wHAt’S IN A nAme? well, A lot!
MARISA BARATTA Editor NextHome
“What’s in a name?” Juliet asks this famous question in Shakespeare’s Romeo and Juliet, and I find myself thinking it now, too. What’s in a name? Well, a lot! Your name is one of your identifiers – it’s made up of sounds and letters that signal to your brain that someone is reaching out to you. You may have noticed the name change on the front cover. As our editor-in-chief, Susan Legge, so aptly put it, “CondoGuide is back! We added this brand back to our title because we know it’s a name you know and trust, just as NextHome has become its own amazing brand.” This new-old title embraces the range of home types you may be considering for your next abode. A recent survey commissioned by CENTURY 21 Canada found that 65 per cent of Canadians prefer a single-detached home while almost one-quarter (24 per cent) prefer an apartment. There are multiple home types from which to choose, and we want to explore them with you in these pages. I invite you to close your eyes and picture where you’d like to live next. Where is that home? What does it look like? What are your priorities for the layout and the location? We want to help you get closer to that place you’re dreaming of. We’re still your guide to finding your next home and happy to bring you the information that will best prepare you to buy it, whatever shape or form it may take. Really, a place that feels like home just sounds so sweet!

PROPERTY PROFILE
Shane homeS’ When visitors walk into Shane Homes’ Fiesta II showhome in Midtown in Airdrie, they are impressed by the incredible features and welcoming open design that has them feeling right at home. “The Fiesta II is a wonderful move-up family home – this is the one a lot of families want,” says Area Manager Karen Kotchar. “It’s very functional, has good-sized bedrooms, a huge bonus room, and when you walk in it’s one of those designs that just makes you feel relaxed – you feel like you’ve come home. “The floorplan feels much larger than the square footage 10 NextHome.ca
because it’s so well laid out,” she adds. “The Fiesta II starts out at 1,767 sq. ft., but this model can be built much larger. For example, our showhome is 1,994 sq. ft. Additionally, Shane Homes can customize any floorplan to meet our customers’ needs to ensure we build their dream home.” Upping the wow factor and delighting visitors, she notes, are some fabulous features such as the super kitchen with its huge island, the expansive bonus room upstairs, and the spacious owner’s suite and spa-like ensuite. “People love the two-toned kitchen with the large island that is great for entertaining; that’s where
everyone is going to spend their time, and it’s a chef’s kitchen, too, with the built-in wall oven and microwave and cabinets to the bulkhead,” Kotchar says. “They also love the beautiful owner’s suite with the juice bar that separates the ensuite with its double sinks, make-up area, corner tub and oversized walk-in shower from the huge walk-in closet. I often point out to customers the convenience of the juice bar and how it can be used as a morning coffee station – they love it.” Fiesta II’s bright open foyer offers plenty of room to greet guests, as well as space for a hall table or bench. a convenient half-bath and a door that opens into the garage and mudroom. A bonus feature on the main floor is the walkthrough pantry that is “bulk-buyer approved due to the amount of space and storage it supplies,” Kotchar says. The rear of the home opens into a large great room warmed by the addition of a corner fireplace. The expansive island with breakfast bar is a focal point in the super kitchen, which also features an eye-catching geometric mosaic tile backsplash and glass front
cabinets. Adjacent to this is a bright dining nook that creates a great space for hosting large dinner parties. On the second floor, buyers will enjoy relaxing in their impressive owner’s suite. There are also two good-sized bedrooms, including one with a walk-in closet and built-in desk, a fullsized laundry room and a main full bathroom. The whole family will enjoy relaxing in the massive bonus room that can easily accommodate both an IT centre and a family room.

Working With the nEw
mortgage rulEs Carmen Wyton
If you’ve been in the market for a new home within the last year, you’re hopefully aware of the new mortgage rules that came into force in January. Under the new rules, all borrowers will need to pass a stress test to qualify for a mortgage, regardless of how large their down payment is. Stress tests are now in place for insured and uninsured mortgages. The test is to ensure that buyers qualify at the Bank of Canada’s posted mortgage rate, and also analyze a buyer’s ability to pay their mortgage in a worst-case scenario such as a spike in interest rates or the loss of a job. What does that mean for you?
While these new regulations were designed to curb debt, they can make it much more difficult for Canadians to purchase a home. For many, this translates to only being able to afford 80 per cent of the home you could before, which means you may have to adjust your expectations. One of the first things to do if you are planning to buy a new home is to get pre-approved for a mortgage. This will give you a sense of what your budget will be, as well as prevent any shock or disappointment down the road. While the number could end up leaving you feeling discouraged, one solution is to look for a less 14 NextHome.ca
expensive home. This can be frustrating but it can also be a good opportunity to view houses in different areas and to open your mind to homes you may not have otherwise considered. Another option is to pay more upfront, even if that means holding off on your house hunt to save for a larger down payment. Ideally, the less money you have to borrow, the better. The best way to ensure you fall in love with a home you can afford is to only view homes that are within your budget. While it can be tempting to browse beautiful homes in expensive areas, being realistic from the start and spending more time focusing on homes within your approved price range will save you time and give you a better sense of what you can afford.
Always begin your house hunt by speaking to a mortgage broker to see what your options are, and don’t hesitate to ask questions about how the new rules could affect your search. Now more than ever, it is essential to work with a professional who can help you navigate the market and leave you confident and eventually in a home you love. 3 Canadian cities make top 10 most livable iN the world By MARISA BARATTA
Canadians often say they live in one of the best countries in the world. And, according to a recent survey, we’re not the only ones who think so. In the Global Livability Index 2018, an annual report by The Economist Intelligence Unit (The EIU), three Canadian cities – Calgary, Vancouver and Toronto – ranked among the top 10 most livable cities in the world. Calgary earned fourth place, followed by Vancouver in sixth and Toronto (tied with Tokyo) in seventh. The rest of the top 10 is made up of three Australian cities, two European ones and two from Japan (including Tokyo). MOST LiVABLe CiTieS 2018:
1. Vienna, Austria 2. Melbourne, Australia 3. Osaka, Japan 4. Calgary, Canada 5. Sydney, Australia 6. Vancouver, Canada 7. (tie) Toronto, Canada 7. (tie) Tokyo, Japan 9. Copenhagen, Denmark 10. Adelaide, Australia hOw The rAnking wOrkS
To determine these rankings, The EIU surveyed 140 cities around the world and measured five categories: Stability, health care, culture and environment, education and infrastructure. “Across the survey a mixture of quantitative and qualitative data are used, which are combined to give an overall livability rating,” explains Roxana 30 NextHome.ca

