EDITOR’S NOTE

NEW GOVERNMENT MAY PROVIDE STRESS TEST RELIEF As a Millennial, unless you started contributing towards your RRSP at the age of 16, or have financially savvy and generous parents, it can feel like the odds of getting into the Canadian housing market are somewhat stacked against you. Even now in a cooling market, first-time homebuyers are still challenged by the nationwide mortgage stress-test parameters placed by the Office of the Superintendent of Financial Institutions (OFSI) in late 2017 coupled with inflated housing prices. Now with United Conservative Party premier designate Jason Kenney, Albertans can anticipate some renewed focus on curbing the stringent rules and obstacles many have to face to own a home. One of Kenney’s early campaign promises highlighted a need to stimulate the Alberta economy by eradicating the mandatory stress test. In the meantime, the federal government has put forward a potential list of new changes and incentives in its 2019 budget that may give first-time homebuyers an edge until the new premier’s office can start implementing its campaign’s proposed promises. Check out the story on page 40 to learn more about the federal incentives to help first-time homebuyers get into the market.

BUYERS DISCOVER UNCOMPROMISING VALUE IN THE RISE AT WEST GROVE ESTATES Discerning homebuyers seeking to live without compromise in a quality-built home with an array of established amenities, are discovering The Rise at West Grove Estates, a hidden gem with a premier southwest Calgary address. Crafted by Bri-mor Developments, The Rise forms the last two phases of West Grove Estates and offers 10  New Home + Condo Guide  |    May 3–31, 2019

buyers an inner-city estate lifestyle 15 minutes to downtown with the tranquility of living outside the downtown core and only 60 minutes to the mountains. “The area was exactly what we were looking for,” say residents Megan and Steve Berman. “It is close to our three-year-old’s school. It has numerous parks

and walking paths and we liked the idea of being around younger families. The price point really grabbed our attention and we feel we got very good value.” “We are living in a new economic reality in the City and consumers are now simply looking for “real value” – that means great quality, lifestyle, curb

appeal, amenities, greenspaces and all of this, at an affordable price,” says Aleem Dhanani, managing director of Bri-mor, noting the community has attracted active families, young professionals and empty nesters. “The Rise has been impacted less than other communities, given the attractive price point (starting in the mid-$700,000s) without having to trade off the quality of home and important lifestyle choices,” Dhanani says. “Even in the midst of economic uncertainty, you can get a truly successful project like The Rise when you deliver real value to purchasers.” It’s why The Rise’s first phase was so successful, and it prompted Bri-mor to launch the second phase well ahead of schedule. The Rise is now close to sold out with only 25 per cent of lots remaining, however, buyers can either move in today in a quick-possession home, or they can still design the home of their dreams. In either case, residents can join their new existing neighbours to enjoy the ready-to-use amenities right in the community, including tot lots, pathways, a junior soccer field and three major parks all within seven acres of greenspace. Also, being minutes away from the vibrant West Springs and Aspen shopping nodes, The Rise has all the amenities homeowners desire with grocery stores, restaurants, health services, a rec centre, daycares and schools all minutes away. Families living at The Rise can choose never to leave this West End oasis. Homeowners Russell Bell and Kayla Kaluzny comment: “We love its location near so many amenities – restaurants, groceries and public transit. The location of The Rise makes for a reduced commute to downtown.

ADVICE | INSIDE THE NUMBERS

FRIGID FEBRUARY AT FAULT FOR FALLING FIGURES

JIM ZANG

Before getting to this month’s look at the most recent Calgary housing start numbers from Canada Mortgage and Housing Corporation (CMHC), let’s first address the elephant in the room – the federal government’s 2019 budget and, specifically, some of the measures aimed at stimulating new homeownership. On the surface, the federal Liberals’ intentions seem honourable. There’s a definite issue with an affordability gap preventing many would-be 12  New Home + Condo Guide  |   May 3–31, 2019

