A Turning Point in Townhome Living at

Pivot by Averton

A NEW TOWNHOME PROJECT in Edmonton’s Rutherford community called Pivot, by Averton, is redefining how people choose to live. “Today’s buyer places a greater value on architecture and building materials than ever before. And that buyer wants to be able to connect to amenities right away, rather than wait for several years before an area gets built up.” says Paul Lanni, President and CEO of Averton. When you drive along the tree-lined streets to arrive at your home in Pivot, you are coming home to soaring spruce trees, and to a space that you call your own. Every home in Pivot has its own front door, driveway and garage. These are things that aren’t usually available in other townhouse projects, but Pivot isn’t like any other townhouse project. Pivot townhomes feature contemporary architecture, and the quality of construction and thoughtfulness of the features pay tribute to that form and the natural surroundings. Floor plans feature openness and 8  NextHome.ca

spatial volume, complete with floor to ceiling windows. Homeowners will really appreciated the floor to ceiling windows, rooftop patios, and Averton’s emphasis on privacy. “Our homes are thoughtfully offset from one another in order to provide private access to front door and rear yards,” explains Lanni. Speaking of rear yards, the Pivot collection includes homes with full, private backyards. “You just won’t find these features and natural amenities anywhere else.” Lanni is keen to reinforce that at Averton, design is everything. “We are setting new standards of design in the Edmonton area, with quality at every touch point, yet without sacrificing affordability.” It is hard to contain Lanni’s excitement for this project. “Pivot is so unique from a pure real estate standpoint, and the opportunity to layer on leading-edge architecture and design is very exciting. When we acquired this site, it was about limitless potential. Now that we are in full

swing, it’s about executing to the highest level and creating incredible experiences for our customers.” Pivot is surrounded by mature trees and walking trails in Rutherford, a community that was built almost 15 years ago and that has abundant amenities. Shopping, transit, schools, playgrounds--there is really nothing missing for homebuyers. In fact, recent announcements by both the City and Province will introduce future amenities for the community: the LRT and new hospital are coming to the area in the near future, and that kind of offering really isn’t available in any new development anywhere in Edmonton. Rutherford is also close to the Anthony Henday and Gateway Boulevard, making it perfectly located for anyone who needs to commute downtown or anywhere in Edmonton. The contemporary townhomes range from 1,000 sq. ft to well over 2,000 sq. ft, and include incomparable options like a fourth floor master bedroom retreat, a sky loft or rooftop patio. There are multiple home models and floor plans to choose from, including two, three and even four bedroom options. Full sized kitchens include designer full-depth, soft-close cabinetry, quartz countertops, under cabinet lighting, and full height tile backsplash. Interiors include nine foot ceilings , laminate flooring and large ceramic or porcelain floor tile. One of the most attractive features of the homes is the huge windows and open riser stairs that let in tons of natural light. Homes start in the $280,000s to the $600,000s, and while four showhomes were opened in May, construction for the project is well underway for Phase 1 (which is already 92% sold; Phase 2 has just been released). First occupancies for Pivot are expected in October of this year. Lanni says that the most satisfying part of this project has been seeing Averton’s vision materialize and resonate with buyers. “When people visit our community for the first time, they are drawn in by the soaring trees, wowed by the impressive façades of our architecture and then excited by the innovation found in our showhomes. This is very rewarding for all of us at Averton.” If you’re curious about this project (and why wouldn’t you be?) head down to Rutherford and Pivot’s four unique showhomes and a new sales centre at 1304 Rutherford Rd (just south of Ellerslie Road and between 119 and 120 street). Showhome hours are Monday to Thursday 3pm to 8pm, Saturday and Sunday 12pm to 5pm, and Fridays by appointment. You can also visit averton.ca/pivot or call 780-701-7296 for more information. WHEN WE FIRST SET OUT to plan NextHome – a rethink of the former New Condo Guide and New Home Guide, our team jumped at the opportunity. Change is part of business, part of life, and increasingly part of the home-buying process. Indeed, the home hunt has changed. Edmonton is growing by leaps and bounds. According to the latest census data, the city’s population increased by 13.9 per cent between 2011 and 2016 – almost triple the national growth rate. With almost a million people now calling Edmonton “home,” the question is, where exactly is home? Here’s where we step in. With more than 25 years in the real estate business, we’re still your source for all things “home.” What’s changed? • We have a new name; • We now cover all housing types in one convenient source, from lowrise to highrise and everything in between • We report on local news and national topics that impact your home-buying decision • We have a fresh new look, with articles designed to educate, entertain and inspire you. Changes aside, our goal is still to give you the right tools to navigate the exciting, oftenconfusing and always-changing home-buying landscape. For starters, you’ll want to flip to page 36 and read our special feature on Alberta’s top places to invest in real estate. There’s lots more to take in, so sit back, relax and enjoy. You’re just getting started.

