It’s mid February already, and you know what that means... We often associate this time of year with blahs, but it’s also worth celebrating, given that it’s the shortest month of the year, and March and spring soon follow. And while the deadline for 2015 Registered Retirement Savings Plan contributions isn’t until Feb. 29, and May 2 for filing your 2015 income tax return, perhaps we need to start thinking of February in a different light altogether. Indeed, our tax content in this issue and on YPNextHome.ca is intended to explore this topic in advance of filing deadlines, to help readers
learn about opportunities to take advantage of while you still can. But, heeding the advice of experts, perhaps “tax time” should instead be a year-round task. From making regular RRSP contributions, to comparing RRSPs and tax-free savings accounts, to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. COLOUR OUTSIDE THE LINES… BY C. MARIE HEBSON Instead of trending this year I wanted to highlight one of my favorite ways to design – that is thinking out side the box. If you need to label this then the general styling of this is a Boho Chic look. Boho is whimsical, fun, wild, with bold hits of colour, texture and pattern. There is no set rules other than to know when to pull back and when to push boundaries. Designing outside the lines is a mind set and it is as individual as we are, it is the interior designer’s expertise to find out what turns you on, and what doesn’t to make this look successful. Here are a few of my favorite looks in more original interior designs, be wild, carefree – design your space and colour outside the lines!
1. SCALE OF PATTERN Taking the green as a neutral and mixing small with large patterns takes a seasoned professional or a good friend that knows patterns, like a quilter. Becareful though, I’ve seen many a quilted look in an interior space that just doesn’t transition well into interiors. What you’d be happy to live with in a throw blanket, doesn’t always relate back well into a living space!

2. ARTWORK Investing in artwork you love can elevate a space from great to fabulous with just one painting. Shown here is a Work in Blue, which then is repeated down into the space in your upholstered furnishings. What keeps this interesting is the mixture of blues used.
3. WHIMSY We’ve talked about whimsy before, rather than be so ridged with your paint lines, why not wing it! Look how amazing this looks in a childs bedroom – so what if the lines don’t match up perfectly, this is a very cool look, and can be applied in a variety of style genres and room types.

Edmonton shows surprising strength By Jim Rivait

ALL THE NUMBERS on Edmonton’s
housing market for 2015 have trickled in and the results may surprise you. Plenty of people bought new homes despite a non-stop barrage of news about plunging oil prices. Builders started work on an average of 15 homes every day of the year – a total of slightly less than 5,700 single-family homes. That’s down 16 per cent from the year before but compares well to the level of activity over the past half dozen years. For traditional homes, we’re actually about dead even with 2012 – a year when oil prices averaged US $94 a barrel, double last year’s price. Over on the multi-family home side, Edmonton set an all-time record with construction starting on more than 11,000 units. To put that in perspective, we dipped to less than 3,000 units back in 2009. Economists have noted that Edmonton’s relatively diversified economy means that energy price fluctuations are not having the same sharp impact as in other Alberta cities. One factor that buffers Edmonton is the high proportion of people employed in health care, education and public administration. Under the NDP, government jobs are being maintained, and that no doubt helps the confidence levels of many nurses, teachers and others with good salaries. We’ll have to see whether that will continue to be the case in 2016, but it’s worth noting that the 20 YPNEXTHOME.CA
same moderate changes in the new home market during 2015 were also apparent in the resale market. MLS sales were down about nine per cent from the previous year’s very high level, but still topped the totals in the five years before that. Prices of single and multi-family homes actually gained 1.4 per cent over the year and remained higher than in the last six years. Even in Calgary, which is more directly exposed to the energy sector, resale single-family home prices slipped only two per cent during a year of repeated layoff announcements. No doubt the fact that interest rates remain far below historical levels is also prompting people with secure employment prospects to go house hunting. It should come as no surprise that new homes are high on the list for those buyers. Homes these days are built better than ever and offer more comfort, style and efficiency. Better energy efficiency is an especially critical difference with new carbon taxes coming to Alberta in 2017 that will raise the costs of energy for all consumers – and that includes higher costs for home heating, hot water and electricity.
Each new generation of homes makes better use of energy because building codes raise standards. Besides lowering greenhouse gas emissions and fighting climate change, the energy efficiency of new homes will pay off for years to come through lower bills for natural gas and electricity. 2016 tax tips to save time, stress and money By Wayne Karl

