How to find the right home? Knowing what to look for – and where – are crucial parts of your new-home search

nce you’ve decided to buy a new home, the excitement begins to build immediately. Where to buy? What type of home? Is now the right time? The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, commuting times and transit options, and if your new home will still be suitable in three, five or 10 years. As for the timing of your purchase, it’s natural to wonder whether now is

the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say, seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off? Another factor to consider is your new-home warranty. This issue, on page C18, our regular monthly column – the Tarion Report, by Howard Bogach, president of Tarion Warranty Corp. – offers some insights into the importance of the Pre-Delivery Inspection. With his contribution and other related content, we hope you’ll begin to determine your own answers to these questions.

10 tips for
moving with dogs » by Chuck Resnick
Moving can be one of the most stressful events in life, so why should that be any different for your pets? Chuck Resnick is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca
Here are 10 tips on how to move with your dog:
01
Under no circumstances should you place your dog in the back of a moving truck. Even “safely” tucked in a well-ventilated pet carrier, the truck is almost always hot (even in winter) and, of course, the doors are closed.
02
Your dog will most likely want to play with the movers and everyone else, so take him or her to a kennel, dog spa or have a friend or relative dog-sit at their home. Those will be the best places for your furry friend; then you can devote your total attention to your moving activities.
03
If your dog must be with you during your move, keep him or her outside or out of the movers’ way. Dogs crave the attention of strangers and can create obstacles which will impede the move.
04
Have treats on hand for moving day to keep the dog quiet. It’s also a good way to get your dog to listen and obey. And, it’s a great idea to have water and nutritious human treats for your movers as well.
C8 New home & Condo guide eastern Ontario | mar 8 - 22, 2014
05
Pack a separate box of your dog’s favourite toys. Once at your new condo, your dog may be frightened of the new surroundings, so having familiar playthings ready will reduce stress levels.
06
Don’t forget that your dog will be excited on moving day and will need plenty of water. Exercise is the best way to get your dog ready, more relaxed and calm for when the movers arrive. Depending on your dog’s age and size, draining his or her energy level may not be easy, so plan frequent walks. I know that a 30-minute walk barely makes a dent in my dog’s energy level.
07
Make sure you let your pet out for bathroom breaks. Nothing will ruin your moving day experience more than a “surprise” from your dog inside your new abode.
08
If your dog will be around during the move, let your movers know ahead of time. You’d be surprised how many people are afraid of dogs, whether large or small, and some people suffer from allergies.
09
After the move you will be busy unpacking, but don’t ignore your dog. Take regular and long walks if you can to explore your new neighbourhood together, or even take short breaks from unpacking to play. Time together will help your dog be better behaved during this change in environment.
10
Have fun – moving into new digs is a time to celebrate. Have the movers take a picture of you, your family and your dog in your new condo. What a perfect reminder of the day you just shared.
Voted The Best Low Rise Condominiums in Ottawa
Only three storeys in height, eQ Homes’ exclusive Foxwood Collection condominiums are much more intimate than a high-rise. And with just four units per floor, every suite is a corner suite, loaded with luxury features and square footage ranging from 1,040 up to 1,430. //Quick TipS
Take time for Yourself » by Hellen Buttigieg Sometimes we get bogged down with all the things on our “to-do” list that we forget to take time for ourselves. Here are some tips to help simplify your life:
Hellen Buttigieg

