Weathering the storm

Calgary is doing more than holding its own

ou’d think the heavens had opened up and rained a torrential beatdown on the economy and housing market in Calgary. To be sure, it’s been a challenging 2015 so far, but hardly a perfect storm of conditions to bring on the end of the world as we know it, as some would have you believe. Take, for example, Canada Mortgage and Housing Corp.’s recent assessment that the housing market in Calgary – and in Edmonton, as well, for that matter – remains safely in the low risk category. No doubt, the prolonged slide in oil prices has spooked some prospective homebuyers and owners. But if you’ve lived in Calgary for the last seven or eight years, you know this is not the first slowdown the market has experienced. Additional proof comes from RBC, in its latest Housing Trends and Affordability Report. Not only is Calgary shown to still be one of the most affordable markets in Canada, homeownership affordability actually improved in the second quarter, in two of the three housing categories monitored. Indeed, owning a home in the city at market price remains more affordable than it has been, on average, since the middle of the 1980s, RBC says. Conditions may not be ideal and additional challenges could emerge, but the Calgary housing market is more than just holding its own.

the urban lifestyle THERE IS AN OLD saying in real estate

that it’s all about location, and for many of today’s young professionals and empty nesters who desire an urban, care-free lifestyle, their ideal location is inner-city and downtown neighbourhoods. That’s why you’ll discover fabulous apartment-style condos, townhomes and infills in sought-after communities such as Kensington, the Beltline, East Village, Inglewood and Victoria Park just to name a few. “Calgary is an alive and evolving city and there’s a trend toward urbanization that is just going to continue,” says Robert Duteau, senior vice-president, development, Grosvenor Americas, which has been a property investor in Calgary for more than 20 years. “People are making a lifestyle choice about living in the urban centre; they want to be able to walk to work, restaurants, nightlife, shopping and they want the freedom to travel.” Despite the economic slowdown, 10 CALGARY COMMUNITIES FALL 2015

Grosvenor remains confident in the Calgary market and has two signature condo highrise projects under construction, and more on the horizon. Current projects include Smith in the Beltline on 15th Avenue and 6th Street S.W., and Avenue in the West End at 5th Avenue and 10th Street S.W. “This is also a fantastic time to get positioned for our next big project,” says Duteau. “We’ve secured another premier site in the central Beltline – which is where we’re focused and will continue to build because it’s a vibrant community that offers a tremendous urban lifestyle.” For over a decade, Qualex-Landmark Group has been especially drawn to the Beltline, “which has always been a great place to live, but continues to get better as it densifies and attracts great architecture,” says Parham Mahboubi, vice-president, planning and marketing. “Over the last decade, the gradual densification of the Beltline has contributed to creating greater community vitality. We see more pedestrians on the streets right into the evening hours, and this is only a glimpse of what’s to come.” Qualex-Landmark is currently selling Park Point at 12th Avenue and 2nd Street S.W. and has acquired other property as it continues to place its sights on the long term growth in Calgary. “We specifically chose Calgary’s Beltline community because it is a very established and vibrant neighbourhood

with a rich array of amenities and services within a short walk,” says Mohammed Esfahani, president of Qualex-Landmark. “Downtown living is becoming increasingly popular due to walkability and the convenience of access to amenities.” On the other side of the river, Battistella Developments is developing its second building, LIDO, in Kensington, which “is one of the most sought-after inner-city communities,” says Ijmal Haider, manager, sales and marketing. “We get quite an array of buyers here because everything is nearby – restaurants, grocery store, parks, the river, the LRT and all in walking distance. “Kensington has a strong sense of community and there is always something going on,” he adds. “We also seeing an increase in the density and its bringing in a whole new group of buyers that weren’t here before so that’s adding to the excitement.” Condo buyers aren’t alone in selecting an urban lifestyle, several single-family homeowners are choosing to remain in their coveted inner-city neighbourhoods tearing down and rebuilding homes to suit their needs, says Ryan Hall, vice-president, marketing and communications for Baywest Urban Living, a division of Baywest Homes. “Typically the homeowners love their neighbourhood, being in a mature community with established amenities they can walk to and, if they work downtown, being able to minimize their commute,” Hall explains. “They don’t want to change their lifestyle so we work with the homeowners to redevelop their property. “Many of these homes are 1960s or ’70s era bungalows and usually size and function are the biggest issues, so we provide a turnkey solution to urban development,” he says, adding they’ve rebuilt homes in inner-city neighbourhoods such as Elbow Park, Mount Royal and Stanley Park. W