homeowners from realizing their dreams. It’s a problem that needs addressing, they’re addressing it – and that’s a good thing. In a recent CMHC survey, price (affordability) was the most important factor considered when buying a home. The survey found the vast majority (85 per cent) of first-time buyers spent the most they could afford on their home, compared to 68 per cent of repeat buyers. This indicates that firsttime buyers, including Millennials, may be stretching themselves financially to purchase their home. Indeed, a full 49 per cent of homebuyers put less than 20 per cent for a down payment. The new program, known as the First Time Home Buyer Incentive,

would see the feds put $1.25 billion over three years into a plan that would mean the CMHC would contribute up to 10 per cent of the purchase price of a new home in a type of “shared equity mortgage.” Applicants would have to prove an annual household income of less than $120,000 and approvals are capped at four times that amount. Buyers would still have to come up with a minimum of five per cent down, the requirement for an insured mortgage with CMHC. This is essentially an interest-free loan, bringing down the size of the homeowner’s mortgage — but comes with a bill to be paid later on down the line. And that’s where things get a little murky. The budget is unclear on how much buyers

would actually owe; is it the same dollar amount the CMHC provided up front? Or does the amount due increase/decrease based on how much the house has gone up or down in value? Exact details of how the program works won’t be announced until fall, but the government is speculating the plan could create as many as 100,000 new homeowners over the next three years. Local experts are willing to give the government some props for effort, but say that it’s far too early to try to predict the outcome of the program and that further steps are needed to make homeownership more attainable for more people and breathe new life into the home building industry. “The incentive is a good first step towards addressing housing affordability,” says Brian Hahn, CEO of BILD Calgary. “Combined with adjustments to the mortgage stress test, it’s plausible we could see improvement in our industry. “A key positive of a shared equity mortgage would be reducing the impact of the federal stress test in markets it wasn’t needed, such as the Calgary Region. BILD maintains the abolition of the mortgage eligibility rules through OSFI would be preferable, as this doesn’t isolate the benefit for any market segment.” Over at the Alberta Mortgage Brokers Association (AMBA), executive director Amanda Roy says her group and the larger Mortgage Professionals Canada have been lobbying for the past two years for relaxations to the stress test, along with several other recommendations meant to help both homebuyers and builders, such as boosting the maximum amortization period of a mortgage from the current 25 years to 30 years. As far as the budget goes, Roy agrees it’s too early to guess the outcome of the government’s

plan. “It isn’t what the mortgage industry community was hoping for,” she says, “but they did listen to our concerns regarding housing affordability and first-time homebuyers and try to address it in their own way.” And that’s a start. In the meantime, here in Calgary, March housing starts were down compared to both last month and last March – a double downer, if you will. Starts were tracking along quite nicely the first couple of months of the year, trending above 2018 totals until March, which was down 37 per cent from March 2018. The decrease was enough to set the first quarter totals for this year behind last year’s year-to-date pace. Row homes, or townhomes, are the lone standout as being up both in March and year-to-year. So, why the apparent slowdown in March? Well, one theory is the weather. If March

starts are reflective of January and February sales, then it’s really no surprise the market wasn’t red hot as winter was taking a huge bite out of us here in Alberta – especially in February, one of the coldest ever – keeping folks indoors. And, of course, there’s still that whole ‘economy thing’ going on as well as the recent provincial election won by the United Conservative Party. He has been reporting on the local housing industry since the early 1990s and is the former editor and associate publisher of a variety of housing industry and lifestyle publications in Calgary and region.

