hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that
the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

o each his own, as the saying goes, and when it comes to choosing what type of new home to purchase, today’s buyers have plenty of options. For some, choices are dictated primarily by budget, location or family circumstances; for others, financial freedom and where they are in life may allow them to select purely by home type. Indeed, the answer to this question varies and depends on many factors. One common mistake buyers – particularly first-timers – make is buying more home than they can handle. Experts agree making yourself house-
poor is not a wise decision, and the best news is that with the variety of product available from builders today, you are sure to be able to find a new home that suits your taste and budget. It’s also important to remember that homeowners buy and sell many times over in their lifetime, so if your first or second home isn’t quite your dream home, you can always plan to move up, downsize or adjust however you need to in your homeowning future. And as a number of stories in this issue illustrate, builders offer excellent, award-winning homes to suit just about everyone. Get out there and explore!

CO Awareness Week is November 2 – 8 Carbon monoxide (CO) is odourless, colourless and lethal. You can prevent and detect it by taking simple steps at home. Cut out and complete this checklist to stay safe from CO:
Take these steps to prevent CO in your home: Fuel-burning appliances (i.e. furnace, hot water heater, fireplace, natural gas range, etc.) checked by a qualified technician regularly according to manufacturers’ specifications. Last inspection (date): _______________________________ Furnace filter checked monthly and replaced (if necessary). Date last replaced: __________________________________ Indoor and outdoor vents and chimneys cleared of debris, snow and ice (if necessary). Area around fuel-burning appliances clutter free. Flames of all natural gas appliances checked regularly (it should be blue). Adequate air supply (nearby window opened) when using a wood-burning fireplace. Vehicles never idled in garage, even with the overhead door open.

Anyone looking at buying a home in the Edmonton region is hearing one phrase – seller’s market. A vibrant economy and rapid growth mean sellers don’t wait long for offers after the “for sale” sign goes up. What gets less attention is how a seller’s market makes a new home purchase a smarter option than ever. Sure, it’s kind of entertaining to watch people on HGTV stress about buying a house even though it is missing features they want but comes fully loaded with price pressure they don’t need. CHBA members can put you back in charge of finding the right home without hectic scrambling to beat other buyers to the punch like in the resale market. Builders have started work on some 5,000 single-family homes in Edmonton so far this year and are on pace to supply more new homes to the metro market than any year since 2007. Follow these tips early this fall and watch the fruits of your labour blossom after a long, cold winter: DON’T FORGET TO FERTILIZE
Fall is the best time of the year to apply fertilizer to your lawn. Your grass will be starting to build up and store nutrients to help it survive the upcoming winter, you can do your best to help by applying winterizing fertilizers with moderate levels of nitrogen. KEEP MOWING YOUR LAWN
If you increased the height of your lawn mower in the summer time, then reduce it back to normal height. Though cutting grass slightly shorter can help it keep from getting damaged under leaves and snow and also, stop mice from nesting, be sure to not cut it too short. Good guidelines are – mow when your grass is dry and three to 3.5 inches tall. Never cut it shorter than two to 2.5 inches or remove more than one third of the leaf surface at any one mowing.” KEEP WATERING YOUR LAWN
Don’t stop watering your lawn just because it doesn’t feel cool outside. Keep watering your lawn a couple of times a week and try doing so earlier in the mornings, because there is less evaporation and therefore waste of water. This will ensure a stronger root over the harsh winter months. AERATE YOUR LAWN

When you sit down with a mortgage broker or bank to talk about your mortgage financing options, one of the products they may offer you is a collateral mortgage. Collateral mortgages are a readvanceable mortgage product, meaning it comes with the option to borrow more money as your property value increases, without having to refinance your mortgage. In theory, this should be a fantastic product for mortgage holders. Normally, if you wanted to borrow equity from your home partway through your mortgage term, you’d have to refinance your mortgage – and pay a hefty penalty to do so. As well, whenever you refinance, you have to pay a real estate lawyer to oversee the transaction. Hello, legal fees – and more costs that need to come out of your pocket. Unfortunately, the grass isn’t always greener on the other side, and a collateral mortgage might not always be as great as it sounds. Why? Well, for starters, on paper, having a collateral mortgage can make it look like you have more debt than you actually do. Collateral mortgages are registered with a collateral charge, meaning lenders register the home as being worth slightly more than it is (up to 125 per cent more, in fact). They do this so that when the value of your home does go up you’re able to borrow up to 80 per cent of the increased value – not the original amount it was valued at when you first bought it. The downside to this is the collateral charge could make it look like you have more debt than you really do. If, sometime throughout your mortgage, you wanted to secure secondary financing for other things, a lender would have to review your credit history and would see this larger amount registered under your name. Depending on your financial situation at the time, this may be reason enough for them to decline your application for more financing. The second and final reason collateral mortgages aren’t always as great as they sound is that you can’t transfer them to another lender – not even when your mortgage term is up. See, collateral loan agreements aren’t registered with your land title or registry office. Instead, they’re registered under the Personal Property Security Act (PPSA) of Canada. For