ith the highly anticipated opening of a new showhome parade, the launch of an exclusive new townhome project and being featured in Canadian Geographic magazine there is lot of excitement surrounding Saddlestone in northeast Calgary. Genesis Land Development has crafted Saddlestone with a “fused grid” design – the first of its kind in Canada, which made it the focus of a recent four-page feature in Canadian Geographic. The fused grid design promotes a pedestrian-, environmentally- and family-friendly atmosphere that strikes a balance between providing efficient routes for vehicles and pedestrians. The design creates a tranquil and safe neighbourhood giving more opportunity for families and children to enjoy green spaces and increases the amount of pathways and the potential for social interaction, says corporate marketing manager Jesse Coderre. The intricate pathway system in Saddlestone means

residents are more encouraged to park the car and walk to the four community parks and other great amenities, including two ponds with seating areas, a playground, soccer fields, ball diamonds and a school site currently under construction. As part of its “green” theme, Saddlestone features rain gardens that filter runoff pollutants, conserve water and foster an environment for the creation of plant habitats. The walkability and sustainability aspects of the community, along with its great amenities and new housing choices are garnering a huge response from new homebuyers eager to call Saddlestone home, Coderre says. “We’ve released 119 lots in Phase 7 and it’s selling out in record time,” he says. “We’re seeing a great response from buyers as we’re over 25 per cent sold. “We’re really excited about opening our new showhome parade in Phase 7 on Sept. 19; it’s the first new parade in a couple of years so people are eager to FALL 2015 CALGARY COMMUNITIES 19

Genstar’s Walden launches new phases, housing styles by HEATHER RYAN

W

ith the return of several different housing styles for the entry level market the selection keeps getting better for new homebuyers looking to make a home in Walden in southeast Calgary. “We’re really excited to offer more choices for homebuyers and we had a successful showhome opening this spring especially due to the return of the starter market,” says Patrick Briscoe, development manager for Genstar Development Company, which is creating Walden.

“The starter home product had been missing from our lineup for some time, so we’re happy to have them back and it’s really driving sales in Walden,” Briscoe says. “When you consider the doom and gloom about the economy, the response we’re getting is beyond our expectation and we’re pleased to now be able to provide all the market segments in Walden.” Among the new offerings in Walden, Homes by Avi has a semi-detached product line with four new showhomes in two locations. While Excel presents lane homes and zero lot line homes with front garages – and has opened three lane showhomes and two zero lot line showhomes. “Excel has also launched an incredible separate sales centre by the lane showhomes to provide visitors with information on their homes and the community,” Briscoe says. “It’s also an onsite design centre, which is the first time they’ve done that, so people buying an Excel home in Walden don’t have to venture outside the community to make their selections, which is pretty special.”

In Phase 21, Avi Urban is following its highly successful Edison in Walden townhome development, which is now completed, with a new townhome project called Jackson, while in Phase 19, Rockford Developments is expected to launch Axis at Walden this fall, which offers townhomes with garages. Another exciting offering for the starter market is a condo apartment development that is expected to launch later this year by Cardel Lifestyles. In Phase 25, Cardel Homes is building a laned product with detached garage and front-attached garage homes on zero lot lines – both aimed at offering affordability for first-time buyers. Activity is also continuing in Walden’s immensely popular move-up and semi-estate lines with Cardel Homes, Cedarglen Homes, Homes by Avi and Excel Homes building move-up homes and Cardel and California Homes building semi-estates in Phases 23 and 24. Genstar has complete the highly anticipated connection of 210 Avenue S.E. off MacLeod Trail providing residents


