PREPPING YOUR LANDSCAPING

With the arrival of our long cold winter, it is essential to complete a few projects to keep your landscaping and garden protected through the dormant winter months. Prepare shrubs, trees and grass now, and they will
return healthy in the spring. Hopefully, you were able to get a few of these done in the last few weeks before the snow.
WINTER LANDSCAPES: PREPARING YOUR LAWN It may appear that the grass has stopped growing in the fall. However, the roots are actually growing deeper to prepare for winter. Fall is the best time to fertilize and reseed your lawn. Feeding the lawn in the fall will give the roots a boost before winter arrives. A second feeding before the first snowfall, will keep it winterized and strong through the freezing weather. If your lawn has some bare patches, fall is a great time to sod or reseed. Adding sod gives you an instantly perfect lawn that will be a pleasure when the warm weather returns. To firmly establish new sod, keep it moist for the first week after it is laid. After the first week, it can be watered as needed. WINTER LANDSCAPING TIPS FOR PRUNING SHRUBS & HEDGES Pruning is important to encourage healthy growth in spring. A good rule is to prune spring blooming shrubs immediately after flowering and to prune summer blooming shrubs in the dormant season. Pruning too late in the growing season will encourage new growth that will be damaged by frost. When pruning, use caution to make the cut at a slight angle about a quarter-inch from the branch. Some shrubs need to be wrapped with burlap to protect them from frost. Spreading a layer of mulch around the base of the plants to provide insulation for the winter is a great help. 18 NEW HOME GUIDE | NOV 21 - DEC 19, 2014
LANDSCAPING TIPS FOR TREES Like most of the plants in your yard, trees need special care. It is important to keep tree limbs away from power lines and away from the roof of your house. Branches can easily pull down gutters or cause other costly damage if they are hanging over your house. When planning to prune trees, consult with a professional arborist. PREPARING LANDSCAPE FIXTURES FOR WINTER Walkways and patios can take a beating in cold weather. Shifts in temperature and humidity can cause concrete and brick to heave and settle unevenly. Keeping them free of water build-up and debris will reduce the chances of winter damage. If you noticed water or ice accumulation last winter, take steps now to provide proper drainage. This can be as simple as adding a small gravel drainage channel next to a walkway or fixing a gutter that drips onto steps. Remember to have your irrigation system blown out, and disconnect any outdoor garden hoses. WINTER FUN Hot tubs and spas will be a welcome treat in the cool weather. Make sure the heater and pump are functioning properly. If not handled correctly, water could freeze in the pump, pipes or the hot tub itself, causing irreparable damage. Relax, Canada, not only is the real estate market not going to experience a U.S.-style crash, as some pundits continue to predict, but there’s isn’t even going to be any significant interest rate hike in 2015. This, according to Douglas Porter, chief economist of BMO Financial Group. He suggests the Bank of Canada may, at best, raise its influential overnight target rate by a quarter-point. BoC has held the rate at one per cent for four years. BMO itself, in its Home Buying Report released in late October, inadvertently stoked the flames of concern. The report indicates the majority of Canadians currently in the market for a home would be forced to change their buying plans in the event of a two percentage point rise in interest rates. Th irty per cent would be forced to reduce their price range and settle for a less expensive home, while another 13 per cent would be priced out of the market. And this, at a time when prices in the three hottest cities – Calgary, Toronto and Vancouver – are rising faster than family income, further straining affordability. A two-point interest rate hike is highly unlikely, however. “The chances of a two percentage point rise in rates in any year these days is remote, and I would peg it as extremely unlikely in 2015,” Porter told New Home Guide. “We do believe that at long last rates will begin to creep higher next year, but we are only looking for quarter-point hike by the Bank of Canada.”

Continued rapid price gains in Calgary, Toronto and Vancouver will increase those cities’ vulnerability to a shock – whether economic, interest rate or otherwise, BMO says in the report. Porter suggests there may be some price cooling in these markets next year, particularly in Calgary and other cities with ties to the oil and gas industry, since oil prices have fallen notably in recent months. “We would also look for somewhat slower price gains in Toronto and Vancouver, but both of those markets have proven to be amazingly resilient – largely thanks to relentless population inflows to both,” Porter says. “I’m not sure that any other large city could step into the void at the top, and we expect a notably milder national price increase next year.” But if Canadian real estate has demonstrated anything lately, it is its ability to surprise. “The dominant story in recent years has been the consistent surprises to the high side by the Canadian housing market.”

