Blackstone Condos launch

2016 MARKS the 20th anniversary of home building in Ottawa for Cardel Homes, with hundreds of satisfied customers to thank for its success. Through the decades, the family-owned company has staked out a niche with its homes “Built for Real Life,” which captures award-winning designs and a client experience that’s second to none. Building on the success of the company’s singles and towns, Cardel is bringing a brand new collection of modern condos to the master-planned community of Blackstone. Featuring top-quality finishes, underground parking and elevators in three lowrise, modern, three storey buildings, Blackstone condos will offer a full range of maintenance-free comforts. These new condos are set to launch March 19, and Cardel will be breaking ground on the project within the coming months.

Since launching in 2012, the nature-draped community of Blackstone in Kanata South has really come together. Blackstone’s distinctive features and ideal location have made it popular with buyers looking for a family-friendly neighbourhood with natural features, access to great schools and qualitybuilt homes. Surrounded by nearby cafes, libraries and health services plus shops, pubs and restaurants, the master-planned community offers urban conveniences and neighbourhood charm that has buyers singing its praises. Located at Terry Fox Dr. and Fernbank Rd, only a short distance from the Queensway, Blackstone provides a comfortable commute to downtown and direct access to the Trans-Canada Trail.

These days, Blackstone buyers have even more to be excited about because with so much progress, the community looks and feels like a community. Sidewalks, ponds and walking trails meander among Blackstone’s paved streets and stylish homes from Cardel, the award-winning Ottawa builder that’s been bringing Blackstone to life since day one. With the addition of the condo project, Blackstone now has something for everybody. The condos will be nestled into a thriving community of existing townhomes and singlefamily homes, backing onto the Trans-Canada Trail and facing the Blackstone park. Surrounded by greenspace, these condos are the perfect blend of urban convenience and rural charm. You can easily find your own private nature oasis only steps from your front door. Buyers will have the option of four floorplans all offering two bedrooms and two bathrooms, nine- ft. ceilings and six appliances. The openconcept living spaces and expansive windows create a comfortable and stylish feel that will want to show off. With sleek and contemporary exteriors and spacious patios, these condos are a must-see. Cardel Homes has been building for more than 40 years, and they’re still setting new benchmarks as they deliver what modern families want: well thought-out floorplans, features that make life easier and great value in a great home. The Big Short? Not in Canada By Elisa Krovblit

ARE YOU WORRIED that the Canadian market is in for its own ‘Big Short?’ With five Oscar nominations, The Big Short was one of the blockbusters of 2015. Not your typical hit, it was more of interest to market watchers and financial types. It was an intense movie, doing its best to explain why banks needed bailouts and homeowners found themselves in foreclosure with the U.S. market crash in 2008. If you’re worried that we’re next for a “Big Short” in Canada, you can relax. The circumstances are different and we’re not at a risk for a Canadian Big Short. The difference is in our banking practices. Of course, the hysterics may point to the slumping dollar, the potential of rising interest rates, the new rules on mortgages and the non-stop talk of a bubble as signs that we’re headed for financial crisis, but it’s unlikely we’ll see any broad financial disaster. There’s no bubble. Inflated prices? That’s market value — supply and demand at work. New mortgage rules are a safeguard.

The 411 The Big Short was predicated on greed, irresponsibility and opportunity. Real estate markets were hot and banks were making massive amounts of money on mortgages. Bonuses were given based on the number of mortgages approved, so there was huge motivation for mortgage approval. The banks were stacking these mortgages together to back bonds. Between obscene bonuses, great business on the books and happy new homeowners, it seemed like a win-win-win all around. Except a huge number of those mortgages were given to people who should never have been approved. Bonds that were backed by what should have been solid AAA mortgages were actually being C10 YPNEXTHOME.CA

