Think you can’t afford a home? It’s more affordable than you first thought

uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you
can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.
Resolve to plan carefully in 2015 Low rates mean opportunity, but not at any cost

he past year certainly presented some interesting times – simultaneous talk of slowdowns and soft landings in some markets, increases, upticks and value gains in others. Indeed, now more than ever, housing and economic conditions serve as reminders of how local real estate is. What’s going on in one part of the country or province or in a specific property type, may be completely different from another. On the positive side as 2015 begins are interest rates that are still at or near historic lows, with the next Bank of Canada rate announcement to come Jan. 21. Many experts don’t expect

rates to begin rising until mid-year at least, while cautioning that Canadians should not confuse cheap money – if they qualify – with free money. The BoC continually keeps a close eye on household debt and other signposts for any warnings that we’re taking on more debt than we should. Fixed versus variable rate? Long versus short? Open versus closed? These are among the questions you may be pondering as you prepare for your next steps as a homebuyer. Your best strategy? Meet with your broker or banker to see how you can take advantage of these opportunities, without getting in over your head.

CREA upwardly revises resale housing forecast With mortgage rates down, the resale housing market has been buzzing and has yet to show clear signs of slowing down, according to the Canadian Real Estate Association (CREA). As a result, CREA has upwardly revised its forecast for annual sales in 2014 and 2015. Almost all of the upward revision to national activity in both years stems from the current strength and momentum of sales across most of British Columbia and much of Ontario, particularly in the Greater Golden Horseshoe region. In Ontario, strong demand has been met with a rise in listings, which in recent years had been in shorter supply. The recent momentum for sales has endured for longer than expected and has shown few signs of diminishing. Ontario and BC together account for more than half of national activity and are responsible for much of the upward revision to projected and forecast national sales. Sales for 2014 were projected to reach 481,300 – an annual increase of 5.1 per cent, marking the strongest annual sales since the 2007 record. It also places activity in 2014 slightly above, but still broadly in line with its 10-year average. Annual activity in Ontario for 2014 is expected to come in 3.6 per cent above 2013 levels. In 2015, Canadian exports, job growth and incomes are expected to improve with mortgage interest rates edging only slightly higher. These opposing factors should benefit sales activity in housing markets where demand has been softer and prices have remained more affordable. Sales in relatively less affordable housing markets are expected to be more sensitive to higher mortgage interest rates.
National activity is now forecast to reach 485,200 units in 2015, representing a year-over-year increase of 0.8 per cent. While sales nationally are still expected to peak this year and trend lower throughout 2015, they are not expected to return to weakened levels recorded in Q1. Sales activity is forecast to grow fastest in Nova Scotia (2.6 per cent), followed by New Brunswick (2.9 per cent). Meanwhile, Quebec (1.2 per cent), Ontario (1.1 per cent), BC (0.5 per cent), and Alberta (0.1 per cent) are forecast to see little change on an annual basis, reflecting a rising trend in 2014 mirrored by a softening trend in 2015. There are a number of upside and downside risks to the forecast. In BC and Ontario, activity is still expected to be held in check by eroding affordability for single-family homes. However, with sales in BC now only at average levels, they may climb further before rising interest rates begins to materially reduce affordability. Sales in Ontario may also remain stronger than expected should new listings continue to come onto the market at higher levels in places and in market segments where a lack of supply in recent years has led to pent-up demand. The national average price has evolved largely as expected since the spring, resulting in little change to CREA’s previous two forecasts. The national average home price is now projected to rise by six per cent to $405,500 in 2014, with similar percentage price gains in BC, Alberta, and Ontario. Saskatchewan and Manitoba are expected to post increases of close to three per cent. Newfoundland and Labrador and Prince Edward Island are forecast to see average home prices rise by a little over one per cent this year, while Quebec is forecast to see an increase of slightly below one per cent. Prices are forecast to recede by about half a per cent in New Brunswick and Nova Scotia. The national average price is forecast to edge higher by 0.9 per cent in 2015 to $409,300. Ontario is expected to post average price gains of 1.3 per cent in 2015.

