Buying a home is a very personal decision – be it to move out, move up or move elsewhere entirely. Indeed, according to a new survey from Canada Mortgage and Housing Corp., there are three main motivators for Canadians to purchase a home: To stop paying rent; to improve accessibility; and as an investment. Makes sense, right? What’s somewhat surprising – but also perfectly understandable – is the extent to which recent policy changes are affecting Canadians’ homebuying plans. Fifty per cent of prospective first-time homebuyers, and 65 per cent of current homeowners, say the mortgage rule changes that took effect Jan. 1 would cause them to delay their home purchase. And for those observers who believe fast-rising home prices are never a bad thing? Seventy-six per cent of first-time buyers say they would delay their purchase because of high prices. Even existing homeowners, at 63 per cent, are spooked by the escalation. The good news for homebuyers in Edmonton is that home prices are still reasonable and affordable, relative to other Canadian markets. Now that it’s officially spring, this might be the time to put your homebuying motivation to action.

If you’re curious about an energy efficient home, starting from scratch with a newly built home provides you with a wonderful opportunity to explore the many aspects of it further. Getting started with energy efficiency can feel like a daunting task, especially when you are already facing a pile of decisions about your newly built home. There are, however, several points you can discuss with your builder to help you better navigate the world of energy efficiency. Insulation, windows, furnace, hot water heaters and drain water heat recovery are all great places to start. WHAT TO ASK YOUR BUILDER ABOUT:
• The R-value of insulation which measures its resistance to heat transfers. The higher to R-value, the better it will keep the heat inside your home. • Windows that can help increase air-tightness and reduce noise and energy loss. 18 NextHome.ca | South West
• Tankless water heaters that can take up less space, waste less energy and provide hot water faster. • Drain water heat recovery devices that capture heat and transfer it to the cold water coming into your hot water heater. • Furnace with a high efficiency motor (electronically commutated motor or ECM) that can help save your electricity use and money on your natural gas bill. • Heat recovery ventilator to help keep heat inside your house.
While many of these options will be considered upgrades, they will provide you with a quieter, more comfortable home that works to keep you warm in the winter and cool in the summer. You will also probably experience some savings on your utility bills, saving you money in the long term. NET ZERO

CAREFUL PLANNING HOMEBUYERS TAKING THE TIME TO GET THEIR HOME PURCHASE RIGHT

Prospective home buyers are entering 2018 confident and eager to purchase, but rising interest rates and home prices could postpone those plans, according to a new survey by Canada Mortgage and Housing Corp. (CMHC). The first-ever 2018 Prospective Home Buyers Survey compares the intentions, attitudes, and awareness of housing expectations, readiness to buy, affordability and impact of changes to the housing industry among three segments of people: First-time buyers, previous owners and current owners. While the majority of the survey’s 2,507 respondents agree homeownership is a good longterm financial investment, 76 per cent of first-time buyers, 73 per cent of previous owners and 63 per cent of current owners say they would delay their purchase due to steep increases in home prices. Interestingly, it’s not concerns about interest rate increases or stricter mortgage regulations motivating first-timers and previous owners to buy – the desire to stop renting is cited by those groups as one of the top three drivers to purchase a home. The survey was conducted among prospective buyers who plan to purchase a home within the 24 NextHome.ca | West
next two years, yet only one-third of respondents say they’ve prepared a detailed budget, six months to a year before a home purchase. When it comes to home prices and affordability, the majority of those surveyed agree they have a good understanding of how much mortgage they can afford. Unsurprisingly, current owners were the most confident at 83 per cent, followed by previous owners at 79 per cent and firsttime buyers at 69 per cent. In a similar vein, only 66 per cent of first-time buyers say they have a good understanding of the full cost of homeownership (including mortgage payments, property taxes, condo fees, utility and maintenance costs) compared to 85 per cent of current owners and 79 per cent of previous owners. All three groups agreed they will take extra steps to pay down their mortgage as soon as possible. While the majority of prospective homebuyers are confident in their ability to find a suitable home they can afford, that level of confidence is markedly higher among current owners (83 per cent) than first-time buyers (68 per cent). Despite being confident about
affordability, only 36 per cent of first-time buyers surveyed were aware of the federal government’s mortgage qualification rule changes made in 2016, compared to a little more than half of current owners and previous owners. Among those not previously aware of the mortgage qualification rule changes, 20 per cent of first-time buyers say this change will affect their decision to purchase in some way, compared to 14 per cent of current owners. Given their relative unfamiliarity with mortgage qualification rules, it’s unsurprising the vast majority of buyers from all three groups – including 80 per cent of first-time buyers – plan to consult a mortgage broker before purchasing a home. WHEN IT COMES TO MOVING, IT’S
ALL ABOUT TIMING CHUCK RESNICK
When it comes to ensuring a successful move, timing is everything! Careful planning and forethought helps “everything” happen efficiently. As soon as you decide to move, start your thinking process, explore your options and take action. The first question is are you moving yourself, or will you hire movers? Book the moving company or truck at least a month ahead, if not more. Late spring, early summer and early fall are the most popular times of the year for moves. If you wait too long to book, you may have trouble getting someone during those seasons. June 30 is the busiest moving day of the year! Next, are you going to pack or take advantage of professional packing services? If you are thinking DIY, start collecting/ buying boxes and packing material. Professional movers usually sell standard-size boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind. Finally, which of your belongings do you want/need to move? Why not purge all of those unnecessary items you don’t need? The less “stuff” you move, the easier and less expensive the transfer. A MONTH BEFORE THE MOVE …
• De-clutter, pitch, give away, donate to charity — whatever — but pare down your goods. • Obtain change-of-address cards from the post office. • Notify magazines, insurance companies, banks, credit card companies, schools, employers, etc. of your change of address. • If you are moving to a new home or condo that includes appliances, ask for the owner’s manuals ahead of time. ONE TO TWO WEEKS IN ADVANCE…
• Make a “survival closet” of items you will need to clean the place once furniture is moved (broom, dustpan, cleansers, etc.). • Either start packing or make sure your mover begins. Label boxes as you pack with the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box. • Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. At the same time, arrange for hook-ups at the other end. • Cancel newspapers, cable TV, security system monitoring
and any companies you use for services. • Send change-of-address cards. THE DAY BEFORE THE MOVE…
• Clean out and dry the fridge and freezer. • Get to a bank or bank machine and take out enough cash to tide you over. • Pack a last-minute essentials bag/box. • Arrange for children and pets to be looked after elsewhere on moving day. ON MOVING DAY…
• Double and triple check rooms, closets, the garage, basement, etc. to ensure that you have all of your things and the areas are left clean. • Don’t forget to carry your own (family’s) valuables to the move and all other important documents.