Unfortunately, the grass isn’t always greener on the other side, and a collateral mortgage might not always be as great as it sounds. that reason, it may contain terms that other lenders don’t agree with. So, if you ever decided you wanted to switch lenders, you would need to hire a real estate lawyer (and pay those legal fees) to get you out of your agreement. Now, I’m still not saying you should just steer clear of these products. If you think you’ll need to borrow equity in the future, and plan to keep your mortgage with the same lender, a collateral mortgage would be a great product for you! But for those who favour flexibility: do all your research, before simply signing on the dotted line.

WHAT’S IN YOUR FREEZER? An organized freezer allows you to find and use what you have, preventing waste and saving you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. STORE YOUR SEASONAL CLOTHING SAFELY. Before storing them, ensure that clothes have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners). They trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside, which are less toxic than moth balls. Always store the clothes in a cool, dry, dark and well-ventilated area.

Tell us about your partnership with LG
How can you use existing decor to make a party hosted at home comfortable and stylish?
J: LG approached me about six months ago to be the ambassador for its new Doorin-Door refrigerator. Given my love of design, food and entertaining, it seemed like the perfect fit. The refrigerator is amazing for entertaining – it can act as a beverage centre, where guests can help themselves!
J: Using your kitchen island as a serving station or buffet
is a great idea. Bring your indoor furniture outdoors, and create an interesting set-up to stage your food (weather pending, of course!).
What are the top entertaining trends this season?
J: For decor, an all-white palette is still big this year, but
mixed with rustic elements and metals, such as serving food on an antique cutting board. And for food, the mini trend (think one-bite apps) is still going strong!
When it comes to kitchen essentials, what is your favourite item?
You are known for your fabulous sense of style. How do you like to dress when you entertain?
J: For a bit of luxury, I would say a wine fridge. I pretty

You love to entertain and throw beautiful, inspiring parties. What are your top entertaining tips?
1. Making food ahead of time – it is a huge sanity saver. 2. Use rental companies for tables, chairs, glassware, utensils and linens – it is a lot less expensive than people realize.
3. Being present in the moment. I can spend so much time
preparing and hosting the party, that sometimes I forget to enjoy it. Do your hosting, and then be resolved to enjoy yourself, too!
Where do you look for inspiration when planning a party?
J: My cousin Tori’s blog, fraichenutrition.com – she’s a
dietitian and an incredible cook, she inspires me with her euro-rustic approach to food, which I love. And, in terms of decor, I look to Monika Hibbs. She has beautiful style.
What do you love most about entertaining?
J: I love to treat people. I love having guests come over and
serving them the best food I can make, putting on the best party I can. I want people to leave having had a really great time. That makes me really happy.

Chilled Caprese Tomato Bites This ideal finger food is a no-cook, littleprep, handmade crowd pleaser created by Jillian Harris and inspired by the LG Door-in-Door Refrigerator. The tomato gives a farm-fresh feel, while the creamed mozzarella adds a rich taste. Ingredients
1 pint cherry tomatoes, halved 3 tbsp. heavy whipping cream 1/2 pound fresh mozzarella cheese, sliced 6 fresh basil leaves 1 garlic clove, minced Directions
Scoop out and discard pulp of cherry tomatoes. Invert tomatoes onto paper towels to drain and insert skewer. In a food processor, combine the cream, mozzarella cheese, basil and garlic; cover and process until blended. Cut a small hole in the corner of a pastry or heavy-duty resealable plastic bag. Fill with cheese mixture.

Whether you are moving this busy autumn season or maybe a little further down the road, I recommend the following 15-point checklist to help you complete your move in a stress free way:

1. Double-check all closets, drawers and shelves, in addition to the attic and garage to ensure they are empty. 2. Carry important documents, money and jewelry with you. 3. Pack toys, games or special items for the kids to keep them busy during the move. 4. Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners). Be sure to have it loaded last so that it will be first off the truck at your new home. 5. Don’t pack paint, bottles of bleach, gas cans or other flammables. It is against federal law for movers to transport flammable and combustible materials. 6. Use strong boxes and containers that can be secured tightly. Purchase special boxes for dishes, wardrobes and other special items. 7. Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from. 8. Avoid loading more than 50 pounds into one box. 9. Label each box and indicate the following: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first. 10. Cushion contents with packing materials such as bubble wrap, newspaper or tissue. Save room by using towels and blankets to wrap fragile items. 11. Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the

pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell. 12. Have rugs and draperies cleaned before moving and leave them in the wrappings for the move. 13. Pack medicines in a plastic re-sealable zipper storage bag or leak-proof container. 14. Check the weather forecast for your move day, so you can plan ahead for bad weather. 15. Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
