Tax time – embrace COCHRANE it year-round 1

IT’S LATE FEBRUARY, a time of year we often associate with

WAYNE KARL Senior Editor Yellow Pages NextHome Email: Wayne.Karl@ypnexthome.ca Twitter: @WayneKarl

the blahs. But it’s also the shortest month of the year, and March and spring soon follow. And while the deadline for 2016 Registered Retirement Savings Plan contributions isn’t until March 1, and April 30 for filing your 2016 income tax return, perhaps we need to start thinking of February in a different light altogether. Indeed, heeding the advice of experts, perhaps “tax time” should be a year-round task. From making regular RRSP contributions, to comparing RRSPs and tax-free savings accounts, to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

Excel Homes offers ‘sensational’ duplexes in Walden Location EXCEL HOME plans to open fabulous new showhomes in

March for its duplex product line in Walden that has been such a hit with buyers. “These homes are sensational,” says Area Manager Maureen Myden. “They have everything a buyer needs and a price that is so attractive that these homes are preselling faster than expected.” “People love the design and features,” she says. “The homes are stunning and spacious featuring massive windows so there is tons of natural light and floorplans designed so there is no wasted space.” These homes feature three bedrooms, 2.5 bathrooms, electric fireplace in the great room, stainless steel 10 YPNEXTHOME.CA

appliances, master bedroom with ensuite and walk-in closet and laundry with washer and dryer on the top level. The showhomes and model currently offered are the 1,605-sq.-ft. Gilford and the 1,750-sq.-ft. Maxwell, which are also wowing buyers with their amazing drive-under double car garage with an additional tandem bay that provides room for three vehicles or buyers can develop the extra space for a fourth bedroom, family room, workshop or man cave. “The possibilities of how to use the space are endless,” Myden says. “In the Gilford showhome we have used the space for a fourth bedroom and bathroom, which appeals to buyers who have a mature child wanting more privacy, a large family or want a private guest room.” The Gilford presents a rustic elegance style with ivory cabinets, quartz countertops, laminate and tile floors. The main floor is great for entertaining with a central kitchen featuring an island with breakfast bar seating, chimneystyle hood fan, two banks of pots and pans drawers and a pantry. The adjacent dining room offers plenty of space and features space for a pocket office. Meanwhile, the Maxwell showhome ups the wow factor with a gourmet kitchen that is highlighted by a three sets of pots and pans drawers, built-in microwave and wall oven, chimney hood fan above a cooktop, island with breakfast bar seating, pantry, engineered stone countertops and an additional shelving/storage space for a second super pantry. “The central dining area is huge, you can easily put a farm style table to sit eight to 12 people,” Myden says, and the great room offers a massive space with room to even add a desk at the far end. On the garage level, she notes, Excel opted to develop an in-law suite with a bedroom, bathroom, laundry and flex room with a dishwasher, sink and fridge, “so it’s great for anyone who has elderly parents, an extended family or who wants help supplementing their mortgage, and there is still room for a single car garage.” These homes also appeal to buyers because they come complete with front and back landscaping, fenced rear yard, large rear driveway, front patio and rear deck. They also have an attractive price point with the Gilford starting at $279,900 and the Maxwell at $389,900. Excel Homes is a BuiltGreen builder so buyers also receive energy efficient appliances and triple pane windows, “and Excel went to extra steps in building these homes to ensure sound dampening so they’re quiet.” Myden also comments that Walden in southeast Calgary offers buyers a great location with already established amenities “and residents are close to parks, walking paths and shopping.” For more information on these terrific duplexes by Excel Homes, visit the showhomes opening in March or the sales centre at 11 Walgrove Terrace S.E., open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., call 587.351.5998 or visit excelhomes.ca FEB 24 - MAR 24, 2017  |  NEW HOME GUIDE  11

