he Bank of Canada’s most recent rate announcement – holding its interest rate target at 0.75 per cent – is the continuation of good news for prospective homebuyers and those otherwise in the market for a new mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t
have to wait to get financing approval on a home when you put in an offer. Th is is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted fi rst since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree there could be some movement later this year. (BoC’s latest rate announcement was July 15, after press time.) However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Take advantage while you still can.

hen buying or selling a home, it’s important to know the current conditions of your market. Is it a buyers’ or sellers’ market? Knowing the difference could help you time, plan and execute your transaction. And, of course, there’s a third possibility – a balanced market – and that’s where most major Canadian centres sit, according to the Conference Board of Canada. In the organization’s June 2015 Metro Resale Snapshot, a rising sales-to-listings ratio between April and May in 18 areas indicated broad market
tightening. Balanced conditions prevailed in 16 markets, while seven were in a buyers’ state and five favoured sellers. Eleven areas enjoyed at least a five-per-cent increase. Despite stronger sales, listings rose in only 14 markets between April and May, and in 17 areas from May 2014. The monthly increases were invariably small; only five areas had a gain of at least five per cent. It might surprise you to learn that, despite all the publicity due to the oil slump, Calgary remains in balanced territory. Th is speaks to the long-term health of this market.

“These homes have been very popular, especially with first-time buyers, and we’re almost sold out with only two townhomes remaining priced at $329,900 and $349,000,” Daigle says. “These townhomes have been upgraded so they have laminate or hardwood and tile floors, stainless steel appliances and two-inch faux wood Hunter Douglas blinds.” The two models remaining are the Assiniboine, which features a rear kitchen with built-in pantry and island, and the Capstone with two eating bars and pantry and they are available for immediate possession. Innovations by Jayman also offers semi-detached, two-storey homes with single-attached garages that have been such a hit with buyers that they are sold out of lots. “We currently have two spec homes that are priced and in the building process so they are available for quick possession and we have two more to build that have yet to be priced so buyers can ask about them at the sales centre,” Daigle says. The two spec homes under construction are the Motive a 1,611sq.-ft. home with three bedrooms, 2.5 bathrooms and an upstairs flex room, priced at $364,900 and the Solstice, a 1,541-sq.-ft. home with three bedrooms, 2.5 bathrooms and a bonus room, priced at $379,900. Both homes feature upgrades such as stainless steel appliances, hardwood, laminate and tile floors and granite or quartz countertops. They also include front yard landscaping and a deck.
Last but not least of the builder’s product lines are the front attached double-car garage models with 11 two-storey homes, with possessions available anywhere from now to in four months. There are three models available starting from $444,900 – the Coda, Nitro and Unite – ranging from 1,800 sq. ft. and up with three bedrooms, 2.5 bathrooms and master suites with full ensuites including a separate tub and shower. “These homes come with upgrades chosen by our designers including stainless steel appliances, hardwood, laminate and tile floors, granite or quartz countertops, fireplaces and bonus rooms,” Daigle says. “We also have one beautiful pie-shaped lot with a southwest exposure remaining, but it won’t last long so buyers looking for this type of lot should act quickly,” she notes. Riversong is an established new community featuring more than 40 per cent greenspace, including natural parks, tot lots and pathways, an established high school and a pedestrian bridge connecting the community to an array of shops, restaurants and services in downtown Cochrane. Recreational property is usually the first real estate category to be hit when the economy softens, and nowhere is this true more at the moment than in Alberta. “Mirroring the situation in the urban Alberta real estate market, the slump in oil prices and resulting unsettled consumer confidence has reduced the number of recreational properties trading hands in the province and in eastern British Columbia this spring,” Phil Soper, president and chief executive of Royal LePage, told New Home Guide. Royal LePage recently released its 2015 Recreational Property Report, which indicated a depressed energy sector is reducing activity levels and putting downward pressure on prices. “Prices are flat or only down slightly, year over year, as owners have been unwilling to let their properties go at
a discount,” says Soper. “The prevailing sentiment being that the current economic problems are a temporary situation. “As with other regions of the country, Americans have woken up to the much increased purchasing power of their currency, and are shopping the streets of communities like Canmore in numbers not seen since the 2000s.” In a roundabout way, the fall in oil prices is supporting the recreational property market this year, Soper says. “Cheaper gasoline makes the prospect of a weekend commute to the lake a more affordable proposition. And cheap oil means a lower Canadian dollar, which has more people looking at Muskoka, Tremblant and the BC interior, and fewer casting covetous glances at Florida and Arizona. We are even seeing money making its way north, particularly in British Columbia, Alberta and Atlantic Canada, as the strong U.S. currency has increased American buying power.”

