Window of opportunity about to open Good news, Calgary: Just like the seasons changing, by calendar if not by temperature, so too are the economy and real estate markets in Alberta. Things may not yet be in full bloom, but the buds are beginning to sprout. Following a very rough couple years, things appear to be turning the corner. Alberta is poised to lead Canada in economic growth this year, according to The Conference Board of Canada’s Provincial Outlook: Winter 2017. The province’s real GDP is forecast to grow by 2.8 per cent this year, the fastest among the provinces, with 0.4 percentage points coming from the rebuilding efforts in Fort McMurray, the Board says. While recovery in the broader housing industry may not follow in lockstep pace, experts agree it’s not far behind. Many economists believe that real estate markets in Alberta on a whole are at or close to the bottom – which means there is only one way to go. Prospective homebuyers, your window of opportunity is about to open.

Walton builds on its northeast success with launch of Cornerstone

W

ith more than 1,000 people out for the grand opening in October and more than 200 homes sold since, Walton Development and Management L.P. (Walton) has penned another success story for the city’s northeast with Cornerstone. “Cornerstone has been very well received and we’ve seen a tremendous absorption of homes since our grand opening so we’re very excited,” says Kendra Milne, vicepresident of marketing for Walton, which also created the highly successful SkyView Ranch in the sector. “We had a near record number of permit applications in October so that shows just how great the demand and the response has been. “At the end of February the first four families moved in and they were really excited,” Milne says. “It’s great to see how truly accurate the target audience we anticipated for Cornerstone is as the first to move in were young families and a young couples. “They chose Cornerstone because they were 8 YPNEXTHOME.CA

looking for something new, in the price point they were comfortable in and with all the amenities nearby,” she comments. “Cornerstone is very well located, it has close proximity to so many things – minutes to Stoney Trail, Metis Trail, the airport, Deerfoot Trail and shopping. And, most importantly, to jobs, not only in the northeast with the development of the airport industrial, but also having quick access to Stoney Trail means easy and comfortable commutes to work in the southeast or northwest, which is really important to people.” Cornerstone is also a destination for a wide range buyers from first-time to move-up with several housing styles available at affordable price points. “And, even given the rapid absorption we still have a great selection of lots available in all housing products,” Milne adds. These builders have 28 showhomes open in Cornerstone. “As well, this spring, Jayman and Shane will have street towns located on Cornerstone Boulevard – a major northsouth route in the community – with showhomes opening in June,” Milne notes. “These are fee simple so there is no condo fees, which is very exciting, and they’re starting pre-sales now.” Cornerstone, one of the largest communities in northeast Calgary at more than 1,000 acres, is bordered by Stoney Trail, 96 Avenue, 60 Street and Country Hills Boulevard. It’s been designed in five distinct neighbourhoods – Gate, Park, Point, Ridge and View – with Gate being the first neighbourhood to be developed. And, Milne adds that due to the overwhelming response they plan to release the next phase of lots this

summer and “we’re looking forward to breaking ground on it this spring.” Cornerstone will also be home to one of Calgary’s major activity centres (MAC), which combines commercial, residential, retail and transit access in one centre. “It will create over 3,000 jobs and be adjacent to the next planned stop on the northeast LRT line. It will really be a major hub for a lot of activity in the northeast.” The community also features other great amenities such as 180 acres of preserved, natural wetlands, 14 kilometres of regional pathways, and Calgary’s first regional park in the northeast quadrant. Cornerstone residents have easy access to nearby schools, the LRT, Peter Lougheed hospital, and shops, services, restaurants and more at CrossIron Mills, Sunridge, Deerfoot City and Country Hills. What to consider before buying an investment property By Alyssa Furtado

AN INCOME PROPERTY can be a good

way to make money, especially in retirement. However, there are some things you need to think about before taking the plunge. Here are the advantages and disadvantages of buying an investment property: ADVANTAGES » You can use leverage: If you have equity in your home, you can use it to help finance the purchase of another property. In a low-interest rate environment, mortgage rates are lower as are the costs of buying a income property. You’ll build up more equity when you earn rental income to pay down the mortgage. In the future, you could use that additional equity to buy another property or properties but you should ensure you can make larger mortgage payments when rates increase. » You can earn additional income regularly: As long as you have a tenant, you’ll earn monthly income on a regular basis. The more investment properties you have, the more you could potentially earn. You don’t often get regular income from other types of investments. » You get tax deductions: While you’ll earn rental income, you’ll also be able to deduct any expenses. Advertising, insurance, maintenance and repairs, property taxes, and legal fees are just a few of the expenses that are deductible. It’s best to consult with your accountant to find out what costs you can deduct. 16 YPNEXTHOME.CA