Showhome Review | CREATIONS BY SHANE HOMES

Creations by Shane Homes’ Galea Open, bright and beautiful saying when they walk through and explore Creations by Shane Homes’ Galea showhome in Legacy in southeast Calgary. “The Galea presents a wide open, contemporary floorplan with lots of included features that people love,” says Area Manager Michael MacLean. “It’s amazingly bright and definitely one of our most popular models in Legacy. “People really love the front entry with the double closets and the lit niches flanking the vestibule foyer,” he says, noting the large kitchen, highly functional upper floor and generous size master bedroom are all popular with buyers. “They’re really excited about the design that makes great use of space and they can see themselves living in it,” MacLean says. “It’s a very welcoming, comfortable plan and it appeals to everyone from first-time buyers to downsizers.” The Galea is one of several duplex models crafted by Creations by Shane Homes in Legacy, which have been well received by buyers, with strong sales prompting the launch of a new phase this spring. The 1,508-sq.-ft. Galea showhome presents an amazing vibe right from the front entry that features lots of windows 14 YPNEXTHOME.CA

making it nice and bright and there is substantial space to greet guests. A dark tile in the foyer transitions to a richly-toned wide plank hardwood style laminate that flows throughout the main floor. Elegantly lit art niches flank the entrance way leading into the living room providing fabulous spaces for displaying artwork and collectibles. Buyers will be awed by

the large living room that ensures ample space for furniture and will adore the built-in TV niche and multiple windows. A grand central nook adjacent to the kitchen provides space for a large dining room set for hosting dinners with friends and family. The spacious, open concept kitchen is highlighted by an expansive central island with breakfast bar seating. It also features granite countertops, tile backsplash, stainless steel appliances, a walk-in pantry and a large window above the double under mount sink. There is a mud room off the rear entry with a tile floor that matches the front entry and a large double closet to stash away coats and boots. Completing the main floor is a convenient half-bath tucked away by the staircase leading to the second floor. Upstairs, the owners’ suite provides an abundance of space for king-sized furniture and features a walk-in closet and ensuite with soaker tub, granite-topped vanity and tile flooring. Two generously sized secondary bedrooms with ample closet space, three-piece main bath and a laundry closet with space-saving stacked washer and dryer complete the second floor. Buyers also have the option of developing their basement and building a double detached garage. Along with the Galea, Creations by Shane Homes has the 1,482-sq.-ft. Arbor showhome, “which is a more traditional plan with a beautiful kitchen and an upper floor plan that separates the owners bedroom from the second and third bedrooms, providing more privacy. As well, there is the 1,320-sq.-ft. Samara II, featuring a “more classic design,” MacLean says, and Creations by

Excitement grows with building THE EXCITEMENT KEEPS growing as do the new buildings of the much-anticipated Cooper’s Town Promenade in Cooper’s Crossing. The 12-acre commercial site is being built as a joint venture with Westmark Holdings and Calgarybased Ronmor Developers. With many of the roads and sidewalks already in and most of the buildings at various stages of construction, passersby are given a visual concept of just how large the centre will be. “Ronmor is very excited about Cooper’s Town Promenade and the impact it’s going to have on the community,” says Doug Porozni, president of Ronmor Developers. “The shopping centre will provide a diverse mix of shops and services to Airdrie residents and we hope the unique design and architectural features will be well-received. We look forward to opening the centre in the fall of 2017.” In addition to shopping and professional services, the concept plan features two outdoor plazas, and a charming Main Street leading to a landmark clock tower building. “With its convenient location and amenities, Cooper’s Town Promenade is sure to be a destination within Airdrie and a welcome addition to the 12,000 residents already living within a kilometre of the shopping centre,” says Paul Gerla, manager of Westmark and the residential developer of Cooper’s Crossing. Gerla adds, “more than 20,000 people will live nearby once adjacent communities are built out.” So far, the confirmed businesses of Cooper’s Town Promenade are Save-On Foods, Shoppers Drug Mart, PetValu, Highlander Wine & Spirits, Shell Canada, Little Treasures Daycare, Munchkin Academy (preschool), an orthodontist, a hair studio and a nail salon.

Insight

New home landscaping By Brad Jackman

ONE SHOULD NEVER underestimate the many benefits of creating a vibrant and functional outdoor living space customized for your home. Professionally landscaping your property provides a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds personal flare to your home’s exterior. Your landscape options include custom decks, patios, walkways, garden beds, trees, shrubs, lighting, fences, irrigation, drainage solutions, boulders, retaining walls, water features and barbecue stations. Clearly there are many aspects to landscape construction and it pays to explore all your options carefully. More importantly, hire a company with a strong portfolio. With a variety of high quality products and many different concepts, your landscape design can be customized to complement any size and shape of property. Natural stone is the highest quality material to use for landscaping. Serenity, timelessness, balance, beauty and function are all traits of natural stone. It can be used in almost all facets of landscape construction. Landscape lighting can enhance your outdoor space and bring your yard and nature to life. Lighting provides your space with energy, safety, balance and interest. The ambient glow of landscape lighting sets the mood for your yard. Custom irrigation systems are an excellent way to conserve water and reduce your yard maintenance. This will allow homeowners to maximize the amount of water their landscape requires. An irrigation system is a far more effective way to provide your yard the water it craves, as opposed to running the sprinkler for a few hours. 22 YPNEXTHOME.CA

Landscaping is a process that’s built in layers. Many of the steps are tedious, lengthy and labor intense.