not to yawn or fall asleep. Taxes are not the most exciting topic, but they’re important nonetheless. We’ve simplified the matter with our list of 2016 tax hacks, for which we enlisted the help of our resident tax expert George Dube, CPA and CA, of BDO Canada. 1. Deadlines, deadlines Filing: This year, you get a couple extra days – sort of. The deadline for filing your personal tax return is usually April 30, but this year that day falls on a Saturday, so the deadline for your 2015 return is actually Monday, May 2. Self-employed: If you are selfemployed, your filing due date is June 15, but any balance of tax owing for the year is due by May 2. RRSP contributions: The deadline for contributing to your RRSP (registered retirement savings plan) is Feb. 29. 2. Get with the plan – a plan, any plan Here’s an idea: In January of each year, consider reviewing how you did the previous year, as well as your goals for the coming year. Weigh this against your overall plan, and make adjustments as needed. For example, you might want to look at reviewing insurance coverage, or making changes to any investments that may be underperforming. And, of course, look at your overall plan and structure from a tax and accounting perspective – and if necessary, see a tax specialist for advice. Better yet, make it a priority to meet with your advisors at some point during the year – more than once, if you need to. Present them with your existing finances and goals, your accounting system and expectations for minimizing 48 YPNEXTHOME.CA
taxes and maximizing savings. In addition, consider getting a tax estimate to help with your cash flow planning. 3. Save the date Consider using a tax calendar – yes, a tax calendar – if you have investments such as an income property or you own or operate a small business. Incorporating deadlines into your personal tax calendars (such as year-end tax deadlines and HST deadlines) can be an extremely helpful tool. Using a tax calendar will make it easier to meet your filing requirements for Canada Revenue Agency, which can save you money and ensure you receive less attention from the CRA by meeting its deadlines and paying on time. Tweak your banking, accounting and filing systems as needed, to ensure they work smoothly. If you are still swamped with paper and working from a shoebox, one of the biggest things you can do to reduce your stress is to get a system in place. To have the right plan and meet your
CRA filing requirements, you must get your bookkeeping in order. This means: » Your accountant, if you use one, should receive your information in a timely manner, and in turn prepare the financial statements and tax returns on time » You can better analyze what’s going on with your finances, and make any necessary changes For tips on getting organized, speak to an accountant about a welldocumented organizational system. Make your system as digital as possible for even easier access. When you can access your documents via your smartphone when your banker is asking for details to finalize a mortgage, for example, imagine how impressed the banker will be with how quickly you can provide this information. Today’s “Buyer’s Market” Could Mean Timely Savings On A New Home
The Canadian Real Estate Association (CREA) is projecting that Alberta’s real estate market will favour buyers more in 2016 compared to 2015. Specifically, the CREA believes this year’s buyer will benefit from greater choice and, thus, more negotiating power on price. In January, Intelligence House (IH) noted media coverage on this situation as it pertains to the Edmonton regional resale market where active listings began this year up 66% over last year (+28% across the Calgary region). These media stories mentioned households who have recently reduced their asking price in order to sell their home faster in today’s “buyer’s market”. Stories like this highlight the interesting process by which this market will eventually find a new balance between initial listing prices and what buyers are willing to pay. Eventually, the prevailing motivations of this year’s sellers and buyers will bring the number of active resale listings back toward more historically sound levels, at which point any buyer advantages that exist today will begin to deplete. We believe the positioning of this process can be statistically tracked by watching how current active listings compare with a rolling seasonal average over five years (Edmonton and Calgary regions’ active listings were 45% and 54% above this average respectively, at the end of December 2015). Currently, buyers in the Edmonton or Calgary markets can rest easy as it remains a good time to buy! However, if you are considering purchasing a
new home later in 2016, hindsight may reveal that right now is the best time to buy. IH has come to expect new home builders to be more price flexible when inventories of unabsorbed housing (yet ready for occupancy) is high by historical reference amidst high levels of inventory in their regional resale markets. In December 2015, the total amount of new housing units ready for occupancy in the Edmonton and Calgary regions were 18% and 12% greater than their respective five-year rolling seasonal averages. IH believes these increases are more temporary, rather than long term. Unsurprisingly, we noticed a number of timely promotions being marketed in showhomes and sales centres across these markets in January that were specifically, and in some cases aggressively, designed to move units that were ready for or nearing occupancy (the remnants of which might be viewed throughout the pages of this publication). That said, the key descriptor of these promotions is “timely”, as many were tied to specific units or a specific number of sales in 2016. Regardless, these promotions signal that new home builders are taking action to reduce any negative price pressure that an overabundance of move-in-ready homes might have on their market throughout 2016 by addressing this situation at the beginning of the year. With all of this in mind, the fact remains that the level of choice for buyers has increased, along with their negotiation power. If a new home is on your radar, it may be wise to make that decision sooner rather than later.

