Tax time – learn to embrace it

WAYNE KARL Senior Editor Yellow Pages NextHome Email: Wayne.Karl@ypnexthome.ca

+ get social

Early February and we’re enjoying double-digit plus Celsius temperatures... We often associate this time of year with blahs, but it’s also worth celebrating, given that it’s the shortest month of the year, and March and spring soon follow. And while the deadline for 2015 Registered Retirement Savings Plan contributions isn’t until Feb. 29, and May 2 for filing your 2015 income tax return, perhaps we need to start thinking of February in a different light altogether. Indeed, our tax content in this issue and on YPNextHome.ca is intended to explore this topic in advance of filing deadlines, to help readers learn about

opportunities to take advantage of while they still can. But, heeding the advice of experts, perhaps “tax time” should instead be a year-round task. From making regular RRSP contributions, to comparing RRSPs and tax-free savings accounts, to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

2016 tax tips to save time, stress and money By Wayne Karl

TAXES… HEY, PAY ATTENTION. Try

not to yawn or fall asleep. Taxes are not the most exciting topic, but they’re important nonetheless. We’ve simplified the matter with our list of 2016 tax hacks, for which we enlisted the help of our resident tax expert George Dube, CPA and CA, of BDO Canada. 1. DEADLINES, DEADLINES Filing: This year, you get a couple extra days – sort of. The deadline for filing your personal tax return is usually April 30, but this year that day falls on a Saturday, so the deadline for your 2015 return is actually Monday, May 2. Self-employed: If you are selfemployed, your filing due date is June 15, but any balance of tax owing for the year is due by May 2. RRSP contributions: The deadline for contributing to your RRSP (registered retirement savings plan) is Feb. 29. 2. GET WITH THE PLAN – A PLAN, ANY PLAN Here’s an idea: In January of each year, consider reviewing how you did the previous year, as well as your goals for the coming year. Weigh this against your overall plan, and make adjustments as needed. For example, you might want to look at reviewing insurance coverage, or making changes to any investments that may be underperforming. And, of course, look at your overall plan and structure from a tax and accounting perspective – and if necessary, see a tax specialist for advice. Better yet, make it a priority to meet with your advisors at some point during the year – more than once, if you need to. Present them with your existing finances and goals, your accounting system and expectations for minimizing C10 YPNEXTHOME.CA

taxes and maximizing savings. In addition, consider getting a tax estimate to help with your cash flow planning. 3. SAVE THE DATE Consider using a tax calendar – yes, a tax calendar – if you have investments such as an income property or you own or operate a small business. Incorporating deadlines into your personal tax calendars (such as year-end tax deadlines and HST deadlines) can be an extremely helpful tool. Using a tax calendar will make it easier to meet your filing requirements for Canada Revenue Agency, which can save you money and ensure you receive less attention from the CRA by meeting its deadlines and paying on time. For a sample tax calendar, visit bdoreinvestor.ca/calendar 4. GET ORGANIZED Early in the new year is the perfect time to ensure you are as organized as possible. Tweak your banking, accounting and filing systems as needed, to ensure they work smoothly. If you are still swamped with paper and working from a shoebox, one of the biggest things you can do to reduce your stress is to get a system in place. To have the right plan and meet your

CRA filing requirements, you must get your bookkeeping in order. This means: » Your accountant, if you use one, should receive your information in a timely manner, and in turn prepare the financial statements and tax returns on time » You can better analyze what’s going on with your finances, and make any necessary changes For tips on getting organized, speak to an accountant about a welldocumented organizational system. Make your system as digital as possible for even easier access. When you can access your documents via your smartphone when your banker is asking for details to finalize a mortgage, for example, imagine how impressed the banker will be with how quickly you can provide this information. And if you need any more clarity on the subject of taxes, go to the Grand Poo Bah source of them all, Canada Revenue Agency. Wayne Karl is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. Advice | HOME SMARTS

A room of his own: the man cave By Marnie Bennett

MORE ADVICE ONLINE ypnexthome.ca/news/advice

MORE AND MORE OFTEN, I’m meeting

male clients who toss the term “man cave” around when listing the features they’re looking for in a home. For some, the man cave is meant to be a retreat from the hustle and bustle of family life – a place to crack open a beer and watch the game in peace. Others are more interested in a place to entertain their buddies, where Superbowl parties and poker games reign supreme. For reasons of space and noise containment, man caves tend to be located in the basement. New homes are ideal for this purpose, as today’s basements offer great head clearance; as well, there’s no better way to customize a space than from the ground up. There are all sorts of gimmicky man caves featured in magazines, with decor chosen along a specific theme: golf, for instance or vintage cars. That’s great, if it makes you happy. But I’d like to address a few of the features that will give your space real staying power:

“If watching sports and movies is important to you, talk to your builder about installing an in-wall audio system and wiring the room for your wall-mounted television or projector.”

