The general consensus is that the real estate market is about to pick up as we head further into the warmer seasons and consumer confidence has started to soar. This is no surprise, given our discussion last issue about a recent poll by RBC Royal Bank demonstrating that prospective homebuyers in Alberta are the most confident in all of Canada. If you’re one of those home seekers, you can get details on what to expect next in the real estate market on page 28, where we explore the latest House Price Survey by Royal LePage. You can also see how healthy Edmonton is, via a quick look at unit sales on page 42. Spring typically brings homebuying to the forefront of prospective buyers’ minds. Did you know that many wouldbe purchasers are Millennials? A study commissioned by Genworth Canada found that this group makes up a significant chunk of soon-to-be-homebuyers, while CIBC warns that many Millennials aren’t on track to afford a new home (page 48). But don’t despair. We already know that “if you fail to plan, you plan to fail.” CIBC’s survey is a reminder that there’s plenty you can and should do to prepare for your homebuying journey, and this preparation can help make this experience a truly rewarding one. Kelley Keehn shares some tips on page 36 to help strategize so that you’re financially set to support the things that matter most to you. A home is a big expense but if you prepare for it, it can become one of the most exciting moves you’ll ever make.

DEVELOPING A PLAN FOR THE NEW KIDS ON THE BLOCK

Communities seem to pop up out of nowhere all the time, but there is a lot of planning and work we often can’t see that goes into making a new and exciting community. Let’s break it down. GET THAT LAND
Land developers purchase land but it’s up to the municipality to decide where and when new communities can be built, which means land can stand idle for years before it becomes a community. And then come the initial studies and concept plans. These provide a very broad picture of what a development will look like for the region while taking natural features such as wetlands into consideration. Once these studies are complete, it’s time to plan! PLAN, PLAN, PLAN
First up is the Area Structure Plan (ASP), which looks at the specifics of a new community and is reviewed (and hopefully approved!) by municipal council. SPRING MARKET SHOWS SIGNS OF CONSUMER CONFIDENCE The aggregate price of a home in Edmonton remained relatively flat in the first quarter of 2018, decreasing 0.6 per cent yearover-year to $377,986, according to a recent Royal LePage House Price Survey. “Home prices have been relatively flat for a few months because of the winter weather, which is a typical early-year trend for Edmonton,” says Tom Shearer, broker and owner, Royal LePage Noralta Real Estate. “As the snow melts, we are starting to see more action in the housing market. The market has been slower than usual for the past two years; however, we are starting to see a return of consumer confidence. The region is anticipating a few big construction projects, so we should see a lot more movement in the local real estate market as a result of an improved economy.” Nationally, Canada’s real estate market saw slowing year-overyear increases in the first three months of 2018. On a quarterover-quarter basis for the same period, home prices in many markets across the country remained relatively flat, with
approximately half of the markets studied by Royal LePage posting slight declines. “We are experiencing a broad-based, residential housing correction in Canada, triggered by federal and provincial intervention,” says Phil Soper, president and CEO, Royal LePage. “The combination of declining affordability and government intervention has for the most part neutralized very high home price appreciation levels in the Greater Vancouver and Toronto regions, relative to the extreme heights witnessed in recent periods. However, the demand for housing is so strong that the rate of home price appreciation is expected to pick up again in the second half of 2018.” The Royal LePage National House Price Composite, compiled from proprietary property data in 63 of the nation’s largest real estate markets, showed the price of a home in Canada increased 6.2 per cent year-over-year to $605,512 in the first quarter of 2018. When broken out by housing type, the median price of a two-storey home rose 5.7
per cent year-over-year to $715,726, and the median price of a bungalow climbed 4.5 per cent to $501,985. Condominiums continued to witness the highest price appreciation rates among housing types studied, rising 10.3 per cent to $418,245. “While we have recently seen both overshooting and corrections in Canada’s largest markets, on a national basis we believe the Canadian housing market is amidst a long-term expansionary cycle supported by strong economic fundamentals,” says Soper. “Canada’s stature is rising on a global scale. Our cities continue to be ranked among the most desired places to live in the world. Our economy is strong, our unemployment levels are the lowest they’ve been in four decades and we have one of the fastest-growing populations among advanced economies. Machine wash cotton blankets in warm water. Wash wool with laundry detergent on the gentle cycle in cold water. Spin blankets in the washer until all excess moisture is extracted. Gently stretch blankets back to their original size (measure first if you’re not sure what that is) before air drying. Since these are in close contact with your skin, wash them once a week – or more frequently if someone has been sick. Wash cotton, cotton blends, flannel, synthetics or bamboo in hot water to kill bacteria; dry them on low. Remember to fold sheets right away so wrinkles won’t set in.
COMFORTERS
Place them in the dryer for just a few minutes to fluff up, and then hang heavy comforters, quilts and wool blankets on several clotheslines to balance out the weight so they won’t stretch. Clean your clotheslines with a damp rag before each use.
Put these in the washer on the gentle cycle, but make sure to use cold water and laundry detergent. If you have a homemade quilt, you don’t want to wash it too often or it’ll show its wear. If your quilt is an heirloom, have it professionally cleaned.

