Our passion is building fine homes.

When Shane Homes was established in 1979, we had the philosophy that we would not only build quality homes within the community, but also help those communities grow. Over thirty years later this philosophy still holds true and we continue to be passionate about building strong relationships with the people who live in the communities in which we build. It’s a simple philosophy, we are strong supporters of causes that promote health, wellness and education, and that help change people’s lives for the better. It is a pledge that we look forward to honouring in the years ahead.

What rules your new-home choice? Lifestyle increasingly influential for buyers

N

ew-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction. Downsizing is usually the answer, although many homeowners with existing homes in suburban or rural areas are acquiring townhomes or pied-à-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find is to find a home that suits your needs and lifestyle. In this issue, we profile new communities which offer the perfect place to put up your feet, plus the latest industry news and features about buying and owning a new home. Enjoy!

Be prepared

This adage is never more true than when buying your first home

T

he moment you decide to buy your first home is an important one – from getting your finances in order, to learning about mortgages, to researching builders and to getting out there to look at potential communities. Indeed, the excitement grows at every step. Buying your first home can also be an emotional experience. There will be houses you fall in love with, communities you really want to live in and neighbours you can envision befriending. As exciting as all of this is, it’s also important to not let your emotions get carried away – to buy more with your heart than your head. This is why you should take your time, do your research and conduct due diligence on every development, builder and home you consider. This issue of New Home Guide, like all editions we put together, contains a variety of content to guide you through this process. Our goal is to help identify subjects, neighbourhoods, communities, housing types and builders for you to consider – in short, to help you prepare. With this knowledge, and your own enthusiasm, you’re well on your way!

Get the features you want in a new home

Donna Moore Executive Officer, Calgary Region Home Builders’ Association 403.235.1911 | crhba.com

by Donna Moore One of the biggest benefits to buying a new home is

the opportunity to get the features and upgrades you want that best suit your family’s needs and lifestyle. New-home builders in the Calgary region provide homebuyers with a wide range of plans that encompass a number of today’s most desirable features and many offer optional layouts that can further reflect the personalities of each buyer. Some builders even allow buyers to customize floorplans adding features to help create a home of their dreams. The kitchen is a major focus for buyers when it comes to upgrades because it’s long been considered the heart of the home; it’s where your family connects over meals and where friends and family gather to socialize. A major focal point is the island, and buyers are looking to make it as large as possible to accommodate a breakfast bar and huge flat surfaces for food preparation. Many people are looking to upgrade islands with features such as vegetable/bar sinks, cook tops, built-in wine fridges or racks and glass front cabinets, depending on their tastes. Additional kitchen features proving popular include built-in wall ovens and microwaves, upper cabinets that rise to the ceiling and various pullouts. The walk-through pantry is a must-have feature for some buyers, and it’s being incorporated in many plans offered by local builders. People love having the convenience of being able to bring their groceries from

Of course, there are many other cool features buyers may want to add to their home such as wet bars, built-in IT centres and walk-in closets in the kid’s bedrooms, just to name a few. their car directly into the pantry, and many of these pantries have enough space for second fridges or freezers as well as built-in storage. If you have young children and you’re all vying to get out the door at the same time, having a mud room that goes beyond just coat hooks and a bench may top your features priority list. Many local builders recognize this, and are adding built-in lockers, benches with storage and walk-in closets – all designed to make it easier for families to organize coats, boats and school book bags. Another popular main-floor feature is the flex room. It allows buyers to utilize the space to whatever suits their family’s needs whether that’s a home office with french doors that can be closed for privacy, a formal dining room, a cosy library or a playroom for the kids. 10 New home Guide | nov 8 - dec 6, 2013

Built-ins are growing in popularity and they can be as simple as a front entry bench to a more elaborate hutch in the dining room. Among the most popular built-in is the entertainment unit in the bonus room that provides shelves and drawers to house electronic equipment and DVDs and a large niche for TV. Master bedroom ensuites have become larger and more luxurious, as buyers look to create a spa-like feel with upgraded features such as free-standing soaker tubs, over-sized showers with rain shower heads and built-in seats, in-floor heating and juice/ coffee bars. For fashionistas a huge walk-in closet is high on their features’ priority list. And some builders are crafting generous master bedroom closets with built-in shelves, drawers, shoe racks and even islands. The upstairs laundry is almost a must these days, and builders are responding to this need by providing designs that range from tucking the washer and dryer conveniently into a hall closet to creating larger rooms with counter space, cabinets, sink, shelving and tile floors for easy cleanup. Of course, there are many other cool features buyers may want to add to their home such as wet bars, built-in IT centres and walk-in closets in the kid’s bedrooms, just to name a few. But whatever your preference, one of the best ways to discover the wide range of today’s most popular features is to tour builders’ showhomes throughout the Calgary region. When you’re there you can discuss with the builders’ sales staff what comes standard and what features are upgrades so you best determine what best suits your needs and budget.

