Qualico celebrates 65 years of developing outstanding communities by HEATHER RYAN

or years Qualico has been creating great communities with thoughtful planning to complement people’s lifestyles and desires. “This year is a milestone for us as we celebrate our 65th anniversary of developing communities across Canada and the United States,” says Maribeth Janikowski, communications manager, Qualico Communities. “Qualico has been successful because we produce communities that offer strong builder groups, neighbourhood commercial, green space, pathways, parks and other amenities that people want to come home to.” As one of the largest land developers in the Calgary area Qualico has crafted more than 30 communities, and is currently developing six communities, all featuring Qualico’s builder group – Augusta Fine Homes, Broadview Homes, NuVista Homes, Pacesetter Homes and Sterling Homes. RAVENSWOOD Located on Airdrie’s southeast side, Ravenswood is actively selling in Phases 3, 6, 7 and 8 offering home styles to suit a variety of buyer’s needs and budgets from duplexes and lane homes to front attached garage

It’s home to l’École francophone d’Airdrie, and minutes from Highway 2 and CrossIron Mills. REDSTONE Redstone has been growing by leaps and bounds and homebuyers have made it the fastest growing community in northeast Calgary. Builders include Jayman Built, NuVista, Pacesetter, Shane Homes and Trico Homes offering duplexes, zero lot line lane homes and front-attached garage homes in Phases 4, 6 and 52 and soon Phase 7. Redstone is a walkable community with pathways, a participark, future LRT and a future commercial site. EVANSTON The fastest growing community in Calgary in 2015, Qualico is developing Evanston with a vision of harmonious living. HARMONY Launched in 2015, Harmony is a new community in Springbank, just west of Calgary, with builders Augusta, Baywest, Broadview, Homes by Avi, and Sterling currently selling estate homes in Phase 1 and 2. “This is a very unique community next to Mickelson National Golf Course, with amazing mountain views, a number of pathways and a central park,” Janikowski says. “This year we’re also developing the first phase of a manmade lake and wetland area that will have a beach and clubhouse; it will be an amazing amenity for residents.” CRESTMOUNT “Crestmount is a beautiful exclusive community tucked into the side of hill in southwest Calgary just off the

TransCanada Highway offering great views, a splash park and easy access to work and shopping,” Janikowski says. Calgary proves its long-term value

Affordability, location, lifestyle… If you’re in the market for a new home today, these are among the most important factors to consider in your decision. Perhaps these and other points have always been part of the homebuying equation, but there’s no question the issues are increasing in number and complexity. Why? Economic and market conditions, interest rates, land and new home supply issues, Development Charges and other taxes are testing consumers’ new home wants, needs and demands. Indeed, for all of these reasons and more, homebuyers are making increasingly careful, informed decisions. Nowhere is this more true than in Calgary and other markets in Alberta, where economies and housing sectors are feeling the pinch of the extended slowdown in oil and gas. But, as our story on page 42 and other content in New Communities – and on YPNexthome.ca – illustrates, prospective homebuyers in Calgary can take comfort by looking at the longer term. Calgary has been there, done that, when it comes to weathering such storms. Of course, there are no guarantees past performance is going to be repeated, but current conditions open a window of opportunity for those looking to get into the market. Challenges of the last year or so notwithstanding, Calgary remains one of the most affordable housing markets in Canada.

Genstar launches Savanna – its newest community in northeast Calgary

eing developed on 320 acres in the already existing community of Saddle Ridge, Genstar Development Company has launched Savanna – a vibrant urban neighbourhood offering a wide range of housing styles to meet the differing needs of today’s buyers. Genstar has serviced the first phase and released 255 lots in Savanna its newest community in northeast Calgary bordered by Airport Trail to the north, 80th Avenue to the south, Metis Trail to the west and 60th Street to the east, which will eventually be home to more than 7,000 residents. “We’re very excited about this piece of land because people can access already established amenities nearby and we’re able to address a number of market segments,” says general manager Marcello Chiacchia. “In the first phase we’ll have townhomes, duplexes, zero lot line lane and front-attached garage homes and move-up front attached garage homes so we’re providing quite a variety of choices.

