You have to be confident to use black, that confidence is seductive, unique, sophisticated, polished — are you brave enough to use black in your home or just tired of seeing brown? I’m talking about black this month to dispel the myths and help you to embrace black for your next project. Black is not too dark or oppressive, when properly executed, black as a major feature in your home can have unequaled “wow” factor, it is a matter of restraint and complimenting with enough colour/light to achieve balance. A well designed black room needs two things: a). courage to incorporate it, and b). a well-thought out plan. To help with this, I’ve compiled a quick list of questions to help you make your black room amazing. 1. Bring on the Light. Assess your room(s) light. Do you have a lot of natural sunlight? If not, increase your incandescent lighting to compensate. 2. High — Low. Do you have high ceilings (minimum 9’ or up) paralled with sun light ? Having both will help your end result. If you don’t have either, then make sure you add more light with lamps, and whiter more glossy accessories. 3. How much is too much. Choose the amount of black you are going to incorporate. Go big with black on all the walls or just one wall – will you use paint, or use elegant wallpaper? Balance carefully with other large items to ensure balance. 4. Accessorize only. Simply add accessories and accents in black, such as chairs, picture frames, lamp shades, toss cushions or drapery. Better yet – paint that old side table matte or high gloss black! 5. Vivid colour. Add a hit of saturated colour to soften your black – let your imagination soar. Keep the accent colour vivid (saturated), so it compliments the black and won’t get lost with it. Small spaces can look modern and elegant when paired with bursts of colour. 6. Keep it elegant. By simply adding whites, creams, crystals and gold, you’ll keep it classic and timeless. 7. Continuity and Flow. The last thing you want is to have your black room feel like it doesn’t belong. Be thoughtful in your choices, ensure they relate back to other rooms in your home. Window of opportunity Mortgage rates remain at historical lows, so take advantage while you can – but carefully By Wayne Karl

LOW RATES continue to dominate in

the mortgage world, after the Bank of Canada dropped its influential overnight target rate – not once, but twice – last year. In its latest announcement on July 13, the BoC again held the rate at 0.50 per cent – where it has been since the previous July. BoC had earlier dropped the rate from 0.75 per cent, where it had been since January 2015, when the Bank dropped it from one per cent. Clear as mud? Just a bunch of numbers, right? Perhaps, but some experts are now saying rates won’t begin to inch up from these historical lows until well into 2017. While the BoC may have held rates in July, it also took the opportunity in its Monetary Policy Report at the time to repeat an earlier warning about the housing market. The Bank intimated a need for action to tackle rapid house price increases in Vancouver and Toronto, citing “elevated and rising” risks. Canada Mortgage and Housing Corp. (CMHC) followed that up in its Housing Market Assessment, reporting that evidence that problematic conditions in Canada’s housing market as a whole has increased from weak to moderate. Continuing low rates mean the extended window of opportunity for those looking to buy a home remains open. But so too does the likelihood that other policy changes or adjustments to mortgage regulations are coming. The time to prepare is now. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what 20 YPNEXTHOME.CA

your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, some markets have recently experienced cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger

down payment to taking advantage of pre-payment options to “stresstesting” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. One day, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice – now more than ever. It will prove to be time well spent. CHBA – Alberta announces Industry Leader Award recipients THE CANADIAN HOME BUILDERS’ ASSOCIATION - Alberta (CHBA – Alberta) will honour outstanding volunteers for their dedicated service during the presentation of the Industry Leader Awards Sept. 17 at the BUILD 2016 Conference in Jasper.

Hall of Fame A highlight will be the induction of Edmonton’s Reza Nasseri into the CHBA – Alberta Hall of Fame. Nasseri is founder and CEO of Landmark Group of Builders, which has built more than 12,000 Alberta homes and become a leader in reducing the environmental impact of home building and creating energy efficient homes. Nasseri was 19 years old when he arrived in Edmonton from Iran with just $75. He went on to earn a Bachelor degree in Electrical Engineering at the University of Alberta while also learning construction skills that helped launch his own home building company in 1977. Nasseri’s extensive contribution to the industry included serving as President of CHBA – Edmonton Region and on the board of the Professional Home Builders’ Institute. He is well known for his philanthropic commitments and has received many awards, including the Alberta Order of Excellence, the province’s highest honour.