Cottage country meets suburban living

in Auburn Bay

W

ith its own freshwater lake and only minutes away from Calgary’s newest urban district, it’s no surprise Auburn Bay is one of Calgary’s most sought-after neighbourboods. Named community of the year at both the city and provincial level, Auburn Bay upholds Brookfield Residential’s reputation for delivering thoughtfully designed communities and homes. “Auburn Bay feels unique the moment you enter,” says Jessie Seymour, marketing manager of Brookfield Residential. “The cottage country details of the homes, the landscaping, the parks and the other features in the community really bring the cottage country theme to life. It feels like an escape from the city… but within the city.” A 43-acre lake and 13-acre park and sandy beach form the heart of the community. Complete with tennis courts, playgrounds, barbecue pits and a splash park, families can enjoy the perfect weekend getaway – without leaving home. A lakefront cottage lodge community build-

ing with banquet space and multipurpose rooms is ideal for hosting family get-togethers, while an indoor gymnasium offers programs for all ages. And, during those long winter months, residents can break out the hot chocolate and marshmallows after enjoying a scenic evening skate. The beauty and convenience of Auburn Bay extends far beyond the lake facilities. Numerous landscaped parks, water features and playgrounds make it the ideal home for families of all sizes. Dog lovers will appreciate the dedicated dog park, and parents can look forward to the new K-9 separate school slated to be built by 2016.

The beauty and convenience of Auburn Bay extends far beyond the lake facilities.

Residents will also appreciate all the amenities of inner-city living with the development of Seton, Calgary’s south urban district.

Nestled in the southeast, residents enjoy easy access to the shopping and restaurant districts of Cranston, 130th Ave. and McKenzie Town. Deerfoot and the new south leg of the ring road offer a quick commute to most areas of the city. Residents will also appreciate all the amenities of inner-city living with the development of Seton, Calgary’s south urban district. Anchored by the new South Health Campus, Seton is a growing hub of entertainment, shopping and services only minutes from residents’ doorsteps. With so much to offer, Auburn Bay is the perfect place for families of all sizes to call home. Apartments and townhomes start from the low $200’s, while duplexes and laned homes begin in the $300’s. Growing families will fall in love with Auburn Bay’s single- and double-garage detached homes starting in the $300’s to $400’s, while others will enjoy the luxury offered by estate homes starting in the $650’s.

“Auburn Bay has a home to suit the needs of any new-home buyer,” says Seymour. “You can choose the home that meets your own family’s unique needs.” Auburn Bay features showhomes and suites by Brookfield Homes, Zen by Avalon, Stonecroft, Innovations by Jayman, Baywest Homes, Cedarglen Homes, Jayman MasterBuilt, Albi Homes and Morrison Homes. Corporate Canada poised to take advantage of strong U.S. economic recovery in 2014: CIBC Corporate Canada has never been in a better position

to capitalize on a U.S. economic recovery, CIBC World Markets Inc. reports in the latest Composite Indicator of Corporate Canada’s Strength. “While it is widely expected that stronger growth in the U.S. next year will have an upside benefit for Canada, what might surprise many is how quickly and significantly corporate Canada will ramp up spending to capitalize on the long awaited rebound in global demand,” says Benjamin Tal, deputy chief economist at CIBC. Using the bank’s Composite Indicator of Corporate Canada’s Strength, he finds that, while softening somewhat recently, the index is still hovering around an all-time high and is almost a full point above its long-term average. “That’s important since the higher the level of our index, the more responsive corporate Canada has been to a shift in U.S. demand.” Tal notes that, on average, a one-per-cent change in U.S. growth has led to a full three-percentage-point change in capital expenditures by Canadian corporations. However, during periods of high-index readings like we have currently, the same increase in U.S. demand has translated into a fourpercentage-point acceleration in capital spending by Canadian companies. “The response by corporate Canada is directly linked not only to the speed of the recovery south of the border, but also to its financial position at the eve of that acceleration,” he says. “Given the highly elevated level of our index, the ability of Canadian corporations to respond to improving U.S. demand has never been better. “What’s more, this is not a tale of one or two major industries that biased the aggregate results. The index performance is widely based. In fact, improvement in key measures such as cash position and profit margin in recent years actually appears more impressive when the mighty energy sector is excluded.” CIBC Economics is calling for the U.S. economy to expand by 3.2 per cent in 2014, more than double the projected pace in 2013, with the global economy growing by four per cent next year. 16 New home Guide | nov 8 - dec 6, 2013

Using your RRSP

to help make the down payment on your first home First-time homebu yers

sometimes struggle to come up with a down payment, often requiring careful planning and saving over many months or even a few years. The down payment is a lump sum you are required to contribute to your home’s purchase price. Depending on the amount, a mortgage is classified as either “conventional” (a down payment of 20 per cent or more) or “high ratio” (a down payment of less than 20 per cent requiring default insurance).