with a second major entrance (194 Avenue S.E. was the first), Briscoe says. “210 Avenue will also be home to a new 65-acre, 700,000-sq.-ft. regional commercial centre that will be developed over the next few years and have lots of amenities. “Calgary Transit has also launched its first bus service into Walden, which was one of the most sought after things by our residents, so now they can take public transit to Shawnessy for shopping and the LRT. “We’re also moving forward next year on the construction of a large storm water pond complex that will have pathways with mileage markers and a huge playground, which will be a big community feature for the next phase of Walden,” Briscoe adds. Walden already offers tranquil parks, open spaces and pathways, and presents a community where families can live, work and play. Named after Walden Pond, the community has been designed to ensure there is low impact on the environment and Genstar has been careful to retain native

trees and vegetation giving Walden the look of an established neighbourhood with an abundance of green space. “Walden has really become a vibrant, family-oriented community and we’re getting a great response from people because of the community being more established,” Briscoe notes. A major addition in the community, he adds, is the Gates of Walden commercial site, which includes a wide range of neighbourhood conveniences such as Save-OnFoods grocery store and Shopper’s Drug Mart. Residents also appreciate that they have easy access to a wide range of shopping opportunities just a short drive away along MacLeod Trail and in Shawnessy. Walden residents have quick access to MacLeod Trail and Stoney Trail, as well as to Deerfoot Trail; and it’s just five minutes to the Somerset LRT. The secret lies within the art of skillfully creating the perfect balance. The overall feeling when you walk into a space is comprised of many different elements working together. By carefully selecting the right pieces, the end impression will be very similar whether you spent a high end budget or a moderate one. I firmly believe in this, and have founded my design firm’s philosophy around it. In this beautiful bedroom, we wanted to designed a space that felt glamourous; rich in textures; bold; elegant – but also timeless – without breaking the bank. It is essentially a monochromatic design scheme using blues and whites. Using bold contrasts of light and dark is a great way to offer a strong, easy and cost-effective drama.

4. Shiny metallics and crystal. Some sparkle and shine always helps to enhance a glamourous look and feel. Metallics and crystal do not have to be used in large quantity, but a repetitive amount throughout can create quite an exquisite finish. In this room we indulged in silver nailhead studs around the headboard, the benches at foot of the bed and in accessories. A few extra touches of crystal in the chandelier and the side lamps also helped further achieve the glam feel. The ‘sum of its parts’ concept holds true when looking to create an affordably designed space that looks luxurious and elegant. It is not about the price of each item, but the combination of the items combined that makes all the difference. We like to assure people that they don’t have to spend a fortune on every item as long as the budget is spent wisely on items that matter the most – that will have the right impact. That is what smart design is all about!

CREATING THE LOOK WITHOUT BREAKING THE BANK: 1. Creating a impactful focal point is key. In this case we used a traditional, bold floral pattern in many shades of blues as the focal point. We had it custom made with our artisans at a much more affordable price then you could find retail. We installed it very high up on the wall, which really helps anchor the space. 2. Using reflective surfaces. Mirror is a super-easy and affordable way to give the room a glamourous feel. We used mirrored night stands complemented by elongated decorative mirrors. 3. Layer many different patterns together. In this room, the interest was created by using a multitude of different, very complementary patterns together. The lighting fixture, the textured area rug, the beautiful quilt at the end of the bed, the pillows and the headboard are all very bold and busy patterns. They are 28 CALGARY COMMUNITIES FALL 2015

C

ome home to an idyllic, tranquil setting where you can escape the city’s hectic pace and enjoy nature’s beauty that includes five lakes and scenic vistas in picturesque Rock Lake Estates. Presenting a park-like atmosphere, Rock Lake Estates in Rocky Ridge is being developed on approximately 80 acres in the northwest by Decker Management Ltd., which has more than 30 years experience in the residential industry focusing on creating communities with families in mind while maintaining the natural esthetics. In Rock Lake Estates, located just south of Country Hills Boulevard and east of 12 Mile Coulee Road N.W., Decker has done this by crafting six phases that emphasize the natural setting and providing country living in the city. In its latest release, Phase 4 adds 103 lots to the community and is aptly titled Five Lakes at Rock Lake Estates as there are five wetlands on the site, which total 18.8 acres and homeowners will appreciate the opportunity to enjoy this natural area with walking paths running through the community, to the ponds and wetlands, and even connecting to existing city pathways.