›› Live in the moment. We have become a society of multi-taskers, but in an effort to be more efficient, we have robbed ourselves of the pure pleasure that comes from performing simple tasks. The next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, the beauty of a table set with care (candles, flowers and cloth napkins). You’ll feel less frazzled and more peaceful. ›› Let go of the “shoulds.” The next time you catch yourself thinking guilt-inducing thoughts like “I should go to the gym,” or “I have to wash the windows,” shift your perspective. Find a way to make the task more enjoyable so you can replace the “should” and “have to” with “like to,” “want to” or “could.” Re-framing your thoughts in this manner puts you in control because you are deciding to do the task out of desire, not criticism. Another option is to re-evaluate the task to see if it really is a necessity, or if you can drop it from your “to-do” list altogether. ›› Put yourself out there. Life has a way of flowing effortlessly when we put ourselves out there. If there’s something you’ve been wanting in your life, take one small action toward it and notice how other things fall into place. It could be a simple phone call you’ve been putting off, a book you’ve been meaning to read or a website you’ve wanted to visit. Do it now and have faith in the power of taking that first step. ›› Tie up loose ends. Regularly schedule one hour a week to devote to tying up loose ends. These little “to-dos” take less time to complete than you think and yet, left undone, eat away at you, draining your energy and clouding your mind. If you finish in less than an hour, use the extra time to reward yourself with a special indulgence.
C12 New home & Condo guide eastern Ontario | mar 8 - 22, 2014
›› Eliminate catalogue clutter and enjoy mental freedom. Are catalogues piling up on every flat surface in your office? If you’ve had them for more than three months and still haven’t read them, it’s time to take an honest look at whether they are adding value or complicating your life. Go online and remove your name from catalogues you don’t read, and cancel magazine subscriptions that clutter your life, drain your energy and rob you of peace-of-mind. You can always purchase the odd magazine or two when you have some extra time to devote to reading. ›› Make bill paying easier by synchronizing due dates. Paying bills can be time consuming and difficult to keep track of, especially if they are due at various times throughout the month. Consider calling all your creditors and having the due dates on your monthly bills changed to either the 1st or the 15th of the month. Put a reminder on your calendar to ensure that they’re paid on time. Consolidating tasks saves time and mental energy. ›› Create kits to make life easier. Items that are used together should be stored together to make tasks easier and save you time. Store all your knitting supplies in one bin; your gardening supplies in another. Imagine how much easier it will be to wrap gifts when your gift bags, cards, scissors, bows, tape and pen are all stored together!

How to find a home? pay attention to location information and timing » by wayne karl Despite what you often hear, buying a home isn’t only about location, location, location. True, this is the time-tested first rule of real estate, but there are other determining factors you must consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate.
Wayne Karl
is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at
wayne.karl@wall2wallmedia.com
or follow him on Twitter at Twitter.com/WayneKarl
Location First, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. Information Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. From the content here in this magazine, to the resources available to you at Canada Mortgage and Housing Corp. (CMHC), to the local market expertise of new-home sales staff and realtors, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home.
C16 New home & Condo guide eastern Ontario | mar 8 - 22, 2014
Timing Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.
Is classic your style? We can do that.

Inspect your new home carefully –
before you move in » by howard bogach One distinction between buying a new home in Ontario, versus an older resale, is the mandatory warranty that most single-family homes and condominiums come with – supplied by your builder and guaranteed by Tarion. The warranty
Howard Bogach

ensures that homeowners receive a new home that is constructed in a workmanlike manner, is free from defects in material, is fit for habitation and is constructed in accordance with the Ontario Building Code. The first chance home buyers get to inspect their new home is during the Pre-Delivery Inspection, also known as the PDI, which takes place before you move in. Your builder is required by Tarion to conduct a PDI with you on or before the day you take possession. This is your opportunity to view your home in its entirety, learn about how to maintain it and take stock of anything that may be damaged, incomplete, missing, or not working properly.
The New Home Buyer section on tarion.com has a number of resources to help you prepare for your PDI such as the PDI checklist and a guide to Getting Ready for the PDI.
You may be excited to show it off to your friends and family, but this is not the time. The PDI is an important part of taking possession of your new home and deserves your full attention. If you are not able to attend yourself, you can ask someone you trust to be there on your behalf. During the PDI, you should carefully examine your home both inside and out. Look for things such as chips in bathtubs and sinks, scratches on countertops, damage to floors, walls, cabinetry or other finishings, and doors and windows that are not secure or do not open and close easily. Outside, check things such as the quality of brickwork and siding, whether window screens have been installed, and the appearance of the driveway and landscaping. Your builder’s representative will note everything down on a PDI form. Review the form carefully to make sure it’s complete. This will become the official record of the condition of your home before you moved in. In case of a disagreement between you and your builder over whether any damage occurred before or after you took possession, we will refer to the notes on your PDI form. If for any reason, the condition of the home makes it impossible to accurately assess its condition – for example, if there is still too much construction dust or debris covering the surfaces, you should ask the builder’s representative to reschedule the inspection until the home is cleaned. Sometimes, due to weather or other factors, you may not be able to inspect a certain item. If you are unable to assess something during the PDI, simply make note of it on the form. Use the PDI as an opportunity to ask questions and learn about how your home functions. Your builder will show you how to operate your home’s systems, such as heating, electrical, air conditioning and plumbing, and provide you with operating manuals. The New Home Buyer section on tarion.com has a number of resources to help you prepare for your PDI such as the PDI checklist and a guide to Getting Ready for the PDI. You’ll also find the Homeowner Information Package, or HIP, which your builder will provide on or before your inspection date. I always recommend buyers read the HIP before their inspection. Being informed and well prepared is the best way to start your homeownership experience! If you have questions about your warranty, visit tarion.com or find us on Facebook at facebook.com/tarionwarrantycorp

