he Bank of Canada’s recent announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since

it means you don’t have to wait to get financing, and can be an especially good tool to when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. When will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement this year. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Take advantage while you still can.

s discussed in the column above, Canada’s continuing ultra-low interest rate environment does provide homebuyers with an excellent opportunity. But, according to one study, it may also be lulling some buyers into something of a false sense of security. A new mortgage poll from CIBC reveals that the percentage of Canadians who are taking steps to repay their mortgage faster is down from 68 per cent last year to 55 per cent this year. And of those taking such action, in two out of three CIBC measurements, fewer people are planning to pay down sooner than later, compared to 2013. Is this an opportunity lost, or a case

of some homeowners being spoiled by the continuing low rates? CIBC seems to think both; Canadians are spending a lot more on home renovations and summer vacations this year. “With mortgage rates remaining relatively stable and at historic lows for the last few years, some Canadians may not be as focused on paying down their mortgages as when interest rates are higher,” says Barry Gollom, vicepresident at CIBC. While balancing your mortgage against other financial goals, CIBC advises homeowners to increase payment amounts, accelerate payment frequency and make pre- or lump-sum payments whenever possible.

ew-home buyers looking to make a home in one of Calgary’s fastest growing communities will be thrilled to be able to tour through new showhomes and choose from a wide range of newly released lots this summer. Situated in northwest Calgary on more than 500 acres, United Communities is crafting the master-planned community of Nolan Hill that will celebrate the grand opening of two new showhomes on Aug. 23 and 24. Homes by Avi and Trico Homes are opening the two new two-storey showhomes in Phase 4 offering a front attached garage product on zero lot lines.

“These homes offer a lower price point and aim at affordability for young families,” says Steve LePan, marketing director with United Communities. “For the grand opening on Aug. 24, we’ll have Country 105 radio giving away a trip to Las Vegas and a food truck on site,” he says, so it’s a great time to see the new showhomes and all that Nolan Hill has to offer. Homes by Avi’s showhome is the 2,024-sq.-ft. Reynolds that “features an open floorplan with a main floor office, which is something that many buyers are looking for in a home nowadays,” says sales manager Karl Bursnell. “The upper floor features an outstanding ensuite, laundry room and a bonus

room with vaulted ceiling and skylights. Another great feature we’re showcasing is solo-tubes, which bring more natural light into the home.” Trico has “maximized the building pocket” with its 2,122-sq.-ft. Hudson showhome, which “presents an open concept design and one of the great features is there is plenty of storage wherever you turn,” says area manager Ted Tam. “It’s a great family home with a large bonus room and, at the front entry, there is an option for a large walk-in closet or a pocket office.” LePan says Trico and Avi have a combined 33 zero lot line lots in Phase 4 and 50 lots that were just released in Phase 7. “They also have 22 laned lots that are now available in Phase 8 and selling fast.” The newly released lots in Phases 7 and 8 range from zero lot line to larger walkout lots backing onto greenspace for move-up to estate-style homebuyers. Those larger homes are being crafted by Avi, Morrison Homes, Shane Homes, Sterling Homes and Trico, and showhomes are open. “We also have a new multi-family project, Sonoma at Nolan Hill by Vertical Properties, which created Sonoma in Sage Hill,” LePan says. “They’re pre-selling these townhomes out of their Sage Hill sales centre.” As well, Cardel Lifestyles will launch a new townhome project, Nolan Park, in the fall. These new projects join two other townhome offerings – Trinity by Jayman Modus and The Post by Avi Urban. Along with a great selection of housing styles, buyers are attracted to Nolan Hill’s old-world Irish charm highlighted by the castle-ruin structures at the main traffic circle entry and its tranquil natural setting of rolling hills and ravines. Nolan Hill also offers acres of greenspace, three beautifully designed wet ponds, a linear pathway system and parks. “And we’re developing two new playgrounds in Phases 7 and 8,” LePan says. Residents have easy access to great shops, services, groceries and more with the Symons Valley Ranch Farmers’ Market within walking distance, the Beacon Hill and

