Since 2016 is a leap year, and Feb. 29 approaches, we thought it would be interesting to examine Canadian home price growth by looking at four-year intervals. In a story coming up on YPNextHome.ca in the coming days, we’ve done just that – we’ve gone all the way back to 1984 – and the home price growth is staggering. If you’ve ever heard the axiom, “Don’t wait to buy real estate, buy real estate and wait,” this story will define its meaning. You won’t believe it. You really won’t. We looked at market by market

average home price growth, and while the usual suspects – Toronto and Vancouver – are among the leaders, even other unsung areas, over time, demonstrate their value. The growth over such a long period of time is impressive, if not expected. But when you look at it in four-year windows, you see variable growth rates and regional vacillations. This speaks to the importance of economic and job growth as key drivers of real estate. And more than anything, the exercise underlines the value of real estate over the long term.

Keeping it real The monthly costs of homeownership

I’m happy to report that today’s homebuyer may be better informed than at any other time in history. Between easy-to-access information on the internet, help provided by mortgage brokers and lending institutions and – perhaps most significantly – the abundance of real estate reality shows, most homebuyers are entering the market with fairly realistic expectations. That’s terrific, because there’s nothing I hate more than bursting a client’s bubble. I’ve found, however, that one consideration often put on the backburner is the monthly costs associated with owning a home. Most of my clients walk through my door with a figure in mind, representing the price they’re willing to pay for the right home. The crucial question: how have they arrived at this figure? Ideally, they’ve used a mortgage calculator that enables users to experiment with different scenarios. A wide variety of mortgage calculators can be accessed online; I encourage you to choose one that takes monthly expenses (in addition to your mortgage payments) into account. These typically include the following: Property Taxes This is one expense that can really take first-time homebuyers by surprise – particularly if that first home happens to be located in a major urban centre. The cost can vary an incredible amount depending on your C14 YPNEXTHOME.CA

municipality, so background research is definitely helpful. Utilities While just about everyone expects to pay for heating and electricity, it’s wise to consider the size of a home and its method of heating. The good news is that most new homes are built to be impressively energy efficient. Condo Fees (if applicable) These depend greatly on a building’s amenities and on a suite’s square footage; they may include utilities. Be sure to ask how long the current fees will apply, as they may be raised each year. Some additional expenses generally not included by mortgage calculators include the following: Home Insurance This item isn’t optional – to carry a mortgage in Ontario, your home must be insured. New homes tend to be less expensive to insure than older homes.

Decorating While new homes don’t require expensive overhauls, it’s a good idea to budget for paint and wallpaper, window treatments and furniture that suits your new home. Happily, this is the one expense that will lessen after the first year. Final words Don’t be afraid to crunch the numbers. There’s nothing scary about being prepared! NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:

1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get preapproved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of 20 YPNEXTHOME.CA

between 60 and 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make monthly payments, your mortgage won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found if you make

accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. The next tax on new-home buyer By John Herbert

realize that the main cause of today’s housing affordability problem is constantly increasing taxes. Over the past 25 years, the tax bill on a new home has increased from three to about 25 per cent. As taxation continues to increase, a growing number of people are experiencing difficulty acquiring the funds for a down payment on a home purchase. Even when young couples have been able to acquire 24 YPNEXTHOME.CA

a starter home of some type, they often find themselves “house poor” where the monthly mortgage payments consume most of their disposable income. And that is with some of the lowest interest rates in modern times. These affordability challenges now include the vast majority of Ontario residents who would like to purchase a home. The problem is even impacting seniors, where one in four are reporting some form of financial distress from trying to help their children and/or grandchildren purchase a home. Another powerful indicator of the problem has been a dramatic decrease in the number of people

able to afford a single-family home. Fourty-five years ago, the unit split in Canada ran at about 70 per cent single-family homes and 30 per cent multi-family units. Today, that split has completely reversed where only 30 per cent of new homes being sold are single-family units. People still want their own single-family home, but they simply cannot afford it. Because of this growing problem, the number of people requiring subsidized housing has also increased significantly, and government is under increasing pressure to build new projects across the province. In an ideal world, elected officials


What is inclusionary zoning? à Inclusionary zoning refers to municipal policies that require the provision of “subsidized housing” as part of larger market value residential developments. à Subsidized housing required by such policies can take the form of land, housing units and/or cashin-lieu depending on the design of the policy. à Some groups advocate for inclusionary zoning as a means to create “free affordable housing out of thin air.” à These units are anything but free. à The additional cost requirements would be passed on to the rest of the purchasers or tenants in the residential development through higher rents or purchase prices – thus, in effect, becoming less affordable. à Inclusionary zoning is a policy that creates affordable housing units by making the rest of the housing units in a given project less affordable by bearing the cost of a social subsidy. à Someone always pays, and this planning tool is essentially another hidden tax on new housing.

But it now appears that the Ontario government may be getting ready to fall back on its age old solution of simply raising taxes on a small, rapidly declining group who are new-home buyers. In recent Bill 73 Hearings conducted by the Ontario government, municipalities across the province were demanding the implementation a new tax called Inclusionary Zoning to fund massive new public housing projects.