Window of opportunity MORTGAGE RATES REMAIN AT HISTORICAL LOWS, SO TAKE ADVANTAGE WHILE YOU CAN – BUT CAREFULLY » by WAYNE KARL

Last year marked a significant milestone in the mortgage world: It’s now been more than four years since the Bank of Canada last adjusted its influential overnight target rate. Yes, four full years. In its latest announcement on Dec. 3, the BoC again held firm at one per cent – where the rate has been since September 2010. And with rates expected to remain at these historical lows until mid-2015 at least, the window of opportunity for those looking for a home remains wide open. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Indeed, a recent study from CIBC shows the number of Canadians taking advantage of low rates to pay down their mortgages sooner declined last year, compared to
18 NEW HOME & CONDO GUIDE EASTERN ONTARIO | JAN 10 - 24, 2015
2013. Some homeowners, it seems, are being lulled into a false sense of security. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances.
Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust and who knows their business, and explore the options that are best for you. One day, perhaps next year, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice – now more than ever. It will prove to be time well spent.

Polar vortex? Nor’easter? BRING IT ON – IF YOU’RE PREPARED As Ontario began 2015 in something of a deep freeze, homeowners began bracing for higher monthly utility bills. With the Farmer’s Almanac predicting seasonal temperatures cooler than average, homeowners can expect a chilling effect on their pocket books. Annual average utility bills for homes in Canada topped $2,000 last year, and, according to Ontario’s Ministry of Energy and Infrastructure, almost 60 per cent of those costs go towards maintaining home temperatures. The high costs of heating our homes may seem like a necessity, given the harsh conditions of Canadian winters. But many, including Corey McBurney at EnerQuality, Canada’s leading certifier of energy efficient sustainable homes, suggest that many homeowners might be throwing money out the window. Why? Because the average home is full of holes that allow energy to escape. “In a cold climate, the number one issue that effects utility costs is heat loss,” says McBurney. “Poorly insulated homes that let warm indoor air escape require more energy to heat, produce more CO2 and greenhouse gasses, and allow many more heating dollars to leak out the cracks.” Over the last decade, the home building industry and federal government have been working hard to implement programs that mandate tighter construction and higher insulation for new home construction. For example, almost 30 per cent of the homes built in Ontario last year were Energy Star qualified, a national standard set by Natural Resource Canada for homes that are on average 20 per cent more energy efficient than a home built to the minimum building code.
20 NEW HOME & CONDO GUIDE EASTERN ONTARIO | JAN 10 - 24, 2015
Energy Star qualified homes also undergo a rigorous quality assurance process of inspection, testing, and verification to meet strict requirements, delivering better quality, better comfort and better durability. Most importantly, they cost less to heat. The success of Energy Star speaks for itself. EnerQuality alone has certified more than 59,000 homes since the program’s introduction 10 years ago. With an average reduction of 20 GJ of energy use per house, per year, the savings add up quickly. But what if you don’t live in an Energy Star qualified home? McBurney says the answer is in the details: check for air leaks around doors and window frames; ensure your appliances and heating systems are Energy Star qualified and properly maintained; and check the insulation in your attic, exterior and basement walls, ceilings, floors, and crawl spaces. Improvements in all these elements add up to a more energy efficient home. “Better yet,” says McBurney, “the next time you are making a move, make sure you’re buying a certified home. Instead of searching for leaks and holes in the construction, you only need to find the Energy Star stamp of approval.”

