Solid investment decisions Begin at home

I

s there a positive to buying a new condo in our current economic climate? You bet there is. When you buy new, your investment is backed by a strong warranty program. It protects your deposit and offers protection against defects in work and materials, unauthorized substitutions and delayed closings or occupancies after the condo is constructed. What are the other positives of buying a new condo? New housing prices are extremely competitive at this time and interest rates are low. If you think posted rates look good, ask your bank or mortgage broker if they can do better. While no one can guarantee what their home will be worth in the next 10 or 20 years, ask a recent buyer what the value of their home is now. Chances are you will see them smile. Communities close to amenities such as shopping and transit are especially appealing, but your builder may not know or tell you about the plans for your prospective new neighbourhood, so do your homework. The media often stresses the negative side of the story. It’s time to make solid investment decisions, and look beyond the doom and gloom. Investigate how you can make Canada’s economic environment work for you. Happy new-home hunting!

Making informed choices

Canadians are making rational decisions when it comes to buying their first home

B

uying a new home or condo is a dream for many Canadians, but with rising prices, increasingly tight mortgage regulations and reports of questionable market conditions in some areas and housing categories, where to begin? With careful planning and research, that’s where. Indeed, Canadians are showing that despite any challenges facing the real estate market, they are taking the time to learn what they need to, and to make rational, informed choices. A new survey from Genworth Financial Mortgage Insurance Company Canada reports a significant rise in the number of recent first-time buyers who put down more than 20 per cent on their homes – 56 per cent, up from 36 per cent last year. See page 28 for more. Other new research, the BMO First-Time Home Buyer’s Report, indicates that two-thirds of first-time buyers say the latest changes to mortgage regulations – which reduced the maximum amortization for government-insured mortgages to 25 years from 30 – have not affected their buying timeline. Many even favour a 20-year amortization. By saving longer for larger down payments, and aiming to pay off their mortgages sooner, clearly, Canadians are becoming increasingly responsible about these important homebuying steps.

ith three new fabulous showhome parades opened this spring and offering a desirable lifestyle centred around Calgary’s largest lake, it’s not surprising that new homebuyers are flocking to Mahogany. Crafted by Hopewell Residential Communities in southeast Calgary, Mahogany has made such a great impression it received the 2012 SAM Award for Community of the Year – City of Calgary on April 13. “Residents who already live in Mahogany don’t need an award to tell them that it’s Calgary’s Community of the Year – they love living there and have made it one of Calgary’s most popular communities,” says Scott Hamilton, senior manager, marketing and community relations. “In fact, we’ve experienced the best first-quarter in Mahogany’s history this year,” he says. “The traffic at the showhomes has been incredible and sales are really strong.” Mahogany offers a full range of housing styles in three home collections – Lakeland, Reserve and Boulevard – offering “everything from townhomes to ultra-estate homes on the lake, so there truly is something for every buyer,” Hamilton says. has been tremendous,” he says. “This is luxury lake living like you’ve never seen before, with lots that back onto the city’s largest freshwater lake. This is a rare and exclusive opportunity not only in this community, but anywhere in Calgary.” The Reserve Collection Lakefront Estate homes are being crafted by Calbridge Homes, Baywest Homes and Morrison Homes priced from $1.3 million and include triple-car garages, custom features, walkout basements and private docks and lake access. As well, six new Lakeside Estate showhomes opened March 23, also built by Calbridge, Morrison and Baywest. These homes start in the $600,000s and boast private lake access. Lots range from 40- to 58-ft. wide and homes start at 2,200 sq. ft. “Both the Lakefront and Lakeside showhomes are attracting different buyers from around Calgary who have been looking in existing lake communities, but like Mahogany because they can build new with terrific builders and enjoy the opportunity to build a home of their dreams,” Hamilton says. Hopewell is also thrilled about the opening on April 13 of its newest Lakeland Collection laned showhome parade crafted by Sabal Homes and Stepper Custom Homes.