MORE TRENDING ONLINE ypnexthome.ca/news

backed by mortgages that were likely to default. And that’s precisely what happened. Mortgages defaulted and, as the market plummeted, homes became worth much less than the mortgages owed on them. Short sales were common for banks to try to recoup whatever they could, but they lost a lot of money on these mortgages that couldn’t be recouped. To make it worse, in 2005, one multi-millionaire surgeon-turnedhedge fund manager dug deep into this data and discovered the disparity, predicting the crash. He realized that these mortgages weren’t strong and that the foundation of the money market was much, much weaker than anyone realized or wanted to admit. So he did what any renegade hedge fund manager would do — he

saw an opportunity to make a lot of money and he bet against the banks. The banks took his bet — what they perceived to be a high-stakes-norisk bet – because this scenario seemed incredulous, completely impossible to them. In fact, two other fringe investor groups found out what he was doing and opted to do it, too. And we know what happened next — the “impossible” happened. Have you ever tried to get a mortgage in Canada? You need to qualify. You need to provide tax assessments, pay slips, T4s — you need to prove your income and verify in triplicate that you’ll be able to pay the mortgage. With good income and great credit, you’re not a huge credit risk. With big banks bound by minimum down payments and very specific approval criteria, mortgages in Canada are stable. As an additional safeguard to the health of the Canadian mortgage industry, the government introduced new legislation in February, raising the minimum down payment on mortgages. The ratio of borrowing to value is lower this way, enabling the banks to sell properties for what is owed on them to recoup loss in the case of mortgage default and foreclosure. Even if the market were to downturn, the loan-to-value ratio would compensate the banks appropriately. While we may experience market volatility — and we have in the past — our market is stable. As for The Big Short? Grab some popcorn, it’s a really interesting movie, but it’s highly unlikely Canada will ever be starring in any sequel.

Advice | HOME SMARTS

Baby, you’re the top Condo living at its most carefree

By Marnie Bennett

MORE ADVICE ONLINE ypnexthome.ca/news/advice

OVER THE COURSE of 30 eventful years in real estate, I’ve toured just about every possible type of condominium. I’m familiar with every layout, finish and amenity out there. Very little surprises me – but I can tell you that I’m blown away by the level of luxury available today in Ottawa’s condo market. That’s not to say that there aren’t some great, simple condos out there, with minimal condo fees and basic building maintenance. These definitely respond to the needs of many buyers. But if you’re looking to be pampered, there’s never been a better time to go condo shopping in this city. It’s not simply that the quality of available finishes has gone through the roof – although that’s certainly true. In today’s luxury condos, marble, granite and hardwood are de rigeur, and architectural features such as nine-foot ceilings and wall to wall windows are not uncommon. I’ve even encountered bathroom mirrors embedded with LCD televisions: flossing your teeth need never be boring again! But it’s the amenities that have really evolved. When I started out, purchasers of luxury condos could expect to enjoy the use of a nice swimming pool, weight room and party room. Nothing to sneeze at – yet these features pale in comparison with rooftop pools surrounded by cabanas; fully staffed fitness facilities and spas; and the use of executive boardrooms, C14 YPNEXTHOME.CA

screening rooms and rooftop lounges with hot tubs and outdoor kitchens. And these are just some of the bells and whistles I’ve encountered in the last couple of years. Some new condominiums are built in conjunction with boutique hotels, giving residents unlimited access to a full menu of services including 24hour concierge, room service, dog walking and housekeeping. Need your suit pressed? Tickets to the game? No problem. There’s also the perk of dining at a first-class restaurant without stepping outside. Condo living allows a certain carefree way of life; residents needn’t give a second thought to upkeep, and are free to “lock and leave” at a moment’s notice. Interestingly, today, it’s not only residents who can purchase a worry-free lifestyle; some new condos are available to investors

fully furnished, and tenants found with the assistance of an on-site property manager. Now, that’s what I call service. I’ve always been proud to live in this world-class city. I just can’t tell you how excited I am that it’s now got the world-class luxury condominiums it deserves. Smaller households, smaller homes