Whether you are in search of a quiet, tranquil space or in the mood to socialize and get to know your neighbours, Qualicum Woods Crossing is the perfect fit for you. This project is nothing like a typical condominium complex. With floorplans ranging from studio, one- to threebedrooms, from 403 sq. ft. to just less than 1,200 sq. ft., you are sure to find the layout and size that meets your needs.
GREATWISE | Qualicum Woods Crossing Take in a deep breath and admire the spacious and open-concept living space and the abundance of natural light. Most suites have stunning 12-ft. long kitchens, five appliances and finished hardwood floor throughout. With these large kitchens, you are getting the best value for your money. Unlike most condos, the ground level units of Qualicum Woods Crossing offer private backyards which are more than 460 sq. ft. The upper units also provide plenty of outdoor space with spacious wraparound balconies, perfect for entertaining. And as a bonus, you will be invited to the design centre where a designer will help you choose all of your finishes, allowing you to add your own personality and style to your new home. For the first time at Qualicum Woods, buyers can customize a condo to fit their budget as well as their esthetic needs. There are 32 floorplans to choose from and three different style collections. The Premier package is for buyers who are in search of a cosier space with subdued finishes. The Contemporary package is ideal for modern buyers who need that extra space, but also want all the high end finishes. And finally, the Warehouse package is Qualicum Wood’s newest addition. These loft style condos are modern, sleek and very urban. Thanks to the design team of Kiki Interiors, the warehouse-industrial feel has been taken to a new level. Kristi Block, founder of Kiki Interiors, incorporated the rich brick into the theme of the condo, while contrasting that with dark, metallic, industrial textures as well as sharp, white edges. There is wood plank flooring, authentic brick walls, industrial lighting, special industrial looking hood fan, oversized islands and much more. These condos are a must see. With prices starting as low as $199,900, it has never been so affordable to purchase a stylish, brand new home in Ottawa’s West end. Walk in to the sales office, choose the package that fits your budget, then build from there. It’s that easy. The project is underway with expected occupancy in summer 2015. These properties are expected to sell quickly, so don’t miss out!

//FINANCES
Managing post-holiday debt Holiday parties are over, gifts are unwrapped and festive decorations are put away. Now it’s time to tackle a daunting pile of bills. Follow these three steps to avoid a debt spiral in 2015: 1 GET FINANCIAL ADVICE A financial adviser can help you pull together a plan to budget and pay off your debt in a short period of time. “Ensure that you bring all of your financial information, including outstanding debt, when meeting an adviser, to help them understand your entire situation,” says Stephen Reichenfeld, private wealth counsellor of Fiduciary Trust Company of Canada. More information on how to find an investment adviser is available at franklintempleton.ca 2 STICK TO YOUR PAYMENT PLAN Cut back on frivolous expenses so you can pay down your debt sooner. While a new spring wardrobe or a beach vacation may seem tempting, keep your sights set on your goal. Remember, if you struggle to make payments and take too long to pay off debt, interest charges will continue to accumulate. You may find yourself in an even deeper debt hole by the end of the year.
Once you have paid off your debt, create a plan for the next holiday season. Make a list of possible expenses and gifts, and then figure out a budget you can stick to.

3 AVOID THE CYCLE BY PLANNING AHEAD Once you have paid off your debt, create a plan for the next holiday season. Make a list of possible expenses and gifts, and then figure out a budget you can stick to. Next time, save money in advance rather than charging more than you can afford to your credit card.