1. VIOLET GLOBES: Chintz and Company – set them in the garden, or place them as a pop of colour around your furniture or even on the dining table. These are great accessories that I use both inside and out. 2. FLORAL PILLOW: Large floral pillows are a great way to get lots of colour and tie in to nature. Shown here is a gorgeous lombar cushion from Urban Barn, paired with a Wayfair.com find. 3. FIRE TABLES: What a great way to get instant ambiance – fire tables, bowls, stix instantly say stay, relax and enjoy. Shown here is the EcoSmart Stix fire stand. 4 4. STOOLS: I use these types of metal/ceramic stools all over the house. They work great as extra seating, but are always a welcome addition for those awkward corners. Shown here are both from Chintz and Company, the silver is the Vanora Stool and the purple is the Ceramic Stool (comes in two more colours). 5. CHAIR: Gray wicker chair (or any other colour) always looks great under a porch. Wicker won’t withstand the elements, if your porch isn’t covered, go to a more durable finish on your patio chair like this gorgeous teak or a pvc vinyl. Whatever chair you decide on, make sure it’s comfortable, and always try to fit two so you can have a glass of wine with a friend! COVENTRY HOMES On Saturday, March 10, the Coventry Homes team celebrated its partnership with the Edmonton Humane Society at the 10th annual Paws and Claws Gala. The much-anticipated event brought 400 guests to the Northlands Expo Centre to support the worthy cause and commemorate the special 10-year anniversary of the fundraising event. The evening was full of excitement, most notably due to the significant fundraising milestone that was achieved during the night. With the help of generous donors and volunteers, the Coventry Homes team proudly announced it surpassed $1 million raised over the last 10 years for the Edmonton Humane Society. The official number at the end of the night was an $1,002,247 raised. The Rolling Stones themed gala featured Graham Neil & Donovan Workun as the event’s MCs. The hilarious duo kept the crowd entertained throughout the night and even took on the roles of auctioneers for the live auction. One of the most coveted items of the night was an Oilers VIP Experience, which included an Oilers pre-game practice viewing, a tour of Rogers Place, four Chairman’s Club tickets to the game, dinner and a postgame on-ice photo of the lucky group of four. Providing music throughout the night was Hang Fire, one of Canada’s most celebrated Rolling Stones tribute acts, featuring Paul Dasiuk. Plus, Mojave Iguanas, one of the nation’s premier party bands kept the dance floor lively all 50 NextHome.ca

The night’s great music and delicious food were accompanied by numerous ways to donate to the Edmonton Humane Society – a 50/50 raffle, an extensive silent auction, the Wish List donation drop and a popular Adopt-aStuffie Raffle all made it easy for guests to support the Edmonton Humane Society. The Paws and Claws Gala also featured some furry guests of honor – adorable animals from the Edmonton Humane Society that guests were able to spend time with throughout the night. The chance to meet some of the animals in need of a forever home shined the spotlight on just how important the Edmonton
Humane Society is in our community.
