hoosing a Builder for your Renovation or Custom Home Build project requires educating yourself on the build process and what to look for in a trusted Builder. A

He’s also the host of Hgtv’s decked out and deck wars and will be in Calgary for the Home + garden Show, which runs feb. 28-march 3. when it comes to deck design, Lafrance says he doesn’t go by trends. “there aren’t elements of design that are hot or cold for me. i would never design based on trends such as multiple levels, covered barbecue nooks or planters, to name a few. while i love those features, my designs are all very personal to the homeowner. each individual deck
design is something that is designed specifically for that homeowner... for that house,” he says. for instance, looking at one design element – exposure to the sun – “you can have the same house, with the same type of people, one yard faces north and the other south, those are two entirely different designs right there, as the sun will affect each yard in a different way. “there are so many incredible new products out on the market that didn’t exist in years past, as more and more people are realizing the potential of their backyards,” Lafrance says. from water features and gas fire pits, to retractable
awnings there are seemingly endless choices to personalize a backyard space. However, he says the one item that stands out above the rest is lighting. “Lighting systems are making the outdoor living space something that you can enjoy all week long as opposed to the traditional daytime use on the weekend. it’s breaking those boundaries and allowing the space to take on an entirely different emotional feel.” based on his years of deck design experience, Lafrance has discovered “the number one most overlooked item is the one that’s hard to miss – the sun!” when you’re designing your deck, and ultimately your outdoor space, consider whether you’re a sun person or a shade person? “most people want the option of both,” he says. “if shade elements aren’t incorporated, you can end up with a deck that you don’t want to go anywhere near when the temperature soars, during the season that you most want to be outside.” His first piece of advice to homeowners it to consider having the deck designed by a professional, which his company does for clients across north america. “traditionally, the deck is seen as a box with a space for a barbecue and a table. i’m constantly amazed by what people accept as a deck, when the demands for design inside the house are so high. this is an important part of the house people! my philosophy is dream big, think outside the box, and dare to imagine the possibilities for your own patch of grass.” this is something a professional can do, and he also suggests getting a 3d design, which “ensures the deck gives you the oasis you really
want, as opposed to just a square box with the corners cut off. Check out my website for more on this www.cuttingedgedesign.ca when it comes time to actually build the deck, Lafrance says doing it yourself or having it professionally done depends entirely on the homeowner. “if you are lucky enough to have the skills and the time to build your own deck, that’s a hugely rewarding thing. in reality, not everyone has the skill set it requires to build a deck on their own, and noble attempts can lead to disaster decks. equally as often, homeowners who are deck savvy bite off more than they can chew when it comes to the amount of time a diy deck takes to complete.” building a deck can take a lot of work so a skilled contractor can be a huge asset. Lafrance urges clients to do the research and get referrals when hiring a contractor because if they sound too good to be true, they often are. “for me, whether you decide to build it yourself or if you hire a professional, what it really boils down to is the design,” he says. “if you create the same old square box design that’s been a standard on homes for years, that clearly has limited appeal. you want people to see your deck and say, ‘wow you have completely transformed this space!’ it should end up being a retreat, not a boring space you need to be rescued from.” along with the design, you’ll also want to consider the materials you’ll use for the deck. “Composite deck boards are the most popular material being used for deck building, simply because of the ultra low maintenance factor. staining, and what may have started out as your retreat can very quickly turn into an ongoing stress that you never intended to take on. Composite is a worry-free product that can withstand the wear-and-tear of mother nature and a surplus of foot traffic.” Lafrance is looking forward to his return trip to Calgary and his participation in the Calgary Home + garden Show. “i love the city. Calgary’s drier climate doesn’t really warrant any major design changes, so when it comes to deck building for Calgarians, they are essentially in the same boat as we torontonians.” with the both climates experiencing relatively long winters, he suggests incorporating an outdoor four season room could prove to be an invaluable addition. a four season room can be as simple as a small pathway to a 10-ft. by 10-ft. heated outdoor structure that would allow you to have a space where you could escape the house all year round even in the middle of January, Lafrance says. “by building these quiet spaces
20 feet from the backdoor, you can feel connected to your yard and de-stress no matter what the weather’s like.” Lafrance’s talk at the Calgary show will be entitled “the backyard revolution” and, at its root, it is about why he does what does for a living. “i love being creative and designing, but the real pull for me is the ability to create places of rest for people in a world that’s gone crazy. our culture has never moved faster than it does now and, with all of the technology we have, people have never been more stressed out,” he says. “the need to have a place of rest that is easily accessible is paramount. i want to show people how to utilize that tiny patch of grass in their own backyard to create a place that they can go to anytime they want any day of the week to just unwind, because that is something that people really need. no matter what your budget is, you have the ability to create that haven for yourself and your family, and that is the very important philosophy behind what i do.”

