WHAT’S IN A NAME? WELL, A LOT!

“What’s in a name?” Juliet asks this famous question in Shakespeare’s Romeo and Juliet, and I find myself thinking it now, too. What’s in a name? Well, a lot! Your name is one of your identifiers – it’s made up of sounds and letters that signal to your brain that someone is reaching out to you. You may have noticed the name change on the front cover. As our editor-in-chief, Susan Legge, so aptly put it, “CondoGuide is back! We added this brand back to our title because we know it’s a name you know and trust, just as NextHome has become its own amazing brand.” This new-old title embraces the range of home types you may be considering for your next abode. Just recently, a new survey commissioned by CENTURY 21 Canada (page 42) found that 65 per cent of Canadians prefer a single-detached home while almost one-quarter prefer an apartment. There are multiple home types from which to choose – we all have our own tastes and preferences, right? I invite you to close your eyes and picture where you’d like to live next – after you read the following list of questions, of course, otherwise this exercise won’t work. Where is that home? What does it look like? What are your priorities for the layout and the location? We want to help you get closer to that place you’re dreaming of. We’re still your guide to finding your next home and happy to bring you the information that will best prepare you to buy it, whatever shape or form it may take. Really, a place that feels like home just sounds so sweet.

If you’ve been in the market for a new home within the last year, you’re hopefully aware of the new mortgage rules that came into force in January. Under the new rules, all borrowers will need to pass a stress test to qualify for a mortgage, regardless of how large their down payment is. Stress tests are now in place for insured and uninsured mortgages. The test is to ensure that buyers qualify at the Bank of Canada’s posted mortgage rate, and also analyze a buyer’s ability to pay their mortgage in a worst-case scenario such as a spike in interest rates or the loss of a job. WHAT DOES THAT MEAN FOR YOU?

While these new regulations were designed to curb debt, they can make it much more difficult for Canadians to purchase a home. For many, this translates to only being able to afford 80 per cent of the home you could before, which means you may have to adjust your expectations. One of the first things to do if you are planning to buy a new home is to get pre-approved for a mortgage. This will give you a sense of what your budget will be, as well as prevent any shock or disappointment down the road. While the number could end up leaving you feeling discouraged, one solution is to look for a less 32  NextHome.ca

expensive home. This can be frustrating but it can also be a good opportunity to view houses in different areas and to open your mind to homes you may not have otherwise considered. The Royal LePage Boomer Trends Survey, released in August, seems to support that premise: It found that 17 per cent of Canadian Baby Boomers (born between 1946 to 1964) plan to purchase a new home in the next five years. “Baby Boomers will impact Canada’s housing market in a big way in the coming years,” says Phil Soper, president and CEO, Royal LePage. “Another 1.4 million of this large demographic are expected to sell and buy real estate between now and 2023.” ALBERTANS MAY DOWNSIZE

According to the research, conducted by Leger for Royal LePage, 19 per cent of Boomers in Alberta plan to buy a new home in the next five years. More than half (58 per cent) would prefer to improve their current home than move; however, as their children leave home and retirement approaches, Albertans are willing to downsize. Of those who responded, 44 per cent said they plan to move into a smaller home in their golden years. Almost one-third (31 per cent) said they would consider downsizing when their children leave home, which is tied with Ontario for the highest rate in the country. Fifty per cent of Albertans who have children currently living at home expect their children to move out for good by the time they turn 25 years old. downsize would consider a condominium for their next purchase. “Boomers in Alberta vary between those who are quite affluent and those who are still working as a means of supporting themselves,” says John Hripko, agent, Royal LePage Benchmark. “Many of them are staying in their jobs longer than we previously expected. Boomers with a financial surplus are choosing to stay in their larger homes for longer, but they’re also increasingly deciding to help their children put a down payment on their first homes.” ALBERTANS VALUE HOMEOWNERSHIP

Albertans overwhelmingly believe that homeownership is a good investment (94 per cent), which explains why four-fifths (80 per cent) of Boomers in the province own their current residence. Half of Boomers in Alberta (50 per cent) stated that they would give money to their children to subsidize a down payment, which is tied with Saskatchewan and Manitoba as the highest rate of all regions surveyed. Of those Boomers who are willing to help with a down payment, three-quarters (74 per cent) said they would give less than 25 per cent of the total value of the house. More than one-third of parents say their Millennial children are still financially dependent on them and, of the one-in-five Canadians still working past the age of 60, 12 per cent are helping out their kids, according to two surveys by the Financial Planning Standards Council. And if your kids are looking to buy in hot housing markets such as Vancouver and Toronto, getting your help for a down payment may be an option on their path to homeownership. Sheila Walkington, a Vancouverbased, fee-only Certified Financial Planner with Money Coaches Canada, says that she’s finding more parents are wanting to help their kids out with housing. “The housing crisis is such big news, especially here in Vancouver, and parents seem to feel that if their children don’t get into the real estate market soon, they may never own a home. Homeownership is still so tied up in our overall vision of success, so the prospect of their children never attaining this marker of adulthood is very concerning to many parents.” Laurie Campbell, CEO of Credit Canada Debt Solutions, agrees. “As a parent, it’s easy to feel obligated to help your children, and some are even happy to do it – that never goes away no matter 40  NextHome.ca