Great spaces for aging gracefully » by marnie bennett

You may be familiar with the term “aging in place,” which refers to the appealing idea of staying in one’s own home as one gets older, as opposed to entering a retirement home. While our futures don’t always unfold the way we’d planned, I do encourage my downsizing clients to consider homes that are the most likely to gracefully accommodate them in their elder years. For instance, a flight of stairs may not present a problem to an able-bodied couple in their 60s. A decade later, they may be wishing they’d chosen differently. Highrise and lowrise condominiums with elevator service are by far the most popular housing choice among my clients who move to the city after retirement. Freedom from upkeep is a huge selling feature, while safety and recreational amenities also play key roles. But there are certainly other options out there. Many of my baby boomer clients love to garden, play outside with grandchildren and entertain friends outdoors. They’re simply not prepared to sacrifice a private lot. Some communities offer condo ownership of semi- or fully-detached bungalows, taking the burden of yard maintenance and snow removal from your shoulders. Alternately, freehold owners may hire yard help when it’s needed. In addition to their lack of stairs and bright main floor laundry rooms, today’s bungalows can easily be built with features that make them more accessible to people with mobility issues. Most builders are happy to widen doors and hallways, substitute lever door handles and add sleek-looking handrails in bathtubs and showers. You’ll also want to weigh the benefits of living in an adult lifestyle community versus a more diverse neighbourhood. Some baby boomers thrive in a community of peers who share similar interests, finding their social lives completely reinvigorated.

Others prefer to be surrounded by families of all ages, in neighbourhoods where Halloween brings dozens of miniature princesses and superheroes to the door. For a small percentage of downsizers, an in-law suite is the answer. When grown children have a larger home, and are able to provide parents with the type of surroundings – and relationships – they desire, both parties can benefit financially and emotionally. Whatever path you choose, take it from me: once you have a plan for the future, it’s easier to live in the moment. CMHC to increase mortgage insurance premiums Following the annual review of its insurance products and capital requirements, CMHC will increase its mortgage loan insurance premiums for homeowner and one to four unit rental properties, effective May 1, 2014.
The increase applies to mortgage loan insurance premiums for owner occupied, self-employed and one to four unit rental properties, including low-ratio refinance premiums. This does not apply to mortgages currently insured by CMHC. CMHC’s capital management framework is consistent with international practices and Canadian guidelines for mortgage insurers. Increased capital targets are consistent with Canadian and international industry trends and makes the financial system more stable and resilient. “The higher premiums reflect CMHC’s higher capital targets,” says Steven Mennill, CMHC’s vice-president, insurance operations. “CMHC’s capital holdings reduce Canadian taxpayers’ exposure to the housing market and contribute to the long term stability of the financial system.”
95% Loan-to-Value
For the average Canadian homebuyer requiring CMHC insured financing, the higher premium will result in an increase of approximately $5 to their monthly mortgage payment, CMHC says. This is not expected to have a material impact on the housing market. Effective May 1, CMHC mortgage insurance premiums will increase by approximately 15 per cent, on average, for all loan-to-value ranges. CMHC reviews its premiums on an annual basis and, going forward, plans to announce decisions on premiums in the first quarter of each year. The homeowner premium increase follows changes CMHC made to its portfolio insurance product earlier this year. As Canada’s national housing agency, CMHC draws on more than 65 years of experience to help Canadians access a variety of quality, environmentally sustainable and affordable housing solutions that will continue to create vibrant and healthy communities and cities across the country.

