifestyle found at Radius. “We still have a selection of one-, two-, two-plus-den and penthouse suites available for immediate possession,” she says. THREE COMMON MISTAKES TO AVOID FOR

FIRST-TIME BUYERS CODY BATTERSHILL

Are you thinking of purchasing your first property? As a first-time homebuyer, looking for your very first place is as exciting as it gets, especially when the time is right to move onward with life. Through all the excitement, however, there are some mistakes that some first-time buyers make every now and then. You’ll want to avoid the most common three listed below. 1. NOT KNOWING YOUR BUDGET

One of the most common mistakes made by first-time buyers is not fully understanding how much money they need to make it happen. There are many expenses involved in a home purchase. This includes one-time fees like a down payment, as well as recurring monthly, quarterly and annual fees such as utilities, seasonal maintenance and property tax. There are also start-up costs such as lawyer fees, land or property inspection fees, condominium document review (if applicable) and moving costs, to name a few. This is where a budget is essential in understanding how much money you have and can spend on a firsttime home purchase.

a mortgage. Sometimes there may be discrepancies between what you think you can afford and what a lender will let you borrow. There also might be something erroneous on your credit report, which you’ll want to deal with in advance. At the end of the day, you must know how much the bank will approve you for, then you can decide on how much to spend. The last thing you want is to find a home on the market that you really like, only to learn that you are not able to make a move on it because you don’t have the required mortgage to do so. This way, there’s a gauge as to what price ranges you can browse while on the hunt, which will make the process more time efficient.

2. NOT GETTING A MORTGAGE PRE-APPROVAL

3. STARTING WITHOUT PROFESSIONAL REPRESENTATION

Another common mistake made by first-time buyers is they don’t get pre-approved for

your community and product type well. Licensed realtors often work in the industry full-time. That means they have more knowledge and experience and can give you the best advice, helping you to avoid common mistakes made by many firsttime homebuyers. Do your due diligence and hire a realtor before starting the firsttime homebuying process. You’ll be happy you did. I wish you all the best in your first-time home purchase. Happy house hunting!

ADVICE | KEEHN ON MONEY

DO YOU UNDERSTAND HOW A

HELOC WORKS? MANY CANADIANS DON’T: SURVEY

Let’s take a little quiz If you make interest-only payments on a line of credit, you’ll have it paid off: A. In 2 years B. In 5 years C. In 22 years D. Never

KELLEY KEEHN

Think about it for a moment. I hope you got the correct answer, which is D. Paying the interest only on a line of credit will leave you with that debt forever. Unfortunately, according to a recent report by the Financial

Consumer Agency of Canada, for many Canadians, their knowledge and use of home equity lines of credit (HELOC) is putting their well-being at risk. Some standout findings by the report are: • Most respondents used their HELOC as planned, but one in five borrowed more than intended • Most scored less than 50 per cent on their knowledge of HELOCs, • The results also show that more than 25 per cent

surveyed made mainly interestonly payments on their HELOC. But, 62 per cent of those interest-only payers expected to repay their HELOC in full within five years, an overly optimistic result considering more than three million Canadians holding a HELOC owe an average of $65,000. ADVICE | CONTEMPLATING CONDOMINIUMS

CONDO BOARD CONFIDENTIALITY SOME ISSUES NEED PRIVATE DISCUSSION

LINDA PALFI Confidentiality is sometimes essential for the board of a condominium corporation. While a social-club atmosphere is healthy when times are good, difficult issues involving specific owners will arise that require tough decisions to be made. These are best discussed behind closed doors, and details should not appear in meeting minutes that might later be circulated to owners. This can be an interesting balancing act. Some condominium communities hold open board meetings, so that other owners are informed and feel involved. Yet if the board is discussing possible foreclosure on suites whose owners are not paying their contributions to common expenses, the guests should be asked to leave, and minutes might best omit the suite numbers and names of those affected. There are other issues that require confidentiality. Any instance that could embarrass an owner deserves privacy. In the first place, an alleged transgression could be a simple mistake, and it’s not fair to publicly discuss the noise thought to be coming from one suite, for example, when it later turns out it was coming from next door. In short, any potential discipline issue or concern affecting a homeowner’s personal situation or finances should be discussed

privately. As well, directors should be reminded not to disclose those names to owners who are not members of the board. Minutes can and should still be recorded fully. In this example, board members, other owners, and even potential home purchasers reading the condominium documents, all have a right to know how many suites are in arrears, what the impact is on the operating budget, and what steps are being taken to collect the needed money. Condominium owners reading the minutes will be reassured to know that their board is protecting the collective interest. Which suites are involved is not considered essential knowledge

for owners who are not serving as board members. Underlying this advice is the fact that while condominium corporations are legal entities, they are also political organizations. Human relations are important, as is fair dealing with individuals, consideration for their circumstances and, of course, confidentiality on sensitive issues. As we see over at city hall some days, this expertise can even be beyond the grasp of large-city politicians and administrators, so we shouldn’t set the bar too high for modest condo communities with a volunteer board of directors. Yet ‘best efforts’ count for a lot. Whether you are self-managing 16 homes in a four-storey walkup or governing a 160-home townhouse development with professional management, be sensitive to how it would feel if you were the party being discussed. Behind closed doors, your directors can have a full discussion, all the options for action can be explored, minutes can record what was decided, but no one will face embarrassment among their neighbours beyond the board. Linda Palfi is the Broker/Owner of CNC Properties, which offers both Real Estate and Condominium Property Management Services. She is a member of CREB’S Professional Standards Committee and serves on multiple condo boards.
