ood news, Edmonton homebuyers and owners – your housing market is low risk. Th is may not sound like any milestone occasion, but considering the economic challenges the province is facing, things could certainly be a little more worrisome. As in Toronto, for example. In Canada Mortgage and Housing Corp.’s latest House Price Analysis and Assessment, the country’s largest real estate market has joined Winnipeg and Regina as those that warrant a “high risk” rating. Th is is a significant change from only April, when Toronto received a “moderate risk” assessment. Why the change? A combination of price acceleration and overvaluation,
caused by the fact that price growth is exceeding gains in personal disposable income. Th is gives rise to modest risk of overvaluation, CMHC says. In Edmonton, the risk of overvaluation remains low, despite growth in house prices that has exceeded gains in disposable income. The labour market has been impacted by lower oil prices, slowing employment growth, limiting income gains and pushing up the unemployment rate. Population growth has also slowed, CMHC says, as fewer migrants have moved to the city. Neighbourhood farmers’ markets booming in Edmonton » by GENE KOSOWAN Talk about revitalization in Edmonton and much of the spotlight focuses on the building of the Rogers Place sports and entertainment arena, as well as the highrises stretching up in the city core. But another form of civic rejuvenation is taking place, literally at a grassroots level – neighbourhood farmers’ markets. Neighbourhood farmers’ markets are now beginning to dot the municipal map as go-to destinations for locals. With the addition of the 124 Street Grand Market just northwest of downtown, the French Quarter on the south side and another one in Windermere in the city’s southwest corner within the past year, neighbourhood farmers’ markets currently number 12. That’s double what existed three years ago – not too shabby for a city with less than one million residents, considering Toronto – Canada’s largest city – has about 30. Amy Hayduk, assistant marketing director and events coordinator with the 124 Street Grand Market, located in the Westmount neighbourhood, likes the fact that the movement towards purchasing local foods has fostered the existence of the market where she works. “As a member of the community, I feel passionate about farmers’ markets, because we have great restaurants and great shops, but there’s not necessarily any place to buy groceries close by that’s walkable,” she says. “That really helps with the neighbourhood’s vitality, especially with having accessibility to local fresh food. It animates the neighbourhood and brings out people who might not otherwise come by.” Farmers’ markets are nothing new in the Alberta capital. The City Market Downtown has been around since 1903, one year before Edmonton was officially
declared a city. With more than 150 vendors serving nearly 30,000 customers every Saturday, the City Market Downtown remains the granddaddy of them all. It’s rivalled only by the Old Strathcona Farmers Market, which opened in 1983 and with 130 vendors, brings in roughly 10,000 people every week. What is new, however, is that more recent markets don’t have designated facilities and exist in pop-up fashion, either occupying a parking lot at a mall or a barricaded street once a week. Whatever form they take, Wendi Freudenreich, a local realtor, believes the presence of these markets adds to a neighbourhood’s appeal by increasing walk score, a measurement that calculates walkable distances to amenities in the area. “Markets would substantially increase the desire to be in that neighbourhood based on walk scores,” says Freudenreich. “Markets would also increase a community feel and vibe. That’s a trend in general in eating and shopping, so it appeals to trendier and younger people in neighbourhoods.” While Freudenreich cautions that some markets may spur complaints about barricaded streets preventing locals from parking their vehicles and increases the potential for noise and litter on resident lawns, Hayduk says organizers do what they can to mitigate these concerns. “We do try to be respectful and treat the area like it was our backyard,” she says. “Because for some of us, it is!” Photo by Stephen Sereda. Some days it seems like there are as many housing bubble stories circulating on the Internet as cute cat videos. The connection may not be obvious but it’s really very simple – publishers are fiercely competing to get you to click on their links so they can earn ad revenue. The web makes it easy to count clicks and identify what attracts an audience. Then there is an irresistible incentive to serve up more of the same. Watching a lot of Grumpy Cat is fun for most folks, but a bombardment of Chicken Little style scare stories about how the sky is falling is another matter. Especially when the vast majority of real estate news focuses on Toronto and treats cities like Edmonton as an afterthought. So, if Grumpy Cat and Chicken Little don’t mind taking a break from the spotlight, here are some facts about the Edmonton housing market that may surprise you. After the first seven month of 2015, new home construction is up 50 per cent over than last year. The multi-family sector