If so, take note: The top regulator in Canada is urging you and all Canadians to avoid treating your home as an ATM. In June 2017, the Financial Consumer Agency of Canada found that the number of households that have taken a home equity line of credit (HELOC) on top of their mortgage has increased almost 40 per cent since 2011. Lucie Tedesco, FCAC commissioner, was quoted as stating, “At a time when consumers are carrying record amounts of debt, the persistence of HELOC debt may add stress to the financial well-being of Canadian households.” HOW DANGEROUS IS IT TO TAKE EQUITY OUT OF YOUR HOME FOR, SAY, CONSUMER DEBT?

The Edmonton Census Metropolitan Area (CMA) saw an increase in month-over-month unit sales and inventory in April, while average home prices and average days on market decreased, according to the Realtors Association of Edmonton. “We are in the busiest season for real estate in Edmonton, so sales is consistent with seasonal market trends,” says Darcy Torhjelm, chair of the organization. UNIT SALES RISE
In the Edmonton CMA in April 2018, month-over-month unit sales increased in most categories and year-over-year sales for all residential properties increased by 5.8 per cent.
Single-family home sales increased by 22.7 per cent compared to March 2018 and by 7.6 per cent year-over-year. Condominium sales increased by 12.1 per cent compared to March 2018 and decreased by 3.1 per cent year-over-year. Duplex/ rowhouse sales increased by 20.7 per cent compared to March 2018 and increased by 15.7 per cent year-over-year.

MILLENNIALS NOT SAVING FOR HOMEOWNERSHIP: CIBC
Canadians aged 18 to 37 who rent or live with family still dream of owning a home – but few are on track to make it a reality, according to a new poll from CIBC. While nearly half (46 per cent) of those who intend to buy plan to do so within the next five years, 76 per cent haven’t started to save or have accumulated less than a quarter of their down payment. “Our survey reveals that few Millennials are taking the necessary steps to make the move to homeownership,” says Grant Rasmussen, senior vice-president, Mobile Advice, CIBC. “You can’t buy a home with intent and desire alone. It’s important to have a financial plan to make the most of your income and set yourself up with the right savings plan to achieve your goals now and in the years ahead. “While most still dream of owning a home one day, higher house prices, the prospect of higher rates, and new qualifying rules are prompting some Millennials to pause and question whether being a homeowner is realistic or even desirable for them,” says Rasmussen. “The key is to understand your total housing costs and start planning early so you can consider your rent versus buy options in the context of your overall financial plan and desired lifestyle.” The poll findings show that while the top reason for owning a home is to provide “a place to set down roots and raise a family” (49 per cent), an almost equal number also feel that renting is a “waste of money” (46 per cent). are not taking advantage of the opportunity to save for their future. As many as 60 per cent of Millennials believe renting is just as costly as homeownership. However, the poll finds that Millennial homeowners spend as much as 50 per cent more per month on housing costs than their peers who rent, and more than half (51 per cent) of homeowners admit they didn’t quite understand the total costs of owning a house before making their purchase. Despite the higher expenses, Millennial homeowners still manage to save more each month than renters or live-at-homers, on average $566 compared to $368 or $360, respectively. Further, homeowners have amassed an average nest egg of slightly more than $60,600 – more than double that of their peers who rent or live at home. “Deciding to buy a home is often the trigger for most people to get serious about their finances, cut spending and build the necessary
savings habits and behaviours to achieve that goal. But for Millennials who rent or still live with family, it’s easy to delay or put off savings and developing a financial plan,” says Rasmussen. “Remember, the earlier you start, the more your money will grow. Renting shouldn’t be a free pass to spend.” Key questions for whether to rent or buy a home: Are you planning to live in this home for at least five years? Do you have an adequate emergency fund to cover any unexpected costs? Are you willing to do your own property maintenance and repairs? Do you have enough saved to cover a down payment and closing costs? Are you clear about your total monthly costs beyond just your mortgage payments, including taxes, insurance, utilities and condo fees, if applicable? Will you have additional savings and be able to contribute regularly to them if you purchase a home?