how old they get – but hurting ourselves financially doesn’t help our kids in the long run. They don’t want to be burdened with having to support us (financially) into our old age. Or, if you must sell your home to make good on outstanding debts, that won’t help them either, especially if they’re living at home.” So, if you are going to help your adult child, keep these tips in mind: • Understand terms – is this a loan or gift? • If your child gets married and then divorced, how will that affect repayment or expectations? • Get everything in writing. • Don’t set your kids up for failure – you might be helping with a down payment, but can they afford the ongoing mortgage, property taxes, maintenance and more? • Speak with a lawyer who

specializes in family law to find the best solution for your particular circumstance. As much as many parents would like to help their kids get into a home faster, it’s important to ensure that your own retirement has room for the support. MAJORITY OF CANADIANS AREN’T LIVING IN THEIR IDEAL HOME There’s a reason we have the expression “dream home” – it’s not uncommon to dream of your ideal living space and to imagine what it might look like. It’s also becoming more common for Canadians to have to wait until their 50s to get into their ideal home, according to a new survey commissioned by CENTURY 21 Canada. “While you would expect young adults may not be not living in their ideal situations as they work to establish themselves, it was striking that their satisfaction level didn’t improve significantly until people got into their 50s,” says Brian Rushton, executive vicepresident of CENTURY 21 Canada. The survey of 1,000 Canadian adults living in eight metropolitan centres across the country asked them how close their current living situation is to their ideal. • 41 per cent ranked their situation as close to their ideal • 43 per cent ranked their situation as moderately close to their ideal • 16 per cent ranked their situation as far from their ideal AGE

Once age is factored in, the gulf widens considerably, with only a third of those aged 25 to 54 saying they are living in close to their ideal situation while a majority (56 per cent) of those aged 55+ said they are living in close to their ideal situation. Even in the 45 to 54 age range, about one in five said their living situation is far from their ideal – about the same 42  NextHome.ca

percentage as young adults. PREFERRED FEATURES OF AN IDEAL HOME

Almost half (49 per cent) of those surveyed identified type of home as one of their top two priorities when considering purchasing a new home, while 46 per cent identified location/ neighbourhood as one of their top two considerations. Other factors include: • condition of home • size • proximity to amenities • age of home • proximity to transit “This survey tells us that when people buy a home, they are

buying a lifestyle,” Rushton says. “What that means varies widely with the individual, but it typically requires deciding what is most important within your budget and what compromises you’ll make to get as close to your own ideal living arrangement as possible.” TYPE OF HOME

Across all eight metropolitan areas, 65 per cent of Canadians identified a single-detached home as their ideal, with another 24 per cent identifying an apartment as their ideal. The remaining 11 per cent preferred a semi-detached home or other arrangement (such as a trailer or houseboat). “It was also surprising that while two-thirds of Canadians

told us a single-detached home is their ideal, a quarter preferred an apartment, primarily because they value a low-maintenance lifestyle,” Rushton shares. The numbers varied by region, with only 52 per cent of Metro Vancouver residents preferring a single-detached house compared

to 79 per cent in Calgary. Interest in single-detached houses peaks at ages 35 to 44, especially among those with children at home, declining afterwards. Single people and couples without children are more likely to prefer apartments. Those who prefer a singledetached home identified a private

Easier said than done I know, but is crucial in keeping your small space look larger. 3 Q’s to ask when decluttering, Do I love it? Do I need it? Have I used it in the last year? Utilize all the natural light you can, this is always optimal. But if you are in an east facing apartment with one little window, you know what I’m talking about when I mean dreary winters! Use floor lamps, uplights, table lamps, candles – these are all great ways to expand your space.

5 | COLOUR.

Test. Test and then Test again! Use colour to expand you space. Whether it be on a wall, all the walls, or just in accessories and art, bring bright, bold colour into your space. Make it successful by tying it into your entire home creating flow from room to room, always a winning scenario in small spaces.

6 | MULTI-PURPOSE-MULTI-

FUNCTION Think outside of the box when decorating. Look for ways to make your space do double duty. That nook in your kitchen can turn into a home office, your ottoman can be a coffee table, or extra seating. And, my favorite, buy two host chairs that can double as extra chairs in the living room, but when entertaining for dinner, they can be pulled up to your table for seating.

Clawfoot tubs have been around since the mid-1800s, and this classic design continues to be a popular choice for bathrooms.
