Important considerations What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a location close to masstransit may be a better option for

you. If you’re a walker, proximity to major amenities should be a definite consideration. Running errands such as grocery shopping and banking on foot affords many health benefits and provides you with a chance to meet your neighbours and discover new places, too. For many Canadian families, financial literacy begins with a piggy bank, maybe a childhood allowance and perhaps a first bank account. Some may continue the education with somewhat more serious lessons – such as reviewing monthly bank statements and explaining how interest works. Moving into the teen years, many families likely entrust the more important matters of personal finance to our education system. But there, we venture to say, they might well be disappointed. David Chilton lamented that fact more than 25 years ago in his bestseller, The Wealthy Barber. How

much has changed and how well have things improved? Based on a number of considerations, not so much. Indeed, our real estate has been a top performer for years, but the resulting costs of living for millennials and other young Canadians are skyrocketing, in some cases, prohibitively high. THE FRASER INSTITUTE has published

its annual Alberta elementary school rankings, showing how schools have performed academically and which schools across the province have improved or fallen behind. The Report Card on Alberta’s Elementary Schools 2016 ranks 812 public, separate, francophone, private and charter schools based on seven academic indicators derived from province-wide test results. “Our report card is the only objective, reliable tool that parents have to compare the academic performance of their child’s school over time and to that of other schools in their community,” says Peter

Cowley, Fraser Institute director of school performance studies. The data from the 2016 report card suggests that every school is capable of improvement regardless of the type of school, its location and the proportion of students with special needs or students in English as a Second Language (ESL) programs. For example, one of the fastest improving schools in the province in 2015 – based on analysis of its results during the most recent five years – is St. Catherine Catholic Elementary/ Junior High School, a separate school located in Edmonton. Despite having two-thirds of its students identified as ESL learners, St. Catherine’s overall

With 27 per cent of its students having special needs and 37 per cent of its students identified as ESL learners, the school earned a score of 4.0 in 2015 compared to 0.0 in 2011. From the country to the beach, modern contemporary to traditional - shiplap is the building material everyone’s talking about. But what exactly, is shiplap?

Shiplap is a wooden board that’s often used for constructing sheds, barns, and other rustic buildings. Traditional shiplap has a rabbet (or groove) cut into the top and bottom, which allows the pieces to fit together snugly, forming a tight seal. This also gives shiplap its distinctive appearance, with horizontal lines/reveals between each board. In the past it was more commonly installed on the vertical, today it is more commonly installed on the horizontal. Lately shiplap has become a popular choice for interior finishes, thanks to its rustic charm and subtle texture. Whether you choose to use real shiplap or fake the look by applying MDF boards to your drywall it’s a great way to add texture to your home. As you can see from the varying degrees of distressing and antiquing, it is up to you to create your perfect ship lap feature wall. 16

First-time homebuyers 3 steps required to get into the market By Alyssa Richard

PURCHASING A HOME will be one of the biggest investments you’ll ever make. If you’re just starting to look, there are a few steps you’ll need to take before you can buy a home.

Determine how much you can afford First, you have to determine what you can afford. Your affordability is based on your household income, your current monthly debt payments and the costs associated with owning a home (such as property taxes, heating costs, and condo fees). A lender will also look at two ratios to figure out how large your mortgage can be. The first is called the gross debt service ratio. Your monthly housing costs for (principal and interest, taxes, and heating costs) shouldn’t be more than 32 per cent of your gross income. The second is called the total debt service ratio, which includes your housing costs as well as any loan expenses (such as credit card and line of credit payments, and car loans or leases). This ratio shouldn’t be higher than 40 per cent of your gross income. You also have to come up with enough money to make a down payment. You’ll need to have a minimum of five per cent. If you’re able to come up with a down payment of 20 per cent or more, you won’t need mortgage loan insurance. And you should also have money saved for closing costs, which could be between 1.5 and four per cent of the purchase price of your property. 24 YPNEXTHOME.CA