“To me this is the most beautiful phase to date in Rock Lake Estates and we’re already getting a great response from buyers who want to be the first to get their choice of lot,” says Cathie Beaudin, director of operations, Alberta. “Most of the lots back onto the wetlands and we’ll have 59 walkout lots.


“A new addition in this phase is that there are 14 lots with a paved lane, a rear-detached garage and are zoned R2 so they allow for a nanny suite or office above the garage, something new and exciting for this community and this region of this city,” she adds. Decker welcomes builders Crystal Creek Homes, Jager Homes and Lupi Luxury Homes, to Phase 4, which are building entry level to luxury estate homes with the minimum home sizes being 2,000 sq. ft. for two-storeys and 1,600 sq. ft. for a bungalows and bi-levels. “We wanted to make this phase a little more affordable so we made the lots slightly smaller ranging from 38-44 ft. wide and 120-130 ft. deep with prices ranging from $850,000 to $1.1 million depending on the custom finishes and features,” Beaudin says. “And, while the lots may be smaller, we’re keeping the same architectural styling as the other phases so the homes will complement the rest of the community.” The architectural style throughout the community is Prairie, Contemporary, Craftsman and French Country featuring beautiful rooflines, stone details and plenty of colour exuding originality, fresh thinking, and ensuring the esthetic appeal and quality of the community are maintained. Decker is also already planning Phase 6 on the northeast edge, an additional 26 lots, expected to be released in later fall 2016 or early 2017, “which will be a natural succession to and extension of Phase 4,” Beaudin says. ith new townhome projects taking off and an array of single-family home choices available, Nolan Hill is selling quickly as it’s proving to be immensely popular with buyers looking for everything from starter to luxury abodes. Situated among rolling hills in northwest Calgary, United Communities is crafting the master-planned community of Nolan Hill, which continues to be one of the fastest growing communities in the city, and is now home to a wide range of multi- and single-family options. “Nolan Hill is in high demand with buyers because it has so much to offer,” says Steve LePan, marketing director with United Communities. “We really have a product line for almost everyone with townhomes, street towns, zero lot lines, move-up and estates. “It’s selling well because people love the location and its convenience to major routes and shopping, the theme, the architecture and the abundance of greenspace.”

LePan says they had a great response to the opening of 14 new showhomes in the community this summer – bringing the total to 20. The newest showhomes are all front-attached garage models in the zero lot lines, move-up and estates product lines starting from the $450,000s. “We opened a new zero lot line showhome parade in May that includes all of our builders – Homes by Avi, Morrison Homes, Shane Homes, Pacesetter by Sterling Homes and Trico Homes,” LePan says. “These homes offer great value and aim at affordability for young families,” LePan says. “They are popular because they allow people to purchase a smaller lot without sacrificing the square footage of their home.” Trico and Avi have move-up homes on bigger lots and also opened new showhomes in May. A recently release Phase 9 has lots available for both the zero lot line and moveup homes. “There are also estate lots that are larger 36- and 38-ft. available with our builder group,” LePan says.

What we learned

EVEN EXPERTS CAN LEARN A THING OR TWO. Such was the case recently when our very own Melanie Gowans, senior media advisor for Calgary & Area New Communities, went through the process of buying a new home for her family. Melanie is immersed in real estate on a daily basis, but even someone of her expertise found the experience something of an eye-opener.

C&ANC: How did you manage the financing? GOWANS: Every builder has different down payment requirements and options. Luckily, our builder fit our financial situation. We wanted to pay the down payment out of pocket and not have to use the proceeds from the current house. They allowed us to pay five per cent over four months with post-dated cheques.

C&ANC: What prompted you to buy a new home? GOWANS: We weren’t thinking of moving or buying a new home, but when I contacted the showhome for some generic pricing on a floorplan I absolutely fell in love with, we couldn’t help it. Many things had to align to make this happen. Our existing house was nice, but we could use the extra room, with two kids and a revolving door of out of town guests. The price was in our budget and the lot was perfect, so we took the plunge.