GRAYWOOD’S THE THEODORE REACHING NEW HEIGHTS IN KENSINGTON

16  New Home + Condo Guide  |   May 3–31, 2019

Graywood Developments is reaching new heights in one of the most sought-after communities in Calgary with the launch of The Theodore in Kensington. As the tallest building in Kensington, The Theodore is sure to stand out as an architectural landmark and the announcement of sales starting on the 115 apartment-style suites has already spurred buyers into action. “So far we’ve had fantastic response,” says Heather Lloyd, vice-president, sales and marketing for Graywood. “Registrations are strong and we’re getting positive feedback from people.” The Theodore is Toronto-based company Graywood’s second development in Calgary and its 10-storeys is bound to make a landmark statement in Kensington. “We’re really excited about The Theodore because first and foremost we feel that it’s located in one of the most desirable locations in Calgary – nestled within Kensington it’s steps from the Sunnyside LRT and Safeway grocery store, as well as Riley Park and the dozens of local restaurants and shops that make Kensington such a fantastic destination – it’s the ultimate urban village,” she says. “As well, as the tower goes up, we’re going to be able to provide residents with some truly remarkable views of Kensington proper and beyond. “We think The Theodore is going to appeal to a number of buyers,”

she adds. “We have a range of suite sizes that will be attractive to everyone from the first-time buyer, eager to establish some roots in Kensington, to downsizing buyers who are looking for a more carefree lifestyle, but the convenience and comfort of this location. We even see this as a great opportunity

for some investors.” The Theodore offers numerous designs to meet the needs of various buyers, with one-, two- and three-bedroom suites ranging from 500 to more than 1,500 sq. ft. Suites start from the $290,000s and go up to more than $1 million for premium units with outstanding views. Suites will offer contemporary and sophisticated styling along with features that buyers will love. As for interiors, “We looked at the type of people who live Kensington

and found they represent an eclectic mix,” says Patrick Briscoe, vicepresident of development, noting it’s a mix that inspired The Theodore’s tagline – Calling all Movers, Shakers, Dreamers and Makers. “So we wanted the interiors to reflect the vibrancy of Kensington by providing room for customization so people can put their own personal touches on their home.” Buyers can chose from three colour schemes, but also their own kitchen backsplash tile ranging from muted to vibrant colours. Interiors feature high-standard finishings such as nine-ft. ceilings, luxury vinyl plank floors, quartz countertops, and kitchen islands with eating bars to accommodate four, “so you won’t need a dining room table,” Briscoe adds. The Theodore offers two levels of underground parking and a roof-top patio with lounge areas, barbecues and stellar views to the city core. Meanwhile, the exterior architecture is “more on the modern side, and pays tribute to this location and the Gladstone and 10th Street N.W. intersection,” Lloyd says, and “IBI and Graywood have used the corner to articulate the glass-clad building with curved tower details that run up the corner, creating innovative suites with panoramic views.” To register for more information about The Theodore, visit theodorecondos.com; #thetheodore@thetheodorecondos. nexthome.ca  17

AVI URBAN LAUNCHING SECOND PHASE OF

MAVERICK AT LIVINGSTON After experiencing a tremendous response to the first phase of Maverick at Livingston, Avi Urban is keeping the momentum going with the launch of Maverick’s second phase on May 4th. Located in north central Calgary, Maverick at Livingston is a vibrant apartment-style condominium community comprised of three four-storey buildings featuring a total of 177 stylish condos that are designed to meet the needs of today’s buyers. This second 18  New Home + Condo Guide  |   May 3–31, 2019

building consists of 59 suites and offers a variety of one- and two-bedroom floorplans ranging from 530 to 974 sq. ft. that are affordably priced starting from the $160,000s. “We had such a great response to the first building of Maverick that we’re down to the last seven – five one-bedroom and two two-bedroom suites,” says area sales manager Karen Payne. “The remaining suites are move-in ready, so they’re ideal for people

looking for quick possession. “With the first building almost sold out, it prompted us to launch the second building, but also we have a lot of people coming in looking for condos that they can move into down the road because they aren’t ready for a quick possession,” Payne says. “As well, the development plan for Livingston is phenomenal and it’s starting to take shape so people are starting to see the value of moving here and it’s generating

more interest.” With Maverick at Livingston, Avi Urban is crafting a high value product to price-conscious individuals and presenting wellappointed interiors that include features such as a customdesigned kitchen layout with built-in cabinet pantries and stainless steel appliances, sleek LED disc light fixtures, large format floor tile and luxury vinyl plank flooring and in-suite laundry. Buyers can also mix and match their interior colours to