Slavcheva, author of the Livability Index. “Individual indicators are scored as acceptable, tolerable, uncomfortable, undesirable or intolerable. These are then weighted to produce an overall rating, where 100 means livability in a city is ideal and one means it is intolerable.” Each city’s rating depends upon more than 30 qualitative and quantitative factors across those five categories. CALgAry, VAnCOuVer And TOrOnTO
Robert Wood, principal economist at The EIU, says all three Canadian cities did well in terms of the 30 factors measured across the five categories. “The only indicator where all three trip up is livability of the weather, which many can relate to. This is because we are comparing cities across the globe and I’m thinking of places in the Mediterranean!” he shares. “This year Calgary just pulls ahead of Vancouver and Toronto partly because it scores better in terms of affordability of quality housing, partly explained by the house price boom in Vancouver and Toronto.”
Overall Rating (100 = ideal)
2017 COMpAriSOn
Last year, Vancouver ranked third, Toronto fourth and Calgary tied with Adelaide, Australia, for fifth. “The Economist Intelligence Unit’s Global Livability survey quantifies the challenges a city presents [in] daily life, allowing direct comparison between locations,” Slavcheva explains. The rankings are based on how cities compare to one another, so a drop in ranking does not necessarily mean that a city’s livability score has changed. In fact, livability in all cities surveyed increased by 0.9 per cent in the past year, with improvements seen in all five categories – in particular stability, which increased by 2.5 per cent. TrendS in TOp-rAnking CiTieS
Some things that many of the top-ranking cities have in common: Many of these are mid-sized cities in wealthier countries and with a comparably low population density, allowing these communities to offer recreational opportunities without compromising the quality of their infrastructure or introducing a
higher crime rate. Referring to the 2017 World Bank statistics, the Global Livability Index 2018 overview points out that the population densities in Canada and Australia, for example, vary between 3.2 and four people per square kilometre, compared to 35.6 in the U.S. or a global land average of 58. “Large, vibrant metropolises such as London and New York of course offer a rich breadth of entertainment options and cultural amenities. However, they continue to struggle with overstretched infrastructure, congestion and higher crime rates,” Slavcheva points out. “The aim of the Global Livability ranking is to allow for cities to compare what they are doing well and which areas need improvement. No city scores perfectly, although there is a lot that can be learned from those that are topping the different categories in the index. The important thing for cities is to keep track of progress and measure the impact of each policy, each new infrastructure project and each intervention on citizens’ well-being.” sept 14 - oct 12, 2018 31

BaNK OF mom & DAD Kelley KeeHn
More than one-third of parents say their Millennial children are still financially dependent on them and, of the one-in-five Canadians still working past the age of 60, 12 per cent are helping out their kids, according to two surveys by the Financial Planning Standards Council. And if your kids are looking to buy in hot housing markets such as Vancouver and Toronto, getting your help for a down payment may be an option on their path to homeownership. Sheila Walkington, a Vancouverbased, fee-only Certified Financial Planner with Money Coaches Canada, says that she’s finding more parents are wanting to help their kids out with housing. “The housing crisis is such big news, especially here in Vancouver, and parents seem to feel that if their children don’t get into the real estate market soon, they may never own a home. Homeownership is still so tied up in our overall vision of success, so the prospect of their children never attaining this marker of adulthood is very concerning to many parents.” Laurie Campbell, CEO of Credit Canada Debt Solutions, agrees. “As a parent, it’s easy to feel obligated to help your children, and some are even happy to do it – that never goes away no matter 34 NextHome.ca
how old they get – but hurting ourselves financially doesn’t help our kids in the long run. They don’t want to be burdened with having to support us (financially) into our old age. Or, if you must sell your home to make good on outstanding debts, that won’t help them either, especially if they’re living at home.” So, if you are going to help your adult child, keep these tips in mind: • Understand terms – is this a loan or gift? • If your child gets married and then divorced, how will that affect repayment or expectations? • Get everything in writing. • Don’t set your kids up for failure – you might be helping with a down payment, but can they afford the ongoing mortgage, property taxes, maintenance and more? • Speak with a lawyer who
specializes in family law to find the best solution for your particular circumstance. As much as many parents would like to help their kids get into a home faster, it’s important to ensure that your own retirement has room for the support. Remember the sage advice received at the start of every flight: Always don your own oxygen mask first, before helping others. Consider the advice of a Certified Financial Planner to help you create a plan. Kelley Keehn is a financial literacy advocate who has been on a mission to “make Canadians feel good about money.” She is the author of eight published books and is also a speaker, media personality and consumer advocate for the Financial Planning Standards Council.