DISADVANTAGES » You may need additional financing: If you want to buy a multi-unit property and intend to live in it, you’ll need a down payment of between five and 10 per cent, depending on the total number of units in the property. But when you purchase a property you don’t plan to live in, you need to put down a down payment of at least 20 per cent. Also, some lenders won’t recognize 100 per cent of the potential rental income you might expect to earn; some may consider just 50 per cent, while other lenders might consider 80 per cent. In other words, you could be forced to make a bigger down payment to qualify for a mortgage. » You might not always have a tenant: Ideally, you’ll earn enough rental income to cover your annual costs. However, you’ll still need to make mortgage payments without a tenant. You should be prepared for the worst and have an emergency fund for the times you don’t have someone to rent your place.

» Your property isn’t a liquid investment: If you own stocks or bonds, you can buy and sell them quite quickly. However, it can take a long time between listing your property for sale and the closing date. This might be a problem if you need the money right away. » You have additional responsibilities: Being a landlord can be a difficult job. You’re responsible for any maintenance and repairs that need to be done. But there are also some headaches you have to deal with, like a tenant that damages your property or misses a rent payment. The alternative is to hire a property manager. He or she can take care of those problems but at a cost to you. While an investment property will provide you with additional income, it’s good to be aware of the pros and cons before you ultimately decide to make a purchase. When the cool weather rolls in, the wardrobe advice is always the same: dress in layers! This practical idea doesn’t just apply to your closets. Warm up the look and feel of your home with this guide to layering. 1. Layering fabrics isn’t just for furniture. Rugs can look amazing layered too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat.

TIP: Layer rugs to get a “patchwork quilt” look that adds drama to your space. Mix five to seven smaller rugs in one room (check out the CB2 photo on this page for inspiration). Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room. 2. Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Deco-inspired vibe, so there’s no reason not to sprinkle one in, while letting the other dominate. TIP: Bronze tealight votives reflect an extra-warm glow. Line up three, five or seven (odd numbers work best) on a silvery tray or cart for a contrast statement and sparkling mood-lighting. and not sure where to begin? Here are six home-buying tips to help you prepare. 1. Get with the programs There are various government programs available to help you buy a home. Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the FTHB to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief. More information on these programs is available at cra.gc.ca 2. Explore your options First-time buyers can purchase a home with as little as five per cent of the purchase price as a down payment – as long as the property is less than $500,000. Anything higher than that, and the minimum down payment for the portion of the price higher than $500,000 is 10 per cent. So, assuming your price range is at that threshold, you’ll need to come up with at least $25,000. At that purchase price, depending on the market you’re in, this could mean you’d then be looking at a condo or townhome, instead of a detached home. 30 YPNEXTHOME.CA

3. Check with the bank of mom and dad If your parents are Baby Boomers who have had the good fortune of building equity over the years, as they paid down their mortgage while the value of their property multiplied, well… they may be in a position to help. Many buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers called on the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did. 4. Become tech savvy Mortgage consumers are becoming very tech savvy. In the Canada Mortgage and Housing Corp. (CMHC) 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage calculator to help determine their payments. And social media is playing a more important role – 20 per cent used sites such as Facebook to learn more, 17 per cent used a mobile device, and of those, 22 per cent used a mortgage related app. And these figures are growing. 5. Befriend a broker or banker Like many things in life, it’s all about

relationships. And whether you use a broker or a banker to secure a mortgage, you’ll likely come to value the relationship. In the same CMHC survey referenced in Tip 4, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from multiple lenders, as opposed to bankers who offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers. 6. Research, research, research These days, with prices rising as they are and uncertainty in some markets, research is a must. Everything from your target area, desired housing type, builder or realtor, finances, how much you can afford, who you borrow from and the structure of your mortgage – take your time. algary’s southwest is about to be a buzz with new housing options in the already established Crestmont Community. The previous phase that was developed in Crestmont was estate living, while the next phase will include a variety of housing options. Southwest Calgary has little land left to be developed and very few city approvals for new development. Alberta forecast to top economic growth among provinces in 2017 ALBERTA IS POISED to have the strongest economic growth in 2017, mainly due to fast-rising oil production, according to The Conference Board of Canada’s Provincial Outlook: Winter 2017. Former leaders, British Columbia and Ontario, will see the pace of economic growth ease this year, but they will still deliver a solid performance. “Following two tough years stemming from widespread weakness in the energy sector, Alberta’s economy finds itself with the strongest economic growth this year,” says Marie-Christine Bernard, associate director, provincial forecast, The Conference Board of Canada. “Along with a big increase in oil production, some of the growth in Alberta will come from the rebuilding efforts in Fort McMurray. However, we expect more subdued economic growth next year as oil prices are