interior design trends tend
to have a lifespan somewhat longer than most other trends, simply because of the level of permanence associated with most interior products. We expect a significant return when it comes to furniture and soft furnishings, and most of us are not too keen to repaint our walls frequently either. So how do we deal with this ever changing landscape where exciting innovations in thought and subsequent creativity constantly revise our ideas in the world of design? World renowned and well respected trend forecaster Lidewij Edelkoort recently addressed attendee audiences at Design Days Dubai 2012 on the subject of emerging global trends in interiors and design for 2013 and 2014. Yellow is the colour to watch. While Pantone’s 2013 colour of the year is the earthy yet sophisticated Emerald Green (described as “Lively. Radiant. Lush… A color of elegance and beauty that enhances our sense of well-being, balance and harmony.”), we see yellow as well as blue in the background – a perfect balance for this lovely cool green. Those who embraced Pantone’s 2012 colour, the delicious Tangerine Tango, can rest assured that any new emerald accents brought into your space will play beautifully together! Pattern is back. Last year we saw Ikat and trellis patterns with white backgrounds. We will see both wall coverings and fabric with traditional patterns – florals of all sizes and vintage prints and patterns – reinvented with a white background. Expect to see some surprising bold colours included in this reinterpretation of traditional styles (which in itself is a trend we have been seeing for a while). Mix it up. Vibrancy created by a judicious selection of fabrics that clash and attract attention together with a mix of pattern – floral, stripes, line drawings and geometrics. Don’t forget yellow! Multicultural designs - especially African - will be in the mix, and the trend to crafts will be represented too. Don’t seek to match everything carefully. Nevertheless, the emphasis is on “judicious selection” – done well this is a showstopper, as international designer Kelly Wearstler has so beautifully demonstrated. However it can also end up looking like the Portobello street market if the fine line of discretion is crossed! Texture is key. Texture seems to have become an enduring “trend” – we have seen it featured on every emerging trends list over the past years. Warmth and depth, and finishes which invite touch are desirable. Neutrals – sand and stone – are foremost, together with white (eg sheepskin). The focus is on physical
interaction with fabric and material surfaces. The concept is that an emerging increasing desire to care for others with the natural sense of touch ties into this translation into design. We have already seen the start of this trend in 2012 in natural wood products such as live edge tables and pieces hewn out of trunks and roots. Mushroom shapes will start being seen as part of this trend, in lighthearted applications. Traditional hand crafts A renewed interest in traditional crafts such as embroidery, knitting and anything our grandmothers engaged in, is back and growing! Large scale knit textures are evident in furniture and accessories. Websites like Etsy and Pinterest offer many examples of this trend which has been embraced by the professional design community. Joy in design A desire to be surrounded by things that delight us and make us smile will lead us to acquire pieces that are fun , eg a FEB - MAR 2013 home décor and renovations 27

Everyday and handmade items that are repurposed in a whimsical manner will be sought after - simple and cost effective chandeliers made from spoons and forks, and cushions made from your old denim jeans. Light breezy flowing fabrics will soften and add a lighthearted feel to interiors. Men in the home The home has long been the domain of women, but societal shifts have meant that there has been far greater participation by men in household activities. It follows that design will shift to embrace a more masculine aesthetic in interiors – look out for suit fabrics and heavier furniture.
Sustainable design This is not a new trend or concept – however it is continuously gaining momentum as we gravitate towards sustainability in how we live. The desire for a slower healthier pace will continue to have a profound impact on what we bring into our homes and how we run them.

There are many beautiful homes in the city that are situated in older areas with mature surroundings and convenient access to schools and amenities. When you live in a neighborhood that you love but have a home that has become tired and feels confined, renovating your existing home is a solution that will give you the functionality and aesthetic appeal that will enhance your lifestyle and your flare for style. The return on investment for kitchen and bath renovations can be 85% and up. If you are planning on staying in the home for many years to come, the years of enjoyment in your new space is likely the best return on your investment. We recently worked with a homeowner that loved their home and their neighborhood, but were constrained by the lack of functionality and the dated appearance of the home’s interior. Our customers’ home was built in 1984 with a traditional U-Shaped Oak Kitchen. Their focus was to utilize unused spaces more effectively on the main floor and create an open concept space to accommodate large gatherings. They had two living rooms, a small kitchen and nook, and a separate dining room. The front living and dining rooms were not being used, so by removing the walls separating these spaces, an open concept space evolved. The nook and back living room became part of a new, very large Kitchen. The Homeowners love to entertain and wanted their home to be inviting and
unobstructed. The dining room was opened to the kitchen and a bar unit was added between the kitchen and dining room. A 13 foot x 4 foot island was incorporated with seating for intimate family meals or large gatherings. The old fireplace was taken out and relocated. The wall separating the front living room and dining room was removed and replaced with a double sided fireplace which creates an impressive focal point that defines the two spaces, while still maintaining the open concept flow. These inspired elements create a show piece ideal for entertaining. Functional elements were a big consideration in this project. New LED pot lights and chandeliers replaced the sunshine ceiling and the use of high efficiency appliances in the kitchen and bar area captured the opportunity to make the space more energy efficient. They went from an electric stove to double wall ovens, built-in microwave, cooktop, stainless hood, side by side full fridge and freezer units. We also added a prep sink, 4 recycle bins, spice pullout storage units, tray dividers and rollouts to maximize functionality in the space. The upper cabinets now reach the ceiling to maximize their storage needs and glass doors add an element of interest. All base cabinets consist of drawers with full extension glides for easy access to cabinet contents. Soft-close features on all doors and drawers add the finishing touch to this elaborate renovation. The new space is not only beautiful but functions to suit the lifestyle of the family.