The ideal community: Factors & features to consider
When choosing a new home, your choice involves more than the home itself. Often, homebuyers are so wrapped up in the home that they forget the importance of the surrounding community. Do you dream of a smaller community that is unique and charming? Or, are you willing to sacrifice peace and quiet to be closer to big-city amenities and other conveniences? Start by making a list of the desired lifestyle factors that are most important to you and your family. Consider location, proximity to work and schools, activities and local attractions in the community. “There are many factors involved in selecting the right community in which to buy your home,” suggests Sandra Webb, a senior executive at Royal LePage Canada. “Deciding what’s important to you and your family is the first step in finding your ideal match.” Knowing your requirements will help narrow your home search and save time. What are the most important amenities for you? Do you want to be close to parks and forests, or restaurants and shops? What types of activities are you and your family likely to be involved with? The answers to these questions will help you determine what type of neighbourhood or community is best for you and help you locate the perfect home. U.S. tapering and its effect on Canadian mortgage rates » by alyssa richard What are “quantitative easing” and “tapering”? Over the last couple of months, you’ve likely read the words “quantitative easing” and “tapering” in any news story about the U.S. economy. What you may not have read about yet is the impact this has had on Canadian mortgage rates. Here’s a look at what’s been happening and what it could mean for mortgage rates in the future. In the midst of the financial crisis, the U.S. Federal Reserve lowered its short-term overnight interest rate all the way to zero. This effectively left them with little power to further stimulate the economy. So, the central bank essentially printed more money to buy bonds and other financial assets from banks, in a program known as quantitative easing. The banks, now flush with cash, were then able to loan more money to Americans, helping the economy grow. The bond-buying spree drove up bond prices and lowered yields (which have an inverse relation with prices). Lower yields then lowered borrowing costs, which stimulated the economy further. The central bank repeated this a few times, until it eventually took its balance sheet to slightly more than $4 trillion – from roughly $800 billion pre-financial crisis. In the first half of 2013, the U.S. Federal Reserve started talking about “tapering off ” the quantitative easing program. The taper was officially announced in December, with a plan to purchase only $75 billion of debt securities in January and to reduce the purchases in future months.
Alyssa Richard
is the Founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.
The effect on Canadian mortgage rates So, what does this all have to do with Canadian mortgage rates? Under quantitative easing, the 10-year Treasury yield jumped from 1.65 per cent before any talk about tapering to 2.80 per cent in late August 2013. In January, it was sitting at 2.86 per cent. U.S. markets often act as something of a “price setter” for the Canadian market, and Canadian bond yields tend to follow U.S. bond yields. Generally speaking, higher U.S. bond yields will result in higher Canadian bond yields. Furthermore, Canadian fixed mortgage rates follow Canadian bond yields with a strong correlation. Since last May, both the five-year Canadian bond yield and average five-year fixed mortgage rate have risen substantially (shown in chart). Overwhelmingly, economists expect U.S. bond yields to keep rising in 2014, as a result of an allegedly stronger U.S. economy and further (expected) tapering by the U.S. Federal Reserve; this would in turn push Canadian mortgage rates up even further.

Creating the illusion of scarcity » by Gail vaz-oxlade One of the reasons so many people are up to their eyeballs in debt is that they’ve had access to gobs of credit. Whether lenders threw a dozen credit cards