ow wonderful to shed layers of clothes and feel fresh and free in the summer outdoors. This is one of my favourite times of year where the streets fill with dog walkers and fair weather sports enthusiasts. What better way to enjoy the gifts of nature’s cacophony than to design your very own outdoor breakfast patio? This way, you sit at the heart of listening to birdsong mixed with children’s laughter. Like the etymology of the word breakfast... it’s time to break the fast of

evening sleep and welcome in the morning sun. Imagine all of this in your very own backyard oasis. I will help you design an inviting breakfast patio where you can sit drinking in the aroma of your fresh brewed coffee while indulging in the fragrant air of lilacs and hyacinths. This is outdoor living at its finest. First, you must plan the space that affords the most warmth and natural light. After you peruse the parameters of the house, choose wisely for privacy, rising sun and the necessity of tranquility. Once you have found your fantastic place, you will need a perfect seat. This sets the benchmark rather high, so to speak, but a comfortable chair can make or break a breakfast patio. I find metal chairs to be hard and uncomfortable. Resin furniture is also nice looking, reasonably priced and can be kept outside in all the elements. I personally like teak furniture. It looks warm and friendly, but teak also can be hard to sit on. I suggest adding memory foam cushions to the teak chairs.
I will help you design an inviting breakfast patio where you can sit drinking in the aroma of your fresh brewed coffee Cushions are essential if you want to sit outside longer than a half hour. If you have outdoor cushions, you are committed to moving them every time it threatens heavy rain. Deck boxes are a fantastic way to store your cushions and you can buy them as small or large as you need them to be. Many places sell waterproof fabric cushions. I like using colourful cushions because it looks so cheerful like large open blossoms on outdoor furniture. A well-built table is a must have. Even in limited space, a small table is needed to set your coffee, phone, iPad and newspaper on. If your area has uneven ground, you can use small wood shims to level your table. For larger seating areas, you can get tables in any shape or size. I like to accent my table by placing a pot of herbs in the middle so I can smell the fresh scents. If you prefer to upcycle, then consider buying a used table from the local thrift store where you will find all kinds of treasures to alter. Shade is important to consider, especially if your breakfast patio receives sun until early afternoon. Umbrellas are ideal and will protect you from all weather elements. Umbrellas come in all shapes, sizes and colours. You can even match them to your cushions. If you want something more permanent, pergolas are like lawn sculptures that add beauty and protection. I suggest building one out of cedar or treated wood. Pergolas can be free-standing or be built attached to your house. Privacy is very important if you want tranquility when reading the morning news. There are myriad ways to help you create privacy around your breakfast patio. One way that works is simply planting shrubs to grow around your chosen area. Another idea to consider is building a cedar privacy screen or perhaps constructing a small four-ft.-tall cedar fence. Tall perennial flowers can be used, but they will take a while to mature to the right size every year. Upright Junipers can be planted around your breakfast patio. Also, you can buy inexpensive upright cedars and plant
them into pots. Then you can place the potted cedars around your area at whim. Another suggestion is to add a decorative stone wall to surround your breakfast patio. This will create a lovely environment that is inviting to everyone. Ambiance is a necessary component for creating a relaxing atmosphere. I call ambiance the final spice that adds that special flare. You can achieve this by adding colour, light, sound and texture. Colour can be achieved by simply using coloured cushions. It can also be achieved with shrubs and flowers. If you are displaying potted plants, you can paint your pots any colour in the rainbow and even be brave to do some multi-coloured ones. If you want to enjoy yourself on the patio at night, you might add some glow in the dark paint on them as well. Or