Good news, shoppers. Some great things are happening in Canadian retail and residential real estate, as our story on YPNextHome.ca (nexthome. yp.ca/malls-in-canada) illustrates. Now comes news that Loblaws is committing $1-billion to build new and renovate existing stores, adding thousands of new jobs. This is important because when large retailers undergo major expansions, it’s a sign of good times and that an area is on the upswing. Like proximity to mass transit, schools and other amenities,

being close to shopping is a major attraction for homebuyers. These features are among the keys to enjoying your home while you live there, as well as for potential resale value in the future. Large retailers and commercial ventures don’t just pop up in the middle of nowhere or in declining neighbourhoods. These companies make careful, long-range and well planned-out decisions in lockstep with municipalities and developers, based on hard data, research and demographic information.

lines to choose from, Jayman BUILT can help you find a home that’s just right for you and your lifestyle in Sunset Ridge in Cochrane. “We’re excited to offer three different products styles with street townhomes, semi-detached homes and move-up homes to meet the various needs of today’s buyers,” says Michael Klassen, sales manager, Jayman BUILT North. Jayman celebrated the grand opening of two new semi-detached showhomes in early March in a new phase in Sunset Ridge. The showhomes – the 1,644-sq.-ft. Zenith and the 1,611-sq.-ft. Motiv – “are two of our more popular models and they feature

three bedrooms, 2.5 bathrooms, upstairs laundry and front attached single-car garages,” Klassen says. “We designed one with standard finishings and the other with upgraded finishings to show buyers what they get. “The Zenith has a very open design with a large gallery style kitchen with a pantry, french doors off the dining room, a rear great room, upstairs bonus room and the master bedroom features a walk-through closet to the ensuite,” he adds. “It’s upgraded with quartz countertops and laminate floors.” While the Motiv presents a different layout with a front great room, stairs that are open to above, rear kitchen and dining room, island with eating

bar, upstairs flex space and a master bedroom with large walk-in closet and ensuite. For this semi-detached product Jayman has six different models to choose from ranging from 1,541 to 1,704 sq. ft. priced from the $320,000s. Klassen notes the price point is attractive to first-time buyers, but “we’re also seeing more clients who are down-sizing from larger homes and still desire some space and a garage, but they want a home that’s easier to maintain.”

In the move-up product line Jayman is offering six different models with front-attached doublecar garages ranging from 2,149 to 2,535 sq. ft. with three- and four-bedroom plans starting in the $450,000s. There are also various optional layouts available so buyers can choose designs to suit their lifestyles, such as spice kitchens, his and her ensuites and walk-in pantries. Numerous lots are available including walkouts backing onto the pond, and Jayman has two

showhomes – Allure and Emerge – that are open across from the semi-detached showhomes – both of which are close to a new K-6 school that’s under construction and slated to open in 2017. Buyers in both product lines can choose from four finishing levels – Select, Extra, Plus and Ultra – and can make interiors selections at the Style Magic Centre. Also, both product lines include Jayman’s Core specifications providing more cost-saving, energyefficient products such as tankless water heaters, triple-pane windows, heat recovery ventilation, 96-percent energy-efficient furnaces and rough-in solar. Jayman is also nearing the completion of its Sunset Ridge street townhomes, which offers six different models with no condo fees starting in the $290,000s. These two-storey townhomes range from 1,268 to 1,293 sq. ft. and come with two or three bedrooms, 2.5 bathrooms, fenced yard, front porch and rear deck, landscaping and two parking stalls. “We have 11 townhomes available for immediate possession and four more that are almost complete,” Klassen says. “These offer a great value for first-time buyers and a terrific opportunity for them to get out of renting and purchase their own home for less and start building equity. We can also help buyers get into homeownership through our home down payment savings plan.” As well, those buying with Jayman can take advantage of it various services such as Jayman Financial, Jayman Moving Van and Jayman Realty. For more information on Jayman’s product line in Sunset Ridge, visit the showhomes, open Monday to Thursday, 2 to 8 p.m., weekends and holidays, noon to 5 p.m. or visit jayman.com APR 22 - MAY 20, 2016  |  NEW HOME GUIDE  11