Savanna will include parks, pathways, green space and a storm water pond, as well as future LRT station, which would be the next stop after the Saddletowne LRT Station. “Our builders – Homes by Avi, Cardel Homes, Excel Homes and Arcuri Homes had a tremendous turnout for the launch on Feb. 13 and 14,” he says. “About 500 groups visited the sales trailers over the weekend, which is incredible and encouraging news given our economy.” Savanna will include parks, pathways, green space and a storm water pond, as well as future LRT station, which would be the next stop after the Saddletowne LRT Station. Genstar is also planning a commercial development on a sevenacre site next to the LRT station that will provide local shops and services. Savanna offers great access to Metis and Stoney Trails and it’s minutes from shopping opportunities and schools in Saddle Ridge and area and recreation at The Genesis Centre. Alberta and Calgary economies and housing markets to improve in 2016 AFTER A CHALLENGING 2015, the Alberta

The impact of lower oil prices on Calgary’s labour market has weakened employment growth, slowed net migration, and increased uncertainty among prospective homebuyers. “Housing starts in 2016 are forecast to decline an additional 16 per cent from 2015, but increase slightly in 2017,” says Richard Cho, principal market analyst for Calgary. “Calgary’s labour market conditions, income growth and net migration are not expected to improve in the next two years. Inventories in the new home market will rise moderately while the resale market will be well supplied. Collectively, this will limit the pace of new construction and keep housing starts from posting a strong rebound.”

and Calgary economies – and housing markets – can look forward to better times next year and 2017. “Lower oil prices have had an impact on Alberta’s economy this year affecting capital investment, energy exports and consumer spending, and in turn, the province’s housing starts,” says Lai Sing Louie, CMHC’s regional economist for the Prairie and Territories Region. “New construction declined by about 20 per cent in 2015. However, oil prices are forecasted to rise next year and in 2017 as US crude oil production declines. This will help Alberta’s economy return to growth in 2016 and 2017.” In Calgary, total housing starts in 2015 are expected to decline by 30 per cent

“Strength in the multi-family sector will push total housing starts to 16,400 units in 2015 in Edmonton,” says Christina Butchart, CMHC’s principal market analyst for Edmonton. “However, this strength will dissipate in the closing months of 2015, and throughout 2016 as slower economic growth and reduced net migration lead to softer housing demand.”

DREAM - VISTA CROSSING

Dream launches Crossfield’s first master-planned community

magine relaxing on your front porch chatting with a neighbour, watching your kids ride their bikes along the street or just kicking back and enjoying the peace and quiet. These images can become a reality for families who want to leave the hectic pace of the city behind and embrace the laid-back lifestyle and small town feel of living in Vista Crossing. Located on 160 acres, Vista Crossing is the first truly master-planned community in Crossfield and is being

spearheaded by Dream. The new community will be comprised of nine phases and eventually become home to 2,900 residents. Phase 1 is launching this year with a soft opening in June and a grand opening in the fall once all of the showhomes have been completed. “We’re really excited to be in Crossfield and to have the opportunity to be a part of the town’s future,” says Michael Tandara, Marketing Manager, Calgary Land & Housing. “Vista Crossing will incorporate a number of community design features that the town hasn’t seen before. It will

include 20 acres of parkland with over 4 km of walking trails, as well as 5 acres of protected wetland. “We’re going beyond just moving dirt and building homes. Vista Crossing is about family and lifestyle; it’s a journey back to what’s best about small town living – being able to walk your kids to school, getting away from the noise, the gridlock, the traffic jams, the rat race of the city – yet Crossfield is forward thinking,” Tandara says, adding it also is just a 35-minute commute to downtown Calgary with convenient access to Calgary’s northern employment centres, CrossIron Mills and the various retail opportunities in Airdrie. “While it’s technically further away than competing communities in Airdrie, during peak commute times you’re going to be flying right past the traffic jams in Airdrie proper and getting home in as quick, if not quicker, a time,” he notes.