add solar lights between the pots. I like using my breakfast patio in the evening as well, however, it can get too dark to read. Low voltage lighting, string lighting and candles may also be added to your outdoor sanctuary. There is a wide variety of string lighting, including novelty lights, to match your personality. Also, candle lanterns add a lovely touch. Sound is important, especially if you have traffic pollution nearby. Purchasing a small fountain can easily drown the irritating noise of vehicles. Texture can be accomplished by the use of plants, furniture materials and patio materials. Think of your patio as a work of art, because when completed, it will be just that. Your breakfast patio is a total sensory experience where anyone in the family can take a self-proclaimed “time out� to do some relaxing and gain some quietude. Beauty and peace are found in your own backyard. After completing your breakfast patio, you simply sit and enjoy the view with your brew! As part of the CHBA - Calgary Region’s annual general meeting, the association also announced this year’s incoming president, while presenting its presidential awards and recognizing its volunteers. Awards were presented to volunteers who have served from one year to 30-plus years on the numerous committees, sub-committees and the board of directors. Volunteers are the backbone of any organization, and without the help of dedicated volunteer members, the CHBA couldn’t do the valuable work that it does every day. Volunteers provide not only their leadership skills, but also their business savvy, industry experience, knowledge and creative talents. CHBA members play an integral part in helping the association realize its goals. Will the housing outlook improve as quickly as it fell? » by WAYNE KARL What a difference six or eight months make. At its kick-off Annual Housing Outlook Conference in Toronto in November, Canada Mortgage and Housing Corp. didn’t see it coming. The forecast back then was, short of an “unforeseen economic shock,” the housing outlook for Canada overall was pretty much full steam ahead. “The housing market does have a fairly bright outlook,” Bob Dugan, chief economist for Canada Mortgage and Housing Corp., told New Home Guide at the time. “There are a few risks we have our eye on. One of them relates to the high level of (highrise) units that are under construction.” These are trending slightly above the historic average. Then oil went into a slide, wreaking all kinds of havoc on the economy and housing outlook. Indeed, the impact of lower oil prices on housing markets has been marked and swift, particularly in Alberta. “Lower oil prices are contributing to disparities between provincial housing markets,” Dugan said recently in releasing CMHC’s second quarter 2015 Housing Market Outlook. “A slowdown in housing starts and resale transactions in oil-producing provinces such as Alberta will be partly offset by increased housing market activity in other provinces, such as Ontario and British Columbia, which benefit from the positive impacts of declining energy prices, a lower Canadian dollar and continued low mortgage rates.” 38 NEW HOME GUIDE | JUL 17 - AUG 14, 2015
Once oil prices return to “normal,” will the housing outlook improve as quickly as it fell? “The forecast presented at the 2014 Housing Outlook Conference was prepared shortly after the decline in oil prices had begun,” Dugan told New Home Guide last month. “At that time, the decline in oil prices was less pronounced and there was considerable uncertainty as to how far they might fall. As a result, the potential impacts of lower oil prices were reflected in our forecast ranges, which allowed for lower oil prices and their impacts on housing starts, MLS sales and MLS average house prices. “Since then, oil prices have declined further, but now appear to have stabilized in the U.S.$50 to $60 per barrel range. We have seen a rapid response to these lower oil prices in the housing markets in oil producing regions, particularly in Alberta. As a result, we have made downward revisions to our forecasts and now expect declines in MLS Sales, housing starts and MLS average house prices in Alberta. “The swiftness of any recovery will depend on how fast oil prices rise and by how much. We continue to use forecast ranges which allow for a range of possible upside and downside risks to the forecast.”