Advice | THE HOMEBUYING PROCESS

Builders addressing need for healthier indoor air quality By Donna Moore

MORE ADVICE ONLINE nexthome.yp.ca/news/advice

DUE TO OUR CLIMATE, we spend a

good deal of time indoors, especially during the winter months – and for this reason the home building industry has taken strides in recent years to better understand the connection between indoor living environment and personal health. Poor indoor air can have a detrimental impact on people’s well being, from a general sense of feeling tired or “under the weather” to contributing to allergies and asthma. Moulds and dust, improper combustion of heating equipment and off-gassing from building materials, furniture and household cleaners can seriously affect the air quality in a home – and as a consequence, the health of those living in it. Unfortunately, these contaminants are common and can be found in many homes, often without the homeowners being aware. In the Calgary region, several builders, developers, product suppliers and others working in the industry have contributed to producing quality and energy efficient homes, but are also working to create healthier homes and choosing measures that can both reduce the environmental impact of your home and increase its comfort and healthiness at the same time. Good indoor air quality begins with solid construction that prevents air leakage and moisture penetration. Exterior walls that are well-insulated with air barriers, vapour retarders 14 YPNEXTHOME.CA

“Exterior walls that are well-insulated with air barriers, vapour retarders and caulking are the starting points, supplemented by the installation of energy-efficient windows.” and caulking are the starting points, supplemented by the installation of energy-efficient windows. Getting rid of moist, stale air is one way to ensure good indoor air quality. An effective approach to this is a heat recovery ventilator (HRV). The HRV serves as the lungs of your home, bringing in fresh air and exhausting stale air. Excessive moisture, dust, pet dander, cleaners and other “pollutants” that are part of everyday living are diluted and expelled, and incoming air is filtered to ensure the system is not bringing in problems from the outside. It’s also pre-heated by the outgoing air to save energy. In today’s new homes, heating equipment is energy efficient and state-of-the-art. Forced-air furnaces deliver a smooth flow of filtered air for even temperatures and comfort throughout the house. Combustion

air comes directly from the outside and exhaust air is vented outside to reduce risk of noxious fumes inside your home. Home builders are also able to reduce the amount of contaminants by using low or no off-gassing materials, such as non-solvent glues, formaldehyde-free cabinetry and factory-finished flooring. Plus, your builder can help you to plan ahead by choosing products that don’t collect dust or by installing a central vacuum system with direct outside exhaust. Homeowners can maintain a healthy indoor living environment that can be enjoyed all year when they begin with the right home. Ask An Expert

Q&A

By Heather Ryan

Advice for spring landscaping Q: Do you have any advice before we start landscaping this spring? A: “With the nicer weather people are getting antsy to work in their yard, but because the ground is still frozen it’s still too early to start,” says Lisa Silva, marketing manager, Blue Grass Nursery and Garden Centre. “You definitely shouldn’t rake yet because you can damage the grass. However, with everything still dormant now is a good time to clean out dead plants in the flower beds and prune shrubs and trees,” she says. “You can also start seeds indoors for your garden.” It’s also a good time to start planning for landscaping projects, making decisions on where to plant new trees and shrubs or fill in gaps in the garden. Silva suggests new homeowners take time to: track where the yard gets sunshine in order to better plan for gardens; consider if they want

20 YPNEXTHOME.CA

a sprinkler system and plan plantings around it; and decide on if they want to install a deck, patio or fencing this year. “You want to make sure you do any permanent items like a deck before you put down sod because you don’t want to be trampling all over the new grass,” she says. “I know when you have a new home and yard you want to put down grass right away to get rid of the mud, but there is going to be some settlement of the yard, especially if the home was built in the winter, so you need to wait before you start any project.” Also, if you’re in a new home you must first get a grading certificate ASK AN EXPERT: by HEATHER RYAN – normally provided by your builder once the grading and loaming of the property is completed – before starting any projects in the new yard. And, when doing any work it’s important to maintain the grade and ensure water drains properly off the property. Silva also recommends that before starting any landscaping, that you consult a landscape designer at a garden centre who can help with plans and advice. “Many garden centres are also offering prebooking sales right now so if you plan ahead you can save money on materials.” Shane Homes recommends you differ all major landscaping until one year after your possession date to allow for settlement between seasons. For other home related questions, contact Shane Homes at info@shanehomes.com.

