WHAT DO YOU DO? SPEND, SAVE OR INVEST? After four years of saving, scrimping, penny-pinching and coupon clipping, my partner and I bought our first home. As the days to our closing date looms upon us, between the chaos of opening utility accounts and booking our Pre-Delivery Inspection appointment (known as the Pre-Occupany Inspection in Alberta) - we’ve had mortgage repayment on the brain and the whirlwind of thoughts to coincide with it: Do we take a page out of my grandfather’s handbook and aggressively pay down our mortgage? Do we focus on investing or on contributing to our RRSP’s? My partner and I have different methods of saving. Where I would keep my money in an accessible savings account, he would scrupulously invest, and reinvest his interest. His philosophy has always been, “make your money, make you money.” Are you in a similar boat and need some guidance? As a kid, you probably feared your basement, waiting for the imaginary monster to grab your leg as you ran up the stairs. Now, the monsters are gone and basements have evolved to become one of the cosiest spots in a home. The increasing popularity of basement suites has even led many people to call this versatile space home. So, how can you make it suit your needs? OH, THE POSSIBILITIES

In colder climates, most houses contain a standard basement as it is vital to the structure of the house to dig below the frost line; so why not use this necessary space in a better way? A finished basement can be used as a TV room, workout area, guest bedroom, children’s playroom, suite for extra income and so on. The possibilities are endless. The best way to decide is to determine how your basement can best serve your needs. After that, you can explore your creative side. A basement is a great place to be a little more adventurous with design. WALKOUT BASEMENT

Your property taxes will increase, but overall, the pros of having a walkout basement make the price worth considering. ENTERTAINING

Basements have evolved past the stereotypical uninspired hideaway into a great space to entertain. Walkout basements in particular offer an exceptional area for guests: Extra space, lots of light, and an entrance to a backyard

or patio. Features such as bars, wine cellars and even full kitchens are being implemented into basements. Why bother going to a movie theatre when you can have your own home theatre in your basement? No matter the type or size of basement you have, you can transform it into a useful and comfortable (monster free!) space where the whole family will want to spend time together. HOUSING MARKETS TO WATCH IN 2019

Data released in the 2019 Emerging Trends in Real Estate report published Oct. 10 by PricewaterhouseCoopers (PwC) Canada and the Urban Land Institute (ULI) show Toronto and Vancouver continue to lead all Canadian cities in terms of real estate investment prospects. However, every real estate market has its own opportunities and challenges. We explore five of the markets to watch in 2019.. TORONTO

With net immigration into the Greater Toronto Area (GTA) hitting a 15-year high and pent-up demand for housing, Toronto edged out Vancouver as the top market to watch this year. According to the Conference Board of Canada (CBoC), the local construction sector is on track to record its 10th straight year of growth in 2019, with GDP growth forecast to reach 2.4 per cent in 2018 and 2.3 per cent in 2019. Respondents also ranked Toronto’s housing prospects first among all markets. Efforts by Ottawa and Queen’s Park to cool the residential market, combined with rising interest rates and high consumer debt, could still put another brake 22  NextHome+CondoGuide  |  Nov. 2-30, 2018

on prices. But strong drivers of demand remain indisputable. The region is also feeling the effects of demographic shifts. Millennials have begun to compete with Baby Boomers for real estate, and over the next decade, almost 700,000 first-time buyers will target the GTA or Hamilton markets, according to a May 2018 report sponsored by the Ontario Real Estate Association. Due to little relief on the supply side, several interviewees expect Toronto land costs to hit Vancouver levels before long. “The next 12 months will be a buyer’s market, and then we’ll start to move back to a seller’s market and prices will ramp up to new highs,” says one interviewee. Townhouses were also considered a best bet, appealing to entry-level buyers. And although there’s rising concern about the sheer number of new condo projects, multi-family demand will remain strong. interviewees say, “Vancouver continues to defy gravity” in terms of commercial investment prospects. But the market may yet come back to earth, with interviewees noting they’re being more cautious and selective when looking at new opportunities to invest or develop. Single-family sales are cooling in the face of high prices, rising interest rates, tougher mortgage rules and a series of cooling measures being implemented by the BC government. These include an increase in the foreign-buyers’ tax to 20 per cent, an empty homes tax equal to one per cent of a vacant property’s assessed taxable value and an increase in property tax rates for homes assessed above $3 million. Sales of condos and townhomes have slowed, and the market is treating them with more caution. OTTAWA

As its economy diversifies, Ottawa is contemplating a bigger future. Local survey respondents viewed their market positively, third only to Toronto and Vancouver. With a new light-rail transit system and a focus on intensification, construction can be found in every corner of the city. What’s more, the proposed 21-hectare LeBreton Flats redevelopment, which includes a new arena for the Ottawa Senators, has the potential to transform the city’s downtown. “The city is setting the stage,” says one interviewee. “Someone needs to just pick up the ball.” The abundance of opportunities has led to some new entrants into the Ottawa market, but pricing and availability mean developers need to be diligent and focus on where they can add value. Ottawa is experiencing growth and stability, aided in part by an expanding civil service and a thriving tech sector. Interviewees expect the job market will continue to flourish, and this, coupled with new investor interest and a growing flow of buyers relocating from expensive urban centres, will drive demand for housing. This is driving sales in infill communities in the city’s core and in the suburbs. Faced with a large inventory of condo units, many developers have switched to rentals, with many units coming online in the next 24 months, almost doubling the supply in some areas. EDMONTON