After watching countless couples negotiate their “must-have” list, I’ve come to believe that women have something to gain from the man cave. I’ve found that many women are happy to hand over this chunk of their home’s square footage because, having gotten what they want, the men are content to let their partners take charge of design decisions in the rest of the home. When a trade-off like this can actually ease marital tensions, everybody wins!

» If watching sports and movies is important to you, talk to your builder about installing an in-wall audio system and wiring the room for your wall-mounted television or projector. » Lighting should be plentiful. While an overhead light can be useful, you’ll likely get more use from pot lights on a dimmer switch, combined with floor and table lamps. Consider appropriate fixtures above a pool table or bar.

» Wall colours are traditionally deep and warm; this is a place to be cosy and relaxed, not hyper-alert. Carpet underfoot should be plush, with a great underpad. » Consider how you’ll entertain. If asked, most builders will install a bar, or an in-wall fridge for beer or wine. The more work you can hand over to your builder, the sooner you can tilt back that recliner and soak up the manly vibe.

HOME DECOR TRENDS A GUIDE TO THIS YEAR’S HOTTEST! By Lisa Canning

A NEW YEAR BRINGS a fresh start, and it can be the perfect time to bring in change and embrace the year’s new trends. Bring home what’s hot for 2016. Fresh style for your home with these 2016 home decor trends is simpler than you think!

4. Applied mouldings on white walls

1. Velvet furnishings

5. Tufted furnishings

Soft and sumptuous, velvet upholstery is a nod back to classic Hollywood and feels beautifully modern when done in contemporary silhouettes and punchy hues. Whether you bring home this trend in a principal piece like this Jonathan Adler sofa, or in a small pouf or ottoman, the luxe quality of velvet will elevate any room.

Tufted sofas, chairs and ottomans are another classic element that have been made new again for 2016. For maximum impact, consider a tufted three-seat sofa with generous rolled arms. I also love the modern update with the metal detailing on the Saffron chair, available at Elte MKT. You can also bring home this trend in a small ottoman or dining chair.

2. Marbleized paper products Inspired by the natural and organic veining of actual marble, marbleized paper products are all the rage ranging from notebooks, personalized writing pads to art prints. This print by style maven Stephanie Sterjovski can be grouped in a gallery wall or displayed on its own in a simple frame for an elegant decor addition.

While wall paneling, crown and other decorative mouldings can be a very traditional element of a room’s design make up, I argue when juxtaposed against modern elements like a graphic area rug, and painted out a fresh white, applied mouldings can feel modern and edgy. I love using them in large-scale floor to ceiling panels as I did in my home gym.

6. Reclaimed wood While not a new trend, the look of ancient, weathered and worn wood continues to hold a strong presence in the market. Paired with solid wood legs like this table from Artemano, or with contemporary metal legs, bring home this trend with a dining table with a soul and a story.

Velvet furnishings LAMPERT SOFA IN VENICE EMERALD BY JONATHAN ADLER $3,595 jonathanadler.com

3. Gold, rose gold, brass Warm metallics continue to be a strong trend in 2016. Popularized last year in light fixtures and cabinet hardware, these warm coloured metals will continue to shine in applications like this modern barstool available at Black Rooster Decor. If a furniture piece is a bit too daring for you, bring home this trend in an accent piece like coasters or a side lamp.