create a customized look. “People love the kitchen designs because the footprint is so open and it gives them options for the dining space,” Payne says. “Most suites also have huge outdoor space and people love the brightness of the suites with the large windows.” Buyers can get a real feel for the interiors by visiting the sales centre, which showcases two showsuites – a one-bedroom plus den B1, and a two-bedroom, twobathroom plus den B2. Residents have underground

parking, and building amenities will include an underground car wash and a residents’ lounge encouraging people to gather and socialize. Payne notes buyers appreciate that Livingston has “started development on its Homeowners’ Association (HOA) facility that will offer lots of amenities and is just down the street from Maverick. LIVING IN HARMONY ALMOST LIKE BEING ON A YEAR-ROUND VACATION

There are big and new community development projects, there are massive and new community development projects – and then there’s Harmony, a two-time Community of the Year winner at the Annual BILD Calgary Awards – and a finalist again this year. Just how big is Harmony, a joint venture partnership co-managed between Bordeaux Developments and Qualico Communities? So big that it has its own water treatment plant. So big, says Bordeaux’s VP Marketing and Communications, Ryan Hall, that, at build out, will house more than 10,000 residents. The first lake is 40 acres and the second lake and wetland area will be more than double that size at 100 acres. And don’t forget the 18-hole, 7,800yard championship golf course 22  New Home + Condo Guide  |   May 3–31, 2019

designed by none other than ‘Lefty’ himself, professional golfer, Phil Mickelson. In fact, it might be easiest to think of the new development, which occupies more than 1,750 acres of prime Springbank-area real estate just north of the TransCanada Highway and is projected to take 20-25 years to complete, as its own small town. “We launched the showhomes with a grand opening in November of 2015,” says Hall. “Because of the complexity and amount of infrastructure in Harmony, we had started earthworks and our Advanced Water and Waste Water treatment plants almost two years before that. The land had virtually no trees when we started with it, and Harmony will add approximately 17,000 trees to the project,”

In addition to its own treatment facilities, Harmony was designed with advanced sustainability measures, including a drainage network of bioswales and wetlands and a lot of pathways. “There’s quite a substantial amount of breathing room in Harmony,” says Hall, “which is a large piece of its lifestyle appeal. It’s about 25 per cent of the community if you include the golf course. About 14 kilometres of walking paths have been constructed to date, with an expected total 25 kilometres or so planned to connect the entire community.” The streets and home styles are named after native plants and trees, while Phase Two homes will feature street names that are types of fish native to Alberta Rivers.

The plan, says Hall, is for an amenity-rich community, offering residents value-added in the form of a future beach club and outdoor adventure park, a village centre, large central playground and park for children, school sites (with the first K-9 school planned by Rocky View County), and commercial development nodes that will accommodate a variety of business potential. Today, Harmony has the first of its two recreational lakes complete which residents and their guests have enjoyed the past two summers. The golf course is also coming along nicely, according to Hall. “It’s looking amazing. It’s been a big, complex course to construct, but everyone who tours it is wowed by the amount of terra-forming and elevation changes. The clubhouse is in design right now and we anticipate the operator of the golf course will offer opportunities to tour and play this spring. “It’s really a lifestyle experience you are buying into,” he says, with the appeal of a variety of amenities that are part of the design. “Today, families love the lake living experience with one of the biggest residential lakes in Calgary and area and soon the golf course will be another significant draw for recreational fun. The second is the fantastic housing designs available with a blend of modern

and traditional styles that connect the old with the new, and the third is the proximity to the mountains.” With all this going for it, it’s no surprise that home sales in Harmony have been have been steady since the community launched. “We have 200 higher-end single-family homes and paired villas in Harmony right now,” explains Hall. “We expect a jump in growth this year once we launch our new market segments that will hit a lower price point and allow more families to join us, including the new single-family Poplar collection. Harmony is very much a family community, and many of our households have two