NEW TRENDS IN INTERIOR HOME DECOR Q: What are some of the new trends in home decor? A: ““We’re seeing a push right now with people wanting tile flooring that looks like wood for their homes,” says Kal Macdonald, interior design supervisor for Shane Homes and Creations by Shane Homes. “The plank look, which is 6- x 36-inch tile, is popular, and they are installed staggered so they look like a hardwood floor. “These are porcelain tiles so they are extremely durable, they don’t dent or scratch, which is often the case with hardwood. You get the advantage of having the durability of tiles with the rich tone and warmth of hardwood,” Macdonald says, noting this type of flooring is typically being used in front entries, kitchens and bathrooms. He adds there is also a new petrified wood style in a 12- x 24-in. tile “that has a distressed aged wood look that is really nice.” On the topic of woods, Macdonald says honey and caramel tones are a big trend. “For the past few years dark espresso and mahogany was popular, but now we’re seeing a 14 NEW HOME GUIDE | AUG 15 - SEP 12, 2014

lot more honey-tones on cabinets and floors and they give warmth to a home. “With cabinets, the trend is going toward simple, straight, clean lines with flat fronts that are easier to clean,” he says. “People want the cleaner lines, but they also want to get away from that industrialized, modern look so they’re choosing texture and warm colours, which makes them less stark.” As for new colour trends, Macdonald comments that blue is in for fashion and it’s moved into home decor. “We’re seeing blues in different tones and shades – navy, cobalt, indigo – and people are mixing them together. We’re seeing really deep saturated blue colours and people are accenting those with soft gold and white.” Another emerging trend is with window coverings and the return of sheer draperies. “The transparent sheers are making a come back and they can be done in linen and wool and different colours as well,” Macdonald explains. “Sheers are great because they create privacy, but they also add texture and warmth to the room and still let in a lot of natural light.”

Is the lowest rate always best? » by ALYSSA RICHARD

While at ratehub.ca we’re in the business of comparing mortgage rates, we know there’s more to consider than simply how the interest rate will affect your mortgage payment. Banks and smaller lenders sometimes offer promotional rates to attract new clients, but they often come with serious restrictions and penalties. Before you jump at the lowest rate, read the fine print to see if your new mortgage product comes with any of the following: » L OW PREPAYMENT PRIVILEGES. Most products offer the option to increase their monthly payment amount once per year and/or make lump-sum payments throughout the year. While many lenders offer 20/20 prepayment privileges (meaning you could increase your payment by 20 per cent each year and/ or make a lump-sum payment of 20 per cent of your original mortgage), some promotional rates offer only 10/10. If your goal is to become mortgage-free faster, this may not be for you. » COLLATER AL CHARGE. If the lowest rate ends up being for a collateral mortgage, you’ll want to carefully consider how taking one on could affect your finances in the future. Collateral mortgages are readvanceable mortgage products that allow you to borrow money from your home at any time, without having to refinance (and pay the legal fees to do so). Sounds great, right? Unfortunately, they also lock you into staying with that particular lender, even when your mortgage comes up for renewal. To get out of a collateral mortgage, you would need to hire a real estate lawyer (and pay legal fees). » C LOSED MORTGAGE. While most mortgages in Canada are closed, some restrictions are tougher than others. For example, the 1.99-per-cent fixed-rate mortgage Investors Group offered recently, didn’t allow borrowers to prepay, negotiate or refinance their mortgage throughout the three-year term. The only way to break this mortgage would be to sell your home. Again, if you wanted to pay down your mortgage fast or may need to borrow from your home in the future, this product may not be for you. Of course, if your mortgage product comes with the lowest rate on the market and has few restrictions, jump at the chance to get it! But if you have any concerns about what’s included in the mortgage agreement, don’t be scared to shop around.