“Over the last three months, the Edmonton real estate market has made significant headway, clawing its way out of a recessionary period,” says Tom Shearer, broker and owner of Royal LePage Noralta Real Estate. “While consumer confidence has yet to fully recuperate, many positive signs can be found within the marketplace, as the economy continues to strengthen, and sales activity surges in certain neighbourhoods.” * Aggregate prices are calculated via a weighted average of the median values of homes for reported property types in the regions surveyed

ONE YEAR LATER: REBUILDING FORT MCMURRAY IN MAY 2016, Fort McMurray was hit with a severe wildfire that destroyed 10 per cent of its structures. One year later, the rebuild is well underway in the community. According to Canada Mortgage and Housing Corp.’s recent Housing Market Insight report, Fort McMurray’s residential market is experiencing strong construction activity. NEIGHBOURHOOD PROFILE

LAKE SUMMERSIDE HOT SPOTS

MORE PHOTOS ONLINE

BY AMY HANCOCK LAKE SUMMERSIDE is an

established neighbourhood located south of Ellerslie Road between 66th Street and Parsons Road. Its most distinct feature is the 28-ft. deep, 32-acre lake made for swimming, fishing and non-motorized boating, for exclusive use by the lucky members of the Lake Summerside Residents Association. THE VIBE

Rows of cottage-style homes line the green boulevards. The wide sidewalks are busy with young families heading to the lake for a day of fun and sun at the beach. A to-do list of errands is easily tackled with nearby commercial services, leaving more free time to spend with family and friends. IN THE AREA

All commercial and community services are located in close proximity of Lake Summerside. Shopping centres, supermarkets, restaurants, cafes and bars run

nexthome.ca/lake-summerside

along Ellerslie Road. There are schools, dental and medical centres right in the neighbourhood, and major hospitals are located within a few minutes drive. Movie theatres and big box stores can also be found at nearby South Edmonton Common.

LAKE SUMMERSIDE BEACH CLUB Exclusive to residents of the area, Lake Summerside Beach Club members enjoy access to the lake and park facility, including the beach, playground, tennis and volleyball courts, picnic areas and boat rentals.

MEET THE NEIGHBOURS

Lake Summerside is a family neighbourhood. Although there are young professionals, empty nesters and seniors residing here, young parents have chosen this safe and friendly neighbourhood to raise their children and start their families. Income levels among residents vary, due to the wide range of housing options available here.

BREWSTERS This well-known micro-brew pub offers hearty pub grub matched with carefully crafted beer. Watch for lunch and dinner specials and new seasonal beers on the menu, as they rotate frequently.

REAL ESTATE

About three-quarters of the dwellings in Lake Summerside are detached homes, while the other 25 per cent is split between apartments and townhome-style condos. The latter has provided some affordable starter options. Homebuyers are also renting out suites in their homes, which supports the rental market in the area.

Amy is a freelance writer and communications professional. Her insights and extensive familiarity with Edmonton make her a great guide for getting to know local communities.

MINI MANGO Brightly coloured walls decorated with images of rice fields and riverboats welcome hungry lunchers to this small Vietnamese restaurant. Order at the counter, sit down and wait for your order of authentic Pho soup.

ROUND UP

SMALL SPACE

SURVIVAL TIPS BY LYDIA MCNUTT

With 25 years in the real estate biz, we’ve picked up a thing or two about how to maximize your small space. Here’s some timeless advice from the experts over the years.

1 “Furniture in small spaces can serve more than one purpose... Reconfiguring and readapting to serve multiple functions is the way of the future.”

3

2 “Position a mirror directly on the wall opposite to the source of natural light. This will bounce the light back and forth while increasing the visual depth of your room at the same time.”

“When you’ve run out of storage space, lie on the floor and look up... Vertical space is abundant and often overlooked. Consider putting shelves above door frames or around the perimeter of the room. Hang things from the ceiling in the kitchen. When purchasing armoires, bookcases or shelving units, choose the tallest you can find, and put baskets on top of them.”

4

“Where the goal is to create the illusion of more space, paint walls and trim in pale, cool colours… Cool colours recede from view, making walls feel farther away than they really are.” KIMBERLEY SELDON, INTERIOR DESIGNER, KIMBERLEY SELDON DESIGN GROUP

5

“A layered lighting plan is something I always recommend to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass and weight, that takes up floor area, sconces give you ambient lighting while saving space. I love the architectural detail sconces provide and often use them on either end of a gallery wall or sofa.” LISA CANNING, DESIGNER, LISA CANNING INTERIORS

“If you’re fortunate enough to have a breathtaking skyline view or a picturesque landscape right outside your window, why not treat it like a stunning piece of artwork? Frame it with colour. Painting trim with a deep, rich hue such as black or charcoal gray continues to be a growing trend, and if your small space is rather “box like” and lacking a natural interior focal point, the addition of a bold colour on the trim work will add depth, command attention, and draw the eye to one of your best and most beautiful features.”

6

LEIGH-ANN ALLAIRE PERRAULT, SELF-PROCLAIMED DIY NINJA AND DESIGNER, HUE LA LA

7

“Train yourself to be a minimalist. I know you want to keep the old photo albums and book collections. However, with today’s digital technology, you can store all your photos and books on your computer. You get better quality imaging and it can free up a lot of space.”

