Calgary, your time will come again
The idea of buying a home in a challenged economy can be nerve-wracking. Softening demographic fundamentals, declining prices and potential oversupply can strike fear into the hearts of even the most prepared homebuyers. For some, however, it means one thing: opportunity. There’s no hiding the fact that the Calgary economy and housing market have seen better days. Recently released civic census statistics show the extent of the damage the provincial recession has had on local demographics. More people left Calgary in the 12 months ending April 2016 than moved into the area – the first net outflow since 2010, and only the second such occurrence in the past 25 years. In its latest Housing Trends and Affordability report, RBC Economics Research highlights that such conditions also equate to improving affordability. (To underline just how important affordability – or lack thereof – can be, spend some time researching the topic in the context of Vancouver or Toronto.) “Attractive housing affordability conditions could help stimulate the market when confidence does return,” says Craig Wright, RBC chief economist. So, prospective homebuyers in Calgary – conditions are in your favour. Calgary has been there, done that, when it comes to weathering economic storms. If you look at long-term price performance in the city, you’ll see this latest slowdown could just be a pause that cracks open some windows of opportunity. Take advantage while you can.

magine relaxing after a hard day’s work on your front porch enjoying a chat with a neighbour, watching your kids ride their bikes along the street or just taking a moment to enjoy the peace – it’s the type of laid-back lifestyle and small town feel you can expect in Vista Crossing. Vista Crossing by Dream Development is the first truly master-planned community in Crossfield that will be comprised of nine phases and eventually become home to 2,900 residents. Dream Development celebrated the grand opening of the community and seven showhomes on September 10th during its annual Dream Day event, which was also held simultaneously in other Dream communities in Toronto, Regina and Saskatoon.
“We were really excited to include one of our Calgary communities in Dream Day for the first time, which is always coloured with a local flavour and in our case was a fall festival style event to give people a chance to not only experience the community and showhomes, but to enjoy fun activities such as a petting zoo, classic car show, live music, rides and refreshments,” says Michael Tandara, director of marketing. “And the event was ideal for showcasing the small town feel of Vista Crossing and Crossfield.” The event also gave Dream Development an opportunity to introduce its home-building division, Homes by Dream, which is building character (lane) homes for the first time in the Calgary region in Vista Crossing. These character homes blend affordability with style

and design typically seen in higher end homes, with a key feature being an expansive front porch creating a welcoming, “get to know your neighbours” feel. These homes offer two styles – bungalows from 1000 sq. ft. and twostoreys from 1250 to 1500 sq. ft. on 32-ft. wide lots averaging 130- to 150ft. deep and starting at an impressive $339,000 with GST, front and rear yard landscaping and fencing included. Dream has four showhomes now open for viewing in Phase 1. Other builders in Phase 1 include McKee Homes, a longstanding local favourite, and ReidBuilt Homes, which is well regarded for building luxurious homes at an exceptional value throughout the Calgary area. Both builders are offering front-attached garage product on level 40-ft. wide lots and on 47-ft. wide walkout lots that back onto the ponds or wetland priced from the low $400,000s. McKee has one bungalow and one two-storey showhome, while ReidBuilt has a twostorey showhome. “Vista Crossing will offer ‘Sears
Robuck Catalogue’-inspired architecture emphasizing large front verandahs, timeless details and charming streetscapes,” Tandara explains. From townhomes (which will be arriving next year) and character homes, to move-up and semi-estate homes backing onto the parks and wetland, the community will be crafted with intergenerational living in mind. Along with beautiful homes, Vista Crossing will include 20 acres of parkland with over four kilometres of walking trails and five acres of protected wetland. Tandara says it’s particularly important to Dream to ensure Vista Crossing is a “parks first” community, and as such Phase 1 includes not only a protected wetland area, but several sections of parkland and the community’s main playground park along Amery Green. “We’re going beyond just moving dirt and building homes. Vista Crossing is about family and lifestyle; it’s a journey back to what’s best about small town living – being able to walk your kids to school, getting away from the noise, the gridlock, the
traffic jams, the rat race of the city – yet Crossfield is forward thinking,” Tandara says, adding it also is just a 35-minute commute to downtown Calgary with convenient access to Calgary’s northern employment centres, CrossIron Mills mall and the various shops, services and restaurants in Airdrie and the airport. “While it’s technically further away than competing communities in Airdrie, during peak commute times you’re going to be flying right past the traffic jams in Airdrie and getting home in as quick, if not quicker, a time,” he notes. Beyond developing Vista Crossing, Dream is engaging the community by putting together a cookbook for Crossfield this fall filled with recipes from local residents and will participate in the Christmas market. Walton builds on its northeast success with launch of
B
uilding on the overwhelming success of SkyView Ranch, Walton Development and Management is adding another chapter in the story that is changing the face of Calgary’s northeast with the launch of its newest community of Cornerstone. “We’re really excited to continue in the New North with Cornerstone, one of the largest communities in northeast Calgary at over 1,000 acres,” says Kendra Milne, vice-president of marketing. “Cornerstone will be located immediately east of our SkyView Ranch and we’re looking forward to building on its success. “Five distinct neighbourhoods will come together in Cornerstone (Gate, Park, Point, Ridge and View), and there will be five major access points into the community,” Milne says, noting that the community is bordered by Stony Trail to the north and east, 96 Avenue to the south, 60 Street to the west and Country Hills Boulevard will be integrated into the design.

