market in Edmonton is turning the corner, look no further than the latest stats from the Realtors Association of Edmonton. Yes, it’s resale homes versus the new home market, but it’s still a strong signal that the economy and housing market are on the upswing. Home sales were up 25 per cent in May, compared to April, and up 38 per cent compared to the same month last year. And leading the charge? Single-family homes, where prices are up month-overmonth and year-over-year in May. Now matter the measure, these are positive results, and sure signs that Alberta in general and Edmonton, specifically, are turning the corner.

AS DONALD TRUMP continues to

make friends all over the world (insert winking emoji here), Americans may still be dreaming of moving to Canada and buying up homes here. BUT, THEY SHOULDN’T BANK ON IT The “possibility” was well publicized leading up to the election last November, with search terms such as “How to move to Canada” and “How to become a Canadian citizen” skyrocketing on Google. Royal LePage Canada and others more recently fanned the flames even more. “American web traffic on royallepage.ca, has been highly correlated to recent U.S. political events. U.S.-originated sessions surged 329 per cent the day following the election and climbed 210.1 per cent year-over-year the week after Donald Trump’s victory,” a release from the realty firm said earlier this year. We can’t blame Royal LePage for publicizing the web search trend. It’s the company’s job, after all, to sell homes. But it’s a bit of a stretch that Canadians should batten down the hatches and prepare for an onslaught of Americans offering wheelbarrows full of U.S. greenbacks for their Canadian homes. Here’s why: IMMIGRATION LAWS “We have express entry, and each province has numerous programs,” 16 YPNEXTHOME.CA

Robin Seligman, a Toronto-based a specialist in Canadian immigration law, told New Home Guide. “As well, we have options for work permits if the person has an employer in Canada, or under NAFTA if they are on the professional list. “We also have the labour market impact stream, so employers in many cases must first try to hire a Canadian or permanent resident for the job,” she says. “However, there are many exemptions, including intra-company transfers and NAFTA exemptions.” TAX ISSUES “For U.S., citizens, they will need to deal with various U.S. tax issues as a result of their U.S. citizenship,” says George Dube, a partner at BDO Canada LLP, Waterloo, Ont. “And, they will need to abide by different tax regulations while considered a non-resident of Canada versus as a resident, such as withholding taxes, filing requirements, eligibility for deductions and credits.

“Owning a home for personal use, versus investing in a rental property, from a tax perspective, is easier to deal with. There are still issues such as changes to the principal residence exemption rules that came about last fall.” MORTGAGE REGULATIONS “Foreign buyers – including Americans – will have a more difficult time qualifying for a mortgage than Canadians,” says James Laird, cofounder of RateHub and president of CanWise brokerage. “The down payment requirement is higher, and there are additional challenges around proving income.” Wayne Karl is an award-winning writer and editor with experience in real estate and business. What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. Creating your outdoor space can be a significant investment – and one you want to get right the first time. But with some strategy and great planning, you can create an outdoor oasis your family will love. It’s never too early to get started. Here are my tips to help you plan your outdoor renovation like a pro. 1. Determine your entertaining zones Very similar to how I would design any interior space, think about the “zones” or activities you want in your backyard. For example, do you want a place for lounging, eating, kids to do crafts, kids to play sports, space to prep meals or a pool? Figure out your priorities and then divide your space accordingly. Determine your budget Set an actual budget, because unlike interior design, I would say there is less variety in cost of materials in outdoor goods. One strategic way I maximized my budget in my backyard was by using affordably priced furnishings and decorative items from Walmart. I purposefully limited areas for grass and only planted flowers and plants that would be hearty and stand up to my rough-and-tumble children. For seriously low maintenance lawn mowing, check out the Husqvarna Automower, where you can literally put your feet up while your grass gets cut. 4. Create a colour scheme The same way I always allow a pillow, drapery fabric, or piece of art work inform my colour palette in my interior work, do the same for the exterior. In my case, I wanted the space to read very minimal, so we kept all the materials very neutral and cooler in tone. And then with my accessories we stayed with a palette of navy, teal and lime green, in keeping with some of the textiles and fun dish ware. The pop of colour against an otherwise neutral background is fun and youthful. Ensure you repeat a colour multiple times for the most cohesive look. 5. Consider integrating technology The final thing to consider to really look like a pro is technology. There are so many options for integrating sound into your backyard, but don’t let sound be the only thing you consider. Consider bringing in WiFi to make the space your outdoor office, a projector to turn any evening into a movie night, and – where space allows – a television integrated into a built in covered unit for real “wow” factor. And regardless, make sure you run power back there so you can plug in an outdoor air cooler like this one by Honeywell – because how awesome is that for your guests!

Black – how much is too much?... By C. Marie Hebson

Y

ou have to be confident to use black, and you need to know how much to use and where. Whether in bits and pieces or in a bold stroke turn to classic black to get you the drama you want in your home’s interior design. A well designed black room needs two things: a) courage to incorporate it, and b) a well-thought out lighting plan. To help with this, I’ve compiled a quick list of questions to help you make your black room amazing.

1. Bring on the light – Assess your room(s) light. Do you have a lot of natural sunlight? If not, increase your incandescent lighting to compensate, or ensure you have that high-light colour to balance it out.

2. High — Low – Do you have high ceilings (minimum 9’ or up) paralled with sun light ? Having both will help your end result. If you don’t have either, then make sure you add more light with lamps, and whiter more glossy accessories.

3. How much is too much – Choose the amount of black you are going to incorporate. Go big with black on all the walls or just one wall – will you use paint, or use elegant wallpaper? Balance carefully with other large items to ensure balance.

4. Accessories only – Can’t commit to a wall or ceiling? Add black in your accessories and artwork. Chairs, picture frames, lamp shades, toss cushions or drapery. Better yet – paint that old side table high gloss black!

5. Vivid colour – Add a hit of saturated colour to soften your black – let your imagination soar. Keep the accent colour vivid (saturated), so it compliments the black and won’t get lost in it. Small spaces can look modern and elegant when paired with bursts of colour.

6. Keep it elegant – By simply adding whites, creams, crystals and gold, you’ll keep your black looking classic and timeless.

7. Continuity and Flow – The last thing you want is to have your black room feel like it doesn’t belong. Be thoughtful in your choices, ensure they relate back to other rooms in your home. Start by painting your front door Black and work in from there! 50 YPNEXTHOME.CA


The risks are high, but a well executed design using black has the most amazing feeling, it’s like wearing Chanel or Cartier – it makes you feel special just being there. Always use a matte finish for painted walls. You can use a high gloss finish for doors, trim, accessories or furniture, but rarely will gloss go on a wall, it will show all the imperfections.