As a first-time homebuyer, you may be eligible to make a tax-free withdrawal of up to $25,000 from your RRSP; if your spouse qualifies, he or she may do the same, for a combined total of $50,000

20 New home Guide | nov 8 - dec 6, 2013

One way to come up with a bigger down payment is by using your RRSP savings, under the federal government’s Home Buyer’s Plan (HBP). As a first-time homebuyer, you may be eligible to make a tax-free withdrawal of up to $25,000 from your RRSP; if your spouse qualifies, he or she may do the same, for a combined total of $50,000. You are required to repay your HBP withdrawal into your RRSP within a period of no more than 15 years. Although you can repay your HBP earlier, the deadline for your first minimum annual repayment is two years and 60 days after the year in which you made your HBP withdrawal. The minimum annual repayment is equal to 1/15 of your original HBP balance and if you repay at least the minimum each year, there will be no tax payable. “If you are able to provide a bigger down payment, it’s a significant way of helping you pay less interest over the life of your mortgage. Also, with a down payment of at least 20 per cent, you avoid paying mortgage default insurance,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. Parsons adds that Canadians should be considering the benefits of choosing a shorter amortization as a way to decrease total interest costs and to begin building home equity sooner.

Autumn is upon us and with that comes

Time management by hellen buttigieg

Back-to-school and backto-work season are in full swing, and that means more time in the kitchen preparing lunches and dinners, and less time for you to put your feet up or get other errands done. Here are some helpful tips to handle the stress of autumn.

›› What’s for dinner? Avoid the stress and expense of last-minute dinner decisions with a little advance planning. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Post it on the fridge so whoever comes home first can start preparing it. Double the amount you make and freeze it for quick meals on the busiest nights.

will be helping them to develop important life skills. After you show them how to do each task, post a step-by-step checklist for them to follow when they do it on their own (use pictures for kids who are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills. ›› Clean as you go. Handle small messes as they happen to save time and effort in the long run. Rinse dirty dishes and put them in the dishwasher immediately after use, before the food hardens and sticks. If something spills in the fridge, clean it as soon as you notice. If you stain an article of clothing, pretreat it right away. Keep wipes handy for quick bathroom/kitchen spot-cleaning. ›› How’s your “to do” list working out for you? If you find your “to do” list overwhelming and ineffective, consider approaching it differently. Rather than one long list, create several short ones based on the category of the task, such as errands, home, calls and computer. Keep your lists together in a small notebook that’s portable and always easily accessible. ›› Multi-tasking reduces productivity. Contrary to popular belief, multitasking may actually lower productivity. Switching back and forth from one task to another costs time and leads to frustration and feelings of overwhelm. As a result, stress increases and there is a greater chance of error. Although simple tasks can be done at the same time, like watching TV and folding laundry, important, complex activities require our undivided attention.

›› School lunches made easy. Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space ›› Exercise decision making. Having trouble making decisions? Putting off because they stack well, and the food decisions is actually a decision – a decision not to do anything! Most of us avoid will keep longer. Pack lunches the decisions out of fear of making a mistake or upsetting someone. There is an element night before and refrigerate. Assign an of risk in making a decision to act, but by not taking action, we can miss opportunities area in the fridge for school lunches for positive change in our lives. The next time you are faced with a decision, instead and drinks. With smaller children, of imagining the worst possible outcome, imagine what could go right and how your encourage independence by storing life would improve as a result. Some guidelines I use when making decisions are their foods low enough for the little “trust your gut” and “if it’s not an absolute yes, then it’s a no.” ones to reach. ›› Stand up for yourself. You can’t please all people all the time, so aim to at ›› Involve the kids. You don’t have least please yourself. It’s incredibly freeing once you consciously decide that to do everything yourself. Teach your everybody doesn’t have to like you. You’ll be able to say “no” to things you don’t kids how to do age-appropriate tasks want to do, and as a result, you’ll find more time for activities and relationships and give them a weekly chore list. You that nurture you and bring you joy. 24 New home Guide | nov 8 - dec 6, 2013