Depending on where you live, you might lament – or rejoice in – current home prices. We’ve taken a look at some of Canada’s major cities and crunched the numbers on what a typical mortgage would cost in each of those cities. For all mortgage affordability calculations, we’ll assume 20 per cent down, amortized over 25 years, and with a five-year fixed rate at the best available rate – currently 3.09 per cent. VANCOUVER
Vancouver is beautiful. The ocean, the mountains – it’s a nature lover’s paradise. The home prices, though, mean many buyers will have little money left over for anything but hiking. The typical home price was $1.08 million in March. According to ratehub.ca’s mortgage payment calculator, the typical Vancouver home would cost $4,144 per month, amortized over 25 years at a current best mortgage rate of 3.09 per cent. Ouch.
Making our way to the heart of oil country, the benchmark home cost $333,500 last month in Edmonton. That would require a mortgage payment of $1,275 per month with a down payment of $66,700.
MONTREAL
Perhaps Canada’s worst-kept secret in terms of real estate prices, Montreal has a benchmark price of $338,200. So, a home here would cost a mere $1,293, according to our mortgage calculator – that’s much less than it costs to rent something similar in Toronto or Vancouver.

There are three components to look for when purchasing authentic quality sheets:

THE TYPE OF COTTON. Long staple cotton is considered to be the best in the world, due to the strength and softness of its long fibres. Egyptian and American Pima are two of the world’s best cottons.
2.
WHERE THE FABRIC IS WOVEN. Italian mills are the world’s foremost experts thanks to their long history of weaving and superior technology. Sheets woven in Italy, or other parts of Europe such as Portugal and Switzerland, will typically be of a higher quality than parts of the world where weaving is a more recent industry and technology is not quite as advanced.

THE THREAD COUNT. Look for a thread count higher than 200 (less than 200 is called muslin), but remember, thread count is a personal preference. It’s all about determining what feel you like best. Do you prefer your sheets to feel soft or crisp? Fine or heavy? It’s up to you! What matters most is that the sheet has the very best raw materials: Long staple Egyptian or Pima cotton, and a superior weave.

EXPERT TIP: Always look for 100-per-cent long staple cotton sheets. Labels can be misleading. While numerous brands claim to use “Egyptian cotton,” their linens may contain as little as one per cent. Make sure the packaging says 100 per cent Egyptian or Pima cotton. Also, where the product is made is not necessarily where the fabric is woven. If you find a very inexpensive sheet with a really high thread count, it’s probably not pure Egyptian cotton, or has an inferior weave from a country without a long history of weaving or state-of-the-art technology.

Perhaps due to my Australian descent, the birth of spring at my house means delicious, juicy barbecued lamb. Mother Nature is off to a sluggish start for outdoor grilling this year but this dish is just as lovely cooked inside. Lamb can be a polarizing meat choice for some, so I find these cumin- and garlic-infused kofta balls offer a milder tasting option for those who may be on the fence. It serves up nicely with a fresh side salad or grilled veggies, plus the lamb balls themselves are an easy make-ahead recipe. PREHEAT OVEN TO 450 F INGREDIENTS • 1 lb ground lamb • 1/2 medium white onion • 2 garlic cloves • 1 tbsp cumin
• 2 to 3 in. of thinly sliced cucumber (don’t cut them too thin – you want a little crispiness in every bite) • 1 tsp salt
INSTRUCTIONS In a food processor, add onion and garlic and pulse until finely minced, then add lamb, cumin, salt-pepper and continue for a few seconds until combined. Remove and roll into golf ball sized portions. In a fry pan over medium heat, add a healthy splash
• 1 tsp cracked pepper • Crushed chili oil (to taste) • 1/2 cup Greek yogurt • 2 tbsp fresh torn mint
of olive oil, fry balls gently, turn and roll occasionally until golden. Remove and place on a parchment-lined baking tray and roast for 5 to 7 minutes.