According to the CBoC, the city’s economy was poised to grow 2.8 per cent in 2018 and is forecast to expand 2.2 per cent in 2019. High inventories of new homes will cause starts in both the single-detached and multiple-unit markets to fall, with activity expected to rebound slightly in 2019, according to the CBoC. Over the last five years, home prices have risen by less than the national average – and interviewees said this discrepancy bodes well for future sales. The market consistency is good for sellers and presents an opportunity for Millennials who have been delaying entering the housing market. Edmonton’s downtown condo market is getting a lift from Baby Boomers who are downsizing and moving into the city core. But the apartment rental market is experiencing high turnover as low interest rates entice some potential tenants to enter the housing market. CALGARY

Now that the city is seeing increased confidence as the oil and gas markets start its recovery, the wheels are in motion in the real estate market. Even with increased interest rates and new mortgage rules, first-time and move-up homebuyers are leading the residential charge in multi-family residences and luxury homes, respectively. Meanwhile, Millennials and younger couples are balancing the condo market. For example, the East Village is a new city-supported community development, with condo and rental accommodations alongside retail and other cultural amenities. But Calgary’s housing market remains broadly oversupplied.

WOODBEND LEDUC’S NEWEST RESIDENTIAL DEVELOPMENT The recent Grand Opening of Woodbend, one of Leduc’s newest residential developments, was a resounding success with more than 250 attendees. PAY DOWN YOUR MORTGAGE OR INVEST THE MONEY?

Like many personal finance matters, the decision to pay down your mortgage versus investing is a very individual choice. If you run the numbers, a lot of the time it would seem you’d be better off investing rather than paying down your mortgage. But according to Sean Cooper, a mortgage broker and the bestselling author of Burn Your Mortgage, that’s only part of the story. “One thing that investing doesn’t provide is peace of mind,” says Cooper. “When you pay down your mortgage, you get a guaranteed rate of return (your mortgage rate). But when you invest, in many cases you don’t know what your rate of return will be.” Jason Heath, a fee-only certified financial planner and a managing director with Objective Financial Partners Inc. points to a couple of other factors you need to think about when making this kind of decision. One consideration he says is whether you have an employer matching your contribution on your investment account – like a group RRSP or a defined contribution pension plan that your employer also pays into to when you do. “That company match is free money and can make investing a good choice compared to debt repayment,” he said. 38  NextHome+CondoGuide  |  Nov. 2-30, 2018

Another issue Heath wants you to be aware of is the time frame. “Over the long run, some of the factors that may make investing better than debt repayment may be a high-risk tolerance, low fees, and a high tax bracket. People with a low-risk tolerance, high investment fees, or a low tax bracket may be that much better served to focus on debt repayment,” he said. Heath says this subject doesn’t have to be an all or nothing decision. “A popular strategy is to contribute to your RRSP and make a lump sum payment on your mortgage with your tax refund. This gives you the best of both worlds,” he suggests. That being said, he cautions: “You probably don’t want to put every single penny towards your mortgage. If you were to run into a financial emergency – you lost your job or became disabled – it’s

important to have emergency savings. That’s when your TFSA can come in handy. It can be a great place to park your savings for a rainy day.” If you’re still unsure, consider seeking out the advice of a Certified Financial Planner and an independent mortgage broker who can help you crunch the numbers and determine which scenario is right for you. MOST CANADIANS AWARE OF NEW MORTGAGE QUALIFICATION RULES The majority of Canadian homebuyers are comfortable renewing their mortgages and are familiar with the new mortgage qualification rules, according to a report released Oct. 18 by Canada Mortgage and Housing Corp. (CMHC) in its annual Mortgage Consumer Survey (MCS). CMHC conducted an online survey of 4,000 prime household decision makers who had undertaken a mortgage transaction in the past 12 months. “Shopping for a mortgage can be overwhelming, so the more information you have, the better your experience,” says Carla Staresina, vice-president, Client Relationship Management CMHC. “We’ve expanded our survey to give us greater detail on what Canadians want when looking for a mortgage and how they go about the process. We also now have more insight into important groups like millennials and firsttime buyers.” Sixty-eight percent of those surveyed had renewed their mortgage, 15 per cent had refinanced and 16 per cent had purchased a home with mortgage financing (nine per cent first-time buyers and seven per cent repeat buyers). Almost half agreed they would feel comfortable using more technology to arrange their next mortgage transaction. when negotiating and finalizing a mortgage. Overall, most homebuyers obtained a mortgage loan only, a fixed interest rate, a five-year renewal term and 25year amortization period. Fifty-two per cent of homebuyers were aware of the latest mortgage qualification rules. About one-in-five first-time buyers indicated that the rules impacted their purchase decision, with most opting to decrease nonessential expenses, purchase a less expensive home or use savings to increase their down payment. While homebuyers are generally satisfied with the advice they receive from their mortgage professional, they said they would like more information on interest rates, types of mortgages available to them, current and long-term mortgage strategies, mortgage or house purchase fees as well as tools to manage their mortgage.

When compared to other factors such as type of neighbourhood, proximity to work and overall condition of the home, affordability topped the list with more than 50 per cent of buyers worrying about paying too much for their home. Nearly one-third said they worry about rising interest rates and mortgage qualification and 37 per cent felt concern or uncertainty when buying a home. Eighty-five per cent of first-time buyers spent the most they could afford on their home purchase and 76 per cent said they are confident they will be able to meet their future mortgage payment obligations. More than 22 per cent of firsttime buyers were newcomers to Canada and almost 50 per cent of first-time buyers were Millennials (ages of 25 and 34) down from 60 per cent in 2017.