Buyers loving award-winning

Watermark at Bearspaw by Heather Ryan

C

hosen the best new community in Calgary and the nation this year, Watermark at Bearspaw is drawing plenty of attention from buyers who love the luxury living, great amenities and breathtaking views of the mountains. “The response to our single-family homes has been amazing; Phase 1 is nearly 90 per cent sold out and our Phase 2 lots, released earlier this year, are in high demand,” says Matthew Jones, associate vice-president of sales and marketing. “We’re going to open a new showhome parade on January 25, so that’s really exciting, especially given the success of our current parade,” Jones says. The new parade will feature fabulous creations from outstanding builders – Albi Homes, Astoria Homes, Trickle Creek Custom Homes and Wolf Custom Homes, who currently have showhomes open in the community. “All four builders also have quick possession homes in Phase 1, which are very popular with people who want to move in immediately rather than wait 10 months for construction,” Jones says, noting home and lot packages in Watermark start at $1.2 million. Also proving extremely popular with buyers are the Villas at Watermark. The 30 New home Guide | nov 8 - dec 6, 2013

101 bungalow-style walkout villas were launched with the grand opening of showhomes on Sept. 14 and the first phase of 32 homes are already 80 per cent sold. “The Villas are a fantastic offering in an ideal location,” Jones says. “The sales are exceeding our expectations and to keep up with the demand we just released Phase 2, consisting of 14 homes.” Situated on a gradual slope in the hillside on the eastern end of Watermark, the Villas at Watermark location allows for spectacular, panoramic

views of the Rockies from every home. “The biggest attraction is the views; when people come here they are mesmerized by them,” Jones says. “All the Villas have been oriented to ensure great views and they come with large picture windows and big decks so everyone can enjoy them.”

The Villas offer approximately 2,000 to 2,600 sq. ft. of developed living space on two levels with two or three bedrooms, 2.5 to 3.5 bathrooms and front attached garages. There are four floorplans available – three with the master bedroom on the main and one with the master down creating an expansive main-floor entertainment space. “People are really impressed with the level of finishings throughout,” Jones says. “We wanted to offer people a luxurious package so there is no need to upgrade.” The well-appointed interiors feature either Caesarstone or granite countertops, wide plank engineered hardwood flooring, 10-ft. ceilings, stainless steel appliances, built-in wine fridge and built-in TV in the kitchen, flat surface islands with breakfast bars, in-floor heating in the ensuite and Hunter Douglas blinds. Pricing for the Villas starts in the mid $700,000s plus GST. At the Villas, residents can enjoy a lock it and leave it lifestyle, along with Watermark’s amenities that include a gorgeous network of cascading ponds and streams, 46-acres of parkland, five kilometres of paved trails and a central plaza. Watermark is minutes from Glenbow Ranch Provincial Park, within walking distance to the Lynx Ridge Golf Course and short drive from the Bearspaw Golf & Country Club. Situated off 12 Mile Coulee Road, residents can access a variety of shops, services and restaurants. The LRT, Stoney Trail and Crowchild are all nearby for ease of getting downtown and to the airport. Q&A

ASK AN EXPERT: by HEATHER RYAN

Choosing lighting for your new home Q: What type of lighting should I be choosing for my new home? A: “In general lighting is overlooked by homebuyers,” says Kal Macdonald, interior design supervisor for Shane Homes and Creations by Shane Homes. “They will spend time choosing upgrades, but without the proper lighting a lot of those upgrades don’t show well. “Every room should have a combination of lighting and there are two types: ambient such as track lighting, spot lights, ceiling fixtures, wall sconces and chandeliers; and task lighting such as reading lamps, desk lamps, under cabinet lighting and floor lamps. “Pot lights can be used to good advantage; they can up the impact of features such as a stone wall with a fireplace or you can put a pot light in each corner in the family room to help warm the room,” he says. In the living room, Macdonald recommends a combination of table and floor lamps and use pot lights to highlight features and artwork. “For the dining room you want the table to be the focal point so you’ll need a great chandelier and you can put pot lights in the four corners or wall sconces; and you’ll want everything on a dimmer switch to create an intimate atmosphere,” he says.

“In the kitchen you need lots of ambient light with multidirectional fixtures and pot lights around the perimeter and put them on a dimmer so you can crank them up while preparing food and lower them after dinner,” he says. “You’ll also want pendant lights over the island and under cabinet lighting. “A trend now with really larger islands is having a lamp fixed to either end; we’re seeing this at shows and in magazines and it really can add drama.” In the bedroom, Macdonald suggests bedside table lamps be connected to a dimmer switch so they can easily be turned on and off, and “we’re now seeing chandeliers over the bed.” Bathrooms traditionally have lights over the mirror, but add wall sconces to eliminate shadows, and even place a chandelier over the tub. “My best advice is to put a lot of thought up front into your lighting and consider various types and combinations to create different moods in the home,” Macdonald says.