George Frieser Award The George Frieser Award recognizes leadership, dedication and outstanding long-time service at the provincial level and is CHBA – Alberta’s highest award. Stephen Amonson, Managing Director, Housing Operations, for Hutchinson Acquisition Corp, has served the Association in many roles, including as President of CHBA – Alberta and CHBA Lethbridge Region. He has been a tireless and passionate champion for the interests of home buyers and builders in lengthy consultations with government and stakeholders over changes to the Municipal Government Act. Amonson was also a leader in the successful campaign against plans by Canada Post to force new homebuyers to pay registration fees. His commitment to industry training was demonstrated by his enthusiastic support for the College Home Project in Lethbridge. Amonson was President and General Manager of Ashcroft Master Builder, winner of the 2015 CHBA – Alberta Builder of the Year award.

Klaus Springer Award The Klaus Springer Award is presented to a builder member who contributed to the overall betterment of the industry. Bard Golightly, Vice-President of Christenson Group of Companies, has demonstrated outstanding leadership that has benefited CHBA across Canada through a stronger National Association. As National President, he completed a review and reorganization that has given CHBA a more effective voice when advocating on industry issues, an increased focus on value for members, and a streamlined and more financially sustainable structure. Golightly highlighted the “affordability gap” caused by escalating taxes that squeeze many young people out of the housing market. This was in addition to his ongoing commitment to CHBA Edmonton Region, where he continues to have a positive impact through work on committees and as an articulate advocate for industry needs and the interests of home buyers.

Maple Leaf Award The Maple Leaf Award is presented to a CHBA – Alberta general member (non-builder) who contributed to the overall betterment of the industry in Alberta. This year’s recipient is Mike Borkristl, President of Tricor Designs Group, who was inspired to pursue a career in home building by winning CHBA – Calgary Region’s Student House Design Competition. His passionate belief and support for the design competition dates back to 1978 when he was invited to be a judge and has continued for almost four decades, including many years as chair. The competition now attracts 250 submissions a year, and has encouraged thousands of students to consider careers in the industry while strengthening the collaborative relationship with SAIT and high schools.

Award of Honour The Award of Honour is presented to a dedicated volunteer who has done significant work at the local and provincial levels of the Association. Robert Clark, Senior Vice-President, Business Development, at Brookfield Residential in Calgary, has played a key role on an issue of critical importance to builders and developers – the government review of the Municipal Government Act. As chairman of the CHBA – Alberta / UDI Alberta MGA Joint Review Committee, he has led a collaborative initiative that clearly communicated industry positions as the legislation was being drafted, and continues to provide invaluable analysis of the impact of proposed changes on industry and consumers.

Local Leadership Award The Local Leadership Award honours Association work on innovative programs, political action, marketing, education and training, or research. The CHBA-UDI Calgary Region Association is honoured for its successful amalgamation of two strong organizations, its innovative Smarter Growth Initiative to raise awareness of development challenges, and its work on the city’s new offsite levy bylaw.

ownership is exciting, securing a mortgage can be overwhelming for first-time homebuyers. There are many things to consider and unraveling the process can be complicated. If you’re in the early stages of buying, ask yourself these questions to make the dream of home ownership a reality. How much can I afford? Every prospective first-time homebuyer asks the question: “How much can I afford?” While factors like income, credit history and employment play a role in the amount that can be borrowed, many lenders use two simple calculations to gauge how much to lend: The gross debt service (GDS) and total debt service (TDS) ratios. The GDS ratio is made up of potential housing costs, which includes mortgage payments, property taxes, and utility costs. The combined sum of these monthly expenses shouldn’t exceed 32 per cent of monthly income before taxes. The TDS ratio adds all other forms of debt into the GDS ratio. Loans, lines of credit, car payments and credit card balances all apply. The second rule of affordability is that your entire debt load shouldn’t be more than 40 per cent of your gross monthly income. It’s important to note that these 24 YPNEXTHOME.CA