SUSAN LEGGE Editor-in-Chief / Director of Content Yellow Pages NextHome Email: Susan.Legge@ypnexthome.ca Twitter: @SusanLegge

Canadian households are shrinking, according to Statistics Canada. Seven decades ago the average household consisted of 4.3 people; by 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house. While the majority of Canadian homes built over the last century were created to support larger households, traditionally comprised of two parents with children, nowadays one or two people make up the majority of households. This is why apartment and condo living, in urban areas in particular, has become increasingly popular. The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change. The introduction of more rental properties and housing options of all shapes and sizes is effectively servicing smaller households who need affordable options. While larger

Spring is just around the corner – no, it really is, later this month! – a period in the real estate industry normally associated with busy season. It’s that time of year when, after what’s turned out to be a pretty mild winter, many Canadians emerge from hibernation and want to get out and search for a new home. Builders, too, often use this period to launch new developments, and add incentives to entice buyers into snapping up remaining inventory in existing communities. In Ontario, spring this year comes

with the additional characteristics that other markets in Canada can only hope for – a decently strong economy, healthy job growth and housing markets that are among the leaders across the country. Combine this promise with what are expected to be continuing low interest rates, and you have a pretty welcoming environment to begin your new home search. And if it takes a little longer than the spring season, take your time – homebuying opportunities will likely still be there later in 2016.

WHY IS 2016 A GOOD YEAR to buy a

home in Canada? Let us count the ways.

1. Low interest rates In its latest rate announcement on Jan. 20, the Bank of Canada held its target for the overnight rate at 0.50 per cent, citing a setback brought on by a decline in oil and commodities prices. BoC expects the economy to grow by about 1.5 per cent in 2016 and 2.5 per cent in 2017. Some experts, such as Benjamin Tal, deputy chief economist at CIBC World Markets, even anticipated the Bank would reduce the rate. Though it didn’t happen then, he still expects interest rates to remain low through 2016, if not fall. The BoC’s next rate announcement is March 9.

2. The upside of down prices When the The Canadian Real Estate Association (CREA) released its latest statistics on Feb. 16, one number jumped off the page and into the headlines: 17 per cent – the rate by which the national average sale price rose on a year-over-year basis in January. 22 YPNEXTHOME.CA

The key thing to look for when you see such news, however, is what’s happening in your market. Real estate is local, not national. You don’t buy the Canadian market, or even a provincial or regional one. You buy one home in one location. Excluding British Columbia and Ontario from CREA’s January stats, the national average sale price actually declined slightly, by 0.3 per cent. For prospective buyers, however, this means opportunity.

3. The hot gets hotter The Toronto and Vancouver housing markets continue to roll along, recording record sales and prices. If you live there and you’re fortunate enough to be able to buy, particularly in the lowrise category, the forecasts for 2016 are for more growth. Again looking at the CREA’s stats for January, B.C.’s Lower Mainland and the GTA contributed most to the national increase. Greater Vancouver (20.56 per cent) and the Fraser Valley (16.94 per cent) posted the largest gains, followed by Greater Toronto (10.69 per cent). Longer-term performance for these markets is even more impressive.

4. History is on your side Have you ever heard the adage, “Don’t wait to buy real estate, buy real estate and wait,” but aren’t sure what it means, exactly? While there are no guarantees, in short, real estate in Canada is a proven performer over time. Sure, Vancouver and Toronto have shown the most spectacular historical growth, but plenty of markets have performed well over time.