Shane Homes opens the doors to a

new showhome in Nolan Hill by Heather Ryan

A

new model designed to make a double front-attached garage home affordable for first-time buyers and young families is being launched by Shane Homes in the northwest community of Nolan Hill. Shane Homes will open the doors on Nov. 15 to the 1,738-sq.-ft. Riviera showhome that “is a new model designed for narrower lots in Nolan Hill (although it can be built on larger lots and in other communities) and gives buyers another choice in our less expensive home lineup,” says area manager Dave Gearey. “It’s a very family-oriented home, which offers room to grow, and a very functional design that flows well and feels much larger than the square footage.” Gearey says buyers will love that it comes with all the high end standard features such as granite countertops in the kitchen and bathrooms, nine-ft. ceilings on the main floor, knock down ceilings, tile floors and stainless steel appliances. 34 New home Guide | nov 8 - dec 6, 2013

They’ll also appreciate Riviera’s multiple layout options that allow them to choose the layout and space that best suits their lifestyle. Among the options are a bumped out dining nook, gourmet kitchen, luxury ensuite, bigger garage and even a hutch/niche, which are likely to be a hit with buyers. Stepping inside the Riviera the bright open foyer offers plenty of room to greet guests as well as space for a hall bench and you’ll love the contemporary colours that are warm and inviting. Around the corner and down from the front entry, the great room is eye-catching thanks in part to a gorgeous corner fireplace and the room features a large picture window providing an abundance of natural light. Across from the great room, the extended kitchen offers plenty of delectable features including a good-sized flat-surface granite-topped island as its focal point. The island provides substantial room for food prep as well as a breakfast bar ideal for casual meals or socializing with the chef. The kitchen also features an abundance of cabinets, granite countertops and full-height tile backsplash. A door in the kitchen opens to a walk-through pantry, which is great for storage and it leads to the mud room/garage entry. Adjacent to the kitchen, the dining nook is slightly bumped out to provide ample room for a large table and

the double sliding glass doors ensures a bright and sunny place at meal times. Going upstairs, the owners’ suite has room for a kingsized bed and the inviting optional ensuite includes a granite-topped vanity, corner soaker tub, oversized walk-in shower and a large walk-in closet. Down the hall are two nice-sized rooms for the kids, the main full bathroom and double doors open to the upstairs laundry. At the front of the home, the bonus room provides a comfortable retreat and plenty of space for kids to entertain friends or for the family to relax and enjoy a movie night. Gearey says homebuyers have a great selection of lots available in Nolan Hill, which are selling quickly due to the high demand for affordable northwest property. The selection includes narrow and larger lots that are close to greenspaces, parks and pathways. Shane Homes also has the 1,765-sq.-ft. Haworth spec home in Nolan Hill, which is another new model available in this community. The showhome, located at 34 Nolanfield Rd. N.W., is open Monday to Thursday, 2 to 8 p.m., weekends and holidays, noon to 5 p.m. Call Dave Gearey at 403.536.2305 for more information about the showhome and other models and lots available in Nolan Hill, or visit shanehomes.com

Genesis presents upscale living with the Brownstones in Sage Meadows by Heather Ryan

A

n exclusive collection of upscale Brownstones presenting high-end features, spacious layouts and a great location in northwest Calgary’s Sage Meadows is proving popular with new-home buyers. Crafted by Genesis Builders Group, the Brownstones in Sage Meadows are an executive style townhome development consisting of 46 homes in four buildings that include double detached rear garages and partially developed basements. “The two-storey townhomes have been so well received the first phase is sold out and the second phase is 90 per cent sold,” says area manager Bruce Taylor. “Sales have been steady; people really like the layouts, the nicely finished interiors and 36 New home Guide | nov 8 - dec 6, 2013

the fact that there are no condo fees,” Taylor says. “A lot of our demographics are people who are downsizing, empty nesters and young families who don’t want to pay condo fees and don’t mind doing a bit of lawn maintenance. “We’re also getting a lot of positive comments about the exterior; people love the stonetile and stucco that is reminiscent of the old New York brownstones,” he says. While the exterior presents historic charm, the interiors showcase upscale living with modern features and finishings. “We wanted to make the interiors so people downsizing were not downgrading,” Taylor says. “People really like that when they open the front door they see elegance.” The kitchen in particular makes an impression with buyers, he says, noting the 10-ft. island that provides loads of storage space and is a focal point in the home. Other fabulous standard features include granite counters, under cabinet lighting and stainless steel appliances in the kitchen, hardwood and tile floors, nine-ft. ceilings on both the main and lower levels, iron spindles and maple rails, upstairs laundry and a half-bath on the main.