at us, offered us big, fat lines of credit, or let us buy now and pay later, we’ve been living a life where we could have whatever we want whenever we want. It’s been a life of abundance. Then came the economic change. Creditors stopped throwing credit at every Tom, Dick and Mary regardless of their ability to actually pay back that credit. The government got into the swim creating legislation that said lenders couldn’t just raise a person’s credit limit without telling them – further exposing them to credit risk. And people started losing their jobs. The abundance of the previous years has turned to forced scarcity. Some people took steps to prepare for the worst and are holding on through the tough times. Others have found their debt loads too high and are headed to bankruptcy trustees to see what they can off-load. Still others are just drowning with no idea what to do next.
If you’re the kind of creature who routinely spends every penny you make, maybe you need to implement the illusion of scarcity to keep yourself in check 32 New home & Condo guide eastern Ontario | mar 8 - 22, 2014
With less money to “blow” on stuff, you’ll actually end up achieving some of those goals that have always been so elusive
How do you create the illusion of scarcity? Well…
First, you make a budget that balances.
You transfer all the money that must be used to pay your fixed and variable expenses to a “house” account, so you know those bills are covered and you can’t spend that money on stuff.
Second, you set some goals you want
to achieve. It may be paying down your mortgage annually, taking a fabulous family vacation, or going back to school. I’m sad for all the people who can’t keep it together – people who are missing their rent or mortgage payments, falling behind on their car payments, pulling their kids out of sports or other extra-curricular activities. While things were good and they were constantly being offered more and more credit, they never imagined there would ever be an end to their ability to have what they wanted. I’ve worked with more than a few people who are totally astounded at the place they are currently in. How could this happen? You probably know a body or two who are scratching their heads. I’m hoping that forced scarcity teaches an extremely important lesson about money: there may not be more money, and you better have some set aside just in case. It doesn’t take a world economic crisis to throw your budget into a tailspin if you have no money saved. It only takes a few weeks off work with a sick child, a call to jury duty, or a cut-back in your hours at work to make a house of cards fall down. I wonder how many people will actually learn the lesson. And I wonder if anyone has figured out that you can create your own sense of scarcity to keep you constantly on your toes when it comes to managing your money. Abundance has a way of permeating our very being and making us feel invulnerable. But we are all vulnerable, whether we want to accept that fact or not. And creating the illusion of scarcity may be what it takes to stay true to a sound financial plan. I’m not talking about creating such a sense of scarcity that you’re always whining about what you can’t do or can’t have. And I’m not suggesting you use the illusion of scarcity to cheap out on life. But if you’re the kind of creature who routinely spends every penny you make, maybe you need to implement the illusion of scarcity to keep yourself in check. And maybe if you move your money where you can’t touch it, leaving yourself with less to “blow” on stuff, you’ll actually end up achieving some of those goals that have always been so elusive.
Third, you set up savings accounts for
each of the goals you want to achieve, and have the money you want to save moved automatically to those accounts so that money is out of sight.
Now you only have money left in your first account that you can actually spend on all that stuff you so love to buy: coffee, lunches out, another tool, magazines, DVDs, more clothes… name your weakness here. For me it’s houseplants and books. When I look at the money in my account, because I’ve made most of it disappear to places I don’t look regularly, I’m more cautious about just how I blow what’s left. I prioritize. I consciously decide to spend (or not to spend) the money. I don’t feel like I have so much money I’ll never run out so I can just have this one little thing. And that’s the point of creating the illusion of scarcity: to recognize that money is an exhaustible resource so you better be sure your spending isn’t just a knee-jerk reaction to your sense of abundance.

//THE TAX MAN
To incorporate or not to incorporate: ownership
strategies for real estate investors » by George E. Dube
When buying real estate today, think about what your situation will be in 10, 20 and more years.