5. Spring is around the corner Spring in real estate is typically “busy season.” While it’s largely been a mild winter in much of Canada, the warmer weather and longer days generally encourage more activity in the market. Those who were thinking of selling but delayed through the winter months might now proceed. Those looking to buy are similarly more enthused about getting out and looking around when the weather is nicer, and when, coincidentally, listings usually increase. Even on the new-home front, builders often use the spring season to launch new developments, and to add incentives for any remaining inventory in existing communities.

bathrooms and a spacious 2,725 sq. ft. of living space. The Duffield’s connected kitchen and family room offer plenty of space for parents and children to play and relax in front of the grand fireplace. Walking through the models home, you will immediately notice the difference between these two designs. The Downing is more traditional and monochromatic; whereas, The Duffield is adventurous

and eclectic. Both designs are built to inspire. The model homes are fully furnished so that you can envision yourself living here and growing here. What makes the new line of redesigns special? Claridge examined how families actually use space in their homes and moved forward from there. The team spent months going over floorplans, keeping the popular sellers and tweaking the rest. The new plans offer variety, while catering

to those who want a formal living space as well as those in search of something more open-concept. Some of the perks of these new homes are larger islands, expanded ensuites with larger showers, and a convenient door separating the toilet and the tub area of the bathroom to accommodate the morning rush. Claridge has also included upgraded fixtures as a standard package so that you don’t have to worry about it. You get the contemporary feel of upgraded fixtures, such as lights, faucets, and a large soaker tub, just to name a few. Claridge found that buyers want their home to look unique on the outside too. Because of this, Claridge has chosen new materials to give these redesigns a completely original feel. There are now more colour options and variety which will create a more vibrant and family-friendly streetscape. West Pointe Village showcases the fine craftsmanship and dedication to detail on which Claridge Homes has built its reputation. Featuring 36.5and 44-ft. single detached homes, as well as townhomes, this charming community is just a short jaunt from the shops and amenities of beautiful Barrhaven. It’s the perfect place to enjoy a stimulating lifestyle with family and friends. Claridge Homes delivers the lifestyle you want, at a price you can afford. In addition to delivering some of the best locations for new condos in Ottawa, Claridge is a wellknown builder offering exceptional value. Including a variety of luxurious features as part of their standard package – not upgrades, is just one way Claridge stands out to new buyers in delivering great value in new homes in Ottawa. By combining top locations and exceptional value, Claridge Homes emerges as one of Ottawa’s premier builders and the natural choice for buyers pursuing exceptional living. For more information on West Pointe Village, or any of the other Claridge sites, please visit claridge.com or stop by the sales centre and tour the model homes.

Advice | FUNDAMENTALLY SPEAKING

Ontario 2016 budget good, not great, for housing By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WITH A FOCUS OF “Jobs for today and

tomorrow,” the 2016 Ontario budget aims to do just that by growing the economy and employment opportunities. For that it scores passing marks from the housing industry and other sources. Where it may come up a little short is a couple years down the road as it tries to balance the books. Proof that its plan is working, the Ontario ministry of finance points to:

» Ontario’s economic growth is outpacing national growth and is expected to continue to be among the strongest in Canada for the next two years. » Ontario has created more than 600,000 jobs since the recession in 2009 and is projected to create more than 300,000 additional jobs by the end of 2019, bringing total job creation to more than 900,000 net new jobs over a 10-year period. For 2015-16, the deficit is forecast to be $5.7 billion, which is $2.8 billion lower than projected in the 2015 budget. The government is projecting a deficit of $4.3 billion in 2016-17. Ontario says it will balance the budget in 2017-18, while continuing its focus on investments that stimulate economic and employment growth.

There wasn’t much in the budget specifically on housing, with the exception of giving more people access to adequate and affordable housing through a three-year investment of $178 million, as part of the LongTerm Affordable Housing Strategy. In addition, the Green Investment Fund will help almost 40,000 families conduct energy audits and retrofits on their homes, reducing their energy bills. Another focus was reducing commute times and making travel more convenient by implementing Regional Express Rail, improving GO Transit services and continuing to roll out the PRESTO fare card system on Toronto transit. For its part, the Ontario Home Builders’ Association (OHBA) says it appreciates the climate change initiatives to shift towards a lowcarbon economy. The infrastructure investments and transit funding will support the development of complete communities and reduce greenhouse gas emissions from both the building and the transportation sector. “People need better transportation options in communities across Ontario and the province’s massive transit investment should support the creation of location efficient and complete communities,” says OHBA CEO Joe Vaccaro. “Building complete communities along transit lines makes sense and these investments in transit are a golden opportunity for municipalities to do the pro-active planning work and pre-zone appropriate intensification along transit corridors. The quid pro quo for provincial investment in transit should be a requirement for municipalities to modernize