HOW HEAVY IS YOUR DEBT LOAD? RISING INTEREST RATES A CAUSE FOR BELT TIGHTENING – AND NOT JUST FOR CANADIANS

WAYNE KARL

WAY TO GO, Bank of Canada, you’ve freaked people out. Your first rate hike in seven years – on July 12, raising the target for your influential overnight rate to 0.75 per cent from 0.50 – is cause for concern, for some. But it’s not all you. That same day, Canada’s big five banks all raised their prime lending rate by 25 basis points. Canadians, naturally, worry how these rising rates might hurt them, particularly when experts suggest this may be the first in a series of hikes over the next year or 18 months. And no shortage of reports suggest, with high debt loads and rising rates, it’s time to batten down the hatches. Even Canada Mortgage and Housing Corp. warns that, “While the credit situation of mortgage holders in Canada remains stable, record-high levels of household debt underscores the need to keep a close eye on trends and developments.” Such concerns, however, may be overblown.

In fact, the ones doing the belt tightening should be the government, itself. “Canadian households have taken on more debt over time, but they have used this debt to finance assets – real estate, for example – that are appreciating over time, causing their net worth to grow, also to unprecedented levels. The same cannot be said for government debt.” Ouch. This analysis comes from the Fraser Institute. Concerns about household indebtedness focus on measures such as total household debt accumulated, or the ratio of household debt to income, the independent research and educational organization says. Based on these metrics, Canadian household debt levels are indeed near historic highs. By the end of last year, household debt reached more than $2 trillion, up from $357 billion in 1990. The lion’s share of this debt – two thirds, in fact – is for mortgages, while the remaining third is split between consumer credit (29 per cent) and other loans (five per cent). Over the same period, the total financial liabilities of the government sector grew from approximately $700 billion to $2.5

trillion, while its net debt grew from more than $400 billion in 1990 to nearly $970 billion in 2016. Wealth planner and mortgage expert Calum Ross is even more direct. “Rising rates is a sign for economic optimism,” he told NextHome. “Our economy is creating jobs, and if Bank of Canada GDP growth for 2017 does indeed reach 2.8, that’s great news. “I am still very skeptical about the long-term strength of any of the western world economies until we get government spending under control. Factually, it is the single biggest threat to the standard of living in the western world and it must be addressed aggressively in the years to come. “In Canada our federal and most of our provincial governments are spending more than they make. You don’t need an accounting or finance degree from a fancy school to know that incredibly problematic.”

PROPERTY PROFILE

WELCOME TO

A DREAM COMMUNITY! FOR MORE THAN 33 YEARS, DREAM DEVELOPMENT has created familyfocused communities of superb quality and architectural integrity across greater Edmonton. Today, that legacy continues to grow in one of southeast Edmonton’s most popular neighbourhoods – Maple Crest.

Maple Crest, a natural playground What immediately defines Maple Crest is the natural beauty that greets you on arrival. One of the city’s largest amenities, a 75-acre natural reserve is the community’s centrepiece. This expansive greenspace is bordered by paved, tree-lined paths and features developed park sites, rest areas and nesting islands for migrating birds. It is also home to dozens of small animals and many plant species that have made the reserve into a “living museum” where children can safely observe nature up close. This vast amenity was created by sculpting and improving the Fulton Marsh wetlands from a brownfield into a bustling lifestyle area frequented by residents. A mature wooded ravine is located south of the reserve. It winds through the community and provides

an extensive trail network that accommodates seasonal activities while also connecting users with Edmonton’s extensive walking path system. A new playground, completed in 2016, is another popular gathering place for families and friends. Its play structures and outdoor games encourage children to get outside and enjoy some healthy fun while learning at the same time. A park situated around the playground has more than an acre of manicured recreation space for games and activities, plus a toboggan hill for winter entertainment.

Maple Crest’s location is very convenient – south of Whitemud Drive and Anthony Henday Drive. It gives residents quick and easy access to all points in the city. There’s shopping and daily service destinations located within walking distance of homes. Dream Tamarack, a burgeoning commercial district just east of Maple Crest, hosts national retailers, local shops and stores, a fitness centre, restaurants and services, and much more. Excellent transit service is also located within easy walking distance of homes via the Meadows Transit Centre, a major hub for bus service located just west of the community. Homes for every budget Maple Crest has a superior selection of home styles designed and priced to fit almost every family’s lifestyle and budget. Townhomes, with either attached or detached garage layouts, are available from the mid-$290’s to the $330’s. These include unique street townhomes from Homes by Avi that do not have condo fees, and attachedgarage designs in Maple Way Gardens. Award-winning duplex layouts are available through four professional master builders, including Bedrock Homes, Coventry Homes, Landmark Homes and Look Homes, with prices starting in the $330’s. Laned single-family homes with rear detached garages, crafted by Landmark Homes, combine privacy, peace of mind and zero lot line efficiency with pricing in the $350’s. Plus, there’s a great selection of move-up and executive attached-garage homes, with today’s most progressive design and decor

innovations, starting in the low $400’s. These homes are built by Bedrock Homes, Coventry Homes and Crystal Creek Homes. New showhomes to tour This summer, Maple Crest is sizzling with hot new show homes. These traditional and contemporary home designs complement nine existing showhomes to create southeast Edmonton’s largest selection of models. THE TOP PLACES TO INVEST IN ALBERTA’S REAL ESTATE BY WAYNE KARL & SONIA BELL