Homeowners have endless options when it comes to custom woodwork. Decks, pergolas, privacy walls, arbors and many other options are possible with wood. Pressure treated lumber, cedar and kayu batu (outdoor hardwood) are all excellent choices to bring the luxury of inside outdoors. The key to enjoyment and the longevity of your yard is quality craftsmanship. Landscaping is a process that’s built in layers. Many of the steps are tedious, lengthy and

labor intense. Progress can seem slow due to the preparation required, with most typical contracts springing to life in the final few days of construction. Having professionals with the proper knowledge base who use high quality materials is a must. Advice | CALGARYISM

Top 5 restaurants for sashimi in Calgary By Cody Battershill

MORE ADVICE ONLINE ypnexthome.ca/news/advice

DO YOU HAVE a knack for some good

sashimi from time to time? If so, here are five outstanding Japanese sushi restaurants in Calgary. Make your reservations today! Sushi Bar Zipang ADDRESS 1010 1st Ave. NE PHONE 403.262.1888 Sushi Bar Zipang heads our list because we believe it’s the absolute best sashimi restaurant in Calgary. It’s always at or near capacity. Zipang’s dedication to serving only the finest cuts of the freshest fish is what sets it apart. Sit at a bar seat in front of the open kitchen and watch the chefs prepare your order. I recommend the maguro (red tuna), maguro (white tuna), shake (salmon), toro (belly of tuna) and smoked salmon. Sashimi prices range between $2.50 to $4.60 a slice – a very good price for the quality.

Sushi Hiro Japanese ADDRESS 727 5th Ave. SW PHONE 403.233.0605 If you’re a sashimi lover and live or work in the downtown core, chances are you’ve already visited Sushi Hiro to try its thickly-sliced fresh fish. Inside, you’ll find a Japanesque interior – clear and uncluttered – with elements of wood and traditional-style booths. The menu has all the typical sashimi options: ahi (tuna), ebi (shrimp), ikura (salmon), unagi (eel), hamachi (yellow tail) and hotate (scallop). 28 YPNEXTHOME.CA

Sushi Bar Zipang

Sashimi slices here range from $2.50 to $8 per plate, with “catch of the day” specials. Towa Sushi ADDRESS #1 – 2116 4th St. SW PHONE 403.245.8585 Towa Sushi has been a staple of Calgary’s Japanese restaurant scene for years because of its fresh ingredients and large portions. Towa’s large sushi rolls are its signature, and the reputation extends to its sashimi slices. They are much longer (and a bit thinner) than the cuts at Sushi Hiro and Sushi Bar Zipang, but boast incredible “melt-inyour-mouth” taste. Try the seared salmon, raw salmon, white tuna and red tuna for sashimi, which range from $2.50 to $5. Red Ember Japanese Cuisine ADDRESS 609 14th St. NW PHONE 403.453.0577 Red Ember has made a name for itself with its atmosphere, presentation and quality. You’ll find an intimate, modern ambiance with a spacious seating for parties of all sizes. Favourite selections include tako (octopus), tobiko (flying fish roe), maguro red (ahi tuna) maguro white

(albacore tuna), sake (fresh salmon) and spicy tuna. Prices range between a very reasonable $1.75 and $3.50. Tenshi Sushi ADDRESS 304 10th St. NW PHONE NUMBER 403.457.0370 This small restaurant in the Kensington District has some of the tastiest sashimi in Calgary. Inside you’ll find a small seating area which is good for parties of two to six, but we recommend making a reservation no matter how many are in your group. Tenshi has the best seared salmon sashimi in the city. Also, try the raw salmon, scallops, red tuna, white tuna and crab meat, which go for between $2 and $4.50. Tenshi Sushi scores the top of the list for value because its sashimi pieces are the largest we’ve come across that don’t cut back on quality as a result.