“Cornerstone will also have Calgary’s first major activity centre (MAC), which combines commercial, residential, retail and transit access in one centre,” she says. “It will create over 3,000 jobs and be adjacent to the next planned stop on the northeast LRT line. It will really be a major hub for a lot of activity in the northeast.” The community, which is expected to be built over the next 15 to 20 years and be home to more than 30,000 residents, will also offer 180 acres of preserved natural wetlands, 14 km of regional pathways and Calgary’s first regional park in the northeast quadrant. Walton plans to host a community grand opening on Oct. 15, but has already launched presales in the first phase in Cornerstone’s first neighbourhood – Gate – which will be at the heart of the community. Cornerstone’s Gate has 500-plus lots available in the first phase and offers new-home buyers a great selection of single-family housing styles – front drive garage, duplex,
street oriented townhomes, zero lot line homes with front or rear garage, and a unique, new home style in its courtyard-style homes. “We’re thrilled about being able showcase these courtyard homes, which will be crafted by Jayman (BUILT),” Milne says. “It will be a very different style… a rear drive home with interior courtyard space, so buyers will have a lot of choice in the first phase. Eventually, Cornerstone’s Gate will offer a selection multi-family housing types and will be home to the MAC.” Along with Jayman, builders in this first phase include Morrison Homes, Pacesetter Homes, Shane Homes and Truman Homes. The builders will also have showhomes available in the various product lines and the grand opening of all 28 showhomes will coincide with the community’s grand opening on Oct. 15. The architectural styling for Cornerstone is a modern take on the Prairie style with Cornerstone’s Gate also taking elements from the popular Modern style, which combined with a nice selection of colours will present an exciting streetscape. As the community progresses into the other four neighbourhoods, Milne says, each will feature the Prairie style, but also include modern elements from other styles such as Tudor and Craftsman. “The scope of the northeast has been changing in recent years making it a really desirable place to live,” she says. “People are choosing the
northeast because it has so much to offer.” Cornerstone residents will be able to enjoy nearby schools, the LRT and shops, services, restaurants and more at CrossIron Mills mall, and have easy access to major routes such as Stony and Metis Trails. As well, the evergrowing industrial, commercial and retail opportunities around the airport for both employment and shopping are

A
COMMUNITY THAT OFFERS A WIDE RANGE OF already established amenities and housing types to suit everyone’s needs and lifestyle is luring buyers to southeast Calgary. Crafted by Genstar Development Company, Walden has grown by leaps and bounds as buyers embrace the opportunity to enjoy parks and pathways, shops and services as well as having easy access in and out.