//QUICK TIPS
START THE NEW YEAR WITH
a new attitude » by HELLEN BUTTIGIEG Everyone has a list of things they’d like to accomplish, and a new year is the perfect time for a fresh start. Getting organized is a major resolution, and not an easy one to keep. It’s even difficult to figure out where to start on the road to becoming organized. Start by trying out some of these organizational tactics: HELLEN BUTTIGIEG is a certified professional organizer, life coach, TV host, owner of We Organize U and author of the best-seller, Organizing Outside The Box. For tips on getting organized, visit WeOrganizeU.com and sign up for the free newsletter.
Keep your New Year’s resolutions. If you’ve resolved to get organized in 2015 but are already feeling discouraged, detach from the results and focus on the process. We often fail to reach our goals simply because they were unrealistic in the first place. The key is to do only what you can, but do it consistently. Just 15 minutes a day spent organizing will add up to seven hours a month and 84 hours a year! Commit to 15 minutes every day and make organizing part of your daily life. Tackle quick tasks now. Adopt a “do it now” policy for anything that can be done in less than five minutes. For example, when a form needs to be filled out or a cheque has to be mailed, resist putting it off until the due date. This ensures that it won’t be forgotten or misplaced and frees up the mental energy unfinished business consumes. Time-saving ways to shop. Pressed for time? Rather than wasting time running back and forth to the store, consider shopping online. The time and gas savings usually offset the cost of shipping. Some sites offer free delivery when you spend a minimum amount. To save costs, keep an ongoing wish list and buy only when you have several items on the list. But make sure the site is secure before entering credit card information (look for the padlock in the browser window).
C18 NEW HOME & CONDO GUIDE EASTERN ONTARIO | JAN 10 - 24, 2015
Keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere items” when you leave the room, and placing them on their way to where they do belong. You’ll be amazed at how effective this technique can be in keeping rooms tidy with minimal effort. Tidy doesn’t mean perfect. Organizing is not necessarily about how it looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces that provide visible storage instead, like a coffee table with shelves underneath. Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet. Purging for “fraidy-cats.” If you keep every paper that enters your home because you’re afraid you might need it someday, here’s a way to ease the fear. Designate a temporary holding tank, a box or bin for papers you don’t need, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case” lessens the anxiety of letting them go. Store your sheets in sets in the linen closet. For each set, fold the flat sheet, the fitted sheet and one pillowcase. Place the set inside the remaining pillowcase. These tidy packages stack nicely on the shelves and make changing the sheets quick and easy. Fabric softener sheets tucked into the linen closet will keep bedding smelling fresh. Encourage filing, discourage piling. Keep extra file folders in the back of your filing drawer, and have a label-maker handy. Having these supplies ready to go will encourage you to quickly create new files as you need them rather than pile papers on top of your filing cabinet “just for now.” Accomplish more in your day by knowing your style. Understand your high/low energy periods and schedule your daily tasks accordingly – tough tasks during your high-energy periods and less-demanding tasks during the low ones. Also consider your work style when planning your day. You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your activities from day to day.

When I was starting out in real estate, it was pretty common – almost expected – for retirees to sell the family house and move to a picturesque little town for some peace and quiet. Maybe they would winterize their cottage and move in year-round, or maybe they’d join the ranks of snowbirds who headed south each winter. But the prevailing idea was that, after decades of working hard and raising a family, retirees were ready to get away from it all. It never fails to amaze me how quickly times change. In recent years, the trend has begun to swing the other way. More and more often, I’m seeing retired clients who are ready to sell their suburban or rural homes and purchase something right at the heart of the city. What’s the appeal of an urban retirement? Well, there are the usual suspects: arts and entertainment, restaurants and shopping, social groups and recreation, all right at your doorstep. For baby boomers who have spent huge portions of their lives driving to and from work, ditching the car and hopping on public transit feels like freedom. Yet another big draw for some retirees is that the city brings them closer to children and grandchildren. For those who are widowed or divorced, the city often offers greater possibilities for making connections with others. The simple truth is that where some people find comfort in quiet surroundings, others find isolation. Finally, some are attracted downtown for the most practical of reasons: you can’t beat the big city for health care. Even if they’re fit as fiddles, today’s retirees are taking the long view. I don’t want to overstate it: many boomers still embrace the classic ideal of the fishing boat, a heap of novels and gorgeous lakeside sunsets. But many others are suited