Dip into savings Once you’ve determined how much you’ll need, you’ll have to find a source for your down payment and closing costs, one of which can be your RRSP. Under the Home Buyers’ Plan, you can withdraw up to $25,000 from your RRSP on a tax-free basis as long as the funds have been in the plan for more than 90 days. If you’re purchasing a property with a partner who’s also a firsttime buyer, you’ll each be able with withdraw $25,000. Keep in mind that the money has to be paid back starting the second year after you make the withdrawal and you have up to 15 years to repay the amount. If you don’t make an annual payment, you’ll have to declare it as taxable income on your tax return for that year. If your RRSPs or other savings aren’t enough, your family may be able to help you. In fact, an April 2015 BMO survey found 42 per cent of first-time buyers expect their parents or relatives to help pay for their first home.

Shop for a mortgage It can pay to shop around. If you and your partner go with the first mortgage rate you find, you could end up paying a lot more. Let’s assume the following: you plan on buying a $500,000 home with a $400,000 mortgage, your amortization period will be 25 years, and you have a five-year fixed rate of 3.5 per cent. That means your total mortgage payment will be $1,997 a month. But if you do a little research, you could save some money. If you’re able to get a mortgage with a fiveyear fixed rate of 2.5 per cent, your payments will be $1,792, a difference of $205 a month or $2,460 a year. That’s why you should look for the best mortgage rates. You need to be ready financially before you’re able to purchase a property. What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. WHEN BUYING A HOME, you will

likely consult with a team of trusted professionals — a mortgage broker, a lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform — taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage — it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example, which admittedly doesn’t involve a new-condo move, but the experience is all too common. So is the lesson learned — unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms — including large, well-known companies and smaller, independent ones — I selected a moving company in Whitby, Ont., where the pick-up was to take place. Drop-off would be in Waterloo, Ont. We agreed on price ($350) and time 42 YPNEXTHOME.CA

(9 a.m.) — after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate — $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. » My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival in Waterloo, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” » “Sure,” I said, “right after I call the police.” With that, the sordid tale ended. The job not complete, left for us to move the furniture indoors, now the

victims of one of the top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me. CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution — satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after the fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Mid-2016 Housing Review: Benchmark of Major Canadian Markets Intelligence House has compiled a summary of key housing market indicators and drivers for major Canadian markets year-to-date in 2016. In the Calgary and Edmonton regions, home sales and new housing starts are notably down, with prices in the Edmonton region decreasing marginally. The negative performance of both housing markets reflects many expectations put forth at the beginning of 2016, particularly in regards to the strong declines in new housing starts. as adults through the 1980s, you may view wallpaper as a thing of the past. But, if you are buying a new home, or are faced with the challenge of decorating a new space, wallpaper may be front of mind. Wallpaper is coming back, but not in the way you may think. It has been reinvented and has become trendier than ever. As we said goodbye to balloon curtains, high hair and neon colours, we thought wallpaper was on that list as well. It turns out, wallpaper manufacturers very savvy marketers, and their efforts are reflected in today’s interior design. Wallpaper has moved past chicken boarders in the kitchen, large and bold floral patterns, or entire rooms covered in the same look. We are seeing wallpaper used in new and exciting ways. There is now textured paintable wallpaper, wallpaper for focal walls, or fun designs that can be used in small spaces. The powder room is the best place to have fun and experiment with colour, texture and new designs. It’s great to leave your current place looking good, so cleaning supplies are a must, and you don’t want to be hunting around for them. You’ll want a broom, dustpan, mop, your vacuum, some sort of all-purpose cleaner and cleaning rags and towels. Put cleaning items and towels in a large bucket or plastic bin with a lid to keep them separate from your other stuff. In your new place, have toilet tissue ready for each bathroom, along with hand soap and towels. Remember easy-to-serve snacks, water bottles, a first-aid kit, facial tissues and toys such as colouring books and crayons for the little ones. Basic kitchen items will be handy too, such as dish