time to add a fresh look to your home or outdoor space. You don’t need to toss out all the old, but you can bring in the new with updated pieces for your living room or even patio or add something totally new to the home. “It’s really a great time of year to add a fresh look to any room,” says Terri Medernach, co-owner and manager of Rossini’s Furniture, (formerly Rossini’s Leather), which has recently expanded its product lines to include locallymanufactured, solid wood furniture by Boss Furniture. “We carried mainly leather furniture for the living and family rooms, but Boss Furniture is now an exclusive line for us and we’re very excited to carry it and expand our products to include bedroom suites, dining room tables and chairs, bar stools, coffee and end tables and even office furniture so customers can get a new look for any room,” she says. “We’re also carrying some other lines because so many people want to mix things up a bit for a different look; they may want a leather sofa, but they like to match it with two fabric chairs, so we’re showing more possibilities with fabric in our showroom and what’s new this year.” While Rossini’s carries designs from contemporary to traditional, Medernach says the Mission style continues to be popular in Calgary and she expects that trend to continue in 2013. “People can come to our showroom and ideally outfit any room in the Mission style.” A growing trend that she also expects will continue in Calgary is the creation of home theatres. “People are buying a lot of reclining power seats equipped with theatre LED lights and side consoles that have storage and places to put drinks.” Another trend that will spill over into 2013 is the move toward “more condo-sized furniture,” Medernach says. 38 home décor and renovations FEB - mar 2013

They’re great because they provide heat, either through natural gas or propane, and the heat can be adjusted depending on the weather.” The fire tables come in different styles such as coffee tables, dining table, counter height and various shapes– round, square, rectangular or octagon – and sizes. Also available are different burner designs including a new one shaped as a maple leaf, she says. “People love them because they give off a lot of heat and they can enjoy their outdoor experience longer.” Wicker Land Patio is always bringing in new styles with fresh looks. The new colour that is being introduced this season is Driftwood, which is a lighter weather grey and works in both contemporary and traditional designs. “It will look great in the back yard and is already a big hit with the designers,” Schramm says. Beside furniture, homeowners can freshen their outdoor decor with the addition of fire pots, electric heaters and other outdoor accessories. When you’re thinking of fresh looks, why not expand your vision further to include the garage? Kyle Caravan, owner of Duratech Coatings, says more Calgarians are looking at the garage as not just a place to park the car, have a workshop or be home to the “man cave,” but to expand their living space. “We’re seeing people use it as a play space for the 40 home décor and renovations FEB - mar 2013
kids, a kids’ gymnasium, an exercise room, a games room… they’re really looking to extend the square footage of their home,” he says. “They’re turning their dumpy old garage into a more versatile space that can also be used to park the car.” As a way to make the space more usable, Duratech Coatings installs a polysapartic resin coating on the garage floor. “It’s slightly textured so it provides an anti-slip surface, but it’s extremely easy to clean. It can withstand traffic and a variety of uses and it comes with a 10-year warranty on the product and workmanship,” Caravan says. The coating has a flake broadcast with 30 different flakes colours to choose from “giving the flooring a fabulous look,” he says, “and there are unlimited colour combinations available. It also has a clear coat giving the floor a glossy aggregate look that really makes it stand out.”
While the colour selection is vast, Caravan says, the trend right now is toward a black, grey and white blend. “It’s the most popular combination and it looks great.” Besides extending the home’s living space to the garage, you can expand the enjoyment of your home and give your home a new look by adding a sunroom. “We add about 40 to 50 sunrooms onto homes a year because people love having the extra space,” says Four Seasons Sunrooms owner Jeff Wyndham. “They’re also a great way to enjoy the outdoors and scenic views of the backyard garden, without having to battle the elements – the cold, wind, bugs, rain, and snow. “People love the rooms because they are so tranquil,” he says, and since the sunrooms are surrounded in glass on three sides as well as the roof you get the feeling of being outdoors yet you can sit back and star gaze at night, or enjoy the