largest privately owned home builder, was announced as a finalist for the 25th annual Emerald Awards, presented by the Alberta Emerald Foundation (AEF). Mattamy Homes was one of three finalists named in the Large Business category (100 employees or more) for its recent ecoII Net Zero Energy Homes Community project in Calgary’s own Cityscape community. Each year, the Emerald Awards recognize outstanding environmental achievement in sustainable development within Alberta. Following the initial nomination process, knowledgeable third-party judges with cross-sectoral experience are enlisted by AEF to select the top three nominees in each of the 10 Emerald Award categories as finalists. Award recipients are then announced at the awards ceremony, which will take place this year on June 8. “At Mattamy Homes, our ongoing commitment to sustainable development is a top priority,” says Don Barrineau, Calgary division 22 YPNEXTHOME.CA

president, Mattamy Homes. “Our Net Zero Energy Homes initiative is just one example of how innovation and environmental excellence continue to remain top of mind as we develop communities throughout Alberta. We are delighted to have been nominated and now recognized as a finalist for the Emerald Awards, and we are proud to be playing a role in creating a sustainable future for our province and the world.” Uniquely Albertan, the Emerald Awards are the only award of their kind in Canada, showcasing environmental excellence across all sectors, including large and small businesses, individuals, not-for-profit associations, community groups, youth and governments. These awards are also sponsored and endorsed by key industry partners, such as The City of Calgary, The City of Edmonton and the Alberta Real Estate Foundation. Mattamy Homes’ significant ongoing commitment to the environment, social responsibility, and going and beyond normal development practices and statutory duties, was most recently demonstrated by its participation in the ecoII Net Zero Energy Homes Community project. A national initiative, which will almost double the number of NZE homes in Canada, the project challenged select Canadian homebuilders to develop energy efficient residences that could generate as much energy as they consumed on an annual basis. Insight

LANDSCAPE SEASON HAS ARRIVED By Brad Jackman WITH THE SUN SHINING and trees and plants blooming to life, landscaping may be at the forefront your mind. Landscape 360 would like to highlight a few ideas homeowners can contemplate before they begin the process. Hiring a landscape contractor should be exciting and satisfying. However, this can be a very discouraging time for some homeowners, unsure of where to begin, what you want it to look like and who to talk, too. Here are a few tips to guide you through a satisfying landscape construction experience. 28 YPNEXTHOME.CA

1

Have a plan. You can never call a company too early to plan for the following season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in your desired time frame.

2

Have a budget. It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around that budget will be crucial. It is also not unusual for work to be split up over consecutive summers, easing some of the financial burden while creating your backyard paradise. Depending on what is required for labour, equipment and materials, it may be more or less of an investment one season to the next. However, it is sometimes more cost effective to do the whole project at once. Booking a consultation with a reputable landscaper will allow you to see if your budget is in line with your vision.

3

“Be the envy of the block and provide a sanctuary for your family, friends and pets.”

Hire a Professional. Many homeowners underestimate the work associated with landscaping, or the knowledge required to produce a quality outdoor living space. Weekend warriors may be in for a surprise! It is important to hire someone who has extensive experience in the industry, and is a full service landscape company. Find a landscape company that will complete the task from start to finish and handle any subcontracting required.

4

Know your options. When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very differently. Hire a company which uses quality equipment, utilizes the best products available and installs it all professionally. Ask to speak with former clients who have contracted similar projects. Your options include patios, lighting, decks, walkways, garden beds, trees, plants and fences to irrigation, drainage solutions, boulders, retaining walls, water features, decorative concrete, outdoor cooking and fire pits. Clearly, there are many choices and it pays to explore all your options carefully.

A stylish functional yard can create a vibrant feel to your home. Be the envy of the block and provide a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds a little personal flare to your home’s exterior. Landscape 360 is a full-service landscape construction company. Our philosophy is based upon professionalism, quality, trust and respect. Inspiration | DESIGNER ADVICE

WANT THAT PEACEFUL SPA

atmosphere in your home? Modern furnishings and minimalist design are a good starting point for a blissful bathroom. However, when we go too clean with our ensuite treatment, sometimes the space can begin to feel less calming and more clinical. With these tips for introducing inviting furnishings, you can add a little warmth to your washroom space and rediscover true relaxation.