“We’re going beyond just moving dirt and building homes. Vista Crossing is about family and lifestyle; it’s a journey back to what’s best about small town living…” “Crossfield is also going through rejuvenation with the revitalization of the downtown core, a new fire hall, new entrance signage and an aggressive tree planting program,” says Ken Bosman, town manager. “We’re working with businesses to beautify the area and we’re currently renovating a 100-year-old hotel that is a beautiful old building and we’re turning it into a community meeting space and library.” “Our town is in good shape to fund and renew infrastructure, we have lower tax rates,” he says, adding that on the technology side, the town is ensuring residents will be connected in the future by putting in fibre optics in new communities such as Vista Crossing. Tandara says it’s particularly important to Dream to ensure Vista Crossing is a ‘parks first’ community, and as such Phase 1 includes not only a protected wetland area, but several sections of parkland as well as the community’s


main playground park along Amery Grove. The builder group in Phase 1 includes longstanding local favourite McKee Homes, as well as ReidBuilt Homes, well regarded for building luxurious homes at an exceptional value throughout the Calgary area. IF YOU KEEP UP with the news, then

you likely already know that Calgary has been no stranger to critical acclaim from research institutions and media companies from around the world over the past several years. With awards such as the “fifth most livable city in the world” by the Economist Magazine under its belt – for five consecutive years, I might add – it’s probably no surprise to any of us that YYC was also named the “World’s Cleanest City” in 2015 by Mercer Global Financial. You see, many indicators used in these reports are quite similar. For example, those used by Mercer include the quality and availability of drinking water, waste management, pollution, sewage systems and traffic density to name a few. Some of these have to do with infrastructure relating to water and transportation which is also something that the Economist Magazine weighs in heavily on to determine its own statistics for the most livable cities. Without a doubt, the quality of infrastructure can be directly linked to the success of Green initiatives a city has that act to reduce poor health and unsanitary conditions. Because without large sewage drains, big landfills and public facilities to manage and deal with waste accordingly, issues would arise for such a place as large as Calgary. And as a matter of fact, our city was ranked the cleanest in the world because of its Green initiatives, not to mention bylaws such as $1,000 fines for littering. Simply dropping a cigarette butt on the street can get you stuck with one of these. But it really is Green initiatives such as 28 YPNEXTHOME.CA

Alberta’s Too Good to Waste program, which aims to divert as much waste as possible away from landfills, items like recyclables and other reusable parts, as well as other municipal programs such as Green Calgary that really make Calgary shine as the cleanest in the world. On a municipal basis, the Green Calgary program is just one of the initiatives that offer tips for all to living a Greener lifestyle such as packing a less-litter lunch for the kids or improving the compost for the yard. One of the long-term goals of this program is to be diverting 80 per cent of the cities total garbage away from landfills. The Green Calgary organization has been operating for nearly four decades – since 1978 – and also seeks to help locals feel empowered in creating healthy communities and homes within through

educating residents on the environment. Being born and raised in Calgary, I would always be the first to volunteer and tell you myself that YYC is a very clean place to live. But hey, don’t take my word for it this time around, but that of Mercer Global Financial and their findings for the “World’s Cleanest City” in 2015. Way to go Calgary! I HAVE NEVER been a fan of painting by numbers, so it’s logical to assume I have different ideas about how a new house should be laid out when designating function and furniture placement. When an architect designs a new house or condo, they determine the purpose of each room and record this information on the floorplan. But once you have taken possession of your new home, room allocation is left to your discretion meaning sometimes you have to examine what makes sense for your lifestyle and your furniture choices regardless of the original floorplan.

It’s key to note that if the floorplan doesn’t work for your way of life, don’t stick to it! One of the common changes we make in our clients’ homes is flipping the location of living and dining rooms. For many people they don’t use their dining room regularly so it doesn’t have to be as close to the kitchen as once assumed. Nowadays people sit at a breakfast bar or even on the living room furniture to eat and the dining table is used only for special occasions. With this change in lifestyle, the table need not have pride-of-place, but rather is nearby when needed. Another alteration we often make is re-utilizing a separate dining space as an office instead. This provides an active family a place to set up the kids’ computer, file important documents