has surged, but single-family sales are on par with 2014 – a year that was busier than any since 2007. Not only are people buying new homes, there’s a shift to slightly higher priced homes, with the average up 11 per cent in the first half of the year. Edmonton’s performance in the resale home market is also better than most of the province. Sales here are down about 10 per cent over the year, but that’s less than half of the decline across Alberta. Prices in our city are up 2.5 per cent so far as well, so the trend is positive. Housing markets are closely connected, so the performance of the rental sector is a good indicator of confidence. One of Alberta’s biggest landlords is Boardwalk Equities, with more than 12,000 suites in Edmonton alone. Boardwalk’s financial results show that across its portfolio, occupancy rates fell just slightly more than one per cent to 97.5 per cent. At the same time, major investors are pouring a lot of money into high-profile projects aimed at the rental market, especially downtown. Canada Mortgage and Housing Corp. (CMHC) expects rents to continue edging up in Edmonton even as new supply comes on stream. As a result, the cost of renting an average two-bedroom apartment – now more than $14,000 a year – is likely to climb. Rising rents are not great news, except to landlords, but they are another indicator of a healthy housing market. That view was confirmed by CMHC in a recent assessment of 15 Canadian housing markets. Edmonton was rated at low risk of a market correction, as were most other cities. Toronto was one of the exceptions, with risk levels rated as high. A lot of the national media is based in Toronto, so it’s no surprise that there are a lot of stories that take the Grumpy Cat view of housing markets across Canada, even for cities such as Edmonton, where conditions are much different. That’s something to remember the next time that another scare story shows up in your news feed. Maybe it would be better to click on the link to that hilarious cat video instead. The highlight of the evening is the announcement of the Builder of the Year Awards for the best overall scores in the competition. CHBA – Alberta will present awards to the top multi-family, small-volume and the Ralph Scurfield Award to the large-volume builder. The finalists and winners will be at the awards ceremony. “Alberta builders are always looking for new and innovative ways to satisfy consumer demand for attractive homes that suit their individual lifestyles and budgets. The recent collapse of the Chinese stock market and subsequent economic woes may seem like a world away, but the effects are being felt globally – including here in Canada. What might it all mean for the Canadian housing market? It’s early days yet, and the assumption is that ongoing woes in China will hurt us. True, a troubled Chinese economy hurts Canadian shipments to that increasingly important export market, particularly from BC and Alberta. But when it comes to Canadian housing, there may actually be a benefit. It’s well known that Canada is a popular destination for Chinese real estate investors, and Canada Mortgage and Housing Corp. (CMHC) has said the number of foreign investors in Canada may be higher than documented – meaning there is continued strong interest in the Canadian housing market. “We know it is common for foreign nationals to invest in Canadian real estate,” Alyssa Richard, founder and CEO of ratehub.ca told New Home Guide. “Because Canada’s market is more stable than China’s, it has become common in large cities, especially Vancouver, for Chinese nationals to invest.” The economic downturn in China could affect Canadian real estate in a few ways, Richard says. “Because investment in China is uncertain at best, sometimes yielding only losses, Chinese investment in Canadian real estate could increase. “If these Chinese investments in Canada are short-term, however, that could cause significant corrections if there is a collective divestment in the future when the Chinese economy turns around.” It is also possible, Richard says, that Chinese investment in the Canadian housing market will not see much change. “Chinese investors will not likely withdraw investments here right away, as there’s no real alternative back home to supplant their assets. Many investors will also be hurting back in China, not allowing them to further invest overseas. With no funds

for new investments, the Canadian market could stay relatively level.” CMHC Deputy Chief Economist Jeff rey Harris told New Home Guide that it is “difficult to determine the effect foreign buyers may be having on the price of housing, as the available information on foreign buyers is largely anecdotal. Immigrant demand for housing should not be confused with sales to foreign residents.” CMHC’s October 2014 Rental Market Survey included questions on foreign ownership of Canadian condominiums. Specifically, property managers were asked to provide information on the total condominium apartment units owned by people whose permanent residence is outside of Canada. “Foreign condominium investors represent just 1.7 per cent of owners across the eleven centres surveyed,” Harris says. “The CMAs with the highest percentage of foreign investment in condominiums are Toronto at 2.4 per cent, Vancouver at 2.3 per cent and Montreal at 1.5 per cent.” The CMAs with the smallest percentage of foreign investment in condominiums are Edmonton, Regina and Winnipeg, all at 0.1 per cent, followed by Calgary at 0.2 per cent and Saskatoon at 0.3 per cent. In theory, this could mean these markets are less exposed to risks associated with any divestment by foreign owners.