IF ONE OF THE FIRST RULES OF INVESTING is to buy low, there may be plenty of reasons 2017 could be the year to buy real estate in Alberta. Coming off a prolonged slump in the economy and housing market, thanks to low oil and gas prices, Alberta seems poised for recovery. For investors, this could mean it’s a good time to shop around, while keeping an eye on changing economic conditions. “Until you have employment and people moving back into the province, creating demand for rental units, which will then drive the demand for sale units, the world of real estate right now is looking at opportunities to buy,” Patrick Francey, CEO of the Real Estate Investment Network (REIN), told NextHome. “Knowing that in the next couple of years as the economy starts to pick up, and gross domestic product actually increases, that’s what’s going to drive real estate.” Insiders agree that the best places in Alberta to search for opportunities are within its two largest cities. 36  NextHome.ca  |  SOUTH EAST

With this in mind, NextHome has assembled a list of the Top Places to Invest in Real Estate in Alberta, using the investment strategy known as “buy, hold and rent.” We examined vacancy and rental rates (twobedroom units) from Canada Mortgage and Housing Corp., and validated these findings with the latest data on population, employment and wage growth. For context, we’ve also included average home prices – with data provided exclusively by Royal LePage and Brookfield RPS. Our research was further guided by insight from investors and other experts. “For both Edmonton and Calgary, there are great buying opportunities right now, but there’s no rush,” says Francey. “That’s the good news. You’re finding the properties that cash-flow in a single-family would have preferably come from basement suites. Anything that’s in the $400,000 to $500,000 range is still very strong, but ultimately, there are good opportunities to buy. You’ve got to look for the deals, but they exist. And there are cash-flow opportunities, especially in single-family uptown suites.”

CALGARY

Edmonton and Calgary both are showing signs of recovery from three very difficult years, economically. In the Calgary area, markets such as Okotoks, Chinook and downtown seem to be holding their own in terms of vacancy rates, rental growth and home prices. “The number of rental properties are few and far between in Okotoks, Chinook and downtown Calgary, and this is unlikely to change in the near future,” says John Hripko, realtor, Royal LePage Benchmark, Calgary. “Demand for these regions is continually growing, as many buyers and potential renters have become increasingly interested in these markets.” Calgary remains something of a double-edged sword for investors at this point, Hripko adds. CHINOOK

“The Edmonton market has been a real headscratcher the last little while,” says Tom Shearer, broker and owner, Royal LePage Noralta Real Estate, Edmonton. “Investors keep asking me, ‘When is the big drop going to happen, so I can buy in?’ The big drop never really hit. Prices climbed in 2015, 2016 and now we’re finally seeing a small drop in prices. That might even be attributed to the changes in financing rules in October 2016.” The St. Albert and University areas, as well as downtown, stand out as those that are holding their own. St. Albert has held up, mainly due to the types of homes and residents in the area, says Shearer. A lot of people who reside in St. Albert are government workers, mingling with a mature crowd of executive types who are more established and less likely to be influenced by swings in the economy. University, meanwhile, has actually benefited from the slowdown. “If you don’t easily find employment in a recession, generally speaking, you double down on education,” he says. The student population in this area is supporting the rental and resale market, while medical professionals also want to be close to the main hospital. “We haven’t suffered any major cutbacks yet to our medical system, so this neighbourhood is still going strong.” Downtown Edmonton is seeing plenty of development from the Ice District and Rogers Arena, with several new condos under construction. “I believe that the excitement of having the Ice District and several other projects come to life downtown has created a new energy and is increasingly drawing interest from homebuyers and investors alike,” says Shearer. “Simply put, downtown Edmonton is becoming an even better place to live.”

is one of the only Canadian provinces that doesn’t have rent controls, allowing investor-owners to set and raise rents as they please. However, given current market conditions and the fact that anyone can buy a house with a five-per-cent down payment, renters are gaining buying power, which stalls growth in rental prices. “If investors choose to suck it up and purchase a property at current rates, they would likely turn a monthly profit in the near future, as oil prices continue to stabilize and the Alberta economy returns to its former glory, causing rental rates and home prices to increase,” says Hripko. LETHBRIDGE

Lethbridge boasts many of the characteristics that make it an appealing target market for investors. An increasingly diverse economy, including in the important healthcare sector, and a growing student population make this location worth a look. Indeed, as much as 20 per cent of the population of about 93,000 residents in Lethbridge are students, primarily at the University of Lethbridge and Lethbridge College. “Lethbridge is a college town, with both the university and the college hitting milestones in curriculum development and attendance,” says Karen Davis, associate broker delegate, Royal LePage South Country. “The hospital and senior care services also employ young graduates still in the rental market.” Student housing, naturally, is a popular choice for investors here, who typically hit net income of about five per cent, she says. Homebuyers from across Alberta are also attracted to the region for its quality of life. “Young people come to college here and stay to build a life,” says Davis. “With the amenities of big city life, minus the long commutes, hectic pace and higher costs of living, Lethbridge is an attractive and affordable alternative to larger centres.” LETHBRIDGE Vacancy rate

What is ‘buy, hold and rent’?