Property Profile | DEVMCGILL

cover story

ARTHAUS Sophisticated urban living in the centre of the ByWard Market THERE ARE ONLY a few definitively

eclectic urban neighbourhoods in the centre of major cities in Canada, and one of them is Ottawa’s ByWard Market area, which will be the location of DevMcGill’s “ArtHaus”, the iconic new residential condominium component of an innovative multi-partnered cultural community at Arts Court. 22 YPNEXTHOME.CA

The ByWard Market area is so well known that upon his first foreign trip as the new President of The United States in February, 2009, President Obama, following formal meetings upon Parliament Hill, had his official motorcade take an unscheduled sidetrip and stop in the ByWard Market. Said Obama to reporters in a bakery, “If I come to Ottawa and don’t bring back

bearclaws from the ByWard Market to my daughters, they’ll never forgive me!” Ottawa’s ByWard Market is home to the most outstanding chefs in the best and trendiest restaurants, the hippest bartenders in the coolest clubs, the most unique artists in the most secretive galleries and the most fashionable shops in the entire national capital region.

This lively location will be the home of ArtHaus – bringing sophisticated and stylish boutique condominium residences to the centre of Ottawa in one of the city’s most diverse mixed-use development projects. Combining retail, the arts, entertainment and Ottawa’s firstever Le Germain boutique hotel, the Arts Court development is a natural opportunity for DevMcGill to grow its natural and organic expansion of its brand by introducing its unique style of residential expression in the centre of the city. Arts Court in Ottawa is a joint venture of the City of Ottawa, the Ottawa Art Gallery (which will be doubling its current exhibition space), The University of Ottawa (who will oversee the programming of the new approximately 1,600-sq.-ft. theatre), and Group Germain, launching the first of its world-renowned hotels in the nation’s capital. Adding ArtHaus’s unique residential condominiums to this cultural collection results in one of the most innovative and creative urban communities Ottawa has ever experienced. ArtHaus features a walk score of 98 and a transit score of 93, which is sure to improve as the new LRT station opens in 2018. ArtHaus is also ideally situated nearby first class shopping such as Nordstrom’s and the famed Rideau Centre, with easy

access to The University of Ottawa campus, and only a 10 minute walk to the downtown core and the business district. The rest of the city is only minutes away with the easily accessible Hwy. 417 via direct access on Nicholas St. While the boutique Le Germain Hotel takes up the lower floors, ArtHaus condominiums will occupy floors 15 to 23, offering 89 private residences, which have been uniquely designed to take advantage of the unparalleled views offered by this

building. Each suite has fluid and flexible floorplans, featuring modern architecture of sleek and clean lines, along with the finest features, finishes and hardware. Already under construction, ArtHaus will be completed in 2017, with prices starting from the mid $200’s. Inspiration | OUTDOOR LIVING

GARAGE ORGANIZATION By Carson Arthur

HAVING A GARAGE IS WORTH a lot of money. So why do

almost 70 per cent of homeowners admit that their garage is too full of clutter to even hold their car? It’s time to take back all that great usable space.

Here are my five steps to helping you create a space that is more than just a spot to put the garden tools. 1. GET EVERYTHING OFF THE GROUND The size of your

garage is very important when realizing its true value. If your garage looks big, it’s worth more! Being able to see the entire floor makes a room more spacious. Utilize racks and wall storage systems like the Gladiator GearTrack to get awkward items like bicycles, rakes and shovels up and out of the way. 2. PAINT THE FLOOR OR ADD TILES Seeing as much of the

floor as possible is key to visually maximizing your garage, but no one wants to see a floor covered in stains from the car or the lawnmower. Choose paint or a tile designed specifically for floors so that it will last. When picking a colour, go with something that will hide any future stains and marks. I personally like a charcoal grey because it not only hides the scuffs from everyday use, it also hides dust and dirt that blows in when the garage door is left open.

3. HIDE THE SPORTS GEAR Too often the garage becomes the home of bulky sports gear like hockey bags or golf clubs. These awkward bags are always getting in the way or falling over. Look for a storage unit on wheels to hide all of the uncooperative items behind closed doors. That way everything has a place and is contained. 4. ADD LIGHT The biggest downfall of most garages

is the lack of light. While saving wall space for storage instead of windows is a great idea, it’s very important to add light fixtures to ensure that your garage is bright. A well-lit garage is important for safety as well. Being able to see any possible hazards is very important to ensuring everyone’s safety. 5. CUSTOMIZE TO MEET YOUR FAMILY’S NEEDS Like

a backyard, every homeowner uses their garage differently. Having the ability to customize your storage solutions is key to making any space meet your needs. Choose a garage storage system that allows you to build and customize based on your available areas just like you would a kitchen; adding shelves, racks and storage exactly where you need it. Also consider choosing a system that allows you to grow. Being able to add on or make changes will give you flexibility in the long term.