Side table » An easy addition, a simple side table or stool placed next to a vanity or tub invites you to sit while drawing a bath, chat with family or a friend while getting ready for an evening out, or perch a good book and a glass of wine. » If you’re worried about moisture damage, a ceramic indoor/outdoor stool is a perfect choice to resist the dampness, with endless options for colour or pattern (or classic black for a punch of drama). Plus, in summer when you spend more time on your balcony and less time in a hot bath, this stool can move outdoors as a compact extra seat. » I often use wood stools in bath spaces (including in my own recent bath renovation!), as the organic texture adds a sense of warmth sometimes missing in spaces dominated by stone and glass. Look for a petite form which can tuck away when not in use to save space.

Chair

The fully furnished

BATHROOM

By Yanic Simard 32 YPNEXTHOME.CA

» Similar to a stool, a chair placed in the bathroom helps tie the space back to other areas of your home, with the added benefit of providing the perfect place to drape clothing or a towel. » Choosing a transparent plastic, polished aluminum, clean white or an open shape (like a classic

bentwood bistro chair) will help keep the look light and airy. As with stools, choosing an outdoorfriendly design will ensure the piece can handle a little ambient moisture, and many outdoor options come in powder-coated metal or tinted acrylic for a hint of colour. » If you have room, a small sofa, club chair or chaise creates a look of true luxury, dramatically blurring the lines between spaces and evoking the atmosphere of an elite spa.

Cart » A multi-layered cart is an excellent place to store toiletries and other bathroom essentials in a way that’s both beautiful and convenient. It’s another design-approved idea I put to the test in my own home! A cart can easily move out of the way or pull closer to the vanity, and perches perfectly under a window or in a corner without blocking elbow room like a full-height cabinet would. » Use simple jars, drinking glasses or open vases to store items like cotton swabs and toothbrushes, and baskets or boxes for items you want hidden, with space left for rolled towels and an occasional fresh bouquet. » To get that unexpected charm, skip the “bathroom carts,” opting instead for a metal bar cart (especially a vintage find) or a wellsealed butcher-block kitchen cart and boldly repurposing it.

Chest » If you have room for nothing else, you can always create a furnished look in your bathroom by replacing a minimal or builtin vanity cabinet with a chest of drawers or vintage console.

MORE INSPIRATION ONLINE nexthome.yp.ca/news/inspiration

» Since a sink can be installed in virtually any furniture piece with the right height and basic structural shape, think outside the box for items that can work, such as a writing desk or old wine barrel (with an added stone top). Just ask the shop to hold the item while you confer with your plumber!

» Look to places like Habitat for Humanity ReStore or other second-hand stores for furniture pieces with a story that just need a little refinishing (which you can then have applied in the form of a bathroom-friendly paint or sealer) rather than extravagant antiques.

Inspiration | STYLE FILE

SWEET DREAMS By Kait Kucy

IF YOU ARE LOOKING FOR SWEET DREAMS, you’ll find that they are not necessarily a product of your imagination but in fact made of soft linens, high thread count sheets and down feathered pillows. There is nothing quite like ending a day by retreating to your own personal oasis; a warm nest-like haven stocked with throw pillows, woollen blankets and cosy pajamas. The luxury of a bed well-made is not an impossible feat — in fact just by following a few simple guidelines and picking up a couple of bedtime essentials, you’ll have all of the bragging rights for a bedroom worth talking about. The mattress is always a great place to start. Life is too short to spend your time sleeping on an uncomfortable mattress. Studies show that we spend approximately 33 per cent of our lives sleeping, so you might as well find 38 YPNEXTHOME.CA

something that works for your lifestyle and provides comfort and warmth to you on a nightly basis. For exceptional relaxation, consider natural and breathable organic materials that keep you cool and comfortable while you slumber. Visit mattress stores and spend some time relaxing on their samples. Get the full run-down on what makes a mattress the right fit for your needs. You need to find a mattress with the right firmness, the right amount of give and the perfect support for your frame. Pocket coils, pillow-top, latex, boxspring — you’ll have to try them out and see what is best suited for you. Next up, you’ll want to invest in soft and comfortable sheets. With millions of options out there it is normal to feel overwhelmed by the choices — and specifications like …continued on page 40

