After four years of saving, scrimping, pennypinching and coupon clipping, my partner and I bought our first home. As the days to our closing date looms upon us, between the chaos of opening utility accounts and booking our Pre-Delivery Inspection appointment (known as the PreOccupany Inspection in Alberta) - we’ve had mortgage payment on the brain and the whirlwind of thoughts to coincide with it: Do we take a page out of my grandfather’s handbook and aggressively pay down our mortgage? Do we focus on investing or on contributing to our RRSP’s? My partner and I have different methods of saving. Where I would keep my money in an accessible savings account, he would scrupulously invest, and reinvest his interest. His philosophy has always been, “make your money, make you money.” Whether you choose to spend, save or invest, it’s important that the financial choices you make leave you feeling comfortable. As for us? We’ll be working towards rebuilding our savings.

Are you thinking about selling your home in a buyers’ market? If you live in Calgary, as of now you probably know that the housing market is currently deep into buyers’ territory for all segments. So, what exactly is the best way to sell your home in such a market? Q: WHAT IS A BUYERS’ MARKET?

A home market in buyers’ territory means that there are less buyers interested in making a purchase than there are homes for sale. This is usually accompanied by: • Lower benchmark prices for property types with low demand and high inventories • Homes often remain unsold and are re-listed at lower prices • Increasing supply can halt benchmark price recovery and result in further price reductions • Homebuyers have more time to make decisions and leverage in negotiations with sellers HOW CAN YOU BOOST YOUR HOME’S APPEAL?

When selling your home in a buyers’ market, you’ll want to do whatever you can to make your property more appealing. This might include renovations such as a fresh coat of paint, new flooring or maybe changing an office space into an additional bedroom. The best thing you can do to price your home in a buyers’ market is to request a competitive market analysis (CMA) from a professional real estate agent and experienced realtor. These individuals should offer you a 100-per-cent-free, noobligation CMA, which compares your home against others on the market with similar sizing, location and other features to determine the best listing price. Setting a price too high will often scare off buyers – especially in today’s market where there’s stricter lending rules and higher interest rates. Setting a price too low may result in more offers, but not necessarily a higher price fetched for your home. BE PATIENT AND FLEXIBLE WITH CONDITIONS!

A buyers’ market means that there’s a lot less pressure on

buyers to make decisions because of the overwhelming supply of homes available. They may ask you to be flexible over a longer period of time to allow for a home inspection, appraisal and any other conditions they request. Requests such as these from a potential buyer means they are interested. Be patient and willing to work with them – it may just be the opportunity you’ve been looking for! Remember that as a seller, you don’t have to accept any purchase offer, but you should consider the consequences of doing so in a market that’s far into buyers’ territory. Happy house hunting! CONTEMPLATING CONDOMINIUMS

“UNIT FACTOR” MEANS FAIRNESS LINDA PALFI

Financial fairness is important in condominium, as it is in any family. Enter the “unit factor”, which in most cases of residential condominiums represents each home’s share of the total square footage within that condo community. Regardless of whether they are apartment condos, lofts, townhouses, villa-style homes or even bare-land condominium, unit factor allocates expenses, almost always in proportion to the property’s floor area. Watch for a few condos where unit factors were allocated in proportion to the initial sale values of the homes, or were weighted to have those on higher floors pay more. This applies an incometax-style “progressive taxation” approach to condominium, which is fine if you live on higher floors and can afford it, or live on lower floors and pay less. But these instances are rare. In most residential condominiums, though, unit factor is your home’s percentage of the total privately owned square footage within a complex, taken to two decimal places. Because decimal points can be missed, or be confusing, the percentage is converted to whole numbers. One hundred percent taken to two decimals is 10,000, so those are the total unit factors to be divided among all the owners. 20  NextHome+CondoGuide  |  Nov. 9–Dec. 7, 2018

Let’s say your condo building has 20 units of equal size. Each must carry five per cent of the collective costs for maintenance, heating and common-area janitorial services. Add two zeros to five and you have 500/10,000, which is how expenses will be apportioned among all the owners. This system creates fairness, of course, when condo projects have varying sizes of suites, townhouses or even bare-land condo building lots. A look at the unit factor can tell you a few things. First, move the decimal left two spaces, and you know exactly what percentage of the total project your home or “unit” comprises. If the unit factor is 265, you know that of all the privately owned square-footage in the project, your unit comprises 2.65 per cent. Divide that into 100, and you find it goes about 38 times, so if units are roughly the same size, it’s a development of 38 homes. As well, the percentage the unit factor represents (265 = 2.65 per cent) tells you exactly how much you’ll have to pay of any dollar

amount needed for a proposed expenditure. For example, if a capital expenditure is proposed, and requires raising $10,000, you know you would be responsible for 265/10,000, or 2.65 per cent of that cost or, in this case, $265. Don’t worry that anyone will manipulate the unit factors. They are assigned upon the creation of the condominium plan, based on a professional survey of square footage, all according to measuring methods detailed in that plan. While Alberta’s Condominium Property Act allows for levying of condo fees by other formulae, that would require amendment of the corporation’s bylaws.