ven experts can learn a thing or two. Such was the case recently when our very own Melanie Gowans, senior media advisor for New Home Guide Calgary and YPNextHome, went through the process of buying a new home for her family. Melanie is immersed in real estate on a daily basis, but even someone of her expertise found the experience a bit of an eye-opener.
YPNEXTHOME: What prompted you to buy a new home? GOWANS: We weren’t thinking of moving or buying a new home, but when I contacted the showhome for some generic pricing on a floorplan I absolutely fell in love with, we 40 NEW HOME GUIDE | JUL 17 - AUG 14, 2015
couldn’t help it. Many things had to align to make this happen. Our existing house was nice, but we could use the extra room, with two kids and a revolving door of out of town guests. The price was in our budget and the lot was perfect, so we took the plunge. YPNEXTHOME: How did you manage the financing? GOWANS: Every builder has different down payment requirements and options. Luckily, our builder fit our financial situation. We wanted to pay the down payment out of pocket and not have to use the proceeds from the current house. They allowed us to pay five per cent over four months with post-dated cheques.
YPNEXTHOME: What upgrades and features did you select? GOWANS: I wanted to be smart with the amount we spent on upgrades; some people estimate you should budget 10 to 15 per cent of the purchase price. We spent four per cent, and I’m proud of that. Most builders offer similar included upgrades, such as a good selection of granite and quartz, flooring and tile. They also provide a lighting and appliance allowance, which you will definitely exceed. Certain upgrades are important, and others aren’t necessary or you can upgrade later on your own. We spent the bulk of our upgrade budget on electrical, railings, cabinets, extra shelving and appliances. Lighting and window treatments can be added

GOWANS: Our lot was the last in the cove, so we have been living with minimal disruption from trade workers and heavy construction. The neighbourhood is still being developed, but this won’t be the case for long. Some builders are building a block at a time to ease that concern from prospective buyers – everyone on the block moves in at the same time. Another option is to purchase a quick possession home, if available. You won’t have the same freedom to choose the finishings, as such homes are already built, but you won’t have to live in a construction zone.

YPNEXTHOME: How was the builder in terms of meeting timelines? GOWANS: You will almost always have delays when buying a new home. At the time our home was scheduled to start framing, there was a framer shortage in the city. Our sales consultant was very good at communicating with us about delays and sent us status updates. We
were lucky to have no weather delays, as that is the main cause in most cases. YPNEXTHOME: And how did the timing work out, with selling your existing home? GOWANS: Although I was a bit stressed during the sale of our home, it all worked out perfectly. We listed our home two months before our projected possession date. Our realtor was amazing and we sold within 30 days. We moved directly into our new home with one day to spare. Our realtor was the reason this
YPNEXTHOME: Landscaping your lot is an important step as well. What did you do in this area? GOWANS: We purchased a large pie lot so our children have no excuse but to play outside instead of being in front of a screen. We are waiting for our garage pad to be poured and then they will perform a final grading. We plan to build the fence and composite deck this year, and add sod and stone patio next year. We put about five per cent of the purchase price away in savings for the yard, however, you could probably allocate as little as two or three per cent. Most builders provide a landscaping certificate to use a garden centre of their choice, but it usually covers only some sod and a tree. I wouldn’t recommend new-home buyers leave your yard unfinished for more than a year, and be sure you don’t forget about this added expense. Most important piece of advice? Remain laid back. More than 240 people are involved in the building process, and anyone can make a mistake. In the end, you have a beautiful, brand new home that is a reflection of you and your family. Canadians expect to pay $60K in mortgage interest It’s a scary question many homeowners are afraid to answer: how much will your mortgage interest total over the lifetime of your mortgage? Well, wonder no more – a recent poll from BMO Bank of Montreal has the answer: $60,000. But that’s the average for Canada overall. Some will pay more, some less. › While the average amount Canadians expect to pay in mortgage interest is $57,938, the figure rises to its highest in Canada for residents in BC at $95,891. Homeowners in Atlantic Canada expect to pay the least, at $35,454 › Canadians expect an increase in interest rates over the next five years (60 per cent), with 48 per cent expecting a small increase and 12 per cent a large increase › Most Canadian mortgage holders (67 per cent) currently hold a fixed rate mortgage, sheltering them against any potential upswings “It’s quite telling of the extended low-rate environment that a sizeable percentage of respondents do not expect interest rates to go up in the next five years,” says Sal Guatieri, senior economist, BMO Capital Markets. “Hopefully, many have not been lulled into thinking that rates will never go up, as they could be tempted into taking on too much debt.” It’s not surprising that British Columbians are paying the most mortgage interest, as house prices in that province are the highest in the country, he says. The average was $623,000 in April, compared with $437,000 nationwide and $456,000 in Ontario. “In any interest rate environment, it’s important that Canadians stress-test their mortgage against a higher rate to ensure they can afford it over the long term,” says Martin Nel, vice-president of personal lending and investment products, BMO Bank of Montreal. 42 NEW HOME GUIDE | JUL 17 - AUG 14, 2015