With our days getting shorter and temperatures beginning to drop, the capital region is saying a fond farewell to summer. While the moderate weather persists there is still time to squeeze in one final landscaping project and prepare your yard for the coming of winter. Fall planting The cool temperatures and adequate rainfall of spring and autumn make them ideal times for planting trees and shrubs. Each plant species has a different preference for when it should be planted, based on varying tolerances to wet spring conditions and early fall frosts. In autumn, most evergreens prefer to be planted earlier in the season, allowing for six weeks before the coming of frost. This allows them to establish root systems before the ground freezes. Deciduous plants require less time, although a minimum of four weeks is suggested. PROTECTING NEW TREES AND SHRUBS Surviving the winter season can be a challenge for certain plants. So before the frosts set in, it is important to set up defense barriers against the cold climates. Shrubs and trees that were planted this year and last are most susceptible to winter damage. Be sure to water these plants as much as possible now because the best defence is to make sure that they enter winter with lots of water stored in their root system For added protection against frost cracks, sunscald, and animal damage, wrap the trunks of thin-barked, young trees in late November. Once March rolls in, be sure to remove the wrap. Autumn gardening In terms of produce, the beginning of September marks the end of the planting season. If you are looking to try your luck with a fall vegetable garden, your best odds are with garlic, lettuce and beets. EDMONTON’S NEW RENTAL UNIT CONSTRUCTION SOARS IN 2015 (PART 3)
So far in this series of articles we have been discussing the recent surge in the construction of new premium rental units with new condo-like features and finishes across the city of Edmonton. To date, the success of these projects – at reaching high occupancy rates upon completion – has been a testament to consumer demands for high-quality living spaces when compared to Edmonton’s current primary rental universe, which is vastly over represented by units built prior to 1980. At the end of our last article, we noted our expectation that more of these new high-end rental projects will begin pre-leasing in Edmonton’s market in the near future, and we wondered how long this trend would continue and how it might affect the demand for Edmonton’s standing rental properties in its maturity. The answers to these questions will mainly depend on the continued success of current new condo builders leasing their buildings at rental premiums that justify their investment – through the achievement of capitalization rates that are equal to or above current market capitalization rates in the city of Edmonton – 4% to 5%.* Adjacently, any long-lasting adverse effects that these new rental stocks have on existing apartment rentals in maintaining their current capitalization Intelligence is Edmonton’s newest and rates – sayHouse through higher vacancies and most less innovative Real Estate Marketing Agency with a focus on strategic market intelligence which includes full research, marketing and sales services to the real estate industry. Eventually, these two forces will meet in the middle and, at that point, the construction of new rental buildings should begin to slow. Intelligence House believes this process is now underway, as many older buildings have recently started upgrading their suites as they become available. A simple search of any primary rental website can shed light on this emerging trend, as many ads for older buildings now read “condolike” or “newly updated”. For the city of Edmonton, the situation could not be better, or more timely, from an economic point of view as the construction of new apartment buildings is driving the renovations of old rental stock.