to cottage life for just a few weeks a year. These clients tell me that they finally have the time and energy to pursue all the interests that have been on the backburner for so many years – whether it’s seeking out live jazz, exploring world cuisine or joining a racquetball club. And no place offers them more than the vibrant, ever-changing city. I suggest you examine your own retirement dreams – and have fun doing it! Relax, homebuyers, CANADA’S HOUSING MARKET IS NOT OVERVALUED » by WAYNE KARL
As far as mortgage expert Calum Ross is concerned, Bank of Canada Governor Stephen Poloz doesn’t know what he’s talking about. At least when it comes to Canada’s housing market. In releasing the Bank’s semi-annual Financial System Review in mid December, Poloz warned that house prices could be overvalued by as much as 30 per cent. Th is, plus consumer debt loads, are the two biggest risks to Canada’s economy. When someone the stature of the BoC governor issues such a warning, people tend to get a little nervous. In this case, those people are homeowners and prospective homebuyers. But, is there reason for them to be nervous? “The BoC has been warning about household debt for some time, so this is not new news,” Ross, president and principal broker at Calum Ross Mortgage, Toronto, told New Home & Condo Guide. “But the commentary on housing values is surprising, especially given the scope of the Bank of Canada’s mandate. “Respectfully, the Bank of Canada is no more qualified to talk about the specifics of the housing markets than the Canadian Real Estate Association is qualified to comment on monetary policy.” While aggregate debt is something of a concern, Ross says, it is total payments after tax, compared to after-tax cash flow – and not total debt levels – that get households into financial trouble. 24 NEW HOME & CONDO GUIDE EASTERN ONTARIO | JAN 10 - 24, 2015
“Factually, household net worth has never been higher in Canada, and this means households could essentially liquidate assets and wipe out the debt. “Saying there is a Canadian housing market is not that dissimilar from saying there is a Canadian temperature – the term itself is irrelevant. The person who lives in a house that went down in value because of local labour markets does not care about Toronto, Calgary or Vancouver’s theoretical overvaluation. Unless I missed something, supply and demand set price, and it is a long established fact that low interest rate environments make real asset prices go up. Not surprising that price levels on a whole are trending up. The relevant figure is value compared to inflation and real wage growth.” At its recent series of Housing Outlook Conferences across the country, Canada Mortgage and Housing Corp. said it didn’t see overheating as a serious concern.
supply and demand set price, and it is a long established fact that low interest rate environments make real asset prices go up. “We don’t see overheating as being a problem in any of the markets across Canada,” Bob Dugan, chief economist for CMHC, told New Home & Condo Guide. “Some markets are stronger than others, particularly in western Canada.” As for Canadians’ average household debt, Dugan described this issue, too, as overblown, since real estate accounts for a majority of the assets held by Canadians. Ross, who says he handles more mortgages for real estate investors than any other broker in the country, and is an investor himself, expects prices and sales will continue to grow in 2015 – in places where the economic fundamentals support the growth. “There are two times that real estate values matter – when you buy and when you sell. What happens in between is no more relevant than the total cash you have in the middle of a game of Monopoly. If you buy and hold, real estate as an asset class has proven to be a better hedge against inflation than any other asset class.”

feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices and you’ll be looking for ways to trim back. Enter Make Do Month. Th is is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop from your closet. And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money! When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure, there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do! January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt.
26 NEW HOME & CONDO GUIDE EASTERN ONTARIO | JAN 10 - 24, 2015
But what if you have family or friends whose birthday falls in January. You’ll have to buy something. No you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra busy workdays, or create a coupon for three nights of free babysitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money. After the buzz of the holidays, you’ll no doubt be happy to stay home for the fi rst couple of weeks. Then you may start feeling itchy. You’ve got to get out. You can feel the walls closing in. Time to hit that great new restaurant that just opened up, or head out to the clubs. Wait a minute. Th is is Make Do Month. Call up a couple of friend and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once-a-month games or poker nights and rotate from one friend’s home to another. No one says you can’t have fun in Make Do Month. You just can’t spend gobs of money. Make Do Month is a conscious decision to stretch every dollar as far as it will go. Try it and see if just becoming conscious save you money. I’ll bet you’re pleasantly surprised.