Albertans tops among Canadians

IN TERMS OF PAYING DOWN THEIR MORTGAGES FASTER A new CIBC poll finds there has been a significant decrease in the number of Canadians using today’s low interest rates as an opportunity to accelerate repayment of their mortgages. Alberta residents, however, are among the tops in the country at taking actions to pay down their mortgages faster. While more than half of Canadians with mortgages (55 per cent) are taking one or more actions to pay their mortgages down sooner, a similar poll last year found that more than two-thirds (68 per cent) were taking steps to accelerate their repayments. The poll also finds Canadians with mortgages saying, on average, that they will be 58 years of age before they become mortgage-free. KEY FINDINGS OF THE POLL INCLUDE:

» 5 5 per cent of Canadians with mortgages are taking one or more actions to repay their mortgage faster, down from 68 per cent in a similar poll last year » A mong those taking some action: • 3 2 per cent accelerated their payment frequency (down from 42 per cent in 2013) • 2 8 per cent increased their payment amount (compared to 30 per cent last year) • 1 8 per cent made a prepayment / lump sum payment (15 per cent in 2013) » 5 8 is the average age that Canadians with mortgages expect to be mortgage-free, a small increase from age 57 in last year’s poll “A mortgage is the largest debt most Canadians will take on in their lifetime, and being mortgage-free is an important goal for many,” says Barry Gollom, vice-president, secured lending and product policy, CIBC. “With current low interest rates, this may be an opportune time to make progress against your mortgage – even a few small changes can make a big difference in the length of time it takes to pay off your mortgage and the amount you pay in interest charges.” Recent research from CIBC shows that Canadians are spending more this year on other items such as home renovations (up 30 per cent from a year ago), and summer vacations (up 20 per cent from last year). “With mortgage rates remaining relatively stable and at historic lows for the last few years, some Canadians may not be as focused on paying down their mortgages as when interest rates are higher,” says Gollom. “Generally, paying off debt as quickly as possible is a smart decision, but you do need to ensure you’re not focusing on your mortgage at the expense of your other financial plans, or by increasing debt elsewhere.” Paying off your mortgage sooner can result in significant savings, which can have a large impact when applied to your other financial goals. 30 NEW HOME GUIDE | AUG 15 - SEP 12, 2014

Here are some specific examples to show how the savings can add up, using a mortgage of $250,000 (the Canadian average), with a 4.99-per-cent interest rate and a 25-year amortization, and regular monthly payments of $1,453: » I ncrease payment amount: Taking the regular monthly payment amount and topping it up by $147 per month would save you four years and $34,362 in interest on your mortgage. »A ccelerate payment frequency: Most Canadians are paid every two weeks; aligning your mortgage payments with your pay deposit and making accelerated bi-weekly payments of $726 would result in saving four years off the life of your mortgage, and a reduction of $30,970 in interest charges. Combining this with increased payments as above (an extra $74 bi-weekly) would together save you seven years and $57,182. »M ake pre-payments/lump sum payments: Not a lot of families have a few thousand “extra” dollars lying around, but even using your annual tax refund towards your mortgage can make a difference. The average Canadian tax refund is $1,600 – applying that amount to your mortgage each year would reduce the amortization by four years and save you $33,103 in interest. Using all three of these strategies in combination would shave nine years off the life of your mortgage, and result in total savings of $73,785. “Employing one or more of these strategies does take some planning and discipline,” says Gollom. “If becoming mortgage-free sooner is something you want to achieve, it’s important to look at your mortgage as part of your overall financial picture, and to balance your mortgage payment plan against your other goals.” AVERAGE AGE CANADIANS EXPECT TO BE MORTGAGE-FREE, BY REGION:

There’s an old rule in business: what is not in writing was never said. When it comes to hiring professional movers, the need for a contract is especially important. The first thing to do is find a reputable mover. Check online with the Better Business Bureau or the Canadian Association of Movers, and of course, seek referrals from friends and family. Select a company with a tried-and-true track record, ask lots of questions and answer any the movers have, to help them prepare an accurate estimate. Be thorough – telling us on moving day that you want to take the shed in the backyard can delay things for hours. It

can also add significantly to your costs. Speaking of costs, we need to know well ahead of time if you want us to provide packing services. If we have quoted on moving only and not packing as well, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract to see how much your items are covered, should damages occur. We also have to know whether you have anything other than Point A to Point B in mind for moving day. Any unexpected side trips are like the meter running in a taxicab, and will cause further delays. Professional movers rely on you to explain exactly what you need. A contract protects you as much as the movers, but only if you read it, understand it and abide by it. To get the best of lakeside living, even in your urban abode, here’s my guide to the essential details of cottage-inspired decor:

Cottage colours It’s hard to imagine a cottage-inspired colour scheme without the calming essence of a clean, fresh white.  For an earthy, zen atmosphere, pair white with off-white neutrals (greys, beiges or both) and let texture and materials become the focus – it recalls the simple beauty of sandy shores and pebbled paths without feeling too stark.  For a livelier nautical vibe, blue can’t be beat as a cottage-inspired favourite. In general, a cottage interior tends to choose a limited palette and stick to it, so pick one hue to repeat in smaller or larger doses from room to room (and if you want a little extra punch in a key area, try small hits of red for spice). 32 NEW HOME GUIDE | AUG 15 - SEP 12, 2014

Let wood reign Naturally, wood is one of the first materials you think of when you think “Cottage inspired” – but you must know how to use it right.  To create a feeling of consistency, I typically recommend running wood floors as far as possible, even into the kitchen – it can survive the occasional spill if you treat it properly. Embrace wood with visible graining, such as Mir Hardwood’s Reclaimed Parquet collection (which mixes woods for rich character).  For those who prefer a hard surface, consider an inset tile “mat” for the kitchen, entry, or other wet areas – it keeps the floor flush (and there’s no sisal rug to try to wash the mud or red wine out of ).  Plank walls give the textural look of a cottage cabin interior, but unless you live directly on the water, you may find this much wood a bit overwhelming. Paint it out a white or pale colour to maintain an airy relaxed vibe, or go for a deep espresso stain and break up the wood with white accents such as art and drapery.

Timeless Tile Subway tile (i.e. 1 by 3-in rectangles, typically) is a versatile classic that can appear either modern or traditional depending on the details.  The most popular form of contemporary subway tile is crisp white porcelain, but you don’t have to go so minimal. Consider a tile with a more organic surface shape and subtle, uneven colouring, to bring in some traditional warmth, or choose a style with a bevelled edge for a sleek touch of class.  A cottage inspired kitchen is also a great place to play with the colour of your tile grout – the geometric patterns of subway tile (or any other shape) can be highlighted with dark, contrast grout, or you could even choose one with a colour infused to add a playful accent. Focus on faucets Even in the most humble cottage, a slight hit of sparkle usually appears in the form of an eye-catching kitchen faucet.  Whether your goal is a transitional or traditional style, a “bridge” faucet (which sits above the counter on two widespread arms rather than one in the centre) adds an uncommon graceful touch.  If you find yourself quite often filling large pots (for soups or pastas, for example), a wall-mounted faucet placed over the stove is extremely practical, and makes the fixture even more of a standout feature. Soft and strong Seating in a cottage-inspired home tends toward two timelessly practical (and beautiful) categories: wood and slipcovered.  Sturdy wood barstools, dining chairs, and benches make perfect options for bringing in a sense of natural strength, as their open frames still allow for an airy and relaxed look, and they contrast soft upholstery beautifully.  Whether or not you find yourself regularly tracking sand inside, slipcovered furniture is practical for its ease of washing and for the ability to swap out looks between seasons. Some would call them the lifelines of our city – the Bow and Elbow – two important rivers that allowed the North West Mounted Police to settle and sustain themselves over a century ago when things were done the old fashioned way. Today, our city has more than 700 kilometres of pathways, with many branching off the Bow and Elbow Rivers into nearby communities. These pathways not only provide easy, year-round access to the river parks, but also a place of serenity amid the hustle and bustle of the big city. START AT THE ELBOW RIVER The Elbow River is the source of the Glenmore Reservoir, which is where it begins its meandering path north until it meets up with the Bow River. The Reservoir is also one of my favourite places to begin Elbow River activities. GLENMORE RESERVOIR The Glenmore Reservoir was formed when the city built the Glenmore Dam in 1932. Surrounding its entire edge are paved double-lane pathways. Visit the Weaselhead Natural Area to the west of the reservoir – a vast wooded area just outside city limits. You'll feel like you’re in the Rockies, and it's one of the best off-leash areas for pets. If going outside city limits isn’t your thing, head to the northeastern edge of the reservoir. Here you will find the beginning of the Elbow River parks and pathways, weaving through inner city areas before reaching downtown.