Nearly half of Canadians lack a financial plan: CIBC poll

NEARLY HALF (46 per cent) of

Canadians do not have a financial plan in place to reach their goals, despite many feeling concerned about their retirement years, according to a new CIBC poll. “While most of us have a fairly good sense of our financial goals, so many Canadians do not have a clear road map in place to achieve what they want today – and tomorrow,” says Sarah Widmeyer, managing director and head of wealth strategies, CIBC. “Whether the goal is to eliminate debt, save more, or retire early, you can achieve success with a financial plan.” 30 YPNEXTHOME.CA

Key poll findings include: » 54 per cent of Canadians surveyed have a financial plan, with » 64 per cent of them having a long-term plan that identifies their savings goals and the steps to achieve them » And 36 per cent who describe it as only a budget they review regularly, a short-term plan or ‘other » 46 per cent of Canadians surveyed do not have a financial plan » with 42 per cent of them saying they ‘have a pretty good idea’ and don’t need to write it down » When thinking about retirement,

just over half (51 per cent) are most worried about increasing health care costs, 45 per cent are concerned about how to manage unexpected expenses, and 43 per cent worry that they won’t have enough money to live the life they want. Life gets in the way According to previous CIBC polls, paying down debt has been the top financial priority for Canadians for seven straight years, indicating few people are making headway on their goals. “We all aim to have a sufficient nest egg for retirement and money to

handle the unexpected, but everyday life has a tendency of getting in the way,” says Widmeyer. “By setting out a clear path to your goals, a financial plan can help you stay on track. It also gives you the confidence to manage surprises, so that setbacks don’t put your retirement dreams and other goals at risk.” The poll finds that having a financial plan in place makes Canadians feel more confident in their ability to manage unexpected changes in their finances. Additionally, those who have a financial advisor (61 per cent) also feel better able to manage setbacks. The poll surveyed Canadians with household incomes above $100,000. A financial plan and a budget are not the same The poll findings show that even among those who do have a financial plan, more than a third (36 per cent) appear to be confused about how it differs from a budget, pointing to a limited understanding of the full value and purpose of a financial plan. “While budgeting and financial planning go hand-in-hand, a budget alone is insufficient in crafting the life you want in the future,” says Widmeyer. She adds that confusing a budget with a financial plan may leave Canadians ill-prepared. Widmeyer describes a financial plan as a clear, written report detailing an individual’s personal goals, financial needs and priorities in areas such as income and expenses, taxes, mortgage planning, education needs, retirement, estate planning and insurance. A financial plan also incorporates assumptions like inflation, the time to a goal and expected rates of return, which many may miss on their own, she adds. “There are many things to consider depending on your life stage, income and lifestyle expectations,” says Widmeyer. “Is it better to pay down debt or save? Are you saving enough? Could you possibly retire earlier than you thought? These are some of the questions a financial plan can help you answer and where the real value of a plan lies.”

Tips for the ages

In your 20s and 30s When you’re starting out, it’s important to manage debt effectively and keep an eye on savings. Taking advantage of the Home Buyers’ Plan can help you build a down payment for your first home, while saving through a TFSA could save your RRSP contribution room for years when you’re likely to earn a higher income.

In your 40s and 50s For the sandwich generation, it’s all about balance. Competing priorities pull you in different directions, and can make it difficult to stay on track. Look for ways to maximize savings through Registered Education Savings Plans, and be sure to balance your portfolio to fit the right time horizon, risk tolerance and accurately forecast future cash flow.

In your 60s and beyond For those at or nearing retirement, it’s important to understand your new income needs, lifestyle and plan for any unexpected health costs to set a clear course for the years ahead. Knowing the right time and amount to withdraw from Registered Retirement Income Funds to reduce tax liabilities and continue saving for later years, while discussing your estate can help protect your wealth and minimize taxes.