or three young children.” Harmony also supports multi-generational living, he says, with homes suited for empty nesters, and the current Aspen Collection of Carriage homes, which allows for private suites to be built above the rear detached garage. Home builders in Harmony read like a who’s who in the local industry, with some of the Calgary area’s top builders on site, including Baywest Homes, Broadview Homes, Augusta Fine Homes, Calbridge Homes, Sterling Homes and NuVista Homes. All are single-family residences, many with larger lot sizes than you might find in the city, with NuVista also offering a paired bungalow villa layout. Streetside Developments will begin construction on two new townhome projects later this year. Pricing starts in the $600,000s for the single-family Aspen collection of laned homes, the Willows collection of bungalows from the $700,000s. This fall, a new collection of Tamarack Estate Homes arrives from the $900,000s. Their new townhome projects, single family Poplar homes and the highly anticipated lake front Edgewater Collection will be available this year. “Our residents have really embraced life in Harmony, and while you can’t measure spirit, you can definitely tell this community has a lot of it. They’ve developed a bond as neighbours and enjoy planning and hosting socials. As the developer, this experience is what we hoped to create and it’s amazing to see it coming to life.” nexthome.ca  23

PROPERTY PROFILE

THE GUARDIAN DESIGNED FROM THE INSIDE OUT FOR INSPIRED URBAN LIVING Things are really looking up at The Guardian these days, as Calgary’s tallest residential condo project is now 75 per cent sold out, says Sales Manager, Lee Fernando. The two 44-storey towers from Hon Developments stands prominently in the Calgary skyline, located in the heart of Victoria Park. “We sold all 25 units that were released in a single day,” Fernando says of a collection of homes launched at an event earlier this spring. “There were even a number 28  New Home + Condo Guide  |   May 3–31, 2019

of people who waited outside overnight to reserve their new home.” Construction in both towers are now complete, with residences ready to move into, providing homebuyers with an opportunity to see for themselves the quality inside and the views outside their homes. A number of floorplans suit a variety of lifestyles; suites range from an intelligently designed 441 sq.-ft. one-bedroom, all the way up to a spacious 2,619 sq.-ft. Paramount Suite, with nearly a

dozen options in-between. The Presentation Centre, located next door in the restored heritage Victoria Park School, features two showsuites, one being a 545-sq.ft. one-bedroom and the other an 809-sq.-ft. two-bedroom unit. Both units showcase the standard finishings buyers can expect - laminate hardwood flooring throughout, sleek ceramic floor and wall tiles in the bathrooms, imported modern Italian kitchen cabinets, quartz countertops,

energy-efficient kitchen appliances from Blomberg and induction cooktops from AEG. Residents have their choice of three designer colour palettes. All units feature floor-to-ceiling windows, expansive balconies and built-in air conditioning, allowing residents the natural light and climate control options to enjoy their suite no matter what the weather. The views of the mountains, city skyline and rivers form a breathtaking backdrop to every suite. Hon Developments’ building philosophy is to design from the inside out, meaning that the units are designed sensibly for homeowners and their lifestyles. Each suite is thoughtfully planned

and efficient; with no wasted space located in hallways or dark interior rooms. For two-bedroom suites, a split bedroom design means that each of the rooms get bright floor-to-ceiling windows and are located on the opposite side of the units for more privacy and comfort. As attractive as the exterior is, with its combination of gleaming glass and metal cladding, it’s the ‘people’ factor that really make a difference. Even the pricing, says Fernando, is flexible to meet different buyers’ needs. “Units come with one, two or no parking stalls,” she says. “A parking stall adds to the cost for a homebuyer, so there’s a lot of savings if you don’t need one. There’s the option to rent parking, meaning that if your needs change, The Guardian can adapt to that.” This flexibility allows buyers to ‘mix and match’ various sizes and locations within the building to meet their lifestyle and budget. For example, a 441-sq.-ft. suite with no parking stall on the 28th floor (the lowest floor with availability), starts at the mid-$200,000s. The Guardian offers an array of amenities which makes living there