and install a desk or workstations for homework. With French doors often part of the original dining room plans, this provides noise reduction and privacy when needed for office use. For many families, the kitchen becomes the main eating area so the dining room is excess. Finding small nooks or unused areas of floorplans can provide excellent locations to include a small dressing area, a computer desk or even an additional closet. This is particularly true in condos where built-in niches provide excellent storage often not fully used, particularly when space is at a premium. In houses, adding additional kitchen cabinets to an empty wall can better utilize the space and allow for a pantry, broom storage, a desk area or even a built-in eating bench with storage below. Other examples of simple changes in floorplans can be the inclusion or exclusion of full or half walls (as long as they are not weight bearing), additional closets and the placement of kitchen appliances. But remember, any large change that actually alters the structure of the floorplan will be open to builder charges so consider what makes sense for you and your family. Bottom line: Altering the use of a room or space to better reflect the needs of your lifestyle or departing from the suggested furniture layout will make your home more personal and better utilize your financial investment as you use the your home more effectively.

THE TRENDS OF 2016 AND HOW TO BRING THEM HOME By Jo Alcorn

WITH SPRING NOW UPON US, this is a great time of year to update your decor and add in some new trends, colours, textures and accessories to update your look for the coming year. Here are my top six trends of the year to consider.

1. Mixed metals. Platinum, gold, copper, steel – as long as they’ve got a metallic sheen, they go together. It’s bling like you’ve never seen before in 2016. Pier 1 Imports has great choices when it comes to mixed metals that will truly make a statement in your home; add some of their one-of-a-kind pieces to really make an impact. 2. Pastel colours. Adding hints of pastel will infuse a room with energy! Whether it’s from your accessories or the walls themselves, there are so many ways to bring a new colour into your home. If you are nervous about pastels, incorporate the trend methodically with some accent pieces to get you started. Try an area rug or pillow to see if you like the colour and you can add more as you desire. I also love trying out a new colour in my artwork. I use Poster Jack, an online service where you pick the art you want to use (use your own photos or choose from theirs), pick the frames and colour, and they ship it all to your door. Changing your

art can be a very cost effective approach, while changing up your look completely. 3. White delight. Clean, crisp, fresh white walls, white accessories, white furniture, you name it! White is going to make a name for itself this year! You can’t go wrong with Benjamin Moore’s Simply White to freshen up your space or dated pieces of furniture. 4. Shop locally. Local and Canadian made products will be buzz words for 2016 and shoppers will love to brag about supporting the trend too. NO ONE LOVES the idea of buying a

home in a challenged economy when prices are dropping, fearing their home’s value will decline after they purchase. But, prospective homebuyers in Calgary, look at the longer term. Economies and housing sectors in Calgary, Edmonton and even Saskatoon are feeling the pinch of the extended slowdown in oil and gas. For existing homeowners, this isn’t great news, as average home prices in Calgary dropped 3.05 per cent year-over-year in January; in Saskatoon, they fell 2.11 per cent. But, looking at the longer term, prices in Calgary have increased 14.29 per cent over the last three years; in Saskatoon, 2.07 per cent. For prospective buyers, then, the current softening means opportunity. In its latest Housing Trends and Affordability report, RBC Economics Research put it pretty plainly by saying the “Calgary market’s focus is on the economy, not affordability.” With global oil prices plumbing multiyear lows, energy firms hunkering down, and non-energy sectors increasingly feeling the pain from the energy sector’s bust, Calgary’s economic landscape soured in 2015, RBC says. The area’s housing market suffered accordingly, with resale activity falling 29 per cent last year. However, because the starting point of the housing downturn was so strong (the market was previously very tight) and the fact that the supply of homes available for sale also adjusted to some extent, erosion in demand-supply conditions remained reasonably contained until the

late stages of 2015 – such that home prices held up fairly well, despite it all. Prices generally were about flat on the year, with small quarterly declines registered in some categories. This resilience in property values kept affordability trends quite stable, with RBC’s aggregate measure for the area largely unchanged at historically attractive levels. In the fourth quarter, the measure inched 0.2 percentage points higher to 35.3 per cent. Nonetheless, early data for 2016 show evidence that downward price pressure is intensifying, and RBC expects this development to benefit affordability in 2016. Still, any easing in homeownership costs on its own is unlikely to kickstart the Calgary market. Calgary has been there, done that, when it comes to weathering such

storms. And when it comes to longterm home price growth, take a look at the accompanying chart, which shows average price growth using four-year intervals, all the way back to 1984. Of course, there are no guarantees past performance is going to be repeated, but current conditions open a window of opportunity for those looking to get into the market. Challenges of the last year or so notwithstanding, Calgary remains one of the most affordable housing markets in Canada. NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:

1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get pre-approved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of between 60 and 120 days. That’ll give you time to find a property in your price range. 44 YPNEXTHOME.CA

3. Not shopping around a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make monthly payments, your mortgage won’t be paid off until 2041. We used RateHub’s mortgage

payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to from anywhere between 1.5 and four per cent of the property’s purchase price. 1 Have a plan. You can never call a company too early to plan for the following season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in your desired time frame.

Have a budget. It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around that budget will be crucial. It is also not unusual for work to be split up over consecutive summers, easing some of the financial burden while creating your backyard paradise. W

ith the introduction of more housing choices and the launch of two new phases the opportunity for new homebuyers seeking to make a home in Walden in southeast Calgary just keeps getting better. “We’re pleased to offer more choices for homebuyers and be able to meet their needs in every market segment,” says Patrick Briscoe, development manager for Genstar Development Company, which is creating Walden.

“Last year we were able to launch multi-family projects with townhomes and now we’re excited to bring condo apartments to Walden for the first time,” Briscoe says. “Cardel Lifestyles has just opened Walden Place and they had a great opening generating a lot of interest. We’re thrilled because Cardel does a fabulous job bringing affordable condos to first-time buyers, but they also deliver great standard features and quality so buyers get more for their money.” Walden Place will consist of 428 apartment-style condos in six buildings along with 40 townhomes offering a wide range of floor plans. The first building being offered is four-storeys with 83 one- and two-bedroom suites. This project joins two other multi-family developments that are seeing tremendous success in Walden: Avi Urban’s Jackson featuring three-storey townhomes with two-car attached garages in Phase 21; and Rockford Developments’ Axis, which offers townhomes with garages in Phase 19. Cardel Homes is also launching new paired homes (semi-

detached) in Phase 24 this year with showhomes expected to open in March. “This is brand new for Cardel in Walden and their homes looking really amazing,” Briscoe says. “We’ve also started selling in two new phases in Walden – Phases 27 and 28. In Phase 27, we’ll have semidetached homes by Homes by Avi and Cardel Homes and we’re gearing up for new showhomes to open in the fall,” he adds. “As well, Cedarglen Homes is now selling moveup homes in Phase 27.” Phase 28 will also have new showhomes in the fall. This phase features starter homes by Excel Homes, and moveup homes by Avi and Cardel. Activity is also continuing in Walden’s move-up and semi-estate lines with Cardel, Cedarglen Homes, Avi and Excel Homes building move-up homes and Cardel and California Homes building semi-estates in Phases 23 and 24. “We anticipate wrapping up these phases this year, so it’s really coming down to the last chance for buyers to get into Phases 23 and 24,” Briscoe notes.


The 210 Avenue S.E. entrance off MacLeod Trail was completed last year and this roadway has a site for a 65acre, 700,000-sq.-ft. regional commercial centre “that will be a major amenity for Walden and we hope to see it started soon,” he adds. “Early this summer we’ll also start work on a constructed pond area that is close to Phases 27 and 28. There are several smaller ponds there that we use for storm water and we’re developing a cycle/pedestrian pathway that will go around them with mileage markers,” Briscoe says. “It will be a big community feature and hopefully it will attract wildlife and add to the sustainability of Walden.” Walden already offers tranquil parks, open spaces and pathways, and presents a community where families can live, work and play. Named after Walden Pond, the community has been designed to ensure there is low impact on the environment and Genstar has been careful to retain native trees and vegetation giving Walden the look of an established

neighbourhood with an abundance of green space. “Walden has really become a vibrant, family-oriented community and we’re getting a great response from people because of the community being more established,” Briscoe notes. A major benefit in the community is the Gates of Walden, which includes a wide range of neighbourhood conveniences such as Save-On-Foods and Shopper’s Drug Mart. Residents are also close to a variety of amenities on Macleod Trail and in Shawnessy. Walden residents have quick access to Macleod and Stoney Trails, as well as to Deerfoot Trail; and it’s just five minutes to the Somerset LRT. Creating the illusion of space By Mickey Foulds I AM FASCINATED by the current