“Public housing projects deteriorate very quickly because they require high ongoing maintenance costs that government cannot afford over the project life.” Of equal concern with this approach is that government has failed to learn from past mistakes. Previous generations built a range of subsidized housing projects and the results are well known by planners, sociologists and police. A very high percentage of subsidized housing projects are plagued with a wide variety of social problems and often indoctrinate children into a lifestyle where they never stand a chance of achieving their potential. If government is serious about helping those less fortunate amongst us with their housing needs, they must learn from their mistakes and change what they’re doing going forward. Specifically they should: » Stop pursuing new taxes such as Inclusionary Zoning because they will only make the housing affordability crisis in Ontario worse for everyone. Subsidized housing should be paid for by all tax payers, not just new home buyers » Avoid the knee-jerk reaction of building subsidized housing projects that will only fail, and use the funds more efficiently by providing housing vouchers to those in need. This would allow recipients to secure private sector housing units in locations and of a type that best suits their needs. It would integrate families into

mainstream society using readily available market value units and avoid the creation of new stigmatized projects. » Stop having new-home buyers pay such a disproportionately high share of municipal infrastructure costs and return to the previous practice of sharing them more appropriately with existing homeowners. » Ensure that any future federal infrastructure grants have conditions attached that require municipal government to use them to equally benefit existing home owners and new communities. Canada’s housing affordability crisis can be solved in most markets but it will take leadership and the will to make tough political decisions. There are almost 200 new MPs that have been elected across Canada, largely on the promise of significant new infrastructure spending. You can bet your house that they are being told by provincial and municipal politicians to “just give us the money and we’ll worry about how to spend it.” Will the federal government attach conditions to infrastructure grants that require provincial and municipal officials to begin addressing the emerging housing affordability crisis or will they simply allow them to be used to finance the same old practices over and over again and expect different results? MOVING INTO a new space gives the homeowner the perfect opportunity to start over with a blank slate in terms of the master closet. Most master closets are so cramped, unorganized that the walls and ceiling are barely visible with little opportunity for storage. Moving into an entirely new space provides the chance to make organization a priority.

If there is an abundance of old wire hangers left over, take them to the local dry cleaners, as they will use them again. When hanging clothes, it is easier to hang by type and by colour. This may sound a little too up tight, but it is a lifesaver when in a hurry and living with little clothing storage.

Shelving Adding shelves at the highest area of the closet, above the hanging bar, can be a good way to find extra space. Often there is a large gap from the hanging rod to the ceiling. This space can likely hold more than one row of items. Work with your builder or hire a handyman to install extra shelving in your closet. The extra space will allow for another area to tuck away items used rarely. This will also keep the bottom of the closet clear, allowing space for more frequently used items to be accessed. Door change If you have sliding doors to your closet and you have the room to change them to swing doors, this can make access to the closet much easier. Again, work with the builder prior to completion or hire someone to install them for you. With regular swing doors you can see into all parts of your closet at one time, which can make getting stuff out much less taxing. In addition, the inside of a regular swing door is a great place to hang a full-length mirror or hooks for belts. Storage Clear plastic bins are a great way to organize items within the closet. Using a series of them, stacked on top of each will allow for practical storage for a variety of different items. For

instance, separate bins for belts, purses, seasonal shoes, large jewelry pieces and sporting clothes. All of these are items used occasionally, but not all the time. It’s a good way to save space and to find things when needed. Again, these can be purchased at places such as Ikea, Walmart or Canadian Tire Closet space is always a challenge no matter how large or new your

space is. If you have the budget and time, it may be worth working with your builder or an organization company to create a system to meet your needs. It may seem like a lot of money at first, but the peace of mind organization can bring is well worth the investment. See more at janelockhart.com

IN A WIDELY circulated meme, two friends argue about where to spend Saturday night. One wants to go downtown for the action. The other wants to go to a kid’s birthday party in Barrhaven with no alcohol, but plenty of cake! This dilemma sums up the area; it will cost $50 to take a cab and the bus will take him two hours. Yes, this is ‘Farhaven.’ Vibe Barrhaven is the family mecca of Ottawa. From the many parks and splash pads, to the abundance of family-friendly restaurants, Barrhaven is geared toward children and their families. The unofficial mode of transportation is the mini-van, sharing the road amicably with cyclists and foot traffic on local sidewalks. Meet the neighbours Many first-time homebuyers take the drive out to Barrhaven because it’s a better value than downtown neighbourhoods. Once you move to Barrhaven, you may never

want to leave. With this one-way migration, there’s a mix of first-time homeowners, young families, families with teenage kids and empty-nesters. Retirement homes are on the rise, as the senior population want to be close to their children and grandchildren.

Either way, residents don’t judge you based on your financial situation. Restaurants tend to be average in price because they cater to the younger families. Planes, trains & automobiles Yes, “Farhaven” is far, but as residents say, it’s a drive you get used to. Within minutes you have access to the 416 and 417. There is also a Via Rail station on Fallowfield. Barrhaven is also only a few minutes from the Ottawa International Airport. With the new bridge connecting Strandherd to Prince of Wales, getting around the city has never been easier.

Real estate The good? Everything you need is right at your fingertips. The bad? Most people need to make the commute to work each day since there isn’t much in terms of industry in Barrhaven. Other than the retail, restaurant, or medical businesses, all other residents need to make the drive downtown. This can make for some heavy congestion getting in and out of Barrhaven.