a bit like a stay at a luxury resort. There’s a comfortable lobby with concierge service, a commercially equipped fitness centre, bicycle storage, workshop, social club and outdoor garden terrace. The double-height lobby is where you’ll find the concierge and around-theclock security. Exciting news for anyone looking at the Guardian is Calgary’s recent announcement of the Rivers District Master Plan, which lays out over $150 million in public investment in infrastructure and redevelopment. Already a hub for creative businesses and quickly becoming part of the cultural heart of the City with the recently-built New Central Library and National Music Centre, Victoria Park is continuing its transformation as Calgary’s next great neighbourhood. “The buzz about the redevelopment of Victoria Park has really driven a lot of interest this year,” says Fernando. The savvy homebuyer knows to invest in a neighbourhood poised for redevelopment and getting in now means reaping the biggest benefit in lifestyle and values in the long run. nexthome.ca  29

GRAYWOOD’S PARK SOUTH PUTS CONVENIENCE AND NATURE AT THE DOORSTEP Having both the convenience of the LRT and the beauty of nature steps from the front door has led to such a success story for Graywood Development’s Fish Creek Exchange, that it’s now moving to the next chapter with Park South. Fish Creek Exchange is the first offering in Calgary by Toronto-based company Graywood Developments, spanning 9.5-hectares with four multifamily sites on the east end of Shawnee Park in southwest Calgary. “Fish Creek Exchange fits our tagline the ‘last great Fish Creek Park address’ because there really aren’t many opportunities left to live in a new condo or townhome with this proximity to Fish Creek Park,” says Patrick Briscoe, vicepresident of development. It’s clear that buyers love the location as the first site is close to sold out and people are moving in, prompting Graywood Developments to move onto the second site – Park South – which includes two four-storey buildings and townhomes. 34  New Home + Condo Guide  |   May 3–31, 2019

“Our key attraction is without a doubt, Fish Creek Park and the LRT station – all within a five to seven-minute walk,” says Heather Lloyd, vice-president, sales and marketing for Graywood Developments. “But in addition, people like the fact that this is a community, not just a single standing residence. Park South will have walking paths, parks, mid-rise and low-rise homes and retail. We are in pre-registration and to date, the response has been very positive. We’re attracting a range of prospective purchasers from first-time buyers to empty nesters.” The first of the two condo buildings being launched offers 60 suites. Buyers have a variety of styles to choose from, with suites ranging from 579 to more than 1,400 sq.ft. from one bedroom to three-bedroom designs starting from the mid $200,000s. There will also be 10 townhomes released ranging approximately 1,200 to 1,600-sq.-ft. with two- and threebedroom layouts. Townhomes are priced from the $390,000s. “We collected a lot of feedback from people with the first site, and we incorporated what

they said in this second site, including offering larger suites and an 18-ft.-wide townhome model,” Briscoe says. “We also took popular items from the first site and are using them in Park South. We’re offering new contemporary colour palettes put together by our designers and buyers have the ability to mix and match.” Each suite and home features upgraded stainless steel appliances, quartz countertops, durable luxury vinyl plank flooring, in-suite laundry, 9-ft. ceilings, private patios

and balconies and, for the condos, underground heated parking and storage. Townhomes can accommodate rear garages. Each condo building has an outdoor courtyard complete with lounge chairs, barbecues and a community garden where residents can gather. The townhomes front a parkette and have pathways that connect them to a landscaped buffer and pathway system linking to Fish Creek Park. Briscoe notes that since Fish Creek Exchange is in the community of Shawnee Park, residents enjoy established amenities with LRT, parks and trails in walking distance, and shops, services, a grocery store, entertainment options, schools and churches just minutes away. For more information, visit the Fish Creek Exchange presentation centre, which has two showsuites, (townhome showhomes will open later this spring), open 2-8 p.m. Monday-Thursday, and noon-5 p.m. on weekends or visit fishcreekexchange. ca; #fishcreekexchange @ fishcreekexchange. nexthome.ca  35