C&ANC: What upgrades and features did you select? GOWANS: I wanted to be smart with the amount we spent on upgrades; some people estimate you should budget 10 to 15 per cent of the purchase price. We spent four per cent, and I’m proud of that. Most builders offer similar included upgrades, such as a good selection of granite and quartz, flooring and tile. They also provide a lighting and appliance allowance, which you will definitely exceed. Certain upgrades are important, and others aren’t

necessary or you can upgrade later on your own. We spent the bulk of our upgrade budget on electrical, railings, cabinets, extra shelving and appliances. Lighting and window treatments can be added later, so we ordered within a few hundred dollars of our lighting allowance and purchased upgraded window treatments only on the main windows. C&ANC: How was the builder in terms of meeting timelines? GOWANS: You will almost always have delays when buying a new home. At the time our home was scheduled to start framing, there was a framer shortage in the city. Our sales consultant was very good at communicating with us about delays and sent us status updates. We were lucky to have no weather delays, as that is the main cause in most cases. C&ANC: And how did the timing work out, with selling your existing home? GOWANS: Although I was a bit stressed during the sale of our home, it all worked out perfectly. We listed our home two months before our projected possession date. Our realtor was amazing and we sold within 30 days. We moved directly into our new home with one day to spare. Our realtor was the reason this transition went so smoothly. The lesson here – choose your realtor carefully. C&ANC: How “ready” was your new home and the surrounding development when you moved in? GOWANS: Our lot was the last in the cove, so we have been living with minimal disruption from trade workers and heavy construction. The neighbourhood is still being developed, but this won’t be the case for long. Some builders are building a block at a time to ease that concern from prospective buyers – everyone on the block moves in at the same time. Another option is to purchase a quick possession home, if available. You won’t have the same freedom to choose the finishings, as such homes are already built, but you won’t have to live in a construction zone.

C&ANC: Landscaping your lot is an important step as well. What did you do in this area? GOWANS: We purchased a large pie lot so our children have no excuse but to play outside instead of being in front of a screen. We are waiting for our garage pad to be poured and then they will perform a final grading. We plan to build the fence and composite deck this year, and add sod and stone patio next year. We put about five per cent of the purchase price away in savings for the yard, however, you could probably allocate as little as two or three per cent. Most builders provide a landscaping certificate to use a garden centre of their choice, but it usually covers only some sod and a tree. I wouldn’t recommend new-home buyers leave your yard unfinished for more than a year, and be sure you don’t forget about this added expense. Most important piece of advice? Remain laid back. More than 240 people are involved in the building process, and anyone can make a mistake. In the end, you have a beautiful, brand new home that is a reflection of you and your family. ew homebuyers are able to enjoy small town charm with big city amenities when they choose to live in one of Okotoks’ most sought after communities – Drake Landing. United Communities has been developing Drake Landing for over 10 years and it was nearing completion when the developer acquired additional land giving buyers a second chance to make a home in this beautiful, well-established community. The additional land has provided United with the opportunity to bring on 150 new lots in three phases. A third of these lots were released last fall in Phase 10, and another 50 are now available in newly launched Phase 11, says Steve LePan, marketing director with United Communities. “The benefit for people buying in these new phases is they can enjoy all the amenities of an established community and get to build a new home,” LePan says.

“In Phases 10 and 11, buyers have a wide selection of single-family housing styles and lots to choose from featuring laned homes with front porches and optional rear detached garage, move-up front-attached garage homes and an estate-type product on lots that back onto the pond. “We also opened a new showhome parade in May and features our front-attached garage product – one from each our builders,” he adds. “We’re getting a good response to the showhomes and people like Drake Landing because it’s a well-established community with lots of green space, pathways, playgrounds, an off-leash area, and they really are getting more value for their money here.” He notes that people love the community so much that several of those who bought an entry-level product during the early phases, are now moving up to the larger homes because they want to remain in the community.