Benefits of buying a spec home Q: What are the benefits to buying a spec home? A: “One of the biggest benefits to purchasing a spec home is that it takes the guess work out of the building process because everything is done for you,” says Jeff Brodowski, an area manager with Shane Homes. “It’s move in ready, which eliminates a lot of time spent choosing a home model and going through the building process. “For some people choosing their interior specifications and going through the building process is very stressful,” Brodowski says. “They want a new home, but, they don’t have the time to spend meeting to discuss designs, changes, visiting to suppliers and going to the design centre to make selections, particularly nowadays with work demands making it difficult to get away, so choosing a spec home takes all that worry away and saves time.” As well, he notes, many buyers have difficulty imagining colours, combinations of colours and textures, and how they will work together. “With a spec home all the interior colours, features and finishes

have been chosen by our professional designers based on industry trends and what are most popular with our customers, so you’re going to get a home that is stylish and has broad appeal.” Further, the spec homes chosen are the builder’s most popular models and floor plans “so they’re in demand and sell quickly,” Brodowski says. “And our interior designers typically do upgrades in them.” People also like the fact that with a spec home “what you see is what you get; there are no surprises. And they’re often priced for a ASK ANsale. EXPERT: by HEATHER RYAN quick ” Another major benefit for buyers is the availability. “They’re a great choice for people who are relocating and need a quick possession or for people who are nervous about selling and worry about carrying two mortgages … with a spec home they can comfortably sell their existing home and move into a new home quickly.” Brodowski notes that for buyers wanting to choose interior colours, there are also quick possession homes available, where they are still able to do this. Buying a spec home also provides homeowners with peace of mind, Brodowski adds. “They are still getting a brand new home, which includes new home warranty.” If you have any home-related questions, email Shane Homes at info@shanehomes.com.

Advice | FUNDAMENTALLY SPEAKING

3 reasons Americans won’t be gobbling up Canadian homes By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

NOW THAT DONALD TRUMP is president of the United States, should we prepare for an onslaught of Americans moving to Canada and buying up our homes?

Don’t bank on it. The “possibility” was well publicized leading up to the election last November, with search terms such as “How to move to Canada” and “How to become a Canadian citizen” skyrocketing on Google. Now Royal LePage Canada and others are fanning the flames even more. On the morning of the Jan. 20 inauguration, the realty firm issued a press release titled U.S. Interest in Canadian Real Estate Surges Following U.S. Presidential Election. “American web traffic on royallepage.ca, has been highly correlated to recent U.S. political events. U.S.-originated sessions surged 329 per cent the day following the election and climbed 210.1 per cent year-over-year the week after Donald Trump’s victory,” the release said. We can’t blame Royal LePage for publicizing the web search trend. It’s the company’s job, after all, to sell homes. But it’s a bit of a stretch that Canadians should batten down the hatches and prepare for an onslaught of Americans offering wheelbarrows full of U.S. greenbacks for their Canadian homes. Here’s why: 40 YPNEXTHOME.CA

IMMIGRATION LAWS “We have express entry, and each province has numerous programs,” Robin Seligman, a Toronto-based a specialist in Canadian immigration law, told New Home Guide. “As well, we have options for work permits if the person has an employer in Canada, or under NAFTA if they are on the professional list.

filing requirements, eligibility for deductions and credits. “Owning a home for personal use, versus investing in a rental property, from a tax perspective, is easier to deal with. There are still issues such as changes to the principal residence exemption rules that came about last fall.”

“We also have the labour market impact stream, so employers in many cases must first try to hire a Canadian or permanent resident for the job,” she says. “However, there are many exemptions, including intra-company transfers and NAFTA exemptions.”

MORTGAGE REGULATIONS “Foreign buyers – including Americans – will have a more difficult time qualifying for a mortgage than Canadians,” says James Laird, cofounder of RateHub and president of CanWise brokerage. “The down payment requirement is higher, and there are additional challenges around proving income.”

TAX ISSUES “For U.S., citizens, they will need to deal with various U.S. tax issues as a result of their U.S. citizenship,” says George Dube, a partner at BDO Canada LLP, Waterloo, Ont. “And, they will need to abide by different tax regulations while considered a non-resident of Canada versus as a resident, such as withholding taxes,

Inspiration | DESIGN SECRETS

BEFORE YOU HIRE A DESIGNER… By Jane Lockhart

THE PROCESS OF designing a home can be daunting. But, choosing the right designer will help relieve some of the pressure and stress. Their expertise, knowledge and experience allows them to do the heavy lifting, take care of small and they have the foresight to anticipate any problems and take care of the details. However, before you even begin looking for the person who will help transform your home, here are some important things to consider.