Strong and steady – that’s Edmonton’s housing market. Construction of new homes reflects these trends as we near the end of 2014. Work started on another 739 single-family homes in the region last month and almost 5,700 houses in total so far this year. The forecast for 2014 is 6,400 – or a seven per cent rise from last year. That’s strong growth. Over the last five years, the demand has ranged from roughly 5,000 to 6,000 new houses each year. That’s the kind of trend the Canada Mortgage and Housing Corp. sees continuing. A recent forecast by the nation’s housing agency predicts there will be 6,600 houses built in 2015 and 6,300 in 2016. That’s steady, especially when compared to the overheated Edmonton economy last decade. Demand spiked to 9,000 houses in 2006 and then nose-dived to below the 3,000-mark just two years later in 2008. Homebuyers also benefit from a strong and steady market. Steep price increases usually follow skyrocketing demand for homes. Sudden plunges in construction can leave buyers with a limited range of purchase options. Builders also face challenges rapidly ramping up or down to respond to quick shifts in the market. Today’s more stable market shows prices are rising but not at an unsustainable pace. The stats for new homes show the average price has

climbed 5.4 per cent over the last year to about $550,000. The same level of price increases is occurring in the resale market. Of course, every property owner is also a potential landlord, so the strong economy that is powering home price increases is also felt by renters. Edmonton vacancy rates are expected to remain under two per cent through 2016. That will drive rent increases steadily higher. That trend is much appreciated by landlords but is a further burden on the people who have to cough up a rent cheque 12 times a year. All of Edmonton’s real estate trends are driven by the flood of newcomers in recent years. Just within Edmonton’s city limits, new neighbourhoods gained an eye-popping 113,000 people in the last decade. These same areas are attracting by far the most buyers – more than four out of five of all new homes built in 2013. Plenty of new homes are also popping up outside the capital city’s borders; almost three out of 10 new homes built in the metro area in 2013 were in surrounding communities. Despite the strong growth in the community, Edmonton remains one of the most affordable major Canadian cities to own a home. When compared to income, a home in Edmonton eats up less of the owner’s budget than in Calgary, Vancouver, Toronto, Montreal or Ottawa. That’s because salaries in Edmonton – like many other things here – have seen strong and steady wage increases. In the old story about the race between the tortoise and the hare, it was the slow and steady approach that led to victory. Here in Edmonton, we’re updating the old adage to combine the quick feet of the hare with the consistent effort of the tortoise to produce a new winning combination – strong and steady wins the race. Calgary may be Canada’s “hottest” housing market, but Edmonton beats even its neighbor to the south when it comes to real estate investment. This, according to the latest provincial ranking from the Real Estate Investment Network (REIN), one of Canada’s leading real estate research and education organizations for investors and homeowners. The group recently developed a new ranking system – REIN Score – that rates real estate investment markets across Canada in a way that allows investors to compare markets across provinces and across the country. The REIN Score measures each city or town on five different categories for a total of 50 points including: Economic Risk (possible 12 points); Yield Growth Potential (possible 12 points); Investors’ Insights (possible 10 points), Political Climate (possible eight points) and Accessibility (possible eight points). “We wanted a more concise and detailed report that reflected the depth of our research,” says Melanie Reuter, director of research. “We realized that not all investors are alike and that everyone has differences in their risk threshold. Some want quick, high yields and are willing to take a chance to get a more dramatic return, while other investors are happy with slow and steady appreciation and decent cash flow. There are different measures of success and the new ranking acknowledges that.” “The two most important criteria are the economic risk with a big focus on existing and future jobs and job growth, and the growth potential of yield,” says Reuter. “Will the going-rent rates mean your cash flow is good in relation to the house prices, and is there potential for more and larger growth as the local economy improves? “It is also important to take into consideration the political climate of a community and whether it has a solid growth plan, cash flow squashing taxes, and whether it has restrictive rental policies. If you can raise rents to match demand or your property taxes are expensive compared to other communities, your current and existing cash flow is compromised.” The report also takes into consideration the immediate and long-term impacts of Canada’s demographic changes. Will communities continue to attract the two largest cohorts: an aging population and a very different Generation Y?

So, how did Edmonton rank number one over Calgary, considered by many sources as the hottest real estate market in Canada? “Edmonton edged out Calgary only because the properties are not as expensive,” Reuter told New Home Guide. “Although rents aren’t as high, there is often better ROI. The two do battle back and forth, for sure. It is often easier for investors to get into the Edmonton market, as the down payment requirement is less.” As for property types that would make for wise investment choices, Reuter cites multi-family. “(It’s) definitely an excellent asset, but they are very difficult to find.” How Edmonton scored