thread count. Thread count refers to the number of threads per square inch of fabric. Traditionally, we’ve been told to purchase sheets with as high of a thread count as you can afford. Thanks to new innovations in the bedding industry, natural fibres like bamboo, linen and cotton can be just as luxurious as a 1,500 thread count Egyptian cotton bed sheet. You’ll want to get the right shapes and dimensions to coordinate your pillow shams, bed runners, sheets and duvet covers. Which brings up the question about investing in a down duvet — are they worth the hype? It’s actually more than just hype, down has some incredible properties that make it the perfect material for a blanket option. Down will keep you warm and cosy, while allowing your skin to breathe while you sleep. They are also very durable and will retain their shape much longer than a synthetic option. The same goes for down pillows and cushions. Creating a space that reflects your personality and taste is just as important as your comfort. You want to accessorize well, and create

layers of bedding, pillows and covers. You want to introduce just the right colours and patterns to ensure your room is in line with your style, but is also a soothing and relaxing space for sleeping. Some people prefer bright colours, some prefer layers of tones. The all-white bed is always in style, while the ever-changing array of popular patterns change with the seasons. A great way to mix trends with your classic favourites is through the accessories. Add a throw with a pop of colour. Pick a patterned flat sheet with a coordinating solid fitted sheet. Go monochromatic with different shades of the same colour or go big and bold with patterns that work well with each other. This is where your taste can be satisfied. You may even want to consider customizing some elements to tie it all together, though there are a great many solutions straight off the rack. The bedroom has become so much more than just the place you catch your six to eight hours of sleep, it has become a second living room in the home. Many people use it as a place to relax, to read or to work — ultimately the products you choose to live with should reflect your personal and comfort needs.

Kait Kucy is a lifestyle and travel writer and blogger for online and print publications in Canada and the U.S.

Lets face it, not all homes today have large spaces to socialize – many are becoming smaller – and hosting a party can be challenging. If you’re tight on space, and even if you have the culinary skills, your kitchen may not have the equipment needed to make good appetizers and meals. If you’re living in a townhouse complex that has dedicated party space, you won’t need to worry about hosting a large number of guests; your furniture can remain untouched for the night, you’ll have added space to serve treats, and you can even hire people to do all the hard work for you. Even if you don’t have access to such an amenity, there are still ways to take advantage of your own space. Watch the video to see Matt Binkley from Culinary Search Group give us some tips and tricks for hosting a fantastic party using a pro chef or culinary instructor.

Advice | QUICK TIPS

A place for everything and everything in its place By Hellen Buttigieg

MORE ADVICE ONLINE nexthome.yp.ca/news/advice

RANDOMLY TUCKING things away in spots that are convenient at the moment just won’t do. If things don’t have designated homes, they never get put away properly, making them all but impossible to find the next time they’re needed. Find the right spot for everything that comes into your home, share the organizational tactics with your family and stop being a human directory for everyone and everything in your home. Organizing your home Designate a basket or drawer as your household’s “lost and found” area. Deposit any stray items like bobby pins, sunglasses, earrings, etc. It’ll soon become the first place family members look for missing objects. What did I do with that manual? Have you added new appliances and electronics to your home recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category. Where’s the remote? Use Velcro to attach the remote to the side of the television set when not in use and never waste time searching for it again. Or, consider purchasing an electronic remote finder that makes a loud, distinctive sound to help you find it (this also works for keys). 44 YPNEXTHOME.CA

Where are my keys? Choose a “home” for your keys and get into the habit of always keeping them in that spot. Hang them on a designated hook or toss them in a bowl. Leave a copy of your keys with a trusted neighbour. Everything needs a home Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) will you use it. Store similar things together, and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the-way spaces. Keep a label maker handy to label drawers, shelves and containers

so you don’t have to rely on your memory when you need to find something quickly. Organizing your life Time spent relaxing is not time wasted. Give yourself permission to enjoy several agenda-free days. Leave your e-mail and cell phone behind and delight in some of life’s simple pleasures without interruption. Here’s what you can do to Recycle, Renew and Reuse • Keep your car in good working order. Tune-ups and filter changes cut down on exhaust emissions, and you’ll get better gas mileage. When you change your oil, take your used motor oil to a recycling centre. • Use available transit alternatives. • Separate your garbage. Glass, aluminum, paper and even plastic can be recycled. If a recycling program is not directly available to you, contact your municipal sanitation department. • Donate reusable clothing and linens to charity. Most pick-up regularly in your area. • Become environmentally active in your community. You can make the world a better place to live... now and for future generations.