MEDICINE HAT

While Medicine Hat has been impacted by depressed oil prices, the region’s revival is well underway, according to Bob Kalista, owner, Royal LePage Community Realty. Affordable home prices offer investors a great opportunity to get in on the ground floor. “Energy producers are beginning to regain strength, boosting the region’s economy and potentially drawing more people into the market in search of jobs, which will help to guide prices upwards over the long term. “We are already beginning to see a number of commercial properties being snapped up, which is often a hallmark of a region on the rise.” MEDICINE HAT Vacancy rate

What many experts view as the smartest and lowest risk strategy for novice investors, this method involves buying a property, holding it for the long term (five to seven years) and renting it out. The idea is to generate positive cash flow over and above your carrying costs (mortgage, condo fees, taxes, insurance, property management fees, maintenance and advertising). ADVICE | NEWS & VIEWS

FINDING YOUR

SWEET SPOT LYDIA MCNUTT SENIOR EDITOR

FOR MOST HOMEBUYERS, the

search for the perfect home starts with location. When NextHome conducted our Great Canadian Real Estate Survey, we asked Canadians: what’s the most important thing you look for when buying a home? To no surprise, the most-popular response was “location.” The area you choose will dictate how much you’ll need to spend in order to buy and live there, the type of home you’ll get, your lifestyle, and your home’s future resale value, among other things. Location is also the one feature about your home that you can’t change, so it’s important to choose wisely. What makes for a great location? It will include proximity to schools, services and shopping; be a stone’s throw from work place and green space; and offer easy access to highways and public transit. But it’ll cost you. Many home hunters, particularly first-timer buyers, seek value and a good investment opportunity in “up-and-coming” neighbourhoods, which allow you to get your foot in the door at a more-affordable price point, and reap the rewards when the area comes into its own in a few years. 40  NextHome.ca  |  BEAUMONT/LEDUC

Vancouver-based real estate research and consulting firm, Cutting Edge Research Inc., offers these 12 questions to analyze an area’s potential: 1. Is the average income increasing faster than the provincial average? 2. Is the population growing faster than the provincial average? 3. Is the area creating jobs faster than the provincial average? 4. Does the area have more than one major employer? 5. Will the area benefit from an economic or real estate ripple effect? 6. Has the political leadership created an atmosphere conducive to economic growth? 7. Is the Economic Development Office progressive and helpful? 8. Is the area’s infrastructure being built to handle the expected growth? 9. Are there any major transportation improvements in the works? 10. Is the area attractive to Baby Boomers’ lifestyle? 11. Is there a short-term problem occurring that may be rectified in the future? 12. Is there a noted increase in labour and material costs in the area? Choosing the right location takes planning, and means balancing your lifestyle and budget. Be realistic, keep and open mind, and you might be surprised at where you end up!

HOW A PRO PICKS ‘EM In a recent Q&A with outspoken real estate developer and affectionately dubbed “Condo King” Brad Lamb, I asked him how he identifies the next “it” neighbourhood for new residential development. As a developer, his objectives are different from those of the average homebuyer, but the bottom line remains the same – finding the best value and return on his investment. Here’s what’s on his radar: “To date, I’ve worked in Montreal, Ottawa, Hamilton, Edmonton, Calgary and Toronto. One of the most important things is that the population of the city is [large] enough to support a highrise condominium marketplace, and that equates to prices in the $600-per-sq.-ft. range. The cities that we’re active in are ones that can support that number. “I also look for an active nightlife, vibrant bar and restaurant scene, and an exciting retail scene. I like to see people going out and spending money.”

Here’s what you can do to Recycle, Renew and Reuse • Keep your car in good working order. Tune-ups and filter changes cut down on exhaust emissions, and you’ll get better gas mileage. When you change your oil, take your used motor oil to a recycling centre. • Use available transit alternatives. • Separate your garbage. Glass, aluminum, paper and even plastic can be recycled. If a recycling program is not directly available to you, contact your municipal sanitation department. • Donate reusable clothing and linens to charity. Most pick-up regularly in your area. • Become environmentally active in your community. You can make the world a better place to live... now and for future generations.

WELL, THAT DIDN’T TAKE LONG… THE BANK OF CANADA (BOC) raised the target for

its overnight lending rate for the first time in seven years on July 12. The same day BoC increased its rate 0.25 percentage points, Canada’s five major financial institutions quickly followed suit.

How will this affect Canadians? Consumers with loans based on the prime rate will have to pay more interest on money borrowed for such things as variable-rate mortgages, home equity lines of credit, student loans and lines of credit.

FIRST-TIME BUYER STRESS HAVING LITTLE IMPACT ON PURCHASING BEHAVIOUR AN ASSESSMENT OF HOW consumer attitudes impact

homebuying decisions reveals that Canadians have measured optimism for the housing market and the economy. However, exceptions to this view are seen among new homebuyers in hot housing markets such as Vancouver and the Greater Toronto Area, which are influenced by local market conditions, according to a recent study by Mortgage Professionals Canada’s chief economist, Will Dunning. New homebuyers in the GTA and Vancouver have the highest stress levels around home purchasing decisions and are least optimistic, while those in Atlantic Canada and Quebec have the lowest levels of stress and are most optimistic. Canadians generally consider mortgages as “good debt” with recent homebuyers most positive. MORTGAGE STRESS TEST NOT REDUCING DEBT

