Good news, Calgary. We’ve written recently about the continuing recovery from the economic slump over the last few years, and how housing is responding in kind, initially in resale. Now, we’re happy to report, the new home market is also improving. Real estate analytics firm Altus Group confirms in its Calgary Flash Report that new home sales are trending up, particularly in multi-family units. Indeed, for the first quarter of this year, new multi-family home sales were up 19 per cent from a year earlier. And, it shouldn’t surprise, much of the growth is in new condo sales. Prospective buyers also have more choice. There were 23 condo projects launched in 2017, with a total of slightly more than 1,600 units. The majority of the new supply is in suburban locations, and has seen strong demand from consumers, Altus says. Throughout this issue of NextHome, you will see numerous new home communities to consider – from condos to townhomes to singlefamily homes. All things considered, there is plenty to be positive about in Calgary!

Six new showhomes entice buyers to

MIDTOWN in AIRDRIE With a terrific selection of new lots, three builders and six incredible new showhomes, there is plenty to capture the imagination of homebuyers at Midtown in Airdrie. Crafted by Shane Communities in partnership with APEX Developments, Midtown, is artfully designed on more than 90 acres, providing a rare sense of openness in the heart of Airdrie. After experiencing great success in Phases 1 and 2, Midtown is moving into a new phase of development. “We’re excited to release our Phase 4, comprised of 75 single-family lots including the first lots backing onto the central pond as well as those backing onto the creek on the south end of the community,” says Brenden Montgomery, general manager of Shane Communities. “We’re also pleased to see that Excel Homes and Trico Homes have joined Shane Homes in offering

single-family front-attached garage homes providing customers with more choice in Midtown,” he says. All three builders have two showhomes on parade in Phase 4, which opened in May with a grand opening event, which brought 500 visitors to the community. “We had a phenomenal response to the Phase 4 showhome grand opening event,” Montgomery says. “It was great day and the response from people was very positive. The interior designers did an amazing job showcasing these homes and people were blown away.” The Phase 4 release is predominately front drive single-family homes ranging from approximately 1,800 to more than 2,500 sq. ft. in size on 32- to 36ft. wide lots starting from the $420,000s. This phase also includes an exclusive offering of just 20 Street Towns by Shane Homes along the enlarged boulevard starting in the mid $300,000s. pedestrian and vehicular connection south to the community of Luxstone. This connection will provide contiguous pedestrian access between the open-space systems of each community. The main lure of Midtown is the abundance outdoor conveniences interwoven among inspiring new homes creating a perfect setting for residents to enjoy. “Midtown is designed surrounding a centralized pond in which community amenities have been built around,” Montgomery says. “The highlight of the pond is a promenade, which provides a passive space to enjoy the pond, but also acts as a destination for the pathway system throughout the community. “A pedestrian bridge spans from the promenade to the eastern side of the community creating strong pedestrian connectivity,” he notes. “With more than 3.2 km of pathways, Midtown has created a system allowing residents both active and passive recreational opportunities. The pathway system connects the open space throughout the community, which consists of a smaller tot lot park to larger open play areas.”

Midtown residents can also walk to neighbourhood conveniences at Midtown Plaza and nearby established amenities such as a school, grocery store, shops, restaurants and services. Residents also have easily access to QEII as well as Veterans Boulevard and Yankee Valley Boulevard. From carpets to countertops, purchasing a newly built home gives you a lot of options. Before you get to the aesthetics of your home, you will need to make two important decisions: Where you want to live and who will build your new home. LOCATION VERSUS BUILDER

Really, your first step is to decide whether to prioritize location or builder. If you have your heart set on a specific builder, you will have to be flexible with your location since home builders only have lots in certain communities. If you’re not intent on a specific builder then you may want to consider the location of your home first. FIND YOUR IDEAL LOCATION

Over the years, there are many things you can change in your home but the location isn’t one of them. Be sure to take time to really discover neighbourhoods and research the new communities you are interested in. Take a stroll around the area so you can get a good feel for it. Keep in mind nearby amenities, schools and transportation options. Don’t be afraid to talk to people on the street or knock on doors to ask prospective neighbours for their thoughts on the community. Another point to consider is whether the community is still in the early stages of development. Are you okay with construction in your area after you move in?