On average, Canadians expect to become mortgage-free by the age of 59 – up from 58 in the last two years. One-third (31 per cent) expect still to be making mortgage payments on their 65th birthday. “Considering a shorter amortization of 25 years or less can help Canadians save thousands of dollars in interest rate costs over the life of the mortgage; this improves long-term affordability, while ensuring Canadians pay down their mortgage faster and begin building equity in their home sooner,” says Nel. Calgary at low risk of housing market correction » by LYDIA MCNUTT

This is expected to place downward pressure on house price growth, which could lessen the current risk of overvaluation in Calgary.”
Calgary is safe from a housing market correction, for now, according to a recent report by Canada Mortgage and Housing Corp. (CMHC) that identifies Canada’s riskiest housing markets. In spite of Alberta’s oil woes, and the sky-high prices in Vancouver and Toronto, Winnipeg and Regina were the chart-toppers when it came to risk level. CMHC identified housing markets as “overvalued” when real estate price gains have surpassed increases in personal disposable income. Overvaluation is one of CMHC’s risk measures, along with overheating; acceleration in the growth of house prices; and overbuilding. From a national perspective, CMHC observed modest overvaluation across the country, with real estate price gains slightly outpacing personal disposable income, population growth and other factors. But “overheating, acceleration in house prices and overbuilding are not a concern at this time,” the housing authority said. However, this isn’t the case from coast to coast. Calgary is at an increased risk of overvaluation, but it fared well when it came to overheating, overbuilding and the rate of house price growth. The drop in real estate sales owing to economic uncertainty is expected to temper price growth, “which could lessen the current risk of overvaluation in Calgary,” CMHC reported. 44 NEW HOME GUIDE | JUL 17 - AUG 14, 2015

While some of Canada’s housing markets have mellowed, real estate prices in other markets continue to rise – out of reach, many fear. The usual suspects would be Vancouver and Toronto, where average detached homes has surpassed the $1 million mark. But in spite of the ever-increasing values in these cities, Vancouver ranked as a low-risk housing market, while Toronto measured at the moderate risk level. At the other end of the spectrum, Winnipeg and Regina are in the hot seat, posing the greatest threat for a housing market correction, with strong price growth overshadowed by modest disposable income increases.

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPES
ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
MORTGAGE OPTIONS
You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

Why use a mortgage broker? » by JASON ELDRIDGE For years, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one option most people have been aware of, or felt obligated to use... perhaps until now. In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability and excellent credit. So why exactly should you contact a mortgage broker? Firstly (and probably the biggest reason for most clients), rate, rate, rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. And the best part is, it doesn’t cost you a thing. There is no charge for this service and no negotiation is required. Just remember, even a 0.25 per cent lower rate can save you thousands of dollars over the course of your term in interest. Secondly, you have more lenders and options to choose from. When you go to your bank, you only have access to their suite of mortgage products to choose from. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so they have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something such as better prepayment privileges may be a reason for choosing one institution over another.
Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank, and then you’re told that they can’t see you for a week or so because they are already “booked up” with appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and/or email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply. Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your banks’ criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation.