Canada’s hottest real estate markets? TWO OF THEM ARE IN ALBERTA Canada’s strong housing performance has been well documented – and the envy of many countries. But would you be able to guess the hottest real estate markets in the country? You might be surprised to learn that two of them are right here in Alberta. According to the latest House Price Survey from Royal LePage, Canada’s hottest real estate market is not Toronto or Vancouver, as some might expect. It’s Calgary, with Edmonton not far behind. Nationally, the average price of a home in Canada rose between 4.4 per cent and 6.1 per cent year-overyear in the third quarter of 2014. During this period, the average price of a standard two-storey home rose 5.5 per cent to $441,714, while detached bungalows increased 6.1 per cent to $405,101. Condominiums on average showed slightly lower year-over-year gains, posting a 4.4 per cent increase to $257,377. “In the seven years since the Canadian housing market began its recovery from the worldwide recession, home price growth has been robust, often greater than the long-term average of approximately five per cent,” says Phil Soper, president and chief executive of Royal LePage. “We are now experiencing a natural slowing in the rate of year-over-year price appreciation, with real estate markets moderating in most parts of the country, a transition to what our agents refer to as a ‘Goldilocks market,’ one that is neither too hot, nor too cold. SUMMARIES OF SELECT CANADIAN REAL ESTATE MARKETS: Calgary: The housing market continues to be among the strongest in the country.
Demand was strong across all housing types. The average price for standard condominiums surged 11.8 per cent year-over-year to $294,156, and detached bungalows increased 10.8 per cent to $515,844. Standard two-storey home prices were consistent with this trend, increasing 9.2 per cent to $499,811. Edmonton: Also saw strong price appreciation across all housing types. Detached bungalow prices showed the strongest gain, increasing 6.0 per cent year-over-year to $357,240. Standard two-storey home prices rose 5.3 per cent to $379,463, while standard condominiums climbed a healthy 5.8 per cent to $232,340. Toronto: Low levels of inventory combined with an unseasonably active August market contributed to significant price increases across all major housing types. Standard condominium prices saw the greatest increase, rising 8.0 per cent yearover-year to $383,039. Detached bungalows rose 7.2 per cent to $618,088, while prices for standard two-storey homes increased 7.6 per cent to $733,317. Vancouver: Price increases remained strong in the third quarter. Detached bungalows saw the largest increase, climbing 6.1 per cent to $1.13 million. Standard two-storey homes also experienced strong growth, rising 5.6 per cent to $1.22 million. Standard condominium prices cooled slightly by 0.2 per cent to $502,869. Ottawa: The slower winter and spring seasons left the market with a surplus of inventory in the third quarter, holding prices relatively flat in the region. Detached bungalow and standard two-storey home prices each increased by 1.2 per cent year-over-year, to $403,091 and $406,264, respectively. Standard condominium prices declined slightly, dropping 0.3 per cent to $258,132. Montreal: The average price of detached bungalows increased 2.6 per cent year-over-year to $296,857. In the same quarter, standard two-storey homes and condominiums remained relatively flat, rising 0.2 per cent to $403,714 and 0.5 per cent to $241,000, respectively.

energy consumption and heating costs With cold weather approaching, Canadian homeowners will soon be looking for ways to reduce home energy consumption and heating costs. With memories of last winter – one of the harshest in recent history – still fresh, many Canadians are taking a more proactive approach to prevent the condensation, drafts and cold floors that are dead giveaways you’re paying too much to heat your home. And yes, these warning signs surface even in new homes. “An under-performing building envelope is the main reason why the average Canadian spends unnecessary money on heating costs,” says Jay Nordenstrom, executive director of NAIMA Canada, an association of insulation manufacturers. “A robust building envelope means homeowners decrease their energy needs. This lowers monthly heating bills, along with the associated greenhouse gas emissions, and enhances comfort during catastrophic winter weather.” Just what is a “building envelope”? It’s a term to describe the building components that separate the indoors from the outdoors. A home with a modern building envelope – well insulated, properly sealed and well ventilated – can provide shelter during the most brutal weather conditions. It also provides insurance in the event your furnace is disabled by a power outage.
Renovating a home is another opportunity to improve the building envelope. Paying a premium for a house with increased wall and attic insulation, for example, can provide month-overmonth payback by lowering energy consumption and heating costs. These savings vary, however, and are determined by the R-value of your home’s insulation. Higher R-values mean greater insulating power. New homes offer the best opportunity to ensure a highperformance building envelope, and NAIMA suggests home builders not trade off improvements to the building envelope in favour of mechanical systems. Renovating a home is another opportunity to improve the building envelope. The most beneficial upgrades include installing appropriate amounts of insulation and weather sealing where drafts and air leakages are occurring, NAIMA says. Many of these can be done as do-it-yourself projects. Across Canada, grants and rebates are available from the federal and provincial governments and local utilities, especially for energysaving renovations. Buying a brand new home has obvious advantages – you choose the lot location, elevation, floorplan and, of course, the interior finishings. Anything you want to make your new home, well… yours. Resale potential and what features might appeal to future buyers of your home are likely not top of mind. But, builders and realtors alike say you should think about resale when you select the inclusions, design elements and decor basics of your new home. It may be your brand new home now, but one day you may choose to sell – and that’s when your personal tastes could affect the resale value of your home. Consider these insights from the recent Canadian Home Critics Survey from realty firm Century 21: DECOR