not expected to increase very much. Beyond Alberta, all provinces are forecast to see positive economic growth in 2017, with the exception of Newfoundland and Labrador.” Alberta’s real GDP (gross domestic product) is forecast to grow by 2.8 per cent this year, the fastest among the provinces, with 0.4 percentage point coming from the rebuilding efforts in Fort McMurray. Also contributing to the province’s growth is a more stable outlook for the energy sector following the recent OPEC agreement to cut oil production, which will allow oil prices to average almost US$60 a barrel for the West Texas Intermediate by the end of 2018. Although investment in the energy sector will not be increasing at a fast pace, total exports are expected to increase this year due to robust oil

production gains as new oil sands projects come online. Another positive development for Alberta down the road is the federal government’s conditional approval of the Enbridge Line 3 Replacement project and Kinder Morgan pipeline.

Is Alberta’s economy making a comeback? By Cody Battershill

WHEN WILL THE latest economic downturn in Alberta finally come to an end? It’s a question that many people are wondering, given our province’s current state of affairs, especially for those who are looking to make a move in real estate. Unfortunately, no one can tell what’s in store for our province, but there have been some positive indicators recently that Alberta’s economy – and housing market – may just very well be on the up.

1. Job numbers slightly improve Despite the fact that thousands of Albertans who’ve lost their job since 2014 are still unemployed, the latest employment report from Statistics Canada shows a modest improvement in February 2017. Approximately 18,000 part-time jobs were lost last month, but that was offset by a gain in 19,300 full-time jobs, showing somewhat of an increase in the quality of work available in the province. Furthermore, the number of people currently working or looking for work fell by 14,100 in February. Combine the drop in size of Alberta’s work force with a modest growth in job opportunities, and you get an unemployment rate down to 8.3 per cent in February from 8.8 per cent the previous month. Statistics Canada’s job report for February shows a potential job-increasing theme that could play out throughout the rest of 2017, although many employers are still hesitant about hiring too many 50 YPNEXTHOME.CA

people back onto the workforce just yet. It is predicted, however, that job opportunities will continue to increase as the year plays out. 2. New housing starts slightly improve New housing starts are a good indicator of consumer confidence and can be used to assess where Alberta sits in its ever-changing economic cycle. Home builders managed to find more new projects in February of 2017 compared to the previous month, suggesting that Alberta may be beginning to emerge from two years of economic downturn. Approximately 27,000 homes were started during the month, a substantial 40-per-cent

increase over January and 17-per-cent gain on a year-over-year basis. These figures are seasonally adjusted and reported at annualized rates, meaning that they reflect the number of homes that would be constructed over a 12 month period if the same pace was kept up for that period of time. However, it still really is too early to tell if the pace seen in February will keep up for the remainder of the year. Economic forecasts predict only a modest upturn in the province’s economy throughout 2017, with employment opportunities slow to follow. The same goes for housing starts, which have a long road ahead before they return to higher levels seen before 2014.

For example, as Calgary’s detached sector begins to move towards more stable conditions, others such as the apartment sector continue to struggle. Today, the housing sector is deep into buyers’ territory meaning it’s much more advantageous to be buying right now than selling. You may just find that home or condo you’ve always wanted that’s listed for a much more affordable price today than it would have been a year or two ago. For now, if you’re looking to buy or sell in Calgary’s residential market, it’s crucial to work with an experienced real estate agent who knows the dynamics of each housing sector and will help guide you through a successful transaction.

3. Slight boost in energy price, confidence in pipeline projects Lately, there’s been a slight increase in energy prices. Oil prices, for example, are expected to remain in the range of US$50 to US$60 for the remainder of the year. There’s also been an increased confidence in the idea that pipelines such as Trans Mountain, Line 3 and Keystone XL will be built. These factors should create investment in new projects and employment opportunities in the energy industry throughout 2017, though at rates expected to be much lower than those seen from 2010 to 2014. The three pipelines mentioned above will account for the creation of thousands of jobs,

not just in Alberta, but throughout Canada if they begin construction. According to ATB Financial, Alberta’s real GDP is expected to grow by a modest 2.2 per cent in 2017 and 2.3 per cent in 2018. This suggests that the economic recession spanning from the end of 2014 to the end of 2016 is finally beginning to lift. 4. Positive indicators in some of Calgary’s housing sectors The Calgary Real Estate Board (CREB) reported some positive numbers in its latest monthly statistics package for February of 2017. They include: » 3.4 months of general inventory supply, down from five months on a year-over-year basis

SO YOU’RE GETTING MARRIED. Have you been completely honest with your partner about your finances? Now’s the time to ‘fess up. If you aren’t prepared to talk about your money, about the mistakes that you’ve made, about your successes, about your dreams for the future and your hopes for your life together, then just call it off now! Still getting married? Okay, now gather up all your financial papers, grab a notebook, pencils, a calculator and some file folders. As you do this, you might as well get your money organized, if you haven’t already done so.