The townhomes, which range from 1,182 to 1,375 sq. ft. and are priced from $376,500 including home, land and GST, come standard with three bedrooms and one full bathroom upstairs and there is an option for a dual master/two bathroom layout. Genesis also partially develops the basement to include an additional bedroom with three-piece bathroom, and there is approximately 300 sq. ft. of undeveloped space that buyers can develop into a media room, family room or games room. “Buyers love that they get additional developed space downstairs,” Taylor says. “The big windows ensure plenty of natural light and they can use the space for a bedroom, office or family room (as shown in the showhome).” In addition, each home comes with a fully landscaped front yard, grass in the back yard with a six-ft. privacy fence, underground sprinkler systems and the rear garage. The homes also have paved lane access. “Buyers really appreciate having a private backyard where they can barbecue or let the kids play,” Taylor says. The Brownstones are located close to greenspace and pathways so buyers can enjoy the great outdoors. Sage Meadows boasts more than 60 per cent greenspace offering a beautiful natural setting that includes eight ponds and a wetland area, West Nose Creek, a wildlife reserve, cottonwood groves, grasslands and a future school site. Residents are within walking distance to adjacent shopping at Creekside plaza that includes a Co-op grocery store, shops, services and restaurants, and it’s a short drive to CrossIron Mills and Beacon Hills shopping centres. Sage Meadows is located off Symons Valley Road/Beddington Trail so residents have easy access Stoney Trail and Deerfoot Trail to get to downtown, the airport and the mountains.

The six biggest banks in Canada (Canadian Imperial Bank of Commerce, Bank of Nova Scotia, TD Canada Trust, Royal Bank, Bank of Montreal, National Bank of Canada) since 2008 have made about 100 acquisitions and have spent almost $38 billion doing so. CANADIAN BANKING FACTS » The banking sector added about $53 billion, or 3.1 per cent, of the national GDP to the economy in 2012 » Approximately 275,000 Canadians are employed by the banks. Fulltime positions have increased a little more than 25 per cent over the past decade (2012) » Also in 2012, $12.6 billion in dividends were paid to shareholders, which includes Canadian citizens through retirement plans and pensions » About 1.6 million small- and medium-sized businesses are financed by the banks (Sourced from World Economic Forum, Bloomberg Markets, Canadian Bankers Association) How lucky are we to be living in Canada? Very! We not only have the strongest banking system, but also have three of the top five most livable cities in the world, not to mention several other recent prestigious accolades. Winner of hole-in-one prize

SPONSORED BY LANDMARK HOMES RECEIVES FREE SOLAR PANELS AND INSTALLATION WORTH $20,000 Landmark Homes and Landmark Solar, members

Winning this prize and being the first to install Landmark Solar in Airdrie has been amazing. Being able to reduce the cost of living in our home will benefit us immediately. We cannot wait to start producing our own electricity.

of Landmark Group of Builders, have announced the winner of a hole-in-one prize valued at $20,000. The prize is an installed 4.75-kilowatt, 19-solar photovoltaic panel array. Thomas Reid, of Airdrie, won the prize on Sept. 12, 2013 at the Earl’s MS Golf Classic held at the Alberta Springs Golf Resort in Red Deer. Installation was to take place at the Reid residence beginning Tuesday, Oct. 29. Lori Erickson, sales manager for Landmark Homes (Red Deer), says, “Sponsoring the Earl’s MS Golf Classic is one of the many ways Landmark gives back to the community. The fact that Mr. Reid shot a hole-in-one is fantastic, and we are truly happy for him and his family.” The Landmark Group gives more than $1 million annually to numerous charities locally, regionally, nationally and internationally. “Red Deer is a small community and we are proud to be a sponsor of the MS Society’s event and helping them to raise funds,” says Erickson. Kyle Kasawski, general manager for Landmark Solar, states: “We are thrilled to provide the solar panels for Mr. Reid. This is an opportunity for him to save a huge amount on energy while lowering his carbon footprint.” Reid says, “Winning this prize and being the first to install Landmark Solar in Airdrie has been amazing. Being able to reduce the cost of living in our home will benefit us immediately. We cannot wait to start producing our own electricity.” The 19 solar panels are expected to generate approximately 6,000 kilowatts annually, sufficient to offset the majority of the Reid family’s electrical needs. “We will be using some of the industry’s best and most efficient panels on the Reid home,” says Kasawski. The Landmark Group is committed to building and operating in an environmentally sustainable manner. Kasawski says, “This is one way for us to express that commitment by paying it forward so someone else can benefit through clean and sustainable energy generation for their home.” For more information on Landmark Group of Builders, visit landmarkgroup.ca