The federal government introduced the mortgage stress test last October as a way of reducing household debt by assessing whether borrowers can afford mortgage payments at higher interest rates. Rather than decreasing debt load, the stress test is driving some consumers to uninsured lending options with sometimes significantly higher interest rates, thereby shifting the debt load of the most vulnerable consumers away from the stability of mortgage insurance.

villas is the lifestyle, which gives them the freedom to travel,” he says. “They also love that we can custom build to suit their needs so with this likely to be the last home they’ll have we can make their dream happen…they’re a great investment.” EdgeWater Villas present fabulous curb appeal with long driveways, frontattached 20- by 24-ft. garage, huge front veranda where you can relax and greet neighbours and beautiful landscaping. Homeowners rely on Reliance™ for heating, cooling and water heating

When it comes to home heating, cooling and water systems, many Canadians have come to rely on the expert services and quality products provided by Reliance Home Comfort. In business for more than 50 years, 1.7 million customers in cities from Vancouver to Ontario have chosen Reliance whose core value is “We’re not comfortable until you are.” “That’s our company’s motto and it’s what makes us different than others in the industry,” says Daniel Murphy, Director of Builder Markets. “We’re a big believer in customer service and we’re proud to be recognized by Waterstone Human Capital as one of Canada’s 10 Most Admired Corporate Cultures because of our high standards and customer service.” “We’re also different in that most of our customers rent our products,” he explains. “If they rent the equipment (such as a water heater, furnace, air conditioner or water filtration) they never have to worry about it…we provide peace of mind because there are no unexpected costs they have to face.” “We fix the equipment, provide regular maintenance and, eventually things wear out and break, so we replace them at no cost to the customer,” Daniel says, adding they have a solid team of professionals who service the equipment and respond “efficiently 56  NextHome.ca  |  SPRUCE GROVE/STONY PLAIN

and quickly” to calls to ensure customers are comfortable in their homes and have hot water when they need it. Reliance is a member of the Canadian Home Builders Association – Edmonton Region and works closely with home builders to offer rental services to home buyers. By renting instead of purchasing the systems, homebuyers can have the highest efficiency systems available and save on the capital cost of the equipment; capital that can then be used on upgrades or spent elsewhere. Reliance The Furnace Company (formerly The Furnace Company) and its team members have been servicing Edmonton and surrounding communities for the past 15 years. As well, Reliance has also operated in Calgary for close to four years, and, Daniel says, they’re pleased to have entered the U.S. market a few months ago in Atlanta, Georgia. DESIGNER ADVICE

CABIN

fever

story by YANIC SIMARD photo by TED YARWOOD

Whether or not you can find the time for a true getaway this summer, you can infuse some R&R into your decor to enjoy on the regular. To get the best of recreational living, even in your urban abode, here are some tips for achieving that relaxed, casual aesthetic. Whiter shades of pale: It’s hard to imagine a summer-inspired colour scheme without the calming essence of clean, fresh white. • For an earthy, Zen atmosphere, pair white with off-white neutrals (greys, beiges or both) and let texture and materials become the focus, recalling the simple beauty of sandy shores and pebbled paths. • For a livelier nautical vibe, blue is an obvious favourite. In general, a summer-inspired look tends to feature a simple palette, so pick one hue to repeat it from room to room. 58  NextHome.ca  |  SPRUCE GROVE/STONY PLAIN

SHADES OF SUMMER

TIP: If you want a little extra punch in a key area, try small pops of red.

Deep woods: Wood is the first material I think of when it comes to “summer” style – but you must know how to use it right. • To create a feeling of consistency, run wood floors throughout – even into the kitchen. When treated property, wood can survive spills. Opt for wood with visible graining and rustic character. • Plank walls have that cabin look, but unless you live on the water, you may find it overwhelming. Paint it white or a pale colour to maintain an airy, relaxed vibe, or opt for an espresso stain and break up the wood with white accents, such as art and drapery. Soft and strong: Seating in a cottage-inspired home tends toward two timelessly practical (and beautiful) categories: wood and slip-covered. • Sturdy wood bars tools, dining chairs and benches bring in a sense of natural strength, and their open frames allow for an airy and relaxed look. • Slip-covered furniture is practical for its ease of washing and for the ability to swap out looks between seasons. Plus, a skirted front on a sofa or chair communicates a relaxed summer vibe, especially in a heavy natural fabric like a linen blend. Everyday beauty: Showcase beautiful plates, vintage serving ware, and favourite pots and pans. • Open shelving is a popular trend which suits rustic spaces. However, if you prefer to keep your storage behind closed doors, consider varying the heights of your cabinets – this creates neatly framed niches at the ceiling where you can display favourite items. • If you have precious plates you won’t use often (or even favourite ones that you do!) an artful wall arrangement over your dining table makes a classic cabin-inspired display. Choose all white pieces if you want to keep the look clean and modern. Similarly, cool copper pots hanging on an open rack make a trendy, metallic statement between recipes.

ADVICE | MORTGAGE INTEL

4 QUESTIONS TO ASK YOUR MORTGAGE BROKER

ALYSSA FURTADO BEFORE SHOPPING FOR A HOME,

you should get a mortgage preapproval. Getting one is a great start but it won’t guarantee you’ll get the best mortgage rates. To ensure you’re getting the lowest mortgage rate, you should use a mortgage broker. A broker shops your application around to a variety of lenders before picking one with the lowest rate and the best terms. However, finding a broker is similar to finding a real estate agent. You want the best, but how do you know who’s right for you?