“This parade is beautiful and features interesting architectural styling and a variety of designs and features,” Hamilton says. “We expect this will be a very popular parade because it allows people to get into a lake community for an affordable price, starting from the $330,000s.” Also in the Lakeland Collection are current front-attached garage showhomes by Jayman MasterBUILT, Sabal, Stepper and Trico Homes starting in the $400,000s. New front-attached garage showhomes are expected to open in the fall. In addition, Mahogany features the Boulevard Collection that includes street townhomes by Avi Urban with prices from the $290,000s. Jayman Modus is also starting to sell a new townhome product and will eventually be offering apartment condos. Mahogany, situated off of 52nd Street, also offers a great location close to amenities such as new South Calgary Health Campus, along with easy access to Hwy. 22X and Deerfoot Trail. “We should also see the completion of the interchange at 52nd Street and 22X this year, providing even better access for residents,” Hamilton says. Think sAfeTy firsT When visiTing your home under consTrucTion Q: What are some things we should be aware of when we visit our home while it’s under construction? A: Paul Savoie, safety officer for Shane Homes, says with the warmer weather many new homebuyers are eager to get out and see their new home that’s under construction, but many are not aware of the potential risks on a job site. “The average person, unless they work in construction, doesn’t understand the hazards you can encounter on a construction site,” Savoie says. “Depending on the timing there could be an open excavation with heavy equipment moving around, open stairwells with no stairs or materials around the site that could put them at risk. “I can understand homeowners are excited to see their home as it begins to take shape, but I would advise them to stay off the site and take pictures from the car or the street during the early part of the construction process and not to venture onto the home site until the framing stage is done in an attempt to minimize the risks.” He says before clients can venture on site they must visit the showhome and sign in. Shane Homes issues two hard hats to clients and they need to have these as well as proper footwear (sandals and open toe shoes are not permitted) before visiting

the construction site. Clients must also return to the showhome and sign out, so the area manager is aware they’ve returned safely. Visitors to the site must be alert when going through the home because the stairs may not be complete and “there could be materials and tools lying around that could be potential tripping hazards,” Savoie says. Also, customers should not enter their home site if there are trades working inside. As well, construction could also be happening on neighbouring homes, so visitors need to be alert when moving around the site. Savoie says they also discourage clients from bringing children to the construction site. “Mom and dad could be checking out something and the kids could wander off; there’s a potential danger and for this reason people are asked not to bring anyone under 18 years of age with them when visiting the job site.” Visit YouTube to view Shane Homes’ Customer Jobsite Safety video for more tips on jobsite safety.

THE LOCAL HOME BUILDING INDUSTRY by DONNA MOORE

The best the local new home-building industry has to offer was honoured April 13 at the Canadian Home Builders’ Association – Calgary Region’s 26th annual SAM Awards held at the Telus Convention Centre. This year, more than 1,600 people attended the SAM Awards that drew 758 entries competing for 61 awards. After more than a quarter century, the CHBACalgary Region’s SAM Awards continues to draw interest with the number of entries this year up over last year. In total, 105 companies submitted entries to this year’s awards, 24 of those were new competitors and five were new association members. Calgary’s SAM Awards program is amongst the largest of its kind in Canada, and the number of entries and new companies entering from year to year is a true testament to the passion that drives achievement in the local industry. But what are the SAM Awards and what role do they play in the home building industry in the Calgary region? The SAM Awards program was developed as a way to recognize excellence in the local home-building industry. SAM stands for Sales and Marketing, and all aspects of the industry are recognized in the awards program from sales achievement, advertising and marketing, and new home design creativity and innovation, to showhome parades, communities, multifamily projects, partners and renovations. The awards have also grown as the industry has grown. When the SAM Awards first started in Calgary, about 100 people attended the ceremony that was part of the President’s Ball and 15 awards were handed out, a far cry from this year’s 61 awards. 26 NEW HOME GUIDE | APR 26 - MAY 24, 2013

The quality of submissions for the 2012 SAMs was outstanding and the competition was tight, as home builders in Calgary continue to raise the bar each year in their commitment to developing unique design and innovative building practices. This year, the CHBA – Calgary Region presented the SAM Awards in various categories: New Home, Renovator, Developer, Multi-Family, Partner, Advertising & Marketing, Industry Achievement, Sales & Information Centre and, of course, the most prestigious of them all – the Grand SAM Awards. The Grand SAMs include: Builder of the Year, Builder of Merit (small volume), Multi-Family Builder of the Year, Renovator of the Year, and Partner of the Year. Builders (single- and multi-family), developers and industry members compete for awards such as Best New Home, Best New Design, Sales Team of the Year, Best Sales & Information Centre, Community of the Year, Supplier & Installer of Products and Best Home Renovation. The judging process is detailed, with points awarded for each entry judged by peers within the industry; awards are given based on point totals. The top five in each category receive additional placement points that help determine the Grand SAM winners, plus companies must enter a set number of categories in order to qualify for the Grand SAM and must win in at least one of those categories. The SAM Awards is not a popularity contest in any way. The criteria for judging are extensive and the process is monitored and authenticated by a local accounting firm. So, considering the judging process each entry goes through, to be named a finalist in any category is an achievement and provides CHBA members with valuable feedback from industry peers, often the most incisive of critics. There is no doubt the SAM Awards have contributed significantly in raising the bar year after year in residential housing as so many home builders, developers and other industry experts work diligently to improve each year and as a result the Calgary has some of the most innovative product found anywhere in Canada. Congratulations to not only the winners and the finalists, but to all the companies that submitted an entry for the 2012 SAMs and strive to make the industry better.