New

home landscaping by BRAD JACKMAN

Homeownership is a great achievement

and long term investment. Many people feel like taking possession of their new home is the last step in the process. Yet, the majority of brand new, beautiful homes are in serious need of a full property landscape. Graded dirt with a great view of your neighbors is the unsatisfying view for most new home owners. Landscaping is your final and most rewarding step. You can never call a company too early to plan for the upcoming season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Analyzing your landscape options and having a plan is important. Beginning the process early can allow for your project to be completed the following season. A consultation with a reputable landscaper is the best place to start. Here you can essentially interview your landscape contractor and become familiar with their ideas, company procedures and overall vibe. Below are a few landscape options to consider for your upcoming landscape project. Plants, shrubs and trees bring life to your outdoor space; they bring wonderful scents and beautiful colors. Planting can be considered the decorating for your home’s exterior. Landscape 360 focuses on planting species that thrive in our climate, complement your landscape and provide year round color. There are many different styles and types of garden beds and your options are plentiful. As a full service company we will survey your property and determine what style, material and plant selections

would be the best option. Landscape 360 uses a wide variety of high quality products, and utilizes the services of Calgary’s top nurseries. Irrigation provides the water your lawn and plants crave. Many plant species require routine watering. Customized irrigation provides the homeowner with hassle free routine watering. They can be programmed to come on at beneficial times and virtually never get noticed. Irrigation can provide you with that lush lawn or allow your home to be surrounded by healthy large trees and shrubs. With water consumption being a major concern, we design the most water efficient systems we can. Landscape 360. Professional Landscape Construction. 46 New home Guide | nov 8 - dec 6, 2013

When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website, and look into some of the products yourself.

Natural stone is stunningly beautiful, extremely functional and provides a sense of balance to your landscape. Natural stone can be used in patios, walkways, retaining walls, boulders and garden beds. Incorporating natural stone brings many possibilities that man-made products cannot. Serenity, timelessness, balance, beauty and function are all traits of natural stone. Paving stones are also an option and can be creatively incorporated into your space. Paving stones are more cost effective than natural stone and come in a wide variety of colors, textures and sizes. They can follow curves and circles or be very linear and straight. Both products if installed properly will last forever and provide you with a space your home craves. Paving stones are an excellent product for patios, walkways and garden bed edging. Landscape lighting is a phenomenal way to enhance your outdoor space and bring your yard and nature to life. Lighting provides your space with beauty, safety, balance and interest. The ambient glow of landscape lighting sets the mood for your yard. You can create a tranquil private oasis or light up that outdoor room for entertaining. Landscape lighting is very unobtrusive and when installed professionally will not create an unwanted glow. 403.452.0360 | landscape360.ca |

When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website, and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very different. Hire a company that uses quality equipment, utilizes the best products available and installs it all professionally. Landscape 360 is a full-service landscape construction company. Our philosophy is based upon professionalism, quality, trust and respect. A locally owned and operated Calgary based company, Landscape 360 specializes in residential, estate and acreage landscape construction.

The mantel

Mirror

a Last word on a hot trend by elisa krovblit

We love mirrors. They're a decorator's ace when it comes to making a room seem more spacious and airy. They bounce the light around, brightening up a dim space. And then, of course, there's your dazzling reflection! A mantel mirror is a tried-and-true traditional piece. The large frame adds presence while that smooth silver glass adds a quiet glam. Estee Stanley of Estee Stanley Styling & Interior Design picked a lovely gilded French antique style frame with bevel-edged mirror. It's a great choice for a classic or eclectic room as the gilding and scroll-work add a stroke of romance and beauty.

tip: for a more contemporary look, instead of hanging the mirror, try resting it on the mantel and leaning it against the wall.

For a modern look, try the Colby Rectangular Wall Mirror. $200. Visit crateandbarrel.ca

For a more rustic feel, try the warm hues and natural detail of the Santorini Painted Mirror. $459. Visit potterybarn.com

Want to reflect your not-so-subtle style? Add some flash with this Greek Key design. $70. Visit homesense.ca

Buying your first home? FOUR TIPS TO HELP GUIDE YOUR DECISION by WAYNE KARL

WHEN YOU’RE BUYING YOUR FIRST

home, you are sure to be fi lled with many important questions. How much can you afford? How much will it all cost? Where do you really want to live, and can you afford the area? And, finally, what type of home do you want? The answers are very individual: it really depends on your situation – from the amount of your down payment to where you work to whether you have kids to other personal circumstances. For your enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a longterm view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your first home may not be your dream home, and your needs and desires are sure to change throughout the various stages of homeownership. So, while the answers to the above questions are specific to circumstances, there are also some common guidelines you can follow. 52 NEW HOME GUIDE | NOV 8 - DEC 6, 2013

WAYNE KARL is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at wayne.karl@ wall2wallmedia.com or follow him on Twitter at Twitter.com/WayneKarl

01 How much can you afford? Experts agree it is never a good idea to make yourself housepoor, and it is a very common mistake, particularly of fi rsttime buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stress-test” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates. 02 How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget. 03 Where do you want to live? This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town. 04 What type of home do you want? Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Singlefamily detached, semi-detached, townhome, duplex or condo? Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.

