he Bank of Canada, in its latest rate announcement on Dec. 3, once again held its interest rate target at one per cent – where it has been since September 2010. This is all good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get
financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement next year. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Start the New Year off right by taking advantage while you still can.

A new year in a new home. That’s the big event in 2014 that a lot of Edmontonians will celebrate when the clock strikes midnight on Dec. 31. Unlike Santa Claus, I don’t have a “Naughty or nice?” list to check exactly how many folks have a brand new address for deliveries of sugar plums this season. But based on the many new chimneys around town, the total easily tops 30,000. Some of those new homeowners will even be celebrating two major milestones – the fi rst holiday in a new home and a new city. Th ank you for putting your trust in our builders and faith in Edmonton. Investing in a new home is a great vote of confidence in the future of a community. That kind of bold courage to think big is welcomed in a city that wants to go from good to great by earning a reputation as community with a multitude of opportunities and attractions. Not long ago, Edmonton was a bit of a backwater, but now it’s solidly in the mainstream of major cities. Just look at the local concert scene, where Edmonton is now a must-play market for top acts such as Paul McCartney and Taylor Swift, and promoters count on selling out two shows. When the Edmonton Oilers start playing there for the 2016-17 season, they will bring a new excitement to the city’s core. If you’re brand new to Edmonton, you no doubt arrived just in time to see the hockey team’s rebuild finally produce a winner – or at least shed its
reputation as a perennial bottom dweller. Even if it turns out that we have to wait a little longer for another Stanley Cup victory parade, Edmonton has plenty to offer all year round. It may seem far away in these dark days of winter, but across the community, thousands of volunteers are getting ready for the summer festival season. The city is a retail leader, with West Edmonton Mall, South Edmonton Common and Southgate Centre just a few of the bright lights in a galaxy of shopping experiences. Outside of Edmonton, adventure lies in every direction. Jasper’s unspoiled beauty is an easy drive west. Routes to the Far North start here. A trip south takes you to the Stampede City. Just east of the city lies Elk Island National Park, a century-old sanctuary for the Plains Bison. Newcomers to our city, and homebuyers in our new neighbourhoods, have bought into Edmonton in a way that should be celebrated. Given that Edmonton’s labour market began the year in a tight position, these emerging labour needs were satisfied by a continued influx of new migrants to the region. Recently, the Canadian Mortgage and Housing Corporation (CMHC) estimated that total net migration to the area would reach 31,000 by year’s end. With the exception of last year, this will be the highest net migration seen in decades.

A look back at Canadian mortgages in 2014 – AND WHAT WE CAN EXPECT IN 2015 » by ALYSSA RICHARD

Most of us see December as a time to reflect on all we’ve accomplished during the year. We look at personal achievements, such as finishing school or travelling somewhere new; career goals may be included; and there are likely also some financial achievements to be proud of, such as paying down debt or buying a home. In the mortgage industry, the Canadian Association of Accredited Mortgage Professionals (CAAMP) uses this time to reflect on all that’s happened in the residential mortgage market. The annual report the organization releases each November includes data from various sources, including a survey of more than 2,000 Canadians. Here are some of the most interesting facts we pulled from this year’s report: First, more Canadians are getting comfortable with variable rate mortgages. In fact, 20 per cent of those who bought homes in 2014 went with a variable rate, which is up 11 per cent from the nine per cent who did so in 2013. We suspect this increase comes from more than four years of watching Prime sit at three per cent, which makes variable rates seem a little less “risky.” It’s not surprising that the average mortgage rate on all home purchases in 2014 dropped to 2.89 per cent (from 3.23 per cent in 2013). Both fi xed and variable rates have been low all year, but those who went variable got some of the best mortgage rates that the residential market has ever seen. As of Dec. 2, the best five-year variable mortgage rate in Ontario is just 2.10 per cent (Prime – 0.90 per cent). Some more good news: the average down payment on the 10 million homes purchased in 2014 was 21 per cent of the purchase price! When asked why they bought homes, CAAMP found Canadians saw homes as 70 per cent a place to live and 30 per cent as an investment. For this reason, it’s not surprising that 91 per cent of the new buyers reported being happy they became homeowners, and many felt mortgages were a “good debt” to take on. While mortgage debt climbed this year (from $1.19 trillion to $1.3 trillion), so did the number of Canadians who are now 100 per cent mortgage debt-free. According to the report, 3.98 million homeowners have paid off their mortgages; that’s 41 per cent of all homeowners. Of course, that leaves 59 per cent of Canadian

homeowners with some amount of mortgage debt on their plates – and pulling out equity from a home counts as part of that. In total, this year, $63 billion of equity was taken out of homes and used for debt consolidation, home renovations, investments, education and other purchases. As for 2015, while no one has a crystal ball, most economists agree that there’s not likely to be any notable increase in mortgage rates next year. In its latest rate announcement on Dec. 3, the Bank of Canada once again maintained its target for the overnight rate at one per cent, citing Canada’s economy as showing signs of a broadening recovery. Stronger exports are leading to increased business investment and employment, which suggests the rebuilding that will lead to balanced and self-sustaining growth may finally have begun, BoC says. The Bank’s next rate announcement is scheduled for Jan. 21, 2015.

Amid continuing talk of high levels of household debt and varying real estate market conditions in some areas, RBC Economics Research’s latest Housing Trends and Affordability report reassures that homeownership affordability is still improving slightly. Housing in Canada became more affordable in the third quarter of 2014. “Owning a home was a bit easier in Q3 thanks to rising household incomes, low and steady interest rates and cheaper utility costs in many parts of the country – Toronto even saw some relief,” says Craig Wright, senior vice-president and chief economist, RBC. “With home resales sitting close to the highest levels since early 2010, the overall tone of Canada’s housing market is quite solid at this stage.” The way RBC’s affordability measures work is, the higher the measure, the more difficult it is to afford a home. For example, an affordability measure of 50 per cent means that homeownership costs, including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in affordability.
For the Alberta market, economic uncertainty associated with the recent slide in oil prices has yet to faze homebuyers, RBC says. A strong economy and rapid population growth continue to trump any worries that the province’s energy boom might turn into a bust in the near future. In the Edmonton market, specifically, affordability is holding its own, despite these economic challenges. Affordability in standard condominiums improved, falling 0.4 per cent to 19.5 per cent (meaning it became more affordable). In detached homes, the measure deteriorated only very slightly, rising 0.2 per cent in both detached bungalows and standard two-storey homes, to 31.9 per cent and 35.4 per cent, respectively.

Many movers, including our company, have their own guidelines about this. Securing plants takes a level of special treatment that we are not prepared to offer. If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves. › Move animals. This takes special care, and movers are not willing to take responsibility for pets during a move. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself. › Move personal valuables. It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself. › Stop the clock because there is a change on your end. We get paid from the time we leave our facility until the time we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues on as planned but will likely extend longer than indicated in the estimate.

When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavy-duty dollies and a truck with a lift gate. We can definitely help you with any size of piano. Massive walls can also present challenges. We can help you find the right firm to move any specialty items, if required. › Provide insurance coverage for items of extraordinary value. Ontario’s Conditions of Carriage requires movers to insure items at least $0.60 per pound. If our coverage does not include antiques or works of art, we can arrange it through our insurer as long as these things are itemized up-front. Your homeowner insurance policy may also have a rider for goods in transit. › Rearrange your furniture. Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service, at a cost. › Install major appliances. We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week. › Load pre-packed boxes and items into a U-Haul or storage pod. We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination. All of the above help ensure that your possessions arrive at the other end of the move in one piece, with the safety of you, your family and the movers in mind. That’s our job!

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