Living in an urban setting often
means working with small spaces. Our yards and gardens are no exception. With the passing time, land tracts are shrinking and becoming compact. However, this certainly does not mean sacrificing beauty, style, and impact. The beauty of a small garden begins with a good and well thought out design. A good rule of thumb is that the smaller your yard, the more vital the landscape design becomes. A small garden can be more or less absorbed at a glance. Knowing this demonstrates that smaller yards can easily display a lack of care. Therefore it is important to pay attention to the tiniest details when designing. I affectionately call this “mouse medicine” as it describes the concept beautifully. Keep in mind not to over stuff your garden knowing the limitations due to the available space. Small spaces teach us to be efficient and hone our eye to seeing the various possibilities within a smaller area. Remember beauty comes in small packets. The attractiveness of a small yard is found in its simplicity. Remember the adage of simplicity being the hardest to obtain as this means culling until the space boasts a few of your favorite things. Often I begin my yard dream project by creating a check list. List your favorite things and choose the essentials first. For example: tool shed, arbor, privacy screen, pergola, patio, fire pit, sundial, bird bath, statue, herb garden, water feature, and hammock and so on. Be sure to include personalized areas such as a children’s play area, dog run, compost bin, along with your flower and vegetable garden. Design styles are available through research and by scouting out local resources. And of course, for the brave of heart designing your own space usually is the most rewarding. There are a myriad of ideas and possibilities to be discovered. By exploring you will be inspired to create maximum usage of your small area. The following list is a good starter kit in feeding your gardening imagination while honouring the diversity of those creating with the canvas of the earth: » Japanese (secluded, foliage interest, textures, stones, meditating), » English (full, floral, flowing, arbors, stone walls), » Roman (formal, pillars, statues, hard surfaces, containers), » Ranch (lots of lawn, roses along porch, fence), » Traditional (foundation planting of evergreens, shade tree, geometric), » Eclectic (out of the ordinary items, diagonal shapes), » Natural (curving lines, flowers & foliage balanced and blended). After selecting your garden styles and features, allow some contemplative time. Spending time to mull the elements over ensures attaining optimum beauty in your available space. One may be tempted to simply fill the space up with softscape (plant material), yet keep in mind that the underlying structure must be addressed first. The primary question is knowing the main usage of your limited space. Addressing the vital components such as the hardscape (patio, walkway, fire pit area, and play area) will enable you to be successful in customizing your garden plans. There are a variety of materials available to explore when you are trying to decide on your hardscape features. This calls you to think about what material would prove most fruitful to use. Some choices will be manufactured stone (pisa stone, cobble stone), natural stone (iron stone, rundle stone, sand stone, granite, limestone), poured concrete (stamped or broom finish), or crushed stone (tan stone, 40 mm rundle, river stone, rainbow rock). Your yard may have sunny or shady areas or maybe both. This will narrow your plant material decisions. Engaging in preparatory work and research enables you to choose plants that harmonize in the growing condition of our locale. To facilitate the best growing conditions, I suggest adding amendments such as compost. Also include perusing our indigenous plants as well. Keep in mind that plants come in a variety of size, shapes and colours to satiate all tastes. Awareness of the fact that our urban yards tend to be smaller presents another element worthy of our attention. Living in the city and knowing our space is smaller equates to having less privacy. The answer is found in designing and incorporating a personalized privacy screen. Privacy screens can become a living wall. A good example would be planting vines or including tall Swedish aspen trees. Another breach of our privacy is living beside a two-storey house. Here our overhead privacy is compromised. Including an overhead screen, such as a pergola, arbor or gazebo is a wonderful solution and adds beauty too. Small gardens can still have full impact on the senses. Creating the right

atmosphere for your small garden depends on stimulating the senses: smell, sight, sound, taste, and touch. Lilacs and mock orange shrubs create pleasant smells and variegated plants create visual enjoyment. A water fountain or gently cascading rock waterfall can drown out undesired noises. Planting and harvesting fresh herbs can add zest and enjoyment when cooking. Including a variety of plant species creates interesting textures and makes your garden interactive. Together the combination becomes desirable to the senses. The outcome is beautiful to other as well. If you are like me, you will want to include some romance in your garden. Romance unfolds by designing an intimate space that includes items such as a courtyard, garden swing on your patio, or merely adding an arbor (archway) planted with vines or climbing roses at the base. Creating intimacy in your yard tends to add a feeling of
spaciousness. Hanging a mirror on a fence behind a feature perennial bed gives the illusion of more space. Including a personalized item or artifact excites the eye and becomes a focal point. For example, you can place a statue in the middle of a perennial garden or use a rose obelisk as a focal point. A focal point can be a feature plant such as a ‘Weeping caragana’ or a ‘False sunflower’ perennial flower. Other ideas could be a terra cotta container incorporated in the garden or a decorative bird bath strategically placed in the garden. There is always the issue of too much fencing being exposed. A good way to disguise the unwanted part of your fence is to plant larger shrubs along the exposed area. Also, tall perennials will hide the fencing as well. Also, using vines and trees like Swedish aspens will cover unwanted exposed fencing. Often a small garden project can be overwhelming, especially if you have never gardened before; however, designing your garden in stages allows you to breathe through each area of your garden project. Staying focused and relaxed ensures the joyfulness in bringing your garden plans to fruition. Going in stages keeps the project fun and manageable. For visions that are beyond your expertise connecting with a professional landscape designer ensures the completion of your dreams. W
hether you are developing a new site or doing a garden make-over there a few things you need to do, in the right order, to enjoy and maintain your new garden with the minimal amount of work!
First of all, if you have the room and you need work done that could be done by equipment, do that first, such as grading and leveling, digging out for patios, walkways, ponds, retaining walls etc. At this point if your large trees will be planted with a machine they need to go in. If you are hand planting larger trees, yes it can be done, they can go in anytime before, during or right after the hardscape but generally speaking all of your hardscape should be completed first. Do not skimp on the cost of your hardscape, as surprised as you may be, as it could outlast everything else in your outdoor living spaces and is something you do not want to be redoing, as it could disrupt most of the rest of the landscape. To create a lasting patio and/or sidewalks the secret is all in the preparation of the base so make sure you hire a reputable installer with experience; and, if you are attempting to do it yourself, make sure you do your