The sky is STILL not falling on

SEE, ALBERTANS, THINGS REALLY COULD BE WORSE. Sure, your provincial economy and real estate markets are feeling the effects of a prolonged slump in oil prices, but at least Alberta housing is not high risk. That dubious distinction belongs to Toronto, the once infallible and largest housing market in Canada, which Canada Mortgage and Housing Corp. (CMHC) revealed has edged into high risk territory. Its counterparts in this rather uncomfortable club are Winnipeg and Regina. Nope, the sky is still not falling on Alberta housing. Your housing markets – specifically Calgary and Edmonton – remain safely in the low risk category. “The total average price is expected to moderate in Calgary and Edmonton, given the decrease in sales and the decrease in the sales-to-new listings ratio to levels consistent with buyers’ market conditions,” CMHC says. “However, the magnitude of a decline in prices is not expected to be as large as what was seen in the previous downturn in oil prices in 2008.” During the previous oil price decline, prices for Alberta housing declined significantly, CMHC says. Canadian Real Estate Association (CREA) data shows the average MLS price decreased by 17 per cent in Calgary, and 14 per cent in Edmonton, between late 2007 and mid-2009. Calgary: Over the last year, the rise in house prices outpaced the gain in personal disposable income, contributing to a moderate risk of overvaluation. The low price of oil has impacted many different sectors of the economy, affecting employment and income growth, and increasing the unemployment rate. Weaker labour market conditions have also slowed migration to the region. Still, overall, the overall housing assessment in low risk. In terms of homes sales, Calgary posted the largest year-over-year declines in Canada, compared to last year’s record levels, the Canadian Real Estate Association says. However, activity there is still running roughly in line with fiveand 10-year averages for sales during the month of July. Edmonton: The risk of overvaluation remains low despite growth in house prices that has exceeded gains in disposable income. The labour market has been impacted by lower oil prices, slowing employment growth, limiting income gains and pushing up the unemployment rate. Population growth has also slowed, as fewer migrants are moving to Edmonton. Edmonton is experiencing a high level of housing construction, CMHC says. “We do not expect this to be sustainable, and housing starts are forecast to decline in 2016. Single-detached starts are forecast to decline 6.3 per cent in

2016 and multi-family starts are forecast to decline 25.7 per cent, as inventory levels begin to build over the next year.” In addition, there is a substantial number of rental units under construction in Edmonton, almost 27 per cent of the multi-family units under construction are for rental. The rental vacancy rate increased from 1.4 per cent in April 2014 to 2.4 per cent in April 2015. “When these rental units are completed, it should help lift rental vacancies and slow new rental construction.”

Developed by United Communities, this 111-acre master planned community presents a mix of residential and commercial along with park space, soccer fields and a linear pathway. “We’ve been in Strathmore for years developing a residential neighbourhood along the north side of The Ranch Market – a bustling new commercial centre anchored by Wal-Mart, Sobey’s, Totem and Holiday Inn,” says Steve LePan, marketing director with United Communities.

The new models are The Brighton, 1,763 sq. ft. with a bonus room and The Coral, 1,671 sq. ft. with extra loft space. Jager marketing director Gina Roland says: “We’re thrilled with how our product turned out in The Ranch. The town of Strathmore gave us a very warm reception for our launch in May and we now have our two must-see showhomes open that are getting a great response. “People are very excited to learn that everything is included, what you see is what you get; beautiful finishes, no surprise extras and well-thought-out spaces.”


Jager’s showhomes are The Eastgate, 1,790 sq. ft., and The Waterford, 1,511 sq. ft., both twostoreys with three bedrooms and 2.5 bathrooms. The homes start in the mid $300,000s. “These homes are only attached by the garage giving the buyer a little more driveway and more garage; they’re more affordable and offer a lot of value,” Roland says. “We also want everyone to know that this is a small phase and limited opportunities for quick possessions, and pre-sale homes are available.” The Ranch has been designed to take advantage of the picturesque prairie setting by blending the residential lots with the natural

3 reasons why now is a good time to buy Calgary real estate by CODY BATTERSHILL

WITH CURRENT ECONOMIC AND HOUSING forecasts, many buyers aren’t sure whether now is a good time to make a move in Calgary’s residential real estate market. Actually, there are some definite pros as to why now would be a good time to buy. Here are three: 1. INVENTORY IS UP Normally, inventory accumulation sits at about 1.5 months. Right now, inventory levels are between two to three months of supply, giving buyers a greater selection of properties to choose from. Increased inventory also promotes competition among sellers for you as a buyer, which can allow for greater latitude in negotiations. You may just get that $10,000 or $15,000 drop in price that you were looking for! 2. INTEREST RATES ARE LOW Many people have recently made a move to buy Calgary real estate simply because of the incredibly low interest rates offered by lenders. That means more money stays in your pocket over the long haul due to less interest paid – a favourable situation for any homeowner with a mortgage. 3. ABSORPTION IS DOWN In a market with high absorption rates, buyers have to make snap decisions on whether they like a property and if want to make an offer. The current low absorption rates seen in Calgary’s residential sector mean you as a buyer have much more time to make decisions without feeling rushed to put in that offer. In a high-absorption rate market, it’s not unusual for a property to have many offers and can make it more difficult for you to win in the bidding process with the seller.