percentages are maximums and lower ratios result in a more comfortable lifestyle. Use these calculations to help determine your purchase price limit. A mortgage affordability calculator can help you determine how much you can afford before visiting your lender. What about the down payment? Down payments provide security to lenders and are expressed as a percentage of the total value of the home. Homebuyers are required to put a minimum five per cent% down payment on any property under $500,000. For properties costing between $500,000 and $1 million, you need to put down five per cent on the first $500,000 and 10 per cent on the remaining amount (for example, on a $600,000 property, you’d need to put down $35,000). If you put down less than 20 per cent, you’ll need to pay mortgage default insurance, which is commonly known as CMHC Insurance. But if you purchase a property that costs more than $1 million, you need to make a minimum 20 per cent down payment and you don’t need mortgage default insurance. While typical down payments come from cash savings, government programs can help. If you’re a first-time homebuyer, you can take advantage of the Home Buyers’ Plan (HBP), which allows up to $25,000 saved in an RRSP to be withdrawn tax-free. If you’re buying with a partner who’s also a first-time homebuyer, they can also withdraw up to $25,000. The HBP is considered a loan and you must start repaying it two years after you withdrew the money over a 15year period. If you miss a payment, the amount you don’t pay back is considered taxable income.

Can I pay off the mortgage faster? Large down payments have the benefit of reducing monthly payments over the amortization period, or the time it takes to pay off the entire mortgage. Most mortgages are amortized over 25 years. Reducing the amortization period to 15 or 20 years will mean your regular payments will increase but you’ll pay off your mortgage faster and save thousands of dollars in interest payments. Prepayment options can help further reduce the mortgage before the full length of the amortization period. Depending on the type of mortgage, lenders will let you increase your monthly payments or allow lump-sum payments. And instead of making monthly payments on your mortgage, you can choose to make them weekly or accelerated biweekly. This can reduce the amortization period by a few years. The bottom line Debt service ratios can help to determine the right price, while a higher down payment and additional prepayments can serve to reduce the amortization period. Striking a balance between price, payments and amortization is the key to affordable homeownership. Twenty-three of the 25 improving schools in Alberta are public THE FRASER INSTITUTE’S LATEST REPORT CARD on Alberta’s High

Schools indicates that most of the fastest improving schools are public schools. The study rates 307 public, private, separate and charter schools based on five academic indicators generated from grade 12 provincewide testing, grade-to-grade transition and graduation rates. “Alberta parents want the best for their families and having the ability to compare school performance helps them make a more informed decision about the school their children attend,” says Peter Cowley, Fraser Institute director of school performance studies. 32 YPNEXTHOME.CA

Taking into account the last five years, Alberta’s two charter high schools achieved the highest average rating of 8.3 (out of 10), followed by private schools (8.1), separate schools (6.3) and public schools (6.0). The data suggests that every school is capable of improvement regardless of the type of school, its location and the proportion of students with special needs or students in English as a Second Language programs. For example, the school enjoying the fastest statistically significant improvement over the past five years is École Mallaig School, a public school in north-eastern Alberta.

Residential construction a huge contributor to economy: CHBA

THE CANADIAN HOME BUILDERS’

Association (CHBA) has released its report on the 2015 Economic Impacts of Residential Construction. The new estimates show that, in 2015, the industry supported more than one million jobs in new home construction, renovation and repair and continues to be one of the largest employers in Canada. One of every 18 workers in Canada is employed, directly or indirectly, in residential construction. Total wages paid in 2015 were $58.5 billion. 34 YPNEXTHOME.CA

The investment value of new homes, renovations and repairs produced by the industry in 2015 exceeded $128 billion, based on Statistics Canada Building Permits data. Commenting on the 2015 results, Kevin Lee, CHBA CEO notes that, “at a time when many sectors of Canada’s economy continue to be challenged, it is reassuring to see that residential construction continues to be an important source of jobs, incomes and economic activity in every

community across the country.” At the national level, construction of new homes represented 46 per cent of total residential investment, while renovation and repair of existing homes accounted for 54 per cent. Each year, CHBA produces detailed economic impact data for the residential construction industry, drawing on data compiled by Canada Mortgage and Housing Corp. and Statistics Canada. Analysis is conducted by Will Dunning Economic Research for the CHBA.