research! Depending on the patio/ walkway materials you are using there are depths for the base you need to follow, as well as the type of materials used to create a concrete like base. With the correct base under your stamped, coloured concrete or paver patio you should not have cracking, heaving or unwanted plant material growing in your patio! And no, you cannot just lay pavers in the soil or in a sand base without shifting, heaving and weeds growing in your new patio all too soon! Once your hardscape is all in place, you can start hand planting those larger trees. I recommend hiring a professional as trees are expensive, and taking them out and replacing them after the entire outdoor space is complete is not only a waste but can be difficult to do. You can do it yourself with the proper instructions, tools, time and a bit of sweat if you really want to! Before purchasing your new trees, do your research, it is important to not only make sure the trees are hardy in your area but know their light and water requirements as well as their mature size. These trees will create the “bones” for your garden, structure that will look good for years to come, in all seasons. As difficult as this may be, especially for
those of you that hate seeing huge bare spaces in a garden, space the trees with enough room to reach full maturity. If you do not do this your trees will grow into each other, deforming one another or all of them, you then end up over pruning trying to save trees, or removing some. Usually once some are removed you then find the spacing is all wrong and the balance off. This is often an issue when you buy an older home and are trying to work around someone else’s tree planting choices, so do not make the same mistakes in your own new space or garden! To fill in the space your somedaylarge-trees will grow into, you can plant short lived or easy to remove shrubs and/ or large perennials giving you the mature “filled in” garden space you are looking for. Before you start planting anything, go back to the planning board and choose your large shrubs that will be permanent fixtures in your garden as they go in next. Now once we have created the beds and amended the soil we can plant the shrubs and large perennials that will fill in between the trees as they mature. In my own gardens I use large perennials as they can be up to six feet tall the first year and are very easy to remove as the trees grow and start to shade them. Once you have the last of your small shrubs, perennials and edging materials in place mulch with approximately 3” - 4” of mulch. I prefer black or charcoal bark mulch as it looks like nice, rich, humus soil when you stand back and look at your landscape; it doesn’t discolour as it ages; and for those of you who are busy, if you do not get the mulch topped up regularly you really do not notice it as much as with the natural barks which do not age to a nice colour and contrast with the underneath soil. Other colours, such as red, again contrast with the soil so they need to be kept refreshed on a regular basis. Black or charcoal, in my opinion, is the secret to a great looking garden all the time! Once you have all the beds planted you may go ahead and fence. If you had the room for a bobcat the posts could have been put in along with the hardscape. If you are doing everything by hand, which we are so often in new, urban areas you may do everything now. Remember to set the fence posts in concrete and use the best material you
can afford at the time for your fence and gates as again replacing these things with a mature landscape can be very disruptive. I recommend putting in the widest gates you can just in case you ever need to get equipment back in. Now you are ready for sod! The icing on the cake! Hopefully your screened loam was installed with the bobcat and now only needs a hand raking to get rid of any lumps and debris that have found their way in. Roll the loam; lay the sod in a staggered pattern, roll and water, water, water! The landscaper that supplies and installs your sod, or the garden centre you buy it from if you are laying it yourself, will give you a watering schedule. All plant materials need lots of water and TLC the first year, less the second, and drought tolerant and native plant material will become tough enough to survive except in times of extreme drought except for SOD! To have a beautiful, green, weed free lawn your turf must receive one inch of water per week, plus monthly feedings of good quality fertilizer for the rest of its life! A
healthy, strong lawn will help discourage weed growth and cut down on your need for all or any weed control chemicals, so taking care of your turf is a must! If you have narrow, shady areas down the sides of your home or garage I recommend digging out any and all top soil, do this in stage one when prepping for the hardscape, lay a good quality weed barrier and install a fine crushed rock as sod will struggle to grow and withdraw from the foundation leaving ugly brown strips. I like to use a 10mm rock, whether it is crushed rundle or washed pea stone as it is easier to walk on and lighter for you to handle when you need to top it up if you are a “do it yourself” type person. Crushed rock is not a good option for mulch in your planting areas unless you live in Arizona with all the spiky, self defending plant material native to that area. Most plant material, with its soft stems, trunks and spreading habits, prefer softer mulches and there are plenty available, so again either do your research or call a landscape contractor for all your outdoor living space needs!

IN CASE YOU HAVE BEEN LIVING UNDER A ROCK OR YOUR REMOTE CONTROL REFUSES
to stop at any of the multitude of home design programs on almost every channel lets talk about staging. The definition of staging is: preparing a property for presentation on the real estate market. A home is the single largest investment most of us make and yet if you look at the many properties listed on the realtor.ca website you would never believe it. I have seen photos of kitchens that are far from tidy let alone clean. The recycling bin supplied by the City of Calgary actually in the kitchen; beds unmade, clothing and stuff everywhere; bathrooms where it is impossible to see the top of the vanity through the various bottles of hair and body products. It is very surprising to me especially when you realize that more effort is put into selling a vehicle than a home. Most people will have a car detailed before they even think of selling it yet it seems not to occur to some the importance of the same principal applies when selling your house. The process of staging is the same as cleaning out the car. First you remove all personal possessions such as family photographs and collectables that are valuable especially if they are small. Get the children to help pack excess toys away. It helps if you get them excited about the move to the new house. This is also a great time to edit their possessions as well as your own. If they (or you) have not played (or used) the specific item within a certain period (say 3 months?), do you actually need to have it or could someone else benefit from it? charities around the city that will come and pick items up for donation. We have all had the call from them while we are having dinner. I almost always say yes and manage to find at least one box of stuff around my house. De-cluttering can be a daunting task, especially if you are the type who becomes personally attached to stuff. Sometimes taking a picture of the item can help or finding a photo of your child playing with a particular toy, then let it go to a child that will appreciate it. Often the mothers are the ones attached to the toy and not the children. If the sentimental attachment is to Aunt Mable’s china cabinet and you do not have space for it, or you don’t actually even like it, consider asking other family members if they would like it. This way the piece stays in the family and you can visit it but you no longer have to dust it. This principal applies to every single item in your home. If you do not love it, why do you have it? Tackle one room at a time and try not to be overwhelmed. It will feel great when you are done and moving and unpacking at the new house will be so much easier. Not to mention the cost of moving less stuff to the new house could be significant. So, everything personal is packed, the truck has come and picked up your donations and you are feeling a huge sense of accomplishment. Now the remaining furniture, accessories and artwork need to be placed to present each room to its full potential. The architectural features need to be highlighted and the less desirable features downplayed. If your room has a fireplace, it is the focal point and the furniture needs to placed accordingly so it is the first thing potential buyers notice. I have seen properties that the seller has blocked the fireplace completely because they did not use it and that is where they wanted the sofa to be. Place the furniture