Canadians overwhelmingly would select a home due to energy efficiency upgrades (41 per cent) over updated finishings such as granite counters or hardwood floors (22 per cent). In Atlantic Canada, 59 per cent rated energy upgrades as the top feature that would persuade them to buy, the highest percentage in Canada. In BC, residents overwhelmingly say energy efficiency upgrades are the number one additional feature that would persuade them to buy a home (41 per cent). CLEAN, MODERN LOOKS
Ontarians rank dated flooring as the number two home decor turn-off. The number one way to turn off Ontario homebuyers is to not clean the house well (57 per cent), while 18 per cent say old furniture taints their first impression of a home. If a home has old flooring, it better be sparkling; uncleanliness tops Canadian homebuyers’ turn-off list (60 per cent), followed by dated flooring (40 per cent) and bold paint colours (18 per cent).

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

When housing supply is low and demand high, homebuyers are willing to pay more for a property. But there are very good reasons why you should avoid overpaying for your home. Some real estate markets, such as Toronto, for example, get a bad rap for bidding wars, but we know it’s not the only city in the country to experience them. After conducting dozens of interviews with real estate agents across the country recently, we learned it is indeed a Canada-wide truth. Before you make an offer on any home, you should be armed with a mortgage pre-approval; this is the maximum amount of money a lender is willing to give you towards the purchase of a home. When we say maximum, we mean it. The first reason not to overbid on a home is because you don’t want to go over your budget, or stretch yourself so thin that you’re house poor. But the other reason not to overbid is because your lender’s home appraiser may determine the property isn’t worth what you’ve offered; this leaves you in a tricky financial position. “Let’s say you offered $400,000 for a home, your offer was accepted and you have $40,000 to put down. If the bank’s appraiser believes it’s worth only $375,000, the bank will only give you a mortgage equal to their appraised value minus your down payment. In this case, that’s $335,000 ($375,000 $40,000),” explains James Laird of CanWise Financial. “If you still wanted to purchase the home, you would need to come up with the extra cash to make up the shortfall. The shortfall is your purchase price minus the mortgage amount your lender will give you. So, in this example, that’s $65,00 ($400,000 - $335,000).”
Bidding wars are a hot topic in some markets, with homes being priced extremely low so potential buyers will come in with high offers.

If you can’t borrow money from family or another outside party, you may be forced to walk away from the deal (and risk losing your deposit, in the process). Not having the resources in this situation is what is often referred to as “appraisal risk,” and it’s obviously something you want to avoid. How is that possible? First, don’t overpay, which is something an experienced real estate agent who knows your market should be able to stop you from doing. Second, saving a larger down payment can help reduce your risk, because it allows you to put less money down and use the extra to make up your shortfall.

What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. Demographics driving development » by LYDIA MCNUTT Canadian homebuyers are forgoing the larger lots and extra bedrooms of the ‘burbs in favour of urban conveniences close to home, according to a recent report titled Emerging Trends in Real Estate 2015 conducted by PwC and Urban Land Institute (ULI). Urbanization is no longer a growing trend, but rather the “new normal.” Hot on the heels of these city-bound homebuyers are developers who are keen to meet buyer demand and add value to their properties by exploring new mixed-use developments like condos and rental apartments which combine residential and commercial opportunities. “In the Canadian market, the bidding on prime properties can be quite competitive. In response to this competition, the market has become very creative in finding ways to enhance value. The convergence of residential and commercial development is a way to illustrate this value,” says Frank Magliocco, national leader, Canadian Real Estate, PwC. “Residential developers have started to add retail and other services such as health care and education in a bid to attract buyers. Likewise, commercial developers are including residential components to their office and retail projects.” CANADIAN REAL ESTATE AT A GLANCE: THE BEST PLACES TO BE IN 2015
Calgary and Edmonton have been named Canada’s top real estate markets, scoring well for investment, development and housing. Montreal’s stable market is expected to remain so in 2015, with a drop in the condo market as it continues to absorb inventory. “Meanwhile, the city is keen to attract high-end retailers via Rue Ste. While in Winnipeg, a drop in home sales has raised concerns around overbuilding impacting the city’s finances. “The real estate industry of Canada’s large urban centres continues to be an engine of stable economic growth for the country. It has proven itself to be a low-risk business environment for developers and investors,” says Richard Joy, executive director, ULI Toronto. “This is especially true in western Canada. The market shift toward urban cores and transit-supportive communities is a unique opportunity to maximize the value of new public infrastructure investment in major cities across the country.”