Community Profile

Dream launches Crossfield’s first master-planned community by HEATHER RYAN

I

magine relaxing on your front porch chatting with a neighbour, watching your kids ride their bikes along the street or just kicking back and enjoying the peace and quiet. These images can become a reality for families who want to leave the hectic pace of the city behind and embrace the laid-back lifestyle and small town feel of living in Vista Crossing. Located on 160 acres, Vista Crossing is the first truly master-planned community in Crossfield and is being spearheaded by Dream. The new community

will be comprised of nine phases and eventually become home to 2,900 residents. Phase 1 is launching this year with a soft opening in June and a grand opening in the fall once all of the showhomes have been completed. “We’re really excited to be in Crossfield and to have the opportunity to be a part of the town’s future,” says Michael Tandara, Marketing Manager, Calgary Land & Housing. “Vista Crossing will incorporate a number of community design features that the town hasn’t seen before. It will include 20 acres of parkland with over 4 km of walking trails, as well as 5 acres of protected wetland.

“We’re going beyond just moving dirt and building homes. Vista Crossing is about family and lifestyle; it’s a journey back to what’s best about small town living – being able to walk your kids to school, getting away from the noise, the gridlock, the traffic jams, the rat race of the city – yet Crossfield is forward thinking,” Tandara says, adding it also is just a 35-minute commute to downtown Calgary with convenient access to Calgary’s northern employment centres, CrossIron Mills and the various retail opportunities in Airdrie. “While it’s technically further away than competing communities in Airdrie, during peak commute times you’re going to be flying right past the traffic jams in Airdrie proper and getting home in as quick, if not quicker, a time,” he notes. “Crossfield is also going through rejuvenation with the revitalization of the downtown core, a new fire hall,

“We’re going beyond just moving dirt and building homes. Vista Crossing is about family and lifestyle; it’s a journey back to what’s best about small town living…” new entrance signage and an aggressive tree planting program,” says Ken Bosman, town manager. “We’re working with businesses to beautify the area and we’re currently renovating a 100-year-old hotel that is a beautiful old building and we’re turning it into a community meeting space and library.” “Our town is in good shape to fund and renew infrastructure, we have lower tax rates,” he says, adding that on the technology side, the town is ensuring residents will be connected in the future by putting in fibre optics in new communities such as Vista Crossing. Tandara says it’s particularly important to Dream to ensure Vista Crossing is a ‘parks first’ community, and as such Phase 1 includes not only a protected wetland area, but several sections of parkland as well as the community’s main playground park along Amery Grove. The builder group in Phase 1 includes longstanding local favourite McKee Homes, as well as ReidBuilt 50 YPNEXTHOME.CA

Homes, well regarded for building luxurious homes at an exceptional value throughout the Calgary area. Both builders are offering front-attached garage product on level 40-ft. wide lots and on 47-ft. wide walkout lots that back onto the ponds or wetland priced from the mid $400,000s, while Homes by Dream – which has been building quality homes in Western Canada for over 60 years, but is new to the Calgary market this year – will craft lane homes on 32-ft. wide lots averaging 130- to 150-ft. deep from the mid $300,000s. “Vista Crossing will offer ‘Sears Robuck Catalogue’-inspired architecture emphasizing large front verandahs, timeless details and charming streetscapes,” Tandara explains. “From townhomes – which will be arriving next year – and lane homes, to move-up and semi-estate homes backing onto the

parks and wetland, the community was crafted with intergenerational living in mind.” The homes and community will be designed to encourage residents to get to know one another rather than just pull into a garage and disappear into their back yards and provide a safe place for kids to play. For more information on the community, prospective homebuyers can contact Dream at 403-2453515 or visit the community website at vistacrossing. ca. Though all three builders will launch by the fall with a total of eight showhomes between them, many will be previewing their homes as soon as early summer. For those interested in getting a sneak peak, opening details on each builder, as well as hours of operation, visit online. “All in all, I think it’s fair to say that 2016 is going to be a pretty exciting year for Crossfield,” Tandara adds.