QUESTIONS TO ASK YOUR MORTGAGE BROKER:

have one lender to choose from. However, brokers work with a number of lenders, which allows them to pick the lender who works best for your situation. Although brokers work with many lenders, they tend to do the majority of their business with just a few of them. That gives them the ability to get lower rates and volume discounts that are passed on directly to you. Brokers can provide you with a list of the lenders they work with, including the ones they use the most.

Your mortgage broker should be able to tell you why you do or don’t qualify for the lowest rate

1. HOW LONG HAVE YOU BEEN A BROKER?

If you’re a newcomer or a first-time homebuyer, you want someone with a lot of experience in the industry, who can recommend the best product for your situation instead of a standard five-year fixed mortgage. If a shorterterm mortgage is better for you, you’ll want a broker who will recognize what’s ideal for your circumstances. 2. HOW MANY LENDERS DO YOU WORK WITH?

If you get a mortgage from your financial institution, you’ll only 62  NextHome.ca  |  SPRUCE GROVE/STONY PLAIN

3. WHAT’S THE APPLICATION PROCESS?

As we move away from faceto-face communications, you should use a broker whose communication style is similar to yours. Do they prefer to communicate via phone, in person or through email? Do they accept electronic signatures or prefer that you come in to sign documents? Your broker should take you through the steps to ensure the mortgage is suitable for you and explain anything you don’t understand. The way they communicate this to you should

be in a way that you’re most comfortable with so the whole mortgage application process runs smoothly. 4. HOW ARE YOU PAID?

You don’t have to pay mortgage brokers for their services, but keep in mind they don’t work for free. They’re paid by the lender who takes on your mortgage and the broker’s commission is usually between 0.5 and 1.2 per cent of the mortgage amount. Also, if the mortgage term is longer, they get paid a higher commission. Your broker should explain how he or she is paid. THE BOTTOM LINE

When you’ve found a mortgage broker you like, you can start the mortgage application process. Once you’ve been pre-approved, compare the mortgage rate quote you receive with the best rates. If it’s different, ask why. Your mortgage broker should be able to tell you why you do or don’t qualify for the lowest rate. If you’ve chosen the right broker, their answer should be clear.

The Harmony THE PERFECT BALANCE OF DESIGN, AFFORDABILITY AND LOCATION

M

ost people today are looking for some sort of balance in their lives. Whether that’s finding work/life balance or balancing time with family and time with friends, very few people have perfect harmony in their lives. So for those seeking balance between where they live and affordability need to look no further than P2000 Development’s new project, The Harmony in northwest Edmonton. Located in the newly established community of Baranow, The Harmony is perfectly located for anyone who likes having lifestyle and professional amenities within walking distance. There are four grocery stores nearby, along with a YMCA, rec centres, golf courses, Londonderry Mall, restaurants, cafes, pharmacies and more. It’s also close to Christy’s Corner and the shops at Skyview Power Centre. “We’ve been holding on to this land for five years now. It’s such a great location and we wanted to build something special here,” says David Phan of P2000 Developments. They build one project at a time, and wanted to make sure the time was right and community was established for their homebuyers. Phan: “Everything is already there, so it’s a very attractive location.” Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant. Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings. “Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%. The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed). All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty). The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers. Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.

For more information about The Harmony, visit theharmony.ca or visit the sales trailer onsite at 14904 – 125 Street NW Edmonton

ADVICE | INSIDER INSIGHT

QUESTIONS TO ASK ABOUT BUYING A BRAND NEW HOME

DEBBIE COSIC

AS THE FOUNDER of a brokerage

that sells new homes and condos on behalf of builders, I see the merits of buying new construction daily. If you think I am biased, you’re right – I am. But rather than spewing out a bunch of boring facts about why you should buy new, ask yourself the following questions and decide for yourself. Are you concerned about the environment? Virtually no older home or condo will offer the same standard of efficiency, as only newly built residences are required to meet the latest national building code standards for energy efficiency and consumption. Do you want a “turn-key” move-in experience? Buying new means you’ve selected all your favourite colours, finishes and fixtures in advance of construction. When you open the door on movein day, your home should be in brand-new, ready-to-live-in condition. There should be no need to spend time or money on home improvements, except for decorating – that’s the fun part! 68  NextHome.ca  |  NORTH WEST

Do you like the idea of having a home warranty? Coverage for new homes and condos is done by province. Standard home warranties vary, but they generally protect you against issues such as delayed closings, defects in construction including basement foundations and structural issues, and more. Yes, many older homes were built to last, with incredible workmanship and sturdy materials, but new homes take advantage of the latest advances in materials, technology and construction standards, and products are covered by a manufacturer’s guarantee.

It’s an investment in our economy and our future.