Canadian home sales edge lower but still strong in July Discover Our Shining New Showhomes
Canadian home sales activity edged slightly lower on a month-over-month basis in July 2015, according to new statistics from The Canadian Real Estate Association (CREA). The number of home sales processed through the MLS systems of Canadian real estate boards and associations declined by 0.4 per cent in July 2015, compared to June. While this marks the second consecutive monthly decline, sales activity in May, June and July reached their highest monthly levels in more than five years. July sales were down from the previous month in about half of all local markets, led by declines in Hamilton-Burlington and in the Durham Region of the Greater Toronto Area. The monthly decline in sales for these two markets represents a pullback from record levels in June and likely reflects an insufficient supply of listings. By contrast, sales in Newfoundland and Labrador were up most on a month-over-month basis, marking a rebound from a quiet month of June for the province. “National sales activity remains solid, fuelled by strength in British Columbia and the Greater Toronto Area, where listings are in short supply or trending that way,” says CREA President Pauline Aunger. “That said, markets elsewhere across Canada are largely well balanced and in some cases have an ample supply of listings.”

Year-over-year price growth picked up in July for all benchmark home types tracked by the MLS Home Price Index. “It’s fair to say that the strength of national sales is still a story about two cities, but it’s equally about how trends there are spreading out in their respective provinces,” says Gregory Klump, CREA’s chief economist. “Trends in British Columbia and Ontario have a big influence on the national figures, since they account for about 60 per cent of national housing activity. As a result, the national picture reflects how demand is running high for the short supply of single-family homes in and around the GTA while the balance between supply and demand is tightening in BC’s Lower Mainland. These remain the only places in Canada where home prices are growing strongly.” Calgary continued to post the largest year-over-year declines in sales compared to last year’s record levels, though activity there is still running roughly in line with five- and 10-year averages for sales during the month of July. Greater Vancouver (11.2 per cent) and the GTA (9.4 per cent) continue to post the largest year-over-year price increases. Price gains in Calgary continued to slow, with a year-over-year increase of just 0.14 per cent in July – the smallest gain in nearly four years. Home prices were up from July 2014 levels by just under two per cent in Greater Montreal and by just under one per cent in Ottawa. Prices fell by about 3.5 per cent in Regina and by about 1.5 per cent in Greater Moncton. The national average home price continues to be upwardly distorted by sales activity in Vancouver and Toronto, which are among Canada’s most active and expensive housing markets. If these two markets are excluded from calculations, the average is a more modest $341,438 and the year-over-year gain is reduced to 4.1 per cent.

Two-thirds of Canadians fear an interest rate hike With the Bank of Canada’s recent move to lower its benchmark interest rate, higher lending rates and ballooning debt may be the furthest thing from many Canadians’ minds. But as they say, what goes down must come up. Indeed, when rates do rise, the majority of Canadians fear they’ll feel the strain. According to BMO’s Annual Debt Report released recently, almost two-thirds of Canadians carrying debt (64 per cent) would be stressed if interest rates rose two percentage points. One-quarter (25 per cent) would be “very stressed.” Despite the distress, Canadians remain optimistic about the pace at which they can pay off their debt, and almost half plan to increase their debt in the coming year. KITCHEN Lately we’ve been noticing a trend toward furniture in the kitchen. Built in cabinetry isn’t altogether gone by any means but designers have been adding tables, antique shelving, consoles, butcher blocks and various creative alternatives to the all-built in look. This is a look that’s extremely well suited to the casual, assembled look of recent years. Think Brooklyn hipster.
ENSUITE BATH In the ensuite we’re getting down to brass TAPS! The warm golden hued metal of the moment has made the trip from the living room and kitchen to the principal bath. The chrome and nickel age has given way to a softer more easy-on-the-eye metallic tone. Proceed with caution though – the bright, shiny version can look... well, brassy. Instead, opt for a brushed or matte version or an authentic unlacquered finish for a more on-trend result.
