It’s official: People want more space. According to the 2018 Canadian Homebuyers’ Preferences survey conducted by Avid Ratings, storage space such as closets, pantries and garages were the most valued areas that consumers look for when purchasing or building a new home. This is the fourth year the study has been conducted and it surveyed 24,525 Canadians. Beyond storage space, the survey uncovered that the kitchen is no longer just a space for cooking. It has evolved into a lifestyle space where homeowners entertain guests, with respondents rating an oversized kitchen with an island as a must-have. Younger generations also value having a walk-in pantry compared to older generations who didn’t view this feature as overly important. Bigger is better in a master suite, with homebuyers requesting walk-in closets, double sinks and an oversized shower with seating. Walk-in closets are making their way past the master suite and into additional rooms, which is a great way for homebuilders to create more storage space. Single garages will no longer suffice, with more than half of homebuyers requesting two-car garages as a must-have. Homebuyers are also looking for ways to incorporate an active lifestyle into their community by requesting access to cycling 16 NextHome.ca

and walking paths and parks. Also, beyond the home, being in close proximity to schools and recreation centres were regarded as must-haves. Avid Ratings added a new section to the 2018 survey to look at the importance of incorporating smart-home technology features. The study discovered that as younger generations begin to make up the majority of the homebuyer market, these new features are becoming more relevant with smart lighting as the highest rated feature. Another trend from the survey was energy efficient appliances and features. Homebuyers prefer having an overall energy-efficient home, with only 1.4 per cent of Canadians rating this as not important. Not only are these features environmentally friendly,
but they have the added bonus of reducing costs for homeowners. As the survey shows, every homebuyer evolves their wants and needs in a home. Luckily, no matter what you like or dislike as a homebuyer today, new-home builders are always ready to offer a variety of features to suit your needs. SELF-EMPLOYED? NEW RULES HELP PROSPECTIVE HOMEOWNERS Beginning in October, Canada’s self-employed may find it easier to secure a mortgage, thanks to changes from Canada Mortgage and Housing Corp. (CMHC) aimed at giving lenders more guidance and flexibility to help this potential homebuying demographic. Self-employed Canadians are key contributors to strong and vibrant communities and make up about 15 per cent of Canada’s population. However, they may have had difficulty qualifying for a mortgage as their incomes may vary or be less predictable. In line with the National Housing Strategy’s mission to address the housing needs of all Canadians, the changes include: • Providing examples of factors that can be used to support the lender’s decision to lend to selfemployed borrowers who have been operating their business for less than 24 months, or in the same line of work for less than 24 months. These
factors could include acquiring an established business, sufficient cash reserves, predictable earnings and previous training and education. • Providing a broader range of documentation options to increase flexibility for satisfying income and employment requirements when qualifying self-employed borrowers to support an “add back” approach for grossing up income for sole proprietorship and partnerships. This documentation could include the Notice of Assessment (NOA) accompanied by the T1 General, the CRA Proof of Income Statement and the Statement of Business or Professional Activities (T2125). On Friday, Sept. 14, members of the Building Industry and Land Development Alberta Association (BILD Alberta) stepped out in style to celebrate the 2018 BILD Alberta Awards. The annual gala took place in Jasper, Alta., and honoured Alberta’s best in home building, home renovations, land development and the industry’s safety leaders. This spectacular event was held at the Fairmont Jasper Park Lodge, where hundreds of guests were treated to an inspired evening filled with industry speakers, an exquisite dinner and an exciting award ceremony that recognized some of the greatest work taking place in Alberta’s competitive housing and development industry. Presented by the Alberta New Home Warranty Program Group of Companies, the evening celebrated a year of outstanding projects provincewide. Just last month, the Economist Intelligence Unit (EIU) found Calgary to be among the best once again, naming the city as one of the most livable cities in the world on its Global Livability Index 2018. This year’s report ranks Calgary as fourth, moving it up from fifth, a spot which it previously held for several years. That also makes Calgary the top-ranked city on the continent, with Vancouver and Toronto being the only others to make it into the top 10. Australia also had three of its cities named as the best of the best – Melbourne, Sydney and Adelaide – joining Canada and Japan’s Osaka and Tokyo in dominating the list’s top ranks. METHODOLOGY
So, just how does the EIU determine the livability of a city? While they can’t consider personal opinions (you or I might just really love living somewhere, despite its score on this index), what the EIU has done is look towards different indicators to create a detailed representation of livability. A total of 140 cities were surveyed and given a score between one and 100 for the following categories: • Stability (worth 25 per cent of ranking) • Culture & Environment (worth 25 per cent of ranking) 42 NextHome.ca

Calgary managed to boost its ranking to fourth place with improvements in culture and environment (from 89.1 to 90) and infrastructure (from 96.4 to 100) on a year-over-year basis. A score of 90 for culture and environment weighted at 20 per cent leaves some room for improvement – and for jumping up in the rankings even further sometime soon! CULTURE & ENVIRONMENT: OUR FUTURE IS BRIGHT
I predict that Calgary’s culture
and environment ranking on the EIU’s annual Global Livability Survey will gradually increase over the next several years as our city builds projects like the National Music Centre and continues to put an emphasis into promoting pedestrianfriendly streetscapes, cultural celebrations and festivals and public art installations.