movement towards tiny homes, minimalism and “off the grid” living. The concept of not taking more than you truly need is hugely appealing, and the drift away from materialistic priorities makes complete sense to me. However, I do have my limits. The mere thought of living in a home not much larger than a postage stamp, in which you have to clamber up a narrow ladder and approach your bed in a semi crouching position to avoid hitting your head on the impossibly low ceiling of the loft above the tiny living room, 62 YPNEXTHOME.CA

makes absolutely no sense to me at all, even though you may be saving on your heating bill. Your home should be a wonderfully comfortable place in which you feel nurtured and peaceful, not some continuous Spartan challenge for physical and mental survival. The value of space should never be underestimated. Here, we are not referring to space to fill to the rafters with all your “stuff” in the form of endless storage (do the cull and you will find most homes have ample storage for everything you really need), but

rather open space – rooms which have a sense of tranquility and room to move. If your living spaces are small, however, as many older homes and condos are, there are a number of strategies that can be employed to visually maximize your space. 1. Colour. The simple rule of thumb is that light colours and cool colours recede, and warm colours and dark colours advance. These affect the perception of depth, so aim for light and cool (soft blues, greys and greens, as well as shades of white) to enlarge your


room. Light colours also reflect more incoming light. I frequently hear the objection to cooler shades – that our cold winters demand that we use warmtoned wall paint – which is a limited perspective. Warmth can be added to a room painted a cool wall colour with furniture, art and accessories. Picture a pale grey room with yellow throw pillows and accents, gold picture frames or warm wooden furniture. Keep trim colours a shade of white as they expand the perimeter of the room. Both Sherwin Williams and Benjamin Moore have selected shades of white as their colour of the year for 2016, so if you select white you will not only have the illusion of more space, but you will be on the forefront of current design aesthetics. Minimize contrast, as the busier the colours the smaller the room will seem. SPRING 2016 CALGARY COMMUNITIES 63


Avoid having lots of small items, rather invest in a few larger pieces of furniture, art and accessories. Monochromatic colour schemes are far more peaceful. 2. Light. Natural light has a huge effect on space, as brighter rooms always feel larger. Select minimal window treatments such as roller shades or honeycomb type blinds. Drapes tend to partially cover windows and block the light, as well as physically encroach into the room and taking up valuable footage. Add lamps to brighten dark corners. A good mix of ambient, task and accent lighting is perfect. 3. Scale. Avoid having lots of small items, rather invest in a few larger pieces of furniture, art and accessories. Simplicity and a clutter-free environment by default give you more room. This is where minimalism comes into its own. Buy furniture designed for condos, as these pieces offer great functionality without wasting space with large rolled arms or sloping backs. Stay away from pieces that are very tall, as they will make the ceiling feel lower. Also, keep the tops of tall cabinets and upper kitchen cabinets free of decorative accessories for this reason. 4. Reflection. One of the oldest tricks in the book is the use of mirrors. Their advantage is twofold. Firstly, the addition of a large mirror literally doubles the space it reflects. Secondly, mirrors add significantly more light when carefully placed in relation to windows. When placing mirrors remember to check what is being reflected – it should always be a pleasing view.

5. Floorplan. Create clear walkways and leave room to move around. Three feet is a perfect width. When designing your room, have a clearly defined focal point to which your attention is drawn. Avoid multiple focal points – TV and fireplace in different locations – as it will create a more complex and cluttered feel. If your sofa is placed along a wall, leave a couple of inches behind it. Furniture which is pushed hard against the wall suggests that you are desperately trying to squeeze every last inch out of the room, whereas that little two inch shadow between

the wall and the sofa relaxes that impression considerably. Remember to leave negative space – walls which are clear of art or cabinets which have few, if any, accessories, give the eye a place to rest when looking at a room, as well as giving more importance to the pieces you display. So, a big thumbs up to simple living – and in my book less does not necessarily mean tiny. I love my open spaces and “larger” rooms, all the more so when they are de-cluttered and only displaying the things I truly value!