Budget Be realistic. Know your budget from the beginning so that you and your 44 YPNEXTHOME.CA

designer can frame your vision within the scope of your finances. Do your research. Take a good look at what furniture, fabric, paint and renovations truly cost and plan for those costs. As designers, it is our job to be up front about costs to temper your expectations. It’s very common for clients to have a $10,000 budget with a $1-million vision. Scope of work Determining the scope of your project will set the framework for the process. Once you know the range of work, you can find the appropriate designer. If you require a whole home renovation, find

the designer who has the experience required to finish your project. The scope can also help indicate whether your project requires an architect, engineer, designer or decorator. If you’re doing a full house renovation, or just redesigning one room, your designer can help make these determinations based on your budget. Show and tell Not everyone speaks fluent designer. This is where photos of finished rooms come in handy! Go through magazines, houzz.com and Pinterest to look for inspiration. You’d be amazed at the amount of

ideas a simple image can spark. When trying to gather ideas, I often tell my clients to view the portfolio of your designer’s past projects. Sometimes you don’t know what you want until you see it! Time The magic of television has led many to believe anything can be completed within an hour or less. Would you really want to inhabit a home that looks like it took an hour or less to build? That’s why it’s important to understand design professionals can do great things with what they are given. There are many moving parts that help your dream design turn into a reality that include contractors, painters, electricians and many more who all need time to do their job properly. Customized pieces of furniture alone take at least eight to 10 weeks to complete, a full house renovation can take up to a year. Do your research before hand, your future designer and contractors will confirm the time frame once the scope of work is established. Decisions It’s important you feel comfortable with your designer. Work with someone you can trust them to create your vision for your home. While it’s not essential to having a personal connection, it may be beneficial knowing that you’ll be working with each other for several months. Advice | MORTGAGE MOGUL

Managing your credit is critical By Jason Eldridge SINCE THE DOWNTURN of the economy more than five years ago, financial institutions and various credit adjudicators have tightened the reins on their lending policies, and in particular, pay much greater attention to an individual’s past credit experience than ever before. Nowhere has this been more evident than in the mortgage industry. With foreclosures at historic levels, most lenders, insurers and their investors have reduced their product offerings, while at the same time, they have placed considerably more emphasis on a client’s credit (beacon) score when making their final decision. However, there are a number of things you should know, not only when it comes to you qualifying for a specific credit product, but also in maintaining a good credit rating in general. Due to the level of fraudulent activity that is occurring in the world today, it is prudent that you check your credit report on an annual basis to ensure that all account information that is contained in the report is accurate. There are two main credit report providers in Canada – Equifax and Transunion. Each of these providers can be accessed online at econsumer. equifax.ca and transunion.ca When applying for credit, it is important that you don’t apply to several different banks or financial institutions within a short time of each other. Each time you do so, it is referred to as a “hit,” and this may result in your score dropping enough to prevent you from qualifying for that particular credit product. In the case of purchasing a home or refinancing your existing property, it is beneficial to use the services of a mortgage broker as we typically access your credit report once, and supply it to the various financial institutions for review. If you access your own credit report by contacting either Equifax or Transunion directly, this does not

MORE ADVICE ONLINE ypnexthome.ca/news/advice

represent a “hit” on your file and therefore does not impact your score. In order to get your score as high as possible you may want to consider doing the following. It is best to make at least the minimum payment required for that particular credit card or line of credit each month. If possible, keep your balance at or below 75 per cent of your credit limit. In the event that you are either late with a payment or your account has gone to collection, it is vital that you bring the account up to date as soon as possible. You would be amazed how much your score will drop if you are so much as 30 days late on an account regardless of how much or how little that minimum payment required is. The good, the bad and the ugly stay on your credit report for a minimum of six years. In situations where there has either been serious delinquency or a bankruptcy in the past, it can be very difficult to re-establish one’s credit rating. One of the easiest ways to do so however, is to get a cash secured

credit card. It is recommended that you get a limit of at least $1,500, which means you need to pledge at least that much money as security. In order to qualify for a mortgage, you need to have at least two credit products with a minimum of a $1,500 limit, and they need to have been open for at least a year with no repayment issues. If you hold the card for a year and continue to make the minimum payment each month, you will find your credit score will go up significantly. This same approach may be used in situations where a client doesn’t have any credit whatsoever. Individuals with no credit history are often viewed in the same light as those clients with bruised or poor credit ratings because there is no previous credit to base their decision upon. As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month… Jason Eldridge, P.F.P, B.