decades out-of-date zoning to properly align land-use planning with transportation planning.” The Conference Board of Canada, while acknowledging the economy has improved over the last three years and is now among the growth leaders in Canada – says there are risks with this budget. Among them is that, beginning in 2017, households and businesses will begin paying more for gasoline and home heating under the government’s plan to fight climate change. This, at a time when consumer spending, a robust housing sector and business investment are key drivers of the economy. “On the expenditure side, the government has been able to keep spending under control as it had budgeted,” the Board says. “However, the toughest cuts are still to come. Budget 2016 allows for small increases in spending on health care, social services, and education over the next two years. But in order to rein in spending even more than what was achieved in the last two years, other program spending will have to be cut by four per cent in 2016-17.” The budget provides few details on how these cuts will be implemented, the Board says. “Indeed, one of the biggest challenges going forward as the province attempts to balance its books will be sticking to its ambitious spending targets.” Wayne Karl is an award-winning writer and editor with experience in real estate and business. Advice | GOHBA REPORT

Housing industry success in mitigating climate change By John Herbert

GIVEN THE RECENT FOCUS on

climate change by the federal government, it seemed timely to describe the emission reductions that have been achieved in Canada’s housing industry over the past 10 years and suggest where government policy should best be directed over the next decade. First of all, who are the main contributors to greenhouse gas emissions? This varies significantly around the world, but most sources place Canada in ninth position, with total emissions that constitute 28 YPNEXTHOME.CA

about two per cent of the top 10 countries. Within Canada’s seven main economic sectors, buildings represent about 12 per cent of emissions, versus transportation which is one of the highest at about 23 per cent. Buildings include all residential, commercial, industrial and institutional uses but we are only going to deal with the residential sector. In 2014 the Canadian Home Builders’ Association financed some important research to help policy makers understand just how successful emission reductions in housing had been. In order to demonstrate the relative magnitude of the reductions, they decided to compare today’s houses and

cars with those from 1975. They used construction specifications from a home built in Ottawa from that period and computer simulation software developed by the Government of Canada. It was determined that a typical home, built to the current Ontario Building Code requirements would use 66 per cent less energy that it’s 1975 predecessor. In comparison, a 2012 Chevrolet Impala delivers only a 15.8 per cent improvement over the earlier model. In short, the home’s energy efficiency has improved four times more than the car’s. Other car models fared even worse with the Honda Accord showing only a 3.8 per cent improvement

than they would otherwise be. And other benefits, like improved indoor comfort and conveniences, are simply “part of the package”. New housing is doing very well, and will continue to improve. We therefore do not feel it is appropriate to adopt more stringent codes unless they can be shown to have no impact on costs and affordability. New housing can and will continue its energy and climate performance improvement voluntarily with excellent success.

“Where there is a huge opportunity, however, is in the energy retrofitting of Canada’s existing housing stock.”

MORE ADVICE ONLINE ypnexthome.ca/news/advice

over the same period. When the 2017 Ontario Building Code is introduced, it will ensure that future homes will release an estimated 80 per cent fewer emissions than homes constructed in 1975. These advances in technology mean that despite having 38 per cent more homes in Canada than in 1990, residential emissions overall are down 11 per cent. Today’s new-home buyers benefit from the tremendous energy performance improvement achieved by Canada’s home building industry. Monthly costs are much lower