One of our favourite powder rooms was done in all-black wallpaper with trendy light and bathroom fixtures. Because powder rooms are on the smaller side, going with a dramatic colour or pattern is not too overwhelming. Creating a focal wall is another area when we use wallpaper a lot. Again, we are seeing things in wallpaper we have never seen before. There are large shapes and patterns that can be applied to the wall individually. Also, the focal wall doesn’t have to be a full wall, it can be a section or maybe it is a design that carries over slightly to the adjacent wall. Anther trend in wallpaper is the introduction of metallics. Gold has been huge for the last couple of seasons and this has also been evident in wallpaper. There are endless examples from neutral wallpaper peppered with gold geometric shapes to black wallpaper with large gold fans. And, since wallpaper is no longer

themed, these can be used in just about any room in the house! Faced with the task of decorating a completely new space, sometimes it pays off to take risks and think outside of the box. Using wallpaper lets you do both. Not only have there been advancements in the wallpaper patterns, but also in the product

itself. Most companies have prepasted wallpaper that lasts longer and is more durable. A nice added bonus is the grid on the back that a lot of companies as using. This allows the homeowner to ensure straight cuts when lining up to an edge or matching the pattern on the next sheet. If you are unsure of your abilities, you can always hire a professional to hang it as well. However you decide to decorate your new space, just make sure it is something that you love and that speaks to you, after all, you have to live in it.

Reasons to teach your kids about real estate sooner than later By Wayne Karl

IT’S JUNE AND SCHOOL will soon be out for the summer. What better time to teach your kids about real estate? Why? There’s actually more than 500,000 reasons to do so. The number is really 508,097 – as in dollars, the average price of a home in Canada as of April 2016, according to the Canadian Real Estate Association (CREA). This represents a 13.1-per-cent year-over-year price gain. Need another reason? How about 45 – as in the percentage of millennials, in a survey conducted by New Home Guide, who don’t believe they will be able to buy a home in Canada within the next five years. Just 25 per cent per cent believe they will be able to buy a home in the next five years, while 25 per cent say “with a lot of help, maybe.” Not exactly the most encouraging stats. Need more, still? A new poll by CIBC reveals 63 per cent of millennial respondents plan to buy a home in the next five years – but almost half of them have not even begun to save. Faced with a myriad of financial challenges, 54 per cent of future millennial buyers say coming up with the required down payment is the biggest obstacle to homeownership, the CIBC poll says. About half are concerned that job security (53 per cent) and rising real estate prices (46 per cent) will impact their ability to buy. Given such realities, teaching young Canadians financial literacy at an earlier age is increasingly important. Sound familiar? matters into their own hands, with programs for financial literacy for youth. The CIBC poll underlines how strong the need is.

“Millennials want to own, and many plan to do so in the next few years, but they’re facing many obstacles and competing financial priorities,” says Barry Gollom, vice-president, mortgages and lending, CIBC. “It’s important that they sit down with an advisor and map out a realistic time frame for making their dreams of homeownership a reality – it’s not easy, but it’s attainable.” Another CIBC poll finds Canadians are sympathetic to millennials’ struggles for homebuying. The majority (56 per cent) say something should be done to help the younger generation enter the housing market. Three-quarters (77 per cent) believe buying a home is more difficult for young Canadians today than it was for previous generations. “It’s not just young Canadians that feel that buying and maintaining a home is a challenge for their generation,” adds Gollom. “Canadians across the board regardless of age agree and a majority are calling out that something should be done to help.” Because… those five years that millennials believe they need to save up for a down payment? If things continue as they are, prices could be further out of reach. In 2012, the average Canadian price was $363,606 – representing 39.7-per-cent gain to the current $508,0907. At that rate, in five years, the average would be about $709,811. Mind you, the national average price is skewed by activity in Toronto and Vancouver. Take these two markets out of the equation, the average is a more modest $369,222 and year-over-year price growth 8.7 per cent, CREA says. There are markets in Canada that are more friendly to millennials. Need another reason to teach your kids about real estate sooner than later?