conducted by Genworth Financial Mortgage Insurance Company Canada (Genworth Canada), first-time homebuyers are adjusting to the new mortgage requirements and making informed choices about homeownership. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,514 Canadians questions about their financial well-being and preparedness. The 2013 survey revealed that there was a significant rise in the number of recent first-time buyers who say they put down more than 20 per cent on their homes (56 per cent versus 36 per cent in the 2012 survey). In fact, the number of people that said it is getting harder

to save for that down payment is on the decline (50 per cent versus 55 per cent in 2012) with more first-time buyers finding it easier to save money (nine per cent, up from five per cent in 2012). In addition, only 17 per cent of respondents thought it was a good time to buy, suggesting that low interest rates alone are not enough to entice Canadians to purchase a home. “Canadians entering the real estate market are making financially astute choices by saving longer and putting down larger deposits on their homes,” says Brian Hurley, chairman and CEO of Genworth Canada. “They continue to value homeownership and are being responsible about the way they enter into mortgage debt. This trend bodes well for a soft-landing of the housing market.” Among first-time homebuyers, the proportion saving for less than two years has decreased by nearly 30 per cent, while the proportion saving for more than five years rose by more than 50 per cent. This appears to indicate that fewer first-time homebuyers feel a sense of urgency about entering the real estate market, which is consistent with the fact that fewer expect house prices to rise in the next twelve months. “There is still a strong need for Canadians to have a better grasp on their financial situation,” says Henrietta Ross, CEO of CACCS. “More than 40 per cent don’t think their credit rating reflects them or don’t know what their credit rating is. Counselling could help ensure they are financially prepared to enter and maintain substantial investments, such as homeownership.”

Home Builders’ Association – Calgary Region, Watermark at Bearspaw took home the awards for New Community of the Year and Community of the Year – Calgary Region. A

stunning estate home community just west of the city that was chosen the best community in Canada in March has added to its list of honours by receiving two more distinctive awards on April 13. Watermark at Bearspaw, a 287-acre community being crafted by Macdonald Development Corp., rose above the competition to earn two SAM Awards presented by the Canadian Home Builders Association – Calgary Region for New Community of the Year and Community of the Year – Calgary Region. “It was an honour to be a finalist for the two awards because we were up against so many great communities in Calgary, the competition was phenomenal,” says Matthew Jones, associate vice-president of sales and marketing. “So we were really excited to win not one but both awards. “It was a remarkable achievement to win the national 46 New home Guide | apr 26 - may 24, 2013

What factors are sidelining buyers?

Three-quarters (75 per cent) of Canadians feel that recent government changes to mortgage rules will impact or delay prospective homebuyers from getting into the market, but this may be more perception than reality. Almost six in 10 recent and prospective homebuyers say that a required minimum five per cent down payment (59 per cent) and a shortened mortgage amortization period to 25 years from 30 years (56 per cent) had little to no impact.

ning to enter the housing market over the next two years will be firsttime buyers, according to the 20th annual RBC Home Ownership Poll. The poll found that the majority of Canadians are taking a wait-andsee approach to home purchases, with 15 per cent likely to buy in the next two years, down from 27 per cent in 2012. “The more cautious mood this year is not surprising and is consistent with broader economic and industry forecasts. An unseasonably warm spring, low rates and anticipation of mortgage rule changes may have led many Canadians to move forward their home purchases in the first half of 2012,” says Sean Amato-Gauci, senior vice-president, Home Equity Financing, RBC. “Our findings suggest confidence in the housing market is still high and young Canadians are the bright spot as they look to buy their first home and seek the advice to do it right.” A majority of Canadians (84 per cent) believe that a condo or house is

a good investment. Just over half of Canadians think that now is the time to get into the housing market (52 per cent), while fewer Canadians believe house prices will be higher at this time next year (43 per cent, down from 47 per cent in 2012). More Canadians in 2013 feel that the current housing market is in balance (40 per cent, up from 36 per cent last year). The poll also found that Atlantic Canadians (91 per cent) and residents in Manitoba and Saskatchewan (89 per cent) are the least likely Canadians to purchase a house in the next two years, while British Columbians are the only region where a majority describe the current market as a buyer’s market. Given mixed sentiment in the Canadian housing market, the majority of Canadian homebuyers seek qualified advice in their home purchases. Seventy-six per cent turn to their banker for mortgage advice and four in 10 (40 per cent) say a bank is their primary source of information for advice on financing a home purchase.

