So, the Calgary Flames want a new arena... No, wait, they don’t – if they have to pay more than $275 million of the estimated $555-million cost, with the city and taxpayers on the hook for the balance. Oh, and it has to be in Calgary Sports and Entertainment Corp.’s (CSEC) favoured location near the Saddledome, not as part of Mayor Naheed Nenshi’s proposed revitalization of Victoria Park. Maybe it’s all part of trying to influence Calgarians in advance of the municipal election on Oct. 16. And certainly no one can blame CSEC for campaigning to get as good a deal as possible. But these are all pretty huge numbers, and difficult discussions to have, as the city and province climb their way out of a prolonged economic slump. Just a few hundred kilometres north, however, sits a pretty compelling reason both parties should hear each other out – Edmonton’s Ice District. More than just Rogers Place, the brand new home of the Edmonton Oilers, this $2.5-billion mixed-use sports and entertainment district is completely revitalizing downtown Edmonton. What does this all have to do with the housing market? The once common theory that new sports facilities are slam-dunk wins for their billionaire owners and millionaire players, but big fat goose eggs for the local economy, has long been disproven. Research that shows such projects – with adjacent residential units – actually boost surrounding real estate values. Edmonton’s Ice District, which when completed will be Canada’s largest mixed-use and entertainment district, is a living example. By this time next year, perhaps we could be discussing how the City and CSEC found a way to cooperate to provide their own massive boost to the local economy.

“Crossfield has an ice arena, new library, schools, parks, playgrounds, sports fields, splash park, curling rink and Collicutt Siding Golf Club that is home to the Dream Junior Golf Academy introducing kids from 4-14 to the sport, and has future plans for an expanded skate board park and BMX track,” Dickie says. “As well, Vista Crossing is fully wired with fibre optic and Axia just announced it will be upgrading the speed of Internet service up to 1 Gbps, which is service that most major centres don’t have.” As well, Dream’s Welcome Centre provides information about Vista Crossing and Crossfield and it plays host to community activities. “The community was easy to

believe in,” says Michael Tandara, director of marketing. “With 20 acres of parkland, over four kilometres of walking trails, five acres of protected wetland, playgrounds, barbecues, picnic tables, a large fire pit and a community garden, it wasn’t hard to see how families would be drawn to it. “One year on, seeing residents actually moving in and making Vista Crossing their home has been incredibly rewarding,” Tandara adds. “Children are playing in the parks, the gardens are blooming, and neighbours are getting to know one another. It’s become exactly the kind of tight-knit community we’d hoped it could be.” Vista Crossing offers people an

escape from the city to a community where they can enjoy a laid-back lifestyle, the charm and security of a small town and affordability. “We’ve had a great response from a variety of buyers, a lot of them firsttime buyers and young families who are attracted by the lifestyle,” says Anu Henke, marketing co-ordinator. Dream’s home-building division, Homes by Dream, is building affordable character (laned) homes in Vista Crossing that start at $309,900, as well as semi-detached homes from only $269,900. “We have two new semi-detached models upcoming, both two-storey designs with three bedrooms that range from 1,000 to 1,200 sq. ft.,” Henke says. Homes by Dream is also introducing a new collection of front drive homes that will be available in Vista Crossing in the New Year. There are four character showhomes presenting stylish designs and great features like expansive front porches open for viewing. CALGARY MILLENNIALS OWN MORE HOMES THAN THE REST OF CANADA According to the Royal LePage Peak Millennial Survey, suppressed market conditions and ample supply in Alberta over the last couple of years have given rise to the highest proportion of peak Millennial (aged 25 to 30) homeowners in the country, with 42 per cent of respondents owning property. “By and large, Millennials fare relatively well within the Alberta real estate market if they are prepared for homeownership and are competently managing their debt

levels,” says Dawn Maser, realtor, Royal LePage Benchmark in Calgary. “With commodity prices below their historical averages, market characteristics across the province have slightly stuttered in the past couple of years, resulting in inventory levels building up – particularly in the condominium segment – presenting prime opportunities to many who have managed to save their money through the good times.

Analyzing factors such as federal revenue, GDP growth, job creation and business gross fixed capital formation, the report highlights the province’s role in Canada’s economic

PROACTIVELY MONITOR YOUR CREDIT WITH NEW SERVICE Credit Karma, the largest provider of free credit scores and credit reports in Canada, has launched a credit monitoring service to proactively track Canadians’ credit reports for free. Now Canadians can stay on top of their credit and react to any suspicious activity easily and quickly. Credit Karma will monitor its members’ TransUnion credit reports on a rolling, daily basis, searching for significant changes on a credit report including: • New credit inquiries, and whether a new account is opened • A creditor reports a delinquency • The status of an account has changed • New personal information such as a name, address or employer has been added • Or, if a consumer statement, bankruptcy or legal item has been reported.