ADVICE | CONTEMPLATING CONDOMINIUMS

CONDOS HAVE 3X THE QUESTIONS LINDA PALFI Condominium homes are three times more complex than non-condo homes. A condominium comes with financial and political structures, as well as the physical home. Because there is three times the complexity of a house on a lot, condo buyers should triple their knowledge before shopping, and rely on realtors who have specialized condominium knowledge and market awareness. Let’s look at the additional issues we need to consider in condominium homes. Realize that every condominium home is part of a corporation. That corporation may be well run and well-funded or be rudderless and virtually bankrupt. It may also own driveways, sidewalks, parking lots, extensive interior common property, mechanical systems, foundations, elevators, boilers and roofs. Any of these components may be new, aging gracefully or downright decrepit. There should be a professional assessment of those corporate assets (“reserve fund study”), and a savings account to fund, in whole or in part, their eventual replacement. Obviously, then, the condo corporation needs to be analyzed prior to a final commitment to purchase a condominium home. From the operating budget to the audited financial statement,

and from the current state of mechanical systems to plans for its repair and replacement, the corporation’s assets need to be evaluated, and their condition all affect the market value of the individual condominium home. Yet a corporation brings with it still another set of questions under the heading of politics. Every condominium corporation has a government not much different in law than a city council. And as we all know, we can be governed well or poorly, and even the tiniest village can be peaceful or suffer “trouble in paradise”. Minutes of condo board meetings, annual general meetings and special general meetings can all reveal whether a condominium is united and well led or divided and poorly run. The complexity of a condominium provides the foundation to have an elected board and a paid manager deal with issues of maintenance that you might rather ignore. Fifty or 150 homes under one roof

also means we can afford to live downtown, or riverside, where otherwise only millionaires would reside. Many of our neighbours in condominium communities become our friends in a pleasant semi-communal environment. Be aware of condo’s complexity, not intimidated. A house is a house: Understand the location, have it inspected, and you’re pretty well-protected. In a condominium you have the “house”, but also a corporation with assets and a political animal you’ll want to know before adopting it. Be as informed as possible, and rely on professional advice beyond that. Linda Palfi is the Broker/Owner of CNC Properties, which offers both Real Estate and Condominium Property Management Services. She is a member of CREB’S Professional Standards Committee and serves on multiple condo boards.

INSIDE CALGARY

WHAT’S HAPPENING by JIM ZANG

EXPRESSIONS DESIGN STUDIO

A SMASHING GOOD TIME! Shane Homes wrapped up their $35,000 Piggy Bank Smash contest at the Expressions Design Studio in April at their head office in Calgary. The contest started last October, with entrants having to either visit a Shane Homes showhome or purchase a home from Shane Homes to be eligible. Three winners were drawn, handed a hammer and goggles, and given the opportunity to smash a piggy bank containing a voucher for either $5,000, $10,000 or $20,000 cash. Congratulations to all the winners!

Section23 acquires Baywest Homes Mantra to the rescue The Mantra condominium development is addressing affordability challenges for firsttime homebuyers. An example of its savings initiatives, one-bedroom suite owners have the option to choose not to purchase a parking spot with their unit, providing an instant savings of $20,000. Being at the heart of the Marda Loop district, with a lofty 89 Walk Score, many tenants may not need two cars – or even one car. That lets them do away with the

cost of insurance, repairs, gas and maintenance, which saves them thousands of dollars per year. For those needing more space, Mantra has the solution for that, too, in the form of spacious threebedroom suites. Located at the corner of 21st Street and 35th Avenue SW, the four-storey building from developer Castera Properties & Groupe Denux, is slated to have 33 units ready for occupancy in 2019.