“We’re getting a great response from families who love that they can start fresh in an established community,” says development manager Kelly Schmalz. “They like coming home, parking the car and being able to walk to stores or along pathways … and that’s a huge part of what sets Walden apart. We have the pathways, parks, playgrounds, neighbourhood commercial and more already established.” “Walden has become a vibrant, family-oriented community and it offers a great selection of housing styles to choose from in every market segment,” says development manager Patrick Briscoe. “Last year we were able to launch multi-family projects with townhomes and this year we have condo apartments being offered for the first time.” Cardel Lifestyles is generating a lot of interest with Walden Place, which consists of apartment-style condos in six buildings featuring one- and two-bedroom suites along with 40 townhomes offering a wide range of floor plans. This project joins two other multi-family developments that are seeing tremendous success in Walden: Avi Urban’s Jackson featuring three-storey townhomes with two-car attached garages in Phase 21; and Rockford Developments’ Axis, which offers townhomes with garages in Phase 19. “Rockford is the newest launch, which features a very modern styles, and has opened new showhomes,” Schmalz says. “Avi Urban offers a contemporary Modern Farmhouse style, while Cardel’s style is more Craftsman, but all the townhomes are getting lots of interest and they’re priced affordably from the low $200,000s. “We’re also excited about launching three new phases – Phase 27, 28 and 29 – and hosting a grand opening of 16 new showhomes on September 24th,” she says, noting the showhomes are more centralized to make it easier for the public to view them all. In Phase 28, Cardel Homes, Cedarglen Homes and Homes by Avi, will be building front attached garage homes and have two showhomes each on Walden Grove
Terrace. Also in Phase 28, a new park, which includes a natural tree stand, was being developed over the summer expected to be completed for the grand opening. Excel Homes will be offering semi-detached and zero lot line homes in Phase 27 and has four showhomes on display. Also in Phase 27, Homes by Avi is building duplex homes and has two showhomes, while Cardel is crafting semi-detached homes and has four showhomes. All of these showhomes are at the corner of 210 Avenue and West Grove Drive. As well, a portion of a naturalized storm water/wetland area close to Phases 27 and 28 will be developed this year, which will eventually include a cycle/pedestrian pathway that will go around this water feature and have mileage markers so runners can track their distance. Activity is also continuing in Walden’s semi-estate offering with California Homes building semi-estates in Phases 23. “California Homes is a unique builder that crafts a beautiful custom product and they have showhomes that are pretty amazing with fabulous
features,” Schmalz says, adding that this phase is winding down so there are a limited number of lots remaining. A major benefit for residents is the Gates of Walden, which includes a wide range of neighbourhood conveniences such as Save-On-Foods and Shopper’s Drug Mart. There is also a 65-acre, 700,000-sq.-ft. regional commercial centre earmarked to go along 210 Avenue S.E. “that will be a major amenity for Walden and we hope to see it started soon,” Briscoe says. Walden residents enjoy having quick access to Macleod and Stoney Trails, as well as to Deerfoot Trail; being close to a variety of amenities on Macleod Trail and in Shawnessy; and being just five minutes from the Somerset LRT. A RECENT BMO SURVEY FINDS nearly
one-third of Millennials don’t think they’ll ever be able to afford a home. Although many believe they can’t afford to buy, it is possible. Here are some tips on how to make purchasing a home less costly: Save: Setting realistic financial expectations, creating a savings plan and establishing a budget for before and after the purchase can help determine what is truly affordable Use a mortgage affordability calculator to determine what your purchase price can be and understand all the costs involved in buying a home. Think not only of the down payment and mortgage payments, but also of the taxes, insurance, and upkeep you’re going to have to pay. The nest egg you accumulate by being frugal and resourceful shows lenders that you’re responsible, making it easier to qualify for the best mortgage rates available. Saving doesn’t mean giving up every pleasure in life. It implies a degree of moderation and discipline. Think of your future home as a monthly bill now and put aside a little bit each month. Pay close attention to your credit score as well. Missing even one credit card payment can stay on your credit reports for as long as 10 years and affect your dream of owning a home. Avoid a high-ratio mortgage: A highratio mortgage is when a buyer makes a down payment of less than 20 per cent. Homebuyers can put down as little as five per cent when they buy a home, but 44 YPNEXTHOME.CA
they’ll also need to pay for mortgage default insurance. The less money you put down, the higher your mortgage insurance costs will be. For example, if you purchase a $450,000 home with five per cent down, you’ll have to pay $15,300 in mortgage default insurance, which is added to the amount of your mortgage. If you make a 20 per cent down payment, you’ll need to come up with more money but you’ll also save thousands of dollars because you won’t need to pay for mortgage insurance. Lower your expectations: It can be difficult to find the perfect home in your desired location. There’s no shame in buying a fixer-upper in a less desirable neighbourhood and spending the money to do some renovations. It’s a good investment and is even better if you can do it yourself. As others buy in your neighborhood and renovate their homes, your property will become more valuable. Then you have a choice: You can sell your modest first home for more than you bought it for or stay put and enjoy. Tap into government resources: One great source of funding for a down
payment is the Home Buyers’ Plan (HBP). The Canadian government allows first-time homebuyers to borrow up to $25,000 tax-free from their registered retirement savings plan (RRSP). If you’re purchasing with someone who’s also a first-time homebuyer, you can both access $25,000 for a total of $50,000. You don’t have to be married to qualify because common-law partners are also eligible. However, since the HBP is considered a loan, it must be repaid over a 15-year period. Repayments start in the second year after you withdrew the funds. Become a landlord: Buying a home with a basement apartment and a tenant can help pay off your mortgage faster. But you shouldn’t count on the rent you receive to cover all of your mortgage costs. You should be prepared for the unexpected. Even the best tenants move out and your lender will still expect you to make your mortgage payments on time.