ALBERTA IS “LOW RISK” Canada Mortgage and Housing Corp. (CMHC) recently categorized Calgary as a “low risk” real estate market. Compared to Toronto, which has joined Winnipeg and Regina as the only “high risk” real estate markets in Canada, Alberta seems to be doing just fine, despite the turmoil its economy and housing market have faced recently. Alberta’s residential sales activity remains in line with the five- and 10-year averages seen for the province. That alone should bring at least some comfort to some Albertans who are on the edge of their seats during this bumpy ride of slouching oil prices and federal elections. NOTE: We should all be reminded that every economy is always in flux. Even though Calgary’s residential market is currently experiencing an economic downturn, real estate prices will recover and long-term confidence in the market should not be lost. While saving wall space for storage instead of windows is a great idea, it’s very important to add light fixtures to ensure that your garage is bright. We all know that for years kitchen and bathroom renovations have been at the top when it comes to return on investment (ROI) but did you realize that your garage is also at the top of the list? With an expected ROI of almost 65 per cent, according to Remodeling Magazine’s 2015 Cost vs. Value report, having a garage is worth a lot of money. So why do almost 70 per cent of homeowners admit that their garage is too full of clutter to even hold their car? It’s time to take back all that great usable space. Here are my five steps to helping you create a space that is more than just a spot to put the garden tools. 1. GET EVERYTHING OFF THE GROUND The size of your garage is very important when realizing its true value. If your garage looks big, it’s worth more! systems such as the Gladiator GearTrack to get items such as bicycles, rakes and shovels up and out of the way. 2. PAINT THE FLOOR OR ADD TILES Seeing as much of the floor as possible is key to visually maximizing your garage, but no one wants to see a floor covered in stains from the car or the lawnmower. Choose paint or a tile designed specifically for floors so that it will last. When picking a colour, go with something that will hide any future stains and marks. I personally like a charcoal grey because it not only hides the scuffs from everyday use, it also hides dust and dirt that blows in when the garage door is left open. 3. HIDE THE SPORTS GEAR Too often the garage becomes the home of bulky sports gear such as hockey bags or golf clubs. These awkward bags are always getting in the way or falling over. Look for storage units on wheels to hide all of the uncooperative items behind closed doors. Then everything would

What today’s buyers want in their new homes by JIM RIVAIT

WHAT DO TODAY’S NEW-HOME BUYERS WANT? Answers to that question and many more are found in a recent survey of Canada’s new-home buyers. The CHBA Home Buyer Preference Survey reveals new data in more than 50 areas of home design, building features, buying preferences and demographics. Conducted by Avid Ratings Canada, the survey is based on responses from more than 12,000 recent buyers, so it provides a lot of solid data to help builders understand and satisfy a broad range of customer needs. Start with the question of who is buying new homes. Nearly half are members of Generation X (the one that came after the Baby Boomers) with Millennials representing another 38 per cent of buyers. Single couples with no kids are the largest group buying new homes. They are just one of the distinctly different categories of buyers. New homes also attract singles, growing families with children, downsizing families, semi-retired or retirees seeking a mixed-age or age-restricted communities, investors and vacation homebuyers. Quality and energy efficiency are areas where buyers don’t want to compromise but a fifth of buyers will choose a smaller home to lower costs. The most popular choice of house style on the market remains a two-story singlefamily home. Walk-in closets and energy efficient appliances top the “must-have” list for new-home buyers. Buyers also want their new community to provide the same high quality of life as their new home. Walking and cycling paths, parks and recreation centres and fully landscaped communities lead the way for the majority of consumers. When it comes to finding their dream home, Canadians have embraced the power of technology – regardless of age. An overwhelming 85 per cent of Canadians start searching online and more than half find social media a useful tool. The new computer tools that allow buyers to see how their home will look are a hit with almost all buyers. House hunters are also reaching beyond the traditional circle of friends and family for opinions about what to buy, with 89 per cent using online customer reviews to guide their decision. These are just a sampling of the findings from the latest homebuyer preference survey. Successful home builders are always looking for ways to be at the leading edge of the marketplace as well as keeping on top of code changes and introduction of innovative new fixtures and appliances. Customer surveys offer valuable insights that professional home builders such as CHBA members use to offer their Edmonton customers – of all different kinds – the right home at the right price. This was the first year for the CHBA/Avid survey, but it won’t be the last. GOOD DESIGN LOOKS EFFORTLESS AND ENTICING. It makes a statement as soon as you see it. It’s stunning, compelling and enjoyable. Whether it’s casual or formal, indoors or out, it feels complete and comfortable, like the space anticipates your every need. It offers the perfect place to sit, to work, to put your glass down. The colours and patterns work. Everything has purpose, without trying too hard. Don’t you wish you could do that in every room in your home? Great design is a talent, a skill and a challenge. Designers have to educate themselves on an extensive list of techniques and styles. While some of us imagine it would be a lot of fun to shop and decorate, it’s actually a lot of work and effort. As fashions change and trends evolve, it’s a designer’s job to know what trends are coming, what styles will work and where to find everything needed to make a space come alive with the visions that their clients request. They need to know quality, availability, trades, suppliers,