28 NEW HOME & CONDO GUIDE EASTERN ONTARIO | JAN 10 - 24, 2015
When the cool weather comes around, the wardrobe advice is always the same: dress in layers! Well, this practical idea isn’t just smart for outdoors – it works inside your home, too. When you want to warm up the look and feel of your interior environment, follow my guide to layering for warm winter perfection at home.
1
Layering fabrics isn’t just for furniture. Rugs can look amazing layered, too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat.
TIP: Layer rugs like crazy to get a
patchwork quilt look that adds huge drama – mix five to seven smaller rugs in one room (check out the CB2 photo on the previous page for inspiration). Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room.
2
Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Deco-inspired vibe, so there’s no reason not to sprinkle one in, while letting the other dominate.
TIP: Bronze tealight votives reflect an extra-warm glow. Line up three, five or seven (odd numbers work best) on a silvery tray or cart for a contrast statement and sparkling mood-lighting. Bronze Rose Tealight Holder (pictured top); Talis Gold Hammered Platter (below). Visit YSSelected.com
2
3
Pillows are one of my favourite ways to add style – they can move from living room to bedroom and beyond, and dress a room up or down. Rather than picking dramatic new colours, grab some neutral but bold patterns that can layer behind your existing favourites for a more fi lled-in feel.
3
TIP: For my YSS collection, I wanted a dash of liveable safari style, so I tamed a tiger print pillow in a warm tan and winter-white. An animal print like this adds unexpected drama standing alone on your dining chairs, or slinking between the sofa cushions. Safari Tiger Print Crewel Embroidered Square Cushion. Visit YSSelected.com
4
Lush textures are great for adding warmth to the eye and the hand. A sumptuous blanket, folded neatly at the end of a bed or tossed casually on a sofa, adds some interchangeable luxury and can move between rooms for new looks.
4
TIP: Spread a blanket across the cushions of a sofa and tuck it in at the edges, for a noncommittal contrast-upholstery look. Pictured right: Chevron Jacquard Cotton Throw; Aspen Deluxe Faux Fur Throw. YSSelected.com
5
Don’t forget the vertical surfaces! An extra layer of drapery helps avoid heat loss through windows, so consider mixing a sheer layer with a heavy blackout-lined layer – you can keep your existing curtains and add a double rod.
TIP: A lightly patterned inner sheer (try a tone-on-tone white) under a solid heavy drape, draws the eye’s attention to the layered effect by adding drama to the background instead of the foreground.

BUILDING OTTAWA one gift at a time » by JOHN W. HERBERT
JOHN W. HERBERT
is executive director of the Greater Ottawa Home Builders’ Association. He can be reached at 613.723.2926, ext. 224, or visit gohba.ca
Ottawa’s home builders build more than 5,000 homes a year in the national capital region, employing 25,000 people and contributing $1.5 billion to the Ottawa economy. While these facts may be known to many, the contributions of Ottawa’s home builders to our city’s health and well-being are not. To start off the year, we would like to highlight how home builders are making a difference in Ottawa, and offer some suggestions about how Ottawans can help. Healthy and vibrant communities have places where people can come together to play, to learn and to socialize. Ottawa’s home builders have been long-standing supporters of our community and recreation centres, sports teams and leagues. In 2014, Ottawa’s Richcraft Homes served as the lead sponsor of the Richcraft Sensplex in Orleans, providing residents of that community and from all over Ottawa with a state-of-the-art sports facility. Another highlight was the Taggart Parkes Foundation and Tamarack Homes’ $500,000 donation to the Carleton Ravens football club.
32 NEW HOME & CONDO GUIDE EASTERN ONTARIO | JAN 10 - 24, 2015
Great cities provide young people with world-class learning opportunities. Ottawa is fortunate to have three universities and two community colleges offering a range of learning and training opportunities to Ottawans, as well as to students from across Canada and around the world. Today, many of our colleges and universities are challenged to keep up with the growing demands of education for the 21st century. In response to these challenges, Ottawa’s home builders have become important benefactors to our colleges and universities. They have donated generously to the Algonquin Centre for Construction Excellence at Algonquin College. In 2014, the Wesley and Mary Nicol Foundation donated $10 million to the Sprott School of Business at Carleton University. Dynamic cities provide residents with opportunities to enjoy the arts and participate in cultural events and festivals. In Ottawa, these events also attract thousands of visitors, generating business for our hotels, restaurants and tourism businesses. Home builders can always be counted on to support arts and culture, whether it’s Tartan Homes sponsoring Jazzfest, Claridge Homes sponsoring Bluesfest or the Minto Foundation Community Fund supporting the Ottawa School of Art. Healthy communities have state-of-the-art hospitals that provide patients with quality care and physicians with the opportunity to conduct leading-edge research. When it comes to Ottawa’s hospitals and medical research facilities, it’s safe to say that home builders are playing a vital role in supporting these institutions and in helping with their fundraising campaigns.
The Malhotra Family Foundation hosts an annual golf fundraiser for the Ottawa Breast Health Centre, located at the General Campus of the Ottawa Hospital. Th is year’s event, attended by many members of the home building community, generated $250,000 in support. Ride the Rideau, the annual fundraiser for cancer research at the Ottawa Hospital, has raised more than $7 million since its inception. Event founder, Robert Merkley of Merkley Supply, has been a tireless champion of the cause. Th is past summer, the Ottawa Hospital honoured Robert by unveiling the Merkley Supply Ltd. Research Bay at Dr. John Bell’s Oncolytic Virus Lab. Healthy communities care about the less fortunate, and come together to do what they can to help. In 2014, Ottawa’s home building community came together to build a home in three days for Habitat for Humanity NCR. Major Jim Watson launched the Blitz Build on a very cold windy morning in early April. The cold was followed by a driving rain that started on Friday evening and did not let up until Sunday morning. Th rough this all, trades people, designers, suppliers and project managers donated their time to build a home for hard-working Ottawa families. It was a remarkable to experience. See it at youtube.com/watch?v=f UEMyB3ooXo. The home was later sold, raising more than $180,000 for Habitat for Humanity. As governments continue to tighten their belts and reign in their debts, the agencies, organizations and groups that care for, entertain and educate us, will look to Ottawans for more support. Home builders will continue to play a vital role in contributing to these organizations and in mobilizing support
around worthwhile causes. But we need your help to keep up the good work. In 2015, home builders will build subdivisions in the suburbs, tall buildings in the urban core and infi ll homes in our older established neighbourhoods. Th is building and development activity may cause disruptions in your life – traffic, noise and dirt will happen. You may not like what is being built. But, we ask you to appreciate the good that will come once the work is done. Contact the home builder to share your concerns. Working together, we can find solutions to the challenges facing us, our communities and our great city.