“Credit monitoring can help people find possibly fraudulent activity and information that may be out of date or incorrect, and work to resolve these issues before they make it difficult to get credit you need,” says Credit Karma Founder and CEO Kenneth Lin. Credit Karma pulls in information from a credit report – account overviews, payment history, credit inquiries and legal items like judgments or

consumer proposals – and builds a level of user-friendly personalization on top of these records, which can help Canadians identify items that may require their attention. Credit reports are created and maintained by credit bureaus and contain data that lenders and other financial institutions can use when determining approval for credit cards, loans or lines of credit and their interest rates.

CANADIANS WANT MORE COMMUNITY GREENSPACES A recent survey by TD Bank Group’s GreenSights Report says 95 per cent of Canadians want to be near greenspaces, but most feel what’s in their neighbourhood is below par. The survey is part of the TD Common Ground Project, an initiative focused on revitalizing more than 150 community greenspaces across Canada in recognition of the country’s 150th year. OTHER FINDINGS:

• Room for improvement. Sixty per cent said they visit their community greenspace once a week or more, and 77 per cent said there is room for improvement. Common enhancements suggested include: more public picnic areas, natural playgrounds and solar lighting. • A place to escape. The top three 14  NextHome.ca

activities listed to do in greenspaces were: relax on their own (43 per cent); connecting with nature (42 per cent); and relaxing with family and friends (41 per cent). • Values and trade-offs. Eighteen per cent placed a high priority on living near greenspace when looking for a place to live, closely behind “proximity to good schools,” (23 per cent) and “easy access to public

transit” (19 per cent). Forty per cent said preserving greenspaces should come at the expense of commercial development, followed by housing development (24 per cent) and parking (20 per cent). • Sustainability. Regardless of age, 94 per cent said natural sustainable playground equipment would be important for their local community greenspace.

Weekend warriors may be in for a surprise! It is important to hire a firm with extensive experience in the industry, and is a full service landscape company. Find a landscape company that will complete the task from start to finish and handle any subcontracting required. Know your options. When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website, and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very differently. Hire a company that uses quality equipment, utilizes the best products available and installs everything professionally. Ask to speak with former clients who have had similar projects to the one you’re considering. Your

HOW TO CHOOSE THE RIGHT FLOORPLAN WHEN BUYING A NEW HOME

One of the most exciting things about buying a new home in Calgary is choosing the floorplan. The type of lifestyle that you and your family live should ultimately determine the floorplan you choose, as it will shape how you experience your home. From room size and layout to location and functionality, there’s more than a handful of factors to consider before choosing a floorplan that’s right for you. Here are a few tips to help you find the perfect floorplan: 1. DECIDE WHAT KIND OF PROPERTY YOU WANT

First and foremost, you must decide what kind of home you need. Every family doesn’t need a sprawling semi-estate home while others won’t feel like they have enough space in a smaller two-bedroom property. You may be okay with parking on the street or decide that a two-car garage is a must-have feature. There’s a wide range of new homes available in developing communities in Calgary, ranging from starter to estate and each with different options, so take the time to consider which one would suit your wants, needs and lifestyle best. 2. PICK YOUR SQUARE FOOTAGE CAREFULLY

SHOULD YOU GET A LONG-TERM MORTGAGE?

With Bank of Canada’s recent interest rate hikes and the prospect of another one in October, some homeowners wondering if they should get a long-term mortgage. Expected rate increases can push Government of Canada bond yields higher, and the rate on a fixed mortgage is partly related to the yield on these bonds. The most common mortgage term is five years, but you can also find terms of six to 10 years. The longer term comes with a higher interest rate, but that’s the price you pay for added security. With some 10-year fixed mortgages having rates of less than four per cent, they look appealing if rates are expected to continue rising. However, there are a few things you should think about before locking in. POTENTIAL PENALTIES

If you currently have a mortgage and want to switch to a longer term, you’ll trigger a prepayment penalty. Lenders always include a clause in the mortgage contract that states how much you’ll have to pay if you decide to break your mortgage. Generally speaking, the penalty for fixed-rate mortgages is the greater of three months’ interest or the interest rate differential (IRD). If you end up saving money in the long run, breaking your mortgage is worth it, which is why you should always speak to a mortgage agent about your options. 42  NextHome.ca

CONSIDER A BLEND AND EXTEND MORTGAGE

To get around the prepayment penalty, you could instead opt for a blend and extend mortgage. This option is usually included with mortgages and can be appealing with rates rising. Here’s how it works: Let’s say you have two years remaining on the term of your mortgage with a fixed rate of two per cent. You could convert that mortgage into a new loan with a blended interest rate. The rate would be set somewhere between your old rate and what’s currently available. Currently, the rate on a five-year fixed mortgage is around 2.65 per cent, so that means you could potentially get a new rate around 2.3 per cent on a new five-year mortgage. You essentially agree to pay more immediately and for longer to avoid potentially higher rates when you need to renew your mortgage. The trade-off may be worth it since you’re avoiding any prepayment penalties with a blend and extend mortgage. THINGS COULD CHANGE