GREAT ROOM Family rooms are getting formal! Crystal chandeliers, fine antiques and blue chip artwork have been creeping into our most comfy, casual rooms. I attribute this to the collective realization that we spend all of our time in the family room. If we’re there a lot, why not enjoy a few of our better pieces? It’s nice to spend time with our splurge items instead of relegating them to a seldom used space reserved for visitors and special occasion. Besides, at my house an evening in with Netflix is a special occasion. Fire up the chandelier!
OUTDOOR LIVING Outdoor living is all about the mix. We seem to be over the look of garden sets or suites of furniture. Opting instead for a more modern and sophisticated mix of new items and antique or vintage modern finds. We’ve been doing it inside for years… why not apply the same model to our outdoor living room? There’s magic in the mix – and if you’re patient and tenacious, you can uncover a bargain or two at the local flea or antiques market.
MASTER BEDROOM The principal bedroom is getting a tech-savvy makeover these days. More and more, we’re discussing prewiring the main bedroom for flat screens, surround sound, layered lighting and even in-wall speakers. It’s the information age and we don’t want to miss a thing – even where the magic happens!

Canada’s continuing low interest rate environment has Canadians thinking now is the time to lock in a longterm mortgage. A new poll from CIBC reveals the majority of Canadians, 74 per cent, would opt for a medium or long-term mortgage if they were to acquire, refinance or renew a mortgage today. Twenty-seven per cent think now is the time to look beyond the traditional five-year fixed mortgage for a term of up to 10 years. “Canadians are recognizing that today’s historically low rates won’t last forever and some are looking for ways to bring predictability to their finances over the long term,” says Barry Gollom, vice-president, mortgages and lending at CIBC. “Most Canadians tend to opt for a fixed rate over five years when choosing a mortgage today. With more than one in four Canadians now saying they would choose a longer term of seven or 10 years, we may be seeing the start of a shift to longer terms.”
BENEFITS OF A LONG-TERM MORTGAGE
Locking in to a fixed rate, medium or long-term mortgage can reduce the stress that can come with following interest rates. “If interest rates rise in the next year or two, homeowners with shorter term mortgages or variable rate mortgages could see their payments move higher,” Gollom says. “Having a medium or longer term fixed rate can act as a measure of stability and protection – especially for those who have recently bought their first home.” The prospect of rising rates may not be something Canadians have to worry too much about in the near term. Be prepared on moving day » by CHUCK RESNICK June 30 is the busiest moving day of the year. If you’re planning to move on that day, it is time to book your mover now. Two Men and a Truck - Canada has created guidelines to help customers make any moving day as stress-free as possible. One approach that works well is to empty a closet a couple weeks before the move and place items you know you will need on moving day into that space. It’s great to leave your current place looking good, so cleaning supplies are a must, and you don’t want to be hunting around for them. You’ll want a broom, dustpan, mop, your vacuum, some sort of all-purpose cleaner and cleaning rags and towels. Put cleaning items and towels in a large bucket or plastic bin with a lid to keep them separate from your other stuff. In your new place, have toilet tissue ready for each bathroom, along with hand soap and towels. Remember easy-to-serve snacks, water bottles, a first-aid kit, facial tissues and toys such as colouring books and crayons for the little ones. Basic kitchen items will be handy too, such as dish

detergent, a sponge, plastic garbage bags, paper towels, paper plates and cups, a kettle and maybe a cooler. Hosting overnight guests is always better when you can accommodate them comfortably. Be they friends from out of town or close family over for a special occasion, creating a “home away from home” will allow them to stay in comfort – and provide you peace of mind. Here are some tips to consider when creating a guest room in your new space. 1) Begin by selecting a bedroom that is large – but more importantly, away from your privates spaces. A room that is off on its own or even in another section of the house can assist with the different schedules you and your guests may have. In addition, you may wish to “assign” another bathroom in the house to them if their room doesn’t have an ensuite. This keeps the family bathroom free for your family to use and not impact your guests. 2) Add hooks to the bedroom wall or on the back of the doors in the guest room. This provides a good space to hang wet towels, robes or even handbags and knapsacks 3) Add a chest of drawers somewhere in the room, even if it’s in the closet. This is important for guests who are staying over for more than one night as they may not want to live out of their suitcase, and this gives them a space to unload. If you don’t have the room, add a night side table with drawers, rather than doors, so this can be used for clothing storage instead. 4) If you know your guests will be staying for an extended visit, you may want to provide them with a laundry basket to keep in their room. This can be a bin or basket that folds up so you can store it when not in use. 5) Provide hangers in the closet. Don’t assume that the extra closet in the guest room has hangers! It’s sometimes the smallest things we forget and this can be hard for a guest to manage without. 6) Provide a stack of fresh towels and a bar of soap on a small stool or ottoman. This can be dressed in a decorative way that makes a guest feel welcome. Adding a small card with a “welcome” note is an unforgettable touch.