Today, you’ll work overtime, pay some bills, pickup the kids, grab groceries, and perform flawlessly like a superhero. When the weekend arrives,

A LITTLE SIMPLICITY IS ALL YOU WANT.

Mortgages 101 by JASON ELDRIDGE

For most of us, buying a home is the single most

important investment that we take on in our lives. While this often is and should be an exciting time, it can also be the most terrifying for a number of individuals. The reason being – we are not as prepared as we could be. Unfortunately, for most, purchasing a home is only half the battle. Acquiring the necessary mortgage financing is the other half. Hopefully, this article will help put your mind at ease when the time comes for you to find that perfect home. In my opinion, there are four major steps in the purchase of a home: (1) arranging mortgage financing; (2) working with a realtor to assist you with the search and negotiation of the purchase; (3) finding a lawyer to handle the legal aspects (such as registering the mortgage on title); and finally, contacting the utility companies (gas, water, electrical, telephone, cable and Internet) to have them provide these services. Arranging a mortgage does not have to be difficult at all. The first and most important step to arranging mortgage financing is to contact a mortgage broker and get pre-approved. This can be done any number of ways for your convenience. We can meet with you in person (either at your home, office or wherever you prefer) to discuss your application, or we can offer you a number of different channels (phone, fax, email or secure online applications), in order to obtain the information we need to send your application to one or more of the 50-plus lenders we work with. This process usually takes no more than 24 hours. The benefit of being pre-approved is your interest rates are guaranteed for 120 days, so there is no rush for you to go out and put an offer on the first home you see. As well, you know up front exactly what the maximum mortgage amount you are qualified for, as well as how much your principal and interest payment will be for that mortgage amount. Now, being pre-approved for mortgage financing is great. However, pre-approvals are only based on the information provided by you to the lender via your mortgage broker, as well as your credit history, which is obtained primarily through a credit reporting agency, such as Equifax or Trans Union, with your authorization. Once you find a home you wish to buy and the offer is accepted, you normally have only a few days to arrange “firm” financing and waive that condition. The fastest way to do this is to have the required documentation in place prior to putting in the offer. So, what do you need to do to arrange firm mortgage financing? In most cases, the banks need you to satisfy two main conditions: prove your income, and confirmation of your down payment. Depending on the type of work you do, you will likely need to provide a letter of employment and a current paystub. If you are in business for yourself, you may need to provide confirmation that you own the business as well as your last two years worth of personal income tax returns or Notice of Assessments. Now, keep in mind, we are unique individuals, and 54 New home Guide | nov 8 - dec 6, 2013

sometimes our income stream(s) can be unique as well. The best thing to do is speak directly with your mortgage broker so that they can advise you on what source documentation will be required. As for the down payment, buyers tend to put down as little as nothing to as much as 25 per cent of the purchase price on the purchase of their new home. This usually comes in the form of accumulated savings, a withdrawal from their Registered Retirement Savings Plan or a gift from an immediate family member. If you are putting less than 10 per cent down, then you also have to confirm that you have access to an additional 1.5 per cent of the purchase price for closing costs (such as legal fees, property tax adjustments, utility hook ups). We recognize that there are a number of different ways to acquire the down payment. Again, if you would like to include a down payment, discuss with your mortgage broker how much of a down payment you have and where it is originating, in order for them to advise you on what documentation will be required. If you get pre-approved and work with a mortgage broker to eliminate as many of the conditions as possible, you will find that arranging mortgage financing to be an extremely smooth process, and allow you to focus on other aspects of buying your new home. As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month…

05

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by

1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

56 NEW HOME GUIDE | NOV 8 - DEC 6, 2013

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

MORTGAGE TYPES ALL MoRtGAGes ARe oF tWo BAsic tYPes: conVentionAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

Peace Hills Trust

T-D Mortgage Your Neighbourhood C.U.

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. oPen MoRtGAGe: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. cLoseD MoRtGAGe: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PoRtABLe MoRtGAGe: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