Do you like the idea of choosing the lot and view? If so, then when a new community or phase is released, try to get in to buy as early as possible, to pick your preferred view and the floor you want to be on in the case of a condo. When buying lowrise, many people have a preference as to whether their home catches more of the morning or afternoon sun, so buying new is your opportunity to decide. There is a site plan at the builder’s sales office to review as part of your

selection process. This is a distinct advantage that you do not have in the resale home market. Do you want a competitive advantage in the real estate market? Inventory in the resale market has dwindled considerably in many areas over the last few years. New construction can be a great alternative, as you’ll see from the selection in this magazine. Keep in mind, you’re looking at a waiting period of up to 18 months to build a new home, and up to four years or more in the case of a condominium. You’ll need a place to live during construction. Make sure it’s flexible, as occupancy dates can change. That longer waiting period means your down payment structure will be spread out, allowing you more time to save up for a larger down payment. There are lots of advantages, but I can’t fit them all into this space! What does buying from a trusted builder mean for Canadians? It’s an investment in our economy and our future. TOP LIST

YOUR GUIDE TO EDMONTON’S BEST FOOD TRUCKS BY GENE KOSOWAN

IF YOUR TUMMY’S RUNNING ON EMPTY, a four-

wheel food frenzy is your ticket to sate that appetite. Edmonton’s 30 or so food trucks are locked and loaded to hit prime spots this year, from farmers’ markets to festivals. To keep tabs on who’s running and serving every day, download the Street Food Edmonton app or visit them online. Truckin’ Top 3 Feedback compiled by Street Food Edmonton produces rankings of food trucks in the city, listed according to popularity. While the results change regularly, the top three contenders are usually quite consistent. Drift, which boasts an array of sandwiches from standard roast beef to buttermilk-fried chicken, draws a crowd on a regular basis. Not to be outdone is Bully, whose crowd favourite is an in-house mac ‘n’ cheese dish that’s more delectable than the corporate boil-from-the-box variety. Hot on Bully’s heels is La Poutine, serving.... guess what? Motorin’ for meat There’s no denying that in the land of prime AAA beef, you’ll get more than your share of bovine served up by Edmonton food trucks. Take your pick of barbecued brisket southern sliders from Sloppy Hogg’s, a doublepattie, double-cheese and double-bacon burger from Bubba’s, or a super-stacked burger with a crunch from Jack’s Mobile Burger Shack. Try not to overlook other carnivorous offerings, including fall-of-the-bone ribs from Smokehouse

BBQ, sumptuous satays from Sizzling Stick and duck, kangaroo and alpaca burgers from The Crooked Fork. Ethnic engines On any good day during the summer, you have the chance to get a taste of the world without ever having to venture a block away from the first food truck you hit. It wouldn’t be Edmonton without a few Ukrainian trucks, including Baba Finks and The Purple Pyrogy. You’ll find no shortage of Latin fare from the likes of Calle Mexico, Hola La Taco and La Chula, and Asian cuisine courtesy of Rapscallions and Lemon Grass Grill. Mediterranean offerings are served up by Dedo’s and Little Village, and don’t miss selections from Explore India, and Argentinean meaty morsels from Mr. Chimi Churri. Anyone for dessert? Still not quite full? Hold your breath for some waffle on a stick from Blue Giraffe, a choice of a dozen ice cream flavours (including root beer) from The Da Vinci Cone, maple bacon donuts from Jackie O’s or rolled (yes, rolled) ice cream from Scoop ‘n’ Roll. It’s no doubt that Edmonton’s food truck industry is competitive, made even more so by the fact that weather permits them to operate for only half the year. But with that competition comes a great deal of selection, original recipes and tasty treats. While Edmontonians are happy with the options, many are hoping for an extended summer – if only to keep the trucks operating for at least a few more weeks.

Colour Outside the Lines… By C. Marie Hebson

T

his is one of my favorite ways to design – thinking out side the box. If you need to label this then the general styling of this is a Boho Chic look. Boho is whimsical, fun, wild, with bold hits of colour, texture and pattern. There is no set rules other than to know when to pull back and when to push boundaries. Designing outside the lines is a mind set and it is as individual as we are, it is the interior designer’s expertise to find out what turns you on, and what doesn’t. Be wild, carefree – design your space and colour outside the lines!

5 1. Scale of Pattern Taking the green as a neutral and mixing small with large patterns takes a seasoned professional or a good friend that knows patterns, like a quilter. Becareful though, I’ve seen many a quilted look in an interior space that just doesn’t transition well into interiors. What you’d be happy to live with in a throw blanket, doesn’t always relate back well into a living space!

2. Artwork Investing in artwork you love can elevate a space from great to fabulous with just one painting. Shown here is a Work in Blue, which then is repeated down into the space in your upholstered furnishings. What keeps this interesting is the mixture blues used.

3. Whimsy We’ve talked about whimsy before, rather than be so ridged with your paint lines, why not wing it! Look how amazing this looks in a childs bedroom – so what if the lines don’t match up perfectly, this is a very cool look, and can be applied in a variety of style genres and room types. 74  NextHome.ca

3

4 4. Go Bold Wow, this dining room packs a punch! Don’t be afraid to mix your colour palette in smaller upholstered items like your dining chairs. Makes a statement rather than the typical sea of beige and gray.

5. Area Rug Shown here is a more traditional area rug pattern using a bold colour palette. This would be your inspiration point and you’d build a room from this item. Use unique accessories to make your space feel pulled together, if you can’t find the exact colour – then paint them to match! Shown here are a compilation of items found online to compose her article. Should you want information on any of these products, don’t hesitate to contact our design studio.