7) A water pitcher and glass set is an important element to add to the bedside table, so guests can have water at their leisure. Adding a map or photos of the local area beside it can also be a way to help long term guests know where they are and the sites they can go see, both with you and on their own. Even a few gift cards for local restaurants as a welcome gift can be well received by those who will be staying for a longer visit. They, too, may want a break from the house. 8) A TV with cable is a must for a guest who will be staying longer than a few days. This doesn’t have to be in the

Whether or not you can find the time for a true cottage getaway this summer, a sense of relaxed living can be infused into your home through the power of decor. To get the best of lake-side living, even in your urban abode, here’s my guide to the essential details of cottage-inspired decor: LET WOOD REIGN: Naturally, wood is one of the first materials you think of when you think “cottage” – but you must know how to use it right. » To create a feeling of consistency, run wood floors continuously throughout, even into the kitchen. It can survive the occasional spill if you treat it properly. Embrace wood with visible graining, such as Mir Hardwood’s Reclaimed Parquet collection (which mixes woods for rich character). » For those who prefer a hard surface, consider an inset tile “mat” for the kitchen, entry, or other wet areas – it keeps the floor flush (and there’s no sisal rug to try to wash the mud or red wine out of). » Plank walls give the textural look of a cottage cabin interior, but unless you live directly on the water, you may find this much wood a bit overwhelming. Paint it out a white or pale colour to maintain an airy, relaxed vibe, or go for a deep espresso stain and break up the wood with white accents such as art and drapery.

TIMELESS TILE: Subway tile is a versatile classic that can appear either modern or traditional, depending on the details. » The most popular form of contemporary subway tile is crisp white porcelain, but you don’t have to go so minimal. Consider a tile with a more organic surface shape and subtle, uneven colouring, to bring in some traditional warmth, or choose a style with a bevelled edge for a sleek touch of class. » A cottage-inspired kitchen is also a great place to play with the colour of your tile grout. The geometric patterns of subway tile (or any other shape) can be highlighted with dark, contrast grout, or you could even choose one with a colour infused to add a playful accent. FOCUS ON FAUCETS: Even in the most humble cottage, a slight hit of sparkle usually appears in the form of an eye-catching kitchen faucet. » Whether your goal is a transitional or traditional style, a “bridge” faucet (which sits above the counter on two widespread arms rather than one in the centre) adds an uncommon graceful touch. » If you find yourself often filling large pots (for soups or pastas, for example), a wall-mounted faucet placed over the stove is extremely practical, and makes the fixture even more of a standout feature. COTTAGE COLOURS: It’s hard to imagine a cottage-inspired colour scheme without the calming essence of a clean, fresh white. » For an earthy, Zen atmosphere, pair white with off-white neutrals (greys, beiges, or both) and let texture and materials become the focus – it recalls the simple beauty of sandy shores and pebbled paths without feeling too stark. » For a livelier nautical vibe, blue can’t be beat as a cottage-inspired favourite. In general, a cottage interior tends to choose a limited palette and stick to it, so pick one hue to repeat in smaller or larger doses from room to room (and if you want a little extra punch in a key area, try small hits of red for spice).