Legends at Cornerstone At Truman Homes, they do things a little bit differently. The company officially launched its Legends condominium project in Cornerstone, with the unveiling of 16 new showsuites. If the sheer number of showsuites isn’t unique enough, how about the fact that the entire building is complete, with every single suite finished and ready for sale. “People want to see that it’s done,” says Oliver Trutina, vicepresident of Truman Homes. “Just having a sales centre isn’t good enough anymore.” WHY SO MANY SHOW SUITES?

“To show how the same floorplan can suit different lifestyles,” says

Trutina, “like young families, or single professionals.” The four-storey, twobuilding project will have a total of 220 units and offers several one- and two-bedroom floorplans to choose from. The living spaces range from 632 to 939 sq.ft. and come with underground parking stall and additional storage space. Pricing starts in the low $170,000s for the smallest homes. Sales activity has been brisk, says Trutina, with more than half of the first building selling out before they could hold the opening event and first possessions in the next 60 days.

Section23 Developments announced it has acquired full ownership of Baywest Homes. Under a previous agreement forged in 2015, Bordeaux Properties and Section23 were 50/50 partners. Section23’s president, Chris Plosz, says the acquisition marks an important milestone in Section23’s growth and evolution. “We are very excited about the future of Baywest Homes,” he says. “Baywest has long been one of the city’s most respected builders known for its fresh approach to home building, outstanding design, integrity and craftsmanship – traits that align perfectly with Section23’s corporate values and vision.” “With the new ownership structure, Baywest Homes now becomes part of a diverse and multi-faceted real estate organization, complementing Section23’s land holdings and presenting a tremendous opportunity to pursue Section23’s mission of creating dynamic, inspired built environments that foster a legacy of social connections for all generations,” says Robert Ollerenshaw, Section23’s executive chairman. With the recent approval of Section23’s new community of Rangeview in southeast Calgary, and now full ownership of a wellestablished home builder, Section23 is poised for future growth. Meanwhile, Baywest Homes will continue to do what they do best – focus on estate and moveup homes in master-planned communities, including enhanced customer choice through standard and customized plans. nexthome.ca  39

FEDERAL PROGRAM TO HELP FIRST-TIME HOMEBUYERS

NEW HOMES GET EXTRA INCENTIVE

The federal government’s new 2019 budget may give new-home buyers a shot in the arm toward purchasing their first home; even more if they buy a newly constructed one. The proposed First-Time Home Buyer Incentive program would give eligible first-time homebuyers the opportunity to share a part of the cost of buying a home with the Canada Mortgage and Housing Corporation (CMHC); five per cent for resale homes, 10 per cent for new builds. This would reduce the size of a new homebuyer’s insured mortgage. The program is expected to benefit approximately 100,000 first-time buyers over the next three years. No on-going payments would be required with the Incentive, and families would have lower monthly mortgage payments. For example, if a borrower purchases a newly constructed $400,000 home with a five per cent down payment and a 10 per cent CMHC shared equity mortgage ($40,000), the borrower’s total mortgage size would be reduced from $380,000 to $340,000, reducing the borrower’s monthly mortgage costs by as much as $228 per month. Terms and conditions for the First-Time Home Buyer Incentive will be released by CMHC. 40  New Home + Condo Guide  |   May 3–31, 2019

To make sure the program helps those with legitimate needs, the Incentive would have specific eligibility criteria, as well as guidelines to ensure participants are able to afford the homes they purchase. To qualify, first-time homebuyers must have household incomes under $120,000 per year, plus participants’ insured mortgage and the Incentive amount cannot be greater than four times the participants’ annual household incomes. HIGHLIGHTS INCLUDE:

• The CMHC would provide five per cent of the value of a home for a first-time homebuyer through a shared investment. • This shared investment would be increased to 10 per cent for a newly built home. This step is to encourage the construction of new housing supply. • The budget also proposes to increase the Home Buyers’ Plan withdrawal limit from a Registered Retirement Savings Plan to $35,000 from the current allowable amount of $25,000, providing first-time homebuyers with greater access to their RRSP savings to buy a home.