There’s no way of knowing for sure what will happen with the economy

and how the Bank of Canada will react. Instead of worrying about what ifs, you can use a mortgage affordability calculator to estimate what your payments will be if rates rise. As long as you build in a bit of a buffer, rising rates won’t affect you much since it’ll still fit within your budget. THE BOTTOM LINE

A 10-year mortgage will give you peace of mind, but it’s impossible to say if you’ll save money in the long run. Traditionally, homeowners who have gone with variable-rate mortgages have paid less compared to fixed-rate mortgage holders. If you’re still unsure about what to do, contact with a mortgage broker who can go over all the options with you. THE TOP PLACES TO INVEST IN REAL ESTATE IN ALBERTA BY WAYNE KARL & SONIA BELL If one of the first rules of investing is to buy low, there may be plenty of reasons 2017 could be the year to buy real estate in Alberta. Coming off a prolonged slump in the economy and housing market, thanks to low oil and gas prices, Alberta seems poised for recovery. For investors, this could mean it’s a good time to shop around, while keeping an eye on changing economic conditions. “Until you have employment and people moving back into the province, creating demand for rental units, which will then drive the demand for sale units, the world of real estate right now is looking at opportunities to buy,” Patrick Francey, CEO of the Real Estate Investment Network (REIN), told NextHome. “Knowing that in the next couple of years as the economy starts to pick 60  NextHome.ca

up, and gross domestic product actually increases, that’s what’s going to drive real estate.” Insiders agree that the best places in Alberta to search for opportunities are within its two largest cities. With this in mind, NextHome has assembled a list of the Top Places to Invest in Real Estate in Alberta, using the investment strategy known as “buy, hold and rent” (see sidebar). We examined vacancy and rental rates (two-bedroom units) from Canada Mortgage and Housing Corp., and validated these findings with the latest data on population, employment and wage growth. For context, we’ve also included average home prices – with data provided exclusively by Royal LePage and Brookfield RPS. Our research was further guided by insight from investors and other experts.

“For both Edmonton and Calgary, there are great buying opportunities right now, but there’s no rush,” says Francey. “That’s the good news. You’re finding the properties that cash-flow in a single-family would have preferably come from basement suites. Anything that’s in the $400,000 to $500,000 range is still very strong, but ultimately, there are good opportunities to buy. You’ve got to look for the deals, but they exist. And there are cash-flow opportunities, especially in single-family uptown suites.” CALGARY

of vacancy rates, rental growth and home prices. “The number of rental properties are few and far between in Okotoks, Chinook and downtown Calgary, and this is unlikely to change in the near future,” says John Hripko, realtor, Royal LePage Benchmark, Calgary. “Demand for these regions is continually growing, as many buyers and potential renters have become increasingly interested in these markets.” Calgary remains something of a double-edged sword for investors at this point, Hripko adds. Alberta is one of the only Canadian provinces that doesn’t have rent controls, allowing investor-owners to set and raise

rents as they please. However, given current market conditions and the fact that anyone can buy a house with a five-per-cent down payment, renters are gaining buying power, which stalls growth in rental prices. “If investors choose to suck it up and purchase a property at current rates, they would likely turn a monthly profit in the near future, as oil prices continue to stabilize and the Alberta economy returns to its former glory, causing rental rates and home prices to increase,” says Hripko.

Prices climbed in 2015, 2016 and now we’re finally seeing a small drop in prices. That might even be attributed to the changes in financing rules in October 2016.” The St. Albert and University areas, as well as downtown, stand out as those that are holding their own. St. Albert has held up, mainly due to the types of homes and residents in the area, says Shearer. A lot of people who reside in St. Albert are government workers, mingling with a mature crowd of executive types who are more established and less likely to be influenced by swings in the economy. University, meanwhile, has actually benefited from the slowdown. “If you don’t easily find employment in a recession, generally speaking, you double down on education,” he says. The student population in this area is supporting the rental and resale market, while medical professionals also want to be close to the main hospital. “We haven’t suffered any major cutbacks yet to our medical system, so this neighbourhood is still going strong.” Downtown Edmonton is seeing plenty of development from the Ice District and Rogers Arena, with several new condos under construction. “I believe that the excitement of having the Ice District and several other projects come to life downtown has created a new energy and is increasingly drawing interest from homebuyers and investors alike,” says Shearer. “Simply put, downtown Edmonton is becoming an even better place to live.” LETHBRIDGE