to accentuate the fireplace. The television is often a problem as it really wants to be the focal point too usually because it is larger than the fireplace. However, in most cases the television does not stay with the property so a compromise is necessary and sometimes the television looses. Changing out the large TV for a smaller one from another room or borrowing from family or friends is a great solution until the property is sold. This option is often met with scowls and resistance from the husband but be persuasive and use whatever method necessary to get the smaller television in the room. The size of the television can make a room look smaller then it actually is‌not what a potential buyer wants to see. Next is downplaying the less desirable spaces such as an oddly shaped room. The rule of thumb with these particular challenges is less is more. Choose one purpose for this area and stick to it keeping it simple and neat. Perhaps a reading nook with a comfortable chair, ottoman and a side table with a lovely lamp suggesting a relaxing place to sit at the end of the day. Staging is all about suggesting a lifestyle by creating vignettes that will appeal to the buyers. In the kitchen and bathrooms cleanliness is of utmost importance. All small appliances not used daily need to be stored away. The container holding the wooden spoons and spatulas needs to be put into a drawer because it suggests a lack of storage. And the knife block needs to be put away because it may be a security risk to the agent, aside from the fact that they are not pretty. Use a basket to contain all the lotions and potions in the bathroom. This allows you to store the basket when not needed and access it easily when needed allowing the counters to be clutter-free and neat. Clean, fluffy towels and a neutral shower curtain are very important. Fresh flowers are also fantastic in all bathrooms. 54 home dÊcor and renovations FEB - mar 2013

around 85%. Most new oil furnaces cost about $3000 which is less than the average $4500 for a gas furnace. Although prices for oil tanks and furnaces are less expensive, fuel costs are actually more expensive than natural gas. Over the past three years, natural gas prices have dropped nearly 30%, while prices for a gallon of oil have increased by approximately 70%. As an aside, the cost of electricity has dropped almost 20%, while the price of propane over the past three years has increased by nearly 30%. At the end of the day it comes down to return on investment (ROI). Although hardware and material costs are less for an oil tank and furnace, fuel costs are higher. Based on a customer’s rate of consumption over a certain period of time, ROI can sway from cost effective to cost prohibitive. With Alberta locked in the cold grips of yet another winter, I have had a number of questions regarding heating with oil versus natural gas.
While some in the business of selling or supplying oil admit it is a sunset industry, there is still a core set of consumers who believe oil is a viable and economical alternative to natural gas, despite its dirty reputation. A new steel tank has an estimated 15 year lifespan, with the most typical problem being corrosion from the inside out due to condensation. Water from condensation inside a tank gives rise to aerobic and anaerobic bacteria, and the oil becomes both a food source and a welcome environment for microbes to grow and multiply. This growth forms into a sludge that sits at the bottom of the tank. The sludge is both acidic and corrosive, attacking the metal tank. Prevention of bacterial growth requires regular water removal, filtration and treatment of the tank with additives. Condensation occurs more frequently on tanks situated outside of a home, due to constant changes in temperature. Also, a tank exposed to the sun often incurs more condensation than those that sit in the shade. But a new generation of fiberglass and double walled steel oil tanks now boast 30 year warranties against leaks. These new tanks cost approximately $2000 compared to $1500 for a regular single walled steel tank. It’s also important to note that oil furnaces 15 years ago were about 65% efficient whereas today they average