ARE YOU THINKING of buying a property in
Calgary sometime soon? If so, you may be wondering if now is a good time to buy. Despite current economic conditions in Alberta, truth is that there are some solid reasons as to why you should consider making a move in fall of 2016. Here they are:
1 More inventory and more choice Inventory levels for all sectors are currently high, meaning that as a buyer you have a lot more options to choose from. This also translates into having some more time to make the decision on what property you want, as there is typically less competition between buyers. For those of you unfamiliar with the term, months of inventory refers to the amount of time it would take for all current listings to sell in a particular area if no new listings came onto the market. For example, according to the Calgary Real Estate Board (CREB), inventory levels have averaged at six months for the apartment sector throughout 2016 – the highest seen in the city since 2003 – causing sellers to further adjust their listing prices downward throughout the year. 46 YPNEXTHOME.CA

Lower prices and more affordability As mentioned above, the apartment sector saw steeper price declines in August of 2016 than others because of surging inventory levels. The attached sector is yet another that has seen its own fair share of inventory gains as of late. Because of the increased competition between sellers resulting from high inventory levels and low sales activity, benchmark prices across all sectors have experienced downward pressure. It all points towards one thing: more affordability for you as a buyer especially in the attached and apartment segments that have experienced the most substantial drops in benchmark prices.

Buyers’ market means more negotiating room Calgary’s residential market is currently a buyers’ market. A combination of high inventory levels and low sales activity means that many sellers are looking to gain that extra edge on the competition – even if it means cutting the price further during negotiations. This is where using an experienced real estate agent will come in handy as they should know how to navigate the negotiation process in the best possible way with the seller. For example, a new listing (less than two weeks old) is likely to get more offers if it is appealing and priced reasonably, and putting in a low ball bid may not create the best results. On the other hand, a home that has been on the market for several weeks may present an opportunity to put in an offer a bit lower than the asking price with a higher chance of it being accepted. You just never know until you try!
A closing remark It’s important to remember that the real estate market, like the economy, fluctuates over time. Just because benchmark prices have taken somewhat of a dive over the past several months, doesn’t mean that all confidence should be lost in Calgary’s long-term prospects. It is considered a vibrant inner city neighbourhood and is only minutes away from bustling 17th Ave SW. Lifestyle Killarney is a lively family-oriented community located just on the outskirts of downtown Calgary. The lifestyle is very active, thanks to the Killarney Aquatic and Recreation Centre that acts as a flagship for the entire neighbourhood. Planes, trains & automobiles Killarney is a fantastic neighbourhood for public transportation users especially thanks to the West LRT expansion. It is very close to the Westbrook Mall LRT Station which is located just north of 17th Avenue SW. There is also about six different Calgary Transit routes that access this neighbourhood, and it’s easily accessed by car or bicycle.

nown for developing highly-regarded communities in Calgary and area for more than two decades, Dream will, for the first time in the Calgary market, expand its traditional role with the launch of its Homes by Dream brand in the company’s Vista Crossing development in Crossfield and its award-winning EvansRidge community in northwest Calgary. The addition of its homebuilding arm will enable Dream to fully achieve its ambitious vision for its communities, preserving a high standard of quality throughout – right from turning the first soil on site through to homeowners walking through their front doors. While a fresh face on the Calgary building scene, Homes by Dream has actually been building homes in Western Canada for more than 40 years, and Dream has assembled an experienced team of professionals locally to take the homes from design through to construction, says Michael Tandara, director of marketing.