Advice | MORTGAGE FINESSE

Credit & debt management By Calum Ross

MORE ADVICE ONLINE ypnexthome.ca/news/advice

AS THE CREDIT SYSTEM continues

to evolve in Canada, consumers are getting increasingly confused with a greater variety of credit products from a greater variety of financial institutions. In fact, the average Canadian gets more correspondence from financial institutions than they do from family and friends combined (what have we come to?). To further complicate matters, institutions are granting credit to consumers at a pace never seen before. The combination of increasingly sophisticated marketing techniques to consumers coupled with more and more available credit truly becomes too much temptation for many people to bear. Consumer debt is a major issue in North America. The concept of keeping up with the Jones has destroyed both people’s financial health and their personal lives. What I am here to tell you is that you don’t need to fall into this trap! Here are some simple guidelines that will prevent you from becoming yet another consumer credit victim:

income. Is the free coffee at your office that bad? 2. Watch your liquidity closely. Liquidity refers to your or your family’s ability to pay its short-term debt obligations. Watching what available funds you have to pay upcoming debt obligations is fundamental to avoiding credit problems. Helpful tip: Think carefully before using purchase programs that require no payments for a set period. If you can’t afford to pay for it now, should you buy it?

1. Control spending by knowing exactly where every dollar goes.

3. Develop a realistic budget and live by it always.

Tracking your spending habits in detail periodically will enlighten you in ways that you never considered. While doing this on a monthly basis is not realistic, try to do this in detail for at least one month a year. Helpful tip: If you and your spouse spend $3 per day on coffee, this totals $1,095 per year. Depending on your tax bracket, this amount could represent over $2,000 in pre-tax

A good budget must have specific financial goals with a clearly defined time horizon. Be sure to take into account all of your payments, including loans, utilities and dry cleaning. If you pay for it monthly, it should be allocated in your budget. You can’t be too detailed. Most financially successful people are excellent financial planners. They have investment plans, loan

repayment plans and a clear idea of how much time they need before they can purchase big-ticket consumer items. Helpful tip: Also be sure to budget for some kind of treat on a periodic basis. All work and no play often results in failure. While these rules seem fairly simple, they are a little like a diet – easy to start but tough to follow through. Despite popular opinion, material items will not bring you happiness. While it may not seem like it today, forgoing that purchase to save for your child’s education (or your retirement) may make you feel a lot better in the long run (despite what the commercials may lead you to believe). Until next time – happy home and mortgage hunting. Calum Ross is wealth planner and practicing mortgage agent at Calum Ross Mortgage. Mattamy Homes becomes major partner with Cycling Canada MATTAMY HOMES, North America’s

largest privately owned home builder, has become a Tier 1 partner with Cycling Canada. Through a one-year partnership, Mattamy Homes will provide critical program funding for Canada’s National Track Cycling team as they prepare for the 2016 Olympics in Rio de Janeiro. The support provided by Mattamy will help to deliver key resources such as technical services, sport science, logistical support as well as year-round accommodation for Canadian team athletes near the velodrome in Milton, Ont., the Mattamy National Cycling Centre. Mattamy and its founder and CEO Peter Gilgan played vital roles in the development and construction of the Mattamy National Cycling Centre, which hosted the Toronto 2015 Pan-American Games last July. The facility, Canada’s only UCIapproved 250-m indoor velodrome, is now the home training base for Canada’s National Track Cycling program and has become an invaluable asset for Canada’s cyclists as they target the World Championship and Olympic podium. “It takes passion and dedication to compete at the level that our national track cycling athletes do, and we’re very proud of all of them for their commitment,” says Gilgan. “To succeed it also takes financial support and access to world-class training and facilities. At Mattamy, we’re very pleased to be able to help and to continue to be associated with cycling excellence as we support our national team on their road to Rio.” Also on hand for the announcement was three-time Olympic medalist Curt Harnett, as well as six current members of the Canadian National Cycling Team.