Where there is a huge opportunity, however, is in the energy retrofitting of Canada’s existing housing stock. Every dollar invested in the average existing Canadian home will yield four to seven times more GHG reductions than the same dollar spent on a new home. In a recent presentation to the federal government’s pre-budget consultation committee the Canadian Home Builders’ Association recommended a permanent, refundable home renovation tax credit for energy efficiency retrofits using the government’s Energuide Rating System. A Home Renovation Tax Credit could: » Achieve a number of specific public policy objectives to reduce GHG from Ontario’s 4.8 million existing homes through energy efficient renovations. » Have the added benefit of strongly encouraging consumers to use legitimate contractors and create a paper trail to deter underground activity while stimulating economic activity. » Be funded through a portion of the

funds generated from the proposed cap and trade system. Improving the energy performance of existing homes offers the greatest and most cost-effective benefit to homeowners, utilities, governments and society as a whole. Another tool that would be extremely helpful in implementing a program to retrofit Ontario’s existing housing stock would be the introduction of a mandatory energy labeling system for the re-sale of existing homes. Provisions for this already exist in Ontario’s Green Energy and Green Economy Act and so all the government has to do is implement them. Benefits of a Mandatory Home Energy Rating and Disclosure System include: » Consumer disclosure through greater accountability and transparency » Professional advice regarding potential energy-efficient upgrades » Market transformation as buyers make informed choices based on energy performance of housing, while sellers would invest in energy-efficient upgrades » Home values would better reflect energy performance » Reducing energy use and lowering GHG emissions Mandatory Home Energy Rating and Disclosure in combination with a Home Renovation Tax Credit are two separate, but directly related initiatives that would target Ontario’s millions of existing and aging homes for market transformation and achieve significantly higher GHG reductions in a relatively short period of time. These opportunities represent the ‘low hanging fruit’ in using Canada’s housing stock to further reduce GHG emissions and we encourage the provincial and federal governments to pursue them vigorously. IF YOU’RE LOOKING for a unique

mix of upscale yet unpretentious, New Edinburgh might be the neighbourhood for you. It’s an active community for the fit and healthy, with the popular New Edinburgh Park boasting tennis courts, bike paths through lush scenery, patios and outdoor markets, art shows and more. Swing by 24 Sussex and see if you can catch a glimpse of the Prime Minister. New Edinburgh is home to many embassies, consulates, and yes, even the Prime Minister. Because of the hefty price tag on these homes, most residents are middle aged or retirees. But there are clusters of young families who have managed to snag some prime property in this in-demand neighbourhood. This is mostly an English speaking area full of people who pride themselves on looking out for their neighbours. In the area New Edinburgh is a $6 latte type of neighbourhood where residents insist on organic and gluten-free produce.

You’ll pay more for homes and higher for rent because of the proximity to downtown as well as Rockcliffe Park, Ottawa’s most expensive neighbourhood. And yet, the local pubs serve anything from cheap domestic beer, to expensive ciders.

Planes, trains & automobiles With proximity to downtown and so many bike paths, many residents prefer to park their sedans and hop on bikes. For those who prefer to drive, Hwy. 417 is only minutes away. There are also many bus routes along Beechwood Ave. that will quickly take you to east towards St. Laurent, or west towards Quebec and Kanata. The good, the bad & the rest Home to some of the top private schools in Ottawa, perfect for grooming your young ones. There are also many local coffee shops, big grocery stores such as Metro and Loblaws, great bike paths and many parks backing onto the Ottawa River. The area is also home to some top retirement

residences, and the local hospitals are only a few kilometres away. Real estate The good? It’s home to friendly people, quiet streets, and the location is ideal. The bad? Some people don’t like living so close to Vanier, which has, for decades, held a less than desirable reputation. But the city is trying hard to give this quaint neighbourhood a massive facelift, and it’s working. And, as any New Edinburgher will tell you, their community is safe because of their diligence.

Lindsay has lived in the Ottawa/Gatineau area her whole life. When she’s not touring the city in search of the hottest new neighbourhoods, she’s busy writing fiction and enjoying life with her husband and two dogs.