“The Edmonton market has been a real head-scratcher the last little while,” says Tom Shearer, broker and

including in the important healthcare sector, and a growing student population make this location worth a look. Indeed, as much as 20 per cent of the population of about 93,000 residents in Lethbridge are students, primarily at the University of Lethbridge and Lethbridge College. “Lethbridge is a college town, with both the university and the college hitting milestones in curriculum development and attendance,” says Karen Davis, associate broker delegate, Royal LePage South Country. “The hospital and senior care services also employ young graduates still in the rental market.” Student housing, naturally, is a popular choice for investors here, who typically hit net income of about five per cent, she says. Homebuyers from across Alberta are also attracted to the region for its quality of life. “Young people come to college here and stay to build a life,” says Davis. “With the amenities of big city life, minus the long commutes, hectic pace and higher costs of living, Lethbridge is an attractive and affordable alternative to larger centres.”

Affordable home prices offer investors a great opportunity to get in on the ground floor. “Energy producers are beginning to regain strength, boosting the region’s economy and potentially drawing

more people into the market in search of jobs, which will help to guide prices upwards over the long term.

“We are already beginning to see a number of commercial properties being snapped up, which is often a hallmark of a region on the rise.”

You benefit in three ways: What many experts view as the smartest and lowest risk strategy for novice investors, this method involves buying a property, holding it for the long term (five to seven years) and renting it out. The Passive House standard is the most stringent energy standard in the world. Brookfield is aiming for this to be the first Passive House in Alberta certified by the Passivhaus Institut in Germany.

NEXTHOME: An easy one to start: How’s business in Calgary? It seems the economy and housing market are starting to turn the corner. Allan Klassen: The market has been pretty steady for the first half of the year, considerably stronger than 2016. Construction permits are up 30 per cent, and though listings on MLS have increased dramatically, it’s showing a balanced market. So, overall, very good in most segments. NH: The so-called “missing middle” is something we’re hearing more and more about, especially in large, expensive markets such as Toronto. How much of an issue – and opportunity – is it in Calgary? 72  NextHome.ca

AK: I don’t see this as an issue as much as an opportunity. The “missing middle” is a term used to describe a housing product that will provide a mixed-use application to a larger site – 20 to 30 acres – introducing a variety of housing types. From walkup towns, semi-detached, apartments and condo, owned and rental, all supported by some retail component. Primarily in brownfield development,

The floorplan is the Austin – a model that Brookfield already builds with conventional construction techniques. but also in greenfield suburban development, usually near a Transit Oriented Development, whereby a neighborhood within a neighborhood is created. Focused on the two largest demographics – downsizing Baby Boomers and the up and coming Millennials. NH: What areas of Calgary are prime candidates? AK: Any neighborhoods that are close to transit, have large sites, such as underutilized shopping malls, schools or new communities that have a 20to 30-acre site. NH: How much is Brookfield focused on the “missing middle”? What projects do you have underway? AK: I don’t believe we are as focused on the “missing middle” as we are on understanding the overall market demand of the consumer for choice both in our suburban communities such as Livingston, as well as the inner city and other brownfield opportunities. NH: Brookfield is also involved in something called “passive housing.” What exactly is that, and how is it going?

AK: The Symon’s Gate Passiv Haus is a community showcase for sustainability and advanced energy efficiency. It will be one of the most energy efficient homes ever built in Alberta – using 90 per cent less energy than a typical new home. We’re having a year-long open house before we sell it. It’s our hope that this home will spark important conversations about energy efficiency and home design among homebuyers, neighbours and industry and government. The base theory of the Passive House design and construction can be summed up as: Maximize gains and minimize losses. The home was designed, engineered and pre-fabricated in Germany, the acknowledged world leader in passive house construction, and then shipped to Calgary for construction by Brookfield’s master builders. It is a living, working demonstration of sustainability and Brookfield Residential ’s commitment to innovation. As a pilot project, this house will be a “one-off” in this community, but it will provide our employee and trades teams with new experiences and understanding to help prepare for anticipated future code improvements.

Homeowners of these kinds of homes will enjoy an incredibly quiet and comfortable home with excellent air quality. Thanks to the super-insulated walls and roof, airtight construction and ultra-efficient windows, the home is draft-free. There isn’t even a furnace! The sun and warmth generated during the daytime eliminate the need, and heating and operating costs will be lower thanks to the significant energy savings and the use of high quality components such as PV solar array to provide electricity, and concrete and cross-laminated timber to help the home withstand extreme weather. Since this is a pilot project, we haven’t made a commitment to build more passive homes in Alberta. We will evaluate the interest from buyers and incorporate learnings into future designs. NH: What is the future of passive housing in Calgary? Are buyers ready to embrace it? AK: It’s a little too early to say, as we have not completed the home, and we still have a lot of work to do to understand the customer response. FALL 2017 | NEW COMMUNITIES  73