Early 2016 Calgary & Edmonton Home Buyers Benefit Most From Market Conditions Choosing the right season to enter into a typical real estate market as a buyer involves trading off between a greater level of purchasing power in the fall/winter months – typically characterized by lower level of sales and listings – and a greater level of choice in the spring/ summer months – characterized by higher levels of sales and listing activity. As spring has now sprung, one should expect to see more ‘for sale’ real estate signs in bloom across the Calgary and Edmonton regions. Usually, inventory increases would come as a relief to any winter-market buyer who was unable to find his/her perfect home amongst winter’s stock. However, recent market conditions at any time of year have experienced unusually high existing, and new home inventory levels. Despite this level of choice, home purchasing levels within these markets have remained seasonally low, and lower by comparison to 2015. Recent buyers have exercised some of the strongest levels of purchasing power seen within these markets in over 6 years (see table below).

In fact, the savings earned by these buyers strongly outpaced current annual expectations, which call for annual average single-family (SF) and multi-family (MF) price savings of -2.2% and -1.5% respectively across the Calgary region, and -2.5% and -2.7% respectively across the Edmonton region. Looking ahead, 2016 will likely continue to be an odd year in terms of real estate inventories, as supply levels will fall on average throughout most of the year. This will no doubt be the trend amongst new housing supply as total housing unit starts were down -51% across the Calgary region and down -61% across the Edmonton region in the first quarter of 2016. For prices, these supply reductions will help ensure less price flexibility within the Calgary and Edmonton regional real estate markets, making today’s buyer’s position the strongest we’ll see for the foreseeable future. To put it simply, now is the time to buy.

Savings options for buying a home By Alyssa Richard

IF YOU WANT TO SAVE for a home in the next five years, you should avoid stocks because you could lose money. Instead, you should use no-risk options like a high-interest savings account or GICs. But what type of savings vehicle should you use? There are three different types of accounts to choose from and each has its own advantages and disadvantages. Here are your options:

RRSP An RRSP allows the money you save to grow tax-free. If you qualify as a first-time homebuyer, you’ll also be able to take advantage of the Home Buyers’ Plan (HBP). Using the HBP, you can withdraw up to $25,000 from your RRSP as long as the money was deposited more than 90 days ago. If you’re buying with a spouse or partner who’s also a first-time buyer, you can each take out $25,000 for a total of $50,000. The money you withdraw has to be taken out no later than 30 days after the closing date. You must repay what you borrowed the second year after the year you withdrew the funds. You have up to 15 years to repay that amount. For example, if you borrow $24,000 from your RRSP, you’ll need to pay $1,600 a year ($24,000 divided by 15, equals $1,600). You can pay more than the $1,600 towards your HBP in any given year and your annual payments will decrease. If you decide to pay $9,400 in the second year, then you’ll only need to pay $1,000 a year thereafter. YEAR HBP Balance Annual Repayment Amount Your Payment

The great thing about the money you withdraw from your RRSP for the HBP is it’s tax-free. However, if you can’t afford to make the annual payment, you’ll have to declare it as RRSP income on your tax return.

TFSA Like an RRSP, a TFSA also allows your money to grow taxfree. But there aren’t as many restrictions as there are with an RRSP. If you’re buying a home for the second or third time, you can still make a tax-free withdrawal from your TFSA. There aren’t any first-time homebuyer restrictions. You’re not restricted from borrowing just $25,000 because you can withdraw as much as you want from a TFSA. You also don’t have to pay the money back over a specific timeframe. In fact, you don’t have to repay the amount you took out and there aren’t any tax penalties. The other good thing about using your TFSA is you keep your RRSP intact and allow your money to compound over time so you can save more for retirement. However, you won’t get a tax refund if you save using a TFSA instead of an RRSP. If you were to get a refund, you could use that extra cash for your down payment and be able to save even more money. Non-registered account You could use a non-registered account to save for a house but this isn’t the best option because you’ll be taxed on any interest earned. The only reason you might use this type of account is if you don’t have any RRSP or TFSA contribution room, which is highly unlikely. However, you can withdraw as much money as you want from a non-registered account and you never have to pay it back. Which one to choose? RRSPs and TFSAs allow your money to grow tax-free while a non-registered account does not. A TFSA has fewer restrictions while a saving in an RRSP will provide you with tax refunds, which can increase your savings. The best option might be to use a combination of both.