fabrics, textiles and materials for every surface. Their knowledge is vast and their resources are seemingly never-ending. When you hire a designer, you don’t just pay them to put pretty things in all the right places. You hire them for this vast knowledge – for their ability to coordinate the hardwood flooring installer who needs a week, the supplier who needs six weeks to order your sofa, the relationship with the stone company who is going to cut, deliver and install a five-figure slab of marble in your kitchen – all while knowing where to go for the right linens, toss cushions and table lamps. Never mind the hours of consideration, the drafts and drawings – and the good ones, they still make it look easy! But there are a few things to be learned from a designer, so HD&R has gone to the source. We’ve interviewed some of our favourite Canadian talent and they’ve graciously shared some of their secrets – from managing projects to favourite places to shop. Now you know!

3 FAVOURITE SHOPS:

1. Carrocel Antiques – Toronto carrocel.com. They have everything from fine art to vintage accessories, including lighting and mirrors to large scale upholstery like sofas and armchairs, and their showroom is 20,000 sq. ft.! 2. CB2 – cb2.com. I am a little obsessed with cb2, I have to say! They are so easy to work with, they have multiple locations, they have affordable price points (which I love because anyone can shop there) and they are very on trend. 3. Jalan Jalan – Miami jalanmiami.com. One of my favourite places to shop when I’m in my other hometown of Miami, as their items are so unique and exotic. They carry lively materials from bone inlay to teak and petrified wood. Many of their influences come from Morocco and Africa. Decor tip: 1.You can’t go wrong with a white backdrop – it’s the perfect blank canvas. 2. Anchor any scheme with black. 3. Never compromise on quality. Golden rule: Never, ever, under any circumstances live in the house while you’re renovating it! I will not work with clients who live inside the renovation. I just won’t. It’s a recipe for disaster, a nightmare and should never happen. People think they can handle it, but they can’t.

While multi-purpose is great for a small space, the outdoor rooms that makes us “oooh and aaah” are the ones that require no explanation. Treat each outdoor room with the same care and attention you would an indoor space. Golden rule: For every outdoor room, include all of the exact same elements as an indoor space. Outdoor rugs and outdoor lighting are the key components that most homeowners overlook. They really finish off every space, and yet most homeowners rush out to buy them at the last minute – right before hosting a barbecue!

Decor tip: Before buying anything, decide on an overall design direction and palette. Put together a selection of colours and materials and then keep referring back to that as you go, room by room. If you maintain continuity on the overall items, you can add individual personality and design for each room and it will still tie together. Golden rule: I’m an advocate for choosing an overall timeless design to make sure the financial investment in design has lasting power. But make sure you keep five to 10 per cent of the budget for splurges and those special touches that really make the deign noteworthy.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget prequalified.

MORTGAGE TYPES

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