RIVER PARKS Travelling in that direction you will come across some of our city's most popular inner city parks – such as Altadore Park and Sandy Beach Park. The latter has a reputation as one of the best dog parks in Calgary. Further north you’ll find Stanley Park, complete with an outdoor public swimming pool, picnic tables, barbecue pits, baseball diamond and open fields. It's also one of the safest and most popular places for a fun day of river rafting. TALISMAN CENTRE Only a few minutes further past Stanley Park and you’ll find one of Calgary’s best recreational centres. The Talisman Centre has a state-of-the-art fitness facility, gymnasiums, swimming pools, steam rooms and more. Having the Talisman side-by-side with the Elbow River is a convenience that many fitness-oriented people consider when buying a home in Victoria Park, Erlton and other nearby neighbourhoods. CULTURED NEIGHBOURHOODS Stay on the paths a little longer and you’ll reach Victoria Park, Inglewood and East Village, areas known for their vibrancy and culture. A day visiting the unique shops, restaurants and activities in these places is one well spent. Fort Calgary is where the Elbow River journey comes to an end. However, there is much more to do when you reach RiverWalk as Eau Claire Market, Princes Island Park, the Calgary Zoo, St. Patrick’s Island and the Peace Bridge are but only a few moments away. I LOVE OUR RIVERS We truly are fortunate to have such a wealth of recreational and leisure opportunities provided by our river parks and pathways. We also are blessed by their beautiful and serene natural settings that are as much a part of our city as the very people who live here. I will definitely be getting out to enjoy some of these Elbow River activities before this warm, sunny summer gone. Will you?

CHBA – ALBERTA AWARDS OF EXCELLENCE IN HOUSING

FINALISTS ANNOUNCED The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is pleased to announce the 69 finalists for the Awards of Excellence in Housing presented by RBC Royal Bank. A record 417 entries were submitted for judging by 156 industry members. Winners in the 23 individual categories plus three prestigious Builder of the Year Awards will be announced September 19 at BUILD 2014 in Jasper. “Many things have changed since the first province-wide housing awards competition was held 30 years ago. Back in 1984 the awards focused on affordable housing with a $39,000 cap on construction costs for single family homes. Today’s awards celebrate the full range of housing options – starting with homes under $245,000 without lot or GST right up to estate homes that top $1,750,000. The best multi-family, green homes, community developments and renovations will also be honoured,” said Stephen Amonson, President, CHBA – Alberta. The Calgary Region leads this year’s competition with 32 finalists, followed closely by the Edmonton Region at 29, and four for both Central Alberta and Lethbridge. In total, 45 companies are in the running for an award. Two companies have a combined total of six homes among the finalists: Albi Homes/Albi Renova and Homes by Avi/Avi Urban. Two builders have three finalists and another 14 companies have double finalists. The highlight of the event is the announcement of the Builder of the Year Awards for the best overall scores in the competition. CHBA – Alberta will present awards to the top multi-family and small-volume builders and the Ralph Scurfield Award to the top large-volume builder. The finalists will be revealed at the awards ceremony. “We are delighted to see record participation in the awards and the broad range of companies chosen as finalists. Our industry has come a long way since 1984 when we built about 7,300 new homes – almost all for single families. Over the years consumer demand has shifted. Now we’re building more than 36,000 homes a year but almost half are duplexes, townhomes and apartments. Whatever their needs, buyers will find outstanding choices by visiting the show homes in their community,” said Jim Rivait, CEO, CHBA – Alberta. CHBA – Alberta is also thrilled to announce the finalists for the Safety Leadership Awards. Eight companies are finalists for the awards sponsored by ATCO Gas. The awards will also be presented at BUILD 2014, CHBA – Alberta’s annual conference.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

MORTGAGE TYPES

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