It is commonly known that kitchens are one of the places your dollar can go the furthest when building your new home. It is important to consider this when choosing materials or considering which items to get upgraded. Here are five tips to help you choose the best materials and upgrades when planning the kitchen in your new home or condo: 1. Consider your material choices
Tremendous advancements have been made in materials technology in terms of appearance and durability. Think of porcelain tiles rather than ceramic, as they are more durable and you can have smaller grout lines. Choose quartz counter tops for a durable and repairable counter top. Granite is also durable but can’t be repaired. Another option is soapstone. Soapstone is new to the solid surface lineup, although it’s been around a long time. It is naturally heat-resistant and easy to maintain. You can have integrated sinks, with soapstone, included within the counter top. 34 NEW HOME & CONDO GUIDE EASTERN ONTARIO | JAN 10 - 24, 2015
2. Add more lighting, not less
You can never have too much lighting, because you can just turn it off or add a dimmer! Add cool pendant lights over islands for extra lighting as well as a decorative element. These are like jewelry for the kitchen. They also give you the opportunity to add an additional punch of colour that you can carry throughout your design. 3. Take advantage of better cabinet storage
Developments in cabinet shape and technology have led to much better interior storage options. There are things such as magic corners which make blind corners much more usable. There are also cool pantry units, which pack in a lot of food items on the market now. And be sure to invest in cutlery dividers where possible so your drawers stay organized. Beverage stations are also becoming a big trend and look lovely when they are built into your design.
4. Make your backsplash a focal point
Pick amazing tiles or patterns to add to this area. After all, it is at eye level so it is quite visible. Do add tile inserts and even consider painting on your backsplash tile. To make your backsplash look perfect, hide electrical outlets within the upper light valance. This way the entire backsplash is completely clear of plugs and switches!
It is also a great time to think about integrated appliances 5. Think beyond white for cabinets
Although white cabinets still sell the best, there are other good neutrals which do well in Canada. Think about painted grey cabinets, pale blue, espresso brown or even natural cherry, as these all are classics here and give you a special look. With finishing technology, all colours are available and will wear well. When considering your cupboards, it is also a great time to think about integrated appliances. This is when your appliances are flush with the cabinets, and are paneled in the same material as the cupboards. Buying a new home can be very costly and stressful. Make sure you choose the right materials and upgrades, so you are happy in your new space. This is your home, so make sure it is exactly what you want! MORTGAGE AMOUNT ÷ 1,000 (MORTGAGE AMOUNT $125,000)
125
FOLLOW THESE STEPS TO SEE IF YOU’LL QUALIFY FOR A MORTGAGE ON YOUR DREAM HOME
01
05
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
06
Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