A HOME OFFICE TYPICALLY ISN’T A
space that gets a lot of attention, even though it may get a lot of use. Perhaps it’s filled with hand me down pieces, the odd IKEA staple and whatever else can be repurposed and tossed aside into the “Home Office.” Many homes simply don’t have the space to dedicate one whole room for just an office so it may also be a guest room, office and storage area. However if the room is used primarily for work related
requirements, there are a few key areas to cover to make the space functional yet still a part of the home. I know first-hand the frustration of having an office at home that is not conducive to work. My office didn’t reflect my style and filled me with dread every time I approached it. As a small business owner, my only office is home based and that being said you would think it would be stylish and functional. Not so fast, it was the one room I totally neglected to make my own. The room had an out of date, office supply store desk in a faux maple finish. The desk was stuck in the corner of a small, beige basement room. avoid the dreaded office. I was going to tackle it and have it done before the New Year. My first step was to put an ad on Kijiji to get rid of aforementioned faux wood desk. That took an afternoon and once the desk was gone I knew I was committed to getting this project underway. My assistants and I did what all Canadians do when it comes to home stuff they aren’t keen on spending money on, we headed straight for IKEA. I did some research ahead of time and armed with print outs I got what I needed plus a very inexpensive hot dog. Once my assistants loaded up the desk, shelving and rug I was off to do the fun stuff. Accessorize!! Just to clarify, my parents are my help, or assistants. It just sounds much cooler when you’re middle age and shopping with your folks like you did way back in junior high. No one can handle an allen wrench like my mom. As they were putting my desk and shelving together, I was selecting wall color, wall coverings, lighting and other items that I wanted to look at while working. After painting three walls and the ceiling a raspberry red it was time for my assistants, (ok, my folks) to take over. They wall papered the fourth wall in a vibrant black and white print that added a necessary flare to the room. Then after a quick clean up, the area rug, desk and storage unit were put in place and voila, the home office is done and I love it!! My Dad would probably like to add that hooking up the computer, printer and the other 30 mystery cords took a bit of time. Anyhow, in two days, the space has been transformed, it feels polished and I feel happy as I enter the room. Here are just a few things to consider when redoing your own home office. Take into account how you work. Do you sprawl out and need a lot of space, or do you like to file everything out of the way? The furniture and décor should be conducive to organization, productivity and even creativity depending on what the work is. You need to be comfortable physically in your work space while still having a bit of style. There is a lot of information out there about ergonomics. You may require lumbar support, a neck rest or padded arm rests. A chair that fits you and your desk is not the item to scrimp on. different styles to determine what is best for you. Color is another key factor. We know that color can enhance moods, feelings and your state of mind. Hence the raspberry red color for my office. I need to be stimulated in this space and feel inspired and this vibrant palate does that for me. The rest of my house is very calming but my office needs to have the opposite effect. Perhaps if you’re an accountant a soothing green would work better. Consider your personal likes and how you feel around those colors. Again, there is a lot of information on the psychology
of color so if you’re at a loss for color, do a bit of research. In my case, the raspberry color I selected was in the rug along with black and white and that was the jumping off point. I could have easily gone with a bright turquoise or yellow, black and white. Look for inspiration around you and sometimes you will see it clearly. Storage and lighting are essential in an office. You need to layer both and do it effectively. I have an overhead light, desk lamp and a floor lamp all for different purposes. They provide ample lighting,

without casting shadows or straining my eyes. For storage, a file cabinet, wall mounted units, storage boxes and shelves are all ideal. It’s important to know how you work and how you function best. Some people lose track of things when they are put away, while others can’t have clutter. Try to keep your desk and floor surfaces clear. Do a regular shredding or purging to reduce paper you no longer need. File boxes are ideal for older files that you need to hang onto but not access regularly. Organization is key to a wellrun office that looks nice too. With a bit of planning and a goal in mind, a home office is a very simple project that really doesn’t have to take a lot of time or money. In comparison with most other rooms in the home, the office is easy to tackle. In the dead of winter, make this space one you want to be productive in and enjoy. You will be happy you did, just like my parents are happy they are back in Arizona and not wall papering for me.

I undersTand ThaT ThIs TIme of year, most of you don’t have renovation
at the top your mind but as I always like to say, the secret to a successful renovation starts with a plan – and planning needs to be done well in advance. When it comes to home renovation, the first step is understanding what you want to achieve through your renovation. This means having a clear focus on what must be included in your project, as well as any other features you would like to incorporate, if your budget allows. Coming up with a renovation plan as you walk through your home with a contractor is like going to the grocery store on an empty stomach – it’s a guaranteed way to exceed your budget, which will lead to difficulties down the road. Once you’ve established a budget and settled on which areas of your home require the most attention, it’s time to start thinking about unexpected expenses. Renovation is an oftenmisunderstood process and some people tend to get caught up in the excitement of it all and miss a few things. For example, major renovations such as conversions or additions may require you to seek the services of an architect or engineer. Not only will they help
assist your renovator with executing his work exactly the way you want, their plans and drawings are often necessary to receive building permits or approvals. Keep in mind that some renovations may require you to temporarily move out of your home for safety reasons, which in turn, can add up to more than you budgeted for. Be sure to establish a time frame with your renovator in advance so you’re not coming home to a construction site. While you’re at it, be courteous to your neighbours and inform them of the potential disturbance that your renovation may create for them. They will appreciate it! You are now ready to select a renovator. I can’t stress enough the importance of using a professional for the job. While it is tempting to opt for the more modestly priced option commonly associated with a cash-only contractor, it is important to understand that in this industry, you get what you pay for. A cash renovation will mean that no written contract has been established between you and the renovator, so if a disagreement or sub-standard work occurs, you will have no case should you choose to seek legal action. A detailed, written contract that outlines the entire
scope of work, including any last-minute changes, is the first sign that you are working with a pro, and a vital aspect of the renovation process. I always recommend hiring a contractor affiliated with the national RenoMark program. All RenoMark renovators have agreed to a Code of Ethics set out by their local home builders’ association, as well as a renovation-specific Code of Conduct recognized by the CHBA. This code includes things like offering a minimum two-year warranty on all work, carrying a minimum of $2 million liability insurance and, most importantly, providing a detailed, written contract for all jobs. A searchable database at renomark.ca allows visitors to quickly find professional renovators in their geographical area, and residents of the Greater Golden Horseshoe can even customize their search to the specific trade. The website has recently undergone a bit of a renovation as well, with an improved interface that helps you find a professional renovator faster and easier. Check it out at renomark.ca. I realize that renovation season is still several months away, but don’t wait until the last moment to hire a renovator. The best contractors will have already taken on other jobs by then, and those that are still available are likely free for a reason. Make sure to lock up you contractor early. Work with a pro, check references and, most importantly, get it in writing!