CHBA – ALBERTA AWARDS OF EXCELLENCE IN HOUSING FINALISTS The Canadian Home Builders’ Association – Alberta is pleased to announce the 82 finalists for the 2016 CHBA – Alberta Awards of Excellence in Housing presented by RBC Royal Bank. This year’s awards feature 27 individual categories plus four prestigious Builder of the Year Awards. CHBA – Alberta is also proud to announce the 12 finalists for the four Safety Leadership Awards sponsored by ATCO. Winners will be announced September 16 at CHBA – Alberta’s annual conference in Jasper. “Even in challenging economic times, our members submitted more than 400 housing and safety award entries to compete for the honour of being named one of Alberta’s best. That says a lot about how proud they are of today’s projects and their confidence in the industry’s strong future,” said Ryan Scott, President of CHBA – Alberta. A strong field of companies will compete for top honours in the housing awards. The following builders earned more than three spots in the finals: UrbanAge Homes (5); Pacesetter Homes (4); and StreetSide Developments (4). Edmonton region projects are finalists in 39 categories, followed closely by Calgary region at 36. Lethbridge has five finalists and Central Alberta has two projects in contention for provincial awards. The high point of the evening will be the announcement of the four Builder of the Year Awards for the best overall scores in the competition. A new medium-volume award will be presented this year along with awards for small- and large-volume builders and top multi-family builder. “This year’s awards demonstrate the extensive choice of products available across Alberta. Homes range from $250,000 to more than $1.5 million and other sectors of the housing market are represented with awards for the best multi-family, green home, community development and renovation,” said Jim Rivait, CEO, CHBA – Alberta. “The finalists chosen by our 140 judges are great examples of innovative ways the residential construction industry competes to build homes that suit individual lifestyles and budgets. Whether you are looking to buy or renovate a home, you will be impressed by a visit to the show homes and websites of this year’s finalists,” said Rivait.

Non-Apartment New Housing Supply Could Balance Amongst Lower Constructing Inventories & Lot Supply Forward: Intelligence House conducts quarterly performance surveys of all new real estate developments across Edmonton and Calgary to track emerging trends in new sales and development inventory levels across various product types. For the reader’s interest, the table presented shows some key inventory level comparisons that we track quarterly for the city of Edmonton.

Recent headlines devoted to trends in Alberta’s new residential market have all but assured that this year will represent a down year for the industry. As such, Intelligence House expected to find a lower level of new inventory under construction across the city of Edmonton in Q2 2016 when compared to Q1, and this was in fact the case (this topic will be discussed for the city of Calgary in our next article). That said, we were impressed by the city’s sustained levels of unabsorbed and ready-for-occupancy inventory of new non-apartment products amidst sustaining shares of units that are absorbed at completion by comparison.

Although this quarterly comparison does not assure a definitive trend, it is noteworthy nonetheless since continued sustainment generally indicates that builders have found a comfortable and/or committed level of speculation building (starting a home without it being pre-sold). Should this prove true, it would mark a key determinant to a “bottom” forming for annual rate reductions in the city’s unit starts moving forward. Moreover, should this trend prevail against recent trends that have shown a reduction in the city’s overall supply of housing development lots, one can expect any price reductions plaguing this market to be nearing the bottom of their current cycle as well, as starts continue to be more well matched to demand. For our Calgary readers who might be wondering if their city is experiencing a similar market situation, we will have more on this topic in our next article.

AMBLESIDE IS one of Edmonton’s newest neighbourhoods. Located in the deep southwest beyond Anthony Henday Drive and bordered on the south by Ellerslie Road, it runs from the Whitemud Creek Valley west to 170th Street. Ambleside is part of the Windermere area plan that was set up in 2005, and its design features many paths and parks for a more walkable community. Lifestyle This is not your typical suburban neighbourhood of blocks of singlefamily homes. Ambleside is a comprehensive community with a mix of low- to high-density residential, office and retail development. Lined with walkways between residences that lead to several picturesque parks and ponds, residents can enjoy the outdoors while still getting all their daily essentials at the nearby Currents of Windermere shopping plaza. Vibe Ambleside is favoured by young families, thanks to its proximity

to amenities. Residents can walk, bike or jog the quiet tree-lined neighbourhood. It is designed to be a city within a city, so you won’t need to roam far to do the things you love. However, Anthony Henday Drive does make it easy to get to the other parts of the city quickly when you venture out. It is a new, up-and-coming neighbourhood that attracts mid-tohigh income earners looking to start their families in a safe, quiet area. High-end clothing and restaurants attract those with extra disposable income, but there is also a Walmart and other less expensive options for families who may be on a tighter budget.