Will you have adequate resources available after taxes are paid? If all goes according to plan, you will age along with your investments. Discussing the appropriate ownership structure for your family, and how it will change over time, can save untold grief and taxes. In the early stages, having the higher income spouse own properties and receive the deductions common to the early years of investment property ownership provides some tax advantages. As you earn additional income and sell properties, splitting properties between spouses may lower rates of tax within the family. But, changing property ownership can produce expensive tax consequences.
34 New home & Condo guide eastern Ontario | mar 8 - 22, 2014
Considering alternative forms of ownership now, such as corporations and family trusts, is prudent. While alternative ownership may be completely inappropriate now, from a tax perspective it may be far more effective to allow for the benefits of a structure to accrue over time. For example, creating a family trust for real estate ownership while your children are five years old may provide an excellent vehicle to pay for post-secondary education while potentially protecting assets. The more time you have to plan and implement, the more benefits are available. You just don’t want to go overboard in setting up an elaborate structure that generates additional costs and complexity to operate. However, this is not a do-it-yourself project. While splitting income between family members is generally a good thing from a tax perspective, Canada Revenue Agency restrains certain activities with, for example, the “attribution” rules. In essence, in some situations the CRA believes that income earned by a family member truly belongs to another who contributed the funds for the investment or previously owned the investment. We like to discuss structuring real estate investments within a framework of five major categories. Your priorities within the framework mean you can make the best decision for today, and tomorrow. Often, we provide completely different recommendations for very similar situations. Ultimately, you must decide what is best for you and your family, but you need the input from your advisors to appreciate the choices and ramifications. Unfortunately, your advisors may have differences of opinion and so get them to explain why they believe in one course of action over another. Armed with this information, you can make more knowledgeable decisions. Ideally, your advisors can have a brief discussion with each other and with you to highlight areas of agreement and disagreement. Then you can weigh the choices. Generally, we consider our recommendations in the following order, allowing that priorities may differ. A quick overview of these priorities is provided.
1. Flexibility Personally, we like having as many choices as possible. Choices of how to remunerate owners, how to structure investments with co-investors without negatively affecting the co-investors, when to remunerate owners, who amongst the owners can be remunerated, how much owners should be remunerated, how properties within the portfolio may be disposed and changing the specific investors in a particular property. Corporations with joint ventures tend to provide more choices as compared to personal ownership or partnerships, for example. 2. Legal issues While this is the domain of lawyers and their advice is paramount, liability concerns are often critical for many investors, so we offer some general comments. From our perspective, we don’t believe that anything approaching a universal opinion exists amongst the legal profession with well respected lawyers on both sides of the “should I incorporate?” question. While not generally an initial concern for investors, discussions of using family trusts in the legal context often takes place for some purchases once you own a base level of real estate. Advisors often talk about limited partnerships in the context of attracting multiple investors. 3. Taxation impact From a tax perspective, no one answer exists concerning forms of ownership with accountants in a similar position to lawyers regarding universality. This is further exasperated by the fact that a structure may be better or worse for you in different cases. For example, your timeline for investment, objectives of your investments, nature of your investments, other business and financial activities currently and in the future, plus family situation, all play a role. For someone unconcerned with flexibility and legal issues, who earns reasonable employment income and who is interested in a “buy and hold” strategy there is little tax incentive to incorporate. Alternatively, someone who wants to flip or develop properties, has more family members interested in owning real estate, or currently earns business income through a corporation may be more inclined to incorporate. Further, someone wanting to attract multiple investors may prefer to remain more neutral from a tax perspective. This can be accomplished using the “flow-through” capabilities of a limited partnership because the investors can themselves decide how they prefer to own their partnership units (for example, personally or through a corporation).
Considering alternative forms of ownership now, such as corporations and family trusts, is prudent. 4. Financing considerations With the guidance of your mortgage broker or financial institution representative, consider the impact of the potential structure on receiving financing for current and future properties. Various financing programs are often restricted to personal ownership, for example. Again, we’ve encountered a wide range of opinions from financing professionals but wish to emphasize that many legal and ethical ways exist to attract financing. 5. Professionalism and organizational issues Generally speaking, we think a corporation provides a more professional image and an ability to segregate personal from corporate activities. This level of professionalism may, however, scare off potential vendors or co-investors. Similarly some people find it much easier to understand and track their real estate portfolio when everything is basically in the same pot, or owned personally as compared to having separate little “shelves” with one or more entities. This brief synopsis shows that many choices exist, and in fact many more considerations and combinations are available, for ownership. But don’t get taken in by the sexiness of a fancy structure that you don’t understand and fails to meet your needs. You can grow into a structure when you’re ready. Changing your structure in the future may cost a little more, but you will have additional assets and cash flow to address these costs.

mortgage amount ÷ 1,000 (mortgage amount $125,000)
125
Follow these steps to see if you’ll qualify for a mortgage on your dream home
01
05
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
06
Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