Combine first six ingredients in processor and blend. add butter and cut in, using on/ off turns until fine meal forms. Transfer to large bowl. Mix in cheese. (note: Can be prepared four hours ahead.) Cover and chill. › Mix enough buttermilk into
ingredients › 2 cups all-purpose flour › 1 tablespoon sugar › 2 1/2 teaspoons baking powder › 1 teaspoon pepper › 1/2 teaspoon salt › 6 tablespoons chilled unsalted
butter, cut into 1/2 inch pieces › 1 1/4 cups of grated, extra-sharp
cheddar cheese › 1 cup of cold buttermilk › 1 egg, beaten
flour mixture to bind dough. Turn out onto floured surface. Knead gently until combined, about 10 turns. Pat out dough to ¾-inch thickness. Using three-inch diameter cookie cutter, cut out biscuits. Gather scraps, pat out to ¾-inch thickness and cut additional biscuits. Transfer biscuits to ungreased cookie sheet. Brush with egg wash. Bake in new Kitchenaid range or wall oven until evenly baked, golden brown and firm to touch. about 18 minutes. Serve warm.

renovations, gone to www.calgary.ca to download the requirement checklist and now you are ready to prepare your drawings. If you are undertaking an addition or major renovation project you may want to consider engaging the services of a professional draftsperson or designer to prepare drawings for you. Minor interior renovations, basement development and exterior decks however are drawings that most people choose to prepare themselves. The first requirement of all permit drawings is that they are prepared to scale. This means they are accurate, proportional and in ratio to the real object. It is acceptable for applicants to prepare drawings by hand on graph paper indicating 1 square is equal to 1 foot or to a standard drafting scale such as 3/16”=1’-0” or 1:50 if using metric. For those willing to dabble in technology, electronic drawing preparation is worth investigating. In the past, applicants wishing to prepare drawings electronically would need to purchase a drawing program at their local retailer or online. This software was often moderately to extremely expensive and quite complicated to use. Today however there are many free drawing programs available for download online. Try typing free drawing programs into your internet browser. Programs are available in 2 dimensional and 3 dimensional formats and tailored to different uses. Test them out to see what works best for you. Although these programs may seem daunting at first, most are extremely user friendly and include step by step video tutorials for their use. The advantage of a 3D program is that it enables the user to better visualize how the end product will look. Most 3D programs allow the user to draw the space once and then toggle between the different printable views. Be sure when applying for your permit to print and bring drawings in the required view. checklist and generally include a plan layout, elevation and possibly a cross section depending on the scope of your project. Also be sure to include room names, window sizes, dimensions and other required building information. Another place to check for drawings tools and programs is on your smart phone. Many apps are available that can make preparing drawings a breeze. Some allow the user to take measurements and scan spaces with their phone’s camera. Others have drawing and space planning capabilities. We live in amazingly technological age. There are countless low cost /no cost, user friendly options that make preparing permit drawings and envisioning you home renovations easy to achieve. That being said, computer generated drawings are not a requirement. We are always happy to accept hand drawn application if that is your preference. Investigate the options and enjoy planning your next renovation project. Whether you’re a WoodWorker, mechanic,
gardener or outdoor enthusiast, during the summer months your garage has likely become the last minute dumping ground for storage; everything from seasonal items, sports equipment, tools and unused furniture. Here are a few ways to find a home for those infrequently used items and reclaim your garage into useable space. You’ll likely find that organizing its contents will save you time and earn you a little extra cash from the inevitable garage sale. Pegboard is a garage organizer’s best friend, and installing one in a convenient place like above a work bench or on a wall can help you organize the smaller items like tools and extension cords that can clutter up an area in a hurry. Hooks and shelves will also make your handy tools highly visible and more accessible than if they were stuffed in a drawer or tool box. Baskets, bins and organizing shelves come in all shapes and sizes. Pre-made shelving kits can be found at most home
supply stores like IRLY, Windsor Plywood, Rona or Home Hardware, and can be easily adapted to fit your garage or storage area. If you’re feeling really adventurous try building your own custom shelving unit out of 2x4’s and laminated shelving pieces. Never underestimate the versatility of a hook. Aside from the hooks on your trusty pegboard, you can find a hook or holder for just about anything; cordless drill holders, helmet and hat organizers, clothes hangers and eyeglass holders. My personal favorite is the Bike hook. Suspending your bikes from the ceiling will save room and keep them from falling over. If you have a high garage ceiling it’s also a good idea to install some high shelving units for those items you may use only once in a very long while. Things like winter clothing storage, paint cans, and even toxic or hazardous chemicals are always good to store in a higher, less accessible area that’s out of sight and reach of young children. There are some that can be hoisted up and down, thereby making it easier to load and unload your stored goods. Some are simply hoists to keep things like bikes, ladders, and if you’re so inclined, boats off the ground and out of the way. Give your old concrete floor a facelift.