What You Have Get your latest statements (or if you’re planning to do this, save your next statements) for your: » chequing account(s) » savings account(s) » investments (GICs, term deposits, mutual funds, brokerage account) » pension (corporate and RRSP) » equity in any property (the value of the property less the mortgage amount) » ownership in a business » any other property you may have an interest in (like a family cottage) If you’re just starting out financially, you may only have one or two pieces of paper to work with. Lucky you. If you’ve already established yourself financially, you may have scads of paper. List the financial institution(s) and your balance(s) for each of the statements you’ve gathered. What You Owe Now it’s time to look at your debt, if you have any. Gather up your most recent statements for your: » credit card(s), including store cards and gas cards 56 YPNEXTHOME.CA

» line(s) of credit » loan(s), including car loans and student loans » mortgage » buy-now-pay-later purchases » pay advance loans » taxes (last year’s tax return) Again, list each company to whom you owe money, your balances, and the interest rate you’re paying. If you have an account that’s in overdraft, you’d put the overdraft amount on this list. Other Financial Stuff Next, make a note of the following: » How much do you earn gross and net? What benefits do you have where you work? Whose job will take priority (if, for example, you have to move for a career opportunity)? » Do you own a car (or other vehicle)? How old is it? When will you likely need to replace it?

» If you didn’t do it before because you didn’t owe the tax man any money, find a copy of last year’s tax return now. » Do you have any insurance (through work, or purchased)? Who’s it with? What’s it for (life, disability, medical, critical illness)? What’s the insurance benefit? Who is the beneficiary? Will you be changing the beneficiary once you marry? » Do you have a will and powers of attorney? (Once wed, you’ll have to re-do your will.) » Get a copy of your credit report to see how you look to lenders. The worse your credit history, the more you’ll pay in interest since you’re a higher credit risk. » How will you deal with interruptions in income as they come (which they, undoubtedly will) if one of you loses a job, you have children, if a family member becomes ill, or you decide to continue our education? » What other financial responsibilities

do you have (like a commitment to support a family member, child support or spousal support, aging parents, needy siblings and the like)? Now that you’ve each sketched a picture on paper of your financial realities, it’s time to talk. One of the first questions you’ll want to address is: “Will we pay off debt before we get married?” If yes, then you have to make a plan for your debt repayment. Decide how long you have till you’re getting married and then divide the amount you owe by the number of months until you tie the knot. It’s not perfect, but it’ll give you a good idea of how much you’ll have to shell out to dig yourself out of the hole before you plunge into wedlock. If you decide to tackle the debt together once you’re married, how? Will it come from your current joint cash flow? Will one or both of you get a

second job to pay down the debt? Don’t even think about having kids until you’ve paid off all your consumer debt. Since one or both of you will likely want to spend time at home with your “Mini Me,” you’ll have less income to live on. Maternity or paternity leave isn’t a right, it’s a privilege, and one you exercise only if you can afford it. You won’t be able to make ends meet on less income if you’re still repaying stupid debt. If one of you has a bad credit history, what will be done to fix it so when the time comes to buy a home (or a new car), there are no surprises (and no whopping interest costs)? If one of you is an on-again-off-again money manager, remember that if you have a joint account, any missteps going through that account will be reported on both your credit histories. While money is the number-one way to mess up a perfectly good relationship, I have met couples for

whom relationship issues lead to money problems. While you’re in questioning mode, why don’t you answer the following 12 questions too? 1. How are we going to divide up the household chores? 2. How much time will we spend at work, at home together, doing our own thing? 3. What are our expectations about how we will spend our free time? 4. Do you believe that we should be doing everything together? 5. What role will religion/spirituality play in our lives together? 6. Can we each pursue our own interests? 7. Do you need time alone? 8. What role will our families and friends play in our lives? 9. What’s your philosophy on having/ raising children? 10. How will having a child change the way we live? 11. How would you feel if I want a night out with my friends? 12. How will we make sure we have quality time together? Now that you’ve come clean, you should be ready to move forward together without too many big surprises. Marriage requires constant attention. Just when you think everything is going smoothly, your significant other will say or do something that takes your breath away. Know, also, that no matter how well paired you seem at first, as time goes by and you each change, you won’t be the person you were when you married and neither will (s)he. Give each other room, and revisit the questions you sense may have different answers. For while it may feel safer ignoring your differences, that’s a fool’s game. So communicate, don’t disintegrate.