The athletes are in Milton making their final preparations for the UCI Track Cycling World Championships, which will be held March 2 to 6 in London. “With the velodrome now in place it is fantastic to see the private sector partners once again stepping up to ensure that the athletes have the programs and resources required

to fully capitalize on the facility,” says Harnett. “Mr. Gilgan was a clear leader in the development of the velodrome and we’re very grateful for Mattamy’s leadership and support here once again.” “It’s going to be amazing when the first Canadian cyclists who train here realizes their Olympic dreams, whatever those might be,” says Gilgan.

LIVING IN

LAYERS

By Yanic Simard | Photo courtesy of CB2

1. Layering fabrics isn’t just for furniture. Rugs can look amazing layered too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat. TIP: Layer rugs like crazy to get a patchwork quilt look that adds huge drama — mix five to seven smaller rugs in one room (check out the CB2 photo on this page for inspiration). Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room. 2. Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold

Bronze Rose Tealight Holder (above); Talis Gold Hammered Platter (above). 3. Pillows are one of my favourite ways to add style — they can move from living room to bedroom and beyond, and dress a room up or

down. Rather than picking dramatic new colours, grab some neutral but bold patterns that can layer behind your existing favourites for a more filled-in feel. TIP: For my YSS collection, I wanted a dash of liveable safari style, so I tamed a tiger print pillow in a warm tan and winter-white. An animal print like this adds unexpected drama standing alone on your dining chairs, or slinking between the sofa cushions. Safari Tiger Print Crewel Embroidered Square Cushion. 4. TIP: Spread a blanket across the cushions of a sofa and tuck it in at the edges, for a noncommittal contrast-upholstery look. Above left: Chevron Jacquard Cotton Throw; Aspen Deluxe Faux Fur Throw. 5. Don’t forget the vertical surfaces! An extra layer of drapery helps avoid heat loss through windows, so consider mixing a sheer layer with a heavy blackout-lined layer — you can keep your existing curtains and add a double rod. TIP: A lightly patterned inner sheer (try a tone-on-tone white) under a solid heavy drape draws the eye’s attention to the layered effect by adding drama to the background instead of the foreground.

Neighbourhood Profile

Glebe-Dows Lake One of the places to live in Ottawa By Lindsay Foran

Fast facts THE GLEBE is one of Ottawa’s oldest

suburban neighbourhoods, and it is still regarded as one of the places to live in Ottawa. The Glebe is bordered by the Rideau Canal to the south and the east, it runs as far as Dow’s Lake, and finishes at the Hwy 417. The Glebe is Ottawa’s “it” place. From trendy hair salons, to unique clothing stores, people want to shop here, but living here may be a challenge due to the cost. Most residents drive to their offices, but many also bike, walk or hop on the bus. This family-oriented community opens its arms to everyone who wants to walk the streets and hope that they too can one day move to this coveted neighbourhood.

Vibe The Glebe is one of the only places in Ottawa where suburbia meets the trendy hipster lifestyle. From one corner to the next the atmosphere changes. There are large, expansive, $1-million homes, to student complexes where residents sit on the grass strumming their guitars. From the busy and scenic Rideau Canal, to the hustle and bustle of Bank St, the Glebe has everything you could possibly need. Meet the neighbours The Glebe is home to anyone from student renters to artists, families and retirees. The area attracts wealthy

buyers who want to live downtown, but who are still in need of a suburban feel. Don’t be mistaken – the Glebe is anything but suburban. With an array of artwork, funky shops, and hip restaurants, this area is family-friendly with the trendy vibe that keeps you feeling young.

In the area To buy real estate in the Glebe, you need money – lots of it. The other option is to find a fixer-upper for cheap, then renovate it to your tastes and budget. Either way, this isn’t the place for someone on a budget. From coffee shops to hair salons, everything is above average in this area.

Planes, trains & automobiles The Queen Elizabeth Parkway is an easy way to get across the Glebe. This route leads you to Hwy. 417, downtown, or continue west. The best way to commute in this area? Take your bike along the Rideau Canal, to wherever you need to go. The good, the bad & the rest Constant energy pulses throughout the streets. Walk down Powel and into quiet suburbia. Head a few blocks west to Bank Street and you’ll find a rush of pedestrians, commuters and cyclists. One major attraction: The Great Glebe Garage Sale. This event attracts thousands to the area each May.

Lindsay has lived in the Ottawa/Gatineau area her whole life. When she’s not touring the city in search of the hottest new neighbourhoods she’s busy writing fiction and enjoying life with her husband and two dogs.