›› POOL TABLE A pool table must be disassembled before moving it. Depending on the age of the table, you may or may not have the original documentation on how it was put together and how to take it apart. Usually, the side rails and pockets come off, and the felt must be carefully removed. Depending on the size of the table, it will be composed of up to three large, heavy pieces of slate that comprise the playing surface. These slate surface pieces are often held into place on the frame with screws covered with bees wax. You have to know to look for these; otherwise you can do damage. Each section of slate has to be wrapped in moving blankets. At Two Men and a Truck - Canada, we also stretch wrap them so we can get a better grip. ›› PIANOS It takes a minimum of three people to move a piano.

The process begins with removing the pedal system, which must happen in a systematic way for the number of bolts that hold it onto the instrument. Pad wrap everything with moving blankets and stretch wrap each piece for added protection. The process for dismantling the rest of the piano depends on the type. Usually, one leg has to be lifted and unbolted to come off. We leave the bolting system attached and pad wrap and stretch wrap each leg so nothing is lost. At this point, we lower the piano gently on its side onto a special piano sled. Then, we remove the second leg while at least two people are supporting the piano. At this point, we shift the piano to the upright position at the edge of the sled, which has an indentation to accommodate the lid overlap so the piano does not touch the floor. It sits on a cushioned blanket and secured to the sled to prevent pressure points while being moved. Then it becomes easy to remove the final leg. We pad wrap and stretch wrap the piano body, then ease it onto a special dolly and wheel it out the door. The piano should remain on the dolly, which becomes part of it during transport. We strap it to the side wall of the truck, halfway between the two wheel bases, for the least amount of jostling. Once it is reassembled in the new home, it is critical that the owners have the instrument retuned, as there will be some unavoidable changes from the move. Whether it is a pool table or piano, consider hiring a professional moving company to transport items such as pool tables and pianos. Neither you nor an inexperienced mover should be learning the process while handling your large, bulky possessions.

new community is “ just minutes from shopping, schools and all the amenities!”? And that “Everything you need is “right at your doorstep!”? Indeed, proximity and access to a variety of amenities and essentials – from transit to health care to schools to shopping to recreation – are critical determining factors for builders and buyers alike, for lifestyle and comfort while living there, as well as resale potential down the road.

For homeowners and prospective new homebuyers, then, it is clear that proximity to existing infrastructure and amenities is becoming more important than ever. It’s an important topic we’ve written about before in Fundamentally Speaking and elsewhere in New Home Guide. In addition, home building associations across the country have commented on infrastructure and related development charges and other fees rising to prohibitively 58 NEW HOME GUIDE | APR 26 - MAY 24, 2013

high levels. Consider, for example, development charges imposed by some municipalities can exceed $60,000 per home – costs that are almost always passed directly on to new-home buyers –before a shovel even hits the ground. The federal budget, tabled on March 21, provides some hope in this regard, in that it contains measures to increase support for national infrastructure. Says Canadian Home Builders’ Association (CHBA) President Deep Shergill: “It’s an opportunity to restore fiscal integrity at the municipal level and fairness for younger generations. At present, many municipalities are financing community infrastructure by transferring the costs into the mortgages of new home buyers, amounting to more than $5 billion a year.” Municipalities across Canada are now lobbying Ottawa to make sure they get their share of available funds to address road and transit needs. Faced with such infrastructure and funding challenges, municipalities are also typically considering other options – including new taxes, road tolls and other fees – to help pay for what’s needed. For homeowners and prospective new homebuyers, then, it is clear that proximity to existing infrastructure and amenities is becoming more important than ever. With continuing immigration, general growth and construction expansion – all happening at a quicker pace than infrastructure improvements – our highways and transit systems will all be tested until everything catches up. As you’re out there shopping for your new home, look around to see how far you are from the nearest highway or rapid transit system that affords you a reasonable commute; and how close you are to health care, schools, shopping and recreation. These communities will be at a premium, now and in future.