Mattamy Homes becomes major partner with Cycling Canada MATTAMY HOMES, North America’s
largest privately owned home builder, has become a Tier 1 partner with Cycling Canada. Through a one-year partnership, Mattamy Homes will provide critical program funding for Canada’s National Track Cycling team as they prepare for the 2016 Olympics in Rio de Janeiro. The support provided by Mattamy will help to deliver key resources such as technical services, sport science, logistical support as well as year-round accommodation for Canadian team athletes near the velodrome in Milton, Ont., the Mattamy National Cycling Centre. Mattamy and its founder and CEO Peter Gilgan played vital roles in the development and construction of the Mattamy National Cycling Centre, which hosted the Toronto 2015 Pan-American Games last July. The facility, Canada’s only UCIapproved 250-m indoor velodrome, is now the home training base for Canada’s National Track Cycling program and has become an invaluable asset for Canada’s cyclists as they target the World Championship and Olympic podium. “It takes passion and dedication to compete at the level that our national track cycling athletes do, and we’re very proud of all of them for their commitment,” says Gilgan. “To succeed it also takes financial support and access to world-class training and facilities. Know when to follow the floorplan and when to create your own! By Jane Lockhart
I HAVE NEVER been a fan of painting by numbers, so it’s logical to assume I have different ideas about how a new house should be laid out when designating function and furniture placement. Although you fell in love with your new space as soon as you saw the model and its flashy furniture, this doesn’t mean you can’t break the mold! When an architect designs a new
house or condo, they determine the purpose of each room and record this information on the floorplan. But once you have taken possession of your new home, room allocation is left to your discretion meaning sometimes you have to examine what makes sense for your lifestyle and your furniture choices regardless of the original floorplan. …continued on page 74

Interior Design Show 2016: Small space furniture gets smarter By Sonia Bell This year’s Interior Design Show (IDS16) featured amazing new products, companies and trends on the horizon. One trend on the forefront is that smaller furniture is getting even smarter. Here are our top picks from IDS16.
It’s key to note that if the floorplan doesn’t work for your way of life, don’t stick to it! One of the common changes we make in our clients’ homes is flipping the location of living and dining rooms. For many people they don’t use their dining room regularly so it doesn’t have to be as close to the kitchen as once assumed. Nowadays people sit at a breakfast bar or even on the living room furniture to eat and the dining table is used only for special occasions. With this change in lifestyle, the table need not have pride-of-place, but rather is nearby when needed. Another alteration we often make is re-utilizing a separate dining space as an office instead. This provides an active family a place to set up the kids’ computer, file important documents and install a desk or workstations for homework. With French doors often part of the original dining room plans, this provides noise reduction and privacy when needed for office use. For many families, the kitchen becomes the main eating area so the dining room is excess. Finding small nooks or unused areas of floorplans can provide
excellent locations to include a small dressing area, a computer desk or even an additional closet. This is particularly true in condos where built-in niches provide excellent storage often not fully used, particularly when space is at a premium. In houses, adding additional kitchen cabinets to an empty wall can better utilize the space and allow for a pantry, broom storage, a desk area or even a built-in eating bench with storage below. Other examples of simple changes in floorplans can be the inclusion or exclusion of full or half walls (as long as they are not weight bearing), additional closets and the placement of kitchen appliances. But remember, any large change that actually alters the structure of the floorplan will be open to builder charges so consider what makes sense for you and your family. Bottom line: Altering the use of a room or space to better reflect the needs of your lifestyle or departing from the suggested furniture layout will make your home more personal and better utilize your financial investment as you use the your home more effectively.

With just one swift motion, a part of the table raises, creating a bench that seats two.
2. Space-saving sinks by Nortesco These sinks were not necessarily designed for a small space — they’d look incredible in any kind of home, big or small. But imagine how useful they would be in a smallerthan-average bathroom; they take up less space, and have a modern ceiling-mounted faucet from Morpho. Put one of these in your bathroom, and you’re left with a lot more wiggle room.
